Heating Normandale

Rental properties in Normandale require a reliable heating source that is able to heat the largest or main living area to at minimum 18 degrees Celsius, even on the winter coldest days. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical well-being and mental wellbeing.

The source of heat requirements to be fixed (i.e. not portable), at least 1.5 horsepower in capacity, and meet the minimum requirement for heat capacity in the living area. The Heating Assessment Tool can be used to check if the current fix heater(s) are sufficient or if you’ll require to "top-up" with a new heater. Open fires and unflued combustion heaters, such as portable LPG bottle heaters are not considered to be suitable heating options for the Healthy Homes Standard.

If the heating you provide is an electric heater or heat source, then it must include an thermostat. This makes the heating more uniform and effective. For most houses, larger fixed heating systems such as heat pumps, wood burners, pellet burners or flued gas heaters are needed. In certain situations, like small apartment buildings the smaller fixed electric heater could be enough.

If the main living room already has a central heating source, like heat pumps, it might need some additional energy to meet the standards. Certain kinds of heaters cannot be utilised to meet the standard as they are either expensive, inefficient and/or unsafe to run.

Ventilation Normandale

Every living space of the rental property should have at least one opening window or exterior door to offer natural airflow. Additionally, areas with high moisture areas like kitchens and bathrooms should have an externally vented extractor fan that can eliminate moisture.

A ventilation standard is all about recognising how dried air can be less difficult to heat and the property that is properly ventilated is less likely to develop damp and mould.

Bedrooms, living rooms kitchens, and dining areas are considered to be liveable spaces. Connecting spaces such as the hallways are not living spaces and therefore don’t need an opening door or window.

Each door, window or Skylight needs to be able to open up to the outside and remain at an open angle to allow for fresh air circulation and air flow.

All bathrooms and kitchens and any other room in your property with a bath, shower, cooktop or other high moisture-producing item will require proper extractor fan systems which are vented to the outdoors. The Healthy Homes Assessment service will ensure that there is sufficient ventilation in every living space with the right extractor fan in areas with high moisture.

Insulation Normandale

The insulation of the ceiling and underfloor is mandatory to all rental homes from 1 July 2019. All landlords and property managers should ensure the insulation meets standards that are in line with the latest standard. In some instances, an existing insulation on the ceiling or in the subfloor space may need to be replaced or replaced.

A well-insulated property can reduce condensation and lessen the likelihood of dampness and mould, and it will make more easy for the household to keep the heat.

Insulation needs to be in compliance with the R-values for your area

The "R" is a symbol for thermal resistance, and is a gauge of how well the insulation is able to resist heat flow. The higher the R-value, the higher the quality of insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9, underfloor R 1.3
  • Zone 2 – the rest of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 below floor R 1.3

Normandale Moisture Ingress & Drainage

Making sure your rental property is protected from water damage isn’t only about the interior of the building; you have to make sure there is somewhere to allow surface, rain or ground water, and also stop it from getting into the building. When it comes to moisture and damp it is frequently the things you don’t notice that could become a major issue, causing the property to suffer and affecting the tenant’s well-being.

Rental properties need to have efficient drainage for the removal of rainwater, storm water, and ground water. This includes an appropriate runoff or outfall. Making sure that water has a proper place to go, and also that it doesn’t get sucked into buildings is a vital aspect of keeping your property dry.

Alongside a drainage system to avoid the ingress of moisture, if your apartment has an enclosed gap between your floor and ground, a ground water barrier must be constructed if it is reasonably practicable to install it.

Ground moisture barriers are generally made of polythene and is laid on top of the ground to prevent any moisture in the ground from entering the structure. It also assists in preventing moisture damage to the underfloor insulation.
