Unreasonable Gaps & Holes

Draught Stopping Totara Park

Draughts can lead to lower temperatures in households. A humid house costs more to heat, which means wasting money and energy.

If a draught can be noticed from gaps that are not adequate or holes the area needs to be closed.

What are the most unreasonable gaps or holes?

If you can feel external air getting in, or see the sound of a clear draught emanating from a gap or hole that is, it is most likely a gap or hole that needs sealing in somehow. Large gaps and cracks should be sealed permanently. Cracks that are greater than 3mm and allow air in or out of the home need sealing. In the case of an open fireplace is not in use, it can create draughts. This should be shut from. Landlords and property managers are accountable for making sure that such draughts are squelched in the maximum extent imaginable.

There is no need to cover up holes or gaps in the building. For instance, small gaps around doors and windows may be required to allow for the movement of the building as the home is heated and cools in order to let them be closed and opened rather than securing. We will check all doors and windows as part of an Healthy Homes assessment of your rental property.

Heating Totara Park

Totara Park rental properties require a reliable source of heating that can warm the principal or the biggest living area to at minimum 18degC, even during the coldest winter days. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being and mental outlook.

The heating source requirements for it to be permanent (i.e., not portable) that is, at least 1.5 kW in heating capacity, and must meet the minimum heating capacity needed in the living area. A Heating Assessment Tool could be used to determine if your current installed heater(s) are sufficient or if you’ll require to ‘top up’ with a new heater. Unflued combustion and open fire heaters like small portable LPG bottle heaters are not considered to be suitable heating options under The Healthy Homes Standard.

If the heating system you offer is an electric heater or heat source, it must be equipped with the thermostat. This will help make your heating more consistent and effective. For the majority of homes, bigger fixed heating devices such as wood burners, heat pumps pellet burners, flued gas heaters will be required. However, in certain instances such as small apartments, a smaller fixed electric heater might be enough.

If the main living room already has a central heating source such as an air conditioner, it might just require an upgrade in order to comply with the standards. Certain kinds of heaters aren’t able to be used to achieve the standard because they’re costly, not affordable to run, or unsafe to operate.

When it is about damp and water, it’s usually the concerns you don’t notice that can cause a lot of trouble that can cause damage to your investment and harming the tenant’s well-being.

Rental properties must be equipped with efficient drainage for the removal of rainwater, storm water and ground water, including an appropriate outfall or runoff. Making sure that the water is able to go, and also that it can’t linger underneath the buildings is an essential part of keeping your property dry.

Alongside an irrigation system to stop the ingress of moisture, if your rental has an enclosed gap between your floor and the ground, a ground moisture barrier must be installed if it’s reasonably practicable to do so.

A ground moisture barrier is typically a sheet of polythene that is placed over the ground, to block any moisture from the ground from entering the home. It also helps to prevent from causing damage to the flooring insulation.
