Healthy homes are important

Why is Healthy Homes Compliance important?

Around 1 in 3 households rent the property in New Zealand and Riverstone Terraces, and research indicates that rental homes tend to be colder, older and are not as efficient heating, and generally tend to be lower quality than owner occupied properties.

Damp, mouldy and cold homes are associated with negative health outcomes, particularly illnesses like colds, influenza, asthma, and cardiovascular conditions. Furthermore, people who report four or more major home quality issues often suffer from less satisfaction in their lives and lower mental health.

Improving the quality of Riverstone Terraces rental property can allow tenants to experience better physical and mental health as well as lessen interruption to learning, work and living because of diseases. Your investment is also better protected from mould, mildew and damp damage, meaning less costs of maintenance in the long-term.

The Healthy Homes Standard is a set of specific and minimal standards for heating, insulation, Ventilation, Moisture Ingress and Drainage, and Draught Stopping on Riverstone Terraces rental properties.

Unreasonable Gaps & Holes

Draught Stopping Riverstone Terraces

Draughts increase the likelihood of dropping temperatures within households. A draughty home is more expensive to heat, meaning wasting money and energy.

If a draught could be felt from unreasonable gaps or holes or holes, it requirements to be sealed.

What are the most unreasonable gaps or holes?

If you can feel external air flowing in or the air is clear from a crack or a gap, then it is likely to be a gap or hole that needs sealing in any way. Large gaps and cracks should be fixed permanently. Cracks that are greater than 3mm and let air in or out of your home need the sealing. In the case of an open fireplace isn’t being used, it can cause draughts and should be shut from. Landlords and property managers are responsible for ensuring such draughts are eliminated as much as imaginable.

You don’t need to cover up gaps or holes in the construction. For instance, small gaps around doors and windows might be necessary to allow for movement within the building as the house gets warmer and cooler, in order to let them be closed and opened rather than sticking. We will inspect the windows and doors as part of the Healthy Homes assessment of your rental property.

The proper heating equipment is important for healthy homes

Heating Riverstone Terraces

Riverstone Terraces rental properties need to have a stable source of heat that can heat the living area to at minimum 18degC, even on the winter coldest days. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical health and mental well-being.

The source of heating requirements for it to be permanent (i.e., not portable) and at minimum 1.5 horsepower in capacity, and meet the minimum heating capacity needed to heat the living space in general. The Heating Assessment Tool can be used to check if the fix heater(s) are adequate or if you’ll require to "top-up" by adding a second heater. Fires that are open and unflued heaters, such as mobile LPG bottle heaters aren’t considered to be safe heating options in The Healthy Homes Standard.

If the heating you provide is an electric heater or heat pump, then it must include a thermostat. This will make your heating more consistent and efficient. In most houses, larger heaters that are fixed, such as wood burners, heat pumps, pellet burners or flued gas heaters are required. However, in certain instances like apartments with small spaces, a smaller fixed electric heater could be enough.

If your main living space already has a permanent heating source like a heat pump, then it might require an update to meet the standards. Some types of heaters can’t be used to meet the quality because they’re expensive, inefficient or unsafe to operate.

Ventilation Riverstone Terraces

Each liveable space in a rental home must have at least one openable doors or windows to offer natural ventilation. In addition, humid spaces like kitchens and bathrooms should have an externally vented extractor to remove moisture.

This ventilation standard is all about acknowledging the fact that dry air will be much easier to heat, and that a well ventilated rental property will be less prone to developing mould and damp.

Bedrooms, living rooms, kitchens, and dining rooms are considered liveable areas. Connecting spaces such as the hallway aren’t considered liveable and therefore are not require an opening window or door.

Each window, door or Skylight requirements to have the ability open to the outside while remaining fixed in an open position in order to allow ventilation and fresh air air flow.

All bathrooms and kitchens and every other room of your home with a bath, shower and cooktop or another water-generating appliance will need proper extractor fan systems which are vented towards the outside. This Healthy Homes Assessment service will verify that there is enough ventilation in each livable space that includes extractor fans that are suitable in areas with high moisture.

Insulation Riverstone Terraces

Insulation for underfloor and ceilings is a requirement for all rent houses from 1 July 2019. Property managers and landlords must ensure the insulation meets the new standard. In some instances, existing ceiling insulation or insulation in the sub floor space might require to be added or replaced.

A well-insulated property will reduce the risk of condensation, and decrease the risk of mould and dampness, and will also make an easier task to the house to retain warmth.

Insulation needs to meet the R-values required for your area

The "R" refers to thermal resistance and is a measure of how well the insulation is able to resist heat flow. The greater the R-value, the more effective the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – the rest area of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3, underfloor R 1.3

Riverstone Terraces Moisture Ingress & Drainage

Protecting your rental property from moisture isn’t just about the inside of the building it is also about the outside. You must ensure there is somewhere for surface and ground water to go and prevent it from getting inside. When it is about damp and water, it’s often what you don’t see that can become a big problem that can cause damage to your investment as well as harming the tenant’s well-being.

Rental properties need to be equipped with effective drainage to eliminate floodwaters, surface water, and ground water, which includes an appropriate runoff or outfall. Making sure that the water has a place to go, and also that it can’t linger underneath the structures is an important aspect of maintaining your property’s dry.

In addition to an irrigation system to stop the ingress of moisture, if your property has an enclosed space between the floor and ground, a ground moisture barrier must be constructed if it’s reasonably practicable to do so.

An underground moisture barrier generally a polythene sheet laid over the ground, in order to block any moisture in the ground from accumulating into the home. It also assists in preventing any damage to your underfloor insulation.
