Unreasonable Gaps & Holes

Draught Stopping Khandallah

Draughts can lead to dropping temperatures within homes. A draughty home is more expensive to heat, meaning wasting energy and resulting in higher bills.

If a draught can be felt from unreasonable gaps or holes or holes, it needs to be sealed.

What are unjustifiable gaps or holes?

If you are able to feel external air flowing in or an unobstructed draught coming from a hole or gap, then it is likely a crack or crack that needs sealing in any way. Large gaps and cracks should be fixed permanently. The gaps that exceed 3mm that let air in or out within the house need to be sealed. For example, if an open fireplace isn’t used it could cause draughts, and must be sealed from. Property managers and landlords are accountable for making sure that such draughts are squelched as far as possible.

You don’t need to block up intentional gaps or holes which are part of the construction. For instance, small gaps around doors and windows might be necessary to allow for movement within the structure as the household is heated and cools in order to let them be closed and opened instead of instead of being stuck. We will check all windows and doors in an Healthy Homes assessment of your rental property.

Heating Khandallah

Khandallah rental properties should have a permanent source of heat that can warm the living area to at minimum 18degC, even on the winter coldest days. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical health as well as their mental health.

The source of heating requirements for it to be permanent (i.e. not portable) that is, at least 1.5 horsepower in capacity, and meet the minimum heating capacity needed in the living area. The Heating Assessment Tool can be used to determine if your current installed heater(s) are adequate or if you’ll require to "top up" by adding a second heater. Fires that are open and unflued heaters, such as the portable LPG bottle heaters are not considered to be suitable heating options in The Healthy Homes Standard.

If the heating you provide is electric heating or heat source, it must include an thermostat. This makes the heating more reliable and effective. In most houses, larger heaters that are fixed, such as heat pumps, wood burners, pellet burners or flued gas heaters will be required. In some instances, like apartments with small spaces an electric, fixed heater may be sufficient.

If the main living room already has a permanent heating source such as heat pumps, it could require an upgrade to be able to meet the standards. Some types of heaters can’t be used to comply with the standard because they’re not effective, cost prohibitive to operate or are unsafe to operate.

Ventilation Khandallah

Every living space in a rental house must include at least one open windows or an exterior door to offer natural ventilation. Additionally, areas with high moisture areas such as kitchens or bathrooms need to have an venting fan outside to get rid of moisture.

A ventilation standard is all about understanding the fact that the dry atmosphere is much easier to heat and that an apartment that is well-ventilated is less likely to grow mould and damp.

Living rooms, bedrooms, dining rooms, and kitchens are all considered living spaces. Connecting spaces such as the hallway are not considered liveable , and thus are not require an opening door or window.

Each door, window or skylight needs for them to be in a position to open to the outside, but remain at an open angle to allow the circulation of fresh air and ventilation.

All kitchens and bathrooms, and any other area in your property with shower, bath cooker or any other water-generating appliance will need suitable extractor fans that can be vented towards the outside. Our Healthy Homes Assessment service will ensure that there is sufficient ventilation in each livable space with the right extractor fan in high moisture areas.

Insulation Khandallah

Ceiling and underfloor insulation is a requirement on all rental houses since 1 July 2019. Property managers and landlords are required to make sure that the insulation meets standards that are in line with the latest standard. In certain situations, the existing ceiling insulation or insulation in the subfloor space may require to be filled with or replaced.

A properly insulated home can reduce condensation, and decrease the risk of mould and dampness, as well as making more easy to allow the house to hold heat.

Insulation needs to be in compliance with the R-values that are appropriate for your region.

The "R" is a symbol for thermal resistance, and is a measure of how well the insulation can withstand heat flow. The higher the R-value, the higher the quality of insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – The rest part of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3

Khandallah Moisture Ingress & Drainage

The security of your rental home from moisture isn’t just about what’s inside the building It’s about having to ensure there is somewhere to allow surface, rain as well as groundwater to move, and prevent it from getting inside. When it is damp and moisture, it is usually not apparent that it can become a big problem and end up causing the property to suffer and harming the tenant’s health.

Rental properties must be equipped with efficient drainage to eliminate floodwaters, surface water and groundwater, with the proper outfall or runoff. Making sure that water has a location to go, and that it can’t linger underneath the structures is a crucial aspect of maintaining your property’s dry.

In addition to a drainage system to prevent moisture from entering, if your rental has an enclosed gap between floorboards and surface, a ground moisture barrier must be constructed if it’s reasonably practicable to install it.

An underground moisture barrier usually an insulating sheet of polythene laid over the ground to stop any moisture present in the ground from rising into the structure. It also helps to prevent moisture damage to the underfloor insulation.
