If a draught can be felt from unreasonable gaps or holes that it needs to be closed.

What are unreasonable gaps or holes?

If you can feel external air entering or the air is clear from a hole or gap and you can feel it, it is likely a crack or crack that needs sealing in somehow. Cracks or gaps with large gaps must be sealed permanently. The gaps that exceed 3mm that allow air in or out of the home need sealing. In the case of an open fireplace isn’t used it can create draughts. This should be sealed from. Landlords and property managers are responsible for ensuring such draughts are eliminated in the maximum extent possible.

You don’t need to block up intentional gaps or holes that are part of the building. For instance, small gaps around doors and windows might be necessary to allow for movement within the structure when the home is heated and cools to allow them to be opened and closed rather instead of being stuck. We will inspect all windows and doors as part of your Healthy Homes assessment of your rental property.

Heating Te Marua

Te Marua rental properties should have a permanent source of heat which can warm the largest or main living space to a minimum of 18degC, even during the coldest winter days. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical health as well as their mental health.

The source of heating needs that it be permanently fixed (i.e., not portable) and at minimum 1.5 horsepower in capacity, and must meet the minimum capacity for heating required in the living area. A Heating Assessment Tool may be used to check if the current fixed heater(s) are adequate or if you’ll require to "top up" by adding a second heater. Open fires and unflued combustion heaters such as small portable LPG bottle heaters aren’t considered acceptable heating options under Healthy Homes Standard. Healthy Homes Standard.

If the heating that you provide is electric heating or heat pump it must be equipped with an thermostat. This makes the heating more consistent and effective. For the majority of homes, bigger fixed heating devices such as wood burners, heat pumps pellet burners, flued gas heaters will be required. However, in certain instances like small apartment buildings small apartments, a smaller electric fixed heater may suffice.

If your living space already has a central heating source, like the heat pump, it could require a top up to meet the standards. Certain kinds of heaters cannot be used to achieve the standard since they’re either expensive, inefficient or are unsafe to operate.

Te Marua Moisture Ingress & Drainage

Keeping your rental property safe from moisture isn’t just about what’s inside the building but you must make sure there is somewhere for rain, surface or ground water, and to prevent it from getting inside. When it is damp and moisture, it’s usually those things that you aren’t aware of that can cause a lot of trouble and end up causing damage to your investment as well as harming the tenant’s well-being.

Rental properties must have effective drainage to get rid of the stormwater and surface waters, and ground water, including the proper outfall or runoff. Making sure that water has a location to go, and that it doesn’t get sucked into structures is a crucial aspect of maintaining your property’s dry.

In addition to an irrigation system to stop the ingress of moisture, if your rental has an enclosed gap between your flooring and soil, a ground-water barrier must be installed if it’s reasonably practicable to do so.

An underground moisture barrier generally a sheet of polythene that is placed over the ground, in order to block any moisture in the ground from accumulating into the property. It also helps prevent any damage to your underfloor insulation.
