Unreasonable Gaps & Holes

Draught Stopping Wadestown

Draughts are a major cause of low temperatures inside households. A damp home costs more to heat, resulting in wasted money and energy.

If a draught can be felt through gaps that are too large or holes or holes, it requirements to be sealed.

What are unjustifiable gaps or holes?

If you are able to feel external air coming in or the air is clear from a hole or gap that is, it is probably a gap or hole which needs sealing in some way. Large gaps and cracks should be sealed permanently. Any gaps greater than 3mm that allow air to enter or exit of the home need the sealing. For example, if an open fireplace isn’t in use it can cause draughts and must be sealed off. Landlords and property managers are responsible for making sure such draughts are eliminated as much as possible.

There is no need to block up intentional gaps or holes which are part of the construction. For instance, small gaps around windows and doors could be required to allow for the movement of the building as the house warms and cools so that they are able to be closed and opened instead of instead of being stuck. We will examine all doors and windows as part of an Healthy Homes assessment of your rental property.

Heating Wadestown

Wadestown rental properties should have a permanent source of heat that can warm the main or largest living room to at least 18degC even on the most coldest days of the year. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical health and mental wellbeing.

The source of heating needs to be fixed (i.e., not portable) that is, at least 1.5 kW in heating capacity, and meet the minimum capacity for heating required for the main living space. A Heating Assessment Tool can be used to check if your current installed heater(s) are sufficient or whether you will require to ‘top up’ with an additional heater. Unflued combustion and open fire heaters like mobile LPG bottle heaters aren’t considered to be suitable heating options under those following the Healthy Homes Standard.

If the heating you offer is an electric heater (or heat pump), it needs to include a thermostat. This will make the heating more consistent and efficient. For the majority of houses, bigger fixed heating systems such as heat pumps, wood burners pellet burners, flued gas heaters are required. However, in some cases such as small apartments an electric, fixed heater might be enough.

If the living area already has a fixed heating source such as heat pumps, it could require a top up to meet the standards. Certain kinds of heaters aren’t able to be used to meet the standard as they are either costly, not affordable to run, or are unsafe to operate.

Ventilation Wadestown

Each liveable space in a rental property has to contain at minimum one open door or window to offer natural airflow. In addition, humid areas like kitchens and bathrooms should have an externally vented extractor fan that can eliminate moisture.

This ventilation quality is all about understanding that the dry atmosphere is much easier to heat and the property that is properly ventilated is less likely to be a victim of mould and damp.

Bedrooms, living rooms dining rooms, and kitchens are all considered living spaces. Connecting spaces such as the hallway are not considered liveable and therefore don’t need an opening window or door.

Each window, door , or Skylight needs at least of opening to the outside while remaining at an open angle, allowing the circulation of fresh air and ventilation.

The bathrooms in all kitchens and any other area in your home that has shower, bath, cooktop or other high moisture-producing item will need adequate extractor fans which are vented to the outdoors. This Healthy Homes Assessment service will verify that there is enough air circulation in every living space that includes extractor fans that are suitable in areas of high moisture.

Insulation Wadestown

Insulation for underfloor and ceilings is a requirement on all rental houses since 1 July 2019. Property managers and landlords must make sure the insulation meets standards that are in line with the latest quality. In certain situations, the current ceiling insulation, or the insulation of the subfloor space may require to be replaced or replaced.

A well-insulated property will reduce the risk of condensation and lower the chance of dampness and mould, and it will make it easier to the home to keep warmth.

Insulation requirements to be in compliance with the R-values for your area

The "R" signifies thermal resistance and it is a measurement of how well the insulation resists heat flow. The greater the R-value, the more efficient the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – the remainder part of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 (underfloor R 1.3

Wadestown Moisture Ingress & Drainage

Keeping your rental property safe from the effects of moisture isn’t just a matter of the inside of the building but you must make sure there is somewhere to allow surface, rain and ground water to go, and stop it from coming inside. When it is damp and moisture, it is typically what you don’t see that can become a big problem and end up causing damages to your investment and affecting the tenant’s health.

Rental properties must have efficient drainage for the removal of storm water, surface water, and groundwater, with an appropriate outfall or runoff. Making sure that the water has a proper place to go, and it can’t linger underneath the buildings is a vital aspect of making sure your property is dry.

In addition to a drainage system to avoid moisture from entering, if your apartment has an enclosed gap between your flooring and the surface, a ground moisture barrier must be constructed if it’s reasonably practicable to do so.

A ground moisture barrier is generally an insulating sheet of polythene laid over the ground to stop any moisture from the ground from accumulating into the home. It also assists in preventing from causing damage to the flooring insulation.
