Wallaceville Moisture Ingress & Drainage

Keeping your rental property safe from dampness isn’t just about the inside of the building It’s about having to ensure there is somewhere for rain, surface or ground water and stop it from coming inside. When it is about damp and water, it’s typically the things you don’t notice that can become a big problem and cause damage to your investment as well as harming the tenant’s health.

Properties that are rented must have effective drainage to remove floodwaters, surface water and ground water, which includes the proper outfall or runoff. Making sure that water has a location to go, and that it can’t linger underneath the structures is an important aspect of keeping your property dry.

Alongside a drainage system to avoid water ingress, if the apartment has an enclosed gap between your flooring and the ground, a ground moisture barrier should be put in place if it is reasonably practicable to install it.

An underground moisture barrier generally a polythene sheet laid over the ground to stop any moisture from the ground from entering the home. It also helps in preventing water damage to the floor insulation.
