Unreasonable Gaps & Holes

Draught Stopping Riverstone Terraces

Draughts can lead to dropping temperatures within houses. A draughty house costs more to heat, which means wasting energy and incurring higher costs.

If a draught could be felt from unreasonable gaps or holes, it needs to be closed.

What are unreasonable gaps or holes?

If you can feel external air coming in or an unobstructed draught coming out of a hole or gap and you can feel it, it is probably a gap or an opening that needs sealing in any way. Large cracks and gaps should be fixed permanently. Gaps greater than 3mm that allow air in or out from your home need to be sealed. For instance, if an open fireplace is not in use, it may cause draughts and should be blocked from. Property managers and landlords are responsible for ensuring that draughts from the fireplace are removed whenever imaginable.

There is no require to block up intentional gaps or holes that are part of the construction. For instance, small gaps around windows and doors may be required to allow movement of the structure as the home gets warmer and cooler, to allow them to be opened and closed rather than being stuck. We will inspect the windows and doors in your Healthy Homes assessment of your rental property.

A good heating system is important for healthy houses

Heating Riverstone Terraces

Rental properties in Riverstone Terraces need to have a stable source of heat that is able to heat the principal or the biggest living area to at minimum 18 degrees Celsius, even on the coldest winter days. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being and mental wellbeing.

The heating source requirements for it to be permanent (i.e., not portable), at least 1.5 Kilowatts in heating capacity, and it must have the minimum requirement for heat capacity in the living area. A Heating Assessment Tool can be used to check if the existing installed heater(s) are adequate or whether you will require to ‘top up’ with a new heater. Fires that are open and unflued heaters like the portable LPG bottle heaters are not considered to be acceptable heating options in Healthy Homes Standard. Healthy Homes Standard.

If the heating that you offer is electric heating or heat pump it should include the thermostat. This will help make the heating more uniform and effective. For most properties, larger heaters that are fixed, such as wood burners, heat pumps pellet burners, flued gas heaters are needed. However, in some cases like apartments with small spaces the smaller fixed electric heater could be enough.

If your main living space is already equipped with a fixed heating source, like an air conditioner, it could need an upgrade to be able to meet the standards. Some types of heaters can’t be utilised to meet the standard because they’re not efficient, cost prohibitive to operate or unsafe to operate.

The ventilation standard is all about acknowledging how dry air will be more easy to heat, and that an apartment that is well-ventilated is less likely to grow damp and mould.

Bedrooms, living rooms, kitchens and dining rooms are considered to be liveable spaces. Connecting spaces like the hallway are not considered living spaces and therefore are not need an opening window or door.

Every window, door or Skylight requirements to have the ability to open to the outside while remaining at an open angle to allow the circulation of fresh air and air flow.

Bathrooms, kitchens, and every other room of your home with shower, bath or cooktop, or any other moisture generating item will require adequate extractor fans that are vented towards the outside. The Healthy Homes Assessment service will verify that there is enough ventilation in every living space and will also check for the proper extractor fans for areas that are high in moisture.

Insulation Riverstone Terraces

The insulation of the ceiling and underfloor is mandatory in all rental homes since 1 July 2019. All landlords and property managers should ensure that the insulation meets standards that are in line with the latest quality. In some instances, current ceiling insulation, or the insulation of the subfloor space may require to be topped up or replaced.

A house that is well-insulated will reduce the risk of condensation and lower the chance of mould and dampness, and it will make much easier to allow the house to keep heat.

Insulation needs to meet the R-values required for your area

The "R" is a symbol for thermal resistance and is a gauge of how well insulation can withstand heat flow. The greater the R-value, the higher the quality of insulation.

  • Zone 2 – The rest of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3

Riverstone Terraces Moisture Ingress & Drainage

The security of your rental home from dampness isn’t just about the interior of the building but you must make sure there is somewhere to allow surface, rain and underground water to flow and to prevent it from getting into the building. When it comes to moisture and damp it is usually not apparent that it can cause a lot of trouble, causing the property to suffer and harming the tenant’s well-being.

Properties that are rented must be equipped with effective drainage for the removal of rainwater, storm water and ground water, including an appropriate runoff or outfall. Making sure the water is able to go, and also that it isn’t allowed to remain beneath buildings is an essential part of maintaining your property’s dry.

Alongside a drainage system to avoid moisture from entering, if your rental is enclosed between your floor and ground, a ground water barrier must be put in place when it’s reasonably practicable to do so.

Ground moisture barriers are usually an insulating sheet of polythene laid over the ground, to block any moisture that is present in the ground from accumulating into the property. It also helps prevent from causing damage to the flooring insulation.
