Healthy homes matter

Why is Healthy Homes Compliance important?

A majority of households in New Zealand and Manor Park, and research shows us that these rental houses are more likely to be colder, older, have less effective heating and tend to be lower quality than houses that are owned by the owner.

Moldy, damp and cold houses are linked to negative well-being outcomes, particularly illnesses like colds, asthma, as well as cardiovascular diseases. Furthermore, people who reported four or more major housing quality problems frequently have low life satisfaction and reduced psychological well-being.

Improving the standard of Manor Park rental property will help tenants experience improved mental and physical health and reduce the disruption to work, learning and daily life due to illnesses. Your investment is also secured from mildew, mould and damp damages, which means lower maintenance costs in the long run.

The Healthy Homes Standard is a list of the specific and minimum requirements for heating, insulation Ventilation, Moisture ingress and Drainage, as well as Draught stopping on Manor Park rental properties.

Unreasonable Gaps & Holes

Draught Stopping Manor Park

Draughts may lead to less temperature in households. A humid house is more expensive to heat, which results in wasting energy and increased bills.

If a draught can be felt through gaps that are too large or holes that it needs to be sealed.

What are unreasonable gaps and holes?

If you can feel external air getting in, or see an unobstructed draught coming from a crack or a gap that is, it’s likely a crack or hole which needs sealing in any way. Cracks or gaps with large gaps must be sealed permanently. Gaps greater than 3mm that allow air in or out from your house require sealing. In the case of an open fireplace isn’t in use it can cause draughts and must be sealed from. Landlords and property managers are accountable for making sure that these draughts are stopped in the maximum extent imaginable.

There is no need to block off holes or gaps in the building. For instance, small gaps around windows and doors could be required to allow for movement within the structure when the house heats and cools, to allow them to be opened and closed rather than being stuck. We will inspect every window and door as part of your Healthy Homes assessment of your rental property.

Adequate heaters are crucial for healthy houses

Heating Manor Park

Manor Park rental properties should have a permanent source of heating that can warm the principal or the biggest living space to a minimum of 18degC even on the winter coldest days. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heating needs to remain fixed (i.e., not portable), at least 1.5 horsepower in capacity and have the minimum requirement for heat capacity for the main living space. The Heating Assessment Tool can be used to determine if the existing permanent heater(s) are adequate or whether you will require to top up with an additional heater. Fires that are open and unflued heaters such as small portable LPG bottle heaters aren’t considered to be safe heating options in the Healthy Homes Standard.

If the heating you provide is electric heating (or heat pump), then it must be equipped with the thermostat. This will make the heating more reliable and effective. For most properties, larger fixed heating devices such as heat pumps, wood burners pellet burners, flued gas heaters will be required. In some instances, like apartments with small spaces an electric, fixed heater might be enough.

If your living space already has a central heating source such as heat pumps, it may need some additional energy in order to comply with the standards. Certain kinds of heaters aren’t able to be used to meet the quality since they’re either costly, not cost-effective to run, and/or unsafe to run.

Ventilation Manor Park

Every living space in the rental property should include at least one open windows or an exterior door to provide natural airflow. In addition, humid areas such as kitchens or bathrooms need to have an externally vented extractor fan to take moisture away.

This ventilation quality is all about understanding the fact that the dry atmosphere is less difficult to heat and that a property that is well ventilated is less likely to be a victim of mould and damp.

Bedrooms, living spaces, kitchens, and dining areas are all considered living spaces. Spaces that connect, such as the hallway are not considered liveable and do not require an opening window or door.

Each window, door , or Skylight needs to be able to open to the outside and remain fixed in an open position to allow to circulate fresh air as well as air flow.

All kitchens and bathrooms, as well as any other space in your home that has shower, bath and cooktop or another humidity-generating items will require appropriate extractor fans that can be vented to the outside. Our Healthy Homes Assessment service will verify that there is enough ventilation in every living space, including suitable extractor fans for areas that are high in moisture.

Insulation Manor Park

Ceiling and underfloor insulation is required on all rental houses since 1 July 2019. All landlords and property managers are required to ensure that the insulation meets current quality. In certain situations, the an existing insulation on the ceiling or in the sub floor space might need to be added or replaced.

A properly insulated home can reduce condensation and reduce the chances of mould and damp, and it will make an easier task for the house to hold heat.

Insulation needs to meet the R-values of your area.

The "R" stands for thermal resistance and it is a measurement of how well insulation withstands heat flow. The higher the R-value, the more effective the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9, underfloor R 1.3
  • Zone 2 – the remainder of the North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3, underfloor R 1.3

Manor Park Moisture Ingress & Drainage

Protecting your rental property from water damage isn’t only about what’s inside the building It’s about having to ensure there is somewhere for surface, rain or ground water and also stop it from getting into the building. When it is about damp and water, it’s usually those concerns that you aren’t aware of that can cause a lot of trouble and cause the property to suffer and harming your tenant’s well-being.

Rental properties require to be equipped with effective drainage to eliminate storm water, surface water, and groundwater, with the proper outfall or runoff. Making sure that water has a location to go and that it isn’t allowed to remain beneath structures is an important aspect of making sure your property is dry.

Alongside a drainage system to prevent moisture from entering, if your rental has an enclosed gap between floorboards and ground, a ground moisture barrier must be installed if it is reasonably practicable to install it.

The ground-moisture barrier usually made of polythene and is laid on top of the ground, to block any moisture in the ground from getting into the property. It also assists in preventing from causing damage to the flooring insulation.
