If a draft can be noticed from gaps that are not adequate or holes that it requirements to be sealed.

What are unreasonable gaps or holes?

If you are able to feel external air flowing in or the sound of a clear draught emanating from a gap or hole or crack, then it is likely to be a gap or hole which requirements sealing in some way. Cracks and gaps that are large should be stopped permanently. Cracks that are greater than 3mm and let air in or out of the home require the sealing. Heating Riverstone Terraces

Riverstone Terraces rental properties require a reliable source of heating that is able to heat the largest or main living room to at least 18 degrees Celsius, even on the most coldest days of the year. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being and mental wellbeing.

The heating source needs to remain fixed (i.e., not portable) that is, at minimum 1.5 kW in heating capacity and have the minimum requirement for heat capacity for the main living room. A Heating Assessment Tool could be used to check if your current fix heater(s) are sufficient or whether you will need to "top up" by adding a second heater. Open fires as well as unflued combustion heaters, such as mobile LPG bottle heaters aren’t considered to be suitable heating options under those following the Healthy Homes Standard.

If the heating that you provide is electric heating or heat source, it should be equipped with an thermostat. This will help make the heating more uniform and efficient. In most houses, larger fixed heating systems such as wood burners, heat pumps, pellet burners or flued gas heaters are required. In certain situations, like small apartments, a smaller fixed electric heater may suffice.

If your living space already has a central heating source such as an air conditioner, it could require an update to be able to meet the standards. Certain kinds of heaters aren’t able to be used to meet the quality because they’re costly, not affordable to run, and/or unhealthy to run.

When it concerns damp and moisture it’s often the things you don’t notice that could be a huge problem that can cause damage to your investment as well as harming your tenant’s well-being.

Rental properties should have effective drainage to get rid of the stormwater and surface waters, and ground water, including an appropriate runoff or outfall. Making sure that the water is able to go, and that it isn’t allowed to remain beneath buildings is a vital aspect of making sure your property is dry.

Alongside the drainage system that will prevent moisture from entering, if your apartment has an enclosed gap between floorboards and soil, a ground-water barrier must be installed if it’s reasonably practicable to install it.

A ground moisture barrier is usually a sheet of polythene that is placed over the ground, in order to block any moisture from the ground from getting into the property. It also helps to prevent from causing damage to the flooring insulation.
