Unreasonable Gaps & Holes

Draught Stopping Mount Victoria

Draughts can lead to low temperatures inside households. A cold home is more expensive to heat, resulting in wasted energy and increased bills.

If a draft can be felt through gaps that are too large or holes that it needs to be sealed.

What are unreasonable gaps and holes?

If you can feel external air entering or the air is clear out of a hole or gap, then it’s most likely a gap or hole that requirements sealing in the way you can. Large cracks and gaps should be permanently stopped. The gaps that exceed 3mm that let air into or out of your home need seals. For instance, if an open fireplace isn’t used it may cause draughts and should be shut off. Property managers and landlords are responsible for ensuring such draughts are eliminated in the maximum extent imaginable.

You don’t need to block up intentional gaps or holes that are part of the building. For instance, small gaps around doors and windows could be required to allow movement of the structure as the home is heated and cools in order to let them be shut and opened, rather than being stuck. We will examine all windows and doors during your Healthy Homes assessment of your rental property.

The proper heating equipment is important to ensure healthy homes

Heating Mount Victoria

Rental properties in Mount Victoria must have a fixed source of heating that can warm the principal or the biggest living room to at least 18degC, even during the coldest winter days. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heat needs for it to be permanent (i.e., not portable), at least 1.5 horsepower in capacity and have the minimum heating capacity needed for the main living space. A Heating Assessment Tool could be used to determine if the current fixed heater(s) are adequate or if you’ll require to ‘top up’ by adding a second heater. Open fires as well as unflued combustion heaters such as the portable LPG bottle heaters aren’t considered to be safe heating options under The Healthy Homes Standard.

If the heating you offer is electric heating or heat source, then it must be equipped with the thermostat. This will help make the heating more consistent and efficient. For the majority of houses, bigger heaters that are fixed, such as heat pumps, wood burners pellet burners, flued gas heaters will be required. In certain situations, like small apartments, a smaller fixed electric heater may be sufficient.

If the living area already has a fixed heating source, like heat pumps, it may need an upgrade to be able to meet the standards. Certain kinds of heaters cannot be used to comply with the quality as they are either costly, not affordable to run, or are unsafe to operate.

Ventilation Mount Victoria

Each liveable space in a rental property must include at least one open door or window to offer natural ventilation. In addition, humid areas such as kitchens and bathrooms must have a suitable externally vented extractor fan to remove moisture.

The ventilation standard is all about recognising the fact that dried air can be less difficult to heat and a well ventilated rental property is less likely to be a victim of damp and mould.

Bedrooms, living rooms, kitchens, and dining rooms are all considered living spaces. Connecting spaces like the hallway aren’t considered liveable , and thus don’t need an opening door or window.

Each window, door or the skylight needs for them to be in a position to open up to the outside, but remain set in an opening position in order to allow the circulation of fresh air and ventilation.

The bathrooms in all kitchens and any other room in your home that has shower, bath, cooktop or other high water-generating appliance will need adequate extractor fans which are vented to the outside. This Healthy Homes Assessment service will make sure there is sufficient ventilation in every living space and will also check for the proper extractor fans in areas with high moisture.

Insulation Mount Victoria

Ceiling and underfloor insulation has been compulsory to all rental homes as of July 1st, 2019. Property managers and landlords should ensure the insulation meets standards that are in line with the latest standard. In some cases, an existing insulation on the ceiling or in the subfloor space might require to be added or replaced.

A well-insulated house will reduce the risk of condensation and lessen the likelihood of mould and dampness and it will make an easier task to allow the home to keep the heat.

Insulation requirements to meet the R-values required for your area

The "R" signifies thermal resistance and it is a measurement of how well the insulation can withstand heat flow. The more R-value is higher, the higher the quality of insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – The rest of the North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 below floor R 1.3

Mount Victoria Moisture Ingress & Drainage

Protecting your rental property from dampness isn’t just about the interior of the building; you have to make sure there is somewhere for surface as well as groundwater to move and also stop it from getting inside. When it is damp and moisture, it is often what you don’t see that could become a major issue, causing damage to your investment and harming your tenant’s health.

Rental properties should be equipped with effective drainage to get rid of storm water, surface water and ground water, including an appropriate outfall or runoff. Making sure the water has a location to go, and that it doesn’t sit beneath buildings is a vital aspect of making sure your property is dry.

In addition to a drainage system to prevent moisture from entering, if your apartment has an enclosed gap between floorboards and the surface, a ground moisture barrier must be put in place when it is reasonably practicable to do so.

An underground moisture barrier generally a sheet of polythene that is placed over the ground to stop any moisture present in the ground from entering the structure. It also helps to prevent moisture damage to the underfloor insulation.
