Draught Stopping Wadestown

Draughts can lead to less temperature in households. A cold home is more expensive to heat, which means wasting energy and resulting in higher bills.

If a draught can be noticed from gaps that are not adequate or holes that it requirements to be sealed.

What are unjustifiable gaps or holes?

If you can feel external air coming in or an unobstructed draught coming out of a hole or gap and you can feel it, it is likely to be a gap or hole which needs sealing in some way. Cracks or gaps with large gaps must be sealed permanently. The gaps that exceed 3mm that allow air to enter or exit of the home need to be sealed. For example, if the open fireplace is not in use, it may cause draughts and should be blocked from. Property managers and landlords are responsible for ensuring such draughts are eliminated as far as possible.

There is no need to block holes or gaps which are part of the construction. For example, tiny gaps around windows and doors could be required to allow movement of the building as the home warms and cools to allow them to be closed and opened rather than securing. We will inspect all windows and doors in an Healthy Homes assessment of your rental property.

Wadestown rental properties need to have a stable source of heating which can warm the main or largest living room to at least 18degC, even during the coldest days of the year. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heat requirements to remain fixed (i.e., not portable) with at least 1.5 horsepower in capacity, and it must have the minimum capacity for heating required for the main living space. A Heating Assessment Tool can be used to check if the fix heater(s) are sufficient or whether you will require to top up with a new heater. Unflued combustion and open fire heaters such as portable LPG bottle heaters are not considered to be safe heating options under those following the Healthy Homes Standard.

If the heating you provide is an electric heater or heat pump, it requirements to include the thermostat. This will help make the heating more reliable and effective. In most homes, larger heaters that are fixed, such as wood burners, heat pumps, pellet burners or flued gas heaters are required. In some instances, like small apartment buildings small apartments, a smaller electric fixed heater might be enough.

If your main living space already has a fixed heating source, like an air conditioner, it may require a top up to ensure it meets the requirements. Some types of heaters can’t be utilised to meet the standard because they’re expensive, inefficient and/or unhealthy to run.

Protecting your rental property from water damage isn’t only about what’s inside the building it is also about the outside. You must ensure there is somewhere to allow surface, rain and underground water to flow, and to prevent it from getting into the building. When it is damp and moisture, it is frequently not apparent that it could be a huge problem and cause damage to your investment as well as harming the tenant’s health.

Rental properties must have efficient drainage to remove rainwater, storm water, and ground water, including the proper outfall or runoff. Making sure that water has a proper place to go, and it can’t linger underneath the structures is an crucial aspect of keeping your property dry.

In addition to the drainage system that will prevent the ingress of moisture, if your apartment has an enclosed gap between your flooring and the surface, a ground moisture barrier must be installed if it’s reasonably practicable to do so.

A ground moisture barrier is generally a polythene sheet laid over the ground, to block any moisture that is present in the ground from getting into the home. It also helps to prevent moisture damage to the underfloor insulation.
