Unreasonable Gaps & Holes

Draughts are a major cause of less temperature in homes. A cold house costs more to heat, which completed jobs in wasting energy and resulting in higher bills.

If a draught is felt from unreasonable gaps or holes, it needs to be sealed.

What are the most unreasonable gaps or holes?

If you can feel external air coming in or the air is clear from a hole or gap, then it is likely a crack or an opening that needs sealing in somehow. Large cracks and gaps should be fixed permanently. Any gaps greater than 3mm that allow air to enter or exit of your house require sealing. In the case of an open fireplace isn’t being used, it may cause draughts and must be sealed from. Landlords and property managers are responsible for ensuring such draughts are eliminated as far as imaginable.

You don’t require to block up intentional gaps or holes which are part of the building. For instance, small gaps around doors and windows might be necessary to allow for the movement of the building when the household gets warmer and cooler, so that they are able to be closed and opened rather than securing. We will check the windows and doors as part of our Healthy Homes assessment of your rental property.

For the majority of homes, bigger fixed heating equipment like wood burners, heat pumps pellet burners, flued gas heaters are needed. In some instances, like apartments with small spaces, a smaller fixed electric heater could be enough.

If your main living space already has a central heating source, like an air conditioner, it could require some additional energy to meet the standards. Wadestown Moisture Ingress & Drainage

Protecting your rental property from the effects of moisture isn’t just a matter of the interior of the building; you have to ensure there is somewhere for surface and underground water to flow, and also stop it from getting inside. When it concerns damp and moisture it is often what you don’t see that could be a huge problem that can cause damage to your investment as well as harming the tenant’s health.

Rental properties should be equipped with effective drainage to eliminate floodwaters, surface water and ground water, including an appropriate outfall or runoff. Making sure that water is able to go, and it isn’t allowed to remain beneath buildings is an essential part of maintaining your property’s dry.

In addition to a drainage system to prevent moisture from entering, if your property has an enclosed space between your floor and surface, a ground moisture barrier must be put in place when it’s reasonably practicable to do so.

A ground moisture barrier is typically an insulating sheet of polythene laid over the ground to prevent any moisture present in the ground from rising into the building. It also helps to prevent any damage to your underfloor insulation.
