Healthy homes matter

Why is Healthy Homes Compliance so Important?

A majority of households rent from New Zealand and Papakowhai, and research suggests that rental houses are likely to be colder, older, have less efficient heating and tend to be of poorer quality than the houses of owners.

Cold, damp and mouldy houses are associated with negative well-being outcomes, particularly for ailments like colds and flu, asthma and cardiovascular conditions. Furthermore, people who have reported at least four key housing quality problems frequently have poor life satisfaction and lower well-being.

Enhancing the standard of Papakowhai rental property can help tenants enjoy better mental and physical health, and lessen the disruption to work, learning and living due to illness. Your investment is also better safeguarded from mildew, mould and damp damage, meaning lower maintenance costs in the long-term.

The Healthy Homes Standards are a list of specific and minimum standards for Heating, Insulation, Ventilation, Moisture Ingress and Drainage, as well as Draught stopping within Papakowhai rental properties.

If a draft can be felt through gaps that are too large or holes or holes, it needs to be sealed.

What are unjustifiable gaps or holes?

If you can feel external air entering or a clear draught from a crack or a gap and you are able to feel it, it’s probably a gap or hole which requirements sealing in some way. Cracks or gaps with large gaps must be fixed permanently. Gaps greater than 3mm that let air into or out from your house need the sealing. The proper heating equipment is crucial to ensure healthy houses

Heating Papakowhai

Rental properties in Papakowhai require a reliable source of heat that can warm the largest or main living room to at least 18degC, even during the coldest days of the year. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical well-being and mental wellbeing.

The source of heat requirements for it to be permanent (i.e., not portable) with at least 1.5 Kilowatts in heating capacity, and it must have the minimum capacity for heating required for the main living space. The Heating Assessment Tool can be used to determine whether the current installed heater(s) are adequate or whether you will need to ‘top up’ with a new heater. Open fires as well as unflued combustion heaters such as mobile LPG bottle heaters are not considered acceptable heating options under those following the Healthy Homes Standard.

If the heating system you offer is an electric heater or heat pump it should have the thermostat. This will help make the heating more reliable and efficient. For most properties, larger fixed heating equipment like wood burners, heat pumps pellet burners, flued gas heaters will be required. In some instances, like small apartments an electric, fixed heater could be enough.

If the main living room is already equipped with a fixed heating source such as heat pumps, it may require a top up to make sure it meets the requirements. Certain types of heaters cannot be used to achieve the standard because they’re costly, not affordable to run, or are unsafe to operate.

Papakowhai Moisture Ingress & Drainage

Protecting your rental property from the effects of moisture isn’t just a matter of the interior of the building it’s also about the outside. You must make sure there is somewhere for surface, rain and ground water to go and stop it from coming into the building. When it concerns damp and moisture it is typically the concerns you don’t notice that can cause a lot of trouble and end up causing damages to your investment and harming the tenant’s health.

Rental properties should be equipped with efficient drainage to get rid of storm water, surface water, and groundwater, with the proper outfall or runoff. Making sure the water is able to go, and also that it can’t linger underneath the structures is a crucial aspect of maintaining your property’s dry.

In addition to an irrigation system to stop moisture ingress, if your rental has an enclosed gap between the floor and the ground, a ground water barrier must be installed if it’s reasonably practicable to install it.

Ground moisture barriers are usually a polythene sheet laid over the ground to stop any moisture in the ground from getting into the property. It also helps prevent moisture damage to the underfloor insulation.
