If a draught can be noticed from gaps that are not adequate or holes or holes, it needs to be closed.

What are unreasonable gaps and holes?

If you are able to feel external air coming in or the sound of a clear draught emanating out of a hole or gap, then it is likely a crack or crack that requirements sealing in the way you can. Cracks or gaps with large gaps must be permanently stopped. The gaps that exceed 3mm that let air into or out within your home need sealing. For instance, if an open fireplace isn’t being used, it may cause draughts and should be sealed off. Landlords and property managers are responsible for making sure that such draughts are squelched whenever imaginable.

Heating Riverstone Terraces

Rental properties in Riverstone Terraces must have a fixed heating source that is able to heat the main or largest living space to a minimum of 18degC even on the coldest winter days. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heating requirements that it be permanently fixed (i.e., not portable) with at minimum 1.5 Kilowatts in heating capacity, and must meet the minimum heating capacity needed for the main living space. A Heating Assessment Tool can be used to determine whether your current fixed heater(s) are sufficient or whether you will require to "top-up" by adding a second heater. Open fires as well as unflued combustion heaters like the portable LPG bottle heaters are not considered to be suitable heating options in Healthy Homes Standard. Healthy Homes Standard.

If the heating you offer is an electric heater or heat pump, then it must be equipped with the thermostat. This makes the heating more uniform and efficient. For most homes, larger heaters that are fixed, such as wood burners, heat pumps, pellet burners or flued gas heaters will be required. In some instances, like small apartments the smaller fixed electric heater may be sufficient.

If the living area already has a fixed heating source, such as heat pumps, it could need an upgrade to ensure it meets the requirements. Certain kinds of heaters aren’t able to be used to achieve the quality because they’re costly, not affordable to run, and/or unhealthy to run.

Ventilation Riverstone Terraces

Every living space in the rental property should have at least one opening windows or an exterior door to provide natural ventilation. Furthermore, moist areas such as kitchens or bathrooms must have a suitable externally vented extractor to eliminate moisture.

The ventilation quality is all about understanding the fact that the dry atmosphere is much easier to heat and an apartment that is well-ventilated is less likely to be a victim of mould and damp.

Bedrooms, living spaces, kitchens, and dining rooms are all considered living spaces. Connecting spaces such as the hallways are not liveable and therefore are not require an opening window or door.

Each window, door or skylight needs to be able open to the outside, and stay at an open angle to allow to circulate fresh air as well as air flow.

The bathrooms in all kitchens and any other room in your home with shower, bath cooker or any other moisture-producing item will need proper extractor fan systems that vent towards the outside. The Healthy Homes Assessment service will make sure there is sufficient ventilation in each livable space with the right extractor fan in high moisture areas.

Insulation Riverstone Terraces

Ceiling and underfloor insulation has been compulsory for all rent homes from 1 July 2019. All landlords and property managers should ensure that the insulation is in line with this new quality. In some instances, an existing insulation on the ceiling or in the subfloor space might require to be topped up or replaced.

A well-insulated house will help to control condensation and lessen the likelihood of mould and dampness, and will also make much easier to the home to keep warmth.

Riverstone Terraces Moisture Ingress & Drainage

Protecting your rental property from moisture isn’t just about what’s inside the building It’s about having to make sure there is somewhere for rain, surface and underground water to flow, and stop it from coming inside. When it concerns damp and moisture it is frequently those things that you aren’t aware of that could be a huge problem that can cause the property to suffer and affecting your tenant’s well-being.

Rental properties require to have efficient drainage to remove the stormwater and surface waters and ground water, including an appropriate outfall or runoff. Making sure that water is able to go and that it isn’t allowed to remain beneath structures is a crucial aspect of keeping your property dry.

In addition to an irrigation system to stop moisture ingress, if your property has an enclosed space between floorboards and soil, a ground-water barrier must be constructed if it’s reasonably practicable to do so.

The ground-moisture barrier typically an insulating sheet of polythene laid over the ground to prevent any moisture from the ground from accumulating into the building. It also helps to prevent any damage to your underfloor insulation.
