If a draught is felt through gaps that are too large or holes, it requirements to be sealed.

What are unjustifiable gaps or holes?

If you can feel external air getting in, or see a clear draught from a crack or a gap, then it’s likely a crack or hole which requirements sealing in somehow. Large cracks and gaps should be fixed permanently. The gaps that exceed 3mm that let air in or out into the house require to be sealed. Adequate heaters are crucial to ensure healthy houses

Heating Plimmerton

Plimmerton rental properties need to have a stable source of heating that is able to heat the principal or the biggest living space to a minimum of 18degC, even on the coldest days of the year. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being and mental wellbeing.

The source of heat needs to be fixed (i.e., not portable) that is, at minimum 1.5 kW of heating capacity, and it must have the minimum heating capacity needed to heat the living space in general. A Heating Assessment Tool can be used to determine whether the current installed heater(s) are adequate or if you’ll need to top up with an additional heater. Open fires and unflued combustion heaters, such as the portable LPG bottle heaters are not considered to be safe heating options for Healthy Homes Standard. Healthy Homes Standard.

If the heating you provide is an electric heater (or heat pump), it should include the thermostat. This will help make the heating more uniform and effective. For the majority of homes, bigger fixed heating equipment like heat pumps, wood burners pellet burners, flued gas heaters will be required. In some instances, like small apartment buildings small apartments, a smaller electric fixed heater could be enough.

If your living space already has a central heating source such as an air conditioner, it might need some additional energy to meet the standards. Certain kinds of heaters cannot be used to achieve the quality because they’re expensive, inefficient and/or unsafe to run.

Insulation Plimmerton

Insulation for underfloor and ceilings is required to all rental houses since July 1, 2019. All landlords and property managers should make sure that the insulation meets this new quality. In certain situations, the existing ceiling insulation or insulation in the sub floor space might need to be topped up or replaced.

A well-insulated property will reduce the risk of condensation, and decrease the risk of dampness and mould, and it will make it easier to allow the household to keep the heat.

Insulation needs to be in compliance with the R-values of your area.

The "R" stands for thermal resistance and is a gauge of how well insulation withstands heat flow. The more R-value is higher, the better the insulation.

  • Zone 2 – the rest part of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3

Plimmerton Moisture Ingress & Drainage

Keeping your rental property safe from the effects of moisture isn’t just a matter of the inside but you must make sure there is somewhere for surface and ground water to go, and stop it from coming into the building. When it concerns damp and moisture it is typically not apparent that it can become a big problem and end up causing damage to your investment as well as affecting your tenant’s health.

Rental properties require to be equipped with effective drainage to remove the stormwater and surface waters and groundwater, with the proper outfall or runoff. Making sure that water has a proper place to go, and also that it isn’t allowed to remain beneath structures is a crucial aspect of keeping your property dry.

In addition to an irrigation system to stop moisture from entering, if your property has an enclosed space between the floor and the soil, a ground-water barrier must be installed if it’s reasonably practicable to install it.

An underground moisture barrier usually an insulating sheet of polythene laid over the ground, to block any moisture in the ground from getting into the property. It also assists in preventing water damage to the floor insulation.
