Fines for Failing to Comply

From the 1st of July in 2021, when a brand new, renewed or varied tenancy is signed on a Silverstream rental property, all Healthy Homes compliance items have to be finished inside of 90 days.

Silverstream Healthy Homes Compliance Timeframes

Tenancies that were signed from 1 July 2019 to 30 , June 20,21

  • Ceiling and underfloor insulation is required throughout Silverstream and New Zealand rental houses where it is reasonably practicable to put in.
  • A Healthy Homes Intent to Comply Statement, an Insulation Statement and an Insurance Statement should be included in any renewal, new or altered tenancy contract.
  • Property managers and landlords have to keep records to demonstrate compliance with each Healthy Homes Standard that apply or will be applied throughout the tenancy period of your rental home.

From 1 July 2021

  • Private landlords and property managers are required to ensure their rental properties conform in accordance with Healthy Homes Standards within 90 days of a newly renewed, extended or changed tenancy.
  • All boarding houses (except Kainga Ora and Community Housing Providers with registered Boarding household tenancies) must meet the Healthy Homes Standards regardless of the time the tenancy began.

From July 1st 2023

  • All houses which are rented from Kainga Ora (formerly Housing New Zealand) and registered Community Housing Providers must be in compliance with the Healthy Homes Standards regardless of when the tenancy began.

From July 1st 2024

  • All rental houses have to meet the Healthy Homes Standard regardless of the time of the first day of tenancy.

Heating Silverstream

Rental properties in Silverstream should have a permanent source of heating that can warm the living space to at least 18degC even on the coldest winter days.
