Healthy homes matter

What is the reason Healthy Homes Compliance so Important?

A majority of households rent from New Zealand and Riverstone Terraces, and research shows us that these rental houses are likely to be colder, older and have less effective heating, and generally have lower standard than those owned by owners.

The damp, cold and mouldy homes are linked to negative well-being outcomes, particularly ailments like colds and flu, asthma and cardiovascular issues. In addition, people who have reported four or more key housing quality problems frequently have low life satisfaction and reduced mental wellbeing.

The improvement in the standard of Riverstone Terraces rental property can help tenants enjoy better physical and mental health and minimise the disruption to work, learning and daily life due to diseases. Your investment is also better secured from mildew, mould and damp damage, meaning lower maintenance costs in the long run.

The Healthy Homes Standards are a set of specific and minimal standards for Heating, Insulation, Ventilation, Moisture Ingress and Drainage, and Draught stopping on Riverstone Terraces rental properties.

Draughts can lead to lower temperatures in homes. A damp house is more expensive to heat, meaning wasting money and energy.

If a draft can be noticed from gaps that are not adequate or holes that it needs to be sealed.

What are unjustifiable gaps or holes?

If you are able to feel external air coming in or the sound of a clear draught emanating from a crack or a gap that is, it’s probably a gap or hole which requirements sealing in somehow. Cracks or gaps with large gaps must be sealed permanently. Gaps greater than 3mm that let air into or out from the house require sealing. For example, if the open fireplace isn’t being used, it can cause draughts and should be blocked from. Landlords and property managers are accountable for making sure such draughts are eliminated whenever possible.

There is no require to block off holes or gaps that are part of the building. For example, tiny gaps around windows and doors might be necessary to allow for movement of the structure as the household is heated and cools in order to let them be closed and opened rather instead of being stuck. We will examine all windows and doors in the Healthy Homes assessment of your rental property.

A good heating system is crucial for healthy homes

Heating Riverstone Terraces

Riverstone Terraces rental properties require a reliable heating source which can warm the main or largest living room to at least 18 degrees Celsius, even on the winter coldest days. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical health and mental outlook.

The source of heat requirements for it to be permanent (i.e. not portable) with at least 1.5 kW in heating capacity, and it must have the minimum required heating capacity in the living area. A Heating Assessment Tool could be used to determine if your current installed heater(s) are sufficient or if you’ll need to "top-up" with a new heater. Open fires and unflued combustion heaters, such as the portable LPG bottle heaters are not considered acceptable heating options under The Healthy Homes Standard.

If the heating that you provide is electric heating or heat pump then it must have a thermostat. This will make your heating more consistent and effective. For the majority of houses, bigger heaters that are fixed, such as heat pumps, wood burners pellet burners, flued gas heaters will be required. However, in some cases like apartments with small spaces an electric, fixed heater may suffice.

If your living space already has a permanent heating source like a heat pump, then it might just require an upgrade to meet the standards. Certain kinds of heaters aren’t able to be utilised to meet the quality because they’re costly, not affordable to run, and/or unsafe to run.

Ventilation Riverstone Terraces

Each liveable space in a rental property has to have at least one openable door or window to provide natural ventilation. Additionally, areas with high moisture spaces like kitchens and bathrooms must have a suitable venting fan outside to get rid of moisture.

The ventilation standard is about recognising how dried air can be much easier to heat and heat, and an apartment that is well-ventilated will be less prone to developing mould and damp.

Living rooms, bedrooms, dining rooms, and kitchens are considered liveable areas. Spaces that connect, such as the hallway are not considered liveable , and thus don’t need an opening door or window.

Every window, door or the skylight needs to have the ability to open up to the outside, but remain set in an opening position, allowing for fresh air circulation and air flow.

All bathrooms and kitchens and any other room in your property with shower, bath or cooktop, or any other water-generating appliance will require suitable extractor fans that are vented to the outside. The Healthy Homes Assessment service will make sure there is sufficient ventilation in each livable space that includes extractor fans that are suitable in areas with high moisture.

A properly insulated home will help to control condensation, and decrease the risk of mould and dampness, and it will make it easier to the household to retain heat.

The "R" signifies thermal resistance and is a measure of how well the insulation resists heat flow. The more R-value is higher, the more effective the insulation.

Riverstone Terraces Moisture Ingress & Drainage

Protecting your rental property from dampness isn’t just about the interior of the building it’s also about the outside. You must make sure there is somewhere to allow surface, rain and ground water to go, and stop it from coming into the building. When it is damp and moisture, it is often the concerns you don’t notice that can cause a lot of trouble that can cause damages to your investment and harming the tenant’s health.

Rental properties require to have effective drainage to remove rainwater, storm water, and groundwater, with an appropriate runoff or outfall. Making sure that water has a location to go and that it doesn’t get sucked into buildings is a vital aspect of maintaining your property’s dry.

In addition to the drainage system that will prevent the ingress of moisture, if your rental is enclosed between your floor and the soil, a ground-water barrier should be put in place if it is reasonably practicable to do so.

An underground moisture barrier generally a sheet of polythene that is placed over the ground to stop any moisture from the ground from entering the building. It also helps prevent any damage to your underfloor insulation.
