Unreasonable Gaps & Holes

Draught Stopping Normandale

Draughts are a major cause of dropping temperatures within households. A cold house is more expensive to heat, meaning wasting energy and incurring higher costs.

If a draught is felt from unreasonable gaps or holes, it needs to be sealed.

What are the most unreasonable gaps or holes?

If you can feel external air flowing in or a clear draught from a crack or a gap or crack, then it is likely a crack or hole which requirements sealing in some way. Large cracks and gaps should be stopped permanently. Gaps greater than 3mm that let air into or out from the house require to be sealed. For instance, if an open fireplace isn’t being used, it can cause draughts and must be sealed off. Property managers and landlords are responsible for making sure that these draughts are stopped as much as imaginable.

There is no require to block up intentional gaps or holes in the construction. For instance, small gaps around doors and windows could be required to allow for the movement of the building as the home warms and cools so that they are able to be closed and opened rather than being stuck. We will examine all doors and windows in our Healthy Homes assessment of your rental property.

Adequate heaters are crucial for well-being homes

Heating Normandale

Rental properties in Normandale should have a permanent source of heating that can heat the principal or the biggest living room to at least 18degC, even on the winter coldest days. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical health and mental well-being.

The source of heat requirements that it be permanently fixed (i.e., not portable) that is, at minimum 1.5 kW in heating capacity, and must meet the minimum heating capacity needed in the living area. The Heating Assessment Tool can be used to determine if the existing permanent heater(s) are adequate or whether you will need to "top-up" with a new heater. Open fires as well as unflued combustion heaters, such as portable LPG bottle heaters aren’t considered to be suitable heating options under The Healthy Homes Standard.

If the heating system you provide is an electric heater or heat source, it needs to include the thermostat. This will help make the heating more reliable and efficient. For the majority of houses, bigger fixed heating systems such as heat pumps, wood burners, pellet burners or flued gas heaters are needed. However, in some cases like small apartment buildings the smaller fixed electric heater might be enough.

If your living space already has a fixed heating source like an air conditioner, it might require some additional energy in order to comply with the standards. Some types of heaters can’t be used to comply with the quality as they are either not efficient, cost prohibitive to operate and/or unsafe to run.

Living rooms, bedrooms, dining rooms, and kitchens are all considered living spaces. Connecting spaces such as the hallway aren’t liveable and therefore don’t require an opening window or door.

Every window, door or Skylight needs to be able of opening to the outside, but remain fixed in an open position in order to allow to circulate fresh air as well as ventilation.

The bathrooms in all kitchens as well as any other space in your home with a bath, shower and cooktop or another moisture-producing item will need appropriate extractor fans that vent out to the outside. The Healthy Homes Assessment service will check that there is adequate ventilation throughout the living spaces that includes extractor fans that are suitable for areas that are high in moisture.

Insulation Normandale

Ceiling and underfloor insulation is a requirement to all rental homes since July 1, 2019. All landlords and property managers should ensure the insulation meets this new standard. In some instances, old ceiling insulation as well as insulation within the sub floor space may require to be added or replaced.

A well-insulated property can reduce condensation, and decrease the risk of mould and dampness and will also make much easier to the household to keep warmth.

Normandale Moisture Ingress & Drainage

Keeping your rental property safe from moisture isn’t just about the inside It’s about having to ensure there is somewhere to allow surface, rain as well as groundwater to move, and stop it from coming inside. When it comes to moisture and damp it’s typically the things you don’t notice that can become a big problem, causing the property to suffer and affecting your tenant’s health.

Rental properties need to be equipped with efficient drainage to remove floodwaters, surface water, and ground water. This includes an appropriate runoff or outfall. Making sure that water has a location to go, and that it doesn’t get sucked into structures is an crucial aspect of maintaining your property’s dry.

In addition to a drainage system to prevent water ingress, if the property has an enclosed space between your floor and the surface, a ground moisture barrier should be put in place if it’s reasonably practicable to install it.

An underground moisture barrier usually made of polythene and is laid on top of the ground, to block any moisture that is present in the ground from rising into the structure. It also helps to prevent moisture damage to the underfloor insulation.
