Unreasonable Gaps & Holes

Draught Stopping Kilbirnie

Draughts may lead to low temperatures inside houses. A damp home will cost more to heat, which means wasting energy and incurring higher costs.

If a draft can be perceived as a result of gaps or holes that it needs to be sealed.

What are unjustifiable gaps or holes?

If you are able to feel external air coming in or a clear draught from a gap or hole, then it’s most likely a gap or hole that needs sealing in somehow. Cracks or gaps with large gaps must be permanently stopped. Gaps greater than 3mm that let air in or out into your house need seals. For instance, if an open fireplace is not in use, it may cause draughts and should be blocked off. Landlords and property managers are accountable for making sure that draughts from the fireplace are removed as much as imaginable.

You don’t need to block up intentional holes or gaps that are part of the construction. For instance, small gaps around windows and doors might be necessary to allow for movement within the building when the house is heated and cools in order to let them be shut and opened, rather than being stuck. We will check the windows and doors in the Healthy Homes assessment of your rental property.

Adequate heaters are crucial for well-being homes

Heating Kilbirnie

Kilbirnie rental properties require a reliable heating source that can warm the main or largest living area to at minimum 18 degrees Celsius, even on the coldest days of the year. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical health and mental well-being.

The source of heat needs to remain fixed (i.e., not portable) and at minimum 1.5 Kilowatts in heating capacity and have the minimum requirement for heat capacity in the living area. A Heating Assessment Tool may be used to determine if the existing installed heater(s) are adequate or whether you will require to ‘top up’ with an additional heater. Open fires as well as unflued combustion heaters such as the portable LPG bottle heaters are not considered acceptable heating options for Healthy Homes Standard. Healthy Homes Standard.

If the heating that you offer is an electric heater (or heat pump), it should include an thermostat. This will help make the heating more uniform and efficient. For most properties, larger heaters that are fixed, such as wood burners, heat pumps, pellet burners or flued gas heaters will be required. In certain situations, like small apartment buildings, a smaller fixed electric heater may suffice.

If your main living space is already equipped with a fixed heating source like heat pumps, it might just need an update to meet the standards. Certain types of heaters cannot be used to meet the quality as they are either inefficient, unaffordable to operate and/or unsafe to run.
