Unreasonable Gaps & Holes

Draught Stopping Normandale

Draughts may lead to lower temperatures in houses. A damp house is more expensive to heat, which results in wasting energy and incurring higher costs.

If a draught can be perceived as a result of gaps or holes that it requirements to be sealed.

What are unreasonable gaps or holes?

If you can feel external air coming in or an unobstructed draught coming out of a hole or gap, then it is likely to be a gap or an opening that needs sealing in some way. Large gaps and cracks should be stopped permanently. Gaps greater than 3mm that allow air to enter or exit into your home require to be sealed. For instance, if an open fireplace isn’t in use it can cause draughts and should be sealed from. Landlords and property managers are responsible for making sure that these draughts are stopped as far as possible.

There is no need to block off holes or gaps which are part of the construction. For example, tiny gaps around windows and doors may be required to allow for movement of the building as the house is heated and cools to allow them to be closed and opened instead of than securing. We will examine the windows and doors in our Healthy Homes assessment of your rental property.

The proper heating equipment is crucial for well-being houses

Heating Normandale

Normandale rental properties must have a fixed heating source that is able to heat the{ main or largest|| largest or main| principal or the biggest} living area to at minimum 18degC even on the most coldest days of the year. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heating requirements that it be permanently fixed (i.e., not portable) that is, at minimum 1.5 horsepower in capacity, and it must have the minimum capacity for heating required for the main living room. The Heating Assessment Tool can be used to determine if the fixed heater(s) are sufficient or if you’ll require to ‘top up’ with an additional heater. Unflued combustion and open fire heaters, such as mobile LPG bottle heaters aren’t considered to be acceptable heating options under the Healthy Homes Standard.

If the heating you offer is electric heating or heat pump it should include the thermostat. This makes the heating more uniform and efficient. For most homes, larger fixed heating equipment like wood burners, heat pumps pellet burners, flued gas heaters are needed. However, in some cases like small apartments, a smaller fixed electric heater may be sufficient.

If the living area already has a fixed heating source, such as a heat pump, then it might just require some additional energy to ensure it meets the requirements. Some types of heaters can’t be utilised to meet the standard since they’re either expensive, inefficient or unsafe to operate.

Ventilation Normandale

Each liveable space in a rental property has to have at least one openable window or exterior door to provide natural airflow. In addition, high moisture spaces like kitchens and bathrooms need to have an externally vented extractor to eliminate moisture.

This ventilation standard is all about acknowledging it is that dried air can be more easy to heat, and that the property that is properly ventilated is less likely to grow mould and damp.

Bedrooms, living rooms, dining rooms, and kitchens are considered liveable spaces. Connecting spaces such as the hallway aren’t liveable , and thus do not need an opening window or door.

Every window, door or skylight needs to have the ability to open to the outside, and stay set in an opening position, allowing to circulate fresh air as well as ventilation.

The bathrooms in all kitchens and any other room in your property with a bath, shower and cooktop or another humidity-generating items will require proper extractor fan systems that vent towards the outside. We offer a Healthy Homes Assessment service will verify that there is enough ventilation throughout the living spaces and will also check for the proper extractor fans for areas that are high in moisture.

Insulation Normandale

Ceiling and underfloor insulation is mandatory in all rental homes from 1 July 2019. Property managers and landlords must make sure the insulation meets current quality. In certain situations, the an existing insulation on the ceiling or in the sub floor space might require to be filled with or replaced.

A house that is well-insulated can help control condensation and lessen the likelihood of dampness and mould, and it will make an easier task for the house to retain the heat.

Insulation needs to meet the R-values required for your area

The "R" is a symbol for thermal resistance and it is a measurement of how well insulation can withstand heat flow. The more R-value is higher, the higher the quality of insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – The rest area of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 below floor R 1.3

Normandale Moisture Ingress & Drainage

Keeping your rental property safe from dampness isn’t just about the interior of the building It’s about having to ensure there is somewhere for surface, rain as well as groundwater to move, and stop it from coming inside. When it concerns damp and moisture it’s usually not apparent that it could be a huge problem that can cause damage to your investment and affecting your tenant’s health.

Properties that are rented must have effective drainage for the removal of storm water, surface water, and ground water, including an appropriate outfall or runoff. Making sure that the water has a location to go, and that it isn’t allowed to remain beneath buildings is an essential part of making sure your property is dry.

In addition to a drainage system to prevent moisture from entering, if your property has an enclosed space between your flooring and ground, a ground moisture barrier must be constructed if it is reasonably practicable to install it.

The ground-moisture barrier typically a polythene sheet laid over the ground, to block any moisture from the ground from entering the home. It also assists in preventing any damage to your underfloor insulation.
