Unreasonable Gaps & Holes

Draught Stopping Kingsley Heights

Draughts may lead to less temperature in houses. A damp home costs more to heat, meaning wasting energy and resulting in higher bills.

If a draft can be noticed from gaps that are not adequate or holes the area needs to be closed.

What are the most unreasonable gaps or holes?

If you are able to feel external air coming in or an unobstructed draught coming from a hole or gap or crack, then it is likely to be a gap or an opening that needs sealing in some way. Cracks or gaps with large gaps must be fixed permanently. Gaps greater than 3mm that allow air to enter or exit of the house require seals. For example, if the open fireplace isn’t in use it could cause draughts, and should be sealed from. Landlords and property managers are accountable for making sure that these draughts are stopped in the maximum extent possible.

There is no require to block up intentional holes or gaps that are part of the building. For example, tiny gaps around doors and windows could be necessary to allow movement of the structure as the house gets warmer and cooler, so that they can still be opened and closed rather than securing. We will examine the windows and doors as part of your Healthy Homes assessment of your rental property.

Adequate heaters are important to ensure healthy houses

Heating Kingsley Heights

Rental properties in Kingsley Heights need to have a stable source of heating that is able to heat the principal or the biggest living space to a minimum of 18degC even on the coldest winter days. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heat requirements that it be permanently fixed (i.e., not portable) that is, at minimum 1.5 Kilowatts in heating capacity, and must meet the minimum heating capacity needed for the main living space. The Heating Assessment Tool can be used to determine if the existing fix heater(s) are sufficient or if you’ll require to ‘top up’ with an additional heater. Unflued combustion and open fire heaters, such as small portable LPG bottle heaters aren’t considered acceptable heating options under those following the Healthy Homes Standard.

If the heating you provide is an electric heater or heat pump then it must be equipped with a thermostat. This makes your heating more consistent and effective. In most homes, larger fixed heating devices such as heat pumps, wood burners, pellet burners or flued gas heaters are necessary. However, in certain instances like small apartment buildings an electric, fixed heater might be enough.

If your living space is already equipped with a fixed heating source, such as a heat pump, then it might need a top up to make sure it meets the requirements. Certain kinds of heaters cannot be used to achieve the standard since they’re either costly, not cost-effective to run, or unsafe to operate.

Ventilation Kingsley Heights

Every living space in a rental house must include at least one open doors or windows to offer natural airflow. Furthermore, moist spaces like kitchens and bathrooms should have an externally vented extractor fan that can remove moisture.

This ventilation quality is all about acknowledging that dry air is more easy to heat and a property that is well ventilated is less likely to develop mould and damp.

Bedrooms, living rooms, kitchens, and dining areas are all considered living spaces. Connecting spaces like the hallway aren’t considered liveable and do not need an opening window or door.

Each window, door or the skylight needs for them to be in a position to open up to the outside and remain at an open angle in order to allow to circulate fresh air as well as ventilation.

Bathrooms, kitchens, and any other room in your house that houses a bath, shower or cooktop, or any other moisture-producing item will require suitable extractor fans that can be vented to the outdoors. We offer a Healthy Homes Assessment service will check that there is adequate air circulation in every living space with the right extractor fan in high moisture areas.

Insulation Kingsley Heights

Ceiling and underfloor insulation is a requirement in all rental homes from 1 July 2019. All landlords and property managers are required to ensure that the insulation meets standards that are in line with the latest standard. In some cases, existing ceiling insulation or insulation in the sub floor space might require to be filled with or replaced.

A properly insulated home will reduce the risk of condensation and lower the chance of mould and damp, as well as making an easier task for the home to retain the heat.

Insulation needs to be in compliance with the R-values of your area.

The "R" is a symbol for thermal resistance, and it is a measurement of how well the insulation resists heat flow. The more high the R-value, more efficient the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9, underfloor R 1.3
  • Zone 2 – all of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 and underfloor R 1.3

Kingsley Heights Moisture Ingress & Drainage

Making sure your rental property is protected from the effects of moisture isn’t just a matter of the inside; you have to make sure there is somewhere to allow surface, rain and ground water to go, and prevent it from getting inside. When it is about damp and water, it is often what you don’t see that can cause a lot of trouble that can cause damage to your investment as well as affecting the tenant’s well-being.

Rental properties should have effective drainage to eliminate the stormwater and surface waters, and ground water, including an appropriate outfall or runoff. Making sure that the water has a location to go and that it can’t linger underneath the buildings is an essential part of maintaining your property’s dry.

In addition to the drainage system that will prevent water ingress, if the rental has an enclosed gap between your flooring and the surface, a ground moisture barrier must be constructed if it is reasonably practicable to do so.

A ground moisture barrier is usually made of polythene and is laid on top of the ground to stop any moisture from the ground from accumulating into the property. It also helps prevent any damage to your underfloor insulation.
