If a draft can be perceived as a result of gaps or holes, it needs to be sealed.

What are unreasonable gaps or holes?

If you can feel external air getting in, or see the air is clear from a hole or gap that is, it is probably a gap or crack that requirements sealing in the way you can. Cracks or gaps with large gaps must be stopped permanently. Any gaps greater than 3mm that allow air in or out of your house require seals. Property managers and landlords are responsible for making sure that these draughts are stopped as far as imaginable.

Heating Mount Victoria

Mount Victoria rental properties should have a permanent heating source which can warm the main or largest living space to a minimum of 18degC, even on the coldest days of the year. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical well-being and mental wellbeing.

The heating source requirements for it to be permanent (i.e. not portable) that is, at least 1.5 Kilowatts in heating capacity, and meet the minimum required heating capacity in the living area. A Heating Assessment Tool may be used to determine whether the current installed heater(s) are sufficient or whether you will require to ‘top up’ with an additional heater. Fires that are open and unflued heaters such as portable LPG bottle heaters aren’t considered to be suitable heating options under The Healthy Homes Standard.

If the heating you offer is an electric heater or heat pump it must be equipped with an thermostat. This will help make the heating more reliable and effective. For the majority of houses, bigger fixed heating devices such as wood burners, heat pumps, pellet burners or flued gas heaters are necessary. In certain situations, like small apartments an electric, fixed heater may be sufficient.

If the main living room is already equipped with a fixed heating source such as the heat pump, it could need some additional energy in order to comply with the standards. Certain kinds of heaters aren’t able to be utilised to meet the quality because they’re expensive, inefficient and/or unhealthy to run.

Mount Victoria Moisture Ingress & Drainage

Keeping your rental property safe from water damage isn’t only about the interior of the building; you have to make sure there is somewhere for surface, rain and underground water to flow and to prevent it from getting into the building. When it comes to moisture and damp it’s frequently what you don’t see that can become a big problem, causing the property to suffer and affecting the tenant’s well-being.

Properties that are rented must be equipped with effective drainage to remove storm water, surface water and groundwater, with an appropriate outfall or runoff. Making sure the water has a proper place to go, and it doesn’t get sucked into structures is a crucial aspect of keeping your property dry.

In addition to an irrigation system to stop water ingress, if the apartment has an enclosed gap between floorboards and the soil, a ground-water barrier must be put in place when it is reasonably practicable to install it.

A ground moisture barrier is usually a sheet of polythene that is placed over the ground to prevent any moisture from the ground from getting into the property. It also helps in preventing water damage to the floor insulation.
