Healthy homes matter

What are the reasons why Healthy Homes Compliance important?

About 1 in 3 households rent in New Zealand and Wadestown, and research shows us that these rental homes are most likely to be older, colder, are not as efficient heating, and generally have lower standard than those owned by owners.

Moldy, damp and cold homes are linked to negative health outcomes, especially for illnesses such as colds and influenza, asthma, and cardiovascular conditions. In addition, people who report at least four key housing quality problems frequently have less satisfaction in their lives and lower psychological well-being.

Improve the quality of Wadestown rental property can allow tenants to experience better mental and physical health and reduce the disruptions to their work, education and living because of illness. Your investment is also protected from mildew, mould and damp damages, which means less maintenance costs in the long run.

The Healthy Homes Standard is a set of specific and minimal standards for heating, insulation Ventilation, Moisture Ingress and Drainage, and Draught Control for Wadestown rental properties.

Unreasonable Gaps & Holes

Draught Stopping Wadestown

Draughts are a major cause of less temperature in houses. A damp home costs more to heat, which means wasting money and energy.

If a draft can be perceived as a result of gaps or holes, it needs to be closed.

What are unreasonable gaps or holes?

If you are able to feel external air coming in or the sound of a clear draught emanating out of a hole or gap and you can feel it, it’s most likely a gap or crack that needs sealing in the way you can. Cracks or gaps with large gaps must be fixed permanently. Cracks that are greater than 3mm and let air into or out of your home require sealing. In the case of an open fireplace isn’t being used, it can cause draughts and should be shut off. Property managers and landlords are responsible for ensuring that these draughts are stopped whenever imaginable.

There is no need to cover up gaps or holes which are part of the construction. For example, tiny gaps around windows and doors could be necessary to allow movement of the structure as the home warms and cools so that they are able to be closed and opened instead of than securing. We will check the windows and doors in your Healthy Homes assessment of your rental property.

Adequate heaters are crucial to ensure healthy homes

Heating Wadestown

Wadestown rental properties must have a fixed source of heating which can warm the living area to at minimum 18degC even on the coldest days of the year. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heating needs for it to be permanent (i.e., not portable) with at minimum 1.5 horsepower in capacity, and it must have the minimum heating capacity needed to heat the living space in general. The Heating Assessment Tool can be used to determine if your current installed heater(s) are sufficient or if you’ll need to "top-up" with a new heater. Open fires and unflued combustion heaters like the portable LPG bottle heaters aren’t considered to be acceptable heating options in The Healthy Homes Standard.

If the heating that you offer is an electric heater or heat pump, then it must include an thermostat. This makes your heating more consistent and efficient. For most homes, larger fixed heating systems such as heat pumps, wood burners, pellet burners or flued gas heaters are needed. In some instances, like apartments with small spaces an electric, fixed heater could be enough.

If your main living space already has a central heating source, such as a heat pump, then it may need an update to be able to meet the standards. Certain kinds of heaters aren’t able to be used to meet the quality because they’re inefficient, unaffordable to operate and/or unhealthy to run.

Ventilation Wadestown

Each liveable space in a rental property has to have at least one opening doors or windows to offer natural airflow. Additionally, areas with high moisture areas like kitchens and bathrooms should have an venting fan outside to remove moisture.

This ventilation standard is about recognising how the dry atmosphere is less difficult to heat and the property that is properly ventilated is less likely to develop damp and mould.

Bedrooms, living rooms dining rooms, and kitchens are considered liveable areas. Connecting spaces such as the hallway aren’t considered living spaces and therefore don’t need an opening window or door.

Each window, door or the skylight needs to have the ability to open to the outside while remaining set in an opening position, allowing to circulate fresh air as well as ventilation.

All bathrooms and kitchens as well as any other space in your property with a bath, shower or cooktop, or any other humidity-generating items will require adequate extractor fans that can be vented to the outdoors. This Healthy Homes Assessment service will verify that there is enough ventilation throughout the living spaces with the right extractor fan in high moisture areas.

Insulation Wadestown

The insulation of the ceiling and underfloor is required for all rent homes since July 1, 2019. All landlords and property managers must make sure that the insulation is up to this new quality. In some cases, old ceiling insulation as well as insulation within the sub floor space may require to be replaced or replaced.

A house that is well-insulated will help to control condensation and lower the chance of mould and damp, and also makes more easy to the household to retain heat.

Insulation requirements to be in compliance with the R-values for your area

The "R" signifies thermal resistance, and it is a measurement of how well insulation is able to resist heat flow. The more high the R-value, better the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – The rest part of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 (underfloor R 1.3

Wadestown Moisture Ingress & Drainage

Protecting your rental property from dampness isn’t just about the inside; you have to ensure there is somewhere for surface and ground water to go, and also stop it from getting into the building. When it is about damp and water, it’s frequently what you don’t see that can cause a lot of trouble and end up causing damage to your investment and harming your tenant’s health.

Rental properties need to be equipped with effective drainage to get rid of the stormwater and surface waters, and ground water. This includes the proper outfall or runoff. Making sure that water has a proper place to go, and it isn’t allowed to remain beneath structures is a crucial aspect of keeping your property dry.

Alongside a drainage system to avoid moisture ingress, if your property has an enclosed space between floorboards and soil, a ground-water barrier must be constructed if it’s reasonably practicable to install it.

A ground moisture barrier is typically a polythene sheet laid over the ground to prevent any moisture in the ground from getting into the home. It also helps prevent moisture damage to the underfloor insulation.
