Rental properties should be equipped with effective drainage for the removal of floodwaters, surface water, and ground water, including the proper outfall or runoff. Making sure the water has a location to go and that it doesn’t get sucked into structures is a crucial aspect of making sure your property is dry.

In addition to an irrigation system to stop water ingress, if the property has an enclosed space between the floor and the ground, a ground water barrier should be put in place if it’s reasonably practicable to do so.

The ground-moisture barrier usually a polythene sheet laid over the ground to stop any moisture in the ground from rising into the building. It also helps prevent moisture damage to the underfloor insulation.
