Fines for Failing to Comply

Since the 1st July of 2021, when a new, renewed or varied tenancy is signed on a Te Marua rental property, all Healthy Homes compliance items must be done within 90 days.

As of 1st July 2021, once a new or renewed contract is signed on the Te Marua rental property, all Healthy Homes compliance work must be taken care of by the end of 90 days.

Te Marua Healthy Homes Compliance Timeframes

Tenancies that were signed in the period between July 1st 2019 and 30 June 2021

  • The insulation of the ceiling and underfloor is a requirement for all Te Marua and New Zealand rental houses where it’s reasonably practicable to put in.
  • A Healthy Homes Statement of Intent to Comply, an Insulation Statement and an Insurance Statement should be included with any new, renewed or amended tenancy agreement.
  • Property managers and landlords are required to keep records to demonstrate conformance with the Healthy Homes Standards that apply or will be applicable to your rental home.

Beginning 1 July 2021

  • Property managers and private landlords have to make sure their rental properties conform to the Healthy Homes Standard within 90 days of a renewal, new or a change in Tenancy.

Heating Te Marua

Te Marua rental properties require a reliable source of heating that is able to heat the{ main or largest|| largest or main| principal or the biggest} living area to at minimum 18 degrees Celsius, even on the winter coldest days. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical health and mental well-being.

The source of heat requirements for it to be permanent (i.e. not portable), at least 1.5 horsepower in capacity and have the minimum requirement for heat capacity in the living area.
