Healthy homes matter

What is the reason Healthy Homes Compliance so Important?

Around 1 in 3 households rent homes in New Zealand and Roseneath, and research has shown that these rental houses tend to be colder, older and have less effective heating, and generally tend to be of poorer quality than the homes of owners.

Moldy, damp and cold homes are associated with negative well-being results, specifically for illnesses like colds, asthma, as well as cardiovascular diseases. Additionally, those who reported at least four key issues with their housing often have lower levels of satisfaction with life and a decrease in psychological well-being.

Enhancing the quality of Roseneath rental property can help tenants enjoy better physical and mental health and reduce the disturbance to learning, work and daily life due to diseases. Your investment will be secured from mildew, mould and damp damages, which means less costs of maintenance in the long-term.

The Healthy Homes Standard is a set of specific and minimal standards for Heating, Insulation Ventilation, Moisture ingress and Drainage, as well as Draught stopping for Roseneath rental properties.

Unreasonable Gaps & Holes

Draught Stopping Roseneath

Draughts can lead to low temperatures inside homes. A draughty home is more expensive to heat, meaning wasting energy and increased bills.

If a draft can be felt from unreasonable gaps or holes or holes, it needs to be sealed.

What are the most unreasonable gaps or holes?

If you are able to feel external air coming in or the sound of a clear draught emanating from a gap or hole or crack, then it’s most likely a gap or an opening that requirements sealing in somehow. Large cracks and gaps should be stopped permanently. Cracks that are greater than 3mm and allow air to enter or exit from your house need the sealing. For instance, if an open fireplace isn’t in use it can create draughts. This should be shut off. Property managers and landlords are responsible for ensuring such draughts are eliminated as far as imaginable.

There is no need to cover up holes or gaps that are part of the construction. For example, tiny gaps around doors and windows could be necessary to allow movement of the structure when the home gets warmer and cooler, so that they are able to be closed and opened instead of than securing. We will test all doors and windows during your Healthy Homes assessment of your rental property.

Adequate heaters are crucial to ensure healthy houses

Heating Roseneath

Roseneath rental properties need to have a stable source of heating which can warm the largest or main living space to a minimum of 18degC, even on the most coldest days of the year. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical health as well as their mental health.

The heating source needs to remain fixed (i.e., not portable) with at least 1.5 kW of heating capacity and have the minimum heating capacity needed in the living area. A Heating Assessment Tool can be used to determine whether the current permanent heater(s) are adequate or if you’ll require to "top-up" by adding a second heater. Fires that are open and unflued heaters such as the portable LPG bottle heaters aren’t considered to be suitable heating options for those following the Healthy Homes Standard.

If the heating system you provide is an electric heater or heat pump it should have an thermostat. This will make the heating more reliable and efficient. For most homes, larger fixed heating equipment like wood burners, heat pumps pellet burners, flued gas heaters are needed. However, in certain instances like small apartments an electric, fixed heater could be enough.

If the main living room already has a fixed heating source, like an air conditioner, it may require an update to make sure it meets the requirements. Certain types of heaters cannot be utilised to meet the standard since they’re either expensive, inefficient or unsafe to operate.

Ventilation Roseneath

Every living space in a rental property has to contain at minimum one open door or window to offer natural airflow. In addition, humid spaces like kitchens and bathrooms must have a suitable venting fan outside to eliminate moisture.

It is the ventilation quality is about recognising the fact that dried air can be less difficult to heat and the property that is properly ventilated is less likely to develop mould and damp.

Bedrooms, living spaces, kitchens, and dining areas are considered liveable spaces. Spaces that connect, such as the hallway aren’t liveable , and thus are not require an opening window or door.

Each door, window or skylight requirements for them to be in a position of opening to the outside and remain at an open angle to allow the circulation of fresh air and ventilation.

All kitchens and bathrooms, and any other area in your home with a bath, shower or cooktop, or any other moisture generating item will need suitable extractor fans that vent towards the outside. The Healthy Homes Assessment service will ensure that there is sufficient ventilation in each livable space, including suitable extractor fans in areas with high moisture.

Insulation Roseneath

The insulation of the ceiling and underfloor has been compulsory to all rental houses from 1 July 2019. All landlords and property managers must make sure that the insulation meets the new standard. In some instances, an existing insulation on the ceiling or in the sub floor space might need to be topped up or replaced.

A well-insulated house can reduce condensation and lower the chance of mould and dampness as well as making much easier for the house to retain the heat.

Insulation needs to be in compliance with the R-values that are appropriate for your region.

The "R" signifies thermal resistance and is a measure of how well the insulation resists heat flow. The more R-value is higher, the more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – all area of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3, underfloor R 1.3

Roseneath Moisture Ingress & Drainage

Protecting your rental property from water damage isn’t only about the interior of the building but you must make sure there is somewhere for rain, surface and underground water to flow and also stop it from getting into the building. When it is about damp and water, it is typically not apparent that it could become a major issue, causing damage to your investment as well as affecting the tenant’s health.

Rental properties require to be equipped with effective drainage to remove floodwaters, surface water and ground water, which includes the proper outfall or runoff. Making sure that water is able to go, and that it doesn’t sit beneath structures is a crucial aspect of keeping your property dry.

In addition to a drainage system to avoid moisture ingress, if your property has an enclosed space between your flooring and the ground, a ground moisture barrier must be constructed if it’s reasonably practicable to do so.

Ground moisture barriers are generally an insulating sheet of polythene laid over the ground to prevent any moisture present in the ground from entering the home. It also assists in preventing any damage to your underfloor insulation.
