Unreasonable Gaps & Holes

Draught Stopping Wadestown

Draughts can lead to lower temperatures in homes. A cold house is more expensive to heat, meaning wasting energy and incurring higher costs.

If a draught could be felt from unreasonable gaps or holes that it requirements to be sealed.

What are unjustifiable gaps or holes?

If you are able to feel external air flowing in or an unobstructed draught coming from a hole or gap, then it is likely a crack or hole which needs sealing in any way. Cracks and gaps that are large should be fixed permanently. Gaps greater than 3mm that let air in or out into the home need sealing. For instance, if an open fireplace isn’t used it can cause draughts and should be sealed off. Property managers and landlords are accountable for making sure such draughts are eliminated whenever possible.

There is no need to block up intentional holes or gaps in the building. For instance, small gaps around windows and doors may be required to allow for movement of the building as the house gets warmer and cooler, in order to let them be closed and opened rather than sticking. We will check every window and door as part of the Healthy Homes assessment of your rental property.

Adequate heaters are important to ensure well-being houses

Heating Wadestown

Rental properties in Wadestown should have a permanent heating source that is able to heat the principal or the biggest living space to at least 18degC, even on the coldest winter days. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical health and mental wellbeing.

The source of heat needs to be fixed (i.e., not portable) and at minimum 1.5 Kilowatts in heating capacity, and it must have the minimum heating capacity needed for the main living room. A Heating Assessment Tool may be used to determine whether the installed heater(s) are adequate or if you’ll need to ‘top up’ with a new heater. Open fires as well as unflued combustion heaters, such as portable LPG bottle heaters are not considered acceptable heating options in The Healthy Homes Standard.

If the heating you provide is electric heating or heat pump, it should include an thermostat. This makes the heating more uniform and efficient. In most houses, larger fixed heating devices such as heat pumps, wood burners, pellet burners or flued gas heaters are needed. In certain situations, like small apartment buildings, a smaller fixed electric heater may suffice.

If your main living space already has a permanent heating source such as the heat pump, it might need some additional energy to be able to meet the standards. Certain kinds of heaters cannot be used to comply with the quality since they’re either costly, not affordable to run, and/or unsafe to run.

Ventilation Wadestown

Every living space of a rental property must include at least one open doors or windows to offer natural airflow. Furthermore, moist areas like kitchens and bathrooms must have a suitable externally vented extractor to remove moisture.

A ventilation quality is all about recognising that the dry atmosphere is more easy to heat and heat, and the property that is properly ventilated will be less prone to developing mould and damp.

Bedrooms, living rooms, dining rooms, and kitchens are considered to be liveable spaces. Spaces that connect, such as the hallways are not liveable and therefore are not require an opening window or door.

Each window, door , or the skylight needs to have the ability to open to the outside, but remain at an open angle in order to allow ventilation and fresh air air flow.

Bathrooms, kitchens, and every other room of your house that houses shower, bath cooker or any other moisture-producing item will need appropriate extractor fans which are vented to the outdoors. This Healthy Homes Assessment service will check that there is adequate ventilation in each livable space and will also check for the proper extractor fans in high moisture areas.

Insulation Wadestown

Insulation for underfloor and ceilings is a requirement to all rental houses as of July 1st, 2019. All landlords and property managers have to make sure that the insulation is in line with this new standard. In some instances, an existing insulation on the ceiling or in the sub floor space may require to be added or replaced.

A properly insulated home will help to control condensation and lessen the likelihood of mould and dampness as well as making more easy to allow the home to hold heat.

Insulation needs to meet the R-values for your area

The "R" refers to thermal resistance, and is a gauge of how well insulation is able to resist heat flow. The more high the R-value, higher the quality of insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9, underfloor R 1.3
  • Zone 2 – the remainder area of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 below floor R 1.3

Wadestown Moisture Ingress & Drainage

Protecting your rental property from water damage isn’t only about the interior of the building it’s also about the outside. You must make sure there is somewhere for surface and ground water to go, and to prevent it from getting inside. When it is about damp and water, it’s frequently what you don’t see that could be a huge problem and end up causing the property to suffer and harming the tenant’s well-being.

Rental properties must have effective drainage for the removal of storm water, surface water, and ground water, which includes an appropriate outfall or runoff. Making sure that the water is able to go and that it isn’t allowed to remain beneath buildings is a vital aspect of maintaining your property’s dry.

In addition to an irrigation system to stop the ingress of moisture, if your property has an enclosed space between floorboards and ground, a ground moisture barrier must be put in place when it is reasonably practicable to do so.

A ground moisture barrier is typically a polythene sheet laid over the ground to stop any moisture in the ground from entering the building. It also helps prevent from causing damage to the flooring insulation.
