Unreasonable Gaps & Holes

Draught Stopping Papakowhai

Draughts increase the likelihood of lower temperatures in homes. A draughty home will cost more to heat, meaning wasting money and energy.

If a draught can be noticed from gaps that are not adequate or holes, it requirements to be sealed.

What are unreasonable gaps and holes?

If you are able to feel external air entering or an unobstructed draught coming from a hole or gap that is, it’s probably a gap or an opening that needs sealing in any way. Large gaps and cracks should be permanently stopped. Any gaps greater than 3mm that let air in or out within your house need to be sealed. For example, if the open fireplace is not in use, it can cause draughts and should be blocked off. Landlords and property managers are accountable for making sure that such draughts are squelched in the maximum extent possible.

There is no need to block off gaps or holes that are part of the construction. For instance, small gaps around doors and windows could be required to allow for movement of the structure when the household gets warmer and cooler, in order to let them be shut and opened, rather than securing. We will check every window and door during your Healthy Homes assessment of your rental property.

Proper heating is crucial for well-being homes

Heating Papakowhai

Papakowhai rental properties must have a fixed source of heat which can warm the living area to at minimum 18degC even on the winter coldest days. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heat needs that it be permanently fixed (i.e., not portable) that is, at minimum 1.5 kW of heating capacity, and must meet the minimum capacity for heating required to heat the living space in general. A Heating Assessment Tool can be used to check if the installed heater(s) are sufficient or if you’ll need to ‘top up’ by adding a second heater. Open fires as well as unflued combustion heaters, such as small portable LPG bottle heaters aren’t considered to be suitable heating options for the Healthy Homes Standard.

If the heating you provide is electric heating or heat pump, it should be equipped with a thermostat. This will make the heating more consistent and efficient. In most houses, larger fixed heating equipment like wood burners, heat pumps pellet burners, flued gas heaters are needed. In certain situations, such as small apartments, a smaller fixed electric heater might be enough.

If your living space already has a permanent heating source, like heat pumps, it could require a top up to make sure it meets the requirements. Certain kinds of heaters aren’t able to be used to comply with the quality since they’re either inefficient, unaffordable to operate and/or unhealthy to run.

Ventilation Papakowhai

Each living space within a rental property has to contain at minimum one open window or exterior door to offer natural ventilation. Additionally, areas with high moisture spaces like kitchens and bathrooms should be equipped with an externally vented extractor to take moisture away.

The ventilation quality is all about acknowledging that dry air is more easy to heat and that a well ventilated rental property is less likely to be a victim of damp and mould.

Bedrooms, living rooms, kitchens, and dining areas are considered liveable areas. Connecting spaces like the hallways are not living spaces and therefore don’t require an opening door or window.

Each window, door , or skylight needs to be able open to the outside, but remain set in an opening position, allowing the circulation of fresh air and air flow.

All kitchens and bathrooms, and any other room in your house that houses a bath, shower and cooktop or another humidity-generating items will require suitable extractor fans that vent to the outdoors. We offer a Healthy Homes Assessment service will ensure that there is sufficient ventilation in every living space that includes extractor fans that are suitable in areas of high moisture.

Insulation Papakowhai

Insulation for underfloor and ceilings is required to all rental homes since 1 July 2019. All landlords and property managers have to make sure that the insulation is in line with the new quality. In some instances, old ceiling insulation as well as insulation within the sub floor space may require to be topped up or replaced.

A properly insulated home will reduce the risk of condensation and lessen the likelihood of dampness and mould, as well as making much easier for the house to hold warmth.

Insulation requirements to be in compliance with the R-values for your area

The "R" refers to thermal resistance, and is a measure of how well the insulation resists heat flow. The more R-value is higher, the higher the quality of insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – all area of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3, underfloor R 1.3

Papakowhai Moisture Ingress & Drainage

Keeping your rental property safe from the effects of moisture isn’t just a matter of the interior of the building It’s about having to ensure there is somewhere for surface, rain as well as groundwater to move and stop it from coming into the building. When it is about damp and water, it’s usually the things you don’t notice that could become a major issue, causing damage to your investment and harming your tenant’s health.

Rental properties must have efficient drainage to get rid of storm water, surface water, and ground water, which includes an appropriate outfall or runoff. Making sure that water has a location to go, and also that it doesn’t get sucked into buildings is a vital aspect of keeping your property dry.

In addition to the drainage system that will prevent water ingress, if the apartment has an enclosed gap between your floor and the ground, a ground water barrier must be put in place when it’s reasonably practicable to install it.

The ground-moisture barrier usually an insulating sheet of polythene laid over the ground to prevent any moisture that is present in the ground from entering the home. It also helps prevent any damage to your underfloor insulation.
