Unreasonable Gaps & Holes

Draught Stopping Silverstream

Draughts increase the likelihood of dropping temperatures within homes. A cold home will cost more to heat, which means wasting money and energy.

If a draught could be felt from unreasonable gaps or holes, it needs to be sealed.

What are unjustifiable gaps or holes?

If you can feel external air getting in, or see the air is clear from a hole or gap and you are able to feel it, it’s likely a crack or crack that requirements sealing in some way. Cracks or gaps with large gaps must be sealed permanently. Any gaps greater than 3mm that allow air to enter or exit of your house need sealing. In the case of an open fireplace isn’t in use it can create draughts. This should be blocked off. Property managers and landlords are responsible for making sure that such draughts are squelched in the maximum extent possible.

You don’t need to block holes or gaps that are part of the building. For example, tiny gaps around windows and doors could be necessary to allow movement of the building when the home heats and cools, to allow them to be shut and opened, rather than being stuck. We will inspect all windows and doors in an Healthy Homes assessment of your rental property.

Heating Silverstream

Silverstream rental properties need to have a stable heating source that can heat the principal or the biggest living area to at minimum 18degC even on the coldest winter days. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical health and mental wellbeing.

The source of heating requirements that it be permanently fixed (i.e. not portable), at minimum 1.5 horsepower in capacity, and it must have the minimum heating capacity needed for the main living space. A Heating Assessment Tool could be used to determine whether your current installed heater(s) are adequate or whether you will require to "top up" with an additional heater. Fires that are open and unflued heaters, such as mobile LPG bottle heaters aren’t considered to be safe heating options in those following the Healthy Homes Standard.

If the heating system you offer is electric heating or heat pump, it must include an thermostat. This makes the heating more uniform and efficient. For the majority of homes, bigger heaters that are fixed, such as wood burners, heat pumps pellet burners, flued gas heaters are needed. However, in some cases like small apartments, a smaller fixed electric heater could be enough.

If your living space already has a permanent heating source, such as an air conditioner, it could require some additional energy to meet the standards. Some types of heaters can’t be used to comply with the quality since they’re either not efficient, cost prohibitive to operate or are unsafe to operate.

Ventilation Silverstream

Every living space of a rental property must have at least one openable window or exterior door to provide natural ventilation. Furthermore, moist areas such as kitchens or bathrooms should be equipped with an externally vented extractor to eliminate moisture.

The ventilation quality is about recognising it is that dry air is more easy to heat and an apartment that is well-ventilated will be less prone to developing mould and damp.

Living rooms, bedrooms, kitchens and dining rooms are considered liveable areas. Connecting spaces like the hallway aren’t considered liveable and don’t need an opening door or window.

Every window, door or skylight requirements to have the ability of opening to the outside, and stay closed in order to allow to circulate fresh air as well as air flow.

All bathrooms and kitchens and any other area in your home with shower, bath, cooktop or other high water-generating appliance will need suitable extractor fans which are vented to the outdoors. This Healthy Homes Assessment service will check that there is adequate ventilation throughout the living spaces, including suitable extractor fans in high moisture areas.

Insulation Silverstream

Insulation for underfloor and ceilings is required in all rental homes as of July 1st, 2019. Property managers and landlords are required to ensure the insulation meets the new standard. In some instances, an existing insulation on the ceiling or in the sub floor space may require to be replaced or replaced.

A well-insulated property can reduce condensation and lower the chance of mould and dampness and also makes more easy to the household to retain warmth.

Insulation requirements to meet the R-values of your area.

The "R" stands for thermal resistance and is a measure of how well insulation resists heat flow. The greater the R-value, the better the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – The rest of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3

Silverstream Moisture Ingress & Drainage

Protecting your rental property from dampness isn’t just about the inside of the building It’s about having to ensure there is somewhere for rain, surface and ground water to go, and also stop it from getting into the building. When it concerns damp and moisture it’s typically not apparent that it can become a big problem, causing damage to your investment and affecting your tenant’s health.

Rental properties require to be equipped with efficient drainage to remove storm water, surface water, and ground water, including an appropriate runoff or outfall. Making sure the water has a place to go, and also that it can’t linger underneath the buildings is a vital aspect of keeping your property dry.

In addition to a drainage system to avoid moisture ingress, if your rental is enclosed between your flooring and ground, a ground water barrier must be constructed if it’s reasonably practicable to do so.

A ground moisture barrier is generally an insulating sheet of polythene laid over the ground, to block any moisture from the ground from entering the home. It also helps in preventing water damage to the floor insulation.
