Unreasonable Gaps & Holes

Draught Stopping Porirua

Draughts are a major cause of lower temperatures in households. A cold home will cost more to heat, which results in wasting energy and incurring higher costs.

If a draft can be felt from unreasonable gaps or holes or holes, it requirements to be sealed.

What are the most unreasonable gaps or holes?

If you are able to feel external air entering or a clear draught from a gap or hole, then it’s likely a crack or crack that requirements sealing in the way you can. Cracks and gaps that are large should be sealed permanently. Any gaps greater than 3mm that let air into or out from the home require to be sealed. For example, if the open fireplace isn’t being used, it can create draughts. This should be blocked off. Landlords and property managers are responsible for making sure such draughts are eliminated as far as imaginable.

There is no require to block gaps or holes in the building. For example, tiny gaps around doors and windows might be necessary to allow for movement of the structure when the house heats and cools, so that they are able to be closed and opened instead of than being stuck. We will check every window and door in the Healthy Homes assessment of your rental property.

The proper heating equipment is crucial for healthy homes

Heating Porirua

Porirua rental properties require a reliable source of heating that can warm the main or largest living space to a minimum of 18degC even on the coldest days of the year. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical health and mental well-being.

The source of heat needs to be fixed (i.e., not portable) and at least 1.5 horsepower in capacity, and meet the minimum capacity for heating required for the main living room. A Heating Assessment Tool can be used to determine whether the current installed heater(s) are sufficient or whether you will need to "top-up" by adding a second heater. Fires that are open and unflued heaters such as mobile LPG bottle heaters are not considered to be acceptable heating options for those following the Healthy Homes Standard.

If the heating that you offer is an electric heater or heat pump, it must have a thermostat. This will make the heating more uniform and efficient. For most properties, larger heaters that are fixed, such as wood burners, heat pumps, pellet burners or flued gas heaters will be required. However, in some cases like small apartment buildings the smaller fixed electric heater may suffice.

If the living area already has a central heating source such as heat pumps, it could need an update to meet the standards. Certain types of heaters cannot be used to achieve the standard because they’re inefficient, unaffordable to operate and/or unhealthy to run.

Ventilation Porirua

Every living space in a rental property has to have at least one opening doors or windows to provide natural airflow. In addition, humid areas such as kitchens or bathrooms must have a suitable venting fan outside to take moisture away.

The ventilation quality is all about recognising how dry air is more easy to heat and that a property that is well ventilated will be less prone to developing damp and mould.

Bedrooms, living rooms dining rooms, and kitchens are considered liveable areas. Spaces that connect, such as the hallway aren’t liveable and therefore do not require an opening window or door.

Each window, door , or skylight needs for them to be in a position to open to the outside and remain fixed in an open position to allow to circulate fresh air as well as ventilation.

All bathrooms and kitchens and any other room in your home that has shower, bath cooker or any other humidity-generating items will require suitable extractor fans which are vented out to the outside. Our Healthy Homes Assessment service will ensure that there is sufficient ventilation in every living space and will also check for the proper extractor fans for areas that are high in moisture.

Insulation Porirua

Insulation for underfloor and ceilings is mandatory for all rent houses since July 1, 2019. All landlords and property managers must make sure that the insulation is up to the new quality. In some instances, current ceiling insulation, or the insulation of the sub floor space may require to be added or replaced.

A well-insulated house will help to control condensation and lower the chance of mould and damp, and also makes much easier for the home to keep heat.

Insulation needs to be in compliance with the R-values required for your area

The "R" stands for thermal resistance, and it is a measurement of how well the insulation withstands heat flow. The higher the R-value, the more effective the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – all of the North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 and underfloor R 1.3

Porirua Moisture Ingress & Drainage

Keeping your rental property safe from moisture isn’t just about the inside of the building but you must make sure there is somewhere for surface, rain as well as groundwater to move, and stop it from coming inside. When it concerns damp and moisture it’s often the concerns you don’t notice that could be a huge problem and cause damage to your investment as well as affecting the tenant’s well-being.

Rental properties need to have efficient drainage to get rid of storm water, surface water and ground water, which includes an appropriate outfall or runoff. Making sure that the water has a place to go, and that it doesn’t sit beneath buildings is a vital aspect of making sure your property is dry.

Alongside the drainage system that will prevent moisture from entering, if your rental is enclosed between floorboards and ground, a ground moisture barrier must be installed if it is reasonably practicable to install it.

A ground moisture barrier is usually a sheet of polythene that is placed over the ground, in order to block any moisture from the ground from rising into the home. It also helps in preventing from causing damage to the flooring insulation.
