Unreasonable Gaps & Holes

Draught Stopping Kingsley Heights

Draughts increase the likelihood of lower temperatures in homes. A damp house costs more to heat, resulting in wasted energy and increased bills.

If a draught could be perceived as a result of gaps or holes or holes, it needs to be sealed.

What are unreasonable gaps and holes?

If you can feel external air entering or a clear draught from a hole or gap or crack, then it’s probably a gap or an opening that needs sealing in any way. Large gaps and cracks should be permanently stopped. Gaps greater than 3mm that let air in or out into the home require seals. For instance, if an open fireplace isn’t in use it can cause draughts and should be sealed from. Property managers and landlords are accountable for ensuring that draughts from the fireplace are removed whenever possible.

There is no require to block off holes or gaps that are part of the building. For instance, small gaps around windows and doors could be required to allow for movement of the building as the household heats and cools, to allow them to be closed and opened instead of than sticking. We will test all doors and windows in our Healthy Homes assessment of your rental property.

Adequate heaters are crucial for healthy homes

Heating Kingsley Heights

Rental properties in Kingsley Heights require a reliable source of heat which can warm the largest or main living room to at least 18 degrees Celsius, even on the winter coldest days. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heating needs that it be permanently fixed (i.e., not portable) that is, at minimum 1.5 kW of heating capacity, and it must have the minimum heating capacity needed to heat the living space in general. A Heating Assessment Tool could be used to determine if the permanent heater(s) are adequate or whether you will need to "top up" with an additional heater. Fires that are open and unflued heaters such as small portable LPG bottle heaters are not considered to be safe heating options for the Healthy Homes Standard.

If the heating system you offer is electric heating (or heat pump), then it must have an thermostat. This makes the heating more consistent and effective. For the majority of houses, bigger fixed heating systems such as wood burners, heat pumps pellet burners, flued gas heaters are required. In some instances, such as small apartments the smaller fixed electric heater could be enough.

If your main living space already has a permanent heating source such as a heat pump, then it might just require an upgrade in order to comply with the standards. Certain kinds of heaters aren’t able to be used to achieve the standard because they’re costly, not affordable to run, and/or unsafe to run.

The ground-moisture barrier generally an insulating sheet of polythene laid over the ground, to block any moisture in the ground from getting into the building. It also assists in preventing water damage to the floor insulation.
