Unreasonable Gaps & Holes

Draught Stopping Te Marua

Draughts increase the likelihood of dropping temperatures within households. A draughty home will cost more to heat, which means wasting energy and increased bills.

If a draft can be noticed from gaps that are not adequate or holes that it requirements to be sealed.

What are the most unreasonable gaps or holes?

If you can feel external air entering or the air is clear from a hole or gap, then it’s most likely a gap or hole which needs sealing in any way. Cracks and gaps that are large should be stopped permanently. The gaps that exceed 3mm that allow air to enter or exit into your home need the sealing. For example, if an open fireplace isn’t used it can cause draughts and should be shut from. Property managers and landlords are accountable for ensuring that such draughts are squelched as much as possible.

There is no require to block up intentional gaps or holes in the building. For instance, small gaps around windows and doors might be necessary to allow movement of the structure as the house warms and cools to allow them to be closed and opened rather than sticking. We will test the windows and doors as part of your Healthy Homes assessment of your rental property.

Proper heating is important to ensure well-being houses

Heating Te Marua

Rental properties in Te Marua must have a fixed heating source that can warm the largest or main living room to at least 18degC even on the coldest winter days. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heat needs for it to be permanent (i.e., not portable), at least 1.5 horsepower in capacity and have the minimum requirement for heat capacity to heat the living space in general. The Heating Assessment Tool can be used to determine if your current fix heater(s) are adequate or whether you will need to "top up" with an additional heater. Open fires and unflued combustion heaters like the portable LPG bottle heaters are not considered to be acceptable heating options for the Healthy Homes Standard.

If the heating that you provide is an electric heater (or heat pump), it should have an thermostat. This will help make the heating more uniform and efficient. In most houses, larger fixed heating equipment like heat pumps, wood burners, pellet burners or flued gas heaters are required. In certain situations, such as small apartments an electric, fixed heater may be sufficient.

If your main living space already has a fixed heating source such as an air conditioner, it might need an update to be able to meet the standards. Certain types of heaters cannot be utilised to meet the quality since they’re either costly, not affordable to run, or unsafe to operate.

Ventilation Te Marua

Every living space in a rental house must have at least one opening door or window to offer natural airflow. Additionally, areas with high moisture spaces like kitchens and bathrooms should be equipped with an externally vented extractor fan to remove moisture.

The ventilation quality is about recognising it is that dry air will be easier to heat and an apartment that is well-ventilated is less likely to grow mould and damp.

Bedrooms, living rooms kitchens, and dining areas are considered liveable spaces. Connecting spaces such as the hallway aren’t considered liveable and do not require an opening door or window.

Each window, door , or skylight needs to have the ability to open to the outside and remain at an open angle to allow for fresh air circulation and ventilation.

All bathrooms and kitchens as well as any other space in your property with shower, bath or cooktop, or any other humidity-generating items will need proper extractor fan systems which are vented to the outdoors. This Healthy Homes Assessment service will ensure that there is sufficient ventilation in each livable space with the right extractor fan in high moisture areas.

Insulation Te Marua

The insulation of the ceiling and underfloor is required on all rental homes from 1 July 2019. All landlords and property managers must make sure the insulation meets this new quality. In some instances, an existing insulation on the ceiling or in the sub floor space may need to be added or replaced.

A properly insulated home can reduce condensation and lower the chance of mould and dampness and will also make much easier to the house to hold warmth.

Insulation needs to meet the R-values for your area

The "R" signifies thermal resistance and is a gauge of how well the insulation resists heat flow. The more high the R-value, more efficient the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9, underfloor R 1.3
  • Zone 2 – all of the North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 (underfloor R 1.3

Te Marua Moisture Ingress & Drainage

The security of your rental home from the effects of moisture isn’t just a matter of the inside of the building it is also about the outside. You must ensure there is somewhere to allow surface, rain as well as groundwater to move, and to prevent it from getting inside. When it comes to moisture and damp it’s frequently those concerns that you aren’t aware of that could become a major issue that can cause damage to your investment as well as harming your tenant’s well-being.

Rental properties require to be equipped with efficient drainage to eliminate the stormwater and surface waters and groundwater, with the proper outfall or runoff. Making sure that the water has a location to go and that it isn’t allowed to remain beneath structures is an crucial aspect of maintaining your property’s dry.

In addition to the drainage system that will prevent moisture ingress, if your rental has an enclosed gap between floorboards and the ground, a ground water barrier must be constructed if it’s reasonably practicable to install it.

Ground moisture barriers are typically made of polythene and is laid on top of the ground to stop any moisture that is present in the ground from entering the building. It also assists in preventing from causing damage to the flooring insulation.
