Proper heating is crucial for healthy houses

Heating Kilbirnie

Rental properties in Kilbirnie require a reliable source of heating that is able to heat the main or largest living area to at minimum 18degC, even during the most coldest days of the year. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical health as well as their mental health.

The source of heating requirements for it to be permanent (i.e. not portable) and at minimum 1.5 horsepower in capacity, and meet the minimum required heating capacity for the main living space. The Heating Assessment Tool can be used to determine if the existing fix heater(s) are adequate or whether you will need to "top up" by adding a second heater. Fires that are open and unflued heaters like portable LPG bottle heaters are not considered acceptable heating options in those following the Healthy Homes Standard.

If the heating system you offer is electric heating or heat pump, it needs to have a thermostat. This will make your heating more consistent and effective. In most houses, larger fixed heating equipment like heat pumps, wood burners pellet burners, flued gas heaters will be required. In some instances, like small apartment buildings the smaller fixed electric heater may suffice.

If the living area already has a central heating source like heat pumps, it might require an update in order to comply with the standards. Certain kinds of heaters cannot be utilised to meet the standard as they are either inefficient, unaffordable to operate and/or unhealthy to run.

Ventilation Kilbirnie

Each living space within the rental property should include at least one open windows or an exterior door to offer natural ventilation. Additionally, areas with high moisture spaces like kitchens and bathrooms should have an externally vented extractor fan that can eliminate moisture.

A ventilation standard is all about recognising the fact that dry air is easier to heat and heat, and a property that is well ventilated is less likely to be a victim of mould and damp.

Living rooms, bedrooms, kitchens, and dining areas are all considered living spaces. Spaces that connect, such as the hallway aren’t considered living spaces and therefore do not require an opening door or window.

Each window, door or skylight needs for them to be in a position open to the outside, but remain fixed in an open position to allow ventilation and fresh air air flow.

All bathrooms and kitchens and every other room of your home that has shower, bath and cooktop or another moisture-producing item will require suitable extractor fans which are vented out to the outside. Our Healthy Homes Assessment service will verify that there is enough ventilation throughout the living spaces, including suitable extractor fans in high moisture areas.

Insulation Kilbirnie

Insulation for underfloor and ceilings is mandatory to all rental houses since 1 July 2019. All landlords and property managers have to make sure that the insulation is up to standards that are in line with the latest standard. In certain situations, the existing ceiling insulation or insulation in the sub floor space may require to be replaced or replaced.

A properly insulated home will reduce the risk of condensation, and decrease the risk of mould and dampness, and will also make much easier to allow the house to keep the heat.

Insulation needs to be in compliance with the R-values required for your area

The "R" refers to thermal resistance, and it is a measurement of how well insulation withstands heat flow. The greater the R-value, the more effective the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9, underfloor R 1.3
  • Zone 2 – all part of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3, underfloor R 1.3

Kilbirnie Moisture Ingress & Drainage

Making sure your rental property is protected from water damage isn’t only about the inside but you must make sure there is somewhere for surface as well as groundwater to move, and also stop it from getting inside. When it is damp and moisture, it’s often those things that you aren’t aware of that could be a huge problem and end up causing damages to your investment and affecting your tenant’s well-being.

Rental properties should have efficient drainage to remove storm water, surface water, and ground water, which includes an appropriate outfall or runoff. Making sure the water has a place to go and that it can’t linger underneath the buildings is an essential part of keeping your property dry.

In addition to a drainage system to avoid water ingress, if the rental has an enclosed gap between floorboards and ground, a ground water barrier must be installed if it’s reasonably practicable to install it.

Ground moisture barriers are usually a sheet of polythene that is placed over the ground to prevent any moisture present in the ground from accumulating into the structure. It also helps prevent any damage to your underfloor insulation.
