Healthy homes matter

Why is Healthy Homes Compliance important?

One in three households in New Zealand and Pauatahanui, and research shows us that these rental houses tend to be colder, older and have less effective heating, and generally are of lower standard than those owned by owners.

Moldy, damp and cold houses are linked to negative well-being outcomes, particularly for illnesses like colds, influenza, asthma, and cardiovascular conditions. Furthermore, people who have reported at least four key house quality problems often experience less satisfaction in their lives and lower mental wellbeing.

Improve the quality of Pauatahanui rental property will help tenants experience improved mental and physical health and reduce the disruptions to their work, education and living because of illnesses. Your investment will be safeguarded from mildew, mould and damp , which means lower maintenance costs in the long run.

The Healthy Homes Standard is a listing of minimum and specific standards for heating, insulation, Ventilation, Moisture Ingress and Drainage, as well as Draught Control in Pauatahanui rental properties.

Unreasonable Gaps & Holes

Draught Stopping Pauatahanui

Draughts increase the likelihood of dropping temperatures within houses. A draughty home costs more to heat, resulting in wasted energy and incurring higher costs.

If a draft can be felt through gaps that are too large or holes the area needs to be sealed.

What are unjustifiable gaps or holes?

If you are able to feel external air flowing in or the air is clear from a hole or gap that is, it is most likely a gap or crack that requirements sealing in some way. Cracks and gaps that are large should be fixed permanently. The gaps that exceed 3mm that let air in or out of your home require the sealing. For example, if an open fireplace isn’t used it can cause draughts and should be blocked off. Landlords and property managers are accountable for ensuring such draughts are eliminated as far as imaginable.

You don’t require to cover up holes or gaps in the building. For example, tiny gaps around doors and windows could be required to allow movement of the building as the house warms and cools so that they are able to be closed and opened rather instead of being stuck. We will test the windows and doors as part of our Healthy Homes assessment of your rental property.

Adequate heaters are crucial for well-being homes

Heating Pauatahanui

Pauatahanui rental properties should have a permanent source of heating that can heat the main or largest living space to at least 18degC, even on the coldest days of the year. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heat requirements to be fixed (i.e., not portable) and at least 1.5 kW of heating capacity, and meet the minimum requirement for heat capacity in the living area. A Heating Assessment Tool may be used to check if the current installed heater(s) are adequate or if you’ll need to "top-up" with an additional heater. Unflued combustion and open fire heaters, such as small portable LPG bottle heaters aren’t considered acceptable heating options for those following the Healthy Homes Standard.

If the heating that you offer is an electric heater (or heat pump), it should include an thermostat. This will help make the heating more uniform and effective. For most homes, larger heaters that are fixed, such as wood burners, heat pumps, pellet burners or flued gas heaters are needed. However, in certain instances like apartments with small spaces an electric, fixed heater might be enough.

If the living area already has a central heating source such as an air conditioner, it may require an update in order to comply with the standards. Certain kinds of heaters aren’t able to be utilised to meet the quality because they’re expensive, inefficient and/or unhealthy to run.

Every living space of a rental house must have at least one openable windows or an exterior door to provide natural ventilation. In addition, high moisture areas such as kitchens and bathrooms should have an externally vented extractor fan that can get rid of moisture.

It is the ventilation quality is all about understanding that the dry atmosphere is easier to heat and that a property that is well ventilated is less likely to grow mould and damp.

Bedrooms, living rooms dining rooms, and kitchens are considered liveable areas. Connecting spaces like the hallway aren’t living spaces and therefore are not need an opening door or window.

Each window, door or Skylight needs at least open to the outside, and stay fixed in an open position, allowing for fresh air circulation and air flow.

Bathrooms, kitchens, as well as any other space in your house that houses shower, bath, cooktop or other high moisture-producing item will need adequate extractor fans that are vented towards the outside. We offer a Healthy Homes Assessment service will check that there is adequate ventilation throughout the living spaces with the right extractor fan in areas of high moisture.

Insulation Pauatahanui

The insulation of the ceiling and underfloor is a requirement to all rental houses from 1 July 2019. All landlords and property managers have to ensure that the insulation meets standards that are in line with the latest quality. In some cases, old ceiling insulation as well as insulation within the sub floor space may require to be replaced or replaced.

A house that is well-insulated will reduce the risk of condensation and lower the chance of mould and damp, and will also make more easy for the home to keep the heat.

Insulation needs to meet the R-values for your area

The "R" stands for thermal resistance and it is a measurement of how well the insulation resists heat flow. The more R-value is higher, the more effective the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – all area of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 and underfloor R 1.3

Pauatahanui Moisture Ingress & Drainage

Making sure your rental property is protected from moisture isn’t just about the interior of the building but you must make sure there is somewhere for rain, surface or ground water and to prevent it from getting into the building. When it comes to moisture and damp it’s often not apparent that it can become a big problem that can cause damage to your investment and affecting the tenant’s well-being.

Rental properties must be equipped with efficient drainage to remove the stormwater and surface waters, and ground water. This includes an appropriate outfall or runoff. Making sure the water has a proper place to go, and also that it isn’t allowed to remain beneath buildings is an essential part of maintaining your property’s dry.

Alongside the drainage system that will prevent moisture from entering, if your apartment has an enclosed gap between floorboards and the surface, a ground moisture barrier must be put in place when it’s reasonably practicable to do so.

An underground moisture barrier usually made of polythene and is laid on top of the ground, to block any moisture from the ground from accumulating into the home. It also helps in preventing from causing damage to the flooring insulation.
