Healthy homes matter

What is the reason Healthy Homes Compliance important?

Around 1 in 3 households rent the property in New Zealand and Wilton, and research indicates that rental homes are likely to be colder, older and have less effective heating and are of lower quality than the homes of owners.

Moldy, damp and cold houses are linked to negative health results, specifically for illnesses like colds, asthma, as well as cardiovascular issues. Furthermore, people who have reported at least four key house quality problems often experience less satisfaction in their lives and lower psychological well-being.

The improvement in the standard of Wilton rental property can allow tenants to experience better physical and mental health as well as lessen interruption to learning, work and living due to diseases. Your investment is also better safeguarded from mildew, mould and damp damages, which means less costs of maintenance in the long run.

The Healthy Homes Standard is a list of specific and minimum requirements for heating, insulation Ventilation, Moisture ingress and Drainage, as well Draught Control within Wilton rental properties.

Unreasonable Gaps & Holes

Draught Stopping Wilton

Draughts increase the likelihood of lower temperatures in homes. A damp home is more expensive to heat, resulting in wasted energy and incurring higher costs.

If a draught can be felt from unreasonable gaps or holes, it needs to be sealed.

What are the most unreasonable gaps or holes?

If you are able to feel external air flowing in or the sound of a clear draught emanating from a gap or hole or crack, then it’s probably a gap or crack that needs sealing in the way you can. Cracks and gaps that are large should be fixed permanently. Gaps greater than 3mm that allow air to enter or exit from your house require seals. In the case of an open fireplace isn’t being used, it can cause draughts and should be shut off. Landlords and property managers are accountable for ensuring that these draughts are stopped in the maximum extent imaginable.

You don’t require to block gaps or holes that are part of the building. For example, tiny gaps around doors and windows may be required to allow for movement of the structure as the household is heated and cools so that they can still be shut and opened, rather than securing. We will test the windows and doors during the Healthy Homes assessment of your rental property.

The proper heating equipment is important to ensure well-being houses

Heating Wilton

Wilton rental properties should have a permanent source of heat which can warm the living space to a minimum of 18degC, even during the winter coldest days. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being and mental well-being.

The heating source requirements for it to be permanent (i.e., not portable), at minimum 1.5 Kilowatts in heating capacity, and it must have the minimum requirement for heat capacity for the main living space. A Heating Assessment Tool can be used to determine if the current permanent heater(s) are adequate or whether you will require to top up with an additional heater. Open fires as well as unflued combustion heaters like portable LPG bottle heaters aren’t considered to be acceptable heating options for those following the Healthy Homes Standard.

If the heating that you provide is an electric heater (or heat pump), it must have an thermostat. This makes the heating more uniform and efficient. In most houses, larger fixed heating devices such as wood burners, heat pumps pellet burners, flued gas heaters are required. In certain situations, like apartments with small spaces, a smaller fixed electric heater could be enough.

If your living space already has a central heating source, such as a heat pump, then it might just require some additional energy to meet the standards. Certain kinds of heaters aren’t able to be used to meet the standard since they’re either inefficient, unaffordable to operate or unsafe to operate.

Ventilation Wilton

Every living space in a rental property has to include at least one open door or window to offer natural ventilation. Additionally, areas with high moisture areas such as kitchens and bathrooms should be equipped with an externally vented extractor fan that can eliminate moisture.

The ventilation quality is all about acknowledging how dry air is more easy to heat, and that a well ventilated rental property is less likely to develop mould and damp.

Bedrooms, living spaces, dining rooms, and kitchens are considered liveable areas. Connecting spaces like the hallway aren’t considered liveable and are not need an opening window or door.

Every window, door or Skylight requirements to have the ability to open to the outside, and stay closed to allow for fresh air circulation and ventilation.

The bathrooms in all kitchens and every other room of your home that has a bath, shower cooker or any other moisture-producing item will require adequate extractor fans that are vented to the outside. We offer a Healthy Homes Assessment service will check that there is adequate ventilation in every living space that includes extractor fans that are suitable in areas of high moisture.

Insulation Wilton

The insulation of the ceiling and underfloor is required for all rent homes from 1 July 2019. Property managers and landlords have to ensure that the insulation meets current standard. In some cases, old ceiling insulation as well as insulation within the subfloor space may require to be added or replaced.

A house that is well-insulated can help control condensation and lessen the likelihood of mould and dampness, and it will make it easier to the house to keep heat.

Insulation needs to meet the R-values of your area.

The "R" signifies thermal resistance and it is a measurement of how well insulation can withstand heat flow. The more high the R-value, better the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9, underfloor R 1.3
  • Zone 2 – all of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3, underfloor R 1.3

Wilton Moisture Ingress & Drainage

The security of your rental home from dampness isn’t just about the interior of the building but you must ensure there is somewhere for rain, surface or ground water, and prevent it from getting into the building. When it is about damp and water, it’s frequently those things that you aren’t aware of that can become a big problem that can cause the property to suffer and affecting your tenant’s well-being.

Rental properties must have efficient drainage for the removal of the stormwater and surface waters and ground water. This includes an appropriate runoff or outfall. Making sure that the water has a place to go, and it doesn’t get sucked into structures is a crucial aspect of keeping your property dry.

Alongside a drainage system to prevent moisture ingress, if your rental is enclosed between the floor and ground, a ground moisture barrier must be put in place when it’s reasonably practicable to install it.

A ground moisture barrier is generally a polythene sheet laid over the ground to stop any moisture that is present in the ground from getting into the building. It also assists in preventing from causing damage to the flooring insulation.
