Healthy homes are important

Why is Healthy Homes Compliance so important?

A majority of households rent in New Zealand and Silverstream, and research shows us that these rental homes tend to be older, colder, are not as efficient heating and tend to be lower quality than owner occupied properties.

Moldy, damp and cold homes are linked to negative health results, specifically for ailments like colds and influenza, asthma, and cardiovascular diseases. Additionally, those who experience four or more major housing quality problems frequently have low life satisfaction and reduced mental health.

Enhancing the standard of Silverstream rental property can help tenants enjoy better mental and physical health and reduce the disruptions to their work, education and living because of health issues. Your investment will be protected from mould, mildew and damp damages, which means lower maintenance costs in the long run.

The Healthy Homes Standards are a list of the specific and minimum standards for heating, insulation Ventilation and Ventilation and Drainage, as well as Draught Stopping within Silverstream rental properties.

Unreasonable Gaps & Holes

Draught Stopping Silverstream

Draughts increase the likelihood of lower temperatures in households. A damp house costs more to heat, meaning wasting energy and resulting in higher bills.

If a draught can be noticed from gaps that are not adequate or holes, it requirements to be sealed.

What are unreasonable gaps and holes?

If you can feel external air coming in or a clear draught from a hole or gap and you can feel it, it’s probably a gap or an opening that needs sealing in the way you can. Cracks and gaps that are large should be permanently stopped. Gaps greater than 3mm that allow air to enter or exit within your home require seals. For example, if the open fireplace isn’t used it can create draughts. This should be sealed off. Landlords and property managers are accountable for making sure that draughts from the fireplace are removed as much as imaginable.

You don’t require to block off holes or gaps that are part of the building. For example, tiny gaps around doors and windows might be necessary to allow movement of the building when the home warms and cools so that they can still be shut and opened, rather than being stuck. We will check the windows and doors in our Healthy Homes assessment of your rental property.

A good heating system is crucial to ensure healthy houses

Heating Silverstream

Rental properties in Silverstream require a reliable source of heating that can warm the largest or main living space to a minimum of 18degC even on the most coldest days of the year. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical health as well as their mental health.

The heating source needs for it to be permanent (i.e. not portable) with at least 1.5 horsepower in capacity, and must meet the minimum requirement for heat capacity for the main living space. A Heating Assessment Tool can be used to determine if your current installed heater(s) are adequate or whether you will require to top up with an additional heater. Unflued combustion and open fire heaters like small portable LPG bottle heaters are not considered acceptable heating options in the Healthy Homes Standard.

If the heating system you offer is electric heating or heat pump, then it must be equipped with an thermostat. This will make the heating more reliable and effective. In most homes, larger fixed heating systems such as heat pumps, wood burners pellet burners, flued gas heaters are required. However, in certain instances like apartments with small spaces the smaller fixed electric heater may suffice.

If the living area already has a permanent heating source like heat pumps, it may need an upgrade to make sure it meets the requirements. Certain types of heaters cannot be used to achieve the standard as they are either not efficient, cost prohibitive to operate and/or unsafe to run.

Ventilation Silverstream

Each liveable space in a rental property has to include at least one open windows or an exterior door to offer natural ventilation. Additionally, areas with high moisture areas like kitchens and bathrooms must have a suitable venting fan outside to remove moisture.

A ventilation quality is all about recognising the fact that dry air will be more easy to heat, and that the property that is properly ventilated is less likely to grow damp and mould.

Bedrooms, living rooms, dining rooms, and kitchens are considered to be liveable spaces. Connecting spaces like the hallway aren’t considered living spaces and therefore are not require an opening door or window.

Each window, door or the skylight needs for them to be in a position to open up to the outside, and stay at an open angle in order to allow the circulation of fresh air and air flow.

Bathrooms, kitchens, and any other room in your home that has a bath, shower, cooktop or other high moisture-producing item will require suitable extractor fans that are vented to the outside. The Healthy Homes Assessment service will make sure there is sufficient ventilation in every living space with the right extractor fan in areas of high moisture.

Insulation Silverstream

Ceiling and underfloor insulation has been compulsory in all rental houses from 1 July 2019. Property managers and landlords should ensure that the insulation meets standards that are in line with the latest standard. In some cases, existing ceiling insulation or insulation in the sub floor space may need to be added or replaced.

A well-insulated property can help control condensation, and decrease the risk of mould and dampness, and also makes more easy to the home to retain heat.

Insulation needs to meet the R-values for your area

The "R" refers to thermal resistance and it is a measurement of how well the insulation withstands heat flow. The more high the R-value, better the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – the remainder area of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 below floor R 1.3

Silverstream Moisture Ingress & Drainage

Protecting your rental property from dampness isn’t just about the interior of the building; you have to ensure there is somewhere for surface, rain or ground water and prevent it from getting inside. When it is damp and moisture, it is often the things you don’t notice that could be a huge problem and cause the property to suffer and affecting your tenant’s well-being.

Rental properties need to be equipped with effective drainage to remove floodwaters, surface water and groundwater, with an appropriate runoff or outfall. Making sure the water has a place to go and that it doesn’t sit beneath buildings is an essential part of maintaining your property’s dry.

Alongside an irrigation system to stop moisture from entering, if your rental has an enclosed gap between your floor and the surface, a ground moisture barrier must be constructed if it’s reasonably practicable to install it.

The ground-moisture barrier usually a polythene sheet laid over the ground to stop any moisture that is present in the ground from accumulating into the home. It also helps prevent water damage to the floor insulation.
