Healthy homes are important

Why is Healthy Homes Compliance so Important?

One in three households rent the property in New Zealand and Kilbirnie, and research indicates that rental houses tend to be colder, older and are not as efficient heating and are of lower quality than the homes of owners.

Moldy, damp and cold homes are associated with negative health outcomes, especially for diseases like colds and asthma, as well as cardiovascular issues. Additionally, those who experience at least four major home quality issues often suffer from lower levels of satisfaction with life and a decrease in psychological well-being.

Improving the quality of Kilbirnie rental property will allow tenants to enjoy improved physical and mental health and reduce the interruption to learning, work and daily life because of diseases. Your investment will also be better secured from mildew, mould and damp damages, which means lower maintenance costs in the long run.

The Healthy Homes Standards are a list of specific and minimum requirements for heating, insulation Ventilation and Ventilation and Drainage, as well as Draught stopping in Kilbirnie rental properties.

Unreasonable Gaps & Holes

Draught Stopping Kilbirnie

Draughts can lead to dropping temperatures within homes. A damp house will cost more to heat, resulting in wasted energy and resulting in higher bills.

If a draught is perceived as a result of gaps or holes that it needs to be closed.

What are the most unreasonable gaps or holes?

If you can feel external air entering or an unobstructed draught coming from a hole or gap or crack, then it’s probably a gap or hole which needs sealing in some way. Large cracks and gaps should be fixed permanently. Gaps greater than 3mm that let air into or out within the home need sealing. In the case of an open fireplace isn’t used it may cause draughts and should be sealed from. Property managers and landlords are accountable for making sure that these draughts are stopped as far as imaginable.

You don’t require to block up intentional holes or gaps which are part of the building. For instance, small gaps around windows and doors could be necessary to allow for the movement of the structure when the home gets warmer and cooler, so that they can still be opened and closed rather than being stuck. We will examine all doors and windows in our Healthy Homes assessment of your rental property.

Heating Kilbirnie

Rental properties in Kilbirnie require a reliable heating source that can warm the largest or main living space to at least 18 degrees Celsius, even on the coldest days of the year. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical health and mental outlook.

The heating source requirements that it be permanently fixed (i.e. not portable) with at least 1.5 kW in heating capacity, and must meet the minimum heating capacity needed to heat the living space in general. A Heating Assessment Tool may be used to determine whether the current installed heater(s) are sufficient or whether you will require to ‘top up’ by adding a second heater. Open fires and unflued combustion heaters, such as portable LPG bottle heaters aren’t considered to be suitable heating options for The Healthy Homes Standard.

If the heating that you provide is electric heating or heat source, it needs to include a thermostat. This will help make your heating more consistent and efficient. For most homes, larger fixed heating devices such as wood burners, heat pumps pellet burners, flued gas heaters are required. However, in some cases like small apartment buildings, a smaller fixed electric heater may be sufficient.

If your living space already has a fixed heating source, like heat pumps, it could require an upgrade to meet the standards. Some types of heaters can’t be used to comply with the quality since they’re either not efficient, cost prohibitive to operate and/or unhealthy to run.

Ventilation Kilbirnie

Each liveable space in a rental house must contain at minimum one open door or window to provide natural airflow. Additionally, areas with high moisture areas such as kitchens and bathrooms should have an externally vented extractor fan that can eliminate moisture.

This ventilation standard is all about understanding it is that dried air can be much easier to heat and that a property that is well ventilated is less likely to develop damp and mould.

Living rooms, bedrooms, kitchens, and dining rooms are all considered living spaces. Connecting spaces like the hallways are not living spaces and therefore are not need an opening door or window.

Each window, door , or the skylight needs to be able to open up to the outside, but remain closed to allow for fresh air circulation and air flow.

All bathrooms and kitchens and every other room of your home that has a bath, shower cooker or any other moisture-producing item will require suitable extractor fans that can be vented to the outside. Our Healthy Homes Assessment service will ensure that there is sufficient ventilation throughout the living spaces with the right extractor fan in areas of high moisture.

Insulation Kilbirnie

The insulation of the ceiling and underfloor is a requirement for all rent homes from 1 July 2019. Property managers and landlords have to make sure that the insulation meets current standard. In certain situations, the existing ceiling insulation or insulation in the sub floor space might require to be added or replaced.

A house that is well-insulated will help to control condensation, and decrease the risk of mould and dampness, as well as making an easier task to allow the home to hold the heat.

Insulation needs to be in compliance with the R-values of your area.

The "R" refers to thermal resistance, and it is a measurement of how well insulation can withstand heat flow. The greater the R-value, the better the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – the remainder area of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 below floor R 1.3

Alongside a drainage system to prevent water ingress, if the rental is enclosed between floorboards and the surface, a ground moisture barrier must be constructed if it is reasonably practicable to do so.

The ground-moisture barrier generally a polythene sheet laid over the ground to stop any moisture that is present in the ground from getting into the property. It also assists in preventing any damage to your underfloor insulation.
