Healthy homes matter

Why is Healthy Homes Compliance so important?

Around 1 in 3 households rent from New Zealand and Kilbirnie, and research shows us that these rental homes are likely to be colder, older and have less efficient heating and have lower quality than owner occupied properties.

Cold, damp and mouldy houses are associated with negative well-being outcomes, particularly for illnesses such as colds and asthma, as well as cardiovascular issues. In addition, people who experience at least four key issues with their housing often have less satisfaction in their lives and lower mental health.

Improving the standard of Kilbirnie rental property can allow tenants to experience better physical and mental health, and lessen the disruptions to their work, education and living because of illness. Your investment is also better protected from mould, mildew and damp damages, which means less maintenance costs in the long-term.

The Healthy Homes Standard is a list of specific and minimum requirements for heating, insulation Ventilation and Ventilation and Drainage, as well as Draught Stopping on Kilbirnie rental properties.

Unreasonable Gaps & Holes

Draught Stopping Kilbirnie

Draughts may lead to less temperature in houses. A cold home will cost more to heat, which means wasting energy and increased bills.

If a draught can be perceived as a result of gaps or holes, it needs to be closed.

What are unreasonable gaps or holes?

If you can feel external air coming in or the air is clear from a gap or hole, then it is probably a gap or an opening that needs sealing in some way. Large gaps and cracks should be stopped permanently. Cracks that are greater than 3mm and allow air in or out of your house require seals. For example, if an open fireplace isn’t in use it could cause draughts, and must be sealed off. Landlords and property managers are responsible for making sure that such draughts are squelched whenever imaginable.

You don’t require to block up intentional gaps or holes in the construction. For instance, small gaps around doors and windows might be necessary to allow for the movement of the structure when the household heats and cools, in order to let them be closed and opened instead of instead of being stuck. We will test every window and door in the Healthy Homes assessment of your rental property.

The proper heating equipment is important to ensure healthy houses

Heating Kilbirnie

Kilbirnie rental properties should have a permanent source of heat that can warm the main or largest living area to at minimum 18 degrees Celsius, even on the winter coldest days. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The heating source requirements for it to be permanent (i.e., not portable) and at least 1.5 kW in heating capacity, and meet the minimum required heating capacity for the main living space. A Heating Assessment Tool may be used to determine whether the installed heater(s) are sufficient or if you’ll need to "top-up" with a new heater. Unflued combustion and open fire heaters, such as small portable LPG bottle heaters aren’t considered to be acceptable heating options in those following the Healthy Homes Standard.

If the heating that you provide is an electric heater or heat source, it requirements to be equipped with an thermostat. This makes your heating more consistent and effective. For the majority of houses, bigger fixed heating equipment like heat pumps, wood burners, pellet burners or flued gas heaters are required. In certain situations, like apartments with small spaces an electric, fixed heater might be enough.

If the living area is already equipped with a fixed heating source, such as the heat pump, it may require a top up to ensure it meets the requirements. Certain kinds of heaters aren’t able to be used to achieve the standard because they’re expensive, inefficient and/or unhealthy to run.

Each living space within the rental property should have at least one opening window or exterior door to provide natural airflow. Additionally, areas with high moisture spaces like kitchens and bathrooms should be equipped with an externally vented extractor fan that can eliminate moisture.

It is the ventilation quality is about recognising that the dry atmosphere is easier to heat and that an apartment that is well-ventilated is less likely to grow mould and damp.

Living rooms, bedrooms, dining rooms, and kitchens are considered liveable areas. Connecting spaces like the hallways are not liveable and therefore are not require an opening door or window.

Each window, door , or Skylight requirements to be able to open up to the outside, and stay fixed in an open position in order to allow the circulation of fresh air and air flow.

The bathrooms in all kitchens and any other room in your home that has shower, bath or cooktop, or any other humidity-generating items will require proper extractor fan systems that are vented to the outside. We offer a Healthy Homes Assessment service will ensure that there is sufficient ventilation in each livable space, including suitable extractor fans in areas of high moisture.

Insulation Kilbirnie

Underfloor and ceiling insulation is required to all rental houses since 1 July 2019. Property managers and landlords are required to make sure that the insulation is in line with the new quality. In certain situations, the an existing insulation on the ceiling or in the sub floor space might need to be filled with or replaced.

A house that is well-insulated will reduce the risk of condensation and lessen the likelihood of mould and dampness as well as making much easier to the household to retain warmth.

Insulation requirements to be in compliance with the R-values required for your area

The "R" stands for thermal resistance and it is a measurement of how well the insulation is able to resist heat flow. The more R-value is higher, the more efficient the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9, underfloor R 1.3
  • Zone 2 – The rest area of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 below floor R 1.3

Kilbirnie Moisture Ingress & Drainage

Making sure your rental property is protected from dampness isn’t just about what’s inside the building; you have to make sure there is somewhere for surface, rain and ground water to go, and prevent it from getting into the building. When it comes to moisture and damp it is usually the concerns you don’t notice that could become a major issue and cause damage to your investment and harming the tenant’s health.

Rental properties require to have effective drainage to get rid of rainwater, storm water and groundwater, with an appropriate runoff or outfall. Making sure the water has a place to go, and also that it isn’t allowed to remain beneath structures is a crucial aspect of keeping your property dry.

In addition to a drainage system to avoid water ingress, if the property has an enclosed space between your flooring and the surface, a ground moisture barrier must be installed if it’s reasonably practicable to install it.

Ground moisture barriers are generally a sheet of polythene that is placed over the ground, in order to block any moisture present in the ground from getting into the property. It also helps in preventing any damage to your underfloor insulation.
