What are unreasonable gaps or holes?

If you can feel external air entering or the air is clear from a crack or a gap that is, it is most likely a gap or an opening that requirements sealing in the way you can. Large gaps and cracks should be sealed permanently. Gaps greater than 3mm that let air into or out of the house require seals. For instance, if an open fireplace isn’t being used, it can create draughts. This should be sealed off. Landlords and property managers are responsible for ensuring that these draughts are stopped whenever imaginable.

Heating Silverstream

Rental properties in Silverstream require a reliable heating source that is able to heat the main or largest living space to at least 18degC even on the most coldest days of the year. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical health as well as their mental health.

The source of heat requirements to be fixed (i.e., not portable), at minimum 1.5 kW in heating capacity, and it must have the minimum requirement for heat capacity for the main living room. A Heating Assessment Tool can be used to check if the existing fix heater(s) are adequate or if you’ll need to top up with an additional heater. Open fires as well as unflued combustion heaters such as portable LPG bottle heaters aren’t considered to be acceptable heating options in those following the Healthy Homes Standard.

If the heating that you provide is electric heating (or heat pump), it must be equipped with a thermostat. This will make the heating more consistent and efficient. In most houses, larger heaters that are fixed, such as heat pumps, wood burners pellet burners, flued gas heaters are necessary. In certain situations, like small apartment buildings an electric, fixed heater may be sufficient.

If your living space is already equipped with a fixed heating source, such as the heat pump, it could need some additional energy to make sure it meets the requirements. Certain kinds of heaters aren’t able to be used to comply with the quality because they’re expensive, inefficient and/or unsafe to run.

The Healthy Homes Assessment service will verify that there is enough ventilation in each livable space that includes extractor fans that are suitable in areas of high moisture.

Silverstream Moisture Ingress & Drainage

The security of your rental home from moisture isn’t just about what’s inside the building It’s about having to ensure there is somewhere for surface and ground water to go, and stop it from coming inside. When it is about damp and water, it’s usually the concerns you don’t notice that could be a huge problem and cause the property to suffer and affecting your tenant’s health.

Rental properties should have effective drainage to eliminate floodwaters, surface water, and ground water, including the proper outfall or runoff. Making sure the water has a proper place to go and that it doesn’t get sucked into structures is a crucial aspect of keeping your property dry.

Alongside a drainage system to prevent water ingress, if the rental is enclosed between your floor and soil, a ground-water barrier must be put in place when it’s reasonably practicable to do so.

Ground moisture barriers are usually an insulating sheet of polythene laid over the ground, in order to block any moisture in the ground from entering the home. It also helps to prevent water damage to the floor insulation.
