Healthy homes are important

What is the reason Healthy Homes Compliance so important?

One in three households from New Zealand and Porirua, and research indicates that rental homes tend to be colder, older and have less efficient heating, and generally have lower quality than houses that are owned by the owner.

Cold, damp and mouldy houses are associated with negative health results, specifically for illnesses like colds, influenza, asthma, and cardiovascular conditions. Additionally, those who have reported four or more major housing quality problems frequently have low life satisfaction and reduced psychological well-being.

Improving the standard of Porirua rental property can help tenants enjoy better physical and mental health and reduce the disturbance to learning, work and daily life due to illnesses. Your investment will be protected from mould, mildew and damp , which means less maintenance costs in the long-term.

The Healthy Homes Standards are a set of specific and minimal standards for Heating, Insulation, Ventilation, Moisture Ingress and Drainage, as well Draught stopping on Porirua rental properties.

Unreasonable Gaps & Holes

Draught Stopping Porirua

Draughts can lead to lower temperatures in houses. A draughty home will cost more to heat, resulting in wasted energy and resulting in higher bills.

If a draft can be perceived as a result of gaps or holes that it needs to be closed.

What are unjustifiable gaps or holes?

If you can feel external air entering or the air is clear from a crack or a gap that is, it’s probably a gap or crack that needs sealing in any way. Large gaps and cracks should be stopped permanently. Gaps greater than 3mm that let air into or out from the home require the sealing. For example, if the open fireplace isn’t in use it can create draughts. This must be sealed off. Landlords and property managers are accountable for ensuring that draughts from the fireplace are removed as far as possible.

There is no need to block holes or gaps in the building. For example, tiny gaps around doors and windows may be required to allow movement of the structure as the home warms and cools in order to let them be shut and opened, rather instead of being stuck. We will inspect all windows and doors in our Healthy Homes assessment of your rental property.

The proper heating equipment is important for well-being homes

Heating Porirua

Porirua rental properties need to have a stable source of heating which can warm the largest or main living room to at least 18degC even on the winter coldest days. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heating needs to remain fixed (i.e., not portable) and at minimum 1.5 horsepower in capacity, and it must have the minimum required heating capacity for the main living room. A Heating Assessment Tool can be used to determine if the fix heater(s) are adequate or if you’ll require to top up with an additional heater. Fires that are open and unflued heaters such as mobile LPG bottle heaters are not considered to be safe heating options for The Healthy Homes Standard.

If the heating that you offer is electric heating or heat pump then it must include the thermostat. This makes the heating more reliable and efficient. For most properties, larger heaters that are fixed, such as heat pumps, wood burners, pellet burners or flued gas heaters are needed. However, in certain instances like small apartment buildings an electric, fixed heater could be enough.

If your living space already has a central heating source, such as heat pumps, it could need a top up to be able to meet the standards. Certain kinds of heaters aren’t able to be utilised to meet the standard as they are either expensive, inefficient or are unsafe to operate.

Ventilation Porirua

Each liveable space in a rental property has to include at least one open door or window to offer natural ventilation. In addition, high moisture spaces like kitchens and bathrooms need to have an externally vented extractor fan that can get rid of moisture.

A ventilation quality is all about acknowledging the fact that dried air can be less difficult to heat and heat, and a well ventilated rental property is less likely to grow mould and damp.

Bedrooms, living rooms, kitchens and dining rooms are all considered living spaces. Connecting spaces such as the hallway aren’t considered liveable , and thus do not require an opening window or door.

Each window, door , or skylight requirements to be able open to the outside and remain set in an opening position in order to allow ventilation and fresh air air flow.

Bathrooms, kitchens, and any other room in your home with a bath, shower, cooktop or other high humidity-generating items will require proper extractor fan systems that can be vented to the outside. The Healthy Homes Assessment service will check that there is adequate ventilation in every living space, including suitable extractor fans in areas with high moisture.

Insulation Porirua

Insulation for underfloor and ceilings is a requirement to all rental houses as of July 1st, 2019. Property managers and landlords should ensure the insulation meets current standard. In some instances, current ceiling insulation, or the insulation of the subfloor space may require to be added or replaced.

A well-insulated house can help control condensation, and decrease the risk of mould and damp, and also makes much easier to allow the home to hold warmth.

Insulation requirements to meet the R-values required for your area

The "R" stands for thermal resistance and is a gauge of how well insulation is able to resist heat flow. The more high the R-value, more effective the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – the remainder part of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 below floor R 1.3

Porirua Moisture Ingress & Drainage

The security of your rental home from the effects of moisture isn’t just a matter of what’s inside the building; you have to ensure there is somewhere for rain, surface or ground water and prevent it from getting into the building. When it comes to moisture and damp it is typically what you don’t see that could be a huge problem that can cause the property to suffer and affecting the tenant’s health.

Rental properties need to have efficient drainage to get rid of floodwaters, surface water, and ground water. This includes an appropriate runoff or outfall. Making sure that the water has a proper place to go and that it doesn’t get sucked into buildings is an essential part of making sure your property is dry.

In addition to an irrigation system to stop moisture from entering, if your rental has an enclosed gap between your flooring and the soil, a ground-water barrier must be installed if it is reasonably practicable to install it.

An underground moisture barrier usually made of polythene and is laid on top of the ground, to block any moisture from the ground from entering the building. It also helps in preventing moisture damage to the underfloor insulation.
