Pukerua Bay Moisture Ingress & Drainage

The security of your rental home from dampness isn’t just about the inside of the building; you have to ensure there is somewhere to allow surface, rain as well as groundwater to move, and to prevent it from getting into the building. When it is about damp and water, it is usually those things that you aren’t aware of that can cause a lot of trouble, causing damage to your investment as well as affecting the tenant’s health.

Properties that are rented must be equipped with effective drainage to get rid of floodwaters, surface water and groundwater, with an appropriate runoff or outfall. Making sure the water has a place to go, and it can’t linger underneath the buildings is a vital aspect of keeping your property dry.

In addition to a drainage system to avoid the ingress of moisture, if your rental has an enclosed gap between floorboards and surface, a ground moisture barrier should be put in place if it is reasonably practicable to install it.

A ground moisture barrier is usually an insulating sheet of polythene laid over the ground, to block any moisture present in the ground from rising into the property. It also helps to prevent from causing damage to the flooring insulation.
