Unreasonable Gaps & Holes

Draught Stopping Wadestown

Draughts may lead to low temperatures inside houses. A cold house will cost more to heat, which results in wasting money and energy.

If a draught is noticed from gaps that are not adequate or holes that it needs to be sealed.

What are the most unreasonable gaps or holes?

If you can feel external air entering or the air is clear out of a hole or gap that is, it’s likely a crack or hole which requirements sealing in the way you can. Cracks and gaps that are large should be sealed permanently. Cracks that are greater than 3mm and allow air in or out of the home need sealing. For example, if an open fireplace is not in use, it may cause draughts and should be shut from. Landlords and property managers are accountable for ensuring that draughts from the fireplace are removed as far as possible.

There is no need to cover up gaps or holes that are part of the building. For example, tiny gaps around windows and doors could be necessary to allow for movement of the building when the home gets warmer and cooler, so that they can still be opened and closed rather instead of being stuck. We will inspect every window and door during your Healthy Homes assessment of your rental property.

Heating Wadestown

Wadestown rental properties need to have a stable source of heat that can heat the main or largest living space to a minimum of 18 degrees Celsius, even on the winter coldest days. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being as well as their mental health.

The heating source needs to be fixed (i.e. not portable), at minimum 1.5 Kilowatts in heating capacity, and must meet the minimum required heating capacity for the main living space. A Heating Assessment Tool may be used to determine whether the fix heater(s) are adequate or whether you will require to ‘top up’ by adding a second heater. Fires that are open and unflued heaters such as small portable LPG bottle heaters aren’t considered to be safe heating options for the Healthy Homes Standard.

If the heating you provide is an electric heater or heat source, it must include an thermostat. This will help make the heating more consistent and effective. For the majority of houses, bigger fixed heating devices such as wood burners, heat pumps pellet burners, flued gas heaters will be required. However, in some cases such as small apartments an electric, fixed heater may suffice.

If the main living room is already equipped with a fixed heating source, like the heat pump, it might require an update to ensure it meets the requirements. Certain kinds of heaters aren’t able to be used to comply with the quality as they are either costly, not cost-effective to run, or are unsafe to operate.

Ventilation Wadestown

Each liveable space in the rental property should have at least one openable doors or windows to provide natural ventilation. Additionally, areas with high moisture areas such as kitchens or bathrooms should have an externally vented extractor fan that can take moisture away.

It is the ventilation standard is all about understanding the fact that the dry atmosphere is more easy to heat and the property that is properly ventilated is less likely to grow mould and damp.

Bedrooms, living rooms dining rooms, and kitchens are considered liveable spaces. Connecting spaces like the hallway aren’t considered liveable and therefore do not require an opening window or door.

Each window, door , or skylight requirements to have the ability to open up to the outside, and stay set in an opening position in order to allow the circulation of fresh air and air flow.

All bathrooms and kitchens and any other area in your house that houses shower, bath and cooktop or another humidity-generating items will require adequate extractor fans that vent to the outdoors. The Healthy Homes Assessment service will verify that there is enough ventilation in every living space that includes extractor fans that are suitable in areas of high moisture.

Insulation Wadestown

Insulation for underfloor and ceilings has been compulsory for all rent houses since 1 July 2019. Property managers and landlords are required to make sure that the insulation is in line with standards that are in line with the latest quality. In some cases, old ceiling insulation as well as insulation within the sub floor space may need to be added or replaced.

A properly insulated home will help to control condensation, and decrease the risk of dampness and mould, and will also make it easier to the house to hold warmth.

Insulation needs to meet the R-values required for your area

The "R" is a symbol for thermal resistance and is a gauge of how well the insulation is able to resist heat flow. The greater the R-value, the higher the standard of insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – The rest of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3, underfloor R 1.3

Wadestown Moisture Ingress & Drainage

Making sure your rental property is protected from moisture isn’t just about the inside of the building It’s about having to make sure there is somewhere for surface and ground water to go and prevent it from getting into the building. When it is damp and moisture, it is often not apparent that it can become a big problem and end up causing damage to your investment and harming your tenant’s well-being.

Rental properties must be equipped with efficient drainage to eliminate the stormwater and surface waters and ground water. This includes an appropriate runoff or outfall. Making sure the water has a proper place to go, and that it can’t linger underneath the buildings is an essential part of maintaining your property’s dry.

In addition to a drainage system to prevent water ingress, if the property has an enclosed space between your flooring and ground, a ground water barrier should be put in place if it’s reasonably practicable to install it.

Ground moisture barriers are typically a sheet of polythene that is placed over the ground to prevent any moisture present in the ground from entering the structure. It also helps to prevent any damage to your underfloor insulation.
