Unreasonable Gaps & Holes

Draught Stopping Riverstone Terraces

Draughts increase the likelihood of less temperature in houses. A damp house costs more to heat, resulting in wasted money and energy.

If a draught could be perceived as a result of gaps or holes or holes, it needs to be closed.

What are unreasonable gaps or holes?

If you are able to feel external air entering or an unobstructed draught coming from a crack or a gap that is, it’s likely to be a gap or hole which needs sealing in the way you can. Large cracks and gaps should be sealed permanently. Gaps greater than 3mm that allow air in or out into your home require the sealing. For example, if an open fireplace is not in use, it can create draughts. This must be sealed off. Property managers and landlords are responsible for making sure that these draughts are stopped whenever imaginable.

There is no need to block up intentional holes or gaps which are part of the construction. For example, tiny gaps around doors and windows could be necessary to allow for movement within the building when the home is heated and cools in order to let them be opened and closed rather than sticking. We will check all windows and doors during our Healthy Homes assessment of your rental property.

A good heating system is important to ensure well-being houses

Heating Riverstone Terraces

Rental properties in Riverstone Terraces need to have a stable heating source which can warm the principal or the biggest living space to a minimum of 18 degrees Celsius, even on the coldest days of the year. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical health and mental outlook.

The source of heat needs for it to be permanent (i.e., not portable), at least 1.5 Kilowatts in heating capacity, and meet the minimum requirement for heat capacity to heat the living space in general. The Heating Assessment Tool can be used to determine whether your current permanent heater(s) are sufficient or whether you will need to "top-up" by adding a second heater. Open fires and unflued combustion heaters like mobile LPG bottle heaters are not considered to be suitable heating options for the Healthy Homes Standard.

If the heating system you provide is electric heating or heat source, it must have an thermostat. This will make the heating more consistent and efficient. For most homes, larger fixed heating devices such as heat pumps, wood burners, pellet burners or flued gas heaters will be required. However, in some cases like apartments with small spaces, a smaller fixed electric heater might be enough.

If the main living room already has a permanent heating source such as the heat pump, it may require an upgrade to ensure it meets the requirements. Some types of heaters can’t be used to comply with the standard since they’re either not efficient, cost prohibitive to operate or are unsafe to operate.

Ventilation Riverstone Terraces

Every living space of a rental property must contain at minimum one open doors or windows to offer natural airflow. In addition, high moisture areas like kitchens and bathrooms should be equipped with an externally vented extractor to remove moisture.

The ventilation standard is all about recognising that dry air will be much easier to heat and the property that is properly ventilated is less likely to be a victim of damp and mould.

Living rooms, bedrooms, dining rooms, and kitchens are considered liveable areas. Connecting spaces like the hallway aren’t considered liveable and do not require an opening door or window.

Each window, door or skylight requirements to be able to open up to the outside, but remain fixed in an open position in order to allow the circulation of fresh air and air flow.

All bathrooms and kitchens as well as any other space in your house that houses a bath, shower, cooktop or other high moisture generating item will require adequate extractor fans which are vented out to the outside. The Healthy Homes Assessment service will ensure that there is sufficient ventilation in every living space, including suitable extractor fans in areas of high moisture.

Insulation Riverstone Terraces

Underfloor and ceiling insulation is a requirement for all rent homes from 1 July 2019. Property managers and landlords are required to make sure that the insulation meets current standard. In some instances, existing ceiling insulation or insulation in the sub floor space might need to be filled with or replaced.

A well-insulated property will help to control condensation, and decrease the risk of dampness and mould, and also makes more easy to the household to retain heat.

Insulation needs to meet the R-values required for your area

The "R" refers to thermal resistance and is a gauge of how well the insulation is able to resist heat flow. The more R-value is higher, the higher the quality of insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – the rest of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 (underfloor R 1.3

Riverstone Terraces Moisture Ingress & Drainage

Making sure your rental property is protected from moisture isn’t just about the inside of the building but you must ensure there is somewhere for surface, rain and ground water to go and to prevent it from getting inside. When it is damp and moisture, it is often the things you don’t notice that can cause a lot of trouble and end up causing damage to your investment as well as affecting your tenant’s well-being.

Rental properties require to be equipped with effective drainage to eliminate rainwater, storm water, and ground water. This includes the proper outfall or runoff. Making sure that water has a proper place to go, and it isn’t allowed to remain beneath buildings is an essential part of making sure your property is dry.

Alongside a drainage system to avoid the ingress of moisture, if your rental is enclosed between your floor and soil, a ground-water barrier must be constructed if it’s reasonably practicable to install it.

The ground-moisture barrier usually a polythene sheet laid over the ground, in order to block any moisture present in the ground from accumulating into the home. It also assists in preventing any damage to your underfloor insulation.
