Healthy homes are important

What are the reasons why Healthy Homes Compliance so Important?

A majority of households rent from New Zealand and Wadestown, and research indicates that rental houses are most likely to be older, colder, are not as efficient heating, and generally have lower quality than the houses of owners.

Damp, mouldy and cold homes are associated with negative well-being outcomes, particularly diseases like colds and influenza, asthma, and cardiovascular diseases. Furthermore, people who reported four or more major house quality problems often experience less satisfaction in their lives and lower mental health.

Improving the standard of Wadestown rental property can help tenants enjoy better mental and physical health and reduce the disruptions to their work, education and living because of illness. Your investment will also be better protected from mildew, mould and damp-related damage, which results in less maintenance costs in the long run.

The Healthy Homes Standard is a set of specific and minimal standards for heating, insulation Ventilation, Moisture ingress and Drainage, as well Draught Stopping on Wadestown rental properties.

Unreasonable Gaps & Holes

Draught Stopping Wadestown

Draughts can lead to low temperatures inside households. A cold house costs more to heat, resulting in wasted energy and incurring higher costs.

If a draught can be noticed from gaps that are not adequate or holes the area needs to be sealed.

What are unreasonable gaps or holes?

If you can feel external air flowing in or the sound of a clear draught emanating from a crack or a gap that is, it’s most likely a gap or an opening that requirements sealing in the way you can. Cracks and gaps that are large should be stopped permanently. The gaps that exceed 3mm that allow air to enter or exit into your home need to be sealed. For example, if an open fireplace is not in use, it could cause draughts, and must be sealed from. Property managers and landlords are responsible for ensuring that such draughts are squelched as much as imaginable.

There is no require to block up intentional gaps or holes that are part of the building. For instance, small gaps around windows and doors could be required to allow for movement of the building as the house is heated and cools so that they are able to be shut and opened, rather than sticking. We will check all windows and doors during an Healthy Homes assessment of your rental property.

A good heating system is important for healthy houses

Heating Wadestown

Wadestown rental properties require a reliable heating source which can warm the living room to at least 18 degrees Celsius, even on the coldest days of the year. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being and mental wellbeing.

The source of heating needs to remain fixed (i.e., not portable) and at minimum 1.5 Kilowatts in heating capacity, and must meet the minimum required heating capacity for the main living space. A Heating Assessment Tool could be used to determine if the current fix heater(s) are adequate or whether you will require to "top-up" with an additional heater. Unflued combustion and open fire heaters like small portable LPG bottle heaters aren’t considered acceptable heating options in The Healthy Homes Standard.

If the heating that you offer is an electric heater or heat pump it should be equipped with the thermostat. This makes your heating more consistent and effective. For most homes, larger fixed heating devices such as wood burners, heat pumps pellet burners, flued gas heaters are required. In some instances, like apartments with small spaces an electric, fixed heater might be enough.

If the main living room already has a fixed heating source such as an air conditioner, it may require an update in order to comply with the standards. Some types of heaters can’t be used to meet the quality as they are either not efficient, cost prohibitive to operate and/or unsafe to run.

Ventilation Wadestown

Each liveable space in a rental home must have at least one openable windows or an exterior door to offer natural airflow. Additionally, areas with high moisture spaces like kitchens and bathrooms must have a suitable externally vented extractor fan to remove moisture.

A ventilation standard is about recognising it is that the dry atmosphere is easier to heat and that the property that is properly ventilated will be less prone to developing mould and damp.

Bedrooms, living rooms, kitchens, and dining rooms are considered liveable areas. Connecting spaces such as the hallway are not considered liveable and don’t need an opening window or door.

Each door, window or Skylight needs to have the ability open to the outside, but remain closed to allow to circulate fresh air as well as ventilation.

All kitchens and bathrooms, as well as any other space in your property with shower, bath or cooktop, or any other water-generating appliance will need suitable extractor fans that are vented towards the outside. Our Healthy Homes Assessment service will ensure that there is sufficient air circulation in every living space and will also check for the proper extractor fans in areas of high moisture.

Insulation Wadestown

The insulation of the ceiling and underfloor is mandatory to all rental homes from 1 July 2019. All landlords and property managers have to ensure that the insulation is up to current standard. In some instances, old ceiling insulation as well as insulation within the subfloor space might require to be added or replaced.

A well-insulated house can reduce condensation, and decrease the risk of mould and damp, as well as making an easier task to the household to keep warmth.

Insulation needs to meet the R-values required for your area

The "R" is a symbol for thermal resistance, and is a gauge of how well insulation resists heat flow. The more high the R-value, more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – the remainder area of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 below floor R 1.3

Wadestown Moisture Ingress & Drainage

The security of your rental home from the effects of moisture isn’t just a matter of what’s inside the building It’s about having to make sure there is somewhere for rain, surface and ground water to go, and to prevent it from getting inside. When it is damp and moisture, it is often those things that you aren’t aware of that could be a huge problem and cause damage to your investment as well as harming your tenant’s well-being.

Rental properties require to be equipped with efficient drainage to get rid of rainwater, storm water and ground water, including an appropriate runoff or outfall. Making sure the water has a location to go, and also that it doesn’t sit beneath buildings is an essential part of keeping your property dry.

In addition to the drainage system that will prevent moisture ingress, if your property has an enclosed space between your flooring and ground, a ground moisture barrier should be put in place if it’s reasonably practicable to install it.

A ground moisture barrier is typically a polythene sheet laid over the ground to prevent any moisture from the ground from rising into the home. It also helps in preventing water damage to the floor insulation.
