Unreasonable Gaps & Holes

Draught Stopping Silverstream

Draughts may lead to dropping temperatures within homes. A damp home is more expensive to heat, which completed jobs in wasting energy and incurring higher costs.

If a draft can be felt through gaps that are too large or holes the area needs to be closed.

What are the most unreasonable gaps or holes?

If you are able to feel external air coming in or an unobstructed draught coming from a crack or a gap and you can feel it, it’s likely to be a gap or hole which requirements sealing in any way. Cracks and gaps that are large should be permanently stopped. The gaps that exceed 3mm that allow air in or out from the home require to be sealed. For example, if the open fireplace is not in use, it may cause draughts and should be blocked from. Property managers and landlords are accountable for making sure that such draughts are squelched in the maximum extent possible.

You don’t require to cover up gaps or holes in the construction. For instance, small gaps around windows and doors may be required to allow movement of the building when the household warms and cools in order to let them be closed and opened instead of than securing. We will examine the windows and doors as part of your Healthy Homes assessment of your rental property.

A good heating system is important to ensure well-being homes

Heating Silverstream

Silverstream rental properties should have a permanent heating source that can warm the main or largest living space to a minimum of 18degC, even during the coldest days of the year. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heat needs to be fixed (i.e. not portable) and at minimum 1.5 horsepower in capacity, and it must have the minimum requirement for heat capacity for the main living space. A Heating Assessment Tool can be used to determine if your current permanent heater(s) are adequate or whether you will require to "top up" with a new heater. Unflued combustion and open fire heaters, such as the portable LPG bottle heaters are not considered to be suitable heating options in those following the Healthy Homes Standard.

If the heating system you provide is an electric heater or heat source, then it must include an thermostat. This will help make the heating more reliable and effective. For the majority of homes, bigger fixed heating systems such as wood burners, heat pumps, pellet burners or flued gas heaters are necessary. However, in certain instances like apartments with small spaces an electric, fixed heater may be sufficient.

If your living space already has a central heating source like the heat pump, it might just need an upgrade to ensure it meets the requirements. Certain kinds of heaters cannot be used to achieve the quality as they are either costly, not cost-effective to run, and/or unhealthy to run.

Ventilation Silverstream

Each living space within a rental property must have at least one openable doors or windows to offer natural ventilation. In addition, high moisture areas such as kitchens and bathrooms should be equipped with an externally vented extractor fan to take moisture away.

This ventilation quality is all about recognising the fact that dried air can be easier to heat, and that a well ventilated rental property is less likely to develop damp and mould.

Bedrooms, living rooms kitchens, and dining areas are all considered living spaces. Spaces that connect, such as the hallway aren’t liveable and do not require an opening window or door.

Every window, door or skylight needs for them to be in a position open to the outside while remaining at an open angle to allow to circulate fresh air as well as air flow.

All bathrooms and kitchens and any other area in your property with shower, bath or cooktop, or any other moisture-producing item will need suitable extractor fans which are vented to the outdoors. Our Healthy Homes Assessment service will make sure there is sufficient ventilation in each livable space, including suitable extractor fans in high moisture areas.

Insulation Silverstream

Ceiling and underfloor insulation is a requirement to all rental houses since 1 July 2019. Property managers and landlords have to make sure the insulation meets this new quality. In some instances, existing ceiling insulation or insulation in the sub floor space might require to be topped up or replaced.

A well-insulated property will help to control condensation and reduce the chances of dampness and mould, and also makes much easier to the house to hold the heat.

Insulation needs to be in compliance with the R-values of your area.

The "R" signifies thermal resistance, and is a gauge of how well insulation resists heat flow. The more high the R-value, better the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9, underfloor R 1.3
  • Zone 2 – the remainder of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 below floor R 1.3

Silverstream Moisture Ingress & Drainage

Keeping your rental property safe from the effects of moisture isn’t just a matter of what’s inside the building it’s also about the outside. You must ensure there is somewhere to allow surface, rain or ground water and stop it from coming into the building. When it comes to moisture and damp it’s frequently those things that you aren’t aware of that can cause a lot of trouble and end up causing damage to your investment and affecting the tenant’s well-being.

Rental properties should have effective drainage to remove floodwaters, surface water, and ground water, including the proper outfall or runoff. Making sure the water has a place to go, and that it can’t linger underneath the buildings is a vital aspect of maintaining your property’s dry.

Alongside a drainage system to prevent water ingress, if the property has an enclosed space between your flooring and ground, a ground water barrier must be installed if it’s reasonably practicable to do so.

A ground moisture barrier is usually a sheet of polythene that is placed over the ground to stop any moisture in the ground from accumulating into the home. It also assists in preventing from causing damage to the flooring insulation.
