Unreasonable Gaps & Holes

Draught Stopping Silverstream

Draughts are a major cause of dropping temperatures within houses. A humid home is more expensive to heat, which completed jobs in wasting money and energy.

If a draught could be perceived as a result of gaps or holes the area needs to be sealed.

What are unreasonable gaps and holes?

If you can feel external air entering or the air is clear from a crack or a gap, then it’s most likely a gap or hole that requirements sealing in somehow. Cracks or gaps with large gaps must be sealed permanently. Gaps greater than 3mm that allow air to enter or exit within the house require the sealing. For example, if an open fireplace isn’t being used, it can cause draughts and should be sealed off. Landlords and property managers are responsible for ensuring that these draughts are stopped as much as possible.

You don’t require to block up intentional gaps or holes that are part of the construction. For example, tiny gaps around windows and doors may be required to allow for movement of the building as the house gets warmer and cooler, so that they are able to be opened and closed rather than being stuck. We will examine every window and door during our Healthy Homes assessment of your rental property.

Adequate heaters are crucial to ensure well-being homes

Heating Silverstream

Silverstream rental properties require a reliable heating source that can heat the principal or the biggest living area to at minimum 18degC even on the coldest winter days. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical health and mental wellbeing.

The source of heating requirements for it to be permanent (i.e., not portable), at least 1.5 kW in heating capacity, and it must have the minimum required heating capacity to heat the living space in general. The Heating Assessment Tool can be used to determine if the existing permanent heater(s) are sufficient or whether you will require to top up with an additional heater. Fires that are open and unflued heaters such as portable LPG bottle heaters are not considered to be safe heating options in those following the Healthy Homes Standard.

If the heating you offer is an electric heater (or heat pump), it needs to have an thermostat. This makes the heating more uniform and efficient. For most homes, larger fixed heating devices such as heat pumps, wood burners, pellet burners or flued gas heaters are required. However, in certain instances like small apartments the smaller fixed electric heater might be enough.

If your main living space already has a central heating source, like heat pumps, it may require a top up to make sure it meets the requirements. Certain types of heaters cannot be used to meet the standard as they are either not effective, cost prohibitive to operate or are unsafe to operate.

Ventilation Silverstream

Every living space of a rental property has to have at least one opening window or exterior door to provide natural ventilation. Furthermore, moist areas such as kitchens or bathrooms should have an externally vented extractor fan that can remove moisture.

A ventilation standard is all about recognising how dry air is easier to heat and heat, and a property that is well ventilated is less likely to be a victim of mould and damp.

Bedrooms, living rooms, kitchens, and dining rooms are all considered living spaces. Connecting spaces such as the hallway are not considered living spaces and therefore don’t need an opening door or window.

Every window, door or skylight needs for them to be in a position to open to the outside, but remain at an open angle to allow for fresh air circulation and air flow.

Bathrooms, kitchens, and every other room of your property with shower, bath and cooktop or another water-generating appliance will require proper extractor fan systems that vent to the outdoors. We offer a Healthy Homes Assessment service will make sure there is sufficient ventilation throughout the living spaces that includes extractor fans that are suitable in high moisture areas.

Insulation Silverstream

Ceiling and underfloor insulation is required for all rent homes since 1 July 2019. All landlords and property managers should ensure that the insulation is in line with current quality. In some cases, old ceiling insulation as well as insulation within the subfloor space might require to be filled with or replaced.

A properly insulated home can reduce condensation, and decrease the risk of mould and dampness and also makes an easier task to allow the household to retain warmth.

Insulation requirements to meet the R-values of your area.

The "R" is a symbol for thermal resistance and it is a measurement of how well the insulation can withstand heat flow. The higher the R-value, the more efficient the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – all of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3

Silverstream Moisture Ingress & Drainage

Protecting your rental property from moisture isn’t just about the interior of the building It’s about having to ensure there is somewhere for rain, surface or ground water, and prevent it from getting inside. When it is about damp and water, it is usually what you don’t see that can become a big problem that can cause the property to suffer and harming the tenant’s health.

Rental properties must be equipped with efficient drainage to remove rainwater, storm water and groundwater, with the proper outfall or runoff. Making sure that water has a place to go, and that it doesn’t get sucked into structures is a crucial aspect of maintaining your property’s dry.

In addition to the drainage system that will prevent the ingress of moisture, if your rental has an enclosed gap between floorboards and the soil, a ground-water barrier must be constructed if it is reasonably practicable to install it.

A ground moisture barrier is typically a polythene sheet laid over the ground, to block any moisture present in the ground from rising into the property. It also helps in preventing moisture damage to the underfloor insulation.
