Unreasonable Gaps & Holes

Draught Stopping Pauatahanui

Draughts are a major cause of less temperature in homes. A cold home will cost more to heat, which results in wasting money and energy.

If a draught is felt from unreasonable gaps or holes, it requirements to be closed.

What are the most unreasonable gaps or holes?

If you are able to feel external air flowing in or a clear draught from a crack or a gap, then it is probably a gap or hole that requirements sealing in the way you can. Cracks or gaps with large gaps must be permanently stopped. Cracks that are greater than 3mm and allow air in or out from your house need to be sealed. For example, if an open fireplace is not in use, it can cause draughts and should be shut off. Landlords and property managers are accountable for ensuring such draughts are eliminated as far as possible.

There is no need to cover up holes or gaps which are part of the construction. For example, tiny gaps around windows and doors may be required to allow for the movement of the building when the household gets warmer and cooler, in order to let them be closed and opened instead of than securing. We will examine all windows and doors during your Healthy Homes assessment of your rental property.

A good heating system is important for healthy houses

Heating Pauatahanui

Pauatahanui rental properties need to have a stable heating source which can warm the largest or main living space to a minimum of 18degC even on the coldest days of the year. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical health and mental well-being.

The source of heat requirements to remain fixed (i.e., not portable) and at least 1.5 Kilowatts in heating capacity, and it must have the minimum heating capacity needed for the main living room. A Heating Assessment Tool can be used to determine if the existing fix heater(s) are sufficient or if you’ll require to "top-up" with an additional heater. Unflued combustion and open fire heaters like mobile LPG bottle heaters are not considered to be safe heating options in The Healthy Homes Standard.

If the heating system you provide is an electric heater or heat source, then it must have the thermostat. This will make the heating more uniform and effective. For the majority of homes, bigger fixed heating devices such as wood burners, heat pumps, pellet burners or flued gas heaters are necessary. In some instances, such as small apartments, a smaller fixed electric heater may suffice.

If the main living room already has a fixed heating source such as an air conditioner, it might just require an update to make sure it meets the requirements. Some types of heaters can’t be used to comply with the quality since they’re either not effective, cost prohibitive to operate or unsafe to operate.

Ventilation Pauatahanui

Every living space of a rental property must have at least one openable door or window to offer natural airflow. Furthermore, moist spaces like kitchens and bathrooms should have an venting fan outside to eliminate moisture.

The ventilation standard is about recognising that dried air can be much easier to heat, and that the property that is properly ventilated is less likely to be a victim of mould and damp.

Living rooms, bedrooms, kitchens and dining rooms are considered liveable spaces. Connecting spaces such as the hallway are not considered liveable , and thus do not require an opening window or door.

Each door, window or skylight needs to have the ability to open up to the outside, and stay set in an opening position to allow to circulate fresh air as well as air flow.

All kitchens and bathrooms, and any other room in your house that houses a bath, shower cooker or any other humidity-generating items will need suitable extractor fans that can be vented towards the outside. This Healthy Homes Assessment service will make sure there is sufficient ventilation in every living space, including suitable extractor fans in areas of high moisture.

Insulation Pauatahanui

Insulation for underfloor and ceilings is required to all rental homes from 1 July 2019. Property managers and landlords must make sure the insulation meets this new standard. In some cases, current ceiling insulation, or the insulation of the sub floor space might require to be added or replaced.

A house that is well-insulated will help to control condensation and lessen the likelihood of dampness and mould, and also makes much easier to allow the household to hold heat.

Insulation needs to meet the R-values that are appropriate for your region.

The "R" refers to thermal resistance and is a gauge of how well insulation withstands heat flow. The greater the R-value, the more effective the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – The rest area of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3, underfloor R 1.3

Pauatahanui Moisture Ingress & Drainage

Keeping your rental property safe from the effects of moisture isn’t just a matter of the inside it is also about the outside. You must ensure there is somewhere for rain, surface as well as groundwater to move, and to prevent it from getting into the building. When it concerns damp and moisture it is frequently those things that you aren’t aware of that can cause a lot of trouble and cause damages to your investment and harming the tenant’s well-being.

Rental properties should be equipped with effective drainage to get rid of the stormwater and surface waters, and ground water. This includes an appropriate runoff or outfall. Making sure that water is able to go, and also that it isn’t allowed to remain beneath structures is a crucial aspect of maintaining your property’s dry.

In addition to the drainage system that will prevent water ingress, if the property has an enclosed space between the floor and the ground, a ground moisture barrier must be constructed if it’s reasonably practicable to do so.

The ground-moisture barrier generally made of polythene and is laid on top of the ground to prevent any moisture in the ground from rising into the building. It also helps in preventing water damage to the floor insulation.
