Unreasonable Gaps & Holes

Draught Stopping Wilton

Draughts can lead to low temperatures inside houses. A damp home will cost more to heat, which completed jobs in wasting energy and resulting in higher bills.

If a draught is perceived as a result of gaps or holes, it needs to be sealed.

What are unjustifiable gaps or holes?

If you are able to feel external air flowing in or the air is clear from a gap or hole that is, it is most likely a gap or crack that requirements sealing in the way you can. Large gaps and cracks should be sealed permanently. The gaps that exceed 3mm that allow air to enter or exit into the home need the sealing. In the case of an open fireplace is not in use, it can cause draughts and should be blocked from. Property managers and landlords are accountable for making sure that such draughts are squelched as far as imaginable.

There is no require to cover up gaps or holes which are part of the building. For instance, small gaps around doors and windows could be necessary to allow for movement within the building when the house warms and cools to allow them to be closed and opened rather than securing. We will check the windows and doors in the Healthy Homes assessment of your rental property.

Heating Wilton

Rental properties in Wilton require a reliable source of heating which can warm the living room to at least 18degC, even on the most coldest days of the year. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical health as well as their mental health.

The source of heat requirements to remain fixed (i.e., not portable) that is, at minimum 1.5 Kilowatts in heating capacity, and must meet the minimum heating capacity needed in the living area. A Heating Assessment Tool can be used to check if the current fix heater(s) are adequate or whether you will need to top up with a new heater. Open fires as well as unflued combustion heaters, such as portable LPG bottle heaters are not considered to be safe heating options for The Healthy Homes Standard.

If the heating system you offer is an electric heater (or heat pump), it must have a thermostat. This will help make the heating more consistent and efficient. In most homes, larger fixed heating systems such as wood burners, heat pumps pellet burners, flued gas heaters will be required. However, in certain instances like apartments with small spaces an electric, fixed heater could be enough.

If your living space already has a permanent heating source like a heat pump, then it may need a top up to be able to meet the standards. Certain kinds of heaters aren’t able to be used to comply with the quality since they’re either inefficient, unaffordable to operate or unsafe to operate.

Ventilation Wilton

Each liveable space in a rental property must have at least one openable doors or windows to provide natural ventilation. Additionally, areas with high moisture areas like kitchens and bathrooms must have a suitable externally vented extractor fan that can remove moisture.

The ventilation quality is all about acknowledging the fact that the dry atmosphere is much easier to heat, and that an apartment that is well-ventilated will be less prone to developing mould and damp.

Bedrooms, living rooms, kitchens, and dining areas are considered to be liveable spaces. Spaces that connect, such as the hallway aren’t considered living spaces and therefore are not require an opening door or window.

Each window, door , or the skylight needs to be able open to the outside, and stay at an open angle, allowing for fresh air circulation and ventilation.

The bathrooms in all kitchens and any other area in your home with a bath, shower or cooktop, or any other humidity-generating items will require appropriate extractor fans that can be vented to the outdoors. This Healthy Homes Assessment service will ensure that there is sufficient air circulation in every living space with the right extractor fan in high moisture areas.

Insulation Wilton

Ceiling and underfloor insulation is required in all rental homes since July 1, 2019. All landlords and property managers must make sure that the insulation meets this new standard. In certain situations, the old ceiling insulation as well as insulation within the subfloor space may need to be topped up or replaced.

A house that is well-insulated will reduce the risk of condensation and lessen the likelihood of dampness and mould, and it will make an easier task to the home to retain heat.

Insulation needs to be in compliance with the R-values for your area

The "R" signifies thermal resistance and is a gauge of how well insulation can withstand heat flow. The greater the R-value, the more efficient the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – the rest part of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 below floor R 1.3

Wilton Moisture Ingress & Drainage

The security of your rental home from dampness isn’t just about the inside It’s about having to make sure there is somewhere for rain, surface and ground water to go, and stop it from coming into the building. When it is damp and moisture, it is frequently not apparent that it can become a big problem and end up causing damages to your investment and harming the tenant’s well-being.

Properties that are rented must have efficient drainage to get rid of the stormwater and surface waters, and ground water, which includes an appropriate runoff or outfall. Making sure that water has a place to go, and that it doesn’t get sucked into structures is a crucial aspect of maintaining your property’s dry.

In addition to an irrigation system to stop water ingress, if the apartment has an enclosed gap between the floor and ground, a ground moisture barrier must be constructed if it’s reasonably practicable to do so.

A ground moisture barrier is generally an insulating sheet of polythene laid over the ground, in order to block any moisture from the ground from rising into the structure. It also helps to prevent water damage to the floor insulation.
