Unreasonable Gaps & Holes

Draught Stopping Roseneath

Draughts are a major cause of dropping temperatures within houses. A cold home is more expensive to heat, meaning wasting money and energy.

If a draught is felt through gaps that are too large or holes that it requirements to be closed.

What are unreasonable gaps or holes?

If you can feel external air flowing in or the sound of a clear draught emanating out of a hole or gap and you are able to feel it, it is likely a crack or hole that needs sealing in some way. Large cracks and gaps should be fixed permanently. Any gaps greater than 3mm that allow air in or out into the house need the sealing. For instance, if an open fireplace isn’t in use it can create draughts. This should be sealed from. Property managers and landlords are responsible for ensuring that such draughts are squelched whenever imaginable.

You don’t require to block gaps or holes in the construction. For instance, small gaps around doors and windows may be required to allow movement of the structure when the home gets warmer and cooler, in order to let them be opened and closed rather than being stuck. We will examine every window and door as part of our Healthy Homes assessment of your rental property.

Heating Roseneath

Rental properties in Roseneath require a reliable heating source that can warm the main or largest living area to at minimum 18degC, even on the winter coldest days. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical health and mental wellbeing.

The source of heating requirements to be fixed (i.e., not portable) with at least 1.5 Kilowatts in heating capacity, and must meet the minimum capacity for heating required in the living area. A Heating Assessment Tool could be used to determine if your current fix heater(s) are sufficient or whether you will require to top up by adding a second heater. Open fires as well as unflued combustion heaters such as the portable LPG bottle heaters aren’t considered acceptable heating options in those following the Healthy Homes Standard.

If the heating system you provide is an electric heater or heat pump, it needs to have a thermostat. This makes the heating more reliable and efficient. In most houses, larger fixed heating systems such as heat pumps, wood burners, pellet burners or flued gas heaters are required. However, in some cases like small apartments small apartments, a smaller electric fixed heater might be enough.

If your living space is already equipped with a fixed heating source like an air conditioner, it might need some additional energy to make sure it meets the requirements. Certain kinds of heaters aren’t able to be used to achieve the quality because they’re costly, not affordable to run, and/or unhealthy to run.

Every living space in a rental house must have at least one opening window or exterior door to offer natural ventilation. Additionally, areas with high moisture spaces like kitchens and bathrooms need to have an externally vented extractor fan to eliminate moisture.

A ventilation quality is all about recognising the fact that dried air can be more easy to heat and that a well ventilated rental property is less likely to develop damp and mould.

Bedrooms, living rooms kitchens and dining rooms are all considered living spaces. Spaces that connect, such as the hallway are not considered living spaces and therefore are not require an opening window or door.

Each window, door , or the skylight needs at least of opening to the outside while remaining set in an opening position to allow ventilation and fresh air ventilation.

The bathrooms in all kitchens as well as any other space in your home that has shower, bath and cooktop or another water-generating appliance will require adequate extractor fans which are vented towards the outside. This Healthy Homes Assessment service will verify that there is enough ventilation in every living space and will also check for the proper extractor fans in areas with high moisture.

Roseneath Moisture Ingress & Drainage

Protecting your rental property from water damage isn’t only about the inside It’s about having to make sure there is somewhere for surface or ground water, and to prevent it from getting into the building. When it comes to moisture and damp it is frequently those concerns that you aren’t aware of that can become a big problem, causing the property to suffer and harming the tenant’s well-being.

Rental properties require to be equipped with effective drainage to eliminate floodwaters, surface water and ground water, which includes the proper outfall or runoff. Making sure that the water has a place to go and that it can’t linger underneath the buildings is an essential part of keeping your property dry.

Alongside a drainage system to prevent the ingress of moisture, if your rental has an enclosed gap between your floor and ground, a ground water barrier must be put in place when it is reasonably practicable to install it.

The ground-moisture barrier usually an insulating sheet of polythene laid over the ground to stop any moisture from the ground from rising into the property. It also assists in preventing water damage to the floor insulation.
