Unreasonable Gaps & Holes

Draught Stopping Vogeltown

Draughts may lead to low temperatures inside houses. A damp house is more expensive to heat, resulting in wasted energy and resulting in higher bills.

If a draught can be noticed from gaps that are not adequate or holes, it needs to be sealed.

What are unjustifiable gaps or holes?

If you are able to feel external air entering or the sound of a clear draught emanating from a gap or hole that is, it’s likely to be a gap or an opening that needs sealing in the way you can. Large cracks and gaps should be sealed permanently. Gaps greater than 3mm that let air in or out from the house need the sealing. For instance, if an open fireplace isn’t in use it could cause draughts, and must be sealed off. Property managers and landlords are accountable for making sure such draughts are eliminated as far as imaginable.

You don’t need to block gaps or holes in the construction. For instance, small gaps around doors and windows could be necessary to allow for movement within the building when the home heats and cools, so that they can still be opened and closed rather than sticking. We will check all windows and doors in our Healthy Homes assessment of your rental property.

Heating Vogeltown

Rental properties in Vogeltown must have a fixed source of heat that can heat the principal or the biggest living room to at least 18degC, even on the coldest winter days. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heat needs to remain fixed (i.e. not portable) that is, at least 1.5 horsepower in capacity, and meet the minimum capacity for heating required for the main living room. A Heating Assessment Tool can be used to determine whether your current permanent heater(s) are adequate or if you’ll need to top up with an additional heater. Open fires as well as unflued combustion heaters like portable LPG bottle heaters are not considered to be suitable heating options for those following the Healthy Homes Standard.

If the heating that you provide is electric heating or heat source, it must have the thermostat. This will help make the heating more uniform and efficient. For most houses, larger fixed heating systems such as wood burners, heat pumps pellet burners, flued gas heaters will be required. However, in some cases like apartments with small spaces, a smaller fixed electric heater could be enough.

If your main living space already has a fixed heating source like the heat pump, it could require some additional energy to be able to meet the standards. Certain kinds of heaters aren’t able to be utilised to meet the quality because they’re inefficient, unaffordable to operate or unsafe to operate.

Insulation Vogeltown

The insulation of the ceiling and underfloor is required on all rental houses since July 1, 2019. All landlords and property managers should make sure that the insulation is in line with standards that are in line with the latest standard. In some instances, an existing insulation on the ceiling or in the sub floor space might need to be topped up or replaced.

A well-insulated house will reduce the risk of condensation and lower the chance of dampness and mould, and it will make an easier task to the house to hold warmth.

Insulation needs to be in compliance with the R-values for your area

The "R" stands for thermal resistance, and it is a measurement of how well insulation resists heat flow. The more high the R-value, better the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – the remainder of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 below floor R 1.3

Vogeltown Moisture Ingress & Drainage

Making sure your rental property is protected from the effects of moisture isn’t just a matter of the interior of the building but you must make sure there is somewhere for rain, surface or ground water, and also stop it from getting inside. When it comes to moisture and damp it is frequently those things that you aren’t aware of that could be a huge problem, causing damage to your investment and harming your tenant’s health.

Rental properties must be equipped with efficient drainage to remove the stormwater and surface waters, and ground water. This includes an appropriate outfall or runoff. Making sure that water has a location to go, and also that it can’t linger underneath the structures is a crucial aspect of maintaining your property’s dry.

Alongside the drainage system that will prevent moisture from entering, if your rental is enclosed between your flooring and soil, a ground-water barrier must be put in place when it is reasonably practicable to install it.

The ground-moisture barrier typically a polythene sheet laid over the ground, in order to block any moisture in the ground from accumulating into the building. It also helps to prevent water damage to the floor insulation.
