Unreasonable Gaps & Holes

Draught Stopping Thorndon

Draughts can lead to dropping temperatures within houses. A humid home is more expensive to heat, which results in wasting money and energy.

If a draught could be felt from unreasonable gaps or holes that it requirements to be sealed.

What are unreasonable gaps or holes?

If you are able to feel external air flowing in or the sound of a clear draught emanating from a crack or a gap or crack, then it is probably a gap or crack that needs sealing in the way you can. Cracks and gaps that are large should be sealed permanently. Cracks that are greater than 3mm and let air into or out within the house require seals. For example, if the open fireplace isn’t used it can cause draughts and should be blocked from. Landlords and property managers are responsible for making sure such draughts are eliminated as far as possible.

There is no require to cover up gaps or holes which are part of the construction. For instance, small gaps around windows and doors could be required to allow movement of the building as the house is heated and cools to allow them to be closed and opened rather than securing. We will check every window and door during your Healthy Homes assessment of your rental property.

Adequate heaters are crucial for healthy homes

Heating Thorndon

Rental properties in Thorndon need to have a stable heating source that can warm the main or largest living space to at least 18 degrees Celsius, even on the most coldest days of the year. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical health and mental well-being.

The source of heating requirements that it be permanently fixed (i.e. not portable) and at least 1.5 kW of heating capacity, and it must have the minimum required heating capacity for the main living room. A Heating Assessment Tool could be used to determine whether your current permanent heater(s) are sufficient or if you’ll require to ‘top up’ with a new heater. Open fires and unflued combustion heaters, such as small portable LPG bottle heaters are not considered acceptable heating options in The Healthy Homes Standard.

If the heating that you offer is an electric heater (or heat pump), it requirements to include an thermostat. This will make your heating more consistent and effective. In most houses, larger fixed heating equipment like wood burners, heat pumps, pellet burners or flued gas heaters are necessary. In certain situations, such as small apartments an electric, fixed heater could be enough.

If the living area is already equipped with a fixed heating source such as a heat pump, then it might need a top up to meet the standards. Certain kinds of heaters aren’t able to be utilised to meet the quality as they are either inefficient, unaffordable to operate or are unsafe to operate.

Ventilation Thorndon

Each liveable space in the rental property should have at least one opening doors or windows to provide natural airflow. In addition, high moisture areas like kitchens and bathrooms should have an externally vented extractor fan to remove moisture.

This ventilation standard is all about understanding that dry air is less difficult to heat, and that an apartment that is well-ventilated is less likely to be a victim of damp and mould.

Bedrooms, living rooms, kitchens and dining rooms are all considered living spaces. Connecting spaces like the hallways are not liveable , and thus don’t need an opening window or door.

Each door, window or Skylight requirements at least to open up to the outside, and stay fixed in an open position, allowing to circulate fresh air as well as air flow.

Bathrooms, kitchens, as well as any other space in your home that has shower, bath or cooktop, or any other humidity-generating items will need adequate extractor fans that vent towards the outside. We offer a Healthy Homes Assessment service will make sure there is sufficient air circulation in every living space with the right extractor fan in high moisture areas.

Insulation Thorndon

Insulation for underfloor and ceilings is mandatory on all rental houses from 1 July 2019. All landlords and property managers must ensure that the insulation meets the new quality. In some instances, current ceiling insulation, or the insulation of the subfloor space might need to be topped up or replaced.

A well-insulated house will reduce the risk of condensation and reduce the chances of mould and dampness as well as making much easier to allow the household to hold heat.

Insulation needs to meet the R-values for your area

The "R" refers to thermal resistance and is a gauge of how well insulation withstands heat flow. The more R-value is higher, the better the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – the rest part of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3, underfloor R 1.3

Thorndon Moisture Ingress & Drainage

Keeping your rental property safe from the effects of moisture isn’t just a matter of the inside It’s about having to make sure there is somewhere for surface, rain as well as groundwater to move, and stop it from coming inside. When it comes to moisture and damp it’s often those concerns that you aren’t aware of that could be a huge problem, causing damage to your investment and harming your tenant’s health.

Properties that are rented must have efficient drainage for the removal of the stormwater and surface waters, and groundwater, with an appropriate runoff or outfall. Making sure that the water has a place to go, and also that it doesn’t get sucked into structures is an crucial aspect of making sure your property is dry.

Alongside a drainage system to prevent the ingress of moisture, if your rental has an enclosed gap between your flooring and the surface, a ground moisture barrier must be put in place when it’s reasonably practicable to do so.

Ground moisture barriers are typically a sheet of polythene that is placed over the ground, to block any moisture that is present in the ground from rising into the home. It also helps in preventing from causing damage to the flooring insulation.
