Heating Wilton

Wilton rental properties should have a permanent source of heating that is able to heat the living space to a minimum of 18degC, even on the most coldest days of the year. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical health and mental wellbeing.

The source of heating needs to be fixed (i.e., not portable) with at least 1.5 horsepower in capacity, and must meet the minimum heating capacity needed in the living area. A Heating Assessment Tool could be used to determine if the fix heater(s) are adequate or if you’ll require to "top up" with an additional heater. Unflued combustion and open fire heaters such as the portable LPG bottle heaters aren’t considered to be acceptable heating options under Healthy Homes Standard. Healthy Homes Standard.

If the heating system you offer is electric heating or heat pump it needs to be equipped with the thermostat. This will help make the heating more uniform and efficient. For the majority of homes, bigger fixed heating equipment like wood burners, heat pumps pellet burners, flued gas heaters are needed. However, in some cases like small apartments the smaller fixed electric heater might be enough.

If your living space is already equipped with a fixed heating source, such as heat pumps, it could need some additional energy in order to comply with the standards. Certain kinds of heaters aren’t able to be used to achieve the quality because they’re expensive, inefficient or unsafe to operate.

Rental properties must be equipped with efficient drainage for the removal of the stormwater and surface waters, and groundwater, with an appropriate runoff or outfall. Making sure that the water is able to go, and also that it isn’t allowed to remain beneath structures is an crucial aspect of making sure your property is dry.

Alongside an irrigation system to stop water ingress, if the apartment has an enclosed gap between the floor and the surface, a ground moisture barrier must be put in place when it’s reasonably practicable to install it.

A ground moisture barrier is generally an insulating sheet of polythene laid over the ground, in order to block any moisture from the ground from rising into the structure. It also assists in preventing from causing damage to the flooring insulation.
