Unreasonable Gaps & Holes

Draught Stopping Kilbirnie

Draughts may lead to dropping temperatures within households. A draughty home is more expensive to heat, resulting in wasted energy and incurring higher costs.

If a draught can be felt through gaps that are too large or holes or holes, it needs to be closed.

What are unjustifiable gaps or holes?

If you are able to feel external air getting in, or see the air is clear from a crack or a gap that is, it is likely a crack or hole which needs sealing in some way. Cracks or gaps with large gaps must be permanently stopped. The gaps that exceed 3mm that let air in or out from your house require sealing. For instance, if an open fireplace isn’t in use it could cause draughts, and should be shut off. Landlords and property managers are responsible for making sure that such draughts are squelched as much as imaginable.

There is no require to cover up gaps or holes in the construction. For example, tiny gaps around windows and doors could be necessary to allow movement of the building as the home gets warmer and cooler, so that they can still be shut and opened, rather instead of being stuck. We will examine all doors and windows in the Healthy Homes assessment of your rental property.

Heating Kilbirnie

Rental properties in Kilbirnie must have a fixed heating source that can warm the largest or main living room to at least 18degC, even during the most coldest days of the year. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heat needs to remain fixed (i.e. not portable) and at least 1.5 kW of heating capacity and have the minimum heating capacity needed in the living area. A Heating Assessment Tool could be used to determine whether your current permanent heater(s) are sufficient or whether you will require to top up by adding a second heater. Fires that are open and unflued heaters like portable LPG bottle heaters are not considered to be acceptable heating options under those following the Healthy Homes Standard.

If the heating system you provide is electric heating or heat source, it should be equipped with an thermostat. This will make your heating more consistent and effective. For the majority of homes, bigger heaters that are fixed, such as wood burners, heat pumps pellet burners, flued gas heaters will be required. However, in some cases like apartments with small spaces the smaller fixed electric heater may be sufficient.

If your main living space already has a fixed heating source like a heat pump, then it may need an update to meet the standards. Some types of heaters can’t be used to achieve the standard as they are either costly, not affordable to run, and/or unsafe to run.

Ventilation Kilbirnie

Each living space within a rental property must have at least one openable windows or an exterior door to offer natural ventilation. Additionally, areas with high moisture areas like kitchens and bathrooms must have a suitable externally vented extractor to eliminate moisture.

This ventilation standard is all about understanding the fact that dried air can be less difficult to heat, and that a well ventilated rental property is less likely to develop mould and damp.

Bedrooms, living rooms, dining rooms, and kitchens are considered liveable areas. Spaces that connect, such as the hallway are not considered liveable , and thus are not need an opening window or door.

Each window, door or the skylight needs at least to open up to the outside and remain closed, allowing to circulate fresh air as well as ventilation.

Bathrooms, kitchens, and any other area in your home that has a bath, shower or cooktop, or any other water-generating appliance will need suitable extractor fans that can be vented to the outdoors. The Healthy Homes Assessment service will check that there is adequate air circulation in every living space and will also check for the proper extractor fans in high moisture areas.

Insulation Kilbirnie

Ceiling and underfloor insulation is a requirement in all rental houses since July 1, 2019. All landlords and property managers must ensure that the insulation is up to current standard. In certain situations, the existing ceiling insulation or insulation in the subfloor space may need to be added or replaced.

A properly insulated home will reduce the risk of condensation and lower the chance of mould and damp, and will also make much easier to allow the household to hold warmth.

Insulation needs to meet the R-values of your area.

The "R" is a symbol for thermal resistance, and it is a measurement of how well insulation is able to resist heat flow. The more R-value is higher, the more effective the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – the remainder area of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 and underfloor R 1.3

Kilbirnie Moisture Ingress & Drainage

Protecting your rental property from dampness isn’t just about the inside It’s about having to ensure there is somewhere for surface and underground water to flow, and also stop it from getting into the building. When it is about damp and water, it’s frequently not apparent that it could be a huge problem, causing damage to your investment and affecting the tenant’s health.

Rental properties should be equipped with efficient drainage for the removal of the stormwater and surface waters and ground water, including an appropriate outfall or runoff. Making sure that water has a proper place to go and that it doesn’t sit beneath structures is an important aspect of keeping your property dry.

Alongside a drainage system to prevent the ingress of moisture, if your rental has an enclosed gap between the floor and the ground, a ground moisture barrier must be constructed if it is reasonably practicable to do so.

The ground-moisture barrier generally a sheet of polythene that is placed over the ground, in order to block any moisture that is present in the ground from accumulating into the property. It also helps in preventing moisture damage to the underfloor insulation.
