Draughts are a major cause of less temperature in homes. A humid home costs more to heat, which means wasting money and energy.

If a draught is perceived as a result of gaps or holes the area requirements to be closed.

What are unreasonable gaps and holes?

If you are able to feel external air flowing in or the air is clear from a gap or hole and you can feel it, it’s likely to be a gap or hole which requirements sealing in the way you can. Cracks and gaps that are large should be fixed permanently. Cracks that are greater than 3mm and allow air in or out from the house need sealing. For instance, if an open fireplace isn’t being used, it can create draughts. This should be sealed off. Landlords and property managers are responsible for ensuring that such draughts are squelched as much as possible.

You don’t need to cover up holes or gaps in the construction. For instance, small gaps around windows and doors might be necessary to allow for movement within the building as the home is heated and cools so that they can still be opened and closed rather than sticking. We will inspect every window and door during an Healthy Homes assessment of your rental property.

The proper heating equipment is important to ensure well-being homes

Heating Thorndon

Thorndon rental properties need to have a stable heating source which can warm the main or largest living space to at least 18degC, even during the most coldest days of the year. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical health as well as their mental health.

The heating source requirements to be fixed (i.e., not portable) that is, at minimum 1.5 kW of heating capacity and have the minimum heating capacity needed for the main living room. The Heating Assessment Tool can be used to determine if the fix heater(s) are sufficient or whether you will require to top up with an additional heater. Open fires as well as unflued combustion heaters, such as small portable LPG bottle heaters aren’t considered acceptable heating options for The Healthy Homes Standard.

If the heating that you offer is an electric heater or heat pump then it must have the thermostat. This will make the heating more uniform and efficient. For the majority of houses, bigger fixed heating equipment like wood burners, heat pumps pellet burners, flued gas heaters are required. However, in some cases such as small apartments the smaller fixed electric heater might be enough.

If the living area already has a permanent heating source like the heat pump, it may need a top up to ensure it meets the requirements. Certain kinds of heaters cannot be used to achieve the standard as they are either inefficient, unaffordable to operate and/or unhealthy to run.

Thorndon Moisture Ingress & Drainage

The security of your rental home from dampness isn’t just about the interior of the building but you must ensure there is somewhere for rain, surface as well as groundwater to move and stop it from coming into the building. When it comes to moisture and damp it is usually not apparent that it can become a big problem that can cause the property to suffer and harming the tenant’s well-being.

Properties that are rented must be equipped with efficient drainage to eliminate rainwater, storm water and groundwater, with an appropriate outfall or runoff. Making sure the water has a place to go, and that it doesn’t sit beneath structures is an important aspect of making sure your property is dry.

Alongside a drainage system to prevent moisture from entering, if your property has an enclosed space between the floor and surface, a ground moisture barrier must be put in place when it is reasonably practicable to install it.

Ground moisture barriers are usually an insulating sheet of polythene laid over the ground, in order to block any moisture from the ground from getting into the property. It also helps to prevent from causing damage to the flooring insulation.
