Healthy homes are important

What is the reason Healthy Homes Compliance So Important?

Around 1 in 3 households rent from New Zealand and Linden, and research suggests that rental houses are more likely to be colder, older, are not as efficient heating, and generally have lower standard than those owned by owners.

Cold, damp and mouldy homes are associated with negative health outcomes, particularly ailments like colds and asthma, as well as cardiovascular conditions. In addition, people who have reported at least four major issues with their housing often have lower levels of satisfaction with life and a decrease in psychological well-being.

The improvement in the quality of Linden rental property will allow tenants to enjoy improved physical and mental health as well as lessen disturbance to learning, work and living because of illness. Your investment will also be better protected from mould, mildew and damp damage, meaning lower costs for maintenance over the long term.

The Healthy Homes Standard is a set of specific and minimal standards for heating, insulation Ventilation, Moisture Ingress and Drainage, as well as Draught-stopping for Linden rental properties.

Unreasonable Gaps & Holes

Draught Stopping Linden

Draughts may lead to less temperature in homes. A humid house will cost more to heat, which means wasting energy and incurring higher costs.

If a draft can be felt from unreasonable gaps or holes the area needs to be closed.

What are unreasonable gaps or holes?

If you are able to feel external air coming in or an unobstructed draught coming from a hole or gap or crack, then it’s probably a gap or crack that needs sealing in the way you can. Cracks or gaps with large gaps must be sealed permanently. Gaps greater than 3mm that let air into or out within your house need the sealing. In the case of an open fireplace is not in use, it can cause draughts and should be blocked off. Landlords and property managers are accountable for making sure such draughts are eliminated in the maximum extent imaginable.

There is no require to block up intentional holes or gaps which are part of the construction. For example, tiny gaps around doors and windows might be necessary to allow for the movement of the building as the household heats and cools, so that they can still be closed and opened instead of instead of being stuck. We will check the windows and doors during our Healthy Homes assessment of your rental property.

The proper heating equipment is important to ensure healthy houses

Heating Linden

Linden rental properties require a reliable source of heating that can heat the living space to a minimum of 18degC, even during the most coldest days of the year. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heating needs to remain fixed (i.e. not portable), at least 1.5 horsepower in capacity and have the minimum capacity for heating required for the main living space. A Heating Assessment Tool can be used to determine if the existing permanent heater(s) are adequate or if you’ll require to ‘top up’ with a new heater. Open fires and unflued combustion heaters such as small portable LPG bottle heaters aren’t considered to be safe heating options in The Healthy Homes Standard.

If the heating that you offer is an electric heater or heat pump it must be equipped with a thermostat. This makes your heating more consistent and effective. For most homes, larger fixed heating systems such as wood burners, heat pumps, pellet burners or flued gas heaters are required. In some instances, like small apartment buildings, a smaller fixed electric heater could be enough.

If the main living room is already equipped with a fixed heating source, like the heat pump, it might require an update to be able to meet the standards. Some types of heaters can’t be used to achieve the standard since they’re either expensive, inefficient or unsafe to operate.

Ventilation Linden

Each living space within a rental property must contain at minimum one open doors or windows to provide natural ventilation. In addition, humid areas such as kitchens and bathrooms should have an externally vented extractor fan that can take moisture away.

A ventilation standard is all about acknowledging the fact that dry air will be much easier to heat and heat, and a property that is well ventilated is less likely to develop damp and mould.

Bedrooms, living spaces, kitchens and dining rooms are considered to be liveable spaces. Spaces that connect, such as the hallways are not liveable , and thus don’t need an opening door or window.

Each door, window or the skylight needs to have the ability of opening to the outside, but remain set in an opening position to allow for fresh air circulation and air flow.

The bathrooms in all kitchens and every other room of your home with a bath, shower or cooktop, or any other water-generating appliance will need proper extractor fan systems that are vented to the outdoors. This Healthy Homes Assessment service will check that there is adequate ventilation in each livable space and will also check for the proper extractor fans in high moisture areas.

Insulation Linden

Insulation for underfloor and ceilings is required in all rental homes as of July 1st, 2019. Property managers and landlords are required to ensure the insulation meets current standard. In some cases, existing ceiling insulation or insulation in the subfloor space may need to be replaced or replaced.

A house that is well-insulated will reduce the risk of condensation and lessen the likelihood of mould and dampness and also makes it easier to the household to keep heat.

Insulation requirements to be in compliance with the R-values for your area

The "R" signifies thermal resistance and it is a measurement of how well the insulation can withstand heat flow. The greater the R-value, the more effective the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9, underfloor R 1.3
  • Zone 2 – all part of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 (underfloor R 1.3

Linden Moisture Ingress & Drainage

Protecting your rental property from water damage isn’t only about what’s inside the building; you have to make sure there is somewhere for surface, rain or ground water and prevent it from getting into the building. When it concerns damp and moisture it’s frequently not apparent that it could be a huge problem and end up causing the property to suffer and harming your tenant’s health.

Rental properties should have effective drainage to remove floodwaters, surface water and ground water. This includes the proper outfall or runoff. Making sure that water has a location to go, and also that it can’t linger underneath the structures is an important aspect of maintaining your property’s dry.

Alongside a drainage system to prevent water ingress, if the apartment has an enclosed gap between the floor and soil, a ground-water barrier must be constructed if it’s reasonably practicable to do so.

The ground-moisture barrier generally an insulating sheet of polythene laid over the ground to stop any moisture in the ground from accumulating into the property. It also helps prevent any damage to your underfloor insulation.
