Adequate heaters are important for healthy houses

Heating Riverstone Terraces

Riverstone Terraces rental properties require a reliable heating source that is able to heat the principal or the biggest living room to at least 18degC even on the most coldest days of the year. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical health as well as their mental health.

The heating source needs to remain fixed (i.e. not portable) with at least 1.5 Kilowatts in heating capacity, and must meet the minimum required heating capacity for the main living space. A Heating Assessment Tool could be used to determine whether the current installed heater(s) are adequate or if you’ll require to top up by adding a second heater. Open fires and unflued combustion heaters such as the portable LPG bottle heaters are not considered to be acceptable heating options in Healthy Homes Standard. Healthy Homes Standard.

For most properties, larger heaters that are fixed, such as heat pumps, wood burners pellet burners, flued gas heaters are required. In some instances, like small apartment buildings an electric, fixed heater may suffice.

If your living space already has a permanent heating source, such as an air conditioner, it might need some additional energy to be able to meet the standards. Some types of heaters can’t be used to achieve the quality since they’re either inefficient, unaffordable to operate and/or unhealthy to run.

Riverstone Terraces Moisture Ingress & Drainage

Protecting your rental property from water damage isn’t only about the inside but you must ensure there is somewhere for surface and underground water to flow, and prevent it from getting inside. When it is about damp and water, it’s typically the concerns you don’t notice that could become a major issue and cause damages to your investment and harming the tenant’s well-being.

Rental properties must have effective drainage for the removal of storm water, surface water, and ground water, which includes an appropriate runoff or outfall. Making sure the water has a location to go, and that it doesn’t get sucked into structures is an important aspect of maintaining your property’s dry.

In addition to a drainage system to avoid the ingress of moisture, if your property has an enclosed space between floorboards and ground, a ground moisture barrier must be installed if it is reasonably practicable to do so.

Ground moisture barriers are generally an insulating sheet of polythene laid over the ground to prevent any moisture that is present in the ground from accumulating into the home. It also helps prevent moisture damage to the underfloor insulation.
