Healthy homes are important

What is the reason Healthy Homes Compliance important?

Around 1 in 3 households rent in New Zealand and Silverstream, and research has shown that these rental homes are most likely to be colder, older and have less efficient heating, and generally have lower quality than owner occupied properties.

Unreasonable Gaps & Holes

Draught Stopping Silverstream

Draughts may lead to dropping temperatures within homes. A damp house costs more to heat, resulting in wasted money and energy.

If a draft can be perceived as a result of gaps or holes, it needs to be closed.

What are unreasonable gaps and holes?

If you are able to feel external air coming in or the air is clear from a gap or hole that is, it is likely a crack or hole which needs sealing in some way. Large cracks and gaps should be fixed permanently. Any gaps greater than 3mm that let air into or out into the home need the sealing. For example, if the open fireplace is not in use, it can create draughts. This should be shut from. Property managers and landlords are responsible for making sure that these draughts are stopped whenever imaginable.

You don’t need to cover up gaps or holes that are part of the building. For instance, small gaps around windows and doors could be necessary to allow for movement within the structure when the household is heated and cools so that they can still be closed and opened instead of than being stuck. We will examine the windows and doors during your Healthy Homes assessment of your rental property.

Adequate heaters are important to ensure well-being homes

Heating Silverstream

Rental properties in Silverstream must have a fixed source of heating that can warm the largest or main living area to at minimum 18 degrees Celsius, even on the winter coldest days. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical well-being and mental well-being.

The heating source needs to remain fixed (i.e., not portable), at least 1.5 horsepower in capacity, and meet the minimum capacity for heating required in the living area. A Heating Assessment Tool can be used to determine whether the current permanent heater(s) are sufficient or if you’ll require to ‘top up’ with an additional heater. Unflued combustion and open fire heaters, such as mobile LPG bottle heaters are not considered to be suitable heating options under Healthy Homes Standard. Healthy Homes Standard.

If the heating system you provide is electric heating or heat source, it must be equipped with an thermostat. This will make the heating more uniform and efficient. In most houses, larger heaters that are fixed, such as wood burners, heat pumps, pellet burners or flued gas heaters will be required. In certain situations, like apartments with small spaces an electric, fixed heater may be sufficient.

If your living space is already equipped with a fixed heating source like an air conditioner, it might need a top up to be able to meet the standards. Certain kinds of heaters aren’t able to be utilised to meet the standard since they’re either expensive, inefficient and/or unsafe to run.

Ventilation Silverstream

Every living space of a rental property must include at least one open doors or windows to provide natural airflow. In addition, humid areas such as kitchens or bathrooms should be equipped with an externally vented extractor fan that can eliminate moisture.

The ventilation standard is all about recognising how dried air can be much easier to heat, and that a well ventilated rental property is less likely to be a victim of damp and mould.

Living rooms, bedrooms, kitchens, and dining areas are considered liveable areas. Connecting spaces like the hallways are not liveable and are not require an opening window or door.

Each window, door , or the skylight needs for them to be in a position to open to the outside while remaining closed in order to allow ventilation and fresh air ventilation.

All kitchens and bathrooms, and any other area in your property with a bath, shower and cooktop or another humidity-generating items will require proper extractor fan systems which are vented out to the outside. The Healthy Homes Assessment service will check that there is adequate ventilation in each livable space, including suitable extractor fans in high moisture areas.

Insulation Silverstream

Insulation for underfloor and ceilings has been compulsory in all rental houses since 1 July 2019. All landlords and property managers are required to ensure the insulation meets this new quality. In some instances, old ceiling insulation as well as insulation within the subfloor space might require to be filled with or replaced.

A well-insulated property can reduce condensation and lessen the likelihood of mould and damp, and will also make more easy to allow the house to hold the heat.

Insulation requirements to be in compliance with the R-values required for your area

The "R" refers to thermal resistance and is a measure of how well the insulation withstands heat flow. The higher the R-value, the better the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9, underfloor R 1.3
  • Zone 2 – all area of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3

Silverstream Moisture Ingress & Drainage

Keeping your rental property safe from moisture isn’t just about what’s inside the building but you must make sure there is somewhere for rain, surface as well as groundwater to move and prevent it from getting into the building. When it concerns damp and moisture it is typically the concerns you don’t notice that could be a huge problem and cause damage to your investment as well as affecting the tenant’s health.

Rental properties need to be equipped with efficient drainage for the removal of rainwater, storm water and ground water, which includes an appropriate outfall or runoff. Making sure the water is able to go, and that it doesn’t sit beneath buildings is a vital aspect of maintaining your property’s dry.

Alongside an irrigation system to stop the ingress of moisture, if your rental has an enclosed gap between your flooring and ground, a ground moisture barrier must be put in place when it’s reasonably practicable to do so.

A ground moisture barrier is generally a polythene sheet laid over the ground to stop any moisture present in the ground from accumulating into the building. It also assists in preventing any damage to your underfloor insulation.
