Healthy homes are important

What are the reasons why Healthy Homes Compliance So Important?

Around 1 in 3 households rent from New Zealand and Wadestown, and research indicates that rental houses are more likely to be colder, older and are not as effective heating and are of lower standard than those owned by owners.

Cold, damp and mouldy houses are associated with negative health outcomes, particularly diseases like colds and asthma, as well as heart diseases. Furthermore, people who reported at least four key housing quality problems frequently have lower levels of satisfaction with life and a decrease in psychological well-being.

Enhancing the standard of Wadestown rental property can allow tenants to experience better mental and physical health as well as lessen disruption to work, learning and daily life due to illness. Your investment will also be better protected from mildew, mould and damp damage, meaning less costs of maintenance in the long run.

The Healthy Homes Standard is a list of specific and minimum requirements for heating, insulation Ventilation, Moisture ingress and Drainage, and Draught Stopping within Wadestown rental properties.

Unreasonable Gaps & Holes

Draught Stopping Wadestown

Draughts increase the likelihood of low temperatures inside houses. A draughty home will cost more to heat, which completed jobs in wasting energy and increased bills.

If a draft can be felt from unreasonable gaps or holes or holes, it requirements to be closed.

What are unreasonable gaps or holes?

If you can feel external air flowing in or the air is clear from a hole or gap or crack, then it’s most likely a gap or an opening that needs sealing in somehow. Cracks or gaps with large gaps must be sealed permanently. Cracks that are greater than 3mm and allow air to enter or exit within the home need sealing. For example, if the open fireplace isn’t being used, it can cause draughts and must be sealed from. Property managers and landlords are accountable for ensuring such draughts are eliminated in the maximum extent possible.

You don’t need to cover up holes or gaps which are part of the construction. For instance, small gaps around doors and windows could be required to allow movement of the building as the household gets warmer and cooler, so that they are able to be closed and opened rather instead of being stuck. We will test all windows and doors in the Healthy Homes assessment of your rental property.

Adequate heaters are important to ensure healthy houses

Heating Wadestown

Rental properties in Wadestown must have a fixed source of heating that is able to heat the principal or the biggest living space to a minimum of 18 degrees Celsius, even on the coldest winter days. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical health as well as their mental health.

The heating source needs to be fixed (i.e., not portable), at least 1.5 Kilowatts in heating capacity, and meet the minimum required heating capacity for the main living space. A Heating Assessment Tool may be used to check if the installed heater(s) are adequate or if you’ll need to top up with an additional heater. Fires that are open and unflued heaters such as small portable LPG bottle heaters aren’t considered to be acceptable heating options in The Healthy Homes Standard.

If the heating you provide is an electric heater or heat source, it must include an thermostat. This will help make the heating more consistent and effective. For the majority of houses, bigger fixed heating systems such as heat pumps, wood burners, pellet burners or flued gas heaters are required. However, in some cases like small apartments small apartments, a smaller electric fixed heater may suffice.

If the main living room already has a permanent heating source such as heat pumps, it could need some additional energy to meet the standards. Certain kinds of heaters cannot be utilised to meet the quality because they’re expensive, inefficient and/or unsafe to run.

Wadestown Moisture Ingress & Drainage

Making sure your rental property is protected from dampness isn’t just about the inside of the building; you have to make sure there is somewhere for rain, surface and underground water to flow and stop it from coming into the building. When it comes to moisture and damp it’s typically what you don’t see that could be a huge problem that can cause damages to your investment and harming the tenant’s well-being.

Rental properties need to have effective drainage to remove floodwaters, surface water and ground water, which includes an appropriate outfall or runoff. Making sure that water has a location to go, and it doesn’t get sucked into structures is a crucial aspect of maintaining your property’s dry.

Alongside a drainage system to prevent moisture ingress, if your property has an enclosed space between your floor and the ground, a ground water barrier must be installed if it’s reasonably practicable to do so.

The ground-moisture barrier typically made of polythene and is laid on top of the ground to stop any moisture in the ground from accumulating into the building. It also helps to prevent water damage to the floor insulation.
