Healthy homes are important

What is the reason Healthy Homes Compliance So Important?

One in three households from New Zealand and Wadestown, and research suggests that rental houses are most likely to be colder, older, have less efficient heating and tend to be of poorer quality than the houses of owners.

Cold, damp and mouldy houses are linked to negative health results, specifically for illnesses such as colds and asthma, as well as cardiovascular diseases. Additionally, those who have reported four or more key housing quality problems frequently have less satisfaction in their lives and lower mental wellbeing.

The improvement in the standard of Wadestown rental property will allow tenants to enjoy improved mental and physical health and reduce the disturbance to learning, work and living due to illness. Your investment will also be better protected from mildew, mould and damp damage, meaning lower costs for maintenance in the long-term.

Unreasonable Gaps & Holes

Draught Stopping Wadestown

Draughts are a major cause of low temperatures inside households. A humid house costs more to heat, which means wasting energy and incurring higher costs.

If a draught could be felt from unreasonable gaps or holes, it needs to be sealed.

What are unreasonable gaps and holes?

If you are able to feel external air getting in, or see a clear draught from a gap or hole, then it’s probably a gap or crack that requirements sealing in some way. Cracks and gaps that are large should be sealed permanently. Gaps greater than 3mm that allow air to enter or exit from your home require to be sealed. For instance, if an open fireplace isn’t in use it can create draughts. This should be shut off. Property managers and landlords are accountable for making sure that draughts from the fireplace are removed in the maximum extent imaginable.

There is no need to block holes or gaps in the building. For instance, small gaps around doors and windows could be required to allow for the movement of the structure as the house heats and cools, in order to let them be closed and opened rather than being stuck. We will test all windows and doors in the Healthy Homes assessment of your rental property.

Adequate heaters are crucial for well-being homes

Heating Wadestown

Rental properties in Wadestown must have a fixed source of heat that can heat the main or largest living space to a minimum of 18degC, even on the coldest days of the year. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical well-being and mental wellbeing.

The source of heating requirements to remain fixed (i.e., not portable) with at least 1.5 kW in heating capacity, and it must have the minimum heating capacity needed to heat the living space in general. A Heating Assessment Tool could be used to determine if your current installed heater(s) are adequate or if you’ll need to "top-up" with an additional heater. Open fires as well as unflued combustion heaters such as the portable LPG bottle heaters are not considered acceptable heating options in the Healthy Homes Standard.

If the heating that you offer is an electric heater or heat pump then it must be equipped with an thermostat. This will help make the heating more uniform and effective. For the majority of homes, bigger fixed heating equipment like heat pumps, wood burners pellet burners, flued gas heaters are necessary. In certain situations, like small apartment buildings an electric, fixed heater could be enough.

If the living area already has a fixed heating source such as an air conditioner, it might need an update to meet the standards. Certain types of heaters cannot be utilised to meet the quality because they’re inefficient, unaffordable to operate or are unsafe to operate.

Ventilation Wadestown

Each living space within a rental property must contain at minimum one open windows or an exterior door to provide natural ventilation. Furthermore, moist areas such as kitchens or bathrooms should be equipped with an venting fan outside to remove moisture.

A ventilation standard is about recognising the fact that the dry atmosphere is more easy to heat and that the property that is properly ventilated will be less prone to developing mould and damp.

Bedrooms, living rooms, kitchens and dining rooms are all considered living spaces. Connecting spaces such as the hallway aren’t liveable , and thus do not require an opening door or window.

Each door, window or Skylight needs at least to open to the outside, but remain fixed in an open position in order to allow ventilation and fresh air air flow.

Bathrooms, kitchens, and any other area in your home that has shower, bath and cooktop or another moisture-producing item will require suitable extractor fans that can be vented out to the outside. The Healthy Homes Assessment service will make sure there is sufficient air circulation in every living space that includes extractor fans that are suitable in areas with high moisture.

Insulation Wadestown

The insulation of the ceiling and underfloor is required on all rental houses as of July 1st, 2019. All landlords and property managers are required to ensure that the insulation meets current standard. In certain situations, the old ceiling insulation as well as insulation within the subfloor space may need to be added or replaced.

A house that is well-insulated can reduce condensation and lessen the likelihood of mould and dampness, and will also make more easy for the home to retain warmth.

Insulation needs to be in compliance with the R-values that are appropriate for your region.

The "R" stands for thermal resistance, and is a measure of how well the insulation resists heat flow. The greater the R-value, the better the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – all of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 below floor R 1.3

Wadestown Moisture Ingress & Drainage

Protecting your rental property from moisture isn’t just about the interior of the building; you have to make sure there is somewhere for rain, surface and ground water to go, and also stop it from getting into the building. When it is damp and moisture, it is usually not apparent that it can cause a lot of trouble, causing damages to your investment and harming the tenant’s health.

Rental properties require to be equipped with efficient drainage to get rid of the stormwater and surface waters, and ground water, which includes the proper outfall or runoff. Making sure that water is able to go and that it can’t linger underneath the buildings is an essential part of making sure your property is dry.

Alongside a drainage system to prevent moisture ingress, if your apartment has an enclosed gap between floorboards and the ground, a ground water barrier must be put in place when it’s reasonably practicable to do so.

Ground moisture barriers are typically made of polythene and is laid on top of the ground to stop any moisture from the ground from getting into the building. It also helps prevent any damage to your underfloor insulation.
