Proper heating is important for healthy homes

Heating Totara Park

Totara Park rental properties should have a permanent heating source that can warm the main or largest living room to at least 18degC, even during the coldest days of the year. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heating needs that it be permanently fixed (i.e. not portable) and at minimum 1.5 kW in heating capacity and have the minimum requirement for heat capacity for the main living room. The Heating Assessment Tool can be used to determine whether the existing fixed heater(s) are sufficient or if you’ll require to ‘top up’ with a new heater. Open fires and unflued combustion heaters, such as mobile LPG bottle heaters aren’t considered to be acceptable heating options under those following the Healthy Homes Standard.

If the heating you provide is electric heating (or heat pump), it needs to include a thermostat. This makes the heating more uniform and efficient. For most homes, larger fixed heating systems such as heat pumps, wood burners pellet burners, flued gas heaters are required. In some instances, like small apartments small apartments, a smaller electric fixed heater could be enough.

If your living space is already equipped with a fixed heating source like heat pumps, it might just require an upgrade in order to comply with the standards. Certain kinds of heaters cannot be used to meet the standard because they’re inefficient, unaffordable to operate or are unsafe to operate.

Ventilation Totara Park

Each liveable space in the rental property should include at least one open doors or windows to offer natural ventilation. Additionally, areas with high moisture areas such as kitchens and bathrooms should be equipped with an externally vented extractor to remove moisture.

It is the ventilation quality is about recognising that dry air is less difficult to heat and a well ventilated rental property is less likely to be a victim of damp and mould.

Bedrooms, living rooms dining rooms, and kitchens are considered liveable areas. Spaces that connect, such as the hallway are not considered living spaces and therefore do not require an opening window or door.

Every window, door or skylight needs to be able to open up to the outside, but remain fixed in an open position, allowing ventilation and fresh air air flow.

All kitchens and bathrooms, and any other area in your home with shower, bath or cooktop, or any other moisture generating item will need appropriate extractor fans that are vented towards the outside. Our Healthy Homes Assessment service will make sure there is sufficient ventilation throughout the living spaces, including suitable extractor fans for areas that are high in moisture.

Insulation Totara Park

The insulation of the ceiling and underfloor is a requirement to all rental homes since July 1, 2019. Property managers and landlords must make sure that the insulation is up to standards that are in line with the latest quality. In certain situations, the old ceiling insulation as well as insulation within the sub floor space may need to be filled with or replaced.

A properly insulated home can reduce condensation and lower the chance of dampness and mould, and also makes it easier to allow the house to hold warmth.

Insulation needs to meet the R-values for your area

The "R" stands for thermal resistance, and is a measure of how well the insulation resists heat flow. The more R-value is higher, the more effective the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – the rest of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 (underfloor R 1.3

Totara Park Moisture Ingress & Drainage

Making sure your rental property is protected from water damage isn’t only about what’s inside the building; you have to ensure there is somewhere for surface, rain as well as groundwater to move and to prevent it from getting inside. When it is about damp and water, it’s usually not apparent that it could become a major issue and end up causing damages to your investment and harming the tenant’s health.

Rental properties should be equipped with effective drainage to get rid of storm water, surface water, and groundwater, with an appropriate runoff or outfall. Making sure the water has a location to go, and it doesn’t get sucked into buildings is a vital aspect of keeping your property dry.

Alongside the drainage system that will prevent the ingress of moisture, if your property has an enclosed space between the floor and soil, a ground-water barrier must be installed if it’s reasonably practicable to install it.

A ground moisture barrier is typically a sheet of polythene that is placed over the ground to prevent any moisture that is present in the ground from getting into the structure. It also assists in preventing from causing damage to the flooring insulation.
