Healthy homes matter

What is the reason Healthy Homes Compliance So Important?

One in three households rent from New Zealand and Porirua, and research shows us that these rental houses tend to be colder, older and have less effective heating, and generally are of lower quality than homes that are owned by the owner.

The damp, cold and mouldy houses are linked to negative health outcomes, particularly for diseases like colds and flu, asthma and heart diseases. In addition, people who reported four or more key home quality issues often suffer from low life satisfaction and reduced psychological well-being.

Enhancing the standard of Porirua rental property will help tenants experience improved mental and physical health as well as lessen disruption to work, learning and daily life because of illness. Your investment is also safeguarded from mildew, mould and damp-related damage, which results in lower maintenance costs in the long-term.

The Healthy Homes Standards are a list of specific and minimum standards for Heating, Insulation Ventilation, Moisture ingress and Drainage, as well as Draught Stopping within Porirua rental properties.

Unreasonable Gaps & Holes

Draught Stopping Porirua

Draughts are a major cause of less temperature in homes. A draughty house costs more to heat, which results in wasting energy and incurring higher costs.

If a draught is perceived as a result of gaps or holes the area requirements to be sealed.

What are unreasonable gaps and holes?

If you can feel external air getting in, or see the sound of a clear draught emanating out of a hole or gap or crack, then it is likely a crack or crack that requirements sealing in somehow. Cracks or gaps with large gaps must be fixed permanently. Gaps greater than 3mm that allow air to enter or exit of the home need to be sealed. In the case of an open fireplace is not in use, it can create draughts. This should be shut from. Property managers and landlords are accountable for ensuring that these draughts are stopped as far as possible.

You don’t require to cover up holes or gaps which are part of the construction. For example, tiny gaps around windows and doors might be necessary to allow movement of the building as the house warms and cools so that they are able to be opened and closed rather than securing. We will check all doors and windows as part of your Healthy Homes assessment of your rental property.

Adequate heaters are important for well-being homes

Heating Porirua

Porirua rental properties need to have a stable source of heat that can warm the main or largest living room to at least 18degC, even on the winter coldest days. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heating needs that it be permanently fixed (i.e. not portable) that is, at minimum 1.5 horsepower in capacity and have the minimum requirement for heat capacity for the main living room. A Heating Assessment Tool can be used to determine whether the existing installed heater(s) are sufficient or if you’ll need to "top-up" with a new heater. Unflued combustion and open fire heaters like portable LPG bottle heaters aren’t considered to be safe heating options in the Healthy Homes Standard.

If the heating you offer is electric heating or heat pump it should include a thermostat. This will make your heating more consistent and effective. For most properties, larger fixed heating equipment like heat pumps, wood burners, pellet burners or flued gas heaters are needed. However, in certain instances like small apartments an electric, fixed heater may suffice.

If your living space already has a permanent heating source like an air conditioner, it may need some additional energy to ensure it meets the requirements. Certain types of heaters cannot be used to comply with the standard since they’re either inefficient, unaffordable to operate or are unsafe to operate.

Ventilation Porirua

Each liveable space in a rental property must have at least one opening doors or windows to provide natural ventilation. In addition, humid areas such as kitchens and bathrooms must have a suitable venting fan outside to get rid of moisture.

A ventilation standard is all about understanding how dry air is much easier to heat, and that the property that is properly ventilated is less likely to develop damp and mould.

Bedrooms, living rooms, kitchens, and dining rooms are considered liveable areas. Spaces that connect, such as the hallway aren’t liveable and therefore are not need an opening window or door.

Each window, door or the skylight requirements to have the ability to open up to the outside and remain fixed in an open position in order to allow to circulate fresh air as well as air flow.

Bathrooms, kitchens, and any other area in your home with a bath, shower cooker or any other moisture generating item will need suitable extractor fans that vent towards the outside. We offer a Healthy Homes Assessment service will make sure there is sufficient ventilation in each livable space that includes extractor fans that are suitable in high moisture areas.

Insulation Porirua

Insulation for underfloor and ceilings is a requirement on all rental homes as of July 1st, 2019. All landlords and property managers must make sure the insulation meets standards that are in line with the latest quality. In certain situations, the existing ceiling insulation or insulation in the sub floor space may require to be added or replaced.

A properly insulated home can reduce condensation and reduce the chances of mould and dampness as well as making it easier for the house to keep the heat.

Insulation needs to be in compliance with the R-values for your area

The "R" refers to thermal resistance, and is a gauge of how well insulation can withstand heat flow. The more R-value is higher, the higher the quality of insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9, underfloor R 1.3
  • Zone 2 – the rest of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 (underfloor R 1.3

Porirua Moisture Ingress & Drainage

Keeping your rental property safe from dampness isn’t just about the interior of the building; you have to make sure there is somewhere for surface and ground water to go and prevent it from getting inside. When it is about damp and water, it’s usually those things that you aren’t aware of that could be a huge problem that can cause damage to your investment as well as affecting the tenant’s well-being.

Properties that are rented must have efficient drainage to get rid of storm water, surface water and ground water, including an appropriate runoff or outfall. Making sure the water has a place to go and that it doesn’t get sucked into buildings is a vital aspect of making sure your property is dry.

In addition to the drainage system that will prevent moisture from entering, if your property has an enclosed space between the floor and soil, a ground-water barrier should be put in place if it is reasonably practicable to do so.

A ground moisture barrier is typically made of polythene and is laid on top of the ground, to block any moisture present in the ground from rising into the building. It also helps to prevent from causing damage to the flooring insulation.
