Unreasonable Gaps & Holes

Draught Stopping Riverstone Terraces

Draughts can lead to low temperatures inside homes. A humid house costs more to heat, which results in wasting energy and increased bills.

If a draught is felt through gaps that are too large or holes that it requirements to be sealed.

What are unreasonable gaps and holes?

If you are able to feel external air flowing in or the air is clear out of a hole or gap or crack, then it is probably a gap or hole which needs sealing in somehow. Large gaps and cracks should be fixed permanently. The gaps that exceed 3mm that allow air in or out within your home require sealing. For example, if an open fireplace isn’t used it can cause draughts and must be sealed off. Property managers and landlords are accountable for ensuring such draughts are eliminated as much as possible.

There is no need to cover up gaps or holes which are part of the construction. For instance, small gaps around doors and windows might be necessary to allow for movement of the structure as the home heats and cools, so that they can still be shut and opened, rather instead of being stuck. We will inspect every window and door in an Healthy Homes assessment of your rental property.

Heating Riverstone Terraces

Rental properties in Riverstone Terraces must have a fixed source of heat which can warm the principal or the biggest living room to at least 18degC, even on the coldest days of the year. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heat needs to remain fixed (i.e., not portable), at minimum 1.5 Kilowatts in heating capacity, and meet the minimum requirement for heat capacity for the main living room. The Heating Assessment Tool can be used to check if your current fix heater(s) are sufficient or if you’ll need to top up by adding a second heater. Open fires as well as unflued combustion heaters, such as mobile LPG bottle heaters aren’t considered to be suitable heating options for the Healthy Homes Standard.

If the heating you provide is electric heating (or heat pump), it must include an thermostat. This will make the heating more uniform and efficient. For most homes, larger heaters that are fixed, such as wood burners, heat pumps pellet burners, flued gas heaters are needed. However, in certain instances like small apartment buildings small apartments, a smaller electric fixed heater may be sufficient.

If your living space already has a fixed heating source such as an air conditioner, it may need some additional energy to ensure it meets the requirements. Certain kinds of heaters cannot be used to achieve the quality because they’re not effective, cost prohibitive to operate or unsafe to operate.

Ventilation Riverstone Terraces

Every living space in a rental property has to have at least one opening door or window to provide natural ventilation. Furthermore, moist spaces like kitchens and bathrooms need to have an externally vented extractor to get rid of moisture.

This ventilation quality is all about acknowledging the fact that dried air can be less difficult to heat and heat, and the property that is properly ventilated is less likely to develop mould and damp.

Living rooms, bedrooms, kitchens, and dining areas are considered liveable spaces. Spaces that connect, such as the hallway aren’t considered liveable and do not need an opening window or door.

Each window, door , or the skylight needs to have the ability open to the outside, but remain at an open angle to allow ventilation and fresh air air flow.

All bathrooms and kitchens as well as any other space in your home that has a bath, shower or cooktop, or any other humidity-generating items will require adequate extractor fans that can be vented to the outdoors. The Healthy Homes Assessment service will verify that there is enough air circulation in every living space that includes extractor fans that are suitable for areas that are high in moisture.

Riverstone Terraces Moisture Ingress & Drainage

Making sure that the water has a proper place to go, and also that it isn’t allowed to remain beneath buildings is an essential part of maintaining your property’s dry.

Alongside the drainage system that will prevent the ingress of moisture, if your property has an enclosed space between the floor and surface, a ground moisture barrier must be constructed if it is reasonably practicable to install it.

The ground-moisture barrier generally a polythene sheet laid over the ground, in order to block any moisture from the ground from accumulating into the home. It also helps prevent moisture damage to the underfloor insulation.
