Unreasonable Gaps & Holes

Draught Stopping Wadestown

Draughts are a major cause of lower temperatures in homes. A damp house costs more to heat, resulting in wasted energy and increased bills.

If a draught can be perceived as a result of gaps or holes, it needs to be closed.

What are unreasonable gaps or holes?

If you can feel external air getting in, or see an unobstructed draught coming out of a hole or gap and you can feel it, it is probably a gap or hole that needs sealing in some way. Cracks and gaps that are large should be fixed permanently. Cracks that are greater than 3mm and let air into or out within the house need sealing. In the case of an open fireplace isn’t in use it could cause draughts, and should be sealed off. Property managers and landlords are responsible for making sure that such draughts are squelched whenever imaginable.

There is no need to block up intentional gaps or holes that are part of the building. For example, tiny gaps around windows and doors could be necessary to allow for movement within the structure as the house is heated and cools to allow them to be opened and closed rather than sticking. We will test all windows and doors in the Healthy Homes assessment of your rental property.

Proper heating is important for healthy houses

Heating Wadestown

Wadestown rental properties must have a fixed source of heating that can warm the living space to a minimum of 18degC, even on the winter coldest days. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being and mental wellbeing.

The source of heating needs to remain fixed (i.e. not portable) and at least 1.5 Kilowatts in heating capacity and have the minimum required heating capacity for the main living space. The Heating Assessment Tool can be used to determine whether the fixed heater(s) are sufficient or if you’ll need to top up by adding a second heater. Open fires and unflued combustion heaters such as the portable LPG bottle heaters aren’t considered to be suitable heating options for those following the Healthy Homes Standard.

If the heating that you provide is an electric heater or heat pump, it requirements to have a thermostat. This makes the heating more uniform and effective. In most houses, larger fixed heating devices such as heat pumps, wood burners, pellet burners or flued gas heaters will be required. In some instances, like small apartment buildings the smaller fixed electric heater may suffice.

If your living space is already equipped with a fixed heating source such as a heat pump, then it could require an upgrade in order to comply with the standards. Certain kinds of heaters cannot be utilised to meet the quality since they’re either expensive, inefficient and/or unsafe to run.

Each living space within a rental property must include at least one open window or exterior door to provide natural ventilation. Additionally, areas with high moisture areas such as kitchens or bathrooms must have a suitable externally vented extractor fan to eliminate moisture.

The ventilation standard is all about recognising how dry air will be less difficult to heat and heat, and a property that is well ventilated will be less prone to developing damp and mould.

Bedrooms, living rooms, dining rooms, and kitchens are considered liveable areas. Connecting spaces like the hallways are not liveable and don’t need an opening window or door.

Every window, door or the skylight needs at least to open to the outside, and stay fixed in an open position, allowing to circulate fresh air as well as ventilation.

The bathrooms in all kitchens as well as any other space in your home with a bath, shower, cooktop or other high humidity-generating items will require suitable extractor fans which are vented out to the outside. We offer a Healthy Homes Assessment service will ensure that there is sufficient ventilation in each livable space and will also check for the proper extractor fans for areas that are high in moisture.

The "R" stands for thermal resistance, and is a measure of how well insulation is able to resist heat flow. The more high the R-value, more effective the insulation.

Wadestown Moisture Ingress & Drainage

Making sure your rental property is protected from moisture isn’t just about what’s inside the building but you must ensure there is somewhere for surface, rain as well as groundwater to move, and stop it from coming inside. When it is damp and moisture, it is typically not apparent that it could be a huge problem, causing damage to your investment as well as harming the tenant’s health.

Rental properties must be equipped with effective drainage to eliminate floodwaters, surface water, and ground water, including an appropriate runoff or outfall. Making sure the water has a proper place to go and that it can’t linger underneath the buildings is a vital aspect of making sure your property is dry.

In addition to the drainage system that will prevent moisture ingress, if your rental is enclosed between your flooring and ground, a ground moisture barrier must be put in place when it is reasonably practicable to install it.

An underground moisture barrier typically an insulating sheet of polythene laid over the ground, in order to block any moisture that is present in the ground from rising into the property. It also helps in preventing any damage to your underfloor insulation.
