Draughts increase the likelihood of dropping temperatures within households. A cold house is more expensive to heat, which means wasting energy and resulting in higher bills.

If a draught is perceived as a result of gaps or holes the area requirements to be sealed.

What are unreasonable gaps or holes?

If you are able to feel external air flowing in or an unobstructed draught coming from a crack or a gap that is, it’s most likely a gap or an opening that requirements sealing in the way you can. Cracks or gaps with large gaps must be fixed permanently. Any gaps greater than 3mm that let air into or out from your home need to be sealed. In the case of an open fireplace isn’t used it can cause draughts and must be sealed from. Property managers and landlords are accountable for ensuring such draughts are eliminated as much as imaginable.

There is no require to cover up holes or gaps in the construction. For example, tiny gaps around windows and doors could be necessary to allow for the movement of the structure when the household heats and cools, to allow them to be closed and opened rather than being stuck. We will test all windows and doors in an Healthy Homes assessment of your rental property.

Heating Takapuwahia

Takapuwahia rental properties need to have a stable source of heating that can warm the main or largest living room to at least 18 degrees Celsius, even on the most coldest days of the year. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical health and mental outlook.

The source of heating requirements to remain fixed (i.e., not portable) and at minimum 1.5 kW of heating capacity, and must meet the minimum required heating capacity to heat the living space in general. A Heating Assessment Tool may be used to determine if your current fixed heater(s) are adequate or if you’ll require to "top-up" by adding a second heater. Fires that are open and unflued heaters, such as mobile LPG bottle heaters aren’t considered to be suitable heating options in The Healthy Homes Standard.

If the heating that you provide is an electric heater or heat pump it should have a thermostat. This will make your heating more consistent and efficient. For the majority of homes, bigger fixed heating devices such as heat pumps, wood burners, pellet burners or flued gas heaters will be required. However, in certain instances like small apartment buildings an electric, fixed heater could be enough.

If your living space already has a permanent heating source, like an air conditioner, it might require an upgrade in order to comply with the standards. Certain types of heaters cannot be used to comply with the standard as they are either costly, not cost-effective to run, or unsafe to operate.

Ventilation Takapuwahia

Every living space of a rental house must include at least one open windows or an exterior door to offer natural airflow. In addition, humid areas such as kitchens or bathrooms should have an externally vented extractor fan to take moisture away.

The ventilation standard is all about recognising that dry air is less difficult to heat, and that the property that is properly ventilated is less likely to be a victim of damp and mould.

Bedrooms, living rooms kitchens, and dining rooms are considered liveable spaces. Spaces that connect, such as the hallway aren’t considered liveable , and thus do not require an opening window or door.

Every window, door or Skylight needs to have the ability to open to the outside, but remain closed to allow ventilation and fresh air air flow.

Bathrooms, kitchens, and every other room of your house that houses shower, bath cooker or any other water-generating appliance will require adequate extractor fans that can be vented to the outdoors. The Healthy Homes Assessment service will make sure there is sufficient ventilation throughout the living spaces with the right extractor fan in areas with high moisture.

Insulation Takapuwahia

Underfloor and ceiling insulation is required to all rental homes since 1 July 2019. Property managers and landlords are required to ensure that the insulation meets this new quality. In certain situations, the existing ceiling insulation or insulation in the subfloor space may need to be replaced or replaced.

A properly insulated home can help control condensation, and decrease the risk of mould and damp, and also makes an easier task to allow the household to keep warmth.

Insulation needs to meet the R-values of your area.

The "R" is a symbol for thermal resistance, and is a measure of how well insulation is able to resist heat flow. The more high the R-value, more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – The rest of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3, underfloor R 1.3

Takapuwahia Moisture Ingress & Drainage

Keeping your rental property safe from the effects of moisture isn’t just a matter of the interior of the building it is also about the outside. You must ensure there is somewhere for surface, rain and underground water to flow and to prevent it from getting into the building. When it is about damp and water, it’s often not apparent that it could become a major issue, causing damage to your investment as well as harming the tenant’s well-being.

Properties that are rented must have effective drainage to eliminate floodwaters, surface water, and ground water, which includes the proper outfall or runoff. Making sure the water is able to go, and it can’t linger underneath the structures is a crucial aspect of maintaining your property’s dry.

Alongside a drainage system to avoid the ingress of moisture, if your rental has an enclosed gap between your flooring and the ground, a ground moisture barrier must be constructed if it is reasonably practicable to install it.

Ground moisture barriers are typically a polythene sheet laid over the ground to stop any moisture present in the ground from accumulating into the home. It also helps in preventing from causing damage to the flooring insulation.
