Unreasonable Gaps & Holes

Draught Stopping Plimmerton

Draughts are a major cause of lower temperatures in houses. A damp house costs more to heat, meaning wasting energy and resulting in higher bills.

If a draught is noticed from gaps that are not adequate or holes that it needs to be sealed.

What are the most unreasonable gaps or holes?

If you can feel external air getting in, or see the sound of a clear draught emanating from a gap or hole and you can feel it, it’s most likely a gap or crack that needs sealing in somehow. Cracks and gaps that are large should be fixed permanently. Any gaps greater than 3mm that allow air to enter or exit within the home need seals. For example, if an open fireplace isn’t in use it could cause draughts, and should be shut from. Property managers and landlords are accountable for making sure such draughts are eliminated whenever imaginable.

You don’t need to block up intentional gaps or holes in the construction. For example, tiny gaps around windows and doors may be required to allow for the movement of the building when the house heats and cools, in order to let them be closed and opened instead of instead of being stuck. We will inspect all windows and doors during our Healthy Homes assessment of your rental property.

Heating Plimmerton

Rental properties in Plimmerton require a reliable source of heating that can warm the principal or the biggest living area to at minimum 18degC, even on the winter coldest days. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical health as well as their mental health.

The source of heating needs to be fixed (i.e. not portable), at minimum 1.5 Kilowatts in heating capacity, and meet the minimum capacity for heating required for the main living space. A Heating Assessment Tool could be used to determine whether the installed heater(s) are adequate or if you’ll need to top up by adding a second heater. Unflued combustion and open fire heaters, such as the portable LPG bottle heaters are not considered to be suitable heating options in those following the Healthy Homes Standard.

If the heating that you offer is an electric heater or heat source, it requirements to include an thermostat. This will help make the heating more consistent and efficient. For most properties, larger heaters that are fixed, such as wood burners, heat pumps, pellet burners or flued gas heaters will be required. However, in certain instances like apartments with small spaces an electric, fixed heater could be enough.

If your living space already has a central heating source, like the heat pump, it could require an update to make sure it meets the requirements. Certain kinds of heaters aren’t able to be used to meet the quality because they’re inefficient, unaffordable to operate and/or unsafe to run.

Bedrooms, living rooms kitchens and dining rooms are all considered living spaces. Spaces that connect, such as the hallway are not considered liveable and therefore do not require an opening door or window.

Every window, door or skylight requirements to have the ability to open up to the outside while remaining at an open angle in order to allow the circulation of fresh air and ventilation.

Insulation Plimmerton

The insulation of the ceiling and underfloor is mandatory to all rental houses since July 1, 2019. All landlords and property managers should make sure the insulation meets standards that are in line with the latest quality. In certain situations, the current ceiling insulation, or the insulation of the sub floor space might need to be filled with or replaced.

A house that is well-insulated will help to control condensation and reduce the chances of mould and dampness and also makes much easier for the house to keep warmth.

Insulation needs to be in compliance with the R-values for your area

The "R" stands for thermal resistance and is a gauge of how well insulation is able to resist heat flow. The greater the R-value, the more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9, underfloor R 1.3
  • Zone 2 – the rest part of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3

Plimmerton Moisture Ingress & Drainage

The security of your rental home from moisture isn’t just about what’s inside the building but you must ensure there is somewhere for surface or ground water and stop it from coming into the building. When it is about damp and water, it’s typically what you don’t see that could be a huge problem and cause damage to your investment as well as affecting your tenant’s health.

Properties that are rented must have effective drainage for the removal of floodwaters, surface water and ground water, which includes an appropriate outfall or runoff. Making sure the water is able to go, and that it doesn’t get sucked into buildings is an essential part of keeping your property dry.

Alongside an irrigation system to stop water ingress, if the apartment has an enclosed gap between your floor and the ground, a ground moisture barrier must be constructed if it is reasonably practicable to do so.

The ground-moisture barrier usually a sheet of polythene that is placed over the ground to prevent any moisture that is present in the ground from accumulating into the property. It also helps in preventing from causing damage to the flooring insulation.
