Unreasonable Gaps & Holes

Draught Stopping Melling

Draughts are a major cause of less temperature in homes. A humid home costs more to heat, meaning wasting energy and increased bills.

If a draft can be perceived as a result of gaps or holes the area needs to be closed.

What are unjustifiable gaps or holes?

If you are able to feel external air flowing in or a clear draught out of a hole or gap and you can feel it, it’s likely to be a gap or hole that requirements sealing in any way. Large cracks and gaps should be stopped permanently. The gaps that exceed 3mm that let air in or out into the house require to be sealed. For instance, if an open fireplace isn’t being used, it can create draughts. This should be sealed from. Landlords and property managers are accountable for making sure that these draughts are stopped in the maximum extent possible.

There is no need to cover up holes or gaps which are part of the building. For example, tiny gaps around windows and doors could be required to allow movement of the building as the house is heated and cools to allow them to be closed and opened rather than being stuck. We will inspect all doors and windows in your Healthy Homes assessment of your rental property.

A good heating system is crucial for well-being homes

Heating Melling

Rental properties in Melling need to have a stable source of heating that can heat the main or largest living space to at least 18degC even on the most coldest days of the year. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heat requirements to be fixed (i.e. not portable), at minimum 1.5 horsepower in capacity, and meet the minimum requirement for heat capacity for the main living room. A Heating Assessment Tool may be used to determine whether the fix heater(s) are adequate or whether you will require to "top-up" by adding a second heater. Open fires and unflued combustion heaters like the portable LPG bottle heaters are not considered acceptable heating options in the Healthy Homes Standard.

If the heating that you offer is electric heating or heat source, it must have an thermostat. This will make the heating more consistent and efficient. For the majority of houses, bigger fixed heating devices such as wood burners, heat pumps pellet burners, flued gas heaters are required. In certain situations, such as small apartments small apartments, a smaller electric fixed heater could be enough.

If the living area already has a central heating source, such as an air conditioner, it could require a top up in order to comply with the standards. Some types of heaters can’t be used to meet the standard since they’re either not effective, cost prohibitive to operate and/or unsafe to run.

Ventilation Melling

Every living space in the rental property should have at least one opening windows or an exterior door to offer natural ventilation. Furthermore, moist spaces like kitchens and bathrooms should have an externally vented extractor to remove moisture.

The ventilation quality is about recognising it is that dry air is much easier to heat, and that a well ventilated rental property will be less prone to developing mould and damp.

Bedrooms, living rooms, kitchens and dining rooms are considered to be liveable spaces. Spaces that connect, such as the hallway are not considered liveable , and thus do not need an opening door or window.

Each window, door , or skylight requirements to have the ability to open to the outside while remaining set in an opening position, allowing the circulation of fresh air and air flow.

All bathrooms and kitchens and any other area in your property with a bath, shower and cooktop or another humidity-generating items will need adequate extractor fans that vent towards the outside. Our Healthy Homes Assessment service will make sure there is sufficient air circulation in every living space, including suitable extractor fans in high moisture areas.

Insulation Melling

Ceiling and underfloor insulation is mandatory in all rental homes as of July 1st, 2019. Property managers and landlords have to make sure the insulation meets current quality. In some cases, existing ceiling insulation or insulation in the sub floor space might require to be replaced or replaced.

A well-insulated house can reduce condensation, and decrease the risk of mould and dampness and it will make more easy to allow the house to hold the heat.

Insulation needs to be in compliance with the R-values that are appropriate for your region.

The "R" refers to thermal resistance, and it is a measurement of how well insulation can withstand heat flow. The more R-value is higher, the more efficient the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – The rest of the North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 and underfloor R 1.3

Melling Moisture Ingress & Drainage

Protecting your rental property from the effects of moisture isn’t just a matter of what’s inside the building; you have to ensure there is somewhere for rain, surface and ground water to go, and also stop it from getting into the building. When it is damp and moisture, it is often what you don’t see that could become a major issue that can cause damage to your investment as well as harming your tenant’s health.

Rental properties should be equipped with efficient drainage to eliminate rainwater, storm water, and ground water, including an appropriate outfall or runoff. Making sure the water is able to go, and that it doesn’t sit beneath structures is an crucial aspect of making sure your property is dry.

In addition to a drainage system to avoid moisture from entering, if your property has an enclosed space between your floor and the ground, a ground water barrier must be constructed if it’s reasonably practicable to do so.

The ground-moisture barrier usually made of polythene and is laid on top of the ground to prevent any moisture present in the ground from getting into the structure. It also helps prevent moisture damage to the underfloor insulation.
