Unreasonable Gaps & Holes

Draught Stopping Pinehaven

Draughts are a major cause of lower temperatures in homes. A cold home is more expensive to heat, which means wasting energy and increased bills.

If a draught could be felt through gaps that are too large or holes that it requirements to be sealed.

What are the most unreasonable gaps or holes?

If you can feel external air entering or the sound of a clear draught emanating from a gap or hole that is, it is most likely a gap or an opening that needs sealing in somehow. Large gaps and cracks should be sealed permanently. Cracks that are greater than 3mm and allow air to enter or exit of your home need seals. For example, if an open fireplace isn’t used it may cause draughts and should be blocked off. Landlords and property managers are responsible for ensuring such draughts are eliminated as far as possible.

There is no need to cover up gaps or holes that are part of the construction. For example, tiny gaps around doors and windows may be required to allow for movement within the structure when the home heats and cools, so that they can still be closed and opened rather than securing. We will test the windows and doors as part of the Healthy Homes assessment of your rental property.

The proper heating equipment is crucial for well-being homes

Heating Pinehaven

Rental properties in Pinehaven should have a permanent source of heat that can heat the main or largest living area to at minimum 18degC, even during the coldest days of the year. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heat needs to be fixed (i.e., not portable), at minimum 1.5 Kilowatts in heating capacity and have the minimum capacity for heating required for the main living space. A Heating Assessment Tool can be used to determine if the existing fixed heater(s) are sufficient or whether you will require to ‘top up’ with an additional heater. Open fires and unflued combustion heaters like small portable LPG bottle heaters aren’t considered to be safe heating options in the Healthy Homes Standard.

If the heating you offer is electric heating (or heat pump), then it must have an thermostat. This makes the heating more uniform and efficient. For the majority of houses, bigger fixed heating devices such as wood burners, heat pumps pellet burners, flued gas heaters are needed. However, in certain instances such as small apartments small apartments, a smaller electric fixed heater could be enough.

If your living space already has a permanent heating source, such as an air conditioner, it may require an upgrade in order to comply with the standards. Certain types of heaters cannot be used to comply with the quality because they’re not effective, cost prohibitive to operate or unsafe to operate.

Ventilation Pinehaven

Every living space of a rental home must have at least one openable window or exterior door to offer natural airflow. Additionally, areas with high moisture areas such as kitchens and bathrooms should be equipped with an externally vented extractor to eliminate moisture.

It is the ventilation standard is about recognising it is that dry air is less difficult to heat and that an apartment that is well-ventilated is less likely to grow damp and mould.

Bedrooms, living spaces, kitchens, and dining areas are considered liveable areas. Connecting spaces such as the hallways are not liveable , and thus do not require an opening door or window.

Each door, window or Skylight requirements at least to open up to the outside while remaining set in an opening position, allowing for fresh air circulation and ventilation.

The bathrooms in all kitchens and any other area in your property with shower, bath, cooktop or other high moisture-producing item will need adequate extractor fans that can be vented out to the outside. This Healthy Homes Assessment service will verify that there is enough ventilation in every living space and will also check for the proper extractor fans in areas with high moisture.

Insulation Pinehaven

The insulation of the ceiling and underfloor is mandatory in all rental homes from 1 July 2019. Property managers and landlords must make sure the insulation meets current quality. In some instances, current ceiling insulation, or the insulation of the sub floor space may need to be filled with or replaced.

A properly insulated home can help control condensation, and decrease the risk of mould and dampness and it will make much easier to allow the household to hold the heat.

Insulation requirements to be in compliance with the R-values for your area

The "R" is a symbol for thermal resistance and is a measure of how well insulation withstands heat flow. The more high the R-value, higher the standard of insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – The rest of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3

Pinehaven Moisture Ingress & Drainage

Making sure your rental property is protected from moisture isn’t just about the inside but you must make sure there is somewhere for surface, rain or ground water, and prevent it from getting inside. When it comes to moisture and damp it’s often what you don’t see that can become a big problem that can cause damage to your investment and affecting your tenant’s health.

Properties that are rented must have effective drainage for the removal of the stormwater and surface waters, and ground water, which includes the proper outfall or runoff. Making sure that water has a place to go, and that it doesn’t get sucked into buildings is a vital aspect of keeping your property dry.

In addition to an irrigation system to stop water ingress, if the rental is enclosed between floorboards and the ground, a ground moisture barrier must be installed if it is reasonably practicable to do so.

The ground-moisture barrier typically a sheet of polythene that is placed over the ground, to block any moisture present in the ground from getting into the home. It also assists in preventing moisture damage to the underfloor insulation.
