Kilbirnie Moisture Ingress & Drainage

The security of your rental home from water damage isn’t only about the inside of the building It’s about having to ensure there is somewhere for surface, rain and ground water to go, and stop it from coming inside. When it is about damp and water, it’s typically not apparent that it can cause a lot of trouble and cause the property to suffer and affecting your tenant’s health.

Properties that are rented must be equipped with efficient drainage to remove the stormwater and surface waters, and groundwater, with an appropriate runoff or outfall. Making sure that water has a place to go, and it doesn’t sit beneath structures is an important aspect of making sure your property is dry.

In addition to the drainage system that will prevent moisture ingress, if your rental is enclosed between your floor and the ground, a ground water barrier must be installed if it is reasonably practicable to install it.

A ground moisture barrier is typically a polythene sheet laid over the ground to stop any moisture from the ground from rising into the building. It also helps in preventing moisture damage to the underfloor insulation.
