Unreasonable Gaps & Holes

Draught Stopping Pinehaven

Draughts are a major cause of lower temperatures in households. A damp house is more expensive to heat, which completed jobs in wasting money and energy.

If a draught is felt from unreasonable gaps or holes or holes, it requirements to be closed.

What are unreasonable gaps and holes?

If you can feel external air coming in or the sound of a clear draught emanating from a gap or hole or crack, then it’s most likely a gap or crack that needs sealing in the way you can. Large cracks and gaps should be stopped permanently. Cracks that are greater than 3mm and allow air in or out from the home require to be sealed. For example, if an open fireplace isn’t used it could cause draughts, and should be sealed from. Landlords and property managers are responsible for making sure such draughts are eliminated whenever possible.

You don’t need to cover up gaps or holes in the building. For example, tiny gaps around doors and windows could be necessary to allow for the movement of the building as the house is heated and cools so that they can still be closed and opened instead of instead of being stuck. We will test all windows and doors as part of the Healthy Homes assessment of your rental property.

Heating Pinehaven

Rental properties in Pinehaven must have a fixed source of heating that can heat the living area to at minimum 18degC even on the coldest days of the year. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical health as well as their mental health.

The source of heating requirements for it to be permanent (i.e., not portable) that is, at least 1.5 Kilowatts in heating capacity, and it must have the minimum heating capacity needed for the main living room. A Heating Assessment Tool can be used to determine if the fixed heater(s) are adequate or whether you will need to "top-up" by adding a second heater. Open fires as well as unflued combustion heaters such as the portable LPG bottle heaters are not considered to be acceptable heating options under Healthy Homes Standard. Healthy Homes Standard.

If the heating that you offer is an electric heater or heat pump, it should have a thermostat. This makes the heating more reliable and effective. For the majority of homes, bigger heaters that are fixed, such as wood burners, heat pumps pellet burners, flued gas heaters are needed. In some instances, like small apartments an electric, fixed heater may be sufficient.

If the living area is already equipped with a fixed heating source like heat pumps, it could need an update in order to comply with the standards. Certain kinds of heaters aren’t able to be used to achieve the quality because they’re inefficient, unaffordable to operate or unsafe to operate.

Insulation Pinehaven

Underfloor and ceiling insulation is required for all rent houses as of July 1st, 2019. Property managers and landlords have to ensure that the insulation is in line with the new quality. In certain situations, the old ceiling insulation as well as insulation within the sub floor space might need to be replaced or replaced.

The "R" is a symbol for thermal resistance, and is a gauge of how well the insulation resists heat flow. The more R-value is higher, the better the insulation.

Pinehaven Moisture Ingress & Drainage

Keeping your rental property safe from dampness isn’t just about what’s inside the building; you have to make sure there is somewhere to allow surface, rain or ground water and prevent it from getting inside. When it concerns damp and moisture it is typically not apparent that it could be a huge problem and cause damage to your investment and affecting your tenant’s well-being.

Rental properties must be equipped with effective drainage to get rid of rainwater, storm water, and groundwater, with an appropriate runoff or outfall. Making sure the water is able to go, and it doesn’t get sucked into buildings is a vital aspect of keeping your property dry.

Alongside the drainage system that will prevent moisture ingress, if your rental has an enclosed gap between the floor and ground, a ground moisture barrier must be installed if it’s reasonably practicable to install it.

Ground moisture barriers are generally an insulating sheet of polythene laid over the ground to stop any moisture present in the ground from rising into the property. It also helps prevent from causing damage to the flooring insulation.
