Draughts are a major cause of dropping temperatures within households. A humid home costs more to heat, meaning wasting money and energy.

If a draught can be felt from unreasonable gaps or holes the area needs to be sealed.

What are the most unreasonable gaps or holes?

If you can feel external air entering or a clear draught out of a hole or gap or crack, then it is likely a crack or hole that requirements sealing in any way. Large cracks and gaps should be sealed permanently. The gaps that exceed 3mm that allow air in or out within the house require sealing. In the case of an open fireplace is not in use, it can create draughts. This must be sealed from. Property managers and landlords are responsible for ensuring that these draughts are stopped in the maximum extent imaginable.

There is no require to block up intentional gaps or holes that are part of the construction. For example, tiny gaps around doors and windows may be required to allow movement of the building when the home warms and cools in order to let them be opened and closed rather than sticking. We will inspect every window and door in the Healthy Homes assessment of your rental property.

A good heating system is crucial for well-being homes

Heating Plimmerton

Plimmerton rental properties must have a fixed heating source that is able to heat the principal or the biggest living space to a minimum of 18 degrees Celsius, even on the coldest winter days. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical health and mental wellbeing.

The source of heat requirements to be fixed (i.e., not portable) and at least 1.5 kW of heating capacity and have the minimum capacity for heating required for the main living space. A Heating Assessment Tool can be used to determine if your current installed heater(s) are sufficient or if you’ll need to ‘top up’ with a new heater. Unflued combustion and open fire heaters, such as the portable LPG bottle heaters aren’t considered to be suitable heating options in those following the Healthy Homes Standard.

If the heating you provide is electric heating (or heat pump), it must be equipped with a thermostat. This makes your heating more consistent and efficient. For most homes, larger heaters that are fixed, such as heat pumps, wood burners, pellet burners or flued gas heaters are necessary. In certain situations, like small apartment buildings, a smaller fixed electric heater may suffice.

If the main living room is already equipped with a fixed heating source, such as heat pumps, it may need an upgrade to make sure it meets the requirements. Certain kinds of heaters aren’t able to be used to comply with the quality as they are either expensive, inefficient and/or unsafe to run.

Ventilation Plimmerton

Each liveable space in a rental home must contain at minimum one open door or window to provide natural airflow. Furthermore, moist areas such as kitchens or bathrooms should be equipped with an venting fan outside to remove moisture.

This ventilation standard is all about recognising it is that the dry atmosphere is more easy to heat and that the property that is properly ventilated is less likely to develop damp and mould.

Bedrooms, living spaces, kitchens, and dining areas are considered to be liveable spaces. Spaces that connect, such as the hallway aren’t considered living spaces and therefore are not require an opening window or door.

Each door, window or the skylight needs at least to open up to the outside while remaining closed in order to allow to circulate fresh air as well as air flow.

Bathrooms, kitchens, and any other area in your house that houses a bath, shower, cooktop or other high moisture-producing item will need suitable extractor fans that can be vented out to the outside. The Healthy Homes Assessment service will verify that there is enough air circulation in every living space with the right extractor fan in high moisture areas.

Insulation Plimmerton

Underfloor and ceiling insulation is mandatory in all rental houses since 1 July 2019. Property managers and landlords must make sure the insulation meets standards that are in line with the latest quality. In some cases, current ceiling insulation, or the insulation of the subfloor space might require to be added or replaced.

A properly insulated home will reduce the risk of condensation and reduce the chances of mould and damp, and will also make much easier to the home to retain warmth.

Insulation needs to be in compliance with the R-values required for your area

The "R" signifies thermal resistance, and is a gauge of how well the insulation resists heat flow. The greater the R-value, the more effective the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – all of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3, underfloor R 1.3

Plimmerton Moisture Ingress & Drainage

Making sure your rental property is protected from the effects of moisture isn’t just a matter of the inside of the building It’s about having to make sure there is somewhere for rain, surface or ground water and stop it from coming inside. When it is about damp and water, it is usually the things you don’t notice that can become a big problem and end up causing damages to your investment and harming your tenant’s well-being.

Properties that are rented must be equipped with effective drainage for the removal of storm water, surface water, and ground water, which includes an appropriate runoff or outfall. Making sure the water has a place to go and that it doesn’t sit beneath structures is an crucial aspect of making sure your property is dry.

In addition to a drainage system to avoid the ingress of moisture, if your rental is enclosed between the floor and ground, a ground moisture barrier must be put in place when it is reasonably practicable to do so.

An underground moisture barrier generally a polythene sheet laid over the ground, to block any moisture that is present in the ground from entering the home. It also helps prevent moisture damage to the underfloor insulation.
