Unreasonable Gaps & Holes

Draught Stopping Takapuwahia

Draughts are a major cause of less temperature in homes. A cold house is more expensive to heat, resulting in wasted energy and incurring higher costs.

If a draught is noticed from gaps that are not adequate or holes, it needs to be closed.

What are unreasonable gaps and holes?

If you are able to feel external air coming in or the air is clear from a crack or a gap that is, it is most likely a gap or hole which needs sealing in somehow. Large gaps and cracks should be permanently stopped. Any gaps greater than 3mm that allow air to enter or exit of the home require seals. For instance, if an open fireplace is not in use, it can cause draughts and should be shut from. Landlords and property managers are responsible for making sure that such draughts are squelched as far as possible.

There is no need to cover up gaps or holes in the building. For example, tiny gaps around doors and windows might be necessary to allow for movement within the building when the household is heated and cools in order to let them be closed and opened rather instead of being stuck. We will check every window and door as part of an Healthy Homes assessment of your rental property.

Adequate heaters are crucial for well-being homes

Heating Takapuwahia

Rental properties in Takapuwahia require a reliable heating source which can warm the largest or main living area to at minimum 18 degrees Celsius, even on the most coldest days of the year. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical health and mental well-being.

The heating source requirements to remain fixed (i.e. not portable) with at minimum 1.5 kW of heating capacity, and must meet the minimum required heating capacity for the main living space. The Heating Assessment Tool can be used to check if the existing fixed heater(s) are sufficient or whether you will need to ‘top up’ with an additional heater. Open fires and unflued combustion heaters like small portable LPG bottle heaters are not considered to be safe heating options in The Healthy Homes Standard.

If the heating system you offer is electric heating or heat pump, it must include a thermostat. This makes the heating more reliable and efficient. In most houses, larger heaters that are fixed, such as heat pumps, wood burners, pellet burners or flued gas heaters are required. In certain situations, such as small apartments small apartments, a smaller electric fixed heater might be enough.

If the main living room already has a fixed heating source like heat pumps, it could need an update to ensure it meets the requirements. Certain kinds of heaters aren’t able to be used to achieve the quality since they’re either expensive, inefficient and/or unhealthy to run.

Every living space in a rental house must contain at minimum one open doors or windows to offer natural ventilation. In addition, high moisture areas like kitchens and bathrooms should have an externally vented extractor to take moisture away.

It is the ventilation standard is all about recognising the fact that dried air can be more easy to heat, and that a well ventilated rental property is less likely to grow damp and mould.

Bedrooms, living rooms dining rooms, and kitchens are considered liveable spaces. Connecting spaces like the hallway aren’t considered liveable and do not need an opening window or door.

Each door, window or Skylight needs at least to open to the outside, but remain fixed in an open position to allow to circulate fresh air as well as air flow.

All kitchens and bathrooms, and every other room of your home that has shower, bath and cooktop or another moisture generating item will need suitable extractor fans that are vented towards the outside. Our Healthy Homes Assessment service will verify that there is enough ventilation in every living space with the right extractor fan in high moisture areas.

Insulation Takapuwahia

The insulation of the ceiling and underfloor is mandatory to all rental homes since July 1, 2019. All landlords and property managers must make sure that the insulation is up to standards that are in line with the latest quality. In some instances, existing ceiling insulation or insulation in the sub floor space may require to be replaced or replaced.

A well-insulated house can help control condensation and lower the chance of mould and dampness, and will also make an easier task to the house to keep heat.

Insulation needs to be in compliance with the R-values required for your area

The "R" is a symbol for thermal resistance, and it is a measurement of how well the insulation resists heat flow. The more R-value is higher, the higher the standard of insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – all of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 and underfloor R 1.3

Takapuwahia Moisture Ingress & Drainage

Making sure your rental property is protected from dampness isn’t just about what’s inside the building it is also about the outside. You must ensure there is somewhere to allow surface, rain as well as groundwater to move and stop it from coming into the building. When it concerns damp and moisture it’s usually the things you don’t notice that could be a huge problem, causing the property to suffer and affecting the tenant’s health.

Rental properties should be equipped with effective drainage to get rid of storm water, surface water and ground water, including an appropriate runoff or outfall. Making sure the water has a proper place to go, and that it isn’t allowed to remain beneath structures is an crucial aspect of maintaining your property’s dry.

Alongside the drainage system that will prevent the ingress of moisture, if your rental is enclosed between your floor and ground, a ground water barrier should be put in place if it is reasonably practicable to install it.

A ground moisture barrier is usually an insulating sheet of polythene laid over the ground, in order to block any moisture that is present in the ground from getting into the property. It also assists in preventing moisture damage to the underfloor insulation.
