Beginning on July 1st, 2021, when a brand new or renewed Tenancy is signed for the Normandale rental property, all Healthy Homes compliance work must be finished by the end of 90 days.

Healthy homes are important

Why is Healthy Homes Compliance so important?

Around 1 in 3 households rent from New Zealand and Normandale, and research suggests that rental houses are more likely to be colder, older, have less efficient heating, and generally tend to be lower quality than owner occupied properties.

Damp, mouldy and cold houses are associated with negative health results, specifically for ailments like colds and asthma, as well as cardiovascular issues. Additionally, those who report at least four key home quality issues often suffer from less satisfaction in their lives and lower well-being.

Enhancing the quality of Normandale rental property will help tenants experience improved physical and mental health and reduce the disturbance to learning, work and living because of diseases. Your investment is also better protected from mildew, mould and damp damages, which means less maintenance costs over the long term.

The Healthy Homes Standard is a list of specific and minimum requirements for heating, insulation, Ventilation, Moisture Ingress and Drainage, and Draught stopping on Normandale rental properties.

Unreasonable Gaps & Holes

Draught Stopping Normandale

Draughts may lead to low temperatures inside houses. A draughty home is more expensive to heat, which means wasting energy and resulting in higher bills.

If a draught is felt from unreasonable gaps or holes the area requirements to be sealed.

What are unjustifiable gaps or holes?

If you can feel external air getting in, or see a clear draught out of a hole or gap and you are able to feel it, it is most likely a gap or an opening that requirements sealing in somehow. Large gaps and cracks should be permanently stopped. The gaps that exceed 3mm that let air in or out into the home require to be sealed. For instance, if an open fireplace isn’t in use it can cause draughts and should be blocked from. Landlords and property managers are responsible for ensuring that these draughts are stopped as much as imaginable.

You don’t require to block up intentional holes or gaps that are part of the construction. For instance, small gaps around windows and doors may be required to allow for movement within the building when the home is heated and cools so that they can still be opened and closed rather than securing. We will inspect all doors and windows during an Healthy Homes assessment of your rental property.

A good heating system is crucial to ensure well-being houses

Heating Normandale

Rental properties in Normandale must have a fixed heating source which can warm the principal or the biggest living space to at least 18degC, even on the winter coldest days. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being and mental outlook.

The heating source requirements to remain fixed (i.e. not portable), at minimum 1.5 kW of heating capacity, and meet the minimum capacity for heating required in the living area. A Heating Assessment Tool can be used to determine whether the current fix heater(s) are adequate or if you’ll require to "top up" by adding a second heater. Unflued combustion and open fire heaters such as portable LPG bottle heaters are not considered to be suitable heating options in those following the Healthy Homes Standard.

If the heating that you provide is an electric heater (or heat pump), it needs to have an thermostat. This makes the heating more uniform and efficient. For the majority of homes, bigger fixed heating devices such as heat pumps, wood burners, pellet burners or flued gas heaters are necessary. In some instances, like apartments with small spaces an electric, fixed heater could be enough.

If the main living room already has a permanent heating source, such as an air conditioner, it might just require an update to make sure it meets the requirements. Some types of heaters can’t be used to comply with the standard because they’re costly, not affordable to run, and/or unsafe to run.

A ventilation standard is all about acknowledging it is that the dry atmosphere is easier to heat and that a well ventilated rental property will be less prone to developing damp and mould.

Living rooms, bedrooms, kitchens, and dining rooms are all considered living spaces. Connecting spaces such as the hallway are not considered liveable , and thus are not need an opening window or door.

Each window, door or Skylight requirements for them to be in a position open to the outside and remain at an open angle, allowing the circulation of fresh air and ventilation.

All bathrooms and kitchens and any other room in your home with a bath, shower, cooktop or other high water-generating appliance will need adequate extractor fans that vent out to the outside. The Healthy Homes Assessment service will verify that there is enough air circulation in every living space and will also check for the proper extractor fans in areas with high moisture.

Normandale Moisture Ingress & Drainage

Keeping your rental property safe from water damage isn’t only about the interior of the building It’s about having to ensure there is somewhere for surface, rain and underground water to flow, and prevent it from getting inside. When it concerns damp and moisture it is usually what you don’t see that can cause a lot of trouble and end up causing the property to suffer and affecting the tenant’s well-being.

Rental properties should be equipped with effective drainage for the removal of rainwater, storm water, and ground water, including an appropriate outfall or runoff. Making sure the water has a place to go, and it can’t linger underneath the buildings is a vital aspect of keeping your property dry.

In addition to a drainage system to prevent moisture ingress, if your rental is enclosed between your floor and the ground, a ground water barrier must be put in place when it’s reasonably practicable to install it.

The ground-moisture barrier usually made of polythene and is laid on top of the ground, to block any moisture in the ground from getting into the property. It also helps in preventing water damage to the floor insulation.
