Fines for Failing to Comply

From the 1st of July in 2021, when a new, renewed or varied contract is signed on a Grenada North rental property, all Healthy Homes compliance tasks need to be done inside of 90 days.

Grenada North Healthy Homes Compliance Timeframes

Tenancies signed between 1 July 2019 to the 30th June in 2021

  • Underfloor and ceiling insulation is compulsory in all Grenada North and New Zealand rental houses where it is reasonably practicable to install.
  • A Healthy Homes Statement of Intent to Comply An Insulation Statement as well as an Insurance Statement should be included with any renewed, new or modified tenancy agreement.
  • Property managers and landlords have to keep records to demonstrate compliance with each Healthy Homes Standards that apply or will be applied to their rental properties.

From 1 July 2021

  • Property managers and private landlords are required to ensure that their rental properties are in compliance with the Healthy Homes Standards within 90 days of any newly renewed, extended or changed Tenancy.

  • All households that are rented out from Kainga Ora (formerly Housing New Zealand) and Community Housing Providers that are registered must meet the Healthy Homes Standards regardless of when the tenancy began.

From July 1st 2024

  • All rentals houses are required to comply with Healthy Homes Standards regardless of when the tenancy began.
Unreasonable Gaps & Holes

Heating Grenada North

Rental properties in Grenada North must have a fixed source of heat which can warm the principal or the biggest living room to at least 18degC even on the coldest days of the year. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical health as well as their mental health.

The source of heating requirements for it to be permanent (i.e., not portable) that is, at least 1.5 kW in heating capacity, and meet the minimum capacity for heating required in the living area. All landlords and property managers are required to ensure that the insulation meets standards that are in line with the latest quality.
