Healthy homes are important

What are the reasons why Healthy Homes Compliance so Important?

About 1 in 3 households rent from New Zealand and Kingsley Heights, and research shows us that these rental homes are more likely to be colder, older and are not as effective heating and have lower quality than homes that are owned by the owner.

Moldy, damp and cold houses are associated with negative well-being outcomes, particularly for illnesses like colds, influenza, asthma, and cardiovascular issues. In addition, people who report four or more major home quality issues often suffer from less satisfaction in their lives and lower mental health.

The improvement in the standard of Kingsley Heights rental property will help tenants experience improved mental and physical health and minimise the disruptions to their work, education and daily life because of illnesses. Your investment will be protected from mildew, mould and damp damages, which means lower maintenance costs over the long term.

The Healthy Homes Standards are a list of the specific and minimum requirements for heating, insulation, Ventilation, Moisture Ingress and Drainage, and Draught-stopping in Kingsley Heights rental properties.

Unreasonable Gaps & Holes

Draught Stopping Kingsley Heights

Draughts can lead to dropping temperatures within households. A draughty house costs more to heat, which means wasting energy and resulting in higher bills.

If a draught can be perceived as a result of gaps or holes that it requirements to be closed.

What are the most unreasonable gaps or holes?

If you are able to feel external air coming in or the air is clear from a hole or gap, then it is likely to be a gap or hole that needs sealing in somehow. Cracks and gaps that are large should be stopped permanently. Gaps greater than 3mm that let air in or out into the home need the sealing. For instance, if an open fireplace is not in use, it may cause draughts and should be shut off. Landlords and property managers are responsible for ensuring that such draughts are squelched in the maximum extent possible.

There is no require to block off holes or gaps that are part of the building. For instance, small gaps around windows and doors may be required to allow for movement within the building as the home is heated and cools so that they can still be closed and opened instead of than being stuck. We will test every window and door during our Healthy Homes assessment of your rental property.

A good heating system is crucial for healthy homes

Heating Kingsley Heights

Kingsley Heights rental properties need to have a stable source of heat which can warm the largest or main living space to a minimum of 18degC even on the winter coldest days. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being and mental wellbeing.

The source of heat requirements for it to be permanent (i.e. not portable) that is, at minimum 1.5 horsepower in capacity, and it must have the minimum capacity for heating required to heat the living space in general. A Heating Assessment Tool can be used to determine whether the current installed heater(s) are sufficient or whether you will need to "top-up" with a new heater. Fires that are open and unflued heaters such as portable LPG bottle heaters aren’t considered to be suitable heating options in The Healthy Homes Standard.

If the heating system you provide is electric heating or heat source, it should include an thermostat. This will help make the heating more consistent and effective. For most houses, larger fixed heating equipment like wood burners, heat pumps, pellet burners or flued gas heaters are needed. In some instances, such as small apartments an electric, fixed heater may be sufficient.

If the main living room already has a central heating source, such as an air conditioner, it could need a top up to make sure it meets the requirements. Certain kinds of heaters cannot be used to meet the standard since they’re either not effective, cost prohibitive to operate and/or unsafe to run.

Ventilation Kingsley Heights

Each liveable space in a rental property has to include at least one open windows or an exterior door to offer natural airflow. Furthermore, moist areas like kitchens and bathrooms must have a suitable externally vented extractor to remove moisture.

This ventilation quality is about recognising the fact that dry air will be much easier to heat and the property that is properly ventilated is less likely to develop mould and damp.

Bedrooms, living spaces, kitchens and dining rooms are all considered living spaces. Connecting spaces like the hallway are not considered living spaces and therefore do not require an opening door or window.

Every window, door or the skylight needs for them to be in a position of opening to the outside, but remain set in an opening position in order to allow the circulation of fresh air and ventilation.

All kitchens and bathrooms, and any other room in your property with shower, bath cooker or any other humidity-generating items will need appropriate extractor fans that can be vented to the outside. This Healthy Homes Assessment service will verify that there is enough air circulation in every living space with the right extractor fan in areas of high moisture.

Insulation Kingsley Heights

Insulation for underfloor and ceilings is a requirement in all rental homes since 1 July 2019. Property managers and landlords should make sure that the insulation is up to the new standard. In certain situations, the an existing insulation on the ceiling or in the sub floor space might need to be added or replaced.

A well-insulated property will reduce the risk of condensation, and decrease the risk of mould and damp, and will also make more easy to allow the home to hold the heat.

Insulation needs to meet the R-values of your area.

The "R" stands for thermal resistance, and is a measure of how well the insulation can withstand heat flow. The more high the R-value, more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9, underfloor R 1.3
  • Zone 2 – the rest area of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3, underfloor R 1.3

Kingsley Heights Moisture Ingress & Drainage

The security of your rental home from moisture isn’t just about what’s inside the building; you have to ensure there is somewhere for surface as well as groundwater to move and prevent it from getting into the building. When it is about damp and water, it’s often not apparent that it can become a big problem that can cause damages to your investment and harming your tenant’s health.

Rental properties should be equipped with effective drainage for the removal of storm water, surface water and groundwater, with an appropriate runoff or outfall. Making sure that water is able to go, and it can’t linger underneath the structures is a crucial aspect of keeping your property dry.

Alongside a drainage system to avoid the ingress of moisture, if your property has an enclosed space between floorboards and surface, a ground moisture barrier must be installed if it is reasonably practicable to do so.

Ground moisture barriers are generally an insulating sheet of polythene laid over the ground, to block any moisture present in the ground from accumulating into the building. It also helps in preventing water damage to the floor insulation.
