Healthy homes are important

What are the reasons why Healthy Homes Compliance important?

A majority of households rent homes in New Zealand and Te Marua, and research shows us that these rental houses are more likely to be older, colder, are not as efficient heating and are of lower standard than those owned by owners.

Damp, mouldy and cold houses are linked to negative well-being outcomes, particularly for diseases like colds and flu, asthma and cardiovascular conditions. Improve the standard of Te Marua rental property can help tenants enjoy better physical and mental health and minimise the disruption to work, learning and living because of diseases. Your investment is also protected from mould, mildew and damp damages, which means less maintenance costs in the long run.

Unreasonable Gaps & Holes

Draught Stopping Te Marua

Draughts increase the likelihood of low temperatures inside houses. A humid home is more expensive to heat, resulting in wasted money and energy.

If a draught is felt from unreasonable gaps or holes that it needs to be sealed.

What are unreasonable gaps and holes?

If you are able to feel external air flowing in or an unobstructed draught coming from a crack or a gap or crack, then it’s likely a crack or hole that requirements sealing in somehow. Large gaps and cracks should be sealed permanently. Cracks that are greater than 3mm and let air into or out from the home require seals. In the case of an open fireplace isn’t in use it can create draughts. This should be sealed from. Property managers and landlords are responsible for ensuring that draughts from the fireplace are removed as far as possible.

You don’t require to block up intentional holes or gaps in the building. For instance, small gaps around windows and doors might be necessary to allow for movement within the building when the home gets warmer and cooler, in order to let them be shut and opened, rather than sticking. We will test all windows and doors during our Healthy Homes assessment of your rental property.

A good heating system is crucial to ensure well-being houses

Heating Te Marua

Te Marua rental properties must have a fixed source of heat that can heat the largest or main living room to at least 18degC, even on the coldest winter days. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being and mental well-being.

The heating source requirements that it be permanently fixed (i.e., not portable) and at minimum 1.5 Kilowatts in heating capacity, and meet the minimum required heating capacity for the main living space. A Heating Assessment Tool may be used to check if the current fix heater(s) are sufficient or whether you will require to ‘top up’ with an additional heater. Unflued combustion and open fire heaters, such as portable LPG bottle heaters are not considered to be suitable heating options under The Healthy Homes Standard.

If the heating that you offer is an electric heater (or heat pump), it must include an thermostat. This makes your heating more consistent and efficient. For the majority of homes, bigger fixed heating systems such as heat pumps, wood burners pellet burners, flued gas heaters are required. However, in some cases such as small apartments, a smaller fixed electric heater may suffice.

If the living area already has a fixed heating source, like a heat pump, then it might just require an update to meet the standards. Certain kinds of heaters aren’t able to be used to comply with the standard since they’re either not effective, cost prohibitive to operate or unsafe to operate.

Ventilation Te Marua

Each living space within a rental property must include at least one open windows or an exterior door to offer natural ventilation. Additionally, areas with high moisture spaces like kitchens and bathrooms must have a suitable venting fan outside to eliminate moisture.

It is the ventilation quality is all about acknowledging how the dry atmosphere is more easy to heat and a property that is well ventilated will be less prone to developing damp and mould.

Bedrooms, living rooms, kitchens, and dining rooms are considered liveable areas. Connecting spaces like the hallway aren’t considered liveable , and thus do not require an opening window or door.

Each door, window or the skylight needs for them to be in a position to open up to the outside while remaining closed in order to allow ventilation and fresh air air flow.

The bathrooms in all kitchens and any other room in your property with a bath, shower and cooktop or another moisture-producing item will need appropriate extractor fans that are vented to the outside. We offer a Healthy Homes Assessment service will make sure there is sufficient ventilation in every living space with the right extractor fan in areas with high moisture.

Insulation Te Marua

Underfloor and ceiling insulation is mandatory for all rent homes since July 1, 2019. All landlords and property managers are required to ensure that the insulation meets this new quality. In certain situations, the existing ceiling insulation or insulation in the sub floor space might need to be topped up or replaced.

A house that is well-insulated will help to control condensation and reduce the chances of mould and dampness, and it will make much easier for the house to keep the heat.

Insulation requirements to be in compliance with the R-values required for your area

The "R" refers to thermal resistance and is a gauge of how well insulation resists heat flow. The more R-value is higher, the higher the quality of insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9, underfloor R 1.3
  • Zone 2 – the rest of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 below floor R 1.3

Te Marua Moisture Ingress & Drainage

Making sure your rental property is protected from dampness isn’t just about what’s inside the building but you must ensure there is somewhere for surface, rain as well as groundwater to move, and to prevent it from getting into the building. When it is about damp and water, it’s often the concerns you don’t notice that can become a big problem and end up causing damage to your investment as well as harming the tenant’s health.

Rental properties must be equipped with efficient drainage to remove rainwater, storm water and ground water, which includes an appropriate outfall or runoff. Making sure the water is able to go, and also that it doesn’t get sucked into buildings is an essential part of keeping your property dry.

Alongside a drainage system to avoid moisture ingress, if your rental is enclosed between the floor and the ground, a ground water barrier must be constructed if it is reasonably practicable to do so.

A ground moisture barrier is typically a sheet of polythene that is placed over the ground to prevent any moisture in the ground from entering the building. It also helps in preventing moisture damage to the underfloor insulation.
