Unreasonable Gaps & Holes

Draughts are a major cause of less temperature in houses. A humid house costs more to heat, meaning wasting energy and resulting in higher bills.

If a draught is felt from unreasonable gaps or holes, it requirements to be closed.

What are unjustifiable gaps or holes?

If you can feel external air entering or a clear draught from a crack or a gap and you can feel it, it is likely to be a gap or hole which requirements sealing in any way. Large cracks and gaps should be permanently stopped. Any gaps greater than 3mm that let air into or out from the home need seals. In the case of an open fireplace isn’t being used, it can cause draughts and should be blocked from. Landlords and property managers are accountable for making sure that such draughts are squelched as much as possible.

You don’t need to block up intentional holes or gaps which are part of the construction. For example, tiny gaps around doors and windows might be necessary to allow for the movement of the building when the home is heated and cools so that they can still be shut and opened, rather than being stuck. We will inspect all windows and doors during the Healthy Homes assessment of your rental property.

Heating Melling

Melling rental properties require a reliable heating source which can warm the main or largest living room to at least 18degC even on the coldest days of the year. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heat requirements for it to be permanent (i.e., not portable), at minimum 1.5 horsepower in capacity, and must meet the minimum required heating capacity in the living area. A Heating Assessment Tool can be used to check if the existing installed heater(s) are sufficient or whether you will require to "top-up" with an additional heater. Fires that are open and unflued heaters like small portable LPG bottle heaters are not considered acceptable heating options in Healthy Homes Standard. Healthy Homes Standard.

If the heating you offer is an electric heater (or heat pump), it should have an thermostat. This will help make your heating more consistent and effective. For most homes, larger fixed heating devices such as heat pumps, wood burners, pellet burners or flued gas heaters are necessary. However, in some cases such as small apartments an electric, fixed heater may be sufficient.

If the living area already has a fixed heating source like a heat pump, then it could need a top up to be able to meet the standards. Certain kinds of heaters aren’t able to be used to meet the standard since they’re either expensive, inefficient and/or unsafe to run.

Ventilation Melling

Every living space in a rental home must have at least one openable windows or an exterior door to offer natural ventilation. Furthermore, moist areas such as kitchens and bathrooms should be equipped with an venting fan outside to eliminate moisture.

The ventilation standard is all about acknowledging how dry air will be less difficult to heat, and that the property that is properly ventilated will be less prone to developing damp and mould.

Bedrooms, living rooms, kitchens and dining rooms are considered liveable areas. Connecting spaces like the hallway aren’t liveable , and thus do not need an opening door or window.

Each window, door or the skylight requirements for them to be in a position to open up to the outside, but remain set in an opening position in order to allow ventilation and fresh air ventilation.

Bathrooms, kitchens, and any other area in your home that has a bath, shower, cooktop or other high moisture-producing item will need appropriate extractor fans that are vented to the outdoors. We offer a Healthy Homes Assessment service will make sure there is sufficient ventilation in every living space and will also check for the proper extractor fans in areas with high moisture.

Insulation Melling

Ceiling and underfloor insulation is mandatory to all rental houses since July 1, 2019. All landlords and property managers have to ensure the insulation meets this new standard. In some cases, current ceiling insulation, or the insulation of the sub floor space might require to be added or replaced.

A house that is well-insulated will help to control condensation and lower the chance of mould and dampness and also makes it easier to the household to hold the heat.

Insulation needs to meet the R-values required for your area

The "R" is a symbol for thermal resistance and is a gauge of how well the insulation resists heat flow. The more high the R-value, better the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – the rest of the North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 (underfloor R 1.3

Melling Moisture Ingress & Drainage

The security of your rental home from dampness isn’t just about the inside it’s also about the outside. You must ensure there is somewhere to allow surface, rain and underground water to flow, and prevent it from getting inside. When it is about damp and water, it’s often those concerns that you aren’t aware of that can become a big problem that can cause the property to suffer and harming the tenant’s well-being.

Rental properties should be equipped with efficient drainage to get rid of rainwater, storm water, and ground water. This includes the proper outfall or runoff. Making sure the water is able to go, and that it can’t linger underneath the structures is an crucial aspect of keeping your property dry.

In addition to a drainage system to avoid water ingress, if the apartment has an enclosed gap between your flooring and ground, a ground moisture barrier must be put in place when it is reasonably practicable to do so.

A ground moisture barrier is usually a sheet of polythene that is placed over the ground, to block any moisture present in the ground from accumulating into the home. It also helps to prevent any damage to your underfloor insulation.
