Healthy homes are important

Why is Healthy Homes Compliance so important?

A majority of households rent in New Zealand and Melling, and research suggests that rental homes are likely to be older, colder, are not as effective heating, and generally are of lower quality than owner occupied properties.

Damp, mouldy and cold houses are linked to negative health outcomes, particularly illnesses such as colds and influenza, asthma, and heart diseases. Furthermore, people who report four or more major house quality problems often experience less satisfaction in their lives and lower mental health.

Improving the standard of Melling rental property will allow tenants to enjoy improved mental and physical health as well as lessen disruptions to their work, education and daily life due to diseases. Your investment will also be better safeguarded from mildew, mould and damp damages, which means lower costs for maintenance in the long run.

The Healthy Homes Standards are a set of specific and minimal standards for Heating, Insulation Ventilation and Ventilation and Drainage, and Draught-stopping for Melling rental properties.

Unreasonable Gaps & Holes

Draught Stopping Melling

Draughts may lead to low temperatures inside homes. A humid home is more expensive to heat, which completed jobs in wasting money and energy.

If a draught is noticed from gaps that are not adequate or holes, it requirements to be sealed.

What are the most unreasonable gaps or holes?

If you are able to feel external air coming in or a clear draught from a crack or a gap and you are able to feel it, it’s likely to be a gap or hole that requirements sealing in somehow. Cracks and gaps that are large should be fixed permanently. Cracks that are greater than 3mm and allow air in or out of your home need seals. For example, if the open fireplace isn’t used it could cause draughts, and should be blocked from. Landlords and property managers are accountable for making sure that draughts from the fireplace are removed whenever imaginable.

You don’t require to block up intentional gaps or holes that are part of the construction. For example, tiny gaps around windows and doors may be required to allow for movement of the building as the home heats and cools, so that they are able to be closed and opened instead of instead of being stuck. We will inspect the windows and doors during the Healthy Homes assessment of your rental property.

Heating Melling

Melling rental properties should have a permanent source of heat which can warm the principal or the biggest living space to a minimum of 18 degrees Celsius, even on the coldest days of the year. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical health and mental well-being.

The source of heat requirements for it to be permanent (i.e. not portable) with at least 1.5 kW in heating capacity and have the minimum heating capacity needed for the main living room. The Heating Assessment Tool can be used to determine whether the current installed heater(s) are sufficient or if you’ll require to "top up" with an additional heater. Unflued combustion and open fire heaters such as the portable LPG bottle heaters are not considered to be suitable heating options in The Healthy Homes Standard.

If the heating you offer is electric heating or heat pump then it must have an thermostat. This will help make your heating more consistent and efficient. For the majority of homes, bigger fixed heating devices such as wood burners, heat pumps pellet burners, flued gas heaters are needed. However, in some cases like small apartment buildings small apartments, a smaller electric fixed heater may suffice.

If the main living room is already equipped with a fixed heating source such as the heat pump, it could need a top up in order to comply with the standards. Certain kinds of heaters aren’t able to be used to achieve the standard because they’re costly, not affordable to run, or unsafe to operate.

Ventilation Melling

Every living space of a rental property must have at least one openable door or window to provide natural ventilation. In addition, high moisture areas such as kitchens or bathrooms should be equipped with an venting fan outside to remove moisture.

This ventilation standard is about recognising how dry air will be easier to heat and that a well ventilated rental property is less likely to grow mould and damp.

Bedrooms, living spaces, kitchens, and dining rooms are considered to be liveable spaces. Spaces that connect, such as the hallway aren’t liveable and do not require an opening door or window.

Each window, door , or the skylight requirements to have the ability of opening to the outside and remain at an open angle, allowing the circulation of fresh air and ventilation.

All kitchens and bathrooms, as well as any other space in your home that has shower, bath or cooktop, or any other humidity-generating items will require suitable extractor fans that are vented to the outside. The Healthy Homes Assessment service will make sure there is sufficient ventilation throughout the living spaces and will also check for the proper extractor fans for areas that are high in moisture.

Insulation Melling

Underfloor and ceiling insulation is mandatory in all rental homes as of July 1st, 2019. Property managers and landlords must make sure that the insulation is in line with the new quality. In some cases, old ceiling insulation as well as insulation within the subfloor space might require to be replaced or replaced.

A well-insulated property can reduce condensation and lessen the likelihood of mould and dampness as well as making much easier for the home to hold the heat.

Insulation requirements to meet the R-values that are appropriate for your region.

The "R" is a symbol for thermal resistance and is a measure of how well the insulation can withstand heat flow. The greater the R-value, the higher the quality of insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – all part of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 and underfloor R 1.3

Melling Moisture Ingress & Drainage

Protecting your rental property from the effects of moisture isn’t just a matter of what’s inside the building but you must make sure there is somewhere to allow surface, rain and ground water to go, and also stop it from getting inside. When it concerns damp and moisture it’s typically not apparent that it can become a big problem, causing damages to your investment and harming the tenant’s well-being.

Rental properties need to have effective drainage to eliminate storm water, surface water, and ground water. This includes the proper outfall or runoff. Making sure the water is able to go, and also that it isn’t allowed to remain beneath structures is an important aspect of making sure your property is dry.

In addition to a drainage system to prevent water ingress, if the rental is enclosed between the floor and surface, a ground moisture barrier should be put in place if it’s reasonably practicable to do so.

An underground moisture barrier usually made of polythene and is laid on top of the ground to prevent any moisture from the ground from getting into the home. It also assists in preventing any damage to your underfloor insulation.
