Draughts can lead to dropping temperatures within households. A draughty home will cost more to heat, which means wasting energy and incurring higher costs.

If a draught is felt from unreasonable gaps or holes that it needs to be sealed.

What are unjustifiable gaps or holes?

If you are able to feel external air coming in or an unobstructed draught coming from a gap or hole and you are able to feel it, it’s likely to be a gap or hole which requirements sealing in any way. Cracks and gaps that are large should be permanently stopped. Cracks that are greater than 3mm and let air into or out of your house require the sealing. For example, if the open fireplace isn’t being used, it could cause draughts, and should be shut from. Landlords and property managers are accountable for making sure that draughts from the fireplace are removed whenever imaginable.

There is no require to block off holes or gaps which are part of the construction. For instance, small gaps around windows and doors may be required to allow for movement of the structure as the home gets warmer and cooler, so that they can still be closed and opened instead of than securing. We will inspect the windows and doors as part of the Healthy Homes assessment of your rental property.

Heating Plimmerton

Plimmerton rental properties must have a fixed source of heating that can heat the largest or main living room to at least 18 degrees Celsius, even on the coldest days of the year. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heat requirements that it be permanently fixed (i.e. not portable) with at minimum 1.5 Kilowatts in heating capacity, and meet the minimum requirement for heat capacity to heat the living space in general. A Heating Assessment Tool could be used to determine if the permanent heater(s) are adequate or if you’ll need to "top-up" with an additional heater. Unflued combustion and open fire heaters such as portable LPG bottle heaters aren’t considered acceptable heating options for the Healthy Homes Standard.

If the heating system you provide is an electric heater or heat pump then it must include a thermostat. This makes the heating more reliable and efficient. For the majority of homes, bigger heaters that are fixed, such as heat pumps, wood burners pellet burners, flued gas heaters are necessary. However, in certain instances such as small apartments the smaller fixed electric heater could be enough.

If your main living space is already equipped with a fixed heating source, such as an air conditioner, it may need an update to be able to meet the standards. Some types of heaters can’t be used to comply with the standard since they’re either expensive, inefficient or unsafe to operate.

Ventilation Plimmerton

Each liveable space in a rental property must include at least one open window or exterior door to offer natural ventilation. Additionally, areas with high moisture areas such as kitchens and bathrooms need to have an externally vented extractor fan that can get rid of moisture.

This ventilation standard is all about acknowledging it is that dry air is less difficult to heat, and that an apartment that is well-ventilated is less likely to be a victim of damp and mould.

Bedrooms, living rooms, kitchens and dining rooms are considered to be liveable spaces. Spaces that connect, such as the hallways are not liveable and do not need an opening door or window.

Each door, window or Skylight needs to be able open to the outside, but remain closed, allowing for fresh air circulation and ventilation.

All kitchens and bathrooms, and every other room of your home that has shower, bath, cooktop or other high humidity-generating items will require appropriate extractor fans which are vented to the outside. We offer a Healthy Homes Assessment service will check that there is adequate ventilation throughout the living spaces with the right extractor fan in areas with high moisture.

Plimmerton Moisture Ingress & Drainage

Making sure your rental property is protected from dampness isn’t just about the interior of the building It’s about having to make sure there is somewhere for rain, surface or ground water, and also stop it from getting inside. When it is about damp and water, it’s typically the concerns you don’t notice that can become a big problem that can cause damage to your investment and affecting the tenant’s health.

Rental properties need to have effective drainage to eliminate floodwaters, surface water and groundwater, with an appropriate outfall or runoff. Making sure that water has a location to go, and also that it doesn’t sit beneath buildings is an essential part of keeping your property dry.

In addition to the drainage system that will prevent moisture from entering, if your rental has an enclosed gap between floorboards and the surface, a ground moisture barrier must be constructed if it’s reasonably practicable to install it.

Ground moisture barriers are usually a polythene sheet laid over the ground to prevent any moisture from the ground from accumulating into the property. It also helps prevent from causing damage to the flooring insulation.
