Healthy homes matter

What is the reason Healthy Homes Compliance important?

About 1 in 3 households rent homes in New Zealand and Pauatahanui, and research suggests that rental homes are most likely to be older, colder, have less effective heating and have lower standard than those owned by owners.

Moldy, damp and cold homes can have negative health outcomes, particularly for illnesses such as colds and flu, asthma and cardiovascular issues. Additionally, those who report four or more major home quality issues often suffer from lower levels of satisfaction with life and a decrease in psychological well-being.

Enhancing the quality of Pauatahanui rental property will allow tenants to enjoy improved mental and physical health, and lessen the disruptions to their work, education and living due to diseases. Your investment will also be better safeguarded from mildew, mould and damp damage, meaning less maintenance costs in the long run.

The Healthy Homes Standards are a set of specific and minimal standards for Heating, Insulation, Ventilation, Moisture Ingress and Drainage, as well Draught Stopping on Pauatahanui rental properties.

Unreasonable Gaps & Holes

Draught Stopping Pauatahanui

Draughts increase the likelihood of lower temperatures in homes. A damp home costs more to heat, resulting in wasted money and energy.

If a draft can be felt from unreasonable gaps or holes that it needs to be sealed.

What are unreasonable gaps or holes?

If you can feel external air flowing in or an unobstructed draught coming from a hole or gap that is, it is probably a gap or hole which needs sealing in any way. Large gaps and cracks should be stopped permanently. The gaps that exceed 3mm that allow air in or out from the house require sealing. For example, if an open fireplace isn’t being used, it could cause draughts, and must be sealed off. Landlords and property managers are accountable for ensuring such draughts are eliminated as far as imaginable.

There is no need to block up intentional gaps or holes that are part of the building. For example, tiny gaps around doors and windows might be necessary to allow movement of the building when the home gets warmer and cooler, so that they are able to be opened and closed rather instead of being stuck. We will test all doors and windows during an Healthy Homes assessment of your rental property.

A good heating system is important to ensure well-being homes

Heating Pauatahanui

Rental properties in Pauatahanui should have a permanent heating source that can warm the principal or the biggest living room to at least 18degC even on the winter coldest days. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heating requirements to remain fixed (i.e., not portable) and at least 1.5 kW in heating capacity, and must meet the minimum required heating capacity for the main living space. The Heating Assessment Tool can be used to determine if your current fix heater(s) are sufficient or if you’ll need to ‘top up’ with a new heater. Fires that are open and unflued heaters, such as portable LPG bottle heaters are not considered acceptable heating options for those following the Healthy Homes Standard.

If the heating system you offer is an electric heater or heat source, it should have the thermostat. This will help make your heating more consistent and efficient. For the majority of houses, bigger heaters that are fixed, such as heat pumps, wood burners pellet burners, flued gas heaters are necessary. However, in some cases like small apartments, a smaller fixed electric heater may be sufficient.

If the living area already has a fixed heating source such as a heat pump, then it may need an update in order to comply with the standards. Certain kinds of heaters aren’t able to be used to achieve the quality as they are either costly, not affordable to run, and/or unhealthy to run.

Ventilation Pauatahanui

Each living space within a rental property must include at least one open door or window to provide natural airflow. Furthermore, moist areas such as kitchens or bathrooms should be equipped with an externally vented extractor to take moisture away.

This ventilation standard is all about understanding that dried air can be more easy to heat and a well ventilated rental property is less likely to grow mould and damp.

Bedrooms, living spaces, kitchens, and dining rooms are considered liveable spaces. Connecting spaces such as the hallway aren’t considered liveable , and thus do not require an opening door or window.

Each window, door , or skylight needs to be able of opening to the outside, and stay fixed in an open position, allowing for fresh air circulation and ventilation.

The bathrooms in all kitchens and any other room in your property with a bath, shower or cooktop, or any other water-generating appliance will need proper extractor fan systems which are vented to the outdoors. We offer a Healthy Homes Assessment service will check that there is adequate ventilation in each livable space, including suitable extractor fans in areas with high moisture.

Insulation Pauatahanui

Insulation for underfloor and ceilings is mandatory in all rental homes as of July 1st, 2019. Property managers and landlords must ensure that the insulation is in line with standards that are in line with the latest quality. In some cases, existing ceiling insulation or insulation in the subfloor space might require to be replaced or replaced.

A house that is well-insulated will reduce the risk of condensation and lower the chance of dampness and mould, and it will make an easier task for the house to keep warmth.

Insulation needs to meet the R-values for your area

The "R" stands for thermal resistance, and is a gauge of how well insulation resists heat flow. The more R-value is higher, the higher the standard of insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – The rest of the North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 (underfloor R 1.3

Pauatahanui Moisture Ingress & Drainage

Keeping your rental property safe from dampness isn’t just about the inside; you have to make sure there is somewhere for surface, rain and ground water to go and also stop it from getting into the building. When it concerns damp and moisture it is often those concerns that you aren’t aware of that could become a major issue and end up causing damage to your investment and affecting your tenant’s well-being.

Rental properties should have effective drainage to remove rainwater, storm water and ground water, which includes an appropriate runoff or outfall. Making sure that the water has a place to go, and that it doesn’t get sucked into buildings is a vital aspect of maintaining your property’s dry.

Alongside a drainage system to avoid the ingress of moisture, if your rental has an enclosed gap between your floor and soil, a ground-water barrier must be constructed if it’s reasonably practicable to install it.

A ground moisture barrier is usually a polythene sheet laid over the ground to stop any moisture that is present in the ground from rising into the home. It also helps in preventing water damage to the floor insulation.
