Healthy homes matter

Why is Healthy Homes Compliance so Important?

A majority of households rent from New Zealand and Riverstone Terraces, and research indicates that rental houses are more likely to be colder, older and are not as effective heating, and generally tend to be of poorer quality than owner occupied properties.

Moldy, damp and cold houses can have negative well-being outcomes, especially for diseases like colds and flu, asthma and cardiovascular issues. Additionally, those who have reported at least four key housing quality problems frequently have poor life satisfaction and lower psychological well-being.

Improve the standard of Riverstone Terraces rental property can help tenants enjoy better mental and physical health and reduce the interruption to learning, work and daily life because of illnesses. Your investment is also better protected from mildew, mould and damp , which means lower costs for maintenance in the long-term.

Unreasonable Gaps & Holes

Draught Stopping Riverstone Terraces

Draughts can lead to low temperatures inside houses. A damp home will cost more to heat, resulting in wasted money and energy.

If a draught is felt from unreasonable gaps or holes, it needs to be sealed.

What are the most unreasonable gaps or holes?

If you can feel external air entering or an unobstructed draught coming out of a hole or gap, then it’s likely to be a gap or hole which needs sealing in somehow. Cracks or gaps with large gaps must be fixed permanently. Gaps greater than 3mm that let air in or out of your home need sealing. For example, if the open fireplace isn’t used it could cause draughts, and should be shut from. Landlords and property managers are accountable for making sure that draughts from the fireplace are removed as far as imaginable.

There is no require to cover up gaps or holes which are part of the construction. For instance, small gaps around doors and windows may be required to allow for the movement of the structure when the house warms and cools so that they are able to be closed and opened rather instead of being stuck. We will test every window and door as part of the Healthy Homes assessment of your rental property.

A good heating system is important for well-being homes

Heating Riverstone Terraces

Rental properties in Riverstone Terraces require a reliable source of heating that can warm the largest or main living space to a minimum of 18degC even on the coldest days of the year. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heat needs that it be permanently fixed (i.e. not portable) with at minimum 1.5 kW of heating capacity, and it must have the minimum required heating capacity for the main living space. A Heating Assessment Tool could be used to determine whether the fixed heater(s) are adequate or whether you will need to "top up" by adding a second heater. Fires that are open and unflued heaters like portable LPG bottle heaters aren’t considered to be safe heating options for those following the Healthy Homes Standard.

If the heating you provide is an electric heater or heat pump, it should have an thermostat. This will make your heating more consistent and effective. For most houses, larger fixed heating systems such as heat pumps, wood burners, pellet burners or flued gas heaters are needed. However, in some cases like apartments with small spaces an electric, fixed heater may suffice.

If the main living room already has a fixed heating source, such as a heat pump, then it may need some additional energy to meet the standards. Certain types of heaters cannot be used to achieve the standard as they are either costly, not cost-effective to run, or unsafe to operate.

Ventilation Riverstone Terraces

Every living space of the rental property should include at least one open windows or an exterior door to provide natural ventilation. In addition, humid areas such as kitchens and bathrooms should be equipped with an externally vented extractor fan to remove moisture.

The ventilation standard is all about recognising it is that dry air will be easier to heat and a well ventilated rental property is less likely to grow damp and mould.

Bedrooms, living rooms, kitchens, and dining rooms are considered liveable spaces. Connecting spaces like the hallway aren’t considered living spaces and therefore do not require an opening door or window.

Each door, window or Skylight needs for them to be in a position open to the outside while remaining fixed in an open position, allowing the circulation of fresh air and air flow.

All bathrooms and kitchens and any other area in your house that houses a bath, shower cooker or any other humidity-generating items will require adequate extractor fans that vent to the outside. The Healthy Homes Assessment service will verify that there is enough air circulation in every living space that includes extractor fans that are suitable in areas with high moisture.

Insulation Riverstone Terraces

The insulation of the ceiling and underfloor is mandatory on all rental houses as of July 1st, 2019. Property managers and landlords should ensure that the insulation is in line with standards that are in line with the latest standard. In certain situations, the existing ceiling insulation or insulation in the sub floor space might need to be filled with or replaced.

A properly insulated home will reduce the risk of condensation and lower the chance of dampness and mould, and also makes more easy for the house to retain heat.

Insulation needs to meet the R-values for your area

The "R" refers to thermal resistance, and it is a measurement of how well the insulation can withstand heat flow. The greater the R-value, the more efficient the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – the rest area of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 (underfloor R 1.3

Riverstone Terraces Moisture Ingress & Drainage

The security of your rental home from water damage isn’t only about the interior of the building It’s about having to ensure there is somewhere for rain, surface as well as groundwater to move and also stop it from getting inside. When it comes to moisture and damp it’s usually not apparent that it could be a huge problem that can cause damage to your investment and harming your tenant’s health.

Rental properties must have effective drainage to get rid of rainwater, storm water and ground water. This includes an appropriate outfall or runoff. Making sure that water has a proper place to go and that it doesn’t get sucked into structures is a crucial aspect of making sure your property is dry.

Alongside an irrigation system to stop water ingress, if the apartment has an enclosed gap between your floor and surface, a ground moisture barrier must be installed if it’s reasonably practicable to install it.

Ground moisture barriers are typically a sheet of polythene that is placed over the ground, to block any moisture in the ground from rising into the home. It also assists in preventing from causing damage to the flooring insulation.
