Healthy homes matter

What are the reasons why Healthy Homes Compliance important?

About 1 in 3 households rent from New Zealand and Linden, and research has shown that these rental houses tend to be colder, older and are not as efficient heating and are of lower quality than homes that are owned by the owner.

Moldy, damp and cold houses can have negative well-being outcomes, especially for illnesses like colds, influenza, asthma, and cardiovascular diseases. Furthermore, people who have reported at least four major home quality issues often suffer from lower levels of satisfaction with life and a decrease in psychological well-being.

Improving the quality of Linden rental property will help tenants experience improved physical and mental health and minimise the disturbance to learning, work and daily life because of diseases. Your investment is also protected from mildew, mould and damp damage, meaning less maintenance costs in the long run.

The Healthy Homes Standards are a set of specific and minimal standards for Heating, Insulation Ventilation, Moisture ingress and Drainage, as well Draught stopping in Linden rental properties.

Unreasonable Gaps & Holes

Draught Stopping Linden

Draughts can lead to less temperature in homes. A cold home costs more to heat, which completed jobs in wasting energy and increased bills.

If a draught is felt through gaps that are too large or holes that it needs to be closed.

What are unreasonable gaps and holes?

If you are able to feel external air coming in or an unobstructed draught coming from a crack or a gap, then it is likely a crack or crack that needs sealing in some way. Large gaps and cracks should be fixed permanently. The gaps that exceed 3mm that allow air to enter or exit within the home need to be sealed. For example, if the open fireplace is not in use, it may cause draughts and should be shut off. Landlords and property managers are accountable for making sure that these draughts are stopped as much as imaginable.

There is no require to block up intentional holes or gaps in the construction. For example, tiny gaps around windows and doors could be necessary to allow movement of the building when the household is heated and cools to allow them to be opened and closed rather than securing. We will examine the windows and doors during our Healthy Homes assessment of your rental property.

A good heating system is crucial to ensure healthy houses

Heating Linden

Rental properties in Linden need to have a stable source of heat that can heat the largest or main living area to at minimum 18degC, even on the coldest days of the year. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical health as well as their mental health.

The source of heat needs that it be permanently fixed (i.e., not portable), at minimum 1.5 horsepower in capacity and have the minimum heating capacity needed for the main living space. A Heating Assessment Tool could be used to determine whether your current permanent heater(s) are adequate or if you’ll require to "top up" with a new heater. Open fires as well as unflued combustion heaters like small portable LPG bottle heaters aren’t considered to be acceptable heating options in The Healthy Homes Standard.

If the heating you offer is an electric heater (or heat pump), it needs to be equipped with a thermostat. This will help make the heating more reliable and efficient. In most homes, larger fixed heating systems such as wood burners, heat pumps, pellet burners or flued gas heaters are required. In some instances, such as small apartments, a smaller fixed electric heater may suffice.

If your main living space already has a central heating source like the heat pump, it may need some additional energy to meet the standards. Some types of heaters can’t be used to meet the standard because they’re expensive, inefficient or are unsafe to operate.

Ventilation Linden

Every living space of a rental property must have at least one opening door or window to offer natural airflow. Furthermore, moist spaces like kitchens and bathrooms should have an externally vented extractor fan that can remove moisture.

It is the ventilation quality is all about understanding how dry air will be much easier to heat and the property that is properly ventilated is less likely to grow mould and damp.

Living rooms, bedrooms, kitchens, and dining areas are all considered living spaces. Spaces that connect, such as the hallway aren’t living spaces and therefore are not require an opening door or window.

Each door, window or the skylight requirements to have the ability of opening to the outside, and stay set in an opening position, allowing for fresh air circulation and air flow.

All bathrooms and kitchens and every other room of your home with a bath, shower, cooktop or other high water-generating appliance will need suitable extractor fans which are vented towards the outside. We offer a Healthy Homes Assessment service will verify that there is enough air circulation in every living space and will also check for the proper extractor fans in high moisture areas.

Insulation Linden

Ceiling and underfloor insulation is mandatory to all rental homes since July 1, 2019. Property managers and landlords must make sure the insulation meets this new standard. In some instances, existing ceiling insulation or insulation in the sub floor space may require to be topped up or replaced.

A well-insulated house can help control condensation, and decrease the risk of mould and dampness and it will make an easier task for the household to keep heat.

Insulation requirements to be in compliance with the R-values that are appropriate for your region.

The "R" signifies thermal resistance and it is a measurement of how well insulation resists heat flow. The more R-value is higher, the higher the standard of insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – all of the North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 below floor R 1.3

Linden Moisture Ingress & Drainage

Protecting your rental property from moisture isn’t just about what’s inside the building It’s about having to make sure there is somewhere for surface, rain as well as groundwater to move, and stop it from coming inside. When it concerns damp and moisture it’s typically those things that you aren’t aware of that could become a major issue, causing damage to your investment and affecting your tenant’s well-being.

Rental properties should have efficient drainage to get rid of the stormwater and surface waters and ground water. This includes an appropriate outfall or runoff. Making sure the water has a place to go, and it doesn’t get sucked into buildings is an essential part of making sure your property is dry.

Alongside a drainage system to avoid the ingress of moisture, if your apartment has an enclosed gap between the floor and soil, a ground-water barrier must be constructed if it’s reasonably practicable to do so.

Ground moisture barriers are typically an insulating sheet of polythene laid over the ground to stop any moisture present in the ground from rising into the home. It also helps to prevent water damage to the floor insulation.
