Unreasonable Gaps & Holes

Draught Stopping Manor Park

Draughts increase the likelihood of less temperature in houses. A damp home will cost more to heat, resulting in wasted energy and incurring higher costs.

If a draught can be perceived as a result of gaps or holes or holes, it requirements to be sealed.

What are unreasonable gaps or holes?

If you can feel external air flowing in or an unobstructed draught coming from a gap or hole that is, it’s likely a crack or hole that requirements sealing in any way. Cracks and gaps that are large should be stopped permanently. Any gaps greater than 3mm that allow air in or out of your home need the sealing. For example, if the open fireplace isn’t used it can cause draughts and must be sealed off. Landlords and property managers are accountable for making sure that such draughts are squelched in the maximum extent possible.

You don’t require to block up intentional gaps or holes in the construction. For example, tiny gaps around doors and windows might be necessary to allow for movement within the building as the home gets warmer and cooler, to allow them to be closed and opened rather instead of being stuck. We will test the windows and doors as part of your Healthy Homes assessment of your rental property.

A good heating system is crucial for healthy houses

Heating Manor Park

Rental properties in Manor Park must have a fixed source of heat that can heat the principal or the biggest living area to at minimum 18 degrees Celsius, even on the coldest days of the year. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being and mental outlook.

The heating source requirements to be fixed (i.e. not portable), at least 1.5 kW of heating capacity, and must meet the minimum requirement for heat capacity in the living area. A Heating Assessment Tool could be used to check if the existing installed heater(s) are sufficient or whether you will require to "top up" by adding a second heater. Unflued combustion and open fire heaters such as mobile LPG bottle heaters aren’t considered to be safe heating options under The Healthy Homes Standard.

If the heating system you provide is an electric heater (or heat pump), then it must have a thermostat. This makes your heating more consistent and effective. For most properties, larger fixed heating systems such as wood burners, heat pumps, pellet burners or flued gas heaters are needed. In certain situations, like apartments with small spaces an electric, fixed heater may be sufficient.

If your main living space already has a central heating source, like the heat pump, it might just need a top up to ensure it meets the requirements. Some types of heaters can’t be used to achieve the standard since they’re either not effective, cost prohibitive to operate and/or unhealthy to run.

Ventilation Manor Park

Every living space in a rental house must contain at minimum one open window or exterior door to provide natural ventilation. Furthermore, moist areas such as kitchens or bathrooms should have an venting fan outside to remove moisture.

This ventilation quality is all about recognising how dried air can be much easier to heat and a well ventilated rental property is less likely to grow mould and damp.

Living rooms, bedrooms, kitchens, and dining areas are considered to be liveable spaces. Spaces that connect, such as the hallway are not considered liveable and do not require an opening window or door.

Each window, door or Skylight requirements for them to be in a position to open to the outside and remain at an open angle, allowing the circulation of fresh air and air flow.

Bathrooms, kitchens, as well as any other space in your home that has a bath, shower and cooktop or another moisture-producing item will require adequate extractor fans that are vented out to the outside. The Healthy Homes Assessment service will ensure that there is sufficient ventilation in every living space and will also check for the proper extractor fans for areas that are high in moisture.

Insulation Manor Park

Underfloor and ceiling insulation is required on all rental houses from 1 July 2019. All landlords and property managers should ensure that the insulation meets this new standard. In some instances, old ceiling insulation as well as insulation within the sub floor space may require to be topped up or replaced.

A house that is well-insulated can help control condensation and lessen the likelihood of mould and damp, as well as making it easier for the household to retain heat.

Insulation needs to be in compliance with the R-values required for your area

The "R" refers to thermal resistance and is a measure of how well insulation resists heat flow. The more high the R-value, more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9, underfloor R 1.3
  • Zone 2 – the remainder area of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 (underfloor R 1.3

Manor Park Moisture Ingress & Drainage

Protecting your rental property from dampness isn’t just about what’s inside the building it is also about the outside. You must ensure there is somewhere to allow surface, rain and underground water to flow and to prevent it from getting inside. When it comes to moisture and damp it is often those things that you aren’t aware of that can become a big problem, causing damage to your investment and affecting your tenant’s well-being.

Rental properties must have efficient drainage to get rid of storm water, surface water and ground water, including an appropriate outfall or runoff. Making sure that water has a proper place to go, and also that it isn’t allowed to remain beneath structures is a crucial aspect of making sure your property is dry.

In addition to an irrigation system to stop the ingress of moisture, if your apartment has an enclosed gap between floorboards and ground, a ground moisture barrier must be installed if it’s reasonably practicable to install it.

Ground moisture barriers are usually an insulating sheet of polythene laid over the ground, to block any moisture in the ground from getting into the property. It also helps to prevent any damage to your underfloor insulation.
