Healthy homes are important

Why is Healthy Homes Compliance so important?

One in three households rent homes in New Zealand and Normandale, and research indicates that rental homes are more likely to be older, colder, are not as efficient heating, and generally are of lower standard than those owned by owners.

Damp, mouldy and cold houses are associated with negative health outcomes, particularly illnesses like colds, asthma, as well as heart diseases. In addition, people who report at least four key housing quality problems frequently have lower levels of satisfaction with life and a decrease in psychological well-being.

Improve the quality of Normandale rental property will allow tenants to enjoy improved mental and physical health and reduce the disruption to work, learning and daily life due to diseases. Your investment is also better safeguarded from mildew, mould and damp , which means less maintenance costs in the long-term.

Unreasonable Gaps & Holes

Draught Stopping Normandale

Draughts increase the likelihood of less temperature in households. A draughty home costs more to heat, which means wasting energy and resulting in higher bills.

If a draught could be felt from unreasonable gaps or holes or holes, it requirements to be sealed.

What are unjustifiable gaps or holes?

If you are able to feel external air entering or the sound of a clear draught emanating out of a hole or gap or crack, then it’s most likely a gap or crack that needs sealing in any way. Large cracks and gaps should be permanently stopped. Gaps greater than 3mm that allow air in or out into the home require the sealing. For instance, if an open fireplace isn’t being used, it can cause draughts and should be shut from. Landlords and property managers are accountable for making sure that such draughts are squelched in the maximum extent imaginable.

There is no need to block off gaps or holes in the building. For instance, small gaps around windows and doors may be required to allow for movement within the structure when the house gets warmer and cooler, so that they are able to be closed and opened instead of than securing. We will check every window and door in our Healthy Homes assessment of your rental property.

A good heating system is important for healthy houses

Heating Normandale

Normandale rental properties require a reliable source of heat that can heat the largest or main living room to at least 18degC, even on the coldest winter days. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical health as well as their mental health.

The source of heating needs that it be permanently fixed (i.e. not portable) with at minimum 1.5 kW of heating capacity, and meet the minimum heating capacity needed to heat the living space in general. A Heating Assessment Tool may be used to check if the existing installed heater(s) are sufficient or if you’ll need to ‘top up’ with an additional heater. Fires that are open and unflued heaters such as the portable LPG bottle heaters aren’t considered to be suitable heating options for The Healthy Homes Standard.

If the heating system you provide is an electric heater or heat pump, then it must have a thermostat. This will help make your heating more consistent and effective. In most houses, larger fixed heating systems such as wood burners, heat pumps, pellet burners or flued gas heaters are necessary. However, in some cases such as small apartments an electric, fixed heater may be sufficient.

If your living space already has a permanent heating source, like a heat pump, then it might require an upgrade to ensure it meets the requirements. Certain kinds of heaters cannot be utilised to meet the quality since they’re either costly, not affordable to run, and/or unsafe to run.

Ventilation Normandale

Every living space of the rental property should include at least one open doors or windows to offer natural ventilation. Additionally, areas with high moisture areas such as kitchens and bathrooms need to have an venting fan outside to remove moisture.

This ventilation standard is about recognising how the dry atmosphere is easier to heat and that a property that is well ventilated is less likely to grow mould and damp.

Bedrooms, living rooms, kitchens and dining rooms are all considered living spaces. Spaces that connect, such as the hallway aren’t considered liveable and don’t require an opening window or door.

Every window, door or skylight requirements to be able to open to the outside, but remain at an open angle, allowing to circulate fresh air as well as air flow.

All kitchens and bathrooms, and every other room of your home that has a bath, shower, cooktop or other high moisture generating item will need suitable extractor fans which are vented to the outdoors. Our Healthy Homes Assessment service will ensure that there is sufficient ventilation in each livable space and will also check for the proper extractor fans in areas with high moisture.

Insulation Normandale

The insulation of the ceiling and underfloor has been compulsory on all rental houses as of July 1st, 2019. All landlords and property managers must make sure that the insulation meets this new quality. In some cases, current ceiling insulation, or the insulation of the subfloor space may need to be topped up or replaced.

A well-insulated property will reduce the risk of condensation and reduce the chances of mould and dampness, and it will make more easy to allow the house to hold warmth.

Insulation requirements to be in compliance with the R-values for your area

The "R" signifies thermal resistance, and it is a measurement of how well insulation resists heat flow. The more R-value is higher, the more efficient the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – the remainder of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3, underfloor R 1.3

Normandale Moisture Ingress & Drainage

The security of your rental home from moisture isn’t just about the inside It’s about having to make sure there is somewhere for rain, surface and ground water to go and prevent it from getting into the building. When it is about damp and water, it’s frequently those things that you aren’t aware of that could be a huge problem and cause damage to your investment and affecting the tenant’s well-being.

Rental properties must have efficient drainage to eliminate the stormwater and surface waters, and ground water. This includes an appropriate outfall or runoff. Making sure that the water is able to go, and it doesn’t get sucked into structures is a crucial aspect of maintaining your property’s dry.

Alongside a drainage system to avoid moisture from entering, if your property has an enclosed space between your flooring and surface, a ground moisture barrier should be put in place if it’s reasonably practicable to do so.

An underground moisture barrier generally a sheet of polythene that is placed over the ground to prevent any moisture in the ground from rising into the home. It also helps in preventing from causing damage to the flooring insulation.
