Fines for Failing to Comply

Since the 1st July of 2021, when a new or renewed tenancy is signed for a Wilton rental property, all Healthy Homes compliance tasks must be finished inside of 90 days.

Additionally, if the most present Healthy Homes Statement of Compliance isn’t included within the new, renewed or revised tenancy agreement there may be an additional fine or violation fee.

Wilton Healthy Homes Compliance Timeframes

Tenancies commenced from 1 July 2019 and the 30th June in 2021

  • The insulation of the ceiling and underfloor is compulsory in all Wilton and New Zealand rental homes where it is reasonably practicable to install.
  • A Healthy Homes Declaration of Intent along with an Insulation Declaration and an Insurance Statement should be included in any renewal, new or amended tenancy agreement.
  • Property managers and landlords have to keep records that prove the conformance to each Healthy Homes Standard that apply or will be in force during the tenancy of their rental properties.

Beginning 1 July 2021

  • Property managers and private landlords have to make sure that their rental properties are in compliance according to Healthy Homes Standards within 90 days of any newly renewed, extended or changed lease.
  • All boarder homes (except Kainga Ora and Community Housing Providers with registered for boarding household tenancies) must comply with the Healthy Homes Standards regardless of the date when the tenancy started.

From July 1st 2023

  • All homes rented through Kainga Ora (formerly Housing New Zealand) and Community Housing Providers that are registered are required to comply with the Healthy Homes Standards regardless of the date the tenancy was started.

From 1 July 2024

  • All rental houses are required to comply with Healthy Homes Standard regardless of when the tenancy first began.

Proper heating is crucial for healthy homes

Heating Wilton

Wilton rental properties should have a permanent heating source that is able to heat the main or largest living space to a minimum of 18degC even on the winter coldest days.
