Unreasonable Gaps & Holes

Draught Stopping Papakowhai

Draughts are a major cause of lower temperatures in houses. A damp home is more expensive to heat, meaning wasting energy and increased bills.

If a draught can be felt from unreasonable gaps or holes that it needs to be sealed.

What are unreasonable gaps or holes?

If you are able to feel external air coming in or the air is clear out of a hole or gap and you can feel it, it is probably a gap or crack that needs sealing in any way. Large cracks and gaps should be stopped permanently. Cracks that are greater than 3mm and let air into or out within the house require seals. For example, if the open fireplace is not in use, it could cause draughts, and should be shut off. Landlords and property managers are accountable for making sure such draughts are eliminated as far as imaginable.

There is no need to block up intentional holes or gaps that are part of the construction. For instance, small gaps around windows and doors could be necessary to allow for movement within the building when the household gets warmer and cooler, so that they are able to be closed and opened rather than securing. We will examine all windows and doors in the Healthy Homes assessment of your rental property.

Heating Papakowhai

Rental properties in Papakowhai must have a fixed heating source that is able to heat the main or largest living area to at minimum 18degC, even during the winter coldest days. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical health as well as their mental health.

The heating source needs for it to be permanent (i.e., not portable) that is, at least 1.5 kW of heating capacity, and must meet the minimum capacity for heating required in the living area. A Heating Assessment Tool can be used to check if the current fix heater(s) are sufficient or whether you will need to ‘top up’ by adding a second heater. Open fires and unflued combustion heaters, such as the portable LPG bottle heaters are not considered to be acceptable heating options for those following the Healthy Homes Standard.

If the heating system you provide is an electric heater or heat source, it must be equipped with a thermostat. This will help make the heating more consistent and efficient. For most properties, larger fixed heating systems such as wood burners, heat pumps pellet burners, flued gas heaters are necessary. However, in certain instances such as small apartments an electric, fixed heater may be sufficient.

If the living area already has a central heating source such as an air conditioner, it may need some additional energy in order to comply with the standards. Certain kinds of heaters aren’t able to be used to achieve the quality as they are either expensive, inefficient or unsafe to operate.

Ventilation Papakowhai

Every living space of the rental property should include at least one open door or window to provide natural airflow. In addition, high moisture areas such as kitchens or bathrooms must have a suitable venting fan outside to take moisture away.

The ventilation standard is about recognising it is that the dry atmosphere is less difficult to heat and that a property that is well ventilated is less likely to be a victim of mould and damp.

Living rooms, bedrooms, kitchens and dining rooms are all considered living spaces. Connecting spaces like the hallway are not considered liveable and therefore are not need an opening door or window.

Every window, door or Skylight requirements to be able to open to the outside, but remain closed in order to allow to circulate fresh air as well as ventilation.

Bathrooms, kitchens, and every other room of your property with a bath, shower and cooktop or another moisture generating item will require adequate extractor fans that vent to the outside. This Healthy Homes Assessment service will verify that there is enough ventilation in every living space that includes extractor fans that are suitable in areas with high moisture.

Papakowhai Moisture Ingress & Drainage

Keeping your rental property safe from moisture isn’t just about the inside of the building It’s about having to ensure there is somewhere for rain, surface and underground water to flow and stop it from coming into the building. When it is damp and moisture, it is usually those concerns that you aren’t aware of that can cause a lot of trouble and end up causing damage to your investment and affecting your tenant’s well-being.

Rental properties should have efficient drainage to remove floodwaters, surface water, and ground water. This includes an appropriate outfall or runoff. Making sure that water is able to go and that it isn’t allowed to remain beneath buildings is a vital aspect of keeping your property dry.

Alongside a drainage system to prevent water ingress, if the rental has an enclosed gap between floorboards and the ground, a ground water barrier must be installed if it is reasonably practicable to do so.

The ground-moisture barrier generally a sheet of polythene that is placed over the ground to stop any moisture present in the ground from rising into the building. It also helps to prevent from causing damage to the flooring insulation.
