If a draft can be felt through gaps that are too large or holes that it requirements to be closed.

What are the most unreasonable gaps or holes?

If you are able to feel external air coming in or the sound of a clear draught emanating from a gap or hole and you are able to feel it, it is most likely a gap or hole that requirements sealing in somehow. Large cracks and gaps should be sealed permanently. Any gaps greater than 3mm that allow air to enter or exit from your house need the sealing. For example, if the open fireplace isn’t being used, it can create draughts. This should be sealed off. Landlords and property managers are responsible for ensuring that draughts from the fireplace are removed in the maximum extent possible.

There is no require to block up intentional gaps or holes which are part of the building. For instance, small gaps around doors and windows might be necessary to allow for the movement of the structure as the household is heated and cools in order to let them be shut and opened, rather than sticking. Heating Trentham

Trentham rental properties need to have a stable heating source which can warm the largest or main living space to a minimum of 18degC even on the coldest winter days. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical health and mental wellbeing.

The heating source requirements that it be permanently fixed (i.e., not portable) and at least 1.5 horsepower in capacity, and must meet the minimum capacity for heating required to heat the living space in general. A Heating Assessment Tool may be used to check if the existing permanent heater(s) are sufficient or whether you will require to "top up" with an additional heater. Unflued combustion and open fire heaters such as mobile LPG bottle heaters are not considered to be suitable heating options in The Healthy Homes Standard.

If the heating you offer is electric heating (or heat pump), it must be equipped with a thermostat. This will make the heating more uniform and effective. For most homes, larger fixed heating systems such as wood burners, heat pumps pellet burners, flued gas heaters are necessary. However, in certain instances like small apartments an electric, fixed heater may suffice.

If your living space already has a fixed heating source such as a heat pump, then it might just need an upgrade to be able to meet the standards. Certain types of heaters cannot be utilised to meet the standard because they’re costly, not affordable to run, or are unsafe to operate.

The insulation of the ceiling and underfloor has been compulsory for all rent houses as of July 1st, 2019. All landlords and property managers should ensure that the insulation meets current quality. A well-insulated house will reduce the risk of condensation and reduce the chances of mould and dampness and it will make much easier for the home to hold heat.

Trentham Moisture Ingress & Drainage

Keeping your rental property safe from moisture isn’t just about the inside but you must make sure there is somewhere for surface, rain or ground water, and stop it from coming into the building. When it concerns damp and moisture it’s frequently not apparent that it could be a huge problem that can cause damage to your investment and harming your tenant’s well-being.

Rental properties must have effective drainage for the removal of storm water, surface water, and groundwater, with an appropriate runoff or outfall. Making sure that the water has a location to go, and that it can’t linger underneath the structures is an important aspect of keeping your property dry.

In addition to a drainage system to avoid water ingress, if the rental has an enclosed gap between floorboards and the surface, a ground moisture barrier must be put in place when it is reasonably practicable to install it.

The ground-moisture barrier generally a polythene sheet laid over the ground, to block any moisture present in the ground from getting into the building. It also helps prevent moisture damage to the underfloor insulation.
