Unreasonable Gaps & Holes

Draught Stopping Silverstream

Draughts may lead to less temperature in houses. A humid home will cost more to heat, which means wasting energy and resulting in higher bills.

If a draught is perceived as a result of gaps or holes or holes, it needs to be closed.

What are unjustifiable gaps or holes?

If you are able to feel external air coming in or an unobstructed draught coming from a crack or a gap or crack, then it’s likely to be a gap or hole that needs sealing in somehow. Large gaps and cracks should be permanently stopped. Any gaps greater than 3mm that allow air to enter or exit into your home need the sealing. For instance, if an open fireplace isn’t in use it can cause draughts and should be blocked off. Landlords and property managers are accountable for ensuring that draughts from the fireplace are removed as much as imaginable.

You don’t require to block off gaps or holes that are part of the building. For example, tiny gaps around doors and windows might be necessary to allow for the movement of the building when the household warms and cools in order to let them be closed and opened rather than securing. We will test all doors and windows during your Healthy Homes assessment of your rental property.

Heating Silverstream

Rental properties in Silverstream should have a permanent source of heating that is able to heat the living area to at minimum 18degC even on the coldest days of the year. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical health and mental outlook.

The heating source requirements for it to be permanent (i.e. not portable) that is, at minimum 1.5 Kilowatts in heating capacity, and must meet the minimum required heating capacity for the main living space. A Heating Assessment Tool could be used to determine whether your current fixed heater(s) are sufficient or if you’ll need to ‘top up’ with an additional heater. Open fires and unflued combustion heaters like the portable LPG bottle heaters aren’t considered to be acceptable heating options for The Healthy Homes Standard.

If the heating system you offer is an electric heater or heat pump it should be equipped with an thermostat. This will help make the heating more uniform and efficient. For the majority of homes, bigger fixed heating systems such as wood burners, heat pumps pellet burners, flued gas heaters will be required. In certain situations, like small apartments, a smaller fixed electric heater may suffice.

If the living area already has a permanent heating source, such as the heat pump, it might just require a top up to meet the standards. Certain kinds of heaters aren’t able to be utilised to meet the standard because they’re inefficient, unaffordable to operate or unsafe to operate.

Every living space in a rental home must include at least one open window or exterior door to offer natural ventilation. Furthermore, moist areas such as kitchens or bathrooms need to have an externally vented extractor to eliminate moisture.

Bedrooms, living rooms kitchens, and dining rooms are considered liveable areas. Connecting spaces like the hallways are not liveable and are not require an opening window or door.

Every window, door or skylight needs to be able to open up to the outside while remaining at an open angle in order to allow the circulation of fresh air and ventilation.

The bathrooms in all kitchens and every other room of your home with a bath, shower, cooktop or other high moisture generating item will need suitable extractor fans that are vented to the outdoors. The Healthy Homes Assessment service will ensure that there is sufficient ventilation in every living space with the right extractor fan in areas with high moisture.

Silverstream Moisture Ingress & Drainage

Making sure your rental property is protected from dampness isn’t just about the interior of the building It’s about having to make sure there is somewhere to allow surface, rain or ground water and stop it from coming inside. When it comes to moisture and damp it’s often what you don’t see that can become a big problem that can cause damages to your investment and harming the tenant’s well-being.

Rental properties should have efficient drainage to get rid of rainwater, storm water and ground water, which includes an appropriate outfall or runoff. Making sure that water is able to go and that it isn’t allowed to remain beneath buildings is a vital aspect of maintaining your property’s dry.

Alongside the drainage system that will prevent moisture from entering, if your rental has an enclosed gap between floorboards and the surface, a ground moisture barrier must be constructed if it is reasonably practicable to do so.

An underground moisture barrier usually a polythene sheet laid over the ground to stop any moisture in the ground from rising into the building. It also helps to prevent water damage to the floor insulation.
