Healthy homes matter

What are the reasons why Healthy Homes Compliance So Important?

About 1 in 3 households rent in New Zealand and Linden, and research has shown that these rental houses tend to be older, colder, are not as effective heating and have lower quality than the houses of owners.

Damp, mouldy and cold houses are linked to negative health outcomes, particularly illnesses like colds, flu, asthma and heart diseases. In addition, people who experience at least four major home quality issues often suffer from less satisfaction in their lives and lower well-being.

Enhancing the standard of Linden rental property will help tenants experience improved physical and mental health and reduce the disruptions to their work, education and living due to illnesses. Your investment is also better secured from mildew, mould and damp , which means less maintenance costs in the long run.

The Healthy Homes Standards are a list of the specific and minimum requirements for heating, insulation Ventilation, Moisture Ingress and Drainage, as well as Draught Control in Linden rental properties.

Unreasonable Gaps & Holes

Draught Stopping Linden

Draughts are a major cause of less temperature in households. A humid house will cost more to heat, meaning wasting energy and incurring higher costs.

If a draft can be noticed from gaps that are not adequate or holes, it needs to be sealed.

What are unreasonable gaps or holes?

If you are able to feel external air coming in or a clear draught from a crack or a gap and you are able to feel it, it is likely to be a gap or hole that requirements sealing in somehow. Large cracks and gaps should be fixed permanently. Any gaps greater than 3mm that let air in or out from the home need seals. For example, if the open fireplace is not in use, it can create draughts. This should be sealed off. Landlords and property managers are responsible for ensuring such draughts are eliminated whenever possible.

You don’t require to block off holes or gaps that are part of the building. For example, tiny gaps around doors and windows might be necessary to allow for the movement of the building as the household is heated and cools so that they are able to be closed and opened instead of than sticking. We will check all windows and doors in your Healthy Homes assessment of your rental property.

A good heating system is important for well-being homes

Heating Linden

Rental properties in Linden need to have a stable source of heat that can heat the main or largest living space to at least 18degC even on the most coldest days of the year. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heating requirements to remain fixed (i.e. not portable) with at minimum 1.5 Kilowatts in heating capacity, and meet the minimum required heating capacity for the main living room. A Heating Assessment Tool could be used to determine whether the existing fix heater(s) are adequate or whether you will require to ‘top up’ with an additional heater. Fires that are open and unflued heaters such as small portable LPG bottle heaters aren’t considered to be suitable heating options for The Healthy Homes Standard.

If the heating you provide is electric heating or heat source, then it must have an thermostat. This will help make the heating more consistent and efficient. For most homes, larger fixed heating equipment like wood burners, heat pumps pellet burners, flued gas heaters are needed. However, in some cases like apartments with small spaces, a smaller fixed electric heater might be enough.

If your main living space is already equipped with a fixed heating source like the heat pump, it may require a top up in order to comply with the standards. Certain types of heaters cannot be used to comply with the standard since they’re either inefficient, unaffordable to operate or unsafe to operate.

Ventilation Linden

Every living space in the rental property should contain at minimum one open doors or windows to offer natural airflow. In addition, humid spaces like kitchens and bathrooms should have an externally vented extractor fan to get rid of moisture.

This ventilation quality is all about recognising it is that the dry atmosphere is easier to heat and that the property that is properly ventilated will be less prone to developing damp and mould.

Bedrooms, living rooms kitchens, and dining areas are all considered living spaces. Connecting spaces like the hallway aren’t considered liveable , and thus do not require an opening window or door.

Each window, door or skylight needs for them to be in a position to open to the outside and remain set in an opening position, allowing the circulation of fresh air and ventilation.

Bathrooms, kitchens, and every other room of your home with a bath, shower, cooktop or other high water-generating appliance will need suitable extractor fans that vent towards the outside. We offer a Healthy Homes Assessment service will ensure that there is sufficient ventilation throughout the living spaces and will also check for the proper extractor fans for areas that are high in moisture.

Insulation Linden

The insulation of the ceiling and underfloor is a requirement in all rental houses from 1 July 2019. All landlords and property managers should make sure that the insulation meets current quality. In certain situations, the existing ceiling insulation or insulation in the subfloor space may require to be filled with or replaced.

A house that is well-insulated will reduce the risk of condensation and reduce the chances of mould and damp, and will also make more easy to allow the home to retain warmth.

Insulation requirements to be in compliance with the R-values required for your area

The "R" signifies thermal resistance and is a gauge of how well the insulation resists heat flow. The more high the R-value, more effective the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – The rest of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3, underfloor R 1.3

Linden Moisture Ingress & Drainage

Protecting your rental property from moisture isn’t just about the inside but you must make sure there is somewhere for rain, surface and ground water to go, and prevent it from getting inside. When it is damp and moisture, it’s frequently what you don’t see that could become a major issue that can cause damage to your investment as well as affecting your tenant’s health.

Rental properties require to be equipped with efficient drainage to eliminate the stormwater and surface waters and ground water, which includes an appropriate runoff or outfall. Making sure that the water has a proper place to go, and also that it doesn’t get sucked into structures is a crucial aspect of keeping your property dry.

In addition to a drainage system to avoid moisture from entering, if your apartment has an enclosed gap between your floor and soil, a ground-water barrier must be put in place when it’s reasonably practicable to install it.

A ground moisture barrier is usually a sheet of polythene that is placed over the ground, in order to block any moisture from the ground from entering the building. It also helps to prevent any damage to your underfloor insulation.
