Unreasonable Gaps & Holes

Draught Stopping Pauatahanui

Draughts may lead to dropping temperatures within households. A humid house costs more to heat, meaning wasting energy and resulting in higher bills.

If a draught could be perceived as a result of gaps or holes, it requirements to be sealed.

What are unreasonable gaps or holes?

If you are able to feel external air coming in or an unobstructed draught coming from a gap or hole, then it’s most likely a gap or hole which requirements sealing in any way. Large cracks and gaps should be sealed permanently. The gaps that exceed 3mm that allow air to enter or exit within your home need sealing. For example, if an open fireplace isn’t being used, it may cause draughts and should be blocked off. Property managers and landlords are accountable for ensuring that these draughts are stopped as much as possible.

You don’t require to block off gaps or holes that are part of the construction. For instance, small gaps around windows and doors might be necessary to allow for movement of the structure when the home warms and cools so that they are able to be closed and opened rather than securing. We will inspect all windows and doors as part of our Healthy Homes assessment of your rental property.

Proper heating is crucial for healthy homes

Heating Pauatahanui

Pauatahanui rental properties require a reliable heating source that is able to heat the principal or the biggest living space to at least 18degC, even on the most coldest days of the year. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being and mental well-being.

The heating source needs for it to be permanent (i.e. not portable) that is, at minimum 1.5 Kilowatts in heating capacity and have the minimum heating capacity needed in the living area. The Heating Assessment Tool can be used to check if the existing installed heater(s) are sufficient or whether you will need to "top up" by adding a second heater. Open fires and unflued combustion heaters, such as small portable LPG bottle heaters are not considered to be acceptable heating options in those following the Healthy Homes Standard.

If the heating you provide is electric heating or heat pump, it should be equipped with a thermostat. This will help make the heating more uniform and effective. For most houses, larger fixed heating devices such as wood burners, heat pumps pellet burners, flued gas heaters are required. In certain situations, like small apartments the smaller fixed electric heater could be enough.

If the living area already has a permanent heating source, like a heat pump, then it may require a top up in order to comply with the standards. Some types of heaters can’t be used to meet the quality since they’re either expensive, inefficient or are unsafe to operate.

Ventilation Pauatahanui

Every living space of a rental property must have at least one opening door or window to offer natural airflow. In addition, humid areas such as kitchens or bathrooms must have a suitable externally vented extractor fan that can take moisture away.

A ventilation standard is all about understanding the fact that dry air is much easier to heat and a well ventilated rental property is less likely to grow mould and damp.

Bedrooms, living spaces, kitchens, and dining areas are all considered living spaces. Connecting spaces such as the hallway aren’t considered liveable , and thus don’t need an opening window or door.

Each window, door , or the skylight requirements for them to be in a position to open to the outside, and stay set in an opening position in order to allow for fresh air circulation and ventilation.

The bathrooms in all kitchens and any other room in your house that houses shower, bath, cooktop or other high water-generating appliance will need adequate extractor fans that are vented towards the outside. This Healthy Homes Assessment service will make sure there is sufficient ventilation in each livable space, including suitable extractor fans in high moisture areas.

Insulation Pauatahanui

Insulation for underfloor and ceilings is mandatory for all rent houses as of July 1st, 2019. Property managers and landlords are required to ensure that the insulation is up to the new standard. In some instances, an existing insulation on the ceiling or in the sub floor space might require to be added or replaced.

A house that is well-insulated will reduce the risk of condensation, and decrease the risk of mould and damp, as well as making much easier for the house to retain the heat.

Insulation needs to meet the R-values required for your area

The "R" refers to thermal resistance and it is a measurement of how well insulation can withstand heat flow. The higher the R-value, the more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – The rest of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 below floor R 1.3

Pauatahanui Moisture Ingress & Drainage

Making sure your rental property is protected from moisture isn’t just about the inside of the building; you have to ensure there is somewhere for surface or ground water and stop it from coming inside. When it comes to moisture and damp it is typically not apparent that it can become a big problem that can cause damages to your investment and affecting the tenant’s health.

Rental properties should have efficient drainage to remove rainwater, storm water, and ground water, including the proper outfall or runoff. Making sure the water is able to go, and also that it doesn’t sit beneath buildings is a vital aspect of making sure your property is dry.

In addition to an irrigation system to stop the ingress of moisture, if your property has an enclosed space between floorboards and ground, a ground water barrier must be installed if it’s reasonably practicable to do so.

A ground moisture barrier is typically made of polythene and is laid on top of the ground, in order to block any moisture present in the ground from entering the structure. It also assists in preventing from causing damage to the flooring insulation.
