Healthy homes are important

What is the reason Healthy Homes Compliance so important?

About 1 in 3 households rent the property in New Zealand and Te Marua, and research has shown that these rental houses tend to be colder, older and have less efficient heating, and generally are of lower quality than houses that are owned by the owner.

The damp, cold and mouldy homes are associated with negative well-being outcomes, particularly for illnesses like colds, influenza, asthma, and cardiovascular issues. Furthermore, people who experience four or more key house quality problems often experience lower levels of satisfaction with life and a decrease in mental health.

Enhancing the quality of Te Marua rental property will allow tenants to enjoy improved mental and physical health and minimise the disruption to work, learning and daily life due to diseases. Your investment is also secured from mildew, mould and damp damages, which means less maintenance costs in the long-term.

Unreasonable Gaps & Holes

Draught Stopping Te Marua

Draughts can lead to low temperatures inside homes. A draughty house will cost more to heat, which means wasting energy and incurring higher costs.

If a draught can be perceived as a result of gaps or holes or holes, it requirements to be sealed.

What are the most unreasonable gaps or holes?

If you are able to feel external air getting in, or see the air is clear out of a hole or gap, then it is likely to be a gap or hole that needs sealing in somehow. Large gaps and cracks should be permanently stopped. Cracks that are greater than 3mm and allow air in or out into the house need the sealing. For example, if an open fireplace isn’t used it could cause draughts, and must be sealed off. Property managers and landlords are accountable for ensuring such draughts are eliminated as much as possible.

You don’t require to block gaps or holes in the building. For example, tiny gaps around doors and windows may be required to allow for the movement of the structure as the home warms and cools so that they can still be closed and opened instead of than securing. We will check the windows and doors as part of our Healthy Homes assessment of your rental property.

Adequate heaters are important to ensure healthy houses

Heating Te Marua

Rental properties in Te Marua need to have a stable heating source that can heat the living space to a minimum of 18degC, even during the coldest days of the year. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical health as well as their mental health.

The heating source needs to be fixed (i.e., not portable), at minimum 1.5 kW of heating capacity, and must meet the minimum required heating capacity in the living area. A Heating Assessment Tool could be used to determine whether the current fixed heater(s) are adequate or if you’ll require to ‘top up’ by adding a second heater. Fires that are open and unflued heaters like small portable LPG bottle heaters aren’t considered acceptable heating options in the Healthy Homes Standard.

If the heating that you offer is electric heating or heat pump it needs to have an thermostat. This makes the heating more reliable and efficient. For the majority of homes, bigger heaters that are fixed, such as wood burners, heat pumps, pellet burners or flued gas heaters will be required. In some instances, like small apartments an electric, fixed heater may suffice.

If the living area already has a fixed heating source, like an air conditioner, it may require an upgrade to ensure it meets the requirements. Some types of heaters can’t be used to meet the quality because they’re costly, not affordable to run, or unsafe to operate.

Ventilation Te Marua

Each liveable space in a rental property has to include at least one open window or exterior door to offer natural airflow. In addition, high moisture spaces like kitchens and bathrooms should be equipped with an externally vented extractor fan that can take moisture away.

The ventilation quality is all about acknowledging it is that dry air will be easier to heat and an apartment that is well-ventilated will be less prone to developing mould and damp.

Bedrooms, living rooms, dining rooms, and kitchens are considered to be liveable spaces. Connecting spaces like the hallway aren’t liveable , and thus are not need an opening door or window.

Every window, door or Skylight needs to be able to open up to the outside, but remain fixed in an open position in order to allow to circulate fresh air as well as air flow.

All bathrooms and kitchens as well as any other space in your property with shower, bath and cooktop or another water-generating appliance will need adequate extractor fans which are vented to the outdoors. Our Healthy Homes Assessment service will make sure there is sufficient ventilation in every living space and will also check for the proper extractor fans for areas that are high in moisture.

Insulation Te Marua

Insulation for underfloor and ceilings is required for all rent homes as of July 1st, 2019. Property managers and landlords are required to ensure that the insulation is up to the new quality. In some instances, existing ceiling insulation or insulation in the subfloor space might need to be added or replaced.

A well-insulated property will reduce the risk of condensation and lessen the likelihood of mould and dampness, as well as making more easy to the house to retain the heat.

Insulation requirements to meet the R-values that are appropriate for your region.

The "R" signifies thermal resistance and it is a measurement of how well the insulation resists heat flow. The more R-value is higher, the higher the standard of insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – the remainder of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 and underfloor R 1.3

Te Marua Moisture Ingress & Drainage

Keeping your rental property safe from the effects of moisture isn’t just a matter of the inside of the building but you must ensure there is somewhere for surface and ground water to go, and stop it from coming inside. When it concerns damp and moisture it is usually the concerns you don’t notice that can become a big problem and cause damage to your investment as well as harming your tenant’s well-being.

Rental properties must be equipped with efficient drainage to remove the stormwater and surface waters and ground water, including an appropriate runoff or outfall. Making sure that water has a proper place to go, and it can’t linger underneath the structures is an important aspect of keeping your property dry.

Alongside a drainage system to prevent moisture from entering, if your rental has an enclosed gap between your flooring and the surface, a ground moisture barrier must be put in place when it’s reasonably practicable to do so.

A ground moisture barrier is typically a polythene sheet laid over the ground to stop any moisture from the ground from getting into the building. It also helps in preventing from causing damage to the flooring insulation.
