Unreasonable Gaps & Holes

Draught Stopping Kilbirnie

Draughts may lead to dropping temperatures within homes. A cold home costs more to heat, resulting in wasted energy and incurring higher costs.

If a draught could be perceived as a result of gaps or holes or holes, it requirements to be sealed.

What are unreasonable gaps or holes?

If you can feel external air coming in or the air is clear from a hole or gap, then it’s probably a gap or crack that requirements sealing in any way. Large gaps and cracks should be permanently stopped. The gaps that exceed 3mm that allow air to enter or exit of your house need to be sealed. In the case of an open fireplace is not in use, it can cause draughts and should be blocked off. Landlords and property managers are responsible for ensuring such draughts are eliminated as much as imaginable.

You don’t require to block off holes or gaps that are part of the building. For instance, small gaps around doors and windows could be necessary to allow movement of the building when the home gets warmer and cooler, so that they can still be shut and opened, rather instead of being stuck. We will examine all doors and windows as part of your Healthy Homes assessment of your rental property.

Heating Kilbirnie

Kilbirnie rental properties require a reliable source of heat that can heat the living room to at least 18 degrees Celsius, even on the coldest winter days. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heat requirements to remain fixed (i.e. not portable) with at minimum 1.5 horsepower in capacity, and meet the minimum requirement for heat capacity in the living area. A Heating Assessment Tool may be used to determine whether the current fixed heater(s) are adequate or if you’ll need to "top up" with a new heater. Open fires and unflued combustion heaters such as mobile LPG bottle heaters are not considered to be suitable heating options under the Healthy Homes Standard.

If the heating system you provide is an electric heater or heat source, it must include a thermostat. This will help make your heating more consistent and efficient. For most properties, larger fixed heating systems such as heat pumps, wood burners, pellet burners or flued gas heaters are necessary. In certain situations, like apartments with small spaces the smaller fixed electric heater might be enough.

If your main living space already has a fixed heating source, like an air conditioner, it might require an upgrade to be able to meet the standards. Certain kinds of heaters aren’t able to be used to comply with the quality since they’re either inefficient, unaffordable to operate or unsafe to operate.

Ventilation Kilbirnie

Each liveable space in the rental property should have at least one openable window or exterior door to provide natural airflow. In addition, humid areas such as kitchens or bathrooms should be equipped with an externally vented extractor to get rid of moisture.

A ventilation standard is all about recognising the fact that dried air can be much easier to heat and a property that is well ventilated is less likely to be a victim of mould and damp.

Bedrooms, living rooms kitchens, and dining areas are considered liveable areas. Connecting spaces like the hallway are not considered liveable , and thus don’t require an opening door or window.

Every window, door or skylight needs for them to be in a position to open to the outside and remain closed to allow the circulation of fresh air and ventilation.

Bathrooms, kitchens, and any other room in your property with shower, bath, cooktop or other high moisture generating item will require proper extractor fan systems which are vented towards the outside. The Healthy Homes Assessment service will check that there is adequate ventilation throughout the living spaces with the right extractor fan in areas of high moisture.

Insulation Kilbirnie

Underfloor and ceiling insulation is a requirement on all rental homes as of July 1st, 2019. All landlords and property managers should ensure that the insulation is up to the new standard. In certain situations, the an existing insulation on the ceiling or in the sub floor space may require to be topped up or replaced.

A well-insulated house can help control condensation and lower the chance of mould and dampness, and it will make an easier task to allow the household to hold warmth.

Insulation needs to meet the R-values of your area.

The "R" stands for thermal resistance and it is a measurement of how well insulation withstands heat flow. The higher the R-value, the better the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – The rest of the North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3, underfloor R 1.3

Kilbirnie Moisture Ingress & Drainage

The security of your rental home from the effects of moisture isn’t just a matter of the interior of the building it is also about the outside. You must ensure there is somewhere for surface, rain or ground water and prevent it from getting into the building. When it is about damp and water, it is typically the concerns you don’t notice that can cause a lot of trouble that can cause the property to suffer and harming the tenant’s well-being.

Rental properties need to be equipped with efficient drainage to eliminate the stormwater and surface waters and ground water, which includes an appropriate runoff or outfall. Making sure that the water has a proper place to go, and also that it doesn’t sit beneath buildings is a vital aspect of keeping your property dry.

Alongside a drainage system to prevent the ingress of moisture, if your apartment has an enclosed gap between your flooring and the ground, a ground moisture barrier should be put in place if it is reasonably practicable to install it.

A ground moisture barrier is usually an insulating sheet of polythene laid over the ground, to block any moisture in the ground from entering the building. It also assists in preventing from causing damage to the flooring insulation.
