Draughts are a major cause of less temperature in households. A damp home will cost more to heat, meaning wasting energy and increased bills.

If a draught is perceived as a result of gaps or holes that it requirements to be closed.

What are unreasonable gaps or holes?

If you are able to feel external air coming in or an unobstructed draught coming out of a hole or gap and you are able to feel it, it’s likely a crack or hole which requirements sealing in any way. Cracks or gaps with large gaps must be stopped permanently. Any gaps greater than 3mm that let air in or out of the house require seals. For instance, if an open fireplace is not in use, it may cause draughts and must be sealed off. Property managers and landlords are accountable for ensuring such draughts are eliminated in the maximum extent possible.

You don’t require to block up intentional holes or gaps in the construction. For instance, small gaps around windows and doors could be required to allow for movement of the building as the home heats and cools, so that they are able to be closed and opened rather instead of being stuck. We will examine all doors and windows in your Healthy Homes assessment of your rental property.

Heating Roseneath

Rental properties in Roseneath should have a permanent heating source that can heat the principal or the biggest living space to a minimum of 18 degrees Celsius, even on the coldest winter days. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical health and mental outlook.

The source of heat needs to be fixed (i.e. not portable), at least 1.5 kW in heating capacity, and meet the minimum heating capacity needed in the living area. A Heating Assessment Tool may be used to determine if the current fix heater(s) are sufficient or if you’ll require to "top-up" with an additional heater. Open fires as well as unflued combustion heaters, such as portable LPG bottle heaters are not considered acceptable heating options under Healthy Homes Standard. Healthy Homes Standard.

If the heating you offer is an electric heater or heat pump it must include a thermostat. This will make the heating more consistent and effective. For most houses, larger fixed heating systems such as heat pumps, wood burners, pellet burners or flued gas heaters are needed. In some instances, such as small apartments the smaller fixed electric heater may be sufficient.

If the living area is already equipped with a fixed heating source, such as a heat pump, then it could require an update in order to comply with the standards. Some types of heaters can’t be used to achieve the standard because they’re inefficient, unaffordable to operate and/or unsafe to run.

Insulation Roseneath

Underfloor and ceiling insulation is required on all rental houses since 1 July 2019. All landlords and property managers are required to make sure the insulation meets current standard. In certain situations, the old ceiling insulation as well as insulation within the sub floor space might need to be filled with or replaced.

A well-insulated house will reduce the risk of condensation and reduce the chances of dampness and mould, and will also make it easier to allow the home to keep the heat.

Insulation requirements to be in compliance with the R-values required for your area

The "R" stands for thermal resistance and is a gauge of how well the insulation withstands heat flow. The greater the R-value, the higher the standard of insulation.

  • Zone 2 – the remainder part of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3

Roseneath Moisture Ingress & Drainage

Protecting your rental property from the effects of moisture isn’t just a matter of the inside of the building It’s about having to make sure there is somewhere to allow surface, rain as well as groundwater to move, and stop it from coming into the building. When it comes to moisture and damp it is often the concerns you don’t notice that could be a huge problem that can cause the property to suffer and affecting your tenant’s well-being.

Rental properties must be equipped with effective drainage to eliminate storm water, surface water and ground water, including the proper outfall or runoff. Making sure that the water has a proper place to go, and that it doesn’t get sucked into structures is a crucial aspect of maintaining your property’s dry.

Alongside a drainage system to prevent moisture ingress, if your rental has an enclosed gap between your floor and the ground, a ground water barrier must be put in place when it’s reasonably practicable to install it.

A ground moisture barrier is typically made of polythene and is laid on top of the ground to prevent any moisture in the ground from accumulating into the property. It also helps in preventing moisture damage to the underfloor insulation.
