Pukerua Bay Moisture Ingress & Drainage

The security of your rental home from moisture isn’t just about the interior of the building it is also about the outside. You must make sure there is somewhere for surface, rain as well as groundwater to move and to prevent it from getting inside. When it is damp and moisture, it is usually what you don’t see that can become a big problem that can cause damage to your investment as well as harming your tenant’s well-being.

Rental properties should be equipped with efficient drainage for the removal of the stormwater and surface waters and ground water, including an appropriate runoff or outfall. Making sure the water has a place to go, and that it isn’t allowed to remain beneath structures is an important aspect of maintaining your property’s dry.

Alongside a drainage system to avoid moisture ingress, if your rental has an enclosed gap between your flooring and ground, a ground moisture barrier must be put in place when it’s reasonably practicable to do so.

A ground moisture barrier is usually an insulating sheet of polythene laid over the ground to stop any moisture in the ground from entering the home. It also assists in preventing moisture damage to the underfloor insulation.
