Unreasonable Gaps & Holes

Draught Stopping Papakowhai

Draughts may lead to less temperature in houses. A damp house will cost more to heat, which means wasting money and energy.

If a draught is felt from unreasonable gaps or holes that it requirements to be sealed.

What are unreasonable gaps or holes?

If you can feel external air flowing in or the air is clear from a hole or gap and you can feel it, it is likely a crack or crack that needs sealing in somehow. Large gaps and cracks should be sealed permanently. Cracks that are greater than 3mm and let air in or out within the home require sealing. For example, if the open fireplace isn’t used it can create draughts. This should be shut from. Landlords and property managers are accountable for making sure that such draughts are squelched as far as imaginable.

You don’t need to block gaps or holes which are part of the building. For example, tiny gaps around windows and doors could be necessary to allow for movement of the building when the house warms and cools in order to let them be closed and opened rather than sticking. We will examine all doors and windows as part of the Healthy Homes assessment of your rental property.

Adequate heaters are crucial to ensure healthy homes

Heating Papakowhai

Papakowhai rental properties need to have a stable source of heating which can warm the principal or the biggest living area to at minimum 18degC, even during the coldest winter days. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being as well as their mental health.

The heating source requirements to remain fixed (i.e., not portable), at minimum 1.5 Kilowatts in heating capacity, and must meet the minimum capacity for heating required for the main living space. A Heating Assessment Tool could be used to determine if your current fixed heater(s) are sufficient or if you’ll require to ‘top up’ with an additional heater. Open fires as well as unflued combustion heaters like the portable LPG bottle heaters aren’t considered to be acceptable heating options under those following the Healthy Homes Standard.

If the heating that you offer is electric heating or heat pump, then it must be equipped with a thermostat. This will help make the heating more uniform and effective. For most houses, larger fixed heating systems such as heat pumps, wood burners, pellet burners or flued gas heaters are necessary. In certain situations, like small apartments the smaller fixed electric heater may be sufficient.

If the main living room already has a permanent heating source like a heat pump, then it might require some additional energy to meet the standards. Certain types of heaters cannot be used to achieve the quality since they’re either costly, not affordable to run, or are unsafe to operate.

Ventilation Papakowhai

Each liveable space in a rental home must include at least one open window or exterior door to provide natural ventilation. Additionally, areas with high moisture areas such as kitchens and bathrooms need to have an venting fan outside to get rid of moisture.

The ventilation standard is all about understanding the fact that dried air can be much easier to heat and heat, and a well ventilated rental property will be less prone to developing damp and mould.

Bedrooms, living rooms, dining rooms, and kitchens are considered liveable areas. Connecting spaces like the hallway aren’t considered liveable and don’t require an opening door or window.

Each window, door or the skylight requirements for them to be in a position open to the outside and remain at an open angle in order to allow for fresh air circulation and air flow.

Bathrooms, kitchens, and any other area in your property with a bath, shower, cooktop or other high moisture-producing item will require proper extractor fan systems that vent to the outdoors. The Healthy Homes Assessment service will check that there is adequate air circulation in every living space that includes extractor fans that are suitable for areas that are high in moisture.

Insulation Papakowhai

Ceiling and underfloor insulation is a requirement on all rental houses from 1 July 2019. Property managers and landlords are required to ensure that the insulation is in line with this new standard. In some instances, an existing insulation on the ceiling or in the subfloor space might require to be topped up or replaced.

A well-insulated property can help control condensation and reduce the chances of dampness and mould, and will also make more easy for the house to keep warmth.

Insulation requirements to meet the R-values for your area

The "R" is a symbol for thermal resistance and it is a measurement of how well the insulation can withstand heat flow. The more R-value is higher, the better the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 Underfloor R 1.3

Papakowhai Moisture Ingress & Drainage

Making sure your rental property is protected from moisture isn’t just about the inside of the building; you have to make sure there is somewhere to allow surface, rain as well as groundwater to move, and to prevent it from getting inside. When it comes to moisture and damp it’s frequently those concerns that you aren’t aware of that can become a big problem and cause damage to your investment as well as harming your tenant’s health.

Rental properties should be equipped with effective drainage to eliminate the stormwater and surface waters and ground water, which includes an appropriate runoff or outfall. Making sure the water is able to go, and it doesn’t sit beneath structures is a crucial aspect of keeping your property dry.

In addition to the drainage system that will prevent moisture ingress, if your rental is enclosed between floorboards and surface, a ground moisture barrier should be put in place if it’s reasonably practicable to install it.

The ground-moisture barrier generally a polythene sheet laid over the ground to stop any moisture that is present in the ground from rising into the home. It also assists in preventing any damage to your underfloor insulation.
