If a draught is noticed from gaps that are not adequate or holes the area requirements to be sealed.

What are unjustifiable gaps or holes?

If you can feel external air flowing in or the air is clear out of a hole or gap or crack, then it’s most likely a gap or crack that requirements sealing in some way. Cracks or gaps with large gaps must be sealed permanently. The gaps that exceed 3mm that let air in or out into the house require to be sealed. For example, if the open fireplace isn’t used it can create draughts. This should be blocked from. Landlords and property managers are responsible for making sure that these draughts are stopped whenever possible.

You don’t require to cover up holes or gaps that are part of the building. For instance, small gaps around doors and windows could be necessary to allow for movement within the structure as the house gets warmer and cooler, in order to let them be opened and closed rather than being stuck. We will check every window and door in your Healthy Homes assessment of your rental property.

The proper heating equipment is crucial for healthy houses

Heating Papakowhai

Rental properties in Papakowhai require a reliable source of heat which can warm the main or largest living area to at minimum 18degC, even during the coldest winter days. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical health and mental well-being.

The source of heating requirements to remain fixed (i.e., not portable) with at minimum 1.5 Kilowatts in heating capacity and have the minimum capacity for heating required in the living area. A Heating Assessment Tool may be used to determine if the existing permanent heater(s) are sufficient or whether you will need to ‘top up’ with an additional heater. Unflued combustion and open fire heaters such as mobile LPG bottle heaters aren’t considered to be suitable heating options under The Healthy Homes Standard.

If the heating system you provide is electric heating or heat source, then it must include an thermostat. This will make the heating more uniform and effective. For most properties, larger fixed heating equipment like wood burners, heat pumps pellet burners, flued gas heaters are needed. However, in certain instances like small apartments, a smaller fixed electric heater might be enough.

If your main living space is already equipped with a fixed heating source, such as an air conditioner, it could need a top up in order to comply with the standards. Certain types of heaters cannot be used to achieve the standard since they’re either not effective, cost prohibitive to operate and/or unhealthy to run.

Ventilation Papakowhai

Every living space of a rental home must have at least one openable window or exterior door to provide natural airflow. In addition, humid areas such as kitchens or bathrooms must have a suitable externally vented extractor to take moisture away.

It is the ventilation standard is all about understanding it is that the dry atmosphere is much easier to heat and a well ventilated rental property is less likely to develop mould and damp.

Bedrooms, living spaces, kitchens and dining rooms are considered liveable areas. Spaces that connect, such as the hallway are not considered liveable , and thus do not need an opening window or door.

Each window, door or Skylight needs for them to be in a position to open to the outside, but remain set in an opening position in order to allow ventilation and fresh air air flow.

All kitchens and bathrooms, and any other room in your home that has a bath, shower cooker or any other water-generating appliance will require adequate extractor fans which are vented to the outdoors. Our Healthy Homes Assessment service will verify that there is enough ventilation in every living space with the right extractor fan in areas of high moisture.

Insulation Papakowhai

Ceiling and underfloor insulation has been compulsory to all rental homes since 1 July 2019. All landlords and property managers should ensure the insulation meets current standard. In certain situations, the an existing insulation on the ceiling or in the subfloor space might need to be added or replaced.

A well-insulated property will reduce the risk of condensation, and decrease the risk of mould and dampness, and it will make more easy to allow the house to hold heat.

Insulation needs to meet the R-values required for your area

The "R" is a symbol for thermal resistance and is a gauge of how well insulation can withstand heat flow. The greater the R-value, the better the insulation.

Papakowhai Moisture Ingress & Drainage

Keeping your rental property safe from water damage isn’t only about the interior of the building It’s about having to make sure there is somewhere for surface, rain as well as groundwater to move and also stop it from getting into the building. When it concerns damp and moisture it’s typically what you don’t see that can become a big problem, causing the property to suffer and harming the tenant’s well-being.

Properties that are rented must be equipped with efficient drainage for the removal of the stormwater and surface waters, and ground water, including an appropriate outfall or runoff. Making sure the water has a location to go and that it isn’t allowed to remain beneath structures is a crucial aspect of making sure your property is dry.

In addition to an irrigation system to stop moisture from entering, if your apartment has an enclosed gap between your floor and surface, a ground moisture barrier should be put in place if it’s reasonably practicable to install it.

Ground moisture barriers are typically a sheet of polythene that is placed over the ground, to block any moisture in the ground from accumulating into the structure. It also assists in preventing any damage to your underfloor insulation.
