If a draught is felt from unreasonable gaps or holes the area requirements to be closed.

What are the most unreasonable gaps or holes?

Cracks or gaps with large gaps must be stopped permanently. Any gaps greater than 3mm that let air into or out from your home require seals. Heating Takapuwahia

Takapuwahia rental properties must have a fixed heating source that is able to heat the living space to at least 18 degrees Celsius, even on the coldest days of the year. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heating requirements that it be permanently fixed (i.e. not portable) with at least 1.5 kW in heating capacity, and it must have the minimum heating capacity needed for the main living room. A Heating Assessment Tool could be used to determine if the fixed heater(s) are sufficient or if you’ll need to "top-up" with a new heater. Fires that are open and unflued heaters, such as small portable LPG bottle heaters are not considered acceptable heating options under Healthy Homes Standard. Healthy Homes Standard.

If the heating system you provide is electric heating (or heat pump), it must include a thermostat. This makes the heating more consistent and effective. For most homes, larger fixed heating systems such as wood burners, heat pumps pellet burners, flued gas heaters are needed. In certain situations, such as small apartments the smaller fixed electric heater may be sufficient.

If your main living space already has a central heating source like heat pumps, it may require an upgrade in order to comply with the standards. Some types of heaters can’t be used to achieve the standard as they are either expensive, inefficient and/or unsafe to run.

Ventilation Takapuwahia

Every living space of a rental property has to have at least one openable window or exterior door to offer natural ventilation. Furthermore, moist areas like kitchens and bathrooms should have an externally vented extractor fan that can remove moisture.

A ventilation quality is all about recognising that dry air will be less difficult to heat and that a well ventilated rental property will be less prone to developing mould and damp.

Living rooms, bedrooms, kitchens and dining rooms are considered liveable areas. Connecting spaces such as the hallway aren’t living spaces and therefore don’t need an opening window or door.

Each window, door , or Skylight needs for them to be in a position to open up to the outside while remaining set in an opening position in order to allow to circulate fresh air as well as air flow.

Bathrooms, kitchens, and every other room of your property with shower, bath cooker or any other humidity-generating items will need suitable extractor fans which are vented out to the outside. The Healthy Homes Assessment service will verify that there is enough ventilation in every living space and will also check for the proper extractor fans in high moisture areas.

Insulation Takapuwahia

Insulation for underfloor and ceilings is required to all rental houses from 1 July 2019. All landlords and property managers have to ensure the insulation meets standards that are in line with the latest standard. In some cases, an existing insulation on the ceiling or in the subfloor space may require to be topped up or replaced.

A well-insulated property will help to control condensation and reduce the chances of mould and dampness, and will also make much easier to allow the house to retain warmth.

Insulation needs to be in compliance with the R-values that are appropriate for your region.

The "R" signifies thermal resistance and is a measure of how well insulation resists heat flow. The higher the R-value, the more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – all part of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 below floor R 1.3

Keeping your rental property safe from water damage isn’t only about what’s inside the building It’s about having to make sure there is somewhere for rain, surface as well as groundwater to move, and prevent it from getting into the building. When it is about damp and water, it is usually what you don’t see that can become a big problem, causing damages to your investment and affecting the tenant’s well-being.

Rental properties should have effective drainage to get rid of the stormwater and surface waters, and ground water. This includes the proper outfall or runoff. Making sure that the water is able to go, and that it doesn’t get sucked into buildings is a vital aspect of keeping your property dry.

In addition to the drainage system that will prevent the ingress of moisture, if your property has an enclosed space between your flooring and ground, a ground moisture barrier must be put in place when it is reasonably practicable to install it.

An underground moisture barrier generally a polythene sheet laid over the ground, in order to block any moisture in the ground from rising into the structure. It also assists in preventing any damage to your underfloor insulation.
