Fines for Failing to Comply

As of 1st July 2021, when a new or renewed contract is signed on a Pinehaven rental property, all Healthy Homes compliance items have to be completed inside of 90 days.

Pinehaven Healthy Homes Compliance Timeframes

Tenancies commenced from 1 July 2019 and the 30th June in 2021

  • Insulation of the underfloor and ceiling is mandatory for all Pinehaven and New Zealand rental homes where it’s reasonably practicable to install.
  • A Healthy Homes Statement of Intent to Comply along with an Insulation Declaration and an Insurance Statement should be included in any new, renewed or amended tenancy agreement.
  • Property managers and landlords are required to keep records that prove conformance with all Healthy Homes Standard that apply or will be in force to their rental properties.

From July 1st 2021

  • Property managers and private landlords should make sure their rental properties comply in accordance with Healthy Homes Standards within 90 days of a newly renewed, extended or changed Tenancy.
  • All the boarding homes (except Kainga Ora and Community Housing Providers with registered for boarding house tenancies) must meet the Healthy Homes Standards regardless of the time the tenancy began.

Starting 1 July 2023

  • All houses that are rented out from Kainga Ora (formerly Housing New Zealand) and registered Community Housing Providers must comply with the Healthy Homes Standards regardless of when the tenancy first began.

Starting 1 July 2024

  • All rental homes must comply with the Healthy Homes Standards regardless of the time of the first day of tenancy.

Heating Pinehaven

Pinehaven rental properties need to have a stable source of heat that can heat the principal or the biggest living room to at least 18 degrees Celsius, even on the coldest winter days.
