Unreasonable Gaps & Holes

Draught Stopping Pauatahanui

Draughts can lead to lower temperatures in houses. A damp home costs more to heat, which completed jobs in wasting energy and resulting in higher bills.

If a draught could be felt through gaps that are too large or holes, it needs to be sealed.

What are unjustifiable gaps or holes?

If you are able to feel external air flowing in or the sound of a clear draught emanating from a gap or hole, then it is most likely a gap or hole which needs sealing in the way you can. Large gaps and cracks should be permanently stopped. Cracks that are greater than 3mm and let air into or out from your house require to be sealed. In the case of an open fireplace is not in use, it may cause draughts and should be blocked from. Landlords and property managers are accountable for ensuring such draughts are eliminated in the maximum extent imaginable.

There is no require to block off gaps or holes that are part of the construction. For example, tiny gaps around doors and windows may be required to allow for movement of the structure when the home heats and cools, in order to let them be closed and opened rather than securing. We will inspect every window and door as part of our Healthy Homes assessment of your rental property.

A good heating system is crucial for well-being houses

Heating Pauatahanui

Rental properties in Pauatahanui need to have a stable source of heat which can warm the principal or the biggest living space to a minimum of 18degC, even during the coldest winter days. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical health and mental well-being.

The source of heating requirements for it to be permanent (i.e. not portable), at minimum 1.5 kW of heating capacity, and meet the minimum required heating capacity for the main living room. A Heating Assessment Tool may be used to determine whether the existing installed heater(s) are sufficient or whether you will need to "top-up" by adding a second heater. Open fires as well as unflued combustion heaters such as the portable LPG bottle heaters are not considered to be suitable heating options for the Healthy Homes Standard.

If the heating system you provide is electric heating or heat source, it should be equipped with a thermostat. This makes your heating more consistent and effective. In most homes, larger heaters that are fixed, such as heat pumps, wood burners, pellet burners or flued gas heaters will be required. In certain situations, like small apartment buildings small apartments, a smaller electric fixed heater might be enough.

If your main living space already has a fixed heating source, like an air conditioner, it could require some additional energy in order to comply with the standards. Certain kinds of heaters aren’t able to be used to achieve the standard because they’re costly, not affordable to run, or unsafe to operate.

Bedrooms, living rooms, kitchens, and dining rooms are considered liveable spaces. Connecting spaces such as the hallway aren’t considered living spaces and therefore do not need an opening door or window.

Pauatahanui Moisture Ingress & Drainage

Keeping your rental property safe from water damage isn’t only about what’s inside the building but you must make sure there is somewhere to allow surface, rain and underground water to flow, and to prevent it from getting inside. When it is damp and moisture, it is often those things that you aren’t aware of that could be a huge problem and end up causing damage to your investment and affecting your tenant’s well-being.

Rental properties need to have effective drainage to eliminate rainwater, storm water, and ground water. This includes an appropriate runoff or outfall. Making sure that the water has a proper place to go, and that it doesn’t sit beneath structures is a crucial aspect of making sure your property is dry.

In addition to a drainage system to avoid the ingress of moisture, if your property has an enclosed space between your flooring and the ground, a ground moisture barrier should be put in place if it’s reasonably practicable to install it.

Ground moisture barriers are generally a polythene sheet laid over the ground, to block any moisture present in the ground from getting into the property. It also helps prevent any damage to your underfloor insulation.
