Unreasonable Gaps & Holes

Draught Stopping Manor Park

Draughts increase the likelihood of lower temperatures in houses. A draughty house will cost more to heat, which results in wasting energy and incurring higher costs.

If a draft can be felt from unreasonable gaps or holes the area needs to be sealed.

What are the most unreasonable gaps or holes?

If you can feel external air entering or a clear draught out of a hole or gap or crack, then it’s likely to be a gap or an opening that needs sealing in some way. Cracks or gaps with large gaps must be fixed permanently. Any gaps greater than 3mm that let air into or out into your house require the sealing. For instance, if an open fireplace isn’t being used, it can cause draughts and should be blocked off. Property managers and landlords are responsible for ensuring that these draughts are stopped in the maximum extent imaginable.

You don’t require to block up intentional gaps or holes in the construction. For example, tiny gaps around windows and doors may be required to allow for movement of the structure as the house is heated and cools so that they are able to be closed and opened rather instead of being stuck. We will examine all windows and doors during an Healthy Homes assessment of your rental property.

Adequate heaters are crucial to ensure well-being homes

Heating Manor Park

Rental properties in Manor Park should have a permanent heating source that can heat the largest or main living space to a minimum of 18degC, even on the coldest days of the year. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heating requirements to remain fixed (i.e. not portable) and at minimum 1.5 horsepower in capacity and have the minimum requirement for heat capacity for the main living room. A Heating Assessment Tool can be used to determine whether the permanent heater(s) are sufficient or whether you will require to top up by adding a second heater. Open fires and unflued combustion heaters, such as the portable LPG bottle heaters are not considered acceptable heating options in those following the Healthy Homes Standard.

If the heating that you provide is electric heating or heat source, then it must include a thermostat. This will help make the heating more uniform and efficient. For most properties, larger fixed heating equipment like wood burners, heat pumps, pellet burners or flued gas heaters are necessary. In certain situations, like small apartment buildings an electric, fixed heater could be enough.

If your living space already has a permanent heating source like an air conditioner, it might just require an update in order to comply with the standards. Certain types of heaters cannot be utilised to meet the quality because they’re expensive, inefficient and/or unsafe to run.

Ventilation Manor Park

Every living space in a rental property has to have at least one opening windows or an exterior door to offer natural airflow. Additionally, areas with high moisture spaces like kitchens and bathrooms should be equipped with an externally vented extractor fan that can get rid of moisture.

The ventilation standard is about recognising how the dry atmosphere is much easier to heat and heat, and a well ventilated rental property is less likely to be a victim of mould and damp.

Bedrooms, living rooms kitchens, and dining areas are considered liveable spaces. Connecting spaces such as the hallway are not considered liveable and therefore are not need an opening window or door.

Every window, door or skylight requirements to have the ability of opening to the outside, but remain at an open angle to allow for fresh air circulation and ventilation.

All kitchens and bathrooms, and any other room in your home with a bath, shower or cooktop, or any other moisture generating item will need appropriate extractor fans that vent out to the outside. The Healthy Homes Assessment service will ensure that there is sufficient ventilation throughout the living spaces with the right extractor fan in high moisture areas.

Insulation Manor Park

Insulation for underfloor and ceilings is required to all rental houses since 1 July 2019. Property managers and landlords must make sure the insulation meets this new standard. In some cases, an existing insulation on the ceiling or in the subfloor space might need to be topped up or replaced.

A well-insulated property will help to control condensation and reduce the chances of dampness and mould, and also makes it easier for the household to keep warmth.

Insulation needs to meet the R-values required for your area

The "R" is a symbol for thermal resistance and is a gauge of how well insulation withstands heat flow. The more high the R-value, higher the standard of insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – all of the North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 below floor R 1.3

Manor Park Moisture Ingress & Drainage

Keeping your rental property safe from moisture isn’t just about what’s inside the building; you have to ensure there is somewhere to allow surface, rain or ground water and to prevent it from getting into the building. When it is about damp and water, it’s frequently those things that you aren’t aware of that could be a huge problem and cause damages to your investment and affecting the tenant’s health.

Rental properties need to have effective drainage to eliminate the stormwater and surface waters and ground water, which includes an appropriate runoff or outfall. Making sure that the water has a proper place to go, and also that it can’t linger underneath the structures is a crucial aspect of maintaining your property’s dry.

In addition to the drainage system that will prevent water ingress, if the rental has an enclosed gap between your floor and ground, a ground water barrier must be constructed if it’s reasonably practicable to install it.

An underground moisture barrier usually a polythene sheet laid over the ground, in order to block any moisture that is present in the ground from entering the property. It also helps in preventing any damage to your underfloor insulation.
