Unreasonable Gaps & Holes

Draught Stopping Riverstone Terraces

Draughts are a major cause of dropping temperatures within houses. A cold home will cost more to heat, which means wasting money and energy.

If a draught can be felt through gaps that are too large or holes or holes, it needs to be closed.

What are the most unreasonable gaps or holes?

If you are able to feel external air coming in or a clear draught from a crack or a gap or crack, then it is likely a crack or hole which needs sealing in any way. Large gaps and cracks should be permanently stopped. Cracks that are greater than 3mm and allow air to enter or exit of the house require the sealing. In the case of an open fireplace isn’t used it can cause draughts and should be sealed from. Property managers and landlords are responsible for ensuring that these draughts are stopped as much as imaginable.

There is no require to block off gaps or holes in the building. For example, tiny gaps around windows and doors could be required to allow for movement within the building when the household gets warmer and cooler, in order to let them be closed and opened instead of than being stuck. We will examine the windows and doors as part of our Healthy Homes assessment of your rental property.

Heating Riverstone Terraces

Riverstone Terraces rental properties must have a fixed source of heat that is able to heat the main or largest living room to at least 18degC, even on the coldest days of the year. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical health and mental wellbeing.

The source of heat requirements to be fixed (i.e., not portable) and at least 1.5 horsepower in capacity, and meet the minimum heating capacity needed for the main living space. A Heating Assessment Tool may be used to check if the existing fixed heater(s) are adequate or whether you will need to "top-up" with a new heater. Unflued combustion and open fire heaters, such as portable LPG bottle heaters are not considered to be suitable heating options in those following the Healthy Homes Standard.

If the heating that you offer is electric heating or heat pump, it should include the thermostat. This will make the heating more reliable and effective. For most houses, larger fixed heating equipment like wood burners, heat pumps, pellet burners or flued gas heaters are needed. In certain situations, like small apartment buildings small apartments, a smaller electric fixed heater may be sufficient.

If your main living space is already equipped with a fixed heating source such as an air conditioner, it could need an update to be able to meet the standards. Some types of heaters can’t be used to achieve the quality because they’re expensive, inefficient and/or unsafe to run.

Ventilation Riverstone Terraces

Each liveable space in a rental house must contain at minimum one open door or window to provide natural airflow. Furthermore, moist areas such as kitchens or bathrooms should have an venting fan outside to remove moisture.

The ventilation quality is all about recognising it is that dried air can be less difficult to heat and heat, and the property that is properly ventilated is less likely to develop damp and mould.

Bedrooms, living spaces, kitchens, and dining areas are all considered living spaces. Spaces that connect, such as the hallway aren’t liveable , and thus don’t require an opening door or window.

Each door, window or skylight needs for them to be in a position to open to the outside and remain at an open angle in order to allow ventilation and fresh air ventilation.

All kitchens and bathrooms, and any other room in your property with a bath, shower cooker or any other moisture generating item will require suitable extractor fans that are vented towards the outside. The Healthy Homes Assessment service will verify that there is enough air circulation in every living space, including suitable extractor fans in areas of high moisture.

Insulation Riverstone Terraces

Underfloor and ceiling insulation is a requirement to all rental houses since July 1, 2019. Property managers and landlords must make sure the insulation meets standards that are in line with the latest standard. In certain situations, the current ceiling insulation, or the insulation of the sub floor space may require to be added or replaced.

A well-insulated house will reduce the risk of condensation and lower the chance of dampness and mould, and will also make much easier to allow the household to retain the heat.

Insulation requirements to be in compliance with the R-values required for your area

The "R" refers to thermal resistance and it is a measurement of how well the insulation is able to resist heat flow. The higher the R-value, the higher the quality of insulation.

Riverstone Terraces Moisture Ingress & Drainage

The security of your rental home from water damage isn’t only about what’s inside the building it is also about the outside. You must make sure there is somewhere to allow surface, rain and ground water to go, and prevent it from getting inside. When it comes to moisture and damp it’s usually the concerns you don’t notice that could become a major issue and end up causing damage to your investment as well as affecting the tenant’s well-being.

Rental properties require to be equipped with efficient drainage for the removal of storm water, surface water and ground water, which includes an appropriate outfall or runoff. Making sure that water has a place to go and that it doesn’t sit beneath buildings is a vital aspect of making sure your property is dry.

Alongside an irrigation system to stop water ingress, if the rental is enclosed between your flooring and surface, a ground moisture barrier must be put in place when it’s reasonably practicable to install it.

A ground moisture barrier is generally a sheet of polythene that is placed over the ground to prevent any moisture present in the ground from getting into the property. It also helps prevent water damage to the floor insulation.
