Unreasonable Gaps & Holes

Draught Stopping Normandale

Draughts can lead to dropping temperatures within households. A humid home will cost more to heat, meaning wasting energy and incurring higher costs.

If a draught can be felt from unreasonable gaps or holes or holes, it requirements to be closed.

What are unjustifiable gaps or holes?

If you are able to feel external air coming in or a clear draught from a hole or gap, then it is likely to be a gap or hole which needs sealing in somehow. Large cracks and gaps should be stopped permanently. Cracks that are greater than 3mm and allow air to enter or exit of your house require seals. In the case of an open fireplace is not in use, it can cause draughts and should be sealed off. Property managers and landlords are accountable for ensuring that these draughts are stopped whenever imaginable.

You don’t require to cover up holes or gaps which are part of the building. For instance, small gaps around windows and doors could be required to allow for the movement of the structure as the house is heated and cools so that they can still be shut and opened, rather than securing. We will check the windows and doors in your Healthy Homes assessment of your rental property.

The proper heating equipment is important to ensure healthy homes

Heating Normandale

Normandale rental properties must have a fixed source of heating which can warm the living space to at least 18degC, even on the most coldest days of the year. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical well-being and mental wellbeing.

The heating source needs to remain fixed (i.e., not portable) and at minimum 1.5 horsepower in capacity and have the minimum required heating capacity to heat the living space in general. The Heating Assessment Tool can be used to check if the existing fixed heater(s) are adequate or whether you will need to "top-up" with a new heater. Open fires and unflued combustion heaters like mobile LPG bottle heaters aren’t considered to be safe heating options under those following the Healthy Homes Standard.

If the heating that you offer is electric heating or heat pump, then it must include the thermostat. This will make your heating more consistent and efficient. For most homes, larger fixed heating equipment like wood burners, heat pumps pellet burners, flued gas heaters will be required. In some instances, like apartments with small spaces an electric, fixed heater might be enough.

If your living space is already equipped with a fixed heating source like heat pumps, it might just need some additional energy to meet the standards. Certain kinds of heaters cannot be used to achieve the quality because they’re costly, not cost-effective to run, and/or unhealthy to run.

Living rooms, bedrooms, kitchens and dining rooms are considered liveable areas. Connecting spaces like the hallway aren’t liveable , and thus are not require an opening window or door.

Each window, door , or Skylight requirements to be able to open up to the outside, but remain fixed in an open position to allow ventilation and fresh air ventilation.

The bathrooms in all kitchens and every other room of your home that has shower, bath, cooktop or other high moisture-producing item will need adequate extractor fans which are vented out to the outside. This Healthy Homes Assessment service will verify that there is enough ventilation in every living space, including suitable extractor fans in areas of high moisture.

Insulation Normandale

Ceiling and underfloor insulation is mandatory for all rent houses since July 1, 2019. Property managers and landlords have to make sure that the insulation is in line with the new quality. In some instances, existing ceiling insulation or insulation in the sub floor space may need to be filled with or replaced.

A well-insulated house will reduce the risk of condensation and reduce the chances of dampness and mould, and will also make it easier to allow the home to hold heat.

Insulation requirements to meet the R-values for your area

The "R" is a symbol for thermal resistance, and is a measure of how well the insulation withstands heat flow. The more high the R-value, better the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – The rest of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3

Normandale Moisture Ingress & Drainage

The security of your rental home from moisture isn’t just about what’s inside the building but you must make sure there is somewhere for surface or ground water and prevent it from getting inside. When it is about damp and water, it is often those things that you aren’t aware of that could be a huge problem and end up causing damage to your investment as well as harming your tenant’s well-being.

Rental properties must be equipped with efficient drainage to get rid of rainwater, storm water, and ground water, including an appropriate outfall or runoff. Making sure that the water has a place to go, and also that it can’t linger underneath the structures is an crucial aspect of maintaining your property’s dry.

Alongside a drainage system to prevent water ingress, if the rental is enclosed between the floor and the soil, a ground-water barrier should be put in place if it is reasonably practicable to do so.

The ground-moisture barrier typically a polythene sheet laid over the ground to stop any moisture that is present in the ground from entering the structure. It also helps in preventing water damage to the floor insulation.
