What are the reasons why Healthy Homes Compliance important?

Unreasonable Gaps & Holes

Draught Stopping Silverstream

Draughts can lead to dropping temperatures within homes. A humid home will cost more to heat, which completed jobs in wasting energy and resulting in higher bills.

If a draft can be perceived as a result of gaps or holes, it requirements to be sealed.

What are unreasonable gaps or holes?

If you are able to feel external air getting in, or see an unobstructed draught coming from a gap or hole or crack, then it is likely a crack or hole that needs sealing in some way. Large gaps and cracks should be sealed permanently. Any gaps greater than 3mm that let air in or out of the home require to be sealed. For instance, if an open fireplace isn’t being used, it may cause draughts and should be blocked off. Property managers and landlords are responsible for making sure that such draughts are squelched as much as possible.

There is no require to block up intentional gaps or holes which are part of the construction. For instance, small gaps around windows and doors might be necessary to allow for the movement of the structure when the house heats and cools, so that they can still be opened and closed rather than sticking. We will check all windows and doors in your Healthy Homes assessment of your rental property.

The proper heating equipment is important for well-being houses

Heating Silverstream

Rental properties in Silverstream require a reliable source of heat that is able to heat the main or largest living space to at least 18 degrees Celsius, even on the coldest days of the year. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical health as well as their mental health.

The source of heat needs to remain fixed (i.e., not portable) that is, at least 1.5 horsepower in capacity, and meet the minimum heating capacity needed in the living area. A Heating Assessment Tool may be used to determine whether your current fixed heater(s) are adequate or whether you will require to ‘top up’ with a new heater. Open fires and unflued combustion heaters like portable LPG bottle heaters are not considered to be acceptable heating options in the Healthy Homes Standard.

If the heating that you offer is an electric heater or heat source, it should be equipped with a thermostat. This makes the heating more uniform and efficient. In most homes, larger fixed heating equipment like heat pumps, wood burners pellet burners, flued gas heaters are necessary. In certain situations, like small apartments, a smaller fixed electric heater may be sufficient.

If the living area is already equipped with a fixed heating source, like heat pumps, it could need a top up in order to comply with the standards. Certain types of heaters cannot be used to achieve the standard because they’re costly, not affordable to run, and/or unhealthy to run.

Ventilation Silverstream

Every living space in a rental property must contain at minimum one open window or exterior door to offer natural ventilation. In addition, humid areas such as kitchens or bathrooms should have an externally vented extractor fan that can remove moisture.

It is the ventilation standard is all about acknowledging it is that dry air will be much easier to heat and that an apartment that is well-ventilated is less likely to develop mould and damp.

Bedrooms, living rooms dining rooms, and kitchens are considered liveable areas. Connecting spaces like the hallways are not liveable and therefore do not need an opening window or door.

Each window, door or skylight needs to have the ability open to the outside, but remain set in an opening position, allowing for fresh air circulation and air flow.

The bathrooms in all kitchens and any other room in your property with shower, bath or cooktop, or any other water-generating appliance will need appropriate extractor fans which are vented to the outside. We offer a Healthy Homes Assessment service will verify that there is enough air circulation in every living space, including suitable extractor fans in areas of high moisture.

Insulation Silverstream

Underfloor and ceiling insulation has been compulsory on all rental homes since 1 July 2019. All landlords and property managers must ensure that the insulation is in line with current standard. In some cases, an existing insulation on the ceiling or in the subfloor space may need to be topped up or replaced.

A well-insulated house can help control condensation and reduce the chances of dampness and mould, and will also make it easier to allow the household to keep warmth.

Insulation needs to be in compliance with the R-values for your area

The "R" stands for thermal resistance and is a gauge of how well insulation is able to resist heat flow. The more R-value is higher, the better the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9, underfloor R 1.3
  • Zone 2 – the remainder part of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3, underfloor R 1.3

Silverstream Moisture Ingress & Drainage

Keeping your rental property safe from moisture isn’t just about the inside but you must make sure there is somewhere for surface as well as groundwater to move and to prevent it from getting inside. When it is about damp and water, it is usually those concerns that you aren’t aware of that can become a big problem, causing the property to suffer and affecting the tenant’s health.

Rental properties need to be equipped with efficient drainage to remove rainwater, storm water and ground water. This includes an appropriate outfall or runoff. Making sure the water has a location to go, and also that it can’t linger underneath the structures is an important aspect of maintaining your property’s dry.

In addition to the drainage system that will prevent water ingress, if the apartment has an enclosed gap between the floor and ground, a ground moisture barrier must be constructed if it’s reasonably practicable to install it.

The ground-moisture barrier typically a sheet of polythene that is placed over the ground to stop any moisture that is present in the ground from entering the structure. It also assists in preventing water damage to the floor insulation.
