If a draft can be noticed from gaps that are not adequate or holes or holes, it needs to be sealed.

What are unjustifiable gaps or holes?

If you are able to feel external air getting in, or see a clear draught from a crack or a gap, then it is likely a crack or hole which requirements sealing in the way you can. Cracks or gaps with large gaps must be stopped permanently. The gaps that exceed 3mm that let air in or out from your house require sealing. Mount Victoria rental properties require a reliable source of heating which can warm the principal or the biggest living area to at minimum 18degC, even during the coldest winter days. The Heating Assessment Tool can be used to determine whether the current permanent heater(s) are sufficient or if you’ll require to top up by adding a second heater. Mount Victoria Moisture Ingress & Drainage

Keeping your rental property safe from water damage isn’t only about what’s inside the building it is also about the outside. You must ensure there is somewhere for rain, surface and ground water to go, and prevent it from getting into the building. When it comes to moisture and damp it’s often the things you don’t notice that could be a huge problem and cause damages to your investment and affecting your tenant’s health.

Rental properties need to be equipped with efficient drainage to eliminate floodwaters, surface water, and ground water, which includes an appropriate outfall or runoff. Making sure that water has a proper place to go, and it can’t linger underneath the structures is an important aspect of keeping your property dry.

Alongside the drainage system that will prevent moisture ingress, if your rental has an enclosed gap between your floor and the ground, a ground moisture barrier should be put in place if it’s reasonably practicable to do so.

Ground moisture barriers are generally made of polythene and is laid on top of the ground to stop any moisture that is present in the ground from getting into the structure. It also helps in preventing moisture damage to the underfloor insulation.
