Unreasonable Gaps & Holes

Draught Stopping Papakowhai

Draughts can lead to dropping temperatures within homes. A draughty house costs more to heat, which means wasting energy and incurring higher costs.

If a draught can be felt from unreasonable gaps or holes or holes, it requirements to be sealed.

What are unreasonable gaps or holes?

If you are able to feel external air getting in, or see an unobstructed draught coming from a gap or hole, then it is most likely a gap or hole that needs sealing in the way you can. Large gaps and cracks should be fixed permanently. Any gaps greater than 3mm that let air in or out from the house require seals. For instance, if an open fireplace isn’t used it could cause draughts, and should be sealed off. Landlords and property managers are responsible for making sure that these draughts are stopped as far as imaginable.

You don’t require to cover up gaps or holes which are part of the construction. For instance, small gaps around windows and doors could be required to allow for movement of the building as the household warms and cools in order to let them be closed and opened instead of instead of being stuck. We will test every window and door as part of the Healthy Homes assessment of your rental property.

Heating Papakowhai

Rental properties in Papakowhai should have a permanent heating source that can warm the living area to at minimum 18degC, even on the coldest days of the year. A Heating Assessment Tool could be used to check if your current fixed heater(s) are adequate or whether you will require to "top up" by adding a second heater. Fires that are open and unflued heaters, such as the portable LPG bottle heaters are not considered acceptable heating options in Healthy Homes Standard. Healthy Homes Standard.

If the heating system you offer is electric heating or heat pump then it must have an thermostat. This will make your heating more consistent and efficient. In most homes, larger fixed heating devices such as wood burners, heat pumps pellet burners, flued gas heaters will be required. However, in certain instances such as small apartments the smaller fixed electric heater may be sufficient.

If the living area already has a central heating source like heat pumps, it may require an upgrade in order to comply with the standards. Certain kinds of heaters cannot be used to achieve the standard since they’re either inefficient, unaffordable to operate or unsafe to operate.

Each living space within a rental property has to have at least one openable window or exterior door to provide natural ventilation. Additionally, areas with high moisture spaces like kitchens and bathrooms must have a suitable venting fan outside to take moisture away.

The ventilation standard is all about recognising it is that dried air can be more easy to heat and that a well ventilated rental property is less likely to be a victim of damp and mould.

Bedrooms, living rooms kitchens and dining rooms are considered to be liveable spaces. Spaces that connect, such as the hallway aren’t considered living spaces and therefore don’t need an opening door or window.

Every window, door or the skylight needs at least of opening to the outside, and stay fixed in an open position to allow to circulate fresh air as well as ventilation.

The bathrooms in all kitchens as well as any other space in your home that has a bath, shower cooker or any other water-generating appliance will need adequate extractor fans that can be vented to the outside. This Healthy Homes Assessment service will make sure there is sufficient ventilation in every living space and will also check for the proper extractor fans in high moisture areas.

Insulation Papakowhai

Insulation for underfloor and ceilings is required on all rental homes since 1 July 2019. Property managers and landlords have to ensure the insulation meets the new standard. In certain situations, the current ceiling insulation, or the insulation of the subfloor space might require to be added or replaced.

A properly insulated home can help control condensation and reduce the chances of dampness and mould, as well as making more easy to the house to keep heat.

Insulation needs to meet the R-values for your area

The "R" stands for thermal resistance, and is a gauge of how well the insulation resists heat flow. The higher the R-value, the more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – The rest area of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3

Papakowhai Moisture Ingress & Drainage

The security of your rental home from moisture isn’t just about the interior of the building it’s also about the outside. You must make sure there is somewhere to allow surface, rain and ground water to go and stop it from coming inside. When it comes to moisture and damp it is usually not apparent that it could be a huge problem and cause damages to your investment and harming your tenant’s well-being.

Rental properties must be equipped with efficient drainage to eliminate rainwater, storm water and ground water, including an appropriate outfall or runoff. Making sure that the water has a location to go, and that it isn’t allowed to remain beneath structures is an important aspect of maintaining your property’s dry.

In addition to the drainage system that will prevent moisture from entering, if your apartment has an enclosed gap between floorboards and the ground, a ground water barrier should be put in place if it’s reasonably practicable to install it.

The ground-moisture barrier usually made of polythene and is laid on top of the ground to prevent any moisture from the ground from rising into the structure. It also helps to prevent from causing damage to the flooring insulation.
