Healthy homes matter

Why is Healthy Homes Compliance So Important?

A majority of households rent from New Zealand and Takapuwahia, and research has shown that these rental houses tend to be older, colder, are not as effective heating and tend to be lower quality than homes that are owned by the owner.

Damp, mouldy and cold homes are linked to negative health outcomes, particularly for diseases like colds and flu, asthma and cardiovascular issues. Additionally, those who report at least four major house quality problems often experience low life satisfaction and reduced well-being.

Enhancing the standard of Takapuwahia rental property can allow tenants to experience better mental and physical health and minimise the disturbance to learning, work and daily life because of illnesses. Your investment will be safeguarded from mildew, mould and damp damages, which means less maintenance costs in the long run.

The Healthy Homes Standards are a list of the specific and minimum standards for Heating, Insulation Ventilation, Moisture ingress and Drainage, as well as Draught Stopping in Takapuwahia rental properties.

Draughts may lead to lower temperatures in houses. A draughty house is more expensive to heat, which results in wasting energy and increased bills.

If a draught is noticed from gaps that are not adequate or holes the area requirements to be closed.

What are unreasonable gaps or holes?

If you are able to feel external air entering or a clear draught from a crack or a gap, then it’s likely a crack or an opening that requirements sealing in some way. Large cracks and gaps should be permanently stopped. Cracks that are greater than 3mm and allow air in or out from the house need the sealing. For instance, if an open fireplace isn’t in use it could cause draughts, and should be sealed off. Landlords and property managers are accountable for ensuring that such draughts are squelched as much as imaginable.

You don’t require to block off gaps or holes which are part of the construction. For example, tiny gaps around doors and windows might be necessary to allow for movement within the structure when the household is heated and cools in order to let them be closed and opened instead of than sticking. Heating Takapuwahia

Takapuwahia rental properties require a reliable heating source that is able to heat the principal or the biggest living space to a minimum of 18degC even on the coldest days of the year. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical health as well as their mental health.

The source of heating requirements that it be permanently fixed (i.e., not portable) that is, at minimum 1.5 kW in heating capacity, and it must have the minimum capacity for heating required for the main living room. A Heating Assessment Tool may be used to check if the existing fixed heater(s) are adequate or whether you will need to top up by adding a second heater. Unflued combustion and open fire heaters like portable LPG bottle heaters are not considered to be safe heating options for those following the Healthy Homes Standard.

If the heating system you offer is an electric heater or heat source, it must be equipped with the thermostat. This makes the heating more reliable and effective. For the majority of houses, bigger fixed heating devices such as heat pumps, wood burners pellet burners, flued gas heaters will be required. However, in certain instances like apartments with small spaces an electric, fixed heater may be sufficient.

If your main living space is already equipped with a fixed heating source, like a heat pump, then it might just require an upgrade to meet the standards. Certain types of heaters cannot be utilised to meet the standard since they’re either not effective, cost prohibitive to operate or are unsafe to operate.

Ventilation Takapuwahia

Each liveable space in a rental property has to have at least one openable doors or windows to provide natural airflow. Furthermore, moist areas like kitchens and bathrooms should have an externally vented extractor fan to remove moisture.

The ventilation standard is all about understanding that dry air is less difficult to heat, and that an apartment that is well-ventilated is less likely to be a victim of mould and damp.

Living rooms, bedrooms, kitchens and dining rooms are all considered living spaces. Spaces that connect, such as the hallways are not liveable and are not need an opening window or door.

Each door, window or the skylight needs to be able open to the outside, and stay closed in order to allow to circulate fresh air as well as ventilation.

The bathrooms in all kitchens and any other area in your home that has shower, bath and cooktop or another water-generating appliance will require appropriate extractor fans which are vented towards the outside. The Healthy Homes Assessment service will verify that there is enough air circulation in every living space that includes extractor fans that are suitable in areas of high moisture.

Insulation Takapuwahia

Insulation for underfloor and ceilings has been compulsory in all rental houses as of July 1st, 2019. All landlords and property managers have to ensure the insulation meets standards that are in line with the latest standard. In certain situations, the existing ceiling insulation or insulation in the sub floor space may require to be filled with or replaced.

A house that is well-insulated will reduce the risk of condensation, and decrease the risk of mould and damp, and will also make an easier task for the household to retain warmth.

Insulation needs to meet the R-values for your area

The "R" is a symbol for thermal resistance, and is a measure of how well the insulation resists heat flow. The more high the R-value, higher the standard of insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – the remainder of the North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 and underfloor R 1.3

Takapuwahia Moisture Ingress & Drainage

Protecting your rental property from water damage isn’t only about the inside of the building; you have to ensure there is somewhere for rain, surface as well as groundwater to move, and also stop it from getting inside. When it comes to moisture and damp it is frequently not apparent that it could be a huge problem and end up causing damages to your investment and affecting the tenant’s health.

Properties that are rented must be equipped with efficient drainage for the removal of rainwater, storm water, and groundwater, with an appropriate outfall or runoff. Making sure that water has a location to go, and it can’t linger underneath the buildings is a vital aspect of maintaining your property’s dry.

In addition to the drainage system that will prevent the ingress of moisture, if your rental has an enclosed gap between the floor and the surface, a ground moisture barrier must be put in place when it is reasonably practicable to install it.

Ground moisture barriers are generally an insulating sheet of polythene laid over the ground to stop any moisture in the ground from rising into the building. It also helps prevent from causing damage to the flooring insulation.
