Unreasonable Gaps & Holes

Draught Stopping Pauatahanui

Draughts can lead to dropping temperatures within households. A draughty house is more expensive to heat, resulting in wasted energy and incurring higher costs.

If a draught is perceived as a result of gaps or holes the area requirements to be sealed.

What are unjustifiable gaps or holes?

If you are able to feel external air getting in, or see the sound of a clear draught emanating from a crack or a gap or crack, then it is probably a gap or crack that needs sealing in some way. Large cracks and gaps should be permanently stopped. Gaps greater than 3mm that let air into or out from the house need seals. For example, if the open fireplace is not in use, it may cause draughts and should be blocked off. Property managers and landlords are accountable for making sure that such draughts are squelched as far as possible.

There is no require to block off gaps or holes that are part of the building. For example, tiny gaps around doors and windows could be required to allow for movement of the structure as the home heats and cools, so that they are able to be shut and opened, rather instead of being stuck. We will examine the windows and doors as part of an Healthy Homes assessment of your rental property.

Adequate heaters are important to ensure well-being houses

Heating Pauatahanui

Rental properties in Pauatahanui need to have a stable heating source which can warm the principal or the biggest living room to at least 18 degrees Celsius, even on the winter coldest days. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical health and mental outlook.

The heating source needs to remain fixed (i.e. not portable) that is, at least 1.5 horsepower in capacity, and must meet the minimum capacity for heating required for the main living room. A Heating Assessment Tool can be used to determine if the existing fix heater(s) are adequate or whether you will need to ‘top up’ by adding a second heater. Open fires and unflued combustion heaters like mobile LPG bottle heaters aren’t considered to be safe heating options in those following the Healthy Homes Standard.

If the heating you offer is an electric heater or heat pump it needs to have a thermostat. This will help make the heating more consistent and effective. In most houses, larger heaters that are fixed, such as wood burners, heat pumps pellet burners, flued gas heaters are required. In certain situations, like apartments with small spaces the smaller fixed electric heater could be enough.

If the living area already has a permanent heating source, like an air conditioner, it could require an update in order to comply with the standards. Some types of heaters can’t be used to achieve the standard as they are either not efficient, cost prohibitive to operate and/or unhealthy to run.

Ventilation Pauatahanui

Each liveable space in the rental property should have at least one opening window or exterior door to provide natural ventilation. Additionally, areas with high moisture areas like kitchens and bathrooms need to have an venting fan outside to remove moisture.

A ventilation standard is all about acknowledging it is that dry air will be more easy to heat, and that the property that is properly ventilated is less likely to grow damp and mould.

Bedrooms, living rooms, kitchens and dining rooms are considered liveable spaces. Connecting spaces such as the hallway aren’t living spaces and therefore don’t need an opening door or window.

Each window, door or the skylight requirements at least to open up to the outside, but remain at an open angle in order to allow for fresh air circulation and ventilation.

Bathrooms, kitchens, and any other area in your property with a bath, shower, cooktop or other high water-generating appliance will need proper extractor fan systems that are vented to the outside. The Healthy Homes Assessment service will ensure that there is sufficient ventilation in every living space with the right extractor fan in high moisture areas.

Insulation Pauatahanui

Ceiling and underfloor insulation is a requirement for all rent houses as of July 1st, 2019. Property managers and landlords have to make sure that the insulation is in line with the new standard. In some cases, an existing insulation on the ceiling or in the subfloor space might need to be added or replaced.

A house that is well-insulated will reduce the risk of condensation and lessen the likelihood of mould and dampness and it will make an easier task to the household to retain heat.

Insulation needs to meet the R-values that are appropriate for your region.

The "R" signifies thermal resistance, and is a gauge of how well insulation can withstand heat flow. The more R-value is higher, the more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – the rest area of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 and underfloor R 1.3

Pauatahanui Moisture Ingress & Drainage

The security of your rental home from the effects of moisture isn’t just a matter of what’s inside the building; you have to make sure there is somewhere for surface, rain or ground water and stop it from coming into the building. When it is damp and moisture, it is frequently what you don’t see that can cause a lot of trouble and end up causing damage to your investment and harming the tenant’s health.

Rental properties require to be equipped with effective drainage for the removal of floodwaters, surface water, and ground water, which includes an appropriate runoff or outfall. Making sure that water has a place to go, and also that it can’t linger underneath the structures is a crucial aspect of keeping your property dry.

In addition to a drainage system to avoid moisture ingress, if your apartment has an enclosed gap between your flooring and the ground, a ground moisture barrier must be put in place when it’s reasonably practicable to install it.

A ground moisture barrier is generally an insulating sheet of polythene laid over the ground to stop any moisture present in the ground from entering the home. It also helps prevent from causing damage to the flooring insulation.
