Unreasonable Gaps & Holes

Draught Stopping Plimmerton

Draughts may lead to low temperatures inside houses. A damp house costs more to heat, resulting in wasted energy and increased bills.

If a draught could be felt through gaps that are too large or holes that it needs to be closed.

What are the most unreasonable gaps or holes?

If you can feel external air getting in, or see the air is clear from a gap or hole, then it is probably a gap or an opening that needs sealing in the way you can. Large cracks and gaps should be stopped permanently. Cracks that are greater than 3mm and allow air in or out within your house require sealing. For example, if an open fireplace isn’t being used, it could cause draughts, and must be sealed off. Landlords and property managers are accountable for ensuring that draughts from the fireplace are removed as much as imaginable.

You don’t require to block up intentional gaps or holes in the construction. For instance, small gaps around windows and doors may be required to allow movement of the building as the home heats and cools, so that they are able to be closed and opened rather instead of being stuck. We will inspect all doors and windows during an Healthy Homes assessment of your rental property.

Adequate heaters are important to ensure healthy houses

Heating Plimmerton

Rental properties in Plimmerton need to have a stable source of heat that is able to heat the living room to at least 18 degrees Celsius, even on the winter coldest days. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical health and mental wellbeing.

The source of heating requirements for it to be permanent (i.e., not portable) and at least 1.5 Kilowatts in heating capacity, and must meet the minimum heating capacity needed for the main living room. A Heating Assessment Tool can be used to determine if your current permanent heater(s) are sufficient or whether you will need to top up with a new heater. Fires that are open and unflued heaters, such as small portable LPG bottle heaters are not considered acceptable heating options for the Healthy Homes Standard.

If the heating you provide is electric heating (or heat pump), it needs to include the thermostat. This will help make your heating more consistent and effective. For most houses, larger heaters that are fixed, such as wood burners, heat pumps, pellet burners or flued gas heaters are required. In some instances, such as small apartments, a smaller fixed electric heater might be enough.

If the living area already has a permanent heating source such as an air conditioner, it may need an upgrade in order to comply with the standards. Certain kinds of heaters aren’t able to be used to comply with the standard as they are either not efficient, cost prohibitive to operate and/or unhealthy to run.

Ventilation Plimmerton

Each liveable space in a rental home must have at least one openable door or window to provide natural ventilation. In addition, humid spaces like kitchens and bathrooms must have a suitable venting fan outside to get rid of moisture.

The ventilation quality is all about acknowledging it is that dried air can be easier to heat and a property that is well ventilated will be less prone to developing damp and mould.

Bedrooms, living rooms dining rooms, and kitchens are considered to be liveable spaces. Spaces that connect, such as the hallway aren’t liveable , and thus don’t need an opening door or window.

Each window, door , or Skylight requirements to have the ability to open up to the outside, and stay fixed in an open position to allow ventilation and fresh air air flow.

All bathrooms and kitchens and every other room of your home that has shower, bath or cooktop, or any other moisture-producing item will need proper extractor fan systems which are vented out to the outside. The Healthy Homes Assessment service will ensure that there is sufficient ventilation throughout the living spaces, including suitable extractor fans in areas of high moisture.

Insulation Plimmerton

The insulation of the ceiling and underfloor is mandatory to all rental homes from 1 July 2019. Property managers and landlords have to make sure that the insulation meets the new quality. In certain situations, the old ceiling insulation as well as insulation within the subfloor space might need to be topped up or replaced.

A well-insulated house can help control condensation and lower the chance of mould and damp, and will also make more easy to allow the home to keep heat.

Insulation requirements to be in compliance with the R-values for your area

The "R" stands for thermal resistance and is a gauge of how well the insulation can withstand heat flow. The higher the R-value, the more effective the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – the rest of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 below floor R 1.3

Plimmerton Moisture Ingress & Drainage

Making sure your rental property is protected from the effects of moisture isn’t just a matter of the interior of the building but you must make sure there is somewhere for rain, surface or ground water and to prevent it from getting inside. When it concerns damp and moisture it is frequently not apparent that it could become a major issue and end up causing damages to your investment and affecting your tenant’s health.

Rental properties should be equipped with efficient drainage for the removal of the stormwater and surface waters and ground water. This includes an appropriate runoff or outfall. Making sure that water has a proper place to go, and that it doesn’t sit beneath structures is an important aspect of making sure your property is dry.

In addition to a drainage system to avoid moisture ingress, if your rental has an enclosed gap between your flooring and the surface, a ground moisture barrier must be put in place when it is reasonably practicable to install it.

Ground moisture barriers are usually made of polythene and is laid on top of the ground to prevent any moisture that is present in the ground from entering the structure. It also assists in preventing from causing damage to the flooring insulation.
