Draughts increase the likelihood of less temperature in houses. A draughty home costs more to heat, which means wasting energy and increased bills.

If a draught is felt through gaps that are too large or holes or holes, it requirements to be closed.

What are the most unreasonable gaps or holes?

If you are able to feel external air flowing in or a clear draught from a gap or hole, then it’s likely to be a gap or hole that needs sealing in any way. Large cracks and gaps should be permanently stopped. Cracks that are greater than 3mm and allow air in or out from the house need the sealing. For example, if an open fireplace is not in use, it may cause draughts and should be sealed off. Landlords and property managers are accountable for making sure such draughts are eliminated as far as possible.

There is no require to block holes or gaps in the building. For instance, small gaps around doors and windows may be required to allow for movement of the building when the home is heated and cools so that they are able to be shut and opened, rather instead of being stuck. We will inspect all windows and doors as part of your Healthy Homes assessment of your rental property.

Adequate heaters are crucial for healthy homes

Heating Paremata

Rental properties in Paremata need to have a stable source of heat that can heat the living room to at least 18degC, even on the coldest winter days. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The heating source needs for it to be permanent (i.e., not portable) with at minimum 1.5 kW of heating capacity and have the minimum requirement for heat capacity for the main living space. A Heating Assessment Tool could be used to determine if the existing installed heater(s) are sufficient or whether you will require to "top up" by adding a second heater. Unflued combustion and open fire heaters, such as mobile LPG bottle heaters aren’t considered to be safe heating options in the Healthy Homes Standard.

If the heating that you provide is electric heating or heat pump, it requirements to include an thermostat. This will help make the heating more reliable and effective. For most houses, larger fixed heating equipment like heat pumps, wood burners pellet burners, flued gas heaters are necessary. In some instances, like small apartment buildings, a smaller fixed electric heater may be sufficient.

If the main living room already has a fixed heating source, such as heat pumps, it may require a top up in order to comply with the standards. Certain kinds of heaters aren’t able to be used to achieve the standard as they are either inefficient, unaffordable to operate and/or unsafe to run.

Every living space of a rental house must contain at minimum one open door or window to provide natural ventilation. In addition, humid areas such as kitchens or bathrooms should have an externally vented extractor fan that can eliminate moisture.

A ventilation quality is all about understanding it is that dried air can be much easier to heat and that a well ventilated rental property will be less prone to developing damp and mould.

Bedrooms, living rooms, dining rooms, and kitchens are considered to be liveable spaces. Connecting spaces like the hallways are not living spaces and therefore are not need an opening door or window.

Each window, door or the skylight needs for them to be in a position open to the outside, but remain fixed in an open position in order to allow the circulation of fresh air and air flow.

All kitchens and bathrooms, as well as any other space in your home with a bath, shower and cooktop or another moisture generating item will need appropriate extractor fans which are vented towards the outside. We offer a Healthy Homes Assessment service will check that there is adequate ventilation in each livable space with the right extractor fan for areas that are high in moisture.

Insulation Paremata

Underfloor and ceiling insulation is mandatory in all rental homes since July 1, 2019. Property managers and landlords must make sure that the insulation is up to current quality. In some cases, an existing insulation on the ceiling or in the sub floor space might need to be topped up or replaced.

A properly insulated home can reduce condensation and lessen the likelihood of mould and dampness, as well as making an easier task to the house to retain the heat.

Insulation requirements to be in compliance with the R-values that are appropriate for your region.

The "R" refers to thermal resistance, and is a gauge of how well the insulation is able to resist heat flow. The greater the R-value, the more efficient the insulation.

Paremata Moisture Ingress & Drainage

Making sure your rental property is protected from moisture isn’t just about the inside it is also about the outside. You must make sure there is somewhere for rain, surface and underground water to flow and to prevent it from getting into the building. When it is about damp and water, it is typically not apparent that it can cause a lot of trouble that can cause damages to your investment and affecting your tenant’s well-being.

Properties that are rented must have efficient drainage to remove rainwater, storm water, and ground water, including an appropriate runoff or outfall. Making sure that water has a place to go, and that it isn’t allowed to remain beneath buildings is an essential part of keeping your property dry.

In addition to an irrigation system to stop moisture from entering, if your property has an enclosed space between floorboards and the ground, a ground moisture barrier must be constructed if it is reasonably practicable to do so.

The ground-moisture barrier generally a sheet of polythene that is placed over the ground, to block any moisture from the ground from getting into the building. It also assists in preventing from causing damage to the flooring insulation.
