Healthy homes matter

Why is Healthy Homes Compliance so Important?

A majority of households rent homes in New Zealand and Kilbirnie, and research indicates that rental homes are more likely to be colder, older, have less effective heating and are of lower standard than those owned by owners.

The damp, cold and mouldy houses are associated with negative well-being results, specifically for illnesses like colds, influenza, asthma, and cardiovascular issues. In addition, people who reported at least four key housing quality problems frequently have less satisfaction in their lives and lower mental health.

Unreasonable Gaps & Holes

Draught Stopping Kilbirnie

Draughts increase the likelihood of lower temperatures in households. A humid home costs more to heat, resulting in wasted money and energy.

If a draft can be felt through gaps that are too large or holes the area requirements to be closed.

What are unreasonable gaps and holes?

If you are able to feel external air getting in, or see the air is clear out of a hole or gap that is, it is likely to be a gap or crack that needs sealing in somehow. Large cracks and gaps should be permanently stopped. Gaps greater than 3mm that let air in or out of the home require the sealing. For example, if an open fireplace isn’t being used, it can create draughts. This should be shut off. Landlords and property managers are accountable for ensuring such draughts are eliminated as much as imaginable.

You don’t require to block gaps or holes which are part of the construction. For instance, small gaps around doors and windows could be necessary to allow for movement within the building when the house gets warmer and cooler, to allow them to be closed and opened instead of than being stuck. We will inspect all windows and doors as part of your Healthy Homes assessment of your rental property.

Adequate heaters are crucial for healthy homes

Heating Kilbirnie

Rental properties in Kilbirnie require a reliable source of heat that is able to heat the principal or the biggest living space to at least 18degC, even during the winter coldest days. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical health and mental outlook.

The source of heating requirements to remain fixed (i.e. not portable) that is, at least 1.5 kW in heating capacity, and must meet the minimum capacity for heating required to heat the living space in general. A Heating Assessment Tool may be used to determine if the current fix heater(s) are adequate or whether you will need to top up with an additional heater. Open fires and unflued combustion heaters such as portable LPG bottle heaters are not considered to be acceptable heating options under the Healthy Homes Standard.

If the heating system you offer is electric heating (or heat pump), then it must include the thermostat. This makes the heating more consistent and effective. For most houses, larger fixed heating devices such as heat pumps, wood burners, pellet burners or flued gas heaters are required. However, in some cases such as small apartments small apartments, a smaller electric fixed heater might be enough.

If your main living space already has a fixed heating source, like an air conditioner, it might just require an upgrade to make sure it meets the requirements. Certain types of heaters cannot be used to achieve the quality as they are either expensive, inefficient and/or unhealthy to run.

Every living space of a rental home must include at least one open door or window to provide natural ventilation. Additionally, areas with high moisture spaces like kitchens and bathrooms must have a suitable externally vented extractor fan that can get rid of moisture.

This ventilation standard is about recognising it is that the dry atmosphere is easier to heat and an apartment that is well-ventilated will be less prone to developing damp and mould.

Living rooms, bedrooms, kitchens, and dining areas are all considered living spaces. Connecting spaces like the hallway aren’t considered liveable and therefore don’t need an opening door or window.

Each window, door , or skylight requirements to have the ability to open to the outside, and stay closed in order to allow for fresh air circulation and air flow.

All kitchens and bathrooms, and any other room in your home that has shower, bath cooker or any other moisture generating item will need adequate extractor fans which are vented to the outside. We offer a Healthy Homes Assessment service will check that there is adequate ventilation in each livable space and will also check for the proper extractor fans in areas with high moisture.

Insulation Kilbirnie

The insulation of the ceiling and underfloor has been compulsory to all rental houses since 1 July 2019. Property managers and landlords must ensure that the insulation meets this new standard. In some instances, existing ceiling insulation or insulation in the sub floor space might need to be added or replaced.

A house that is well-insulated can reduce condensation and lessen the likelihood of mould and dampness and it will make much easier to the household to hold heat.

Insulation needs to meet the R-values that are appropriate for your region.

The "R" stands for thermal resistance and it is a measurement of how well insulation can withstand heat flow. The higher the R-value, the better the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9, underfloor R 1.3
  • Zone 2 – The rest of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3, underfloor R 1.3

Kilbirnie Moisture Ingress & Drainage

Keeping your rental property safe from moisture isn’t just about the interior of the building but you must make sure there is somewhere to allow surface, rain and underground water to flow, and also stop it from getting inside. When it concerns damp and moisture it is often those things that you aren’t aware of that could be a huge problem that can cause damages to your investment and affecting the tenant’s health.

Properties that are rented must have efficient drainage to get rid of rainwater, storm water and ground water, which includes an appropriate runoff or outfall. Making sure that water has a proper place to go, and it doesn’t get sucked into buildings is an essential part of maintaining your property’s dry.

Alongside a drainage system to avoid moisture ingress, if your rental has an enclosed gap between the floor and the surface, a ground moisture barrier should be put in place if it’s reasonably practicable to install it.

Ground moisture barriers are generally an insulating sheet of polythene laid over the ground to stop any moisture present in the ground from entering the building. It also helps to prevent any damage to your underfloor insulation.
