Draughts are a major cause of lower temperatures in households. A humid house is more expensive to heat, which means wasting energy and incurring higher costs.

If a draught can be felt from unreasonable gaps or holes or holes, it needs to be closed.

What are unjustifiable gaps or holes?

If you can feel external air flowing in or a clear draught from a hole or gap that is, it is probably a gap or an opening that needs sealing in some way. Cracks or gaps with large gaps must be stopped permanently. Any gaps greater than 3mm that let air in or out into your home require sealing. For example, if an open fireplace isn’t in use it can cause draughts and must be sealed from. Property managers and landlords are accountable for ensuring such draughts are eliminated as far as imaginable.

There is no require to cover up holes or gaps which are part of the construction. For instance, small gaps around windows and doors could be required to allow for the movement of the structure as the household is heated and cools so that they are able to be closed and opened rather than being stuck. Insulation Kingsley Heights

Ceiling and underfloor insulation is required to all rental houses since July 1, 2019. Property managers and landlords should make sure that the insulation is in line with this new standard. In some instances, old ceiling insulation as well as insulation within the subfloor space might need to be filled with or replaced.

A properly insulated home will reduce the risk of condensation and reduce the chances of dampness and mould, and it will make it easier to allow the house to retain heat.

Insulation needs to be in compliance with the R-values required for your area

The "R" signifies thermal resistance and is a gauge of how well insulation resists heat flow. The more R-value is higher, the more efficient the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9, underfloor R 1.3
  • Zone 2 – The rest area of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3

Kingsley Heights Moisture Ingress & Drainage

Protecting your rental property from dampness isn’t just about the inside of the building but you must ensure there is somewhere for surface, rain as well as groundwater to move and prevent it from getting into the building. When it is damp and moisture, it’s typically what you don’t see that could be a huge problem and end up causing damage to your investment and harming the tenant’s well-being.

Properties that are rented must have effective drainage to get rid of storm water, surface water and groundwater, with an appropriate outfall or runoff. Making sure that water has a proper place to go, and that it isn’t allowed to remain beneath structures is a crucial aspect of maintaining your property’s dry.

In addition to an irrigation system to stop water ingress, if the rental has an enclosed gap between floorboards and soil, a ground-water barrier must be installed if it’s reasonably practicable to do so.

The ground-moisture barrier usually a polythene sheet laid over the ground to stop any moisture present in the ground from accumulating into the home. It also helps in preventing moisture damage to the underfloor insulation.
