If a draught is perceived as a result of gaps or holes that it needs to be sealed.

If you are able to feel external air getting in, or see an unobstructed draught coming from a crack or a gap and you can feel it, it is likely a crack or crack that requirements sealing in some way. Cracks or gaps with large gaps must be sealed permanently. Gaps greater than 3mm that allow air to enter or exit from your home require to be sealed. Property managers and landlords are responsible for making sure that such draughts are squelched in the maximum extent possible.

There is no need to block off gaps or holes that are part of the construction. For instance, small gaps around doors and windows could be necessary to allow for movement within the building as the home heats and cools, to allow them to be closed and opened instead of than securing. Adequate heaters are crucial to ensure healthy homes

Heating Wilton

Wilton rental properties should have a permanent source of heating that can heat the principal or the biggest living room to at least 18degC, even during the most coldest days of the year. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heat requirements that it be permanently fixed (i.e., not portable) with at minimum 1.5 horsepower in capacity, and must meet the minimum requirement for heat capacity for the main living space. A Heating Assessment Tool could be used to determine if the installed heater(s) are adequate or whether you will require to top up with an additional heater. Unflued combustion and open fire heaters such as portable LPG bottle heaters are not considered to be safe heating options for Healthy Homes Standard. Healthy Homes Standard.

If the heating you provide is an electric heater (or heat pump), then it must include a thermostat. This will make the heating more consistent and effective. For the majority of houses, bigger fixed heating systems such as heat pumps, wood burners, pellet burners or flued gas heaters are required. In some instances, like apartments with small spaces the smaller fixed electric heater might be enough.

If the living area already has a central heating source, like a heat pump, then it could require an update to ensure it meets the requirements. Certain types of heaters cannot be used to comply with the quality as they are either inefficient, unaffordable to operate and/or unhealthy to run.

Wilton Moisture Ingress & Drainage

Keeping your rental property safe from moisture isn’t just about the interior of the building but you must ensure there is somewhere for surface or ground water, and prevent it from getting inside. When it concerns damp and moisture it’s frequently not apparent that it can cause a lot of trouble, causing damage to your investment as well as affecting the tenant’s health.

Properties that are rented must have efficient drainage to get rid of floodwaters, surface water, and ground water. This includes an appropriate outfall or runoff. Making sure the water has a proper place to go, and also that it doesn’t get sucked into buildings is an essential part of making sure your property is dry.

Alongside a drainage system to prevent water ingress, if the apartment has an enclosed gap between your flooring and ground, a ground water barrier must be put in place when it is reasonably practicable to install it.

Ground moisture barriers are generally a sheet of polythene that is placed over the ground, in order to block any moisture that is present in the ground from accumulating into the structure. It also helps prevent from causing damage to the flooring insulation.
