Healthy homes matter

Why is Healthy Homes Compliance So Important?

One in three households rent from New Zealand and Grenada North, and research shows us that these rental houses are likely to be colder, older and are not as effective heating and are of lower quality than houses that are owned by the owner.

Damp, mouldy and cold homes are associated with negative health results, specifically for illnesses such as colds and asthma, as well as cardiovascular diseases. In addition, people who experience at least four key issues with their housing often have less satisfaction in their lives and lower mental health.

Unreasonable Gaps & Holes

Draught Stopping Grenada North

Draughts increase the likelihood of low temperatures inside houses. A damp home costs more to heat, which means wasting money and energy.

If a draught is felt from unreasonable gaps or holes that it requirements to be sealed.

What are unreasonable gaps or holes?

If you are able to feel external air getting in, or see the sound of a clear draught emanating out of a hole or gap or crack, then it’s most likely a gap or hole that needs sealing in any way. Cracks and gaps that are large should be sealed permanently. Gaps greater than 3mm that let air into or out into your house require sealing. In the case of an open fireplace isn’t in use it can cause draughts and should be shut from. Landlords and property managers are responsible for making sure that draughts from the fireplace are removed whenever imaginable.

There is no need to cover up holes or gaps in the construction. For instance, small gaps around doors and windows could be required to allow for the movement of the structure as the home warms and cools so that they are able to be closed and opened instead of than being stuck. We will test all doors and windows in an Healthy Homes assessment of your rental property.

The proper heating equipment is crucial for healthy homes

Heating Grenada North

Grenada North rental properties require a reliable source of heat that can warm the main or largest living space to a minimum of 18degC even on the coldest winter days. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heating needs to be fixed (i.e., not portable) with at minimum 1.5 kW in heating capacity, and meet the minimum required heating capacity for the main living space. The Heating Assessment Tool can be used to check if the existing installed heater(s) are adequate or if you’ll need to top up with an additional heater. Open fires as well as unflued combustion heaters, such as the portable LPG bottle heaters are not considered to be acceptable heating options in Healthy Homes Standard. Healthy Homes Standard.

If the heating system you offer is an electric heater (or heat pump), then it must be equipped with an thermostat. This will help make the heating more reliable and effective. For the majority of houses, bigger heaters that are fixed, such as wood burners, heat pumps, pellet burners or flued gas heaters will be required. However, in some cases like small apartments small apartments, a smaller electric fixed heater may suffice.

If the main living room already has a fixed heating source such as an air conditioner, it might just require a top up in order to comply with the standards. Certain kinds of heaters cannot be used to achieve the standard because they’re expensive, inefficient or unsafe to operate.

Ventilation Grenada North

Each living space within a rental property has to contain at minimum one open door or window to offer natural airflow. In addition, high moisture areas such as kitchens and bathrooms must have a suitable externally vented extractor fan that can eliminate moisture.

The ventilation quality is all about understanding the fact that dry air is easier to heat and a well ventilated rental property will be less prone to developing damp and mould.

Bedrooms, living rooms, kitchens, and dining areas are considered liveable spaces. Spaces that connect, such as the hallways are not liveable and don’t need an opening window or door.

Each window, door or Skylight needs for them to be in a position to open to the outside and remain at an open angle, allowing to circulate fresh air as well as air flow.

All bathrooms and kitchens and any other area in your house that houses shower, bath cooker or any other humidity-generating items will require proper extractor fan systems which are vented out to the outside. Our Healthy Homes Assessment service will make sure there is sufficient air circulation in every living space that includes extractor fans that are suitable for areas that are high in moisture.

Insulation Grenada North

Insulation for underfloor and ceilings is mandatory for all rent homes from 1 July 2019. Property managers and landlords must make sure that the insulation meets standards that are in line with the latest quality. In some cases, current ceiling insulation, or the insulation of the sub floor space may need to be replaced or replaced.

A well-insulated property will reduce the risk of condensation and lessen the likelihood of mould and dampness as well as making an easier task to allow the household to retain the heat.

Insulation needs to be in compliance with the R-values of your area.

The "R" signifies thermal resistance, and is a gauge of how well the insulation can withstand heat flow. The more R-value is higher, the higher the quality of insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – the rest part of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 (underfloor R 1.3

Grenada North Moisture Ingress & Drainage

Making sure your rental property is protected from moisture isn’t just about the inside It’s about having to make sure there is somewhere for rain, surface as well as groundwater to move and to prevent it from getting inside. When it concerns damp and moisture it is typically not apparent that it could be a huge problem that can cause the property to suffer and harming your tenant’s health.

Properties that are rented must have efficient drainage to get rid of the stormwater and surface waters and ground water, which includes the proper outfall or runoff. Making sure the water has a proper place to go, and it can’t linger underneath the buildings is a vital aspect of keeping your property dry.

In addition to the drainage system that will prevent moisture ingress, if your apartment has an enclosed gap between your floor and surface, a ground moisture barrier must be constructed if it is reasonably practicable to do so.

A ground moisture barrier is generally made of polythene and is laid on top of the ground to prevent any moisture present in the ground from rising into the property. It also helps in preventing from causing damage to the flooring insulation.
