Healthy homes matter

What is the reason Healthy Homes Compliance so important?

Around 1 in 3 households the property in New Zealand and Melling, and research shows us that these rental homes are more likely to be colder, older and have less efficient heating, and generally tend to be lower quality than the homes of owners.

Cold, damp and mouldy houses are linked to negative well-being outcomes, particularly ailments like colds and influenza, asthma, and heart diseases. Additionally, those who experience four or more major issues with their housing often have poor life satisfaction and lower mental wellbeing.

Unreasonable Gaps & Holes

Draught Stopping Melling

Draughts are a major cause of dropping temperatures within houses. A cold home is more expensive to heat, meaning wasting money and energy.

If a draught is perceived as a result of gaps or holes, it needs to be sealed.

What are unjustifiable gaps or holes?

If you can feel external air coming in or the air is clear from a crack or a gap or crack, then it’s likely to be a gap or hole which needs sealing in the way you can. Cracks or gaps with large gaps must be sealed permanently. Any gaps greater than 3mm that let air in or out into your house require sealing. For example, if an open fireplace is not in use, it can create draughts. This should be sealed off. Landlords and property managers are responsible for ensuring such draughts are eliminated as much as possible.

You don’t require to block off holes or gaps that are part of the building. For example, tiny gaps around windows and doors could be required to allow for movement of the structure as the household heats and cools, to allow them to be closed and opened instead of instead of being stuck. We will examine every window and door in an Healthy Homes assessment of your rental property.

Adequate heaters are crucial for well-being homes

Heating Melling

Rental properties in Melling require a reliable source of heat which can warm the principal or the biggest living area to at minimum 18 degrees Celsius, even on the coldest days of the year. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical health and mental wellbeing.

The heating source requirements to remain fixed (i.e. not portable) with at least 1.5 horsepower in capacity, and it must have the minimum required heating capacity to heat the living space in general. A Heating Assessment Tool can be used to check if the current fix heater(s) are adequate or whether you will require to ‘top up’ by adding a second heater. Fires that are open and unflued heaters such as the portable LPG bottle heaters are not considered to be suitable heating options under the Healthy Homes Standard.

If the heating you provide is electric heating or heat source, it should include an thermostat. This will help make your heating more consistent and efficient. For most properties, larger heaters that are fixed, such as heat pumps, wood burners pellet burners, flued gas heaters are required. In certain situations, such as small apartments, a smaller fixed electric heater may be sufficient.

If your living space already has a fixed heating source, such as a heat pump, then it may need an update in order to comply with the standards. Certain kinds of heaters aren’t able to be utilised to meet the quality since they’re either inefficient, unaffordable to operate and/or unhealthy to run.

Ventilation Melling

Every living space of a rental property must have at least one opening door or window to provide natural airflow. In addition, high moisture areas like kitchens and bathrooms need to have an externally vented extractor fan that can remove moisture.

The ventilation quality is all about acknowledging the fact that dried air can be much easier to heat and that a property that is well ventilated is less likely to be a victim of damp and mould.

Living rooms, bedrooms, dining rooms, and kitchens are considered liveable areas. Connecting spaces such as the hallway aren’t living spaces and therefore are not require an opening door or window.

Every window, door or Skylight requirements at least to open to the outside and remain closed to allow the circulation of fresh air and ventilation.

All bathrooms and kitchens as well as any other space in your house that houses a bath, shower and cooktop or another moisture generating item will require proper extractor fan systems that vent to the outside. Our Healthy Homes Assessment service will ensure that there is sufficient ventilation in every living space that includes extractor fans that are suitable in areas of high moisture.

Insulation Melling

The insulation of the ceiling and underfloor is required to all rental homes as of July 1st, 2019. Property managers and landlords should make sure that the insulation is up to standards that are in line with the latest quality. In some cases, current ceiling insulation, or the insulation of the subfloor space may require to be added or replaced.

A house that is well-insulated can help control condensation and reduce the chances of mould and damp, and also makes more easy to allow the house to hold warmth.

Insulation needs to meet the R-values for your area

The "R" stands for thermal resistance and it is a measurement of how well insulation is able to resist heat flow. The greater the R-value, the higher the standard of insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – The rest area of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 (underfloor R 1.3

Melling Moisture Ingress & Drainage

Making sure your rental property is protected from the effects of moisture isn’t just a matter of the inside but you must ensure there is somewhere for surface and ground water to go and stop it from coming into the building. When it concerns damp and moisture it is typically those things that you aren’t aware of that could become a major issue and end up causing the property to suffer and harming the tenant’s health.

Rental properties must have effective drainage to eliminate floodwaters, surface water, and ground water. This includes an appropriate runoff or outfall. Making sure the water has a proper place to go and that it doesn’t sit beneath structures is an crucial aspect of making sure your property is dry.

In addition to a drainage system to avoid the ingress of moisture, if your apartment has an enclosed gap between your floor and ground, a ground water barrier must be put in place when it is reasonably practicable to install it.

An underground moisture barrier generally made of polythene and is laid on top of the ground to stop any moisture present in the ground from rising into the property. It also assists in preventing any damage to your underfloor insulation.
