Unreasonable Gaps & Holes

Draught Stopping Kingsley Heights

Draughts are a major cause of low temperatures inside houses. A draughty home costs more to heat, resulting in wasted energy and incurring higher costs.

If a draught is felt from unreasonable gaps or holes that it requirements to be sealed.

What are unjustifiable gaps or holes?

If you can feel external air coming in or an unobstructed draught coming from a gap or hole or crack, then it’s likely to be a gap or an opening that needs sealing in somehow. Cracks or gaps with large gaps must be stopped permanently. Gaps greater than 3mm that allow air to enter or exit into your home need to be sealed. For instance, if an open fireplace isn’t used it could cause draughts, and must be sealed from. Property managers and landlords are responsible for making sure that draughts from the fireplace are removed whenever possible.

There is no need to cover up holes or gaps which are part of the construction. For example, tiny gaps around windows and doors could be required to allow movement of the structure when the household warms and cools in order to let them be opened and closed rather instead of being stuck. We will inspect all windows and doors in our Healthy Homes assessment of your rental property.

Adequate heaters are important for well-being homes

Heating Kingsley Heights

Kingsley Heights rental properties require a reliable source of heat that can heat the living space to at least 18degC, even on the coldest days of the year. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heat needs to remain fixed (i.e., not portable) that is, at minimum 1.5 kW in heating capacity and have the minimum requirement for heat capacity for the main living room. The Heating Assessment Tool can be used to determine if your current fixed heater(s) are adequate or whether you will require to "top-up" with an additional heater. Unflued combustion and open fire heaters, such as small portable LPG bottle heaters aren’t considered to be acceptable heating options in those following the Healthy Homes Standard.

If the heating system you provide is electric heating or heat pump it must be equipped with an thermostat. This will help make the heating more reliable and effective. In most homes, larger fixed heating systems such as heat pumps, wood burners pellet burners, flued gas heaters are necessary. However, in certain instances like small apartments the smaller fixed electric heater could be enough.

If your living space already has a permanent heating source, like the heat pump, it might just require an upgrade to meet the standards. Certain kinds of heaters cannot be used to comply with the quality as they are either not effective, cost prohibitive to operate or unsafe to operate.

Ventilation Kingsley Heights

Every living space of a rental home must include at least one open window or exterior door to offer natural ventilation. Furthermore, moist areas such as kitchens and bathrooms should be equipped with an externally vented extractor to get rid of moisture.

A ventilation standard is all about acknowledging that dried air can be more easy to heat, and that the property that is properly ventilated will be less prone to developing mould and damp.

Bedrooms, living rooms kitchens, and dining areas are considered liveable areas. Connecting spaces like the hallway are not considered liveable and therefore do not require an opening door or window.

Every window, door or Skylight needs for them to be in a position of opening to the outside, and stay at an open angle in order to allow for fresh air circulation and air flow.

All kitchens and bathrooms, and any other room in your house that houses shower, bath, cooktop or other high moisture-producing item will need adequate extractor fans that vent towards the outside. Our Healthy Homes Assessment service will make sure there is sufficient ventilation throughout the living spaces that includes extractor fans that are suitable in areas with high moisture.

Insulation Kingsley Heights

The insulation of the ceiling and underfloor is required for all rent houses as of July 1st, 2019. Property managers and landlords must ensure that the insulation is up to standards that are in line with the latest quality. In certain situations, the current ceiling insulation, or the insulation of the subfloor space may need to be filled with or replaced.

A well-insulated property can help control condensation and reduce the chances of dampness and mould, as well as making much easier to allow the house to keep warmth.

Insulation needs to meet the R-values of your area.

The "R" is a symbol for thermal resistance, and is a gauge of how well the insulation can withstand heat flow. The higher the R-value, the more efficient the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – The rest part of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 (underfloor R 1.3

Kingsley Heights Moisture Ingress & Drainage

Keeping your rental property safe from water damage isn’t only about the inside of the building; you have to make sure there is somewhere for surface, rain and ground water to go and to prevent it from getting into the building. When it comes to moisture and damp it’s often those concerns that you aren’t aware of that could become a major issue, causing damages to your investment and harming your tenant’s health.

Rental properties require to be equipped with effective drainage to get rid of the stormwater and surface waters and groundwater, with the proper outfall or runoff. Making sure that water has a location to go, and also that it can’t linger underneath the buildings is a vital aspect of keeping your property dry.

Alongside a drainage system to avoid water ingress, if the rental is enclosed between your flooring and the ground, a ground moisture barrier must be put in place when it’s reasonably practicable to install it.

An underground moisture barrier generally made of polythene and is laid on top of the ground to stop any moisture that is present in the ground from rising into the building. It also helps prevent water damage to the floor insulation.
