Healthy homes are important

Why is Healthy Homes Compliance So Important?

A majority of households rent from New Zealand and Porirua, and research shows us that these rental houses are likely to be colder, older, have less efficient heating, and generally tend to be of poorer quality than owner occupied properties.

The damp, cold and mouldy houses are linked to negative health outcomes, particularly ailments like colds and asthma, as well as cardiovascular conditions. Furthermore, people who experience four or more major house quality problems often experience less satisfaction in their lives and lower mental wellbeing.

The improvement in the quality of Porirua rental property will allow tenants to enjoy improved physical and mental health as well as lessen interruption to learning, work and daily life because of illnesses. Your investment will also be better safeguarded from mildew, mould and damp damage, meaning lower maintenance costs in the long run.

The Healthy Homes Standards are a list of the specific and minimum standards for Heating, Insulation, Ventilation, Moisture Ingress and Drainage, and Draught stopping in Porirua rental properties.

Unreasonable Gaps & Holes

Draught Stopping Porirua

Draughts are a major cause of less temperature in households. A damp house costs more to heat, which completed jobs in wasting money and energy.

If a draft can be perceived as a result of gaps or holes, it requirements to be sealed.

What are unjustifiable gaps or holes?

If you are able to feel external air entering or an unobstructed draught coming from a crack or a gap and you are able to feel it, it’s likely to be a gap or hole which requirements sealing in some way. Cracks or gaps with large gaps must be stopped permanently. Gaps greater than 3mm that allow air in or out of the house require seals. For example, if an open fireplace is not in use, it can cause draughts and should be shut from. Landlords and property managers are accountable for making sure that these draughts are stopped as much as possible.

You don’t need to block off holes or gaps that are part of the construction. For example, tiny gaps around windows and doors could be required to allow for movement of the structure as the house is heated and cools in order to let them be shut and opened, rather than sticking. We will test every window and door during an Healthy Homes assessment of your rental property.

Heating Porirua

Rental properties in Porirua require a reliable source of heating that can warm the living space to a minimum of 18degC, even on the winter coldest days. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being as well as their mental health.

The heating source needs to be fixed (i.e. not portable) and at minimum 1.5 Kilowatts in heating capacity, and meet the minimum capacity for heating required for the main living space. A Heating Assessment Tool may be used to check if the existing fixed heater(s) are adequate or if you’ll require to top up by adding a second heater. Open fires as well as unflued combustion heaters such as small portable LPG bottle heaters aren’t considered to be suitable heating options under The Healthy Homes Standard.

If the heating that you offer is electric heating or heat source, it must have the thermostat. This makes your heating more consistent and effective. For the majority of homes, bigger fixed heating devices such as wood burners, heat pumps pellet burners, flued gas heaters are required. In certain situations, like small apartments, a smaller fixed electric heater may be sufficient.

If your living space already has a permanent heating source, such as heat pumps, it may require an update in order to comply with the standards. Certain kinds of heaters aren’t able to be utilised to meet the quality because they’re costly, not affordable to run, or unsafe to operate.

Ventilation Porirua

Each liveable space in a rental property has to include at least one open windows or an exterior door to offer natural airflow. In addition, high moisture spaces like kitchens and bathrooms should be equipped with an venting fan outside to get rid of moisture.

A ventilation quality is about recognising the fact that dry air is less difficult to heat and an apartment that is well-ventilated is less likely to develop mould and damp.

Bedrooms, living rooms, kitchens and dining rooms are all considered living spaces. Connecting spaces such as the hallway aren’t considered liveable and therefore do not require an opening window or door.

Each window, door , or the skylight requirements for them to be in a position of opening to the outside, but remain fixed in an open position in order to allow the circulation of fresh air and ventilation.

All kitchens and bathrooms, and every other room of your home that has a bath, shower cooker or any other water-generating appliance will require adequate extractor fans that can be vented out to the outside. The Healthy Homes Assessment service will make sure there is sufficient ventilation throughout the living spaces and will also check for the proper extractor fans in areas of high moisture.

Insulation Porirua

The insulation of the ceiling and underfloor has been compulsory for all rent homes as of July 1st, 2019. All landlords and property managers must ensure that the insulation is in line with current standard. In certain situations, the an existing insulation on the ceiling or in the subfloor space might require to be added or replaced.

A well-insulated house can reduce condensation, and decrease the risk of dampness and mould, and also makes much easier for the household to keep the heat.

Insulation needs to be in compliance with the R-values required for your area

The "R" signifies thermal resistance and it is a measurement of how well the insulation withstands heat flow. The greater the R-value, the more efficient the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9, underfloor R 1.3
  • Zone 2 – the rest of the North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 (underfloor R 1.3

Porirua Moisture Ingress & Drainage

Making sure your rental property is protected from the effects of moisture isn’t just a matter of the inside but you must ensure there is somewhere for surface, rain or ground water, and also stop it from getting into the building. When it comes to moisture and damp it’s often not apparent that it can cause a lot of trouble, causing the property to suffer and affecting the tenant’s health.

Rental properties should have effective drainage for the removal of storm water, surface water and ground water, which includes the proper outfall or runoff. Making sure that water has a location to go and that it doesn’t get sucked into buildings is an essential part of making sure your property is dry.

In addition to a drainage system to avoid the ingress of moisture, if your rental is enclosed between the floor and the ground, a ground moisture barrier must be put in place when it’s reasonably practicable to do so.

An underground moisture barrier usually a sheet of polythene that is placed over the ground, to block any moisture present in the ground from entering the structure. It also helps to prevent from causing damage to the flooring insulation.
