Unreasonable Gaps & Holes

Draught Stopping Totara Park

Draughts can lead to lower temperatures in houses. A draughty house will cost more to heat, which results in wasting money and energy.

If a draught is noticed from gaps that are not adequate or holes, it requirements to be closed.

What are unjustifiable gaps or holes?

If you can feel external air getting in, or see the air is clear from a crack or a gap that is, it is probably a gap or crack that requirements sealing in some way. Cracks or gaps with large gaps must be stopped permanently. Cracks that are greater than 3mm and allow air to enter or exit from the home require the sealing. In the case of an open fireplace isn’t used it can create draughts. This should be shut off. Property managers and landlords are responsible for making sure that draughts from the fireplace are removed as far as imaginable.

You don’t require to block gaps or holes that are part of the building. For instance, small gaps around doors and windows could be required to allow for movement within the building as the home gets warmer and cooler, so that they are able to be opened and closed rather than securing. We will examine the windows and doors during our Healthy Homes assessment of your rental property.

Heating Totara Park

Rental properties in Totara Park must have a fixed heating source that can warm the principal or the biggest living area to at minimum 18 degrees Celsius, even on the winter coldest days. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heating needs that it be permanently fixed (i.e., not portable) and at minimum 1.5 kW in heating capacity, and it must have the minimum heating capacity needed in the living area. The Heating Assessment Tool can be used to determine whether the installed heater(s) are sufficient or if you’ll need to "top up" by adding a second heater. Open fires and unflued combustion heaters such as portable LPG bottle heaters are not considered acceptable heating options for the Healthy Homes Standard.

If the heating that you offer is electric heating or heat source, it must have the thermostat. This will help make the heating more uniform and effective. In most homes, larger heaters that are fixed, such as heat pumps, wood burners pellet burners, flued gas heaters are required. In certain situations, like small apartment buildings the smaller fixed electric heater could be enough.

If the living area already has a central heating source like a heat pump, then it might just need an update to make sure it meets the requirements. Some types of heaters can’t be used to achieve the standard because they’re inefficient, unaffordable to operate or are unsafe to operate.

Ventilation Totara Park

Each liveable space in a rental house must have at least one opening window or exterior door to offer natural ventilation. Furthermore, moist areas like kitchens and bathrooms should have an venting fan outside to eliminate moisture.

A ventilation quality is all about recognising it is that the dry atmosphere is easier to heat, and that the property that is properly ventilated will be less prone to developing mould and damp.

Bedrooms, living spaces, kitchens, and dining rooms are all considered living spaces. Connecting spaces such as the hallways are not liveable , and thus don’t need an opening window or door.

Each door, window or skylight needs to be able of opening to the outside, but remain set in an opening position in order to allow to circulate fresh air as well as ventilation.

All kitchens and bathrooms, and any other area in your property with shower, bath and cooktop or another humidity-generating items will require appropriate extractor fans that vent to the outdoors. Our Healthy Homes Assessment service will make sure there is sufficient ventilation in each livable space that includes extractor fans that are suitable in areas of high moisture.

Insulation Totara Park

Ceiling and underfloor insulation is a requirement to all rental houses from 1 July 2019. All landlords and property managers have to ensure that the insulation meets current standard. In some cases, old ceiling insulation as well as insulation within the subfloor space may require to be topped up or replaced.

A house that is well-insulated will help to control condensation and lessen the likelihood of mould and dampness, and will also make more easy to allow the household to retain warmth.

Insulation needs to meet the R-values for your area

The "R" signifies thermal resistance and is a gauge of how well insulation withstands heat flow. The greater the R-value, the more effective the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – the remainder of the North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 (underfloor R 1.3

Totara Park Moisture Ingress & Drainage

Protecting your rental property from the effects of moisture isn’t just a matter of the inside it is also about the outside. You must ensure there is somewhere for rain, surface or ground water and to prevent it from getting into the building. When it is about damp and water, it’s often those things that you aren’t aware of that could become a major issue that can cause the property to suffer and harming your tenant’s health.

Properties that are rented must have efficient drainage for the removal of the stormwater and surface waters and ground water, which includes an appropriate outfall or runoff. Making sure the water has a proper place to go and that it doesn’t get sucked into buildings is a vital aspect of maintaining your property’s dry.

Alongside a drainage system to prevent moisture ingress, if your rental has an enclosed gap between your floor and ground, a ground water barrier should be put in place if it’s reasonably practicable to install it.

Ground moisture barriers are typically a sheet of polythene that is placed over the ground, in order to block any moisture in the ground from getting into the building. It also helps prevent water damage to the floor insulation.
