When it comes to moisture and damp it’s often not apparent that it could be a huge problem that can cause damage to your investment as well as affecting the tenant’s health.

Rental properties must have effective drainage to eliminate rainwater, storm water and ground water. This includes an appropriate runoff or outfall. Making sure that the water has a place to go, and it doesn’t get sucked into buildings is an essential part of maintaining your property’s dry.

In addition to the drainage system that will prevent water ingress, if the rental is enclosed between the floor and the surface, a ground moisture barrier must be constructed if it’s reasonably practicable to install it.

An underground moisture barrier usually an insulating sheet of polythene laid over the ground to prevent any moisture in the ground from rising into the property. It also helps in preventing water damage to the floor insulation.
