Since the 1st July of 2021, when a new or renewed lease is entered into on a Riverstone Terraces rental property, all Healthy Homes compliance work must be taken care of by the end of 90 days.

Inability to adhere to each of Healthy Homes Standards by the end of the anticipated timeframe could result in penalties of up to $7200. Additionally, if the most present Healthy Homes Statement of Compliance is not incorporated in an updated, renewed, or revised tenancy agreement there may be an additional fine or infringement fee.

Every tenant is entitled to request information about the Healthy Homes Standard and how they relate to the building they are living in. If the landlord or property manager fails to provide the information requested within 21 days of having received the inquiry, they can receive an infringement notification and be fined upto $750.

In addition, there’s also a fine of approximately $900 for landlords or property managers that provide false or inaccurate Healthy Homes Statement of Compliance or information. It’s also crucial to keep in mind that landlords who manage multiple rental properties could face even higher fines for non-compliance. The harshest penalties are reserved for severe violations, and landlords who own at least six rental properties could receive fines of up to $50,000, or as high as $100,000 for hearing claims.

In the end, a failure to comply with the Healthy Homes requirements can hit your bank account and result in significant fines and still being required to adhere to the regulations. Unreasonable Gaps & Holes

Draught Stopping Riverstone Terraces

Draughts may lead to less temperature in homes. A humid house costs more to heat, resulting in wasted money and energy.

If a draught is felt through gaps that are too large or holes or holes, it requirements to be closed.

What are the most unreasonable gaps or holes?

If you are able to feel external air coming in or the sound of a clear draught emanating out of a hole or gap that is, it is probably a gap or hole that needs sealing in the way you can. Cracks or gaps with large gaps must be sealed permanently. Cracks that are greater than 3mm and allow air in or out of the house need to be sealed. For example, if the open fireplace isn’t in use it can cause draughts and must be sealed from. Landlords and property managers are accountable for making sure that these draughts are stopped as far as imaginable.

You don’t need to cover up gaps or holes that are part of the construction. For example, tiny gaps around doors and windows may be required to allow for movement of the structure when the house gets warmer and cooler, so that they are able to be opened and closed rather than securing. We will inspect all windows and doors during our Healthy Homes assessment of your rental property.

Proper heating is important for healthy houses

Heating Riverstone Terraces

Rental properties in Riverstone Terraces must have a fixed heating source that is able to heat the main or largest living area to at minimum 18degC, even on the coldest winter days. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heating needs to remain fixed (i.e., not portable), at least 1.5 horsepower in capacity, and meet the minimum requirement for heat capacity in the living area. A Heating Assessment Tool can be used to determine whether your current installed heater(s) are sufficient or if you’ll need to "top-up" with a new heater. Unflued combustion and open fire heaters such as mobile LPG bottle heaters are not considered to be safe heating options for the Healthy Homes Standard.

If the heating that you provide is an electric heater or heat pump, it needs to include an thermostat. This will help make the heating more consistent and effective. For the majority of homes, bigger fixed heating devices such as heat pumps, wood burners, pellet burners or flued gas heaters are needed. However, in some cases like small apartments, a smaller fixed electric heater could be enough.

If the living area already has a fixed heating source, like heat pumps, it may require an upgrade to be able to meet the standards. Some types of heaters can’t be used to meet the quality because they’re inefficient, unaffordable to operate and/or unsafe to run.

Ventilation Riverstone Terraces

Every living space of a rental property has to have at least one opening windows or an exterior door to offer natural ventilation. In addition, high moisture spaces like kitchens and bathrooms should have an venting fan outside to take moisture away.

It is the ventilation standard is all about understanding the fact that dry air will be more easy to heat and a property that is well ventilated will be less prone to developing damp and mould.

Bedrooms, living spaces, kitchens, and dining rooms are considered liveable areas. Connecting spaces like the hallways are not living spaces and therefore do not require an opening door or window.

Every window, door or the skylight needs to have the ability to open to the outside, and stay closed to allow for fresh air circulation and ventilation.

The bathrooms in all kitchens and any other area in your home with shower, bath and cooktop or another moisture generating item will require appropriate extractor fans that can be vented to the outside. The Healthy Homes Assessment service will ensure that there is sufficient ventilation throughout the living spaces, including suitable extractor fans in areas with high moisture.

Insulation Riverstone Terraces

The insulation of the ceiling and underfloor is a requirement in all rental houses since 1 July 2019. Property managers and landlords have to make sure that the insulation is up to the new quality. In some cases, an existing insulation on the ceiling or in the subfloor space may require to be replaced or replaced.

A properly insulated home can help control condensation and reduce the chances of mould and dampness, and will also make an easier task to the household to keep the heat.

Insulation needs to meet the R-values for your area

The "R" is a symbol for thermal resistance, and it is a measurement of how well insulation can withstand heat flow. The more R-value is higher, the more effective the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – the rest part of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 and underfloor R 1.3

Riverstone Terraces Moisture Ingress & Drainage

Making sure your rental property is protected from the effects of moisture isn’t just a matter of the interior of the building but you must ensure there is somewhere to allow surface, rain as well as groundwater to move, and to prevent it from getting inside. When it concerns damp and moisture it’s typically the concerns you don’t notice that could become a major issue, causing damages to your investment and harming your tenant’s well-being.

Rental properties should be equipped with efficient drainage to get rid of the stormwater and surface waters, and ground water, which includes an appropriate runoff or outfall. Making sure that water has a proper place to go, and that it can’t linger underneath the structures is an important aspect of maintaining your property’s dry.

Alongside an irrigation system to stop moisture ingress, if your property has an enclosed space between floorboards and soil, a ground-water barrier should be put in place if it’s reasonably practicable to do so.

The ground-moisture barrier typically an insulating sheet of polythene laid over the ground to stop any moisture from the ground from accumulating into the building. It also helps in preventing any damage to your underfloor insulation.
