Unreasonable Gaps & Holes

Draught Stopping Wallaceville

Draughts can lead to dropping temperatures within houses. A cold home will cost more to heat, resulting in wasted energy and increased bills.

If a draught could be noticed from gaps that are not adequate or holes or holes, it needs to be sealed.

What are unreasonable gaps and holes?

If you are able to feel external air getting in, or see an unobstructed draught coming from a hole or gap and you are able to feel it, it is likely a crack or hole which needs sealing in any way. Large gaps and cracks should be stopped permanently. The gaps that exceed 3mm that allow air in or out within the home need sealing. For instance, if an open fireplace isn’t used it may cause draughts and should be blocked off. Property managers and landlords are accountable for making sure that such draughts are squelched as much as imaginable.

There is no require to cover up gaps or holes that are part of the construction. For instance, small gaps around windows and doors could be required to allow for movement within the structure as the home warms and cools in order to let them be shut and opened, rather instead of being stuck. We will test all windows and doors as part of your Healthy Homes assessment of your rental property.

Heating Wallaceville

Wallaceville rental properties require a reliable source of heat that is able to heat the principal or the biggest living area to at minimum 18degC, even on the most coldest days of the year. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being and mental wellbeing.

The source of heat needs that it be permanently fixed (i.e. not portable) and at least 1.5 Kilowatts in heating capacity, and it must have the minimum capacity for heating required in the living area. A Heating Assessment Tool may be used to determine if the existing permanent heater(s) are adequate or if you’ll require to ‘top up’ with an additional heater. Unflued combustion and open fire heaters such as portable LPG bottle heaters are not considered acceptable heating options for Healthy Homes Standard. Healthy Homes Standard.

If the heating system you provide is electric heating (or heat pump), then it must have a thermostat. This makes the heating more consistent and efficient. For most properties, larger heaters that are fixed, such as wood burners, heat pumps, pellet burners or flued gas heaters are necessary. In certain situations, such as small apartments, a smaller fixed electric heater could be enough.

If your living space already has a permanent heating source, like a heat pump, then it might just require some additional energy in order to comply with the standards. Some types of heaters can’t be used to comply with the standard because they’re costly, not cost-effective to run, and/or unsafe to run.

Ventilation Wallaceville

Every living space in a rental property must have at least one opening door or window to offer natural ventilation. In addition, high moisture spaces like kitchens and bathrooms should be equipped with an externally vented extractor to remove moisture.

It is the ventilation standard is all about understanding that dried air can be easier to heat and the property that is properly ventilated is less likely to grow damp and mould.

Bedrooms, living rooms, kitchens, and dining areas are considered liveable areas. Spaces that connect, such as the hallway aren’t considered liveable , and thus don’t require an opening door or window.

Each door, window or Skylight requirements to be able open to the outside, but remain closed, allowing the circulation of fresh air and air flow.

Bathrooms, kitchens, and any other area in your property with shower, bath or cooktop, or any other moisture generating item will require adequate extractor fans that vent towards the outside. This Healthy Homes Assessment service will verify that there is enough ventilation in every living space, including suitable extractor fans in areas of high moisture.

Insulation Wallaceville

Insulation for underfloor and ceilings is required to all rental houses as of July 1st, 2019. All landlords and property managers must ensure the insulation meets standards that are in line with the latest standard. In some cases, an existing insulation on the ceiling or in the sub floor space might need to be filled with or replaced.

A house that is well-insulated will help to control condensation and lower the chance of mould and dampness and also makes an easier task to the house to keep warmth.

Insulation requirements to be in compliance with the R-values for your area

The "R" refers to thermal resistance and is a measure of how well the insulation resists heat flow. The greater the R-value, the more efficient the insulation.

  • Zone 2 – all area of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3

Wallaceville Moisture Ingress & Drainage

Protecting your rental property from moisture isn’t just about what’s inside the building; you have to ensure there is somewhere for surface, rain as well as groundwater to move, and stop it from coming inside. When it is damp and moisture, it’s frequently what you don’t see that can cause a lot of trouble, causing damages to your investment and harming your tenant’s health.

Rental properties need to have efficient drainage to eliminate rainwater, storm water and ground water. This includes an appropriate outfall or runoff. Making sure the water has a location to go, and also that it can’t linger underneath the structures is a crucial aspect of keeping your property dry.

Alongside the drainage system that will prevent moisture ingress, if your rental is enclosed between floorboards and ground, a ground moisture barrier must be installed if it is reasonably practicable to do so.

A ground moisture barrier is typically an insulating sheet of polythene laid over the ground to prevent any moisture that is present in the ground from getting into the building. It also helps in preventing any damage to your underfloor insulation.
