Unreasonable Gaps & Holes

Draught Stopping Pinehaven

Draughts are a major cause of lower temperatures in households. A cold house will cost more to heat, resulting in wasted energy and increased bills.

If a draught could be felt from unreasonable gaps or holes the area requirements to be sealed.

What are unreasonable gaps and holes?

If you can feel external air flowing in or the sound of a clear draught emanating from a crack or a gap, then it is likely to be a gap or an opening that needs sealing in some way. Cracks and gaps that are large should be sealed permanently. The gaps that exceed 3mm that let air into or out of the home require seals. For example, if the open fireplace isn’t in use it could cause draughts, and must be sealed off. Property managers and landlords are responsible for ensuring that such draughts are squelched in the maximum extent possible.

There is no need to block up intentional holes or gaps which are part of the construction. For instance, small gaps around windows and doors could be required to allow for the movement of the structure when the house warms and cools so that they are able to be shut and opened, rather than being stuck. We will examine every window and door during the Healthy Homes assessment of your rental property.

A good heating system is crucial for well-being homes

Heating Pinehaven

Rental properties in Pinehaven should have a permanent source of heat which can warm the principal or the biggest living space to at least 18degC, even during the coldest winter days. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical well-being as well as their mental health.

The heating source requirements that it be permanently fixed (i.e., not portable) with at least 1.5 Kilowatts in heating capacity, and meet the minimum capacity for heating required for the main living room. A Heating Assessment Tool could be used to determine whether the fix heater(s) are adequate or if you’ll need to "top up" with a new heater. Unflued combustion and open fire heaters such as portable LPG bottle heaters aren’t considered to be acceptable heating options under The Healthy Homes Standard.

If the heating that you provide is electric heating or heat pump, it needs to include a thermostat. This will make the heating more reliable and efficient. For the majority of homes, bigger fixed heating systems such as wood burners, heat pumps pellet burners, flued gas heaters are necessary. However, in certain instances like small apartment buildings, a smaller fixed electric heater may suffice.

If the living area already has a fixed heating source like the heat pump, it could need an upgrade to ensure it meets the requirements. Certain kinds of heaters cannot be used to achieve the standard because they’re costly, not cost-effective to run, or unsafe to operate.

Ventilation Pinehaven

Every living space in a rental property must have at least one opening window or exterior door to provide natural ventilation. Furthermore, moist areas like kitchens and bathrooms need to have an externally vented extractor fan that can eliminate moisture.

The ventilation standard is about recognising the fact that the dry atmosphere is less difficult to heat and the property that is properly ventilated is less likely to be a victim of damp and mould.

Bedrooms, living rooms kitchens and dining rooms are considered to be liveable spaces. Connecting spaces like the hallways are not liveable , and thus are not require an opening window or door.

Each door, window or skylight needs to be able open to the outside while remaining fixed in an open position to allow the circulation of fresh air and air flow.

Bathrooms, kitchens, and any other room in your property with shower, bath and cooktop or another humidity-generating items will need adequate extractor fans that vent to the outside. This Healthy Homes Assessment service will ensure that there is sufficient ventilation in each livable space with the right extractor fan in areas with high moisture.

Insulation Pinehaven

The insulation of the ceiling and underfloor is required to all rental houses since 1 July 2019. All landlords and property managers are required to ensure that the insulation is up to the new standard. In some instances, current ceiling insulation, or the insulation of the subfloor space may require to be topped up or replaced.

A properly insulated home will help to control condensation, and decrease the risk of dampness and mould, and it will make it easier to the home to hold heat.

Insulation needs to meet the R-values for your area

The "R" stands for thermal resistance, and is a measure of how well the insulation resists heat flow. The more high the R-value, more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – the rest area of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 below floor R 1.3

Pinehaven Moisture Ingress & Drainage

The security of your rental home from moisture isn’t just about the interior of the building it’s also about the outside. You must make sure there is somewhere for surface and underground water to flow and stop it from coming inside. When it comes to moisture and damp it’s often what you don’t see that can become a big problem and end up causing damages to your investment and affecting your tenant’s well-being.

Properties that are rented must have effective drainage to eliminate rainwater, storm water and ground water, including an appropriate outfall or runoff. Making sure the water has a place to go, and also that it can’t linger underneath the buildings is an essential part of maintaining your property’s dry.

Alongside the drainage system that will prevent the ingress of moisture, if your property has an enclosed space between your flooring and surface, a ground moisture barrier should be put in place if it is reasonably practicable to install it.

Ground moisture barriers are typically a polythene sheet laid over the ground, in order to block any moisture present in the ground from entering the home. It also helps in preventing any damage to your underfloor insulation.
