Unreasonable Gaps & Holes

Draught Stopping Mount Victoria

Draughts are a major cause of dropping temperatures within households. A cold house is more expensive to heat, meaning wasting money and energy.

If a draught could be noticed from gaps that are not adequate or holes the area requirements to be sealed.

What are the most unreasonable gaps or holes?

If you are able to feel external air flowing in or the air is clear from a hole or gap, then it is likely a crack or an opening that needs sealing in some way. Large cracks and gaps should be stopped permanently. The gaps that exceed 3mm that allow air to enter or exit of your house need the sealing. For instance, if an open fireplace is not in use, it can cause draughts and should be shut off. Landlords and property managers are responsible for making sure that such draughts are squelched in the maximum extent imaginable.

You don’t require to block off holes or gaps that are part of the building. For example, tiny gaps around doors and windows could be necessary to allow movement of the building as the household is heated and cools so that they are able to be opened and closed rather than securing. We will examine the windows and doors as part of your Healthy Homes assessment of your rental property.

Heating Mount Victoria

Rental properties in Mount Victoria should have a permanent heating source which can warm the living space to at least 18degC, even during the most coldest days of the year. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical health and mental wellbeing.

The source of heating requirements to be fixed (i.e. not portable) with at minimum 1.5 kW of heating capacity, and it must have the minimum required heating capacity to heat the living space in general. A Heating Assessment Tool could be used to determine if the current fixed heater(s) are sufficient or if you’ll require to ‘top up’ with a new heater. Open fires and unflued combustion heaters, such as portable LPG bottle heaters aren’t considered to be suitable heating options under the Healthy Homes Standard.

If the heating system you offer is an electric heater (or heat pump), it should include an thermostat. This will help make your heating more consistent and efficient. For most properties, larger fixed heating devices such as heat pumps, wood burners pellet burners, flued gas heaters will be required. In certain situations, like small apartment buildings the smaller fixed electric heater may be sufficient.

If your main living space already has a central heating source like the heat pump, it might just need some additional energy to make sure it meets the requirements. Some types of heaters can’t be used to meet the standard because they’re inefficient, unaffordable to operate and/or unsafe to run.

Insulation Mount Victoria

Insulation for underfloor and ceilings is mandatory for all rent homes as of July 1st, 2019. Property managers and landlords have to ensure the insulation meets standards that are in line with the latest quality. In certain situations, the existing ceiling insulation or insulation in the sub floor space might require to be filled with or replaced.

A well-insulated house can reduce condensation and lessen the likelihood of mould and dampness, and also makes much easier for the house to hold warmth.

Insulation needs to meet the R-values required for your area

The "R" is a symbol for thermal resistance and it is a measurement of how well the insulation resists heat flow. The more high the R-value, more efficient the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9, underfloor R 1.3
  • Zone 2 – all of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3, underfloor R 1.3

Mount Victoria Moisture Ingress & Drainage

Protecting your rental property from moisture isn’t just about the inside; you have to make sure there is somewhere for rain, surface as well as groundwater to move, and prevent it from getting inside. When it comes to moisture and damp it is typically what you don’t see that can become a big problem that can cause the property to suffer and affecting your tenant’s health.

Rental properties should have efficient drainage to eliminate rainwater, storm water and ground water, including an appropriate outfall or runoff. Making sure that water has a location to go, and it isn’t allowed to remain beneath structures is an important aspect of maintaining your property’s dry.

Alongside a drainage system to prevent water ingress, if the apartment has an enclosed gap between the floor and ground, a ground moisture barrier must be put in place when it’s reasonably practicable to do so.

A ground moisture barrier is generally a sheet of polythene that is placed over the ground, in order to block any moisture in the ground from accumulating into the property. It also helps prevent water damage to the floor insulation.
