Unreasonable Gaps & Holes

Draught Stopping Manor Park

Draughts increase the likelihood of low temperatures inside houses. A draughty home costs more to heat, which completed jobs in wasting energy and increased bills.

If a draught is felt from unreasonable gaps or holes or holes, it needs to be sealed.

What are the most unreasonable gaps or holes?

If you can feel external air flowing in or the sound of a clear draught emanating out of a hole or gap and you can feel it, it’s probably a gap or hole which requirements sealing in any way. Cracks or gaps with large gaps must be sealed permanently. Gaps greater than 3mm that allow air to enter or exit of your home need to be sealed. In the case of an open fireplace isn’t used it can create draughts. This should be blocked from. Landlords and property managers are accountable for ensuring that such draughts are squelched whenever possible.

You don’t require to cover up gaps or holes that are part of the building. For instance, small gaps around windows and doors could be necessary to allow movement of the building when the house warms and cools so that they can still be closed and opened rather than being stuck. We will test all windows and doors in your Healthy Homes assessment of your rental property.

The proper heating equipment is important for healthy houses

Heating Manor Park

Rental properties in Manor Park require a reliable source of heating that is able to heat the living room to at least 18 degrees Celsius, even on the coldest days of the year. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical health and mental outlook.

The source of heating needs for it to be permanent (i.e., not portable) that is, at least 1.5 kW in heating capacity and have the minimum capacity for heating required in the living area. A Heating Assessment Tool may be used to determine if the fixed heater(s) are sufficient or if you’ll need to ‘top up’ with a new heater. Open fires and unflued combustion heaters, such as the portable LPG bottle heaters are not considered to be acceptable heating options in The Healthy Homes Standard.

If the heating system you provide is electric heating or heat pump it should have a thermostat. This will make the heating more uniform and effective. For most properties, larger fixed heating equipment like heat pumps, wood burners, pellet burners or flued gas heaters are necessary. In some instances, like small apartments the smaller fixed electric heater may be sufficient.

If the main living room is already equipped with a fixed heating source such as a heat pump, then it might need an upgrade to make sure it meets the requirements. Some types of heaters can’t be used to meet the quality because they’re expensive, inefficient and/or unsafe to run.

Ventilation Manor Park

Each living space within a rental home must include at least one open doors or windows to provide natural ventilation. In addition, high moisture areas such as kitchens or bathrooms must have a suitable externally vented extractor fan that can take moisture away.

The ventilation standard is about recognising how dry air will be much easier to heat, and that an apartment that is well-ventilated will be less prone to developing mould and damp.

Bedrooms, living rooms kitchens and dining rooms are all considered living spaces. Connecting spaces such as the hallways are not liveable and therefore do not need an opening window or door.

Each door, window or Skylight needs to be able to open to the outside, but remain set in an opening position, allowing ventilation and fresh air ventilation.

All bathrooms and kitchens and any other room in your home that has shower, bath cooker or any other moisture-producing item will require adequate extractor fans that are vented to the outside. The Healthy Homes Assessment service will check that there is adequate air circulation in every living space and will also check for the proper extractor fans in areas of high moisture.

Insulation Manor Park

Insulation for underfloor and ceilings is a requirement in all rental houses since 1 July 2019. All landlords and property managers must ensure that the insulation is in line with standards that are in line with the latest standard. In some instances, existing ceiling insulation or insulation in the sub floor space might need to be filled with or replaced.

A house that is well-insulated will reduce the risk of condensation, and decrease the risk of dampness and mould, and also makes it easier for the house to hold the heat.

Insulation requirements to meet the R-values of your area.

The "R" signifies thermal resistance, and is a measure of how well insulation is able to resist heat flow. The more R-value is higher, the more efficient the insulation.

Manor Park Moisture Ingress & Drainage

The security of your rental home from moisture isn’t just about the inside of the building but you must make sure there is somewhere for rain, surface or ground water and prevent it from getting into the building. When it is damp and moisture, it is often what you don’t see that could be a huge problem, causing damage to your investment and affecting your tenant’s health.

Rental properties should be equipped with effective drainage to remove storm water, surface water, and groundwater, with the proper outfall or runoff. Making sure that water has a location to go, and that it doesn’t get sucked into structures is a crucial aspect of keeping your property dry.

Alongside a drainage system to avoid water ingress, if the rental is enclosed between your flooring and ground, a ground moisture barrier should be put in place if it’s reasonably practicable to do so.

An underground moisture barrier generally a polythene sheet laid over the ground, in order to block any moisture present in the ground from accumulating into the building. It also helps prevent any damage to your underfloor insulation.
