If a draught is perceived as a result of gaps or holes or holes, it requirements to be closed.

What are unjustifiable gaps or holes?

If you can feel external air flowing in or the air is clear from a gap or hole or crack, then it is most likely a gap or hole which needs sealing in any way. Cracks or gaps with large gaps must be sealed permanently. Cracks that are greater than 3mm and let air into or out of your home require the sealing. In the case of an open fireplace is not in use, it can cause draughts and should be sealed off. Property managers and landlords are responsible for ensuring that such draughts are squelched as much as imaginable.

Adequate heaters are crucial to ensure healthy houses

Heating Kingsley Heights

Rental properties in Kingsley Heights require a reliable heating source that can heat the living space to at least 18degC, even on the most coldest days of the year. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heating requirements to remain fixed (i.e. not portable) with at minimum 1.5 kW in heating capacity, and it must have the minimum capacity for heating required to heat the living space in general. A Heating Assessment Tool may be used to determine whether the existing permanent heater(s) are adequate or if you’ll need to top up by adding a second heater. Open fires and unflued combustion heaters, such as mobile LPG bottle heaters aren’t considered to be safe heating options in the Healthy Homes Standard.

If the heating system you offer is electric heating or heat pump, it needs to have the thermostat. This will help make the heating more reliable and efficient. For most properties, larger fixed heating systems such as wood burners, heat pumps, pellet burners or flued gas heaters are necessary. In certain situations, such as small apartments small apartments, a smaller electric fixed heater might be enough.

If the main living room already has a permanent heating source like an air conditioner, it might need a top up to ensure it meets the requirements. Some types of heaters can’t be used to meet the quality as they are either not effective, cost prohibitive to operate and/or unhealthy to run.

Insulation for underfloor and ceilings is a requirement on all rental houses since July 1, 2019. Property managers and landlords have to ensure that the insulation is in line with standards that are in line with the latest standard. The "R" refers to thermal resistance and is a measure of how well insulation can withstand heat flow. The more high the R-value, more effective the insulation.

Kingsley Heights Moisture Ingress & Drainage

Making sure your rental property is protected from the effects of moisture isn’t just a matter of what’s inside the building but you must ensure there is somewhere to allow surface, rain or ground water and also stop it from getting inside. When it comes to moisture and damp it is often not apparent that it could become a major issue and cause damage to your investment as well as affecting the tenant’s well-being.

Rental properties require to have efficient drainage to eliminate rainwater, storm water, and groundwater, with an appropriate runoff or outfall. Making sure that the water has a location to go, and that it can’t linger underneath the structures is a crucial aspect of making sure your property is dry.

Ground moisture barriers are typically made of polythene and is laid on top of the ground to stop any moisture present in the ground from getting into the structure. It also helps to prevent any damage to your underfloor insulation.
