Healthy homes are important

What are the reasons why Healthy Homes Compliance So Important?

Around 1 in 3 households rent homes in New Zealand and Pauatahanui, and research indicates that rental homes are most likely to be older, colder, have less efficient heating and tend to be lower quality than the homes of owners.

Cold, damp and mouldy homes are linked to negative well-being outcomes, especially for ailments like colds and asthma, as well as heart diseases. Furthermore, people who reported at least four major house quality problems often experience low life satisfaction and reduced psychological well-being.

Enhancing the standard of Pauatahanui rental property will help tenants experience improved mental and physical health and minimise the disruption to work, learning and living due to diseases. Your investment is also better protected from mould, mildew and damp , which means lower maintenance costs in the long run.

The Healthy Homes Standards are a list of specific and minimum standards for Heating, Insulation, Ventilation, Moisture Ingress and Drainage, as well as Draught Stopping in Pauatahanui rental properties.

Unreasonable Gaps & Holes

Draught Stopping Pauatahanui

Draughts can lead to lower temperatures in homes. A draughty home costs more to heat, which means wasting money and energy.

If a draft can be felt through gaps that are too large or holes the area needs to be closed.

What are unjustifiable gaps or holes?

If you can feel external air entering or an unobstructed draught coming from a crack or a gap that is, it is likely to be a gap or hole that needs sealing in somehow. Large cracks and gaps should be permanently stopped. Any gaps greater than 3mm that let air into or out from the house need seals. For example, if the open fireplace is not in use, it can create draughts. This must be sealed off. Landlords and property managers are accountable for ensuring that draughts from the fireplace are removed in the maximum extent imaginable.

You don’t require to block off holes or gaps which are part of the building. For example, tiny gaps around doors and windows could be required to allow for movement within the building as the house heats and cools, so that they are able to be closed and opened instead of than being stuck. We will inspect all doors and windows during our Healthy Homes assessment of your rental property.

Heating Pauatahanui

Rental properties in Pauatahanui need to have a stable source of heating that can warm the principal or the biggest living room to at least 18degC, even during the winter coldest days. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical health and mental outlook.

The heating source requirements to be fixed (i.e. not portable) and at minimum 1.5 Kilowatts in heating capacity, and meet the minimum required heating capacity for the main living room. The Heating Assessment Tool can be used to determine if your current fixed heater(s) are sufficient or if you’ll require to top up by adding a second heater. Open fires and unflued combustion heaters like the portable LPG bottle heaters aren’t considered to be suitable heating options for Healthy Homes Standard. Healthy Homes Standard.

If the heating that you offer is electric heating or heat pump, it requirements to be equipped with an thermostat. This will help make the heating more consistent and effective. In most houses, larger fixed heating equipment like heat pumps, wood burners pellet burners, flued gas heaters are required. However, in some cases like apartments with small spaces an electric, fixed heater may be sufficient.

If your main living space already has a permanent heating source, like an air conditioner, it might just need an upgrade to be able to meet the standards. Certain kinds of heaters cannot be used to meet the standard because they’re not efficient, cost prohibitive to operate or unsafe to operate.

Ventilation Pauatahanui

Each living space within a rental home must have at least one opening windows or an exterior door to provide natural ventilation. In addition, high moisture spaces like kitchens and bathrooms need to have an externally vented extractor to take moisture away.

A ventilation standard is about recognising that the dry atmosphere is less difficult to heat and that a property that is well ventilated is less likely to develop mould and damp.

Living rooms, bedrooms, dining rooms, and kitchens are considered liveable areas. Connecting spaces like the hallways are not liveable and do not need an opening door or window.

Every window, door or the skylight requirements to have the ability open to the outside, but remain fixed in an open position in order to allow ventilation and fresh air ventilation.

All bathrooms and kitchens and any other area in your property with shower, bath, cooktop or other high humidity-generating items will need proper extractor fan systems that vent out to the outside. We offer a Healthy Homes Assessment service will verify that there is enough ventilation in every living space and will also check for the proper extractor fans in high moisture areas.

Insulation Pauatahanui

Ceiling and underfloor insulation has been compulsory in all rental homes since July 1, 2019. All landlords and property managers have to make sure that the insulation meets current standard. In certain situations, the old ceiling insulation as well as insulation within the subfloor space might need to be filled with or replaced.

A well-insulated property will help to control condensation and lessen the likelihood of mould and damp, and also makes much easier to the home to retain heat.

Insulation needs to meet the R-values for your area

The "R" refers to thermal resistance and it is a measurement of how well insulation can withstand heat flow. The greater the R-value, the higher the quality of insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – the remainder part of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3, underfloor R 1.3

Pauatahanui Moisture Ingress & Drainage

Keeping your rental property safe from moisture isn’t just about the inside of the building but you must make sure there is somewhere for surface and underground water to flow, and also stop it from getting inside. When it is about damp and water, it is frequently not apparent that it can cause a lot of trouble and cause damages to your investment and affecting the tenant’s health.

Properties that are rented must have effective drainage for the removal of the stormwater and surface waters, and ground water, which includes an appropriate runoff or outfall. Making sure that the water has a place to go, and also that it doesn’t sit beneath buildings is a vital aspect of making sure your property is dry.

In addition to a drainage system to avoid the ingress of moisture, if your rental has an enclosed gap between your floor and the surface, a ground moisture barrier must be constructed if it’s reasonably practicable to do so.

A ground moisture barrier is generally made of polythene and is laid on top of the ground to prevent any moisture present in the ground from entering the property. It also helps to prevent water damage to the floor insulation.
