Unreasonable Gaps & Holes

Draught Stopping Linden

Draughts can lead to less temperature in homes. A draughty house is more expensive to heat, which completed jobs in wasting energy and resulting in higher bills.

If a draft can be felt through gaps that are too large or holes that it requirements to be sealed.

What are unjustifiable gaps or holes?

If you can feel external air coming in or the air is clear from a crack or a gap and you can feel it, it is probably a gap or hole that needs sealing in some way. Cracks or gaps with large gaps must be stopped permanently. Cracks that are greater than 3mm and let air into or out within your home require seals. In the case of an open fireplace isn’t being used, it can cause draughts and must be sealed from. Landlords and property managers are accountable for making sure that such draughts are squelched whenever imaginable.

You don’t require to block up intentional holes or gaps which are part of the construction. For instance, small gaps around windows and doors may be required to allow for movement of the structure when the household is heated and cools so that they can still be opened and closed rather than being stuck. We will examine the windows and doors during our Healthy Homes assessment of your rental property.

Proper heating is important for well-being homes

Heating Linden

Linden rental properties should have a permanent heating source that is able to heat the principal or the biggest living space to at least 18degC, even during the most coldest days of the year. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical well-being and mental wellbeing.

The source of heating needs that it be permanently fixed (i.e., not portable) that is, at least 1.5 kW in heating capacity and have the minimum capacity for heating required to heat the living space in general. A Heating Assessment Tool may be used to check if the current fixed heater(s) are adequate or if you’ll require to "top up" with an additional heater. Open fires and unflued combustion heaters like mobile LPG bottle heaters are not considered acceptable heating options under The Healthy Homes Standard.

If the heating system you offer is an electric heater (or heat pump), it should have an thermostat. This will make the heating more reliable and effective. For the majority of homes, bigger fixed heating devices such as wood burners, heat pumps, pellet burners or flued gas heaters are necessary. However, in some cases like apartments with small spaces small apartments, a smaller electric fixed heater may suffice.

If your living space is already equipped with a fixed heating source such as heat pumps, it could need an update to meet the standards. Certain kinds of heaters aren’t able to be used to comply with the standard because they’re inefficient, unaffordable to operate and/or unsafe to run.

Ventilation Linden

Every living space in the rental property should contain at minimum one open door or window to provide natural airflow. In addition, high moisture spaces like kitchens and bathrooms should be equipped with an externally vented extractor fan to take moisture away.

A ventilation standard is all about understanding how dry air will be less difficult to heat and that a well ventilated rental property is less likely to grow damp and mould.

Bedrooms, living rooms, kitchens and dining rooms are considered liveable areas. Spaces that connect, such as the hallway aren’t considered liveable , and thus do not require an opening door or window.

Each window, door , or skylight needs to have the ability open to the outside while remaining at an open angle, allowing for fresh air circulation and air flow.

All bathrooms and kitchens and any other area in your house that houses a bath, shower, cooktop or other high water-generating appliance will require adequate extractor fans that vent towards the outside. The Healthy Homes Assessment service will verify that there is enough ventilation in each livable space and will also check for the proper extractor fans in high moisture areas.

Insulation Linden

Underfloor and ceiling insulation is a requirement for all rent houses from 1 July 2019. Property managers and landlords are required to ensure the insulation meets this new quality. In some cases, current ceiling insulation, or the insulation of the subfloor space may require to be topped up or replaced.

A properly insulated home can help control condensation and lower the chance of dampness and mould, as well as making an easier task to the household to keep warmth.

Insulation requirements to meet the R-values of your area.

The "R" signifies thermal resistance and it is a measurement of how well insulation resists heat flow. The more R-value is higher, the better the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – the rest area of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3, underfloor R 1.3

Linden Moisture Ingress & Drainage

Protecting your rental property from water damage isn’t only about the inside of the building; you have to ensure there is somewhere for rain, surface and ground water to go and prevent it from getting into the building. When it is about damp and water, it is typically not apparent that it could be a huge problem and cause damage to your investment and affecting the tenant’s well-being.

Rental properties should be equipped with effective drainage to get rid of rainwater, storm water, and ground water. This includes an appropriate runoff or outfall. Making sure that the water is able to go, and that it can’t linger underneath the buildings is an essential part of making sure your property is dry.

In addition to a drainage system to prevent moisture from entering, if your apartment has an enclosed gap between your flooring and the surface, a ground moisture barrier must be put in place when it’s reasonably practicable to do so.

An underground moisture barrier generally a polythene sheet laid over the ground to stop any moisture that is present in the ground from getting into the structure. It also helps to prevent moisture damage to the underfloor insulation.
