Draughts are a major cause of lower temperatures in homes. A humid house will cost more to heat, which results in wasting energy and increased bills.

If a draught could be perceived as a result of gaps or holes, it needs to be closed.

What are unreasonable gaps and holes?

If you are able to feel external air coming in or a clear draught from a gap or hole that is, it is likely a crack or hole which requirements sealing in some way. Large cracks and gaps should be sealed permanently. Any gaps greater than 3mm that let air in or out within the house require the sealing. In the case of an open fireplace isn’t in use it may cause draughts and should be blocked from. Landlords and property managers are accountable for ensuring that draughts from the fireplace are removed as far as possible.

You don’t require to block gaps or holes that are part of the construction. For instance, small gaps around windows and doors could be necessary to allow for movement within the building when the house warms and cools to allow them to be closed and opened instead of than being stuck. Heating Takapuwahia

Rental properties in Takapuwahia need to have a stable source of heat that can heat the largest or main living space to a minimum of 18degC, even on the coldest days of the year. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical health and mental well-being.

The source of heating requirements to remain fixed (i.e. not portable) that is, at minimum 1.5 kW of heating capacity, and meet the minimum heating capacity needed for the main living space. A Heating Assessment Tool may be used to check if the fix heater(s) are sufficient or if you’ll need to "top up" by adding a second heater. Open fires as well as unflued combustion heaters such as the portable LPG bottle heaters aren’t considered to be suitable heating options for those following the Healthy Homes Standard.

If the heating system you offer is an electric heater (or heat pump), it requirements to have the thermostat. This will help make the heating more consistent and effective. For most properties, larger fixed heating systems such as wood burners, heat pumps pellet burners, flued gas heaters are needed. However, in some cases like small apartment buildings, a smaller fixed electric heater might be enough.

If the living area is already equipped with a fixed heating source, like heat pumps, it might just require some additional energy in order to comply with the standards. Some types of heaters can’t be used to meet the quality since they’re either inefficient, unaffordable to operate or are unsafe to operate.

Insulation Takapuwahia

Insulation for underfloor and ceilings is required for all rent houses since July 1, 2019. All landlords and property managers must ensure that the insulation is up to this new quality. In certain situations, the current ceiling insulation, or the insulation of the sub floor space might require to be added or replaced.

A well-insulated property can reduce condensation, and decrease the risk of mould and damp, as well as making it easier for the home to keep the heat.

Insulation needs to be in compliance with the R-values for your area

The "R" refers to thermal resistance and it is a measurement of how well the insulation can withstand heat flow. The more high the R-value, better the insulation.

Takapuwahia Moisture Ingress & Drainage

Protecting your rental property from moisture isn’t just about the inside but you must make sure there is somewhere for surface, rain or ground water and also stop it from getting into the building. When it comes to moisture and damp it’s frequently not apparent that it could become a major issue that can cause the property to suffer and harming the tenant’s well-being.

Rental properties must be equipped with efficient drainage for the removal of storm water, surface water, and ground water. This includes an appropriate outfall or runoff. Making sure that the water is able to go, and it doesn’t sit beneath buildings is an essential part of keeping your property dry.

Alongside an irrigation system to stop moisture from entering, if your rental is enclosed between the floor and surface, a ground moisture barrier should be put in place if it’s reasonably practicable to install it.

An underground moisture barrier generally an insulating sheet of polythene laid over the ground, in order to block any moisture that is present in the ground from entering the home. It also helps in preventing any damage to your underfloor insulation.
