Unreasonable Gaps & Holes

Draught Stopping Plimmerton

Draughts increase the likelihood of dropping temperatures within houses. A damp house will cost more to heat, resulting in wasted energy and increased bills.

If a draught could be felt from unreasonable gaps or holes or holes, it requirements to be sealed.

What are unreasonable gaps and holes?

If you can feel external air getting in, or see the sound of a clear draught emanating from a hole or gap, then it’s likely a crack or crack that requirements sealing in any way. Large cracks and gaps should be stopped permanently. Cracks that are greater than 3mm and allow air in or out within the house require sealing. In the case of an open fireplace is not in use, it can cause draughts and should be shut from. Property managers and landlords are responsible for ensuring that draughts from the fireplace are removed as far as imaginable.

You don’t need to block off holes or gaps in the construction. For example, tiny gaps around windows and doors could be required to allow for movement within the building as the house is heated and cools to allow them to be shut and opened, rather than sticking. We will check every window and door as part of the Healthy Homes assessment of your rental property.

Heating Plimmerton

Plimmerton rental properties require a reliable heating source which can warm the principal or the biggest living space to at least 18degC, even on the coldest winter days. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical health and mental well-being.

The source of heat needs that it be permanently fixed (i.e. not portable) and at least 1.5 kW of heating capacity, and must meet the minimum requirement for heat capacity for the main living space. A Heating Assessment Tool may be used to determine whether the current installed heater(s) are adequate or if you’ll need to "top-up" by adding a second heater. Fires that are open and unflued heaters such as the portable LPG bottle heaters aren’t considered to be acceptable heating options for the Healthy Homes Standard.

If the heating system you offer is electric heating or heat pump then it must include an thermostat. This makes the heating more uniform and efficient. In most houses, larger fixed heating systems such as wood burners, heat pumps pellet burners, flued gas heaters are required. However, in some cases like small apartments an electric, fixed heater may be sufficient.

If your main living space already has a permanent heating source, like an air conditioner, it might just need an upgrade to make sure it meets the requirements. Certain kinds of heaters cannot be utilised to meet the quality as they are either not efficient, cost prohibitive to operate or unsafe to operate.

Ventilation Plimmerton

Every living space in a rental property has to contain at minimum one open windows or an exterior door to provide natural airflow. Furthermore, moist spaces like kitchens and bathrooms must have a suitable externally vented extractor fan that can remove moisture.

The ventilation standard is all about recognising the fact that dried air can be easier to heat and that an apartment that is well-ventilated is less likely to grow mould and damp.

Bedrooms, living rooms, kitchens and dining rooms are all considered living spaces. Spaces that connect, such as the hallway aren’t considered liveable and are not require an opening door or window.

Every window, door or the skylight needs for them to be in a position to open to the outside while remaining set in an opening position to allow ventilation and fresh air air flow.

Bathrooms, kitchens, and every other room of your home with shower, bath or cooktop, or any other humidity-generating items will require proper extractor fan systems that vent out to the outside. Our Healthy Homes Assessment service will check that there is adequate ventilation in every living space with the right extractor fan in high moisture areas.

Insulation Plimmerton

The insulation of the ceiling and underfloor has been compulsory to all rental houses since 1 July 2019. Property managers and landlords must make sure the insulation meets current quality. In certain situations, the current ceiling insulation, or the insulation of the subfloor space may require to be filled with or replaced.

A properly insulated home can help control condensation and lessen the likelihood of mould and dampness, and also makes more easy for the home to hold warmth.

Insulation needs to be in compliance with the R-values that are appropriate for your region.

The "R" is a symbol for thermal resistance, and is a gauge of how well the insulation withstands heat flow. The higher the R-value, the more effective the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9, underfloor R 1.3
  • Zone 2 – the remainder part of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3, underfloor R 1.3

Plimmerton Moisture Ingress & Drainage

Making sure your rental property is protected from dampness isn’t just about the interior of the building It’s about having to make sure there is somewhere to allow surface, rain and underground water to flow, and prevent it from getting inside. When it comes to moisture and damp it is typically those things that you aren’t aware of that could be a huge problem, causing damage to your investment as well as affecting the tenant’s health.

Rental properties must have efficient drainage to eliminate the stormwater and surface waters and ground water, including an appropriate outfall or runoff. Making sure the water has a place to go, and also that it doesn’t get sucked into buildings is a vital aspect of making sure your property is dry.

Alongside a drainage system to avoid moisture ingress, if your property has an enclosed space between your floor and the ground, a ground water barrier must be put in place when it’s reasonably practicable to do so.

The ground-moisture barrier usually a polythene sheet laid over the ground, to block any moisture from the ground from accumulating into the building. It also helps in preventing any damage to your underfloor insulation.
