Healthy homes are important

What are the reasons why Healthy Homes Compliance So Important?

Around 1 in 3 households rent from New Zealand and Wadestown, and research indicates that rental houses are likely to be colder, older, have less effective heating and tend to be of poorer quality than the houses of owners.

Moldy, damp and cold homes can have negative health outcomes, particularly illnesses such as colds and asthma, as well as cardiovascular issues. In addition, people who experience four or more key housing quality problems frequently have lower levels of satisfaction with life and a decrease in psychological well-being.

The improvement in the standard of Wadestown rental property can help tenants enjoy better mental and physical health, and lessen the interruption to learning, work and daily life because of illness. Your investment is also better protected from mildew, mould and damp damages, which means lower maintenance costs in the long run.

The Healthy Homes Standards are a set of specific and minimal standards for Heating, Insulation, Ventilation, Moisture Ingress and Drainage, as well as Draught-stopping on Wadestown rental properties.

Unreasonable Gaps & Holes

Draught Stopping Wadestown

Draughts may lead to lower temperatures in homes. A damp house is more expensive to heat, which means wasting money and energy.

If a draught can be noticed from gaps that are not adequate or holes or holes, it needs to be closed.

What are unjustifiable gaps or holes?

If you are able to feel external air getting in, or see a clear draught out of a hole or gap, then it’s most likely a gap or hole which needs sealing in somehow. Large gaps and cracks should be sealed permanently. Any gaps greater than 3mm that allow air to enter or exit within the house need seals. For example, if an open fireplace isn’t in use it can create draughts. This should be sealed from. Landlords and property managers are responsible for ensuring that such draughts are squelched in the maximum extent possible.

You don’t require to block gaps or holes which are part of the building. For instance, small gaps around windows and doors could be required to allow for movement of the building as the household gets warmer and cooler, so that they can still be closed and opened instead of than sticking. We will inspect all windows and doors during the Healthy Homes assessment of your rental property.

A good heating system is important to ensure well-being homes

Heating Wadestown

Wadestown rental properties need to have a stable source of heat that can heat the principal or the biggest living space to a minimum of 18degC, even during the coldest days of the year. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being and mental wellbeing.

The heating source requirements to be fixed (i.e. not portable) with at minimum 1.5 kW of heating capacity, and must meet the minimum heating capacity needed to heat the living space in general. A Heating Assessment Tool could be used to check if the existing permanent heater(s) are sufficient or if you’ll require to "top up" by adding a second heater. Open fires as well as unflued combustion heaters like the portable LPG bottle heaters aren’t considered acceptable heating options for The Healthy Homes Standard.

If the heating you offer is an electric heater or heat source, it requirements to have a thermostat. This will help make the heating more uniform and effective. For the majority of houses, bigger heaters that are fixed, such as heat pumps, wood burners pellet burners, flued gas heaters are necessary. However, in certain instances such as small apartments an electric, fixed heater could be enough.

If your living space is already equipped with a fixed heating source, like the heat pump, it might need an upgrade to make sure it meets the requirements. Certain kinds of heaters cannot be utilised to meet the standard as they are either expensive, inefficient and/or unhealthy to run.

Each liveable space in a rental home must have at least one opening door or window to provide natural airflow. In addition, humid areas such as kitchens or bathrooms must have a suitable externally vented extractor to get rid of moisture.

Living rooms, bedrooms, dining rooms, and kitchens are all considered living spaces. Connecting spaces like the hallways are not living spaces and therefore are not need an opening window or door.

Each window, door , or Skylight needs to be able to open to the outside while remaining at an open angle to allow ventilation and fresh air ventilation.

The bathrooms in all kitchens and any other area in your property with shower, bath or cooktop, or any other moisture-producing item will require suitable extractor fans that can be vented towards the outside. Our Healthy Homes Assessment service will verify that there is enough air circulation in every living space and will also check for the proper extractor fans in areas of high moisture.

Insulation Wadestown

The insulation of the ceiling and underfloor is a requirement to all rental houses since 1 July 2019. Property managers and landlords have to make sure that the insulation is in line with standards that are in line with the latest quality. In some instances, existing ceiling insulation or insulation in the subfloor space may need to be topped up or replaced.

A well-insulated property will reduce the risk of condensation and lessen the likelihood of dampness and mould, as well as making much easier to allow the household to keep warmth.

Insulation needs to be in compliance with the R-values for your area

The "R" refers to thermal resistance, and it is a measurement of how well the insulation is able to resist heat flow. The more high the R-value, higher the standard of insulation.

Wadestown Moisture Ingress & Drainage

Keeping your rental property safe from moisture isn’t just about what’s inside the building It’s about having to make sure there is somewhere for surface, rain or ground water, and to prevent it from getting inside. When it concerns damp and moisture it’s typically those things that you aren’t aware of that could be a huge problem that can cause damages to your investment and affecting the tenant’s well-being.

Rental properties must have effective drainage for the removal of storm water, surface water, and groundwater, with the proper outfall or runoff. Making sure the water is able to go, and also that it doesn’t get sucked into buildings is a vital aspect of making sure your property is dry.

Alongside an irrigation system to stop water ingress, if the rental has an enclosed gap between floorboards and surface, a ground moisture barrier must be constructed if it’s reasonably practicable to install it.

Ground moisture barriers are typically an insulating sheet of polythene laid over the ground, to block any moisture present in the ground from rising into the home. It also assists in preventing any damage to your underfloor insulation.
