Unreasonable Gaps & Holes

Draught Stopping Kilbirnie

Draughts are a major cause of lower temperatures in homes. A cold house costs more to heat, which means wasting energy and incurring higher costs.

If a draught could be felt through gaps that are too large or holes, it requirements to be sealed.

What are the most unreasonable gaps or holes?

If you can feel external air getting in, or see a clear draught from a gap or hole, then it’s likely to be a gap or hole that requirements sealing in somehow. Large gaps and cracks should be stopped permanently. Any gaps greater than 3mm that allow air to enter or exit from the house need the sealing. For example, if an open fireplace isn’t being used, it can cause draughts and should be shut from. Landlords and property managers are accountable for ensuring that these draughts are stopped whenever imaginable.

You don’t need to block up intentional holes or gaps which are part of the building. For instance, small gaps around windows and doors could be necessary to allow for movement within the building when the household heats and cools, so that they are able to be closed and opened instead of instead of being stuck. We will inspect every window and door as part of our Healthy Homes assessment of your rental property.

Proper heating is important for healthy houses

Heating Kilbirnie

Kilbirnie rental properties require a reliable heating source which can warm the living space to a minimum of 18degC, even during the most coldest days of the year. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical health as well as their mental health.

The heating source requirements that it be permanently fixed (i.e. not portable) and at least 1.5 horsepower in capacity and have the minimum required heating capacity for the main living room. A Heating Assessment Tool could be used to determine if your current installed heater(s) are adequate or whether you will need to "top-up" by adding a second heater. Open fires and unflued combustion heaters, such as the portable LPG bottle heaters aren’t considered to be acceptable heating options in the Healthy Homes Standard.

If the heating that you provide is an electric heater (or heat pump), it must be equipped with an thermostat. This makes your heating more consistent and effective. For most houses, larger fixed heating devices such as wood burners, heat pumps, pellet burners or flued gas heaters are necessary. However, in certain instances such as small apartments the smaller fixed electric heater may be sufficient.

If the main living room already has a central heating source, like the heat pump, it could require some additional energy to be able to meet the standards. Certain kinds of heaters aren’t able to be used to comply with the quality because they’re inefficient, unaffordable to operate or are unsafe to operate.

Ventilation Kilbirnie

Every living space in a rental home must include at least one open window or exterior door to offer natural airflow. In addition, high moisture areas like kitchens and bathrooms must have a suitable externally vented extractor fan to eliminate moisture.

A ventilation quality is all about recognising the fact that dry air will be more easy to heat, and that the property that is properly ventilated will be less prone to developing damp and mould.

Bedrooms, living spaces, kitchens and dining rooms are considered liveable areas. Connecting spaces such as the hallway aren’t considered liveable and therefore do not require an opening window or door.

Each door, window or Skylight needs at least to open up to the outside and remain closed, allowing the circulation of fresh air and ventilation.

All bathrooms and kitchens and any other room in your home with a bath, shower or cooktop, or any other moisture-producing item will require appropriate extractor fans that can be vented towards the outside. We offer a Healthy Homes Assessment service will ensure that there is sufficient ventilation in every living space with the right extractor fan in high moisture areas.

Insulation Kilbirnie

Underfloor and ceiling insulation has been compulsory on all rental houses from 1 July 2019. All landlords and property managers must make sure that the insulation meets current standard. In certain situations, the current ceiling insulation, or the insulation of the sub floor space might need to be filled with or replaced.

A properly insulated home can reduce condensation and lower the chance of mould and dampness, as well as making more easy to the home to hold heat.

Insulation needs to meet the R-values for your area

The "R" signifies thermal resistance, and is a gauge of how well insulation can withstand heat flow. The greater the R-value, the more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – all area of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 (underfloor R 1.3

Kilbirnie Moisture Ingress & Drainage

Keeping your rental property safe from the effects of moisture isn’t just a matter of what’s inside the building It’s about having to make sure there is somewhere for rain, surface and underground water to flow and stop it from coming into the building. When it comes to moisture and damp it is usually those concerns that you aren’t aware of that could become a major issue and end up causing damage to your investment and harming your tenant’s well-being.

Rental properties should be equipped with effective drainage to get rid of the stormwater and surface waters, and ground water. This includes an appropriate runoff or outfall. Making sure the water is able to go, and also that it doesn’t get sucked into buildings is an essential part of making sure your property is dry.

Alongside an irrigation system to stop water ingress, if the rental has an enclosed gap between floorboards and surface, a ground moisture barrier should be put in place if it’s reasonably practicable to do so.

An underground moisture barrier generally made of polythene and is laid on top of the ground to prevent any moisture present in the ground from accumulating into the property. It also helps in preventing water damage to the floor insulation.
