Healthy homes matter

Why is Healthy Homes Compliance So Important?

One in three households rent homes in New Zealand and Takapuwahia, and research has shown that these rental houses tend to be colder, older and are not as efficient heating and tend to be lower quality than owner occupied properties.

Additionally, those who experience at least four key housing quality problems frequently have less satisfaction in their lives and lower psychological well-being.

Improve the standard of Takapuwahia rental property will help tenants experience improved physical and mental health, and lessen the disruption to work, learning and living due to diseases. Your investment will also be better safeguarded from mildew, mould and damp , which means less costs of maintenance over the long term.

The Healthy Homes Standard is a set of specific and minimal requirements for heating, insulation Ventilation, Moisture Ingress and Drainage, and Draught Control in Takapuwahia rental properties.

Unreasonable Gaps & Holes

Draughts increase the likelihood of dropping temperatures within houses. A draughty home will cost more to heat, resulting in wasted energy and resulting in higher bills.

If a draught could be noticed from gaps that are not adequate or holes that it requirements to be closed.

What are unreasonable gaps and holes?

If you can feel external air flowing in or a clear draught from a gap or hole or crack, then it’s most likely a gap or crack that requirements sealing in somehow. Large cracks and gaps should be permanently stopped. Any gaps greater than 3mm that allow air in or out from your house need to be sealed. In the case of an open fireplace isn’t being used, it could cause draughts, and should be sealed from. Property managers and landlords are accountable for ensuring that such draughts are squelched as far as possible.

You don’t require to block up intentional holes or gaps that are part of the building. For example, tiny gaps around doors and windows could be necessary to allow for the movement of the building when the house heats and cools, so that they can still be closed and opened rather than being stuck. We will test all windows and doors in your Healthy Homes assessment of your rental property.

Heating Takapuwahia

Takapuwahia rental properties require a reliable heating source that can warm the living space to a minimum of 18degC, even during the coldest winter days. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical well-being and mental well-being.

The heating source requirements that it be permanently fixed (i.e., not portable) with at least 1.5 kW of heating capacity, and must meet the minimum required heating capacity for the main living room. A Heating Assessment Tool can be used to determine whether the current fixed heater(s) are adequate or whether you will require to top up with a new heater. Open fires as well as unflued combustion heaters like mobile LPG bottle heaters are not considered to be safe heating options under The Healthy Homes Standard.

If the heating that you offer is an electric heater or heat pump it should have the thermostat. This makes the heating more reliable and effective. For most properties, larger heaters that are fixed, such as heat pumps, wood burners, pellet burners or flued gas heaters will be required. However, in some cases like apartments with small spaces small apartments, a smaller electric fixed heater may be sufficient.

If the living area already has a central heating source, like heat pumps, it could require a top up in order to comply with the standards. Certain kinds of heaters cannot be used to achieve the quality because they’re not effective, cost prohibitive to operate and/or unsafe to run.

Ventilation Takapuwahia

Each living space within a rental property has to have at least one openable window or exterior door to offer natural airflow. Additionally, areas with high moisture spaces like kitchens and bathrooms must have a suitable venting fan outside to eliminate moisture.

This ventilation standard is about recognising how dry air is less difficult to heat and that the property that is properly ventilated is less likely to develop damp and mould.

Living rooms, bedrooms, kitchens, and dining areas are all considered living spaces. Connecting spaces such as the hallway aren’t living spaces and therefore do not require an opening window or door.

Every window, door or the skylight requirements to be able to open up to the outside and remain set in an opening position to allow the circulation of fresh air and ventilation.

Bathrooms, kitchens, as well as any other space in your house that houses shower, bath cooker or any other humidity-generating items will need appropriate extractor fans which are vented out to the outside. The Healthy Homes Assessment service will verify that there is enough ventilation in each livable space with the right extractor fan in areas of high moisture.

Insulation Takapuwahia

Insulation for underfloor and ceilings is a requirement for all rent houses as of July 1st, 2019. All landlords and property managers must make sure that the insulation is up to current standard. In some instances, old ceiling insulation as well as insulation within the sub floor space might require to be replaced or replaced.

A well-insulated property will reduce the risk of condensation and lower the chance of mould and dampness, and it will make more easy for the home to retain heat.

Insulation needs to meet the R-values required for your area

The "R" is a symbol for thermal resistance and is a measure of how well insulation can withstand heat flow. The more R-value is higher, the higher the standard of insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – the rest part of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 and underfloor R 1.3

Takapuwahia Moisture Ingress & Drainage

Making sure your rental property is protected from dampness isn’t just about the interior of the building It’s about having to ensure there is somewhere for surface and ground water to go, and also stop it from getting inside. When it concerns damp and moisture it is frequently not apparent that it could become a major issue and end up causing damages to your investment and affecting the tenant’s well-being.

Rental properties require to be equipped with effective drainage to eliminate storm water, surface water, and groundwater, with an appropriate outfall or runoff. Making sure that water is able to go, and also that it doesn’t sit beneath buildings is a vital aspect of making sure your property is dry.

Alongside the drainage system that will prevent the ingress of moisture, if your rental has an enclosed gap between your floor and ground, a ground water barrier must be put in place when it’s reasonably practicable to install it.

Ground moisture barriers are usually made of polythene and is laid on top of the ground to stop any moisture present in the ground from entering the property. It also helps to prevent any damage to your underfloor insulation.
