Unreasonable Gaps & Holes

Draught Stopping Normandale

Draughts can lead to low temperatures inside homes. A cold house costs more to heat, resulting in wasted energy and incurring higher costs.

If a draft can be noticed from gaps that are not adequate or holes the area needs to be sealed.

What are the most unreasonable gaps or holes?

If you can feel external air flowing in or the air is clear from a hole or gap that is, it’s likely to be a gap or an opening that requirements sealing in some way. Large gaps and cracks should be stopped permanently. Cracks that are greater than 3mm and let air into or out into your home need the sealing. For example, if an open fireplace is not in use, it can cause draughts and should be blocked off. Landlords and property managers are accountable for making sure such draughts are eliminated whenever imaginable.

There is no need to block up intentional holes or gaps in the construction. For instance, small gaps around doors and windows may be required to allow movement of the structure as the house warms and cools in order to let them be closed and opened instead of than being stuck. We will examine all windows and doors as part of the Healthy Homes assessment of your rental property.

Adequate heaters are important to ensure well-being houses

Heating Normandale

Rental properties in Normandale should have a permanent source of heating that can warm the largest or main living space to a minimum of 18degC even on the winter coldest days. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical health and mental outlook.

The source of heating requirements to be fixed (i.e. not portable) with at least 1.5 kW in heating capacity, and must meet the minimum heating capacity needed for the main living room. A Heating Assessment Tool could be used to determine whether the installed heater(s) are adequate or if you’ll need to top up with an additional heater. Fires that are open and unflued heaters like portable LPG bottle heaters are not considered to be acceptable heating options under Healthy Homes Standard. Healthy Homes Standard.

If the heating system you offer is an electric heater or heat pump, then it must include a thermostat. This makes the heating more reliable and effective. For most properties, larger fixed heating systems such as heat pumps, wood burners pellet burners, flued gas heaters are needed. However, in certain instances such as small apartments an electric, fixed heater could be enough.

If the main living room already has a permanent heating source, like the heat pump, it may need a top up in order to comply with the standards. Some types of heaters can’t be used to comply with the standard as they are either not effective, cost prohibitive to operate and/or unsafe to run.

Each living space within a rental home must include at least one open windows or an exterior door to offer natural ventilation. In addition, high moisture areas such as kitchens or bathrooms must have a suitable venting fan outside to take moisture away.

This ventilation standard is all about recognising that dried air can be less difficult to heat and the property that is properly ventilated is less likely to grow damp and mould.

Living rooms, bedrooms, dining rooms, and kitchens are all considered living spaces. Connecting spaces such as the hallway are not considered liveable , and thus do not require an opening window or door.

Each window, door , or skylight requirements to be able to open up to the outside, but remain set in an opening position, allowing to circulate fresh air as well as ventilation.

All kitchens and bathrooms, and every other room of your property with a bath, shower or cooktop, or any other humidity-generating items will require adequate extractor fans that vent towards the outside. We offer a Healthy Homes Assessment service will verify that there is enough ventilation in each livable space that includes extractor fans that are suitable in high moisture areas.

Underfloor and ceiling insulation is required on all rental homes since July 1, 2019. All landlords and property managers have to ensure that the insulation meets this new standard. In some instances, old ceiling insulation as well as insulation within the sub floor space might require to be filled with or replaced.

A well-insulated property can help control condensation and lessen the likelihood of dampness and mould, and it will make an easier task to allow the house to keep heat.

Normandale Moisture Ingress & Drainage

Keeping your rental property safe from moisture isn’t just about what’s inside the building It’s about having to ensure there is somewhere to allow surface, rain as well as groundwater to move and to prevent it from getting into the building. When it concerns damp and moisture it’s frequently what you don’t see that can become a big problem and end up causing damage to your investment and affecting the tenant’s health.

Rental properties should be equipped with effective drainage to get rid of the stormwater and surface waters and groundwater, with an appropriate outfall or runoff. Making sure the water has a location to go and that it doesn’t sit beneath buildings is a vital aspect of keeping your property dry.

In addition to an irrigation system to stop the ingress of moisture, if your rental has an enclosed gap between your floor and surface, a ground moisture barrier must be put in place when it’s reasonably practicable to do so.

A ground moisture barrier is generally a polythene sheet laid over the ground, in order to block any moisture from the ground from rising into the building. It also helps in preventing any damage to your underfloor insulation.
