Healthy homes are important

Why is Healthy Homes Compliance so Important?

One in three households rent homes in New Zealand and Roseneath, and research suggests that rental houses are most likely to be older, colder, are not as efficient heating, and generally are of lower quality than the houses of owners.

Moldy, damp and cold homes can have negative health outcomes, particularly for illnesses such as colds and influenza, asthma, and cardiovascular issues. Furthermore, people who have reported at least four major home quality issues often suffer from lower levels of satisfaction with life and a decrease in well-being.

Enhancing the standard of Roseneath rental property can allow tenants to experience better physical and mental health as well as lessen disruption to work, learning and living because of diseases. Your investment is also protected from mould, mildew and damp , which means lower maintenance costs in the long-term.

The Healthy Homes Standards are a set of specific and minimal standards for Heating, Insulation, Ventilation, Moisture Ingress and Drainage, and Draught stopping in Roseneath rental properties.

Unreasonable Gaps & Holes

Draught Stopping Roseneath

Draughts are a major cause of low temperatures inside homes. A damp house is more expensive to heat, which results in wasting money and energy.

If a draught is noticed from gaps that are not adequate or holes or holes, it needs to be sealed.

What are unjustifiable gaps or holes?

If you are able to feel external air entering or a clear draught from a crack or a gap and you are able to feel it, it’s most likely a gap or an opening that requirements sealing in some way. Large cracks and gaps should be sealed permanently. Gaps greater than 3mm that let air into or out within the home need to be sealed. For example, if the open fireplace is not in use, it may cause draughts and must be sealed off. Landlords and property managers are responsible for making sure such draughts are eliminated as much as possible.

There is no need to block off gaps or holes that are part of the building. For instance, small gaps around windows and doors could be necessary to allow for movement within the building when the home heats and cools, to allow them to be opened and closed rather than being stuck. We will inspect every window and door in your Healthy Homes assessment of your rental property.

Proper heating is important for healthy homes

Heating Roseneath

Roseneath rental properties need to have a stable source of heat that can warm the largest or main living space to a minimum of 18degC, even during the winter coldest days. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being and mental wellbeing.

The source of heating needs to remain fixed (i.e., not portable) with at minimum 1.5 kW in heating capacity and have the minimum heating capacity needed for the main living room. The Heating Assessment Tool can be used to check if the fix heater(s) are sufficient or whether you will require to "top-up" with an additional heater. Unflued combustion and open fire heaters like small portable LPG bottle heaters aren’t considered to be safe heating options in Healthy Homes Standard. Healthy Homes Standard.

If the heating system you offer is an electric heater (or heat pump), it should have an thermostat. This will help make the heating more uniform and efficient. For most houses, larger fixed heating equipment like heat pumps, wood burners, pellet burners or flued gas heaters will be required. However, in some cases like small apartment buildings the smaller fixed electric heater might be enough.

If the living area already has a fixed heating source, such as the heat pump, it might just need an upgrade to ensure it meets the requirements. Certain kinds of heaters aren’t able to be used to meet the standard since they’re either inefficient, unaffordable to operate and/or unsafe to run.

Ventilation Roseneath

Each liveable space in a rental house must include at least one open window or exterior door to offer natural airflow. Additionally, areas with high moisture spaces like kitchens and bathrooms need to have an externally vented extractor fan that can eliminate moisture.

This ventilation standard is all about recognising that the dry atmosphere is much easier to heat and that the property that is properly ventilated is less likely to be a victim of damp and mould.

Bedrooms, living rooms dining rooms, and kitchens are considered liveable spaces. Spaces that connect, such as the hallway aren’t considered liveable and therefore don’t require an opening window or door.

Each door, window or skylight needs to have the ability of opening to the outside while remaining closed in order to allow for fresh air circulation and ventilation.

All bathrooms and kitchens as well as any other space in your house that houses shower, bath and cooktop or another moisture generating item will require proper extractor fan systems that are vented to the outside. This Healthy Homes Assessment service will make sure there is sufficient ventilation in each livable space and will also check for the proper extractor fans in high moisture areas.

Insulation Roseneath

Underfloor and ceiling insulation has been compulsory in all rental homes from 1 July 2019. Property managers and landlords have to make sure that the insulation meets current quality. In some instances, old ceiling insulation as well as insulation within the sub floor space might need to be filled with or replaced.

A well-insulated house will reduce the risk of condensation and reduce the chances of mould and dampness and also makes an easier task for the household to keep heat.

Insulation requirements to meet the R-values for your area

The "R" is a symbol for thermal resistance and is a measure of how well insulation resists heat flow. The greater the R-value, the more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – the rest part of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 (underfloor R 1.3

Roseneath Moisture Ingress & Drainage

Keeping your rental property safe from moisture isn’t just about what’s inside the building but you must make sure there is somewhere for surface or ground water, and also stop it from getting into the building. When it is damp and moisture, it’s usually not apparent that it can become a big problem and cause damages to your investment and harming your tenant’s well-being.

Rental properties need to have effective drainage to get rid of storm water, surface water, and ground water. This includes an appropriate outfall or runoff. Making sure the water is able to go, and also that it can’t linger underneath the structures is a crucial aspect of making sure your property is dry.

Alongside a drainage system to avoid moisture from entering, if your property has an enclosed space between the floor and ground, a ground water barrier must be put in place when it is reasonably practicable to install it.

A ground moisture barrier is usually a sheet of polythene that is placed over the ground, to block any moisture from the ground from rising into the property. It also assists in preventing moisture damage to the underfloor insulation.
