Healthy homes are important

What is the reason Healthy Homes Compliance important?

A majority of households rent in New Zealand and Silverstream, and research suggests that rental houses are more likely to be colder, older, are not as efficient heating and tend to be lower standard than those owned by owners.

Furthermore, people who reported four or more key housing quality problems frequently have lower levels of satisfaction with life and a decrease in mental wellbeing.

The improvement in the standard of Silverstream rental property can allow tenants to experience better physical and mental health as well as lessen disturbance to learning, work and daily life because of illnesses. Unreasonable Gaps & Holes

Draught Stopping Silverstream

Draughts may lead to dropping temperatures within houses. A draughty house costs more to heat, resulting in wasted energy and increased bills.

If a draught can be felt from unreasonable gaps or holes the area requirements to be closed.

What are unreasonable gaps and holes?

If you are able to feel external air entering or the air is clear out of a hole or gap, then it is most likely a gap or crack that needs sealing in somehow. Cracks or gaps with large gaps must be sealed permanently. Any gaps greater than 3mm that let air in or out from the home require to be sealed. For example, if the open fireplace isn’t used it could cause draughts, and must be sealed from. Landlords and property managers are accountable for ensuring that draughts from the fireplace are removed as much as possible.

There is no need to cover up gaps or holes in the building. For instance, small gaps around doors and windows could be required to allow movement of the structure as the house gets warmer and cooler, so that they can still be closed and opened rather than being stuck. We will examine all windows and doors during our Healthy Homes assessment of your rental property.

The proper heating equipment is crucial to ensure well-being homes

Heating Silverstream

Silverstream rental properties require a reliable source of heating that can warm the living room to at least 18degC even on the most coldest days of the year. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heating needs to be fixed (i.e., not portable) with at minimum 1.5 kW in heating capacity and have the minimum requirement for heat capacity for the main living room. A Heating Assessment Tool may be used to determine whether your current installed heater(s) are sufficient or whether you will need to ‘top up’ with a new heater. Open fires and unflued combustion heaters such as mobile LPG bottle heaters are not considered acceptable heating options under those following the Healthy Homes Standard.

If the heating system you provide is electric heating or heat pump, it must include an thermostat. This will make the heating more reliable and efficient. For the majority of houses, bigger fixed heating equipment like wood burners, heat pumps, pellet burners or flued gas heaters will be required. In certain situations, like apartments with small spaces the smaller fixed electric heater could be enough.

If your living space already has a fixed heating source, like the heat pump, it may require an upgrade to ensure it meets the requirements. Certain kinds of heaters aren’t able to be used to comply with the quality because they’re not efficient, cost prohibitive to operate or are unsafe to operate.

Ventilation Silverstream

Every living space in a rental property has to have at least one openable door or window to provide natural ventilation. Furthermore, moist areas such as kitchens and bathrooms need to have an externally vented extractor fan that can get rid of moisture.

A ventilation standard is all about recognising how dried air can be more easy to heat and that a well ventilated rental property is less likely to develop damp and mould.

Bedrooms, living rooms, kitchens, and dining rooms are considered liveable spaces. Spaces that connect, such as the hallway are not considered liveable and are not need an opening door or window.

Each window, door , or Skylight requirements to be able of opening to the outside while remaining set in an opening position to allow ventilation and fresh air ventilation.

All kitchens and bathrooms, and every other room of your property with a bath, shower cooker or any other water-generating appliance will need proper extractor fan systems that can be vented out to the outside. This Healthy Homes Assessment service will make sure there is sufficient ventilation throughout the living spaces that includes extractor fans that are suitable in areas with high moisture.

Insulation Silverstream

Insulation for underfloor and ceilings is required to all rental homes since 1 July 2019. Property managers and landlords should make sure that the insulation meets this new quality. In some cases, an existing insulation on the ceiling or in the sub floor space might require to be filled with or replaced.

A house that is well-insulated will help to control condensation and lower the chance of mould and damp, and it will make much easier to allow the household to hold warmth.

Insulation requirements to meet the R-values required for your area

The "R" refers to thermal resistance and it is a measurement of how well insulation can withstand heat flow. The more high the R-value, more efficient the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9, underfloor R 1.3
  • Zone 2 – all of the North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 (underfloor R 1.3

Silverstream Moisture Ingress & Drainage

The security of your rental home from the effects of moisture isn’t just a matter of the inside of the building it’s also about the outside. You must make sure there is somewhere for surface, rain as well as groundwater to move and to prevent it from getting inside. When it concerns damp and moisture it’s usually what you don’t see that can cause a lot of trouble that can cause the property to suffer and harming your tenant’s health.

Rental properties must have effective drainage to remove floodwaters, surface water, and groundwater, with the proper outfall or runoff. Making sure the water has a proper place to go, and also that it isn’t allowed to remain beneath buildings is an essential part of maintaining your property’s dry.

Alongside a drainage system to avoid the ingress of moisture, if your property has an enclosed space between your floor and soil, a ground-water barrier must be constructed if it is reasonably practicable to install it.

An underground moisture barrier typically made of polythene and is laid on top of the ground, to block any moisture that is present in the ground from accumulating into the home. It also helps in preventing from causing damage to the flooring insulation.
