Draughts may lead to low temperatures inside homes. A draughty home is more expensive to heat, which completed jobs in wasting energy and incurring higher costs.

If a draught can be felt from unreasonable gaps or holes the area needs to be sealed.

What are unreasonable gaps or holes?

If you are able to feel external air entering or the sound of a clear draught emanating from a crack or a gap and you are able to feel it, it’s most likely a gap or hole that needs sealing in some way. Cracks or gaps with large gaps must be sealed permanently. Any gaps greater than 3mm that let air into or out of the home need sealing. In the case of an open fireplace isn’t being used, it could cause draughts, and must be sealed from. Landlords and property managers are accountable for ensuring that such draughts are squelched whenever imaginable.

There is no require to block gaps or holes in the building. For instance, small gaps around doors and windows could be necessary to allow for the movement of the structure when the house gets warmer and cooler, to allow them to be closed and opened instead of than sticking. We will check the windows and doors in the Healthy Homes assessment of your rental property.

Rental properties in Wilton need to have a stable source of heat that is able to heat the main or largest living space to a minimum of 18degC, even during the winter coldest days. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heating requirements for it to be permanent (i.e. not portable) that is, at least 1.5 kW in heating capacity, and must meet the minimum required heating capacity for the main living space. The Heating Assessment Tool can be used to determine if the existing fix heater(s) are sufficient or if you’ll need to top up with a new heater. Open fires and unflued combustion heaters such as small portable LPG bottle heaters are not considered to be suitable heating options for those following the Healthy Homes Standard.

If the heating system you provide is an electric heater or heat pump it requirements to include an thermostat. This will help make the heating more uniform and efficient. In most houses, larger heaters that are fixed, such as wood burners, heat pumps, pellet burners or flued gas heaters are required. In some instances, like small apartments an electric, fixed heater might be enough.

Certain types of heaters cannot be utilised to meet the standard as they are either inefficient, unaffordable to operate or unsafe to operate.

Ventilation Wilton

Each living space within a rental property has to include at least one open window or exterior door to provide natural airflow. In addition, high moisture areas such as kitchens and bathrooms should be equipped with an externally vented extractor fan that can eliminate moisture.

The ventilation quality is all about acknowledging that dry air is less difficult to heat and that a well ventilated rental property is less likely to be a victim of mould and damp.

Bedrooms, living rooms, kitchens, and dining rooms are considered to be liveable spaces. Connecting spaces like the hallway aren’t liveable and therefore do not require an opening window or door.

Each window, door , or Skylight needs to be able to open up to the outside, and stay closed, allowing ventilation and fresh air ventilation.

The bathrooms in all kitchens and any other area in your property with a bath, shower cooker or any other moisture-producing item will require appropriate extractor fans that vent towards the outside. Our Healthy Homes Assessment service will verify that there is enough ventilation in every living space and will also check for the proper extractor fans for areas that are high in moisture.

Insulation Wilton

The insulation of the ceiling and underfloor is required for all rent houses since 1 July 2019. Property managers and landlords have to make sure that the insulation is in line with current quality. In some instances, an existing insulation on the ceiling or in the sub floor space might require to be replaced or replaced.

A well-insulated house can reduce condensation and reduce the chances of mould and dampness, and also makes an easier task to the house to keep the heat.

Insulation needs to be in compliance with the R-values required for your area

The "R" signifies thermal resistance and is a measure of how well the insulation resists heat flow. The more high the R-value, better the insulation.

Wilton Moisture Ingress & Drainage

Making sure your rental property is protected from the effects of moisture isn’t just a matter of the interior of the building but you must ensure there is somewhere for surface, rain as well as groundwater to move, and stop it from coming into the building. When it concerns damp and moisture it’s often those things that you aren’t aware of that can become a big problem and cause damages to your investment and affecting the tenant’s health.

Rental properties must be equipped with efficient drainage to remove floodwaters, surface water, and ground water, which includes an appropriate outfall or runoff. Making sure that water has a proper place to go, and that it doesn’t get sucked into buildings is a vital aspect of keeping your property dry.

In addition to the drainage system that will prevent water ingress, if the rental is enclosed between floorboards and ground, a ground water barrier must be put in place when it is reasonably practicable to do so.

The ground-moisture barrier generally a polythene sheet laid over the ground, in order to block any moisture present in the ground from accumulating into the home. It also assists in preventing any damage to your underfloor insulation.
