Healthy homes matter

What are the reasons why Healthy Homes Compliance so Important?

A majority of households rent the property in New Zealand and Ngauranga, and research suggests that rental houses are most likely to be colder, older and have less effective heating, and generally tend to be lower quality than houses that are owned by the owner.

Cold, damp and mouldy houses can have negative well-being outcomes, particularly for illnesses like colds, influenza, asthma, and cardiovascular diseases. Additionally, those who reported four or more key housing quality problems frequently have lower levels of satisfaction with life and a decrease in well-being.

Enhancing the standard of Ngauranga rental property can allow tenants to experience better mental and physical health as well as lessen disruption to work, learning and daily life due to health issues. Your investment will be protected from mildew, mould and damp-related damage, which results in less maintenance costs in the long run.

The Healthy Homes Standards are a list of the specific and minimum requirements for heating, insulation Ventilation, Moisture ingress and Drainage, as well as Draught stopping on Ngauranga rental properties.

Unreasonable Gaps & Holes

Draught Stopping Ngauranga

Draughts increase the likelihood of less temperature in houses. A draughty home costs more to heat, which completed jobs in wasting energy and incurring higher costs.

If a draft can be perceived as a result of gaps or holes the area needs to be sealed.

What are unreasonable gaps or holes?

If you can feel external air entering or the sound of a clear draught emanating out of a hole or gap and you are able to feel it, it is probably a gap or crack that requirements sealing in the way you can. Cracks and gaps that are large should be stopped permanently. Cracks that are greater than 3mm and let air in or out of your house require the sealing. For instance, if an open fireplace isn’t in use it may cause draughts and should be shut from. Property managers and landlords are accountable for ensuring such draughts are eliminated whenever imaginable.

There is no need to block holes or gaps in the building. For example, tiny gaps around doors and windows might be necessary to allow movement of the building as the household warms and cools so that they can still be closed and opened instead of than being stuck. We will test every window and door as part of the Healthy Homes assessment of your rental property.

Heating Ngauranga

Ngauranga rental properties require a reliable heating source which can warm the largest or main living space to at least 18 degrees Celsius, even on the coldest winter days. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical health as well as their mental health.

The source of heat requirements that it be permanently fixed (i.e. not portable) and at least 1.5 kW in heating capacity, and meet the minimum requirement for heat capacity for the main living space. A Heating Assessment Tool could be used to determine if the current permanent heater(s) are adequate or if you’ll need to top up with an additional heater. Open fires as well as unflued combustion heaters, such as mobile LPG bottle heaters are not considered to be safe heating options in those following the Healthy Homes Standard.

If the heating you offer is electric heating or heat source, it must have an thermostat. This will make the heating more uniform and effective. For the majority of houses, bigger fixed heating equipment like heat pumps, wood burners, pellet burners or flued gas heaters are needed. However, in certain instances such as small apartments small apartments, a smaller electric fixed heater might be enough.

If the living area is already equipped with a fixed heating source like a heat pump, then it may need some additional energy to ensure it meets the requirements. Certain kinds of heaters cannot be used to achieve the quality since they’re either not efficient, cost prohibitive to operate and/or unsafe to run.

Ventilation Ngauranga

Each living space within a rental property must have at least one opening windows or an exterior door to provide natural ventilation. In addition, high moisture spaces like kitchens and bathrooms need to have an externally vented extractor fan to get rid of moisture.

This ventilation quality is all about recognising how the dry atmosphere is less difficult to heat and heat, and a property that is well ventilated is less likely to be a victim of damp and mould.

Bedrooms, living rooms, dining rooms, and kitchens are considered liveable areas. Spaces that connect, such as the hallway aren’t considered living spaces and therefore don’t need an opening door or window.

Each door, window or the skylight needs for them to be in a position to open to the outside, but remain fixed in an open position in order to allow ventilation and fresh air air flow.

All kitchens and bathrooms, and every other room of your property with a bath, shower, cooktop or other high water-generating appliance will need adequate extractor fans that vent towards the outside. Our Healthy Homes Assessment service will verify that there is enough air circulation in every living space, including suitable extractor fans in areas of high moisture.

Insulation Ngauranga

Ceiling and underfloor insulation has been compulsory in all rental houses as of July 1st, 2019. Property managers and landlords have to ensure that the insulation meets current quality. In some instances, current ceiling insulation, or the insulation of the subfloor space might require to be filled with or replaced.

A well-insulated property will help to control condensation and lower the chance of dampness and mould, as well as making much easier for the home to hold warmth.

Insulation needs to be in compliance with the R-values of your area.

The "R" signifies thermal resistance and is a measure of how well the insulation resists heat flow. The more R-value is higher, the higher the standard of insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – The rest part of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 (underfloor R 1.3

Ngauranga Moisture Ingress & Drainage

Keeping your rental property safe from moisture isn’t just about the inside It’s about having to ensure there is somewhere for rain, surface as well as groundwater to move, and stop it from coming into the building. When it is damp and moisture, it’s often not apparent that it can cause a lot of trouble that can cause damages to your investment and affecting your tenant’s well-being.

Rental properties must have efficient drainage to remove floodwaters, surface water, and ground water, which includes the proper outfall or runoff. Making sure that the water has a place to go and that it can’t linger underneath the buildings is an essential part of making sure your property is dry.

Alongside a drainage system to prevent the ingress of moisture, if your apartment has an enclosed gap between your flooring and the soil, a ground-water barrier must be installed if it is reasonably practicable to do so.

The ground-moisture barrier typically made of polythene and is laid on top of the ground, to block any moisture in the ground from getting into the home. It also helps to prevent from causing damage to the flooring insulation.
