Unreasonable Gaps & Holes

Draught Stopping Wilton

Draughts increase the likelihood of less temperature in households. A humid house will cost more to heat, which results in wasting energy and incurring higher costs.

If a draught is noticed from gaps that are not adequate or holes that it requirements to be closed.

What are unjustifiable gaps or holes?

If you can feel external air entering or a clear draught from a hole or gap and you are able to feel it, it’s probably a gap or crack that requirements sealing in the way you can. Large cracks and gaps should be permanently stopped. Gaps greater than 3mm that allow air to enter or exit into your home require the sealing. For example, if an open fireplace is not in use, it may cause draughts and should be blocked off. Landlords and property managers are accountable for making sure such draughts are eliminated whenever possible.

There is no need to block off holes or gaps that are part of the building. For example, tiny gaps around doors and windows may be required to allow for movement of the building as the home warms and cools so that they are able to be closed and opened rather than securing. We will check every window and door in an Healthy Homes assessment of your rental property.

Heating Wilton

Rental properties in Wilton need to have a stable source of heating that is able to heat the main or largest living space to a minimum of 18degC even on the coldest winter days. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical health as well as their mental health.

The source of heating needs to be fixed (i.e., not portable) with at minimum 1.5 Kilowatts in heating capacity and have the minimum heating capacity needed for the main living space. A Heating Assessment Tool may be used to determine if the existing fixed heater(s) are adequate or whether you will need to ‘top up’ with a new heater. Open fires as well as unflued combustion heaters such as portable LPG bottle heaters are not considered acceptable heating options for the Healthy Homes Standard.

If the heating you offer is an electric heater or heat pump it should have the thermostat. This will make the heating more uniform and effective. For the majority of homes, bigger fixed heating devices such as heat pumps, wood burners, pellet burners or flued gas heaters are required. However, in some cases like apartments with small spaces an electric, fixed heater could be enough.

If your main living space already has a permanent heating source like a heat pump, then it might require an upgrade to meet the standards. Certain kinds of heaters aren’t able to be used to comply with the standard since they’re either costly, not cost-effective to run, and/or unhealthy to run.

Ventilation Wilton

Every living space in a rental home must have at least one opening window or exterior door to offer natural ventilation. Additionally, areas with high moisture spaces like kitchens and bathrooms need to have an venting fan outside to take moisture away.

The ventilation quality is all about understanding the fact that dry air will be easier to heat and that the property that is properly ventilated will be less prone to developing damp and mould.

Bedrooms, living rooms kitchens, and dining areas are considered to be liveable spaces. Connecting spaces like the hallways are not liveable and therefore are not require an opening window or door.

Every window, door or Skylight requirements to have the ability of opening to the outside and remain fixed in an open position to allow for fresh air circulation and air flow.

All kitchens and bathrooms, and every other room of your house that houses shower, bath or cooktop, or any other moisture generating item will require proper extractor fan systems that can be vented towards the outside. The Healthy Homes Assessment service will check that there is adequate ventilation in each livable space that includes extractor fans that are suitable in areas of high moisture.

Insulation Wilton

Insulation for underfloor and ceilings is required to all rental houses from 1 July 2019. Property managers and landlords should ensure the insulation meets current standard. In some cases, existing ceiling insulation or insulation in the sub floor space might need to be replaced or replaced.

A well-insulated property can reduce condensation and lessen the likelihood of mould and dampness, and will also make more easy to the household to hold warmth.

Insulation requirements to meet the R-values required for your area

The "R" signifies thermal resistance, and is a measure of how well the insulation can withstand heat flow. The greater the R-value, the better the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – all of the North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3

Wilton Moisture Ingress & Drainage

Making sure your rental property is protected from water damage isn’t only about the inside it is also about the outside. You must ensure there is somewhere for surface, rain and underground water to flow and to prevent it from getting into the building. When it is damp and moisture, it is often what you don’t see that can become a big problem and end up causing damage to your investment and affecting your tenant’s health.

Properties that are rented must be equipped with effective drainage to get rid of rainwater, storm water, and ground water, including the proper outfall or runoff. Making sure that the water has a location to go, and also that it doesn’t sit beneath buildings is an essential part of keeping your property dry.

In addition to a drainage system to prevent water ingress, if the rental is enclosed between floorboards and soil, a ground-water barrier must be put in place when it is reasonably practicable to install it.

Ground moisture barriers are typically a sheet of polythene that is placed over the ground, in order to block any moisture in the ground from entering the structure. It also assists in preventing from causing damage to the flooring insulation.
