Unreasonable Gaps & Holes

Draught Stopping Manor Park

Draughts are a major cause of lower temperatures in houses. A humid home costs more to heat, which completed jobs in wasting money and energy.

If a draught can be perceived as a result of gaps or holes, it requirements to be sealed.

What are the most unreasonable gaps or holes?

If you are able to feel external air entering or an unobstructed draught coming from a crack or a gap, then it’s most likely a gap or an opening that needs sealing in the way you can. Cracks or gaps with large gaps must be stopped permanently. Gaps greater than 3mm that allow air to enter or exit of your house require to be sealed. For example, if an open fireplace is not in use, it can create draughts. This should be blocked off. Landlords and property managers are responsible for making sure that such draughts are squelched as far as possible.

There is no require to cover up holes or gaps in the building. For example, tiny gaps around windows and doors could be required to allow movement of the structure as the house warms and cools so that they are able to be opened and closed rather instead of being stuck. We will inspect all doors and windows during the Healthy Homes assessment of your rental property.

Heating Manor Park

Rental properties in Manor Park should have a permanent heating source that can warm the main or largest living area to at minimum 18degC even on the most coldest days of the year. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being and mental wellbeing.

The heating source requirements that it be permanently fixed (i.e., not portable), at minimum 1.5 kW of heating capacity, and it must have the minimum required heating capacity for the main living room. A Heating Assessment Tool can be used to determine if the installed heater(s) are adequate or if you’ll need to "top-up" with a new heater. Unflued combustion and open fire heaters such as mobile LPG bottle heaters are not considered to be acceptable heating options in Healthy Homes Standard. Healthy Homes Standard.

If the heating system you provide is electric heating or heat pump it needs to include an thermostat. This makes your heating more consistent and effective. For the majority of homes, bigger fixed heating systems such as wood burners, heat pumps, pellet burners or flued gas heaters are needed. However, in some cases like apartments with small spaces, a smaller fixed electric heater may be sufficient.

If your living space already has a central heating source like an air conditioner, it might just need an upgrade in order to comply with the standards. Certain kinds of heaters aren’t able to be utilised to meet the standard because they’re inefficient, unaffordable to operate or are unsafe to operate.

Ventilation Manor Park

Each liveable space in the rental property should include at least one open windows or an exterior door to provide natural airflow. In addition, high moisture areas like kitchens and bathrooms need to have an externally vented extractor fan that can get rid of moisture.

A ventilation quality is about recognising that dry air is much easier to heat and a well ventilated rental property is less likely to be a victim of mould and damp.

Living rooms, bedrooms, kitchens, and dining rooms are all considered living spaces. Spaces that connect, such as the hallway aren’t living spaces and therefore don’t need an opening window or door.

Each door, window or Skylight requirements to be able open to the outside, and stay at an open angle in order to allow for fresh air circulation and ventilation.

The bathrooms in all kitchens and any other room in your house that houses shower, bath or cooktop, or any other water-generating appliance will need adequate extractor fans that are vented to the outdoors. Our Healthy Homes Assessment service will ensure that there is sufficient ventilation throughout the living spaces, including suitable extractor fans in areas with high moisture.

Manor Park Moisture Ingress & Drainage

Protecting your rental property from dampness isn’t just about the inside but you must make sure there is somewhere for surface or ground water and stop it from coming inside. When it concerns damp and moisture it’s usually those things that you aren’t aware of that could be a huge problem and end up causing the property to suffer and harming the tenant’s well-being.

Rental properties must have effective drainage for the removal of floodwaters, surface water, and ground water. This includes an appropriate outfall or runoff. Making sure that water is able to go and that it isn’t allowed to remain beneath structures is an important aspect of maintaining your property’s dry.

Alongside a drainage system to prevent moisture ingress, if your apartment has an enclosed gap between the floor and the ground, a ground water barrier must be put in place when it’s reasonably practicable to install it.

Ground moisture barriers are generally made of polythene and is laid on top of the ground, in order to block any moisture from the ground from accumulating into the property. It also assists in preventing any damage to your underfloor insulation.
