Unreasonable Gaps & Holes

Draught Stopping Mount Victoria

Draughts may lead to lower temperatures in houses. A damp home costs more to heat, resulting in wasted energy and incurring higher costs.

If a draught is noticed from gaps that are not adequate or holes the area needs to be closed.

What are unjustifiable gaps or holes?

If you are able to feel external air entering or the air is clear from a hole or gap and you are able to feel it, it’s probably a gap or hole that requirements sealing in some way. Cracks or gaps with large gaps must be sealed permanently. Any gaps greater than 3mm that allow air in or out of the home require sealing. For example, if an open fireplace is not in use, it may cause draughts and should be sealed from. Property managers and landlords are accountable for making sure that such draughts are squelched as far as possible.

You don’t need to cover up holes or gaps which are part of the building. For instance, small gaps around doors and windows might be necessary to allow for the movement of the building when the house gets warmer and cooler, to allow them to be closed and opened instead of than sticking. We will examine all doors and windows as part of our Healthy Homes assessment of your rental property.

Heating Mount Victoria

Mount Victoria rental properties need to have a stable source of heat which can warm the living space to at least 18degC even on the coldest days of the year. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The heating source needs to be fixed (i.e., not portable) that is, at least 1.5 kW of heating capacity, and it must have the minimum requirement for heat capacity in the living area. A Heating Assessment Tool may be used to determine whether your current permanent heater(s) are sufficient or if you’ll need to ‘top up’ with a new heater. Open fires as well as unflued combustion heaters such as the portable LPG bottle heaters aren’t considered to be acceptable heating options under The Healthy Homes Standard.

If the heating that you offer is an electric heater or heat pump then it must have a thermostat. This will help make the heating more uniform and efficient. For most properties, larger fixed heating systems such as heat pumps, wood burners, pellet burners or flued gas heaters are required. However, in certain instances like apartments with small spaces, a smaller fixed electric heater could be enough.

If the living area already has a central heating source like an air conditioner, it might just need an upgrade to meet the standards. Certain kinds of heaters aren’t able to be used to achieve the quality because they’re expensive, inefficient and/or unhealthy to run.

Ventilation Mount Victoria

Every living space of a rental home must have at least one openable windows or an exterior door to provide natural airflow. Additionally, areas with high moisture areas such as kitchens or bathrooms must have a suitable venting fan outside to get rid of moisture.

The ventilation quality is all about recognising the fact that dry air is easier to heat and a well ventilated rental property will be less prone to developing mould and damp.

Living rooms, bedrooms, kitchens, and dining rooms are considered to be liveable spaces. Connecting spaces like the hallway are not considered liveable and therefore do not require an opening door or window.

Each door, window or skylight needs for them to be in a position of opening to the outside, but remain set in an opening position, allowing for fresh air circulation and air flow.

All bathrooms and kitchens and every other room of your home with shower, bath and cooktop or another moisture generating item will require proper extractor fan systems which are vented towards the outside. Our Healthy Homes Assessment service will verify that there is enough ventilation in every living space that includes extractor fans that are suitable for areas that are high in moisture.

Insulation Mount Victoria

Underfloor and ceiling insulation is a requirement for all rent houses since 1 July 2019. All landlords and property managers must ensure that the insulation is in line with standards that are in line with the latest quality. In some instances, an existing insulation on the ceiling or in the sub floor space might require to be replaced or replaced.

A house that is well-insulated can reduce condensation and lessen the likelihood of dampness and mould, and also makes more easy to allow the house to retain warmth.

Insulation needs to be in compliance with the R-values required for your area

The "R" signifies thermal resistance, and is a measure of how well the insulation can withstand heat flow. The more high the R-value, higher the standard of insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – The rest part of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 below floor R 1.3

Mount Victoria Moisture Ingress & Drainage

Protecting your rental property from water damage isn’t only about the interior of the building It’s about having to make sure there is somewhere to allow surface, rain as well as groundwater to move, and stop it from coming inside. When it is damp and moisture, it is usually what you don’t see that can become a big problem and end up causing damages to your investment and harming your tenant’s well-being.

Rental properties must have efficient drainage to get rid of storm water, surface water, and groundwater, with an appropriate runoff or outfall. Making sure the water has a place to go, and also that it can’t linger underneath the structures is a crucial aspect of making sure your property is dry.

Alongside a drainage system to avoid water ingress, if the apartment has an enclosed gap between your flooring and the soil, a ground-water barrier must be constructed if it is reasonably practicable to install it.

An underground moisture barrier usually a polythene sheet laid over the ground to prevent any moisture that is present in the ground from getting into the building. It also assists in preventing any damage to your underfloor insulation.
