Draughts are a major cause of dropping temperatures within houses. A draughty house will cost more to heat, meaning wasting energy and resulting in higher bills.

If a draft can be perceived as a result of gaps or holes that it requirements to be sealed.

What are unreasonable gaps or holes?

If you are able to feel external air coming in or an unobstructed draught coming from a gap or hole, then it’s probably a gap or hole which needs sealing in any way. Large cracks and gaps should be fixed permanently. Any gaps greater than 3mm that allow air in or out into the house need seals. For instance, if an open fireplace is not in use, it can create draughts. This must be sealed off. Property managers and landlords are accountable for making sure that such draughts are squelched as much as possible.

You don’t need to block gaps or holes which are part of the construction. For example, tiny gaps around doors and windows could be necessary to allow for the movement of the building as the household heats and cools, in order to let them be closed and opened rather than sticking. We will inspect the windows and doors in an Healthy Homes assessment of your rental property.

Normandale rental properties must have a fixed source of heat that can heat the principal or the biggest living room to at least 18degC even on the winter coldest days. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical health as well as their mental health.

The source of heat requirements that it be permanently fixed (i.e., not portable) and at minimum 1.5 kW of heating capacity, and meet the minimum requirement for heat capacity to heat the living space in general. The Heating Assessment Tool can be used to determine if the current fix heater(s) are adequate or whether you will need to ‘top up’ by adding a second heater. Fires that are open and unflued heaters such as small portable LPG bottle heaters aren’t considered acceptable heating options under Healthy Homes Standard. Healthy Homes Standard.

If the heating that you provide is an electric heater or heat pump, it should have a thermostat. This makes the heating more reliable and efficient. For the majority of houses, bigger fixed heating systems such as wood burners, heat pumps, pellet burners or flued gas heaters are required. However, in certain instances such as small apartments small apartments, a smaller electric fixed heater could be enough.

If your living space is already equipped with a fixed heating source, such as a heat pump, then it might need some additional energy to make sure it meets the requirements. Certain kinds of heaters aren’t able to be used to comply with the quality as they are either expensive, inefficient and/or unhealthy to run.

When it is about damp and water, it is typically the concerns you don’t notice that could become a major issue and end up causing damage to your investment as well as harming your tenant’s well-being.

Rental properties must be equipped with efficient drainage for the removal of rainwater, storm water and groundwater, with the proper outfall or runoff. Making sure that the water has a proper place to go, and it doesn’t sit beneath buildings is an essential part of maintaining your property’s dry.

The ground-moisture barrier typically a polythene sheet laid over the ground, to block any moisture that is present in the ground from rising into the building. It also assists in preventing moisture damage to the underfloor insulation.
