Unreasonable Gaps & Holes

Draught Stopping Silverstream

Draughts may lead to lower temperatures in homes. A humid house costs more to heat, which results in wasting energy and incurring higher costs.

If a draft can be felt from unreasonable gaps or holes that it needs to be closed.

What are unreasonable gaps or holes?

If you can feel external air entering or an unobstructed draught coming from a crack or a gap and you are able to feel it, it’s likely to be a gap or an opening that needs sealing in somehow. Large gaps and cracks should be sealed permanently. Cracks that are greater than 3mm and allow air to enter or exit within your home need the sealing. For instance, if an open fireplace is not in use, it can create draughts. This should be shut from. Landlords and property managers are responsible for ensuring that such draughts are squelched in the maximum extent possible.

You don’t need to block gaps or holes that are part of the construction. For instance, small gaps around doors and windows may be required to allow movement of the structure when the household gets warmer and cooler, so that they are able to be closed and opened instead of than securing. We will check the windows and doors during our Healthy Homes assessment of your rental property.

Heating Silverstream

Silverstream rental properties need to have a stable heating source that can warm the main or largest living room to at least 18degC, even during the most coldest days of the year. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heating requirements for it to be permanent (i.e., not portable) and at minimum 1.5 kW in heating capacity, and must meet the minimum capacity for heating required in the living area. The Heating Assessment Tool can be used to determine whether the current permanent heater(s) are sufficient or if you’ll need to "top up" with an additional heater. Open fires as well as unflued combustion heaters like small portable LPG bottle heaters aren’t considered to be suitable heating options in those following the Healthy Homes Standard.

If the heating system you offer is an electric heater (or heat pump), it must include an thermostat. This will make the heating more reliable and efficient. For most homes, larger fixed heating devices such as wood burners, heat pumps pellet burners, flued gas heaters are required. In some instances, like apartments with small spaces the smaller fixed electric heater could be enough.

If your main living space already has a central heating source like heat pumps, it might require some additional energy to meet the standards. Certain kinds of heaters aren’t able to be used to comply with the quality because they’re not effective, cost prohibitive to operate and/or unsafe to run.

Each liveable space in the rental property should contain at minimum one open window or exterior door to offer natural ventilation. In addition, humid areas such as kitchens or bathrooms should be equipped with an externally vented extractor to eliminate moisture.

A ventilation standard is all about recognising how the dry atmosphere is easier to heat and heat, and a well ventilated rental property is less likely to grow mould and damp.

Bedrooms, living rooms dining rooms, and kitchens are considered to be liveable spaces. Connecting spaces such as the hallway aren’t considered living spaces and therefore don’t require an opening door or window.

Each window, door , or Skylight needs at least of opening to the outside and remain set in an opening position, allowing to circulate fresh air as well as ventilation.

Bathrooms, kitchens, as well as any other space in your home with shower, bath cooker or any other moisture generating item will require proper extractor fan systems that can be vented towards the outside. We offer a Healthy Homes Assessment service will check that there is adequate ventilation in each livable space and will also check for the proper extractor fans in areas with high moisture.

Insulation Silverstream

Ceiling and underfloor insulation is required on all rental houses as of July 1st, 2019. Property managers and landlords have to make sure that the insulation is in line with the new standard. In some instances, old ceiling insulation as well as insulation within the sub floor space might require to be filled with or replaced.

A house that is well-insulated will help to control condensation and lessen the likelihood of mould and dampness and also makes much easier for the home to retain the heat.

Insulation requirements to be in compliance with the R-values of your area.

The "R" stands for thermal resistance, and is a measure of how well the insulation is able to resist heat flow. The more R-value is higher, the more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – the remainder part of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 below floor R 1.3

Silverstream Moisture Ingress & Drainage

Protecting your rental property from the effects of moisture isn’t just a matter of the inside but you must make sure there is somewhere for surface, rain and underground water to flow, and also stop it from getting inside. When it comes to moisture and damp it’s frequently what you don’t see that can cause a lot of trouble and cause damage to your investment and harming your tenant’s health.

Rental properties should be equipped with efficient drainage for the removal of floodwaters, surface water, and ground water. This includes the proper outfall or runoff. Making sure that the water has a location to go, and that it doesn’t get sucked into structures is a crucial aspect of keeping your property dry.

In addition to the drainage system that will prevent moisture from entering, if your apartment has an enclosed gap between your flooring and the ground, a ground water barrier must be constructed if it is reasonably practicable to do so.

The ground-moisture barrier typically a sheet of polythene that is placed over the ground to stop any moisture in the ground from getting into the property. It also assists in preventing moisture damage to the underfloor insulation.
