Te Marua Moisture Ingress & Drainage

Making sure your rental property is protected from moisture isn’t just about what’s inside the building but you must make sure there is somewhere to allow surface, rain or ground water and stop it from coming inside. When it comes to moisture and damp it’s usually those concerns that you aren’t aware of that could become a major issue, causing damage to your investment and affecting your tenant’s health.

Rental properties must be equipped with effective drainage to remove storm water, surface water and groundwater, with the proper outfall or runoff. Making sure that water has a location to go, and it doesn’t sit beneath buildings is an essential part of keeping your property dry.

In addition to a drainage system to avoid water ingress, if the rental is enclosed between the floor and the surface, a ground moisture barrier must be installed if it’s reasonably practicable to install it.

An underground moisture barrier typically a sheet of polythene that is placed over the ground, in order to block any moisture that is present in the ground from getting into the building. It also assists in preventing water damage to the floor insulation.
