Unreasonable Gaps & Holes

Draught Stopping Linden

Draughts increase the likelihood of low temperatures inside households. A damp home costs more to heat, which means wasting energy and resulting in higher bills.

If a draught can be noticed from gaps that are not adequate or holes that it needs to be sealed.

What are unreasonable gaps or holes?

If you are able to feel external air flowing in or the air is clear from a crack or a gap and you are able to feel it, it’s probably a gap or hole which needs sealing in some way. Cracks and gaps that are large should be stopped permanently. Gaps greater than 3mm that allow air to enter or exit within your home need to be sealed. For example, if the open fireplace isn’t used it can create draughts. This should be sealed off. Landlords and property managers are responsible for making sure that draughts from the fireplace are removed whenever imaginable.

You don’t require to block off holes or gaps which are part of the construction. For instance, small gaps around windows and doors could be necessary to allow for movement within the building as the household warms and cools so that they are able to be shut and opened, rather than securing. We will check all doors and windows as part of our Healthy Homes assessment of your rental property.

Heating Linden

Rental properties in Linden should have a permanent source of heat that can warm the largest or main living room to at least 18degC, even on the coldest winter days. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical health and mental outlook.

The heating source requirements that it be permanently fixed (i.e. not portable), at minimum 1.5 horsepower in capacity and have the minimum required heating capacity for the main living room. The Heating Assessment Tool can be used to check if the current permanent heater(s) are adequate or whether you will need to "top up" with a new heater. Fires that are open and unflued heaters, such as the portable LPG bottle heaters aren’t considered to be acceptable heating options under Healthy Homes Standard. Healthy Homes Standard.

If the heating system you provide is an electric heater or heat pump, it must have the thermostat. This makes your heating more consistent and effective. For most houses, larger heaters that are fixed, such as heat pumps, wood burners pellet burners, flued gas heaters are needed. In certain situations, like small apartments the smaller fixed electric heater could be enough.

If your living space is already equipped with a fixed heating source, like heat pumps, it might need a top up in order to comply with the standards. Certain types of heaters cannot be utilised to meet the standard because they’re inefficient, unaffordable to operate and/or unhealthy to run.

Ventilation Linden

Every living space of a rental property must have at least one opening doors or windows to provide natural airflow. Additionally, areas with high moisture areas such as kitchens or bathrooms must have a suitable venting fan outside to take moisture away.

A ventilation standard is about recognising the fact that dried air can be easier to heat and that the property that is properly ventilated is less likely to grow mould and damp.

Bedrooms, living rooms kitchens and dining rooms are considered to be liveable spaces. Spaces that connect, such as the hallway aren’t considered liveable and don’t need an opening door or window.

Each window, door or Skylight requirements to have the ability to open to the outside and remain fixed in an open position to allow to circulate fresh air as well as ventilation.

The bathrooms in all kitchens and every other room of your property with shower, bath and cooktop or another water-generating appliance will require adequate extractor fans that can be vented towards the outside. We offer a Healthy Homes Assessment service will verify that there is enough ventilation throughout the living spaces and will also check for the proper extractor fans for areas that are high in moisture.

Insulation Linden

Insulation for underfloor and ceilings has been compulsory on all rental homes since 1 July 2019. All landlords and property managers should ensure that the insulation meets current standard. In certain situations, the current ceiling insulation, or the insulation of the subfloor space may require to be replaced or replaced.

A house that is well-insulated will reduce the risk of condensation and lessen the likelihood of mould and dampness, as well as making more easy for the household to retain heat.

Insulation needs to meet the R-values for your area

The "R" stands for thermal resistance and is a measure of how well the insulation can withstand heat flow. The more high the R-value, more efficient the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – the remainder of the North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 below floor R 1.3

Linden Moisture Ingress & Drainage

Protecting your rental property from water damage isn’t only about what’s inside the building; you have to make sure there is somewhere for rain, surface as well as groundwater to move and prevent it from getting into the building. When it is damp and moisture, it is frequently what you don’t see that can become a big problem that can cause the property to suffer and harming your tenant’s health.

Rental properties must be equipped with effective drainage to get rid of floodwaters, surface water, and groundwater, with an appropriate outfall or runoff. Making sure that water has a location to go and that it can’t linger underneath the structures is an crucial aspect of making sure your property is dry.

Alongside the drainage system that will prevent the ingress of moisture, if your apartment has an enclosed gap between your flooring and ground, a ground water barrier should be put in place if it’s reasonably practicable to do so.

A ground moisture barrier is typically a polythene sheet laid over the ground, to block any moisture present in the ground from rising into the structure. It also helps to prevent water damage to the floor insulation.
