Draughts can lead to less temperature in households. A cold home is more expensive to heat, which completed jobs in wasting energy and incurring higher costs.

If a draught is perceived as a result of gaps or holes that it requirements to be sealed.

What are the most unreasonable gaps or holes?

If you are able to feel external air coming in or an unobstructed draught coming out of a hole or gap that is, it’s likely to be a gap or crack that needs sealing in some way. Large gaps and cracks should be permanently stopped. Any gaps greater than 3mm that let air in or out into your house require the sealing. In the case of an open fireplace isn’t in use it can cause draughts and should be sealed off. Landlords and property managers are accountable for ensuring that these draughts are stopped whenever possible.

You don’t require to block holes or gaps in the building. For example, tiny gaps around windows and doors could be necessary to allow movement of the building as the household warms and cools to allow them to be closed and opened instead of instead of being stuck. We will test every window and door as part of an Healthy Homes assessment of your rental property.

Heating Kilbirnie

Rental properties in Kilbirnie should have a permanent heating source that can warm the living area to at minimum 18degC, even during the coldest days of the year. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The heating source needs for it to be permanent (i.e., not portable) and at minimum 1.5 horsepower in capacity, and meet the minimum required heating capacity for the main living space. A Heating Assessment Tool can be used to determine if the installed heater(s) are sufficient or if you’ll need to ‘top up’ with an additional heater. Fires that are open and unflued heaters such as the portable LPG bottle heaters are not considered to be suitable heating options under Healthy Homes Standard. Healthy Homes Standard.

If the heating you provide is an electric heater or heat source, it requirements to include a thermostat. This will make the heating more uniform and efficient. For the majority of houses, bigger fixed heating equipment like heat pumps, wood burners pellet burners, flued gas heaters are necessary. However, in certain instances like small apartment buildings an electric, fixed heater could be enough.

If your living space is already equipped with a fixed heating source, such as an air conditioner, it might need an upgrade to make sure it meets the requirements. Certain kinds of heaters aren’t able to be used to achieve the quality because they’re not efficient, cost prohibitive to operate and/or unsafe to run.

This ventilation standard is all about acknowledging how dried air can be easier to heat and heat, and a well ventilated rental property will be less prone to developing damp and mould.

Bedrooms, living spaces, dining rooms, and kitchens are considered to be liveable spaces. Spaces that connect, such as the hallway aren’t living spaces and therefore don’t need an opening window or door.

Each window, door , or skylight requirements for them to be in a position to open up to the outside, and stay set in an opening position, allowing to circulate fresh air as well as air flow.

Bathrooms, kitchens, and every other room of your home that has shower, bath, cooktop or other high water-generating appliance will need appropriate extractor fans that are vented towards the outside. Insulation Kilbirnie

Insulation for underfloor and ceilings is mandatory on all rental homes since July 1, 2019. Property managers and landlords should ensure the insulation meets the new standard. In some instances, old ceiling insulation as well as insulation within the subfloor space might require to be topped up or replaced.

A well-insulated house will help to control condensation and lower the chance of dampness and mould, as well as making much easier to allow the home to keep warmth.

Insulation needs to be in compliance with the R-values that are appropriate for your region.

The "R" refers to thermal resistance, and is a measure of how well insulation withstands heat flow. The more high the R-value, more effective the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – the remainder of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3

Kilbirnie Moisture Ingress & Drainage

Protecting your rental property from dampness isn’t just about what’s inside the building but you must ensure there is somewhere for surface, rain or ground water and prevent it from getting inside. When it is about damp and water, it is usually the things you don’t notice that could be a huge problem that can cause the property to suffer and affecting the tenant’s well-being.

Properties that are rented must be equipped with effective drainage to remove the stormwater and surface waters and ground water. This includes an appropriate runoff or outfall. Making sure the water has a proper place to go, and it can’t linger underneath the structures is a crucial aspect of keeping your property dry.

Alongside a drainage system to prevent moisture ingress, if your rental is enclosed between floorboards and the soil, a ground-water barrier must be put in place when it is reasonably practicable to install it.

The ground-moisture barrier typically made of polythene and is laid on top of the ground, to block any moisture present in the ground from getting into the building. It also assists in preventing water damage to the floor insulation.
