Draughts increase the likelihood of dropping temperatures within households. A damp house costs more to heat, resulting in wasted energy and increased bills.

If a draught is perceived as a result of gaps or holes that it requirements to be closed.

What are unreasonable gaps and holes?

If you can feel external air getting in, or see the air is clear out of a hole or gap that is, it is likely to be a gap or hole which requirements sealing in some way. Large cracks and gaps should be permanently stopped. Cracks that are greater than 3mm and let air into or out into your house need sealing. For example, if the open fireplace isn’t in use it can cause draughts and should be shut from. Landlords and property managers are accountable for ensuring that these draughts are stopped as far as possible.

You don’t require to block up intentional holes or gaps in the building. For example, tiny gaps around windows and doors might be necessary to allow for movement within the structure as the household gets warmer and cooler, in order to let them be closed and opened instead of instead of being stuck. We will examine all windows and doors in an Healthy Homes assessment of your rental property.

The proper heating equipment is crucial for healthy homes

Heating Maupuia

Maupuia rental properties should have a permanent source of heat that can heat the largest or main living area to at minimum 18degC, even on the most coldest days of the year. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heat needs that it be permanently fixed (i.e., not portable), at least 1.5 horsepower in capacity, and must meet the minimum heating capacity needed in the living area. The Heating Assessment Tool can be used to determine if your current installed heater(s) are adequate or whether you will need to "top up" with a new heater. Open fires and unflued combustion heaters such as the portable LPG bottle heaters are not considered to be suitable heating options under the Healthy Homes Standard.

If the heating system you offer is electric heating or heat source, it needs to have a thermostat. This will help make your heating more consistent and efficient. For most properties, larger fixed heating systems such as wood burners, heat pumps pellet burners, flued gas heaters will be required. In some instances, like small apartment buildings an electric, fixed heater may be sufficient.

If the main living room already has a central heating source like the heat pump, it might require an upgrade to make sure it meets the requirements. Certain kinds of heaters cannot be used to meet the standard since they’re either expensive, inefficient and/or unhealthy to run.

Each liveable space in a rental property has to include at least one open window or exterior door to offer natural airflow. Furthermore, moist spaces like kitchens and bathrooms must have a suitable externally vented extractor to remove moisture.

Bedrooms, living rooms, kitchens and dining rooms are considered liveable areas. Connecting spaces like the hallway aren’t considered liveable , and thus are not need an opening door or window.

Each door, window or the skylight requirements to be able to open up to the outside, and stay at an open angle to allow for fresh air circulation and air flow.

The bathrooms in all kitchens and any other area in your house that houses shower, bath, cooktop or other high humidity-generating items will need proper extractor fan systems that are vented out to the outside. The Healthy Homes Assessment service will check that there is adequate ventilation throughout the living spaces that includes extractor fans that are suitable in areas of high moisture.

A well-insulated house can reduce condensation and lower the chance of mould and dampness, as well as making more easy to the house to keep heat.

Maupuia Moisture Ingress & Drainage

Protecting your rental property from water damage isn’t only about the interior of the building but you must ensure there is somewhere for surface, rain and ground water to go, and stop it from coming inside. When it is damp and moisture, it’s often not apparent that it could be a huge problem and cause damage to your investment as well as harming the tenant’s health.

Rental properties require to have efficient drainage to remove the stormwater and surface waters and ground water, including an appropriate outfall or runoff. Making sure the water has a location to go, and that it doesn’t get sucked into buildings is an essential part of maintaining your property’s dry.

In addition to the drainage system that will prevent moisture from entering, if your rental is enclosed between your floor and soil, a ground-water barrier must be put in place when it is reasonably practicable to do so.

The ground-moisture barrier generally a polythene sheet laid over the ground to stop any moisture that is present in the ground from getting into the property. It also helps prevent moisture damage to the underfloor insulation.
