Healthy homes are important

What is the reason Healthy Homes Compliance so Important?

A majority of households rent the property in New Zealand and Kilbirnie, and research suggests that rental homes tend to be colder, older and are not as effective heating and have lower quality than owner occupied properties.

Your investment is also better safeguarded from mildew, mould and damp , which means lower costs for maintenance in the long run.

Draughts increase the likelihood of low temperatures inside homes. A damp home costs more to heat, which completed jobs in wasting energy and increased bills.

If a draft can be noticed from gaps that are not adequate or holes that it requirements to be closed.

What are unreasonable gaps and holes?

If you can feel external air entering or the air is clear from a gap or hole, then it is likely a crack or an opening that requirements sealing in some way. Large cracks and gaps should be stopped permanently. Any gaps greater than 3mm that allow air to enter or exit into your house need seals. For instance, if an open fireplace is not in use, it may cause draughts and should be blocked off. Property managers and landlords are responsible for ensuring such draughts are eliminated as far as imaginable.

You don’t need to block up intentional gaps or holes in the building. For instance, small gaps around windows and doors might be necessary to allow for movement within the structure when the house warms and cools in order to let them be shut and opened, rather instead of being stuck. Heating Kilbirnie

Kilbirnie rental properties need to have a stable source of heat that can heat the living space to at least 18degC, even on the most coldest days of the year. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being and mental wellbeing.

The source of heating needs for it to be permanent (i.e., not portable) that is, at minimum 1.5 kW of heating capacity, and must meet the minimum required heating capacity for the main living room. A Heating Assessment Tool could be used to determine if the existing permanent heater(s) are sufficient or if you’ll need to "top-up" with an additional heater. Fires that are open and unflued heaters like mobile LPG bottle heaters are not considered to be safe heating options under The Healthy Homes Standard.

If the heating that you provide is electric heating or heat pump it must include a thermostat. This makes the heating more uniform and effective. For the majority of homes, bigger fixed heating systems such as heat pumps, wood burners, pellet burners or flued gas heaters are needed. However, in some cases like apartments with small spaces, a smaller fixed electric heater might be enough.

If your living space is already equipped with a fixed heating source, like the heat pump, it might require an update to be able to meet the standards. Certain kinds of heaters aren’t able to be utilised to meet the standard as they are either expensive, inefficient or unsafe to operate.

Ventilation Kilbirnie

Each living space within the rental property should include at least one open door or window to provide natural airflow. In addition, humid spaces like kitchens and bathrooms must have a suitable venting fan outside to eliminate moisture.

This ventilation standard is all about understanding the fact that dried air can be much easier to heat and the property that is properly ventilated is less likely to develop mould and damp.

Bedrooms, living rooms, dining rooms, and kitchens are considered liveable spaces. Connecting spaces such as the hallway are not considered living spaces and therefore don’t require an opening door or window.

Each window, door , or the skylight requirements for them to be in a position to open up to the outside, and stay fixed in an open position to allow for fresh air circulation and air flow.

All bathrooms and kitchens and any other room in your home with a bath, shower or cooktop, or any other humidity-generating items will require adequate extractor fans that can be vented to the outdoors. This Healthy Homes Assessment service will ensure that there is sufficient ventilation throughout the living spaces and will also check for the proper extractor fans in high moisture areas.

Insulation Kilbirnie

Insulation for underfloor and ceilings is mandatory to all rental houses since July 1, 2019. Property managers and landlords are required to ensure that the insulation is up to the new standard. In some cases, old ceiling insulation as well as insulation within the sub floor space might need to be filled with or replaced.

A properly insulated home will help to control condensation, and decrease the risk of mould and damp, and will also make it easier to the house to hold warmth.

Insulation needs to meet the R-values that are appropriate for your region.

The "R" refers to thermal resistance and is a gauge of how well insulation can withstand heat flow. The greater the R-value, the better the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9, underfloor R 1.3
  • Zone 2 – the rest part of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 and underfloor R 1.3

Kilbirnie Moisture Ingress & Drainage

Protecting your rental property from water damage isn’t only about what’s inside the building It’s about having to make sure there is somewhere for rain, surface as well as groundwater to move, and stop it from coming into the building. When it is about damp and water, it’s usually those concerns that you aren’t aware of that could be a huge problem that can cause damages to your investment and affecting your tenant’s well-being.

Rental properties need to have effective drainage to remove floodwaters, surface water, and ground water. This includes the proper outfall or runoff. Making sure that water is able to go and that it can’t linger underneath the buildings is an essential part of keeping your property dry.

In addition to an irrigation system to stop moisture ingress, if your rental is enclosed between your floor and surface, a ground moisture barrier must be put in place when it’s reasonably practicable to do so.

The ground-moisture barrier generally made of polythene and is laid on top of the ground to prevent any moisture from the ground from accumulating into the building. It also helps in preventing from causing damage to the flooring insulation.
