Unreasonable Gaps & Holes

Draught Stopping Mount Victoria

Draughts can lead to dropping temperatures within houses. A humid home will cost more to heat, which means wasting energy and increased bills.

If a draught can be perceived as a result of gaps or holes or holes, it needs to be closed.

What are unreasonable gaps or holes?

If you can feel external air flowing in or the sound of a clear draught emanating from a crack or a gap, then it’s probably a gap or hole which needs sealing in somehow. Cracks and gaps that are large should be fixed permanently. Any gaps greater than 3mm that let air in or out of the house need sealing. For example, if the open fireplace isn’t in use it may cause draughts and must be sealed from. Property managers and landlords are responsible for ensuring that draughts from the fireplace are removed whenever imaginable.

There is no require to block off holes or gaps in the building. For example, tiny gaps around doors and windows could be required to allow movement of the building when the house gets warmer and cooler, in order to let them be shut and opened, rather than being stuck. We will examine the windows and doors in an Healthy Homes assessment of your rental property.

Heating Mount Victoria

Mount Victoria rental properties require a reliable source of heating that is able to heat the main or largest living space to a minimum of 18degC, even during the most coldest days of the year. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical health and mental outlook.

The source of heating requirements for it to be permanent (i.e. not portable), at minimum 1.5 kW of heating capacity, and meet the minimum required heating capacity in the living area. A Heating Assessment Tool may be used to check if the existing fix heater(s) are adequate or whether you will require to top up by adding a second heater. Open fires and unflued combustion heaters, such as portable LPG bottle heaters are not considered to be acceptable heating options under those following the Healthy Homes Standard.

If the heating you provide is electric heating or heat pump it needs to be equipped with the thermostat. This will help make your heating more consistent and efficient. For most properties, larger heaters that are fixed, such as heat pumps, wood burners, pellet burners or flued gas heaters are necessary. In some instances, like small apartment buildings small apartments, a smaller electric fixed heater may suffice.

If your main living space is already equipped with a fixed heating source, such as an air conditioner, it might need an update to meet the standards. Certain types of heaters cannot be used to meet the quality because they’re not efficient, cost prohibitive to operate and/or unhealthy to run.

Ventilation Mount Victoria

Every living space of the rental property should include at least one open windows or an exterior door to provide natural ventilation. In addition, high moisture areas such as kitchens and bathrooms should be equipped with an externally vented extractor fan that can remove moisture.

This ventilation standard is all about acknowledging it is that the dry atmosphere is less difficult to heat, and that the property that is properly ventilated is less likely to grow damp and mould.

Living rooms, bedrooms, kitchens, and dining rooms are all considered living spaces. Connecting spaces such as the hallways are not liveable , and thus do not require an opening window or door.

Each window, door or skylight needs to have the ability to open to the outside, and stay at an open angle, allowing the circulation of fresh air and ventilation.

The bathrooms in all kitchens and any other room in your property with a bath, shower and cooktop or another moisture-producing item will require appropriate extractor fans that are vented out to the outside. Our Healthy Homes Assessment service will check that there is adequate air circulation in every living space that includes extractor fans that are suitable in areas with high moisture.

Insulation Mount Victoria

Insulation for underfloor and ceilings is mandatory in all rental houses since July 1, 2019. All landlords and property managers are required to make sure that the insulation meets this new quality. In certain situations, the existing ceiling insulation or insulation in the sub floor space might need to be added or replaced.

A well-insulated house will help to control condensation and reduce the chances of mould and dampness, and will also make it easier for the house to keep heat.

Insulation requirements to meet the R-values for your area

The "R" is a symbol for thermal resistance, and it is a measurement of how well insulation can withstand heat flow. The greater the R-value, the higher the standard of insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – the rest part of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 below floor R 1.3

Mount Victoria Moisture Ingress & Drainage

Protecting your rental property from water damage isn’t only about the inside of the building but you must make sure there is somewhere for surface and ground water to go and prevent it from getting inside. When it is damp and moisture, it’s typically not apparent that it could be a huge problem, causing damage to your investment and harming your tenant’s health.

Properties that are rented must be equipped with effective drainage to eliminate rainwater, storm water and ground water, including the proper outfall or runoff. Making sure the water has a proper place to go and that it can’t linger underneath the buildings is an essential part of keeping your property dry.

In addition to a drainage system to avoid water ingress, if the property has an enclosed space between floorboards and the ground, a ground moisture barrier must be constructed if it’s reasonably practicable to do so.

An underground moisture barrier usually a sheet of polythene that is placed over the ground, to block any moisture in the ground from getting into the home. It also assists in preventing from causing damage to the flooring insulation.
