Unreasonable Gaps & Holes

Draught Stopping Riverstone Terraces

Draughts can lead to lower temperatures in households. A draughty house is more expensive to heat, meaning wasting energy and increased bills.

If a draught could be noticed from gaps that are not adequate or holes the area needs to be sealed.

What are unreasonable gaps or holes?

If you are able to feel external air coming in or an unobstructed draught coming out of a hole or gap or crack, then it is most likely a gap or hole which needs sealing in some way. Cracks or gaps with large gaps must be permanently stopped. The gaps that exceed 3mm that allow air to enter or exit from your home need the sealing. For instance, if an open fireplace isn’t in use it can cause draughts and should be blocked from. Property managers and landlords are accountable for making sure such draughts are eliminated in the maximum extent imaginable.

You don’t require to cover up gaps or holes that are part of the building. For example, tiny gaps around doors and windows could be required to allow for movement of the structure when the house heats and cools, to allow them to be closed and opened rather instead of being stuck. We will check the windows and doors during the Healthy Homes assessment of your rental property.

Heating Riverstone Terraces

Riverstone Terraces rental properties require a reliable source of heat which can warm the main or largest living area to at minimum 18 degrees Celsius, even on the coldest winter days. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical health and mental outlook.

The heating source requirements for it to be permanent (i.e. not portable) that is, at least 1.5 Kilowatts in heating capacity and have the minimum capacity for heating required in the living area. A Heating Assessment Tool can be used to determine if the current permanent heater(s) are sufficient or if you’ll require to "top-up" with an additional heater. Unflued combustion and open fire heaters like the portable LPG bottle heaters are not considered to be suitable heating options for The Healthy Homes Standard.

If the heating you provide is an electric heater or heat source, it requirements to be equipped with a thermostat. This will help make the heating more uniform and efficient. For most houses, larger heaters that are fixed, such as wood burners, heat pumps, pellet burners or flued gas heaters are required. In some instances, like small apartments an electric, fixed heater may suffice.

If the living area already has a permanent heating source, such as an air conditioner, it might need an upgrade in order to comply with the standards. Certain kinds of heaters cannot be used to comply with the standard because they’re expensive, inefficient and/or unhealthy to run.

It is the ventilation standard is all about understanding the fact that dry air is more easy to heat, and that an apartment that is well-ventilated will be less prone to developing damp and mould.

Living rooms, bedrooms, kitchens, and dining areas are considered liveable areas. Spaces that connect, such as the hallway are not considered liveable , and thus do not require an opening window or door.

Every window, door or skylight requirements at least to open to the outside, but remain set in an opening position, allowing ventilation and fresh air air flow.

All kitchens and bathrooms, and any other room in your home that has shower, bath or cooktop, or any other humidity-generating items will need suitable extractor fans that can be vented out to the outside. Our Healthy Homes Assessment service will check that there is adequate air circulation in every living space, including suitable extractor fans in areas with high moisture.

Insulation Riverstone Terraces

Insulation for underfloor and ceilings is a requirement on all rental houses since 1 July 2019. Property managers and landlords should make sure the insulation meets current standard. In certain situations, the old ceiling insulation as well as insulation within the sub floor space may require to be added or replaced.

A well-insulated property will reduce the risk of condensation and lessen the likelihood of dampness and mould, and it will make much easier for the house to hold warmth.

The "R" signifies thermal resistance, and is a measure of how well the insulation can withstand heat flow. The higher the R-value, the higher the quality of insulation.

Riverstone Terraces Moisture Ingress & Drainage

The security of your rental home from moisture isn’t just about the inside; you have to ensure there is somewhere for rain, surface or ground water and stop it from coming into the building. When it comes to moisture and damp it’s usually the concerns you don’t notice that can become a big problem, causing damage to your investment as well as harming your tenant’s well-being.

Rental properties should have effective drainage to remove storm water, surface water and ground water, including an appropriate outfall or runoff. Making sure the water has a location to go, and it doesn’t sit beneath buildings is an essential part of making sure your property is dry.

Alongside the drainage system that will prevent water ingress, if the rental has an enclosed gap between your floor and the surface, a ground moisture barrier must be put in place when it’s reasonably practicable to do so.

An underground moisture barrier generally an insulating sheet of polythene laid over the ground to stop any moisture from the ground from entering the property. It also assists in preventing moisture damage to the underfloor insulation.
