Unreasonable Gaps & Holes

Draught Stopping Melling

Draughts are a major cause of lower temperatures in homes. A draughty house is more expensive to heat, meaning wasting energy and increased bills.

If a draught could be felt through gaps that are too large or holes or holes, it needs to be closed.

What are unreasonable gaps or holes?

If you are able to feel external air coming in or the air is clear from a gap or hole and you can feel it, it is probably a gap or crack that requirements sealing in the way you can. Large cracks and gaps should be sealed permanently. Cracks that are greater than 3mm and allow air in or out from the home need seals. For instance, if an open fireplace is not in use, it can create draughts. This should be sealed off. Landlords and property managers are responsible for making sure that these draughts are stopped as far as imaginable.

You don’t require to block off holes or gaps which are part of the construction. For example, tiny gaps around windows and doors could be necessary to allow movement of the building when the house gets warmer and cooler, so that they can still be opened and closed rather instead of being stuck. We will test every window and door in your Healthy Homes assessment of your rental property.

Heating Melling

Melling rental properties must have a fixed heating source that is able to heat the largest or main living room to at least 18degC even on the coldest days of the year. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heating needs to be fixed (i.e., not portable) and at minimum 1.5 Kilowatts in heating capacity and have the minimum heating capacity needed to heat the living space in general. A Heating Assessment Tool could be used to determine whether your current fix heater(s) are sufficient or if you’ll need to top up with an additional heater. Fires that are open and unflued heaters such as mobile LPG bottle heaters aren’t considered to be safe heating options in The Healthy Homes Standard.

If the heating system you provide is electric heating (or heat pump), then it must be equipped with a thermostat. This will help make the heating more reliable and efficient. For most properties, larger heaters that are fixed, such as heat pumps, wood burners pellet burners, flued gas heaters are necessary. In certain situations, like apartments with small spaces, a smaller fixed electric heater may suffice.

If the living area already has a permanent heating source such as the heat pump, it could need some additional energy to make sure it meets the requirements. Certain kinds of heaters aren’t able to be used to meet the standard since they’re either not efficient, cost prohibitive to operate and/or unhealthy to run.

Ventilation Melling

Each living space within a rental property has to have at least one opening window or exterior door to offer natural ventilation. Additionally, areas with high moisture areas such as kitchens and bathrooms need to have an externally vented extractor to remove moisture.

This ventilation standard is all about understanding that dry air is more easy to heat and heat, and an apartment that is well-ventilated is less likely to develop mould and damp.

Bedrooms, living rooms kitchens, and dining areas are considered liveable spaces. Connecting spaces such as the hallway aren’t considered liveable , and thus do not need an opening door or window.

Each window, door , or the skylight requirements at least to open to the outside, but remain set in an opening position in order to allow ventilation and fresh air air flow.

The bathrooms in all kitchens and any other room in your home that has shower, bath, cooktop or other high moisture-producing item will require suitable extractor fans that vent to the outdoors. Our Healthy Homes Assessment service will ensure that there is sufficient ventilation in every living space with the right extractor fan in areas with high moisture.

Insulation Melling

The insulation of the ceiling and underfloor is a requirement on all rental houses as of July 1st, 2019. Property managers and landlords have to make sure that the insulation is up to this new standard. In some cases, an existing insulation on the ceiling or in the subfloor space might need to be filled with or replaced.

A house that is well-insulated can help control condensation and reduce the chances of mould and dampness, and will also make much easier for the house to retain heat.

Insulation needs to meet the R-values for your area

The "R" is a symbol for thermal resistance, and is a measure of how well the insulation withstands heat flow. The more high the R-value, better the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – The rest of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3, underfloor R 1.3

Melling Moisture Ingress & Drainage

Making sure your rental property is protected from moisture isn’t just about the inside but you must make sure there is somewhere for surface, rain and underground water to flow and also stop it from getting into the building. When it comes to moisture and damp it’s usually not apparent that it could become a major issue, causing damage to your investment as well as affecting the tenant’s well-being.

Rental properties should be equipped with efficient drainage to eliminate rainwater, storm water, and ground water. This includes an appropriate runoff or outfall. Making sure that the water has a proper place to go, and also that it doesn’t get sucked into buildings is an essential part of maintaining your property’s dry.

Alongside an irrigation system to stop the ingress of moisture, if your rental is enclosed between floorboards and the ground, a ground moisture barrier should be put in place if it is reasonably practicable to install it.

Ground moisture barriers are generally a sheet of polythene that is placed over the ground, in order to block any moisture that is present in the ground from entering the property. It also helps in preventing any damage to your underfloor insulation.
