Healthy homes matter

What is the reason Healthy Homes Compliance so important?

One in three households rent in New Zealand and Pinehaven, and research indicates that rental homes are most likely to be colder, older, have less effective heating, and generally are of lower quality than owner occupied properties.

Moldy, damp and cold homes are linked to negative well-being outcomes, particularly illnesses like colds, flu, asthma and heart diseases. In addition, people who report four or more key issues with their housing often have less satisfaction in their lives and lower psychological well-being.

The improvement in the standard of Pinehaven rental property can allow tenants to experience better physical and mental health and minimise the disturbance to learning, work and living due to illness. Your investment will also be better protected from mould, mildew and damp damages, which means lower maintenance costs in the long run.

The Healthy Homes Standard is a set of specific and minimal requirements for heating, insulation, Ventilation, Moisture Ingress and Drainage, as well Draught Stopping in Pinehaven rental properties.

Unreasonable Gaps & Holes

Draught Stopping Pinehaven

Draughts increase the likelihood of dropping temperatures within households. A draughty house is more expensive to heat, meaning wasting energy and incurring higher costs.

If a draught can be noticed from gaps that are not adequate or holes or holes, it requirements to be closed.

What are unreasonable gaps and holes?

If you can feel external air flowing in or a clear draught from a crack or a gap and you are able to feel it, it’s likely a crack or an opening that needs sealing in some way. Cracks and gaps that are large should be permanently stopped. Any gaps greater than 3mm that let air into or out within your home require sealing. For example, if an open fireplace isn’t used it can cause draughts and should be shut off. Property managers and landlords are responsible for making sure that these draughts are stopped as far as possible.

There is no need to block gaps or holes in the construction. For example, tiny gaps around doors and windows could be required to allow for the movement of the structure as the household heats and cools, so that they can still be closed and opened instead of than being stuck. We will examine all doors and windows as part of our Healthy Homes assessment of your rental property.

A good heating system is crucial for well-being homes

Heating Pinehaven

Pinehaven rental properties need to have a stable heating source that is able to heat the main or largest living room to at least 18degC, even during the coldest days of the year. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being and mental wellbeing.

The source of heat needs to remain fixed (i.e. not portable), at least 1.5 kW in heating capacity, and it must have the minimum requirement for heat capacity for the main living space. A Heating Assessment Tool could be used to determine if the current installed heater(s) are adequate or if you’ll need to ‘top up’ by adding a second heater. Unflued combustion and open fire heaters, such as small portable LPG bottle heaters aren’t considered to be safe heating options in those following the Healthy Homes Standard.

If the heating system you offer is an electric heater or heat pump, then it must include the thermostat. This makes the heating more reliable and efficient. For the majority of homes, bigger heaters that are fixed, such as wood burners, heat pumps, pellet burners or flued gas heaters will be required. However, in certain instances like apartments with small spaces, a smaller fixed electric heater could be enough.

If the main living room already has a permanent heating source, like heat pumps, it might need a top up to make sure it meets the requirements. Some types of heaters can’t be utilised to meet the quality as they are either costly, not cost-effective to run, or unsafe to operate.

Ventilation Pinehaven

Every living space of the rental property should include at least one open doors or windows to provide natural ventilation. Additionally, areas with high moisture areas such as kitchens and bathrooms should be equipped with an externally vented extractor fan to take moisture away.

The ventilation quality is about recognising how dry air will be less difficult to heat and an apartment that is well-ventilated is less likely to be a victim of mould and damp.

Living rooms, bedrooms, dining rooms, and kitchens are considered to be liveable spaces. Spaces that connect, such as the hallways are not liveable and therefore are not need an opening door or window.

Every window, door or Skylight requirements to have the ability to open to the outside, but remain at an open angle in order to allow to circulate fresh air as well as air flow.

All kitchens and bathrooms, as well as any other space in your home that has shower, bath cooker or any other moisture-producing item will require adequate extractor fans that vent to the outside. Our Healthy Homes Assessment service will make sure there is sufficient ventilation throughout the living spaces, including suitable extractor fans in high moisture areas.

Insulation Pinehaven

Underfloor and ceiling insulation is mandatory on all rental houses as of July 1st, 2019. Property managers and landlords should ensure that the insulation is in line with current standard. In some cases, current ceiling insulation, or the insulation of the sub floor space might require to be filled with or replaced.

A well-insulated property will help to control condensation and lower the chance of mould and damp, and also makes an easier task to the home to keep the heat.

Insulation needs to meet the R-values of your area.

The "R" is a symbol for thermal resistance, and is a measure of how well the insulation can withstand heat flow. The greater the R-value, the more effective the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – the remainder of the North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3, underfloor R 1.3

Pinehaven Moisture Ingress & Drainage

The security of your rental home from water damage isn’t only about the inside of the building It’s about having to make sure there is somewhere for surface and underground water to flow, and to prevent it from getting into the building. When it is damp and moisture, it’s usually those things that you aren’t aware of that can cause a lot of trouble that can cause damage to your investment as well as harming the tenant’s health.

Rental properties need to be equipped with effective drainage to eliminate the stormwater and surface waters and ground water, including an appropriate runoff or outfall. Making sure that the water is able to go, and also that it doesn’t sit beneath structures is an important aspect of maintaining your property’s dry.

Alongside a drainage system to avoid the ingress of moisture, if your rental is enclosed between your floor and the surface, a ground moisture barrier must be installed if it is reasonably practicable to install it.

A ground moisture barrier is typically an insulating sheet of polythene laid over the ground, to block any moisture from the ground from entering the property. It also helps prevent from causing damage to the flooring insulation.
