Unreasonable Gaps & Holes

Draught Stopping Thorndon

Draughts increase the likelihood of dropping temperatures within households. A humid house will cost more to heat, resulting in wasted energy and incurring higher costs.

If a draught could be perceived as a result of gaps or holes that it requirements to be sealed.

What are unjustifiable gaps or holes?

If you can feel external air coming in or a clear draught from a hole or gap, then it’s probably a gap or crack that needs sealing in somehow. Large gaps and cracks should be permanently stopped. Any gaps greater than 3mm that let air into or out of your house require the sealing. For instance, if an open fireplace is not in use, it can create draughts. This should be sealed from. Landlords and property managers are responsible for ensuring that draughts from the fireplace are removed as far as possible.

There is no require to cover up gaps or holes that are part of the building. For example, tiny gaps around doors and windows could be necessary to allow movement of the building when the home warms and cools in order to let them be shut and opened, rather than being stuck. We will examine all doors and windows in your Healthy Homes assessment of your rental property.

Heating Thorndon

Thorndon rental properties need to have a stable source of heating that can heat the largest or main living room to at least 18degC, even on the coldest days of the year. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical health as well as their mental health.

The heating source requirements to be fixed (i.e. not portable), at minimum 1.5 horsepower in capacity and have the minimum requirement for heat capacity for the main living space. A Heating Assessment Tool may be used to determine if the existing installed heater(s) are adequate or if you’ll require to top up with a new heater. Fires that are open and unflued heaters such as portable LPG bottle heaters are not considered to be safe heating options in Healthy Homes Standard. Healthy Homes Standard.

If the heating that you provide is electric heating or heat pump, it must include an thermostat. This will help make the heating more uniform and efficient. For the majority of homes, bigger heaters that are fixed, such as heat pumps, wood burners, pellet burners or flued gas heaters are necessary. In some instances, like small apartments small apartments, a smaller electric fixed heater may suffice.

If your main living space already has a fixed heating source such as an air conditioner, it may require an update to make sure it meets the requirements. Certain types of heaters cannot be utilised to meet the quality as they are either expensive, inefficient or are unsafe to operate.

Ventilation Thorndon

Each liveable space in the rental property should have at least one openable doors or windows to offer natural airflow. Furthermore, moist spaces like kitchens and bathrooms need to have an externally vented extractor fan that can eliminate moisture.

The ventilation quality is all about understanding it is that dried air can be less difficult to heat and that the property that is properly ventilated is less likely to grow damp and mould.

Bedrooms, living spaces, kitchens and dining rooms are considered liveable spaces. Spaces that connect, such as the hallway aren’t liveable , and thus are not need an opening door or window.

Every window, door or skylight requirements to have the ability of opening to the outside while remaining set in an opening position to allow for fresh air circulation and ventilation.

Bathrooms, kitchens, and any other area in your home that has shower, bath and cooktop or another moisture-producing item will need proper extractor fan systems which are vented to the outdoors. This Healthy Homes Assessment service will check that there is adequate ventilation in each livable space that includes extractor fans that are suitable for areas that are high in moisture.

Insulation Thorndon

Ceiling and underfloor insulation has been compulsory on all rental homes from 1 July 2019. Property managers and landlords have to make sure that the insulation is up to this new standard. In some instances, an existing insulation on the ceiling or in the subfloor space may require to be added or replaced.

A properly insulated home will help to control condensation and reduce the chances of mould and dampness and it will make more easy for the household to hold the heat.

Insulation needs to meet the R-values required for your area

The "R" refers to thermal resistance, and it is a measurement of how well the insulation resists heat flow. The higher the R-value, the higher the quality of insulation.

  • Zone 2 – the remainder area of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 and underfloor R 1.3

Thorndon Moisture Ingress & Drainage

Keeping your rental property safe from moisture isn’t just about what’s inside the building but you must ensure there is somewhere for surface and underground water to flow and also stop it from getting into the building. When it comes to moisture and damp it’s usually not apparent that it can cause a lot of trouble that can cause damage to your investment as well as harming your tenant’s health.

Properties that are rented must have efficient drainage to remove floodwaters, surface water and groundwater, with an appropriate outfall or runoff. Making sure that the water is able to go, and it isn’t allowed to remain beneath structures is an important aspect of keeping your property dry.

In addition to the drainage system that will prevent moisture ingress, if your apartment has an enclosed gap between the floor and ground, a ground water barrier must be constructed if it’s reasonably practicable to do so.

The ground-moisture barrier typically an insulating sheet of polythene laid over the ground to stop any moisture in the ground from getting into the property. It also helps prevent water damage to the floor insulation.
