Healthy homes are important

What is the reason Healthy Homes Compliance So Important?

A majority of households rent the property in New Zealand and Te Marua, and research shows us that these rental houses are likely to be older, colder, are not as efficient heating and tend to be lower quality than owner occupied properties.

The damp, cold and mouldy homes are associated with negative health outcomes, particularly illnesses such as colds and flu, asthma and cardiovascular issues. In addition, people who report four or more key house quality problems often experience low life satisfaction and reduced mental wellbeing.

Improving the standard of Te Marua rental property can help tenants enjoy better physical and mental health as well as lessen interruption to learning, work and daily life due to illness. Your investment will also be better protected from mildew, mould and damp damages, which means less costs of maintenance in the long run.

The Healthy Homes Standards are a listing of minimum and specific standards for Heating, Insulation Ventilation, Moisture ingress and Drainage, and Draught Stopping within Te Marua rental properties.

Unreasonable Gaps & Holes

Draught Stopping Te Marua

Draughts increase the likelihood of less temperature in homes. A draughty house is more expensive to heat, which means wasting energy and incurring higher costs.

If a draught is felt from unreasonable gaps or holes or holes, it needs to be sealed.

What are unreasonable gaps and holes?

If you can feel external air entering or an unobstructed draught coming from a gap or hole that is, it’s most likely a gap or crack that requirements sealing in some way. Cracks and gaps that are large should be stopped permanently. Gaps greater than 3mm that allow air in or out of the home need the sealing. For example, if an open fireplace isn’t being used, it can cause draughts and should be shut off. Landlords and property managers are responsible for making sure that draughts from the fireplace are removed as far as imaginable.

You don’t need to block up intentional gaps or holes which are part of the construction. For example, tiny gaps around doors and windows might be necessary to allow for movement within the structure when the household gets warmer and cooler, in order to let them be shut and opened, rather than securing. We will inspect every window and door as part of the Healthy Homes assessment of your rental property.

Heating Te Marua

Rental properties in Te Marua need to have a stable heating source that can warm the living space to at least 18 degrees Celsius, even on the most coldest days of the year. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical well-being and mental well-being.

The heating source needs to remain fixed (i.e., not portable) that is, at minimum 1.5 horsepower in capacity, and meet the minimum heating capacity needed for the main living room. A Heating Assessment Tool may be used to determine if your current installed heater(s) are adequate or whether you will require to "top up" with an additional heater. Open fires and unflued combustion heaters, such as portable LPG bottle heaters aren’t considered to be safe heating options for those following the Healthy Homes Standard.

If the heating you provide is electric heating (or heat pump), it must have an thermostat. This will make the heating more uniform and efficient. For most properties, larger fixed heating equipment like wood burners, heat pumps pellet burners, flued gas heaters are needed. In some instances, like small apartment buildings small apartments, a smaller electric fixed heater might be enough.

If the living area already has a permanent heating source, such as the heat pump, it might just require a top up to make sure it meets the requirements. Certain kinds of heaters aren’t able to be used to achieve the quality since they’re either not effective, cost prohibitive to operate and/or unhealthy to run.

Every living space in a rental property has to have at least one opening window or exterior door to offer natural airflow. In addition, high moisture areas such as kitchens or bathrooms need to have an venting fan outside to take moisture away.

This ventilation standard is all about recognising it is that dry air is more easy to heat and heat, and a well ventilated rental property is less likely to develop damp and mould.

Bedrooms, living spaces, kitchens and dining rooms are considered liveable areas. Spaces that connect, such as the hallway aren’t considered liveable and therefore don’t need an opening window or door.

Each door, window or Skylight requirements to have the ability of opening to the outside, but remain fixed in an open position, allowing the circulation of fresh air and ventilation.

All kitchens and bathrooms, and any other area in your home with shower, bath and cooktop or another moisture generating item will require appropriate extractor fans which are vented to the outdoors. Our Healthy Homes Assessment service will verify that there is enough ventilation in each livable space and will also check for the proper extractor fans in high moisture areas.

Insulation Te Marua

The insulation of the ceiling and underfloor is required in all rental homes since 1 July 2019. All landlords and property managers are required to ensure that the insulation is up to the new standard. In some cases, old ceiling insulation as well as insulation within the sub floor space may require to be filled with or replaced.

A house that is well-insulated will help to control condensation, and decrease the risk of mould and dampness, and it will make much easier to allow the house to keep heat.

Insulation requirements to meet the R-values required for your area

The "R" stands for thermal resistance and is a gauge of how well the insulation withstands heat flow. The higher the R-value, the better the insulation.

  • Zone 2 – the remainder part of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3

Te Marua Moisture Ingress & Drainage

Making sure your rental property is protected from the effects of moisture isn’t just a matter of the inside It’s about having to make sure there is somewhere for surface or ground water, and also stop it from getting inside. When it comes to moisture and damp it’s typically those things that you aren’t aware of that could be a huge problem and cause damage to your investment as well as affecting the tenant’s well-being.

Rental properties must be equipped with efficient drainage to remove floodwaters, surface water, and ground water, which includes an appropriate outfall or runoff. Making sure that water has a place to go and that it isn’t allowed to remain beneath buildings is a vital aspect of maintaining your property’s dry.

In addition to the drainage system that will prevent moisture from entering, if your rental has an enclosed gap between your floor and ground, a ground water barrier should be put in place if it’s reasonably practicable to install it.

Ground moisture barriers are typically an insulating sheet of polythene laid over the ground, to block any moisture present in the ground from getting into the home. It also helps in preventing moisture damage to the underfloor insulation.
