Unreasonable Gaps & Holes

Draught Stopping Plimmerton

Draughts can lead to lower temperatures in houses. A draughty home is more expensive to heat, meaning wasting money and energy.

If a draft can be noticed from gaps that are not adequate or holes, it needs to be closed.

What are unreasonable gaps or holes?

If you can feel external air coming in or the air is clear from a crack or a gap or crack, then it’s likely to be a gap or an opening that requirements sealing in the way you can. Large cracks and gaps should be permanently stopped. The gaps that exceed 3mm that allow air to enter or exit within your house need sealing. For example, if an open fireplace is not in use, it could cause draughts, and should be blocked from. Property managers and landlords are accountable for ensuring such draughts are eliminated as much as possible.

There is no need to block up intentional holes or gaps that are part of the building. For instance, small gaps around windows and doors could be necessary to allow for the movement of the structure when the home gets warmer and cooler, in order to let them be closed and opened rather than being stuck. We will check all doors and windows as part of an Healthy Homes assessment of your rental property.

A good heating system is important for healthy homes

Heating Plimmerton

Rental properties in Plimmerton require a reliable heating source which can warm the living area to at minimum 18degC even on the coldest winter days. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical health and mental outlook.

The source of heating needs that it be permanently fixed (i.e. not portable), at minimum 1.5 kW of heating capacity, and meet the minimum required heating capacity for the main living space. A Heating Assessment Tool can be used to check if the fix heater(s) are sufficient or if you’ll require to "top-up" with an additional heater. Open fires as well as unflued combustion heaters, such as mobile LPG bottle heaters aren’t considered to be suitable heating options under The Healthy Homes Standard.

If the heating that you offer is an electric heater or heat pump, it should be equipped with the thermostat. This will help make the heating more consistent and effective. For the majority of houses, bigger fixed heating devices such as heat pumps, wood burners pellet burners, flued gas heaters are needed. However, in certain instances like small apartment buildings, a smaller fixed electric heater might be enough.

If the main living room already has a permanent heating source like the heat pump, it could need an update to ensure it meets the requirements. Certain types of heaters cannot be used to achieve the standard as they are either not efficient, cost prohibitive to operate and/or unsafe to run.

Ventilation Plimmerton

Every living space of a rental property has to have at least one opening window or exterior door to provide natural airflow. Furthermore, moist areas such as kitchens and bathrooms should have an externally vented extractor fan that can eliminate moisture.

The ventilation quality is all about recognising that dry air will be more easy to heat and a property that is well ventilated is less likely to be a victim of damp and mould.

Bedrooms, living rooms, dining rooms, and kitchens are considered liveable areas. Spaces that connect, such as the hallways are not liveable and are not require an opening window or door.

Each window, door , or the skylight needs to have the ability of opening to the outside, but remain fixed in an open position to allow the circulation of fresh air and ventilation.

All kitchens and bathrooms, and any other room in your home that has a bath, shower, cooktop or other high moisture-producing item will need appropriate extractor fans which are vented towards the outside. The Healthy Homes Assessment service will ensure that there is sufficient ventilation throughout the living spaces with the right extractor fan for areas that are high in moisture.

Insulation Plimmerton

Underfloor and ceiling insulation has been compulsory to all rental houses from 1 July 2019. Property managers and landlords have to make sure that the insulation is up to current standard. In some cases, current ceiling insulation, or the insulation of the subfloor space might need to be added or replaced.

A well-insulated house will help to control condensation and lessen the likelihood of dampness and mould, and it will make it easier to allow the household to retain the heat.

Insulation requirements to be in compliance with the R-values required for your area

The "R" refers to thermal resistance and it is a measurement of how well insulation can withstand heat flow. The higher the R-value, the more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – the rest part of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 and underfloor R 1.3

Plimmerton Moisture Ingress & Drainage

Keeping your rental property safe from dampness isn’t just about the inside of the building but you must make sure there is somewhere for surface, rain as well as groundwater to move and stop it from coming into the building. When it is damp and moisture, it is frequently not apparent that it can cause a lot of trouble, causing the property to suffer and harming the tenant’s well-being.

Rental properties require to be equipped with effective drainage for the removal of floodwaters, surface water and ground water, which includes the proper outfall or runoff. Making sure that the water has a location to go, and also that it doesn’t sit beneath structures is an crucial aspect of making sure your property is dry.

Alongside a drainage system to prevent water ingress, if the rental has an enclosed gap between your flooring and the ground, a ground water barrier must be constructed if it is reasonably practicable to do so.

An underground moisture barrier typically a sheet of polythene that is placed over the ground to stop any moisture that is present in the ground from rising into the building. It also helps prevent any damage to your underfloor insulation.
