Unreasonable Gaps & Holes

Draught Stopping Khandallah

Draughts can lead to lower temperatures in households. A damp home costs more to heat, resulting in wasted energy and incurring higher costs.

If a draft can be perceived as a result of gaps or holes or holes, it requirements to be sealed.

What are the most unreasonable gaps or holes?

If you can feel external air flowing in or the air is clear from a gap or hole that is, it is most likely a gap or an opening that needs sealing in somehow. Cracks and gaps that are large should be sealed permanently. Cracks that are greater than 3mm and let air in or out of your home need to be sealed. For instance, if an open fireplace isn’t used it could cause draughts, and must be sealed off. Property managers and landlords are accountable for ensuring such draughts are eliminated as far as imaginable.

There is no need to block up intentional gaps or holes that are part of the building. For instance, small gaps around windows and doors might be necessary to allow for movement of the building when the house is heated and cools so that they are able to be closed and opened rather instead of being stuck. We will check all windows and doors as part of your Healthy Homes assessment of your rental property.

Adequate heaters are crucial for well-being houses

Heating Khandallah

Khandallah rental properties need to have a stable heating source that can heat the largest or main living area to at minimum 18degC, even during the coldest days of the year. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical health and mental well-being.

The source of heat needs to remain fixed (i.e. not portable) with at minimum 1.5 Kilowatts in heating capacity, and it must have the minimum requirement for heat capacity to heat the living space in general. The Heating Assessment Tool can be used to check if the existing installed heater(s) are adequate or whether you will require to "top up" with an additional heater. Open fires as well as unflued combustion heaters like mobile LPG bottle heaters aren’t considered acceptable heating options for the Healthy Homes Standard.

If the heating system you provide is an electric heater or heat pump, then it must have a thermostat. This will help make your heating more consistent and effective. For the majority of houses, bigger fixed heating systems such as heat pumps, wood burners pellet burners, flued gas heaters are necessary. In some instances, like apartments with small spaces small apartments, a smaller electric fixed heater could be enough.

If the main living room already has a permanent heating source, such as a heat pump, then it might need some additional energy in order to comply with the standards. Certain kinds of heaters cannot be used to achieve the standard because they’re expensive, inefficient and/or unhealthy to run.

Insulation Khandallah

Ceiling and underfloor insulation has been compulsory for all rent homes as of July 1st, 2019. All landlords and property managers are required to make sure that the insulation meets current quality. In some cases, current ceiling insulation, or the insulation of the subfloor space may require to be topped up or replaced.

A house that is well-insulated can reduce condensation and lower the chance of dampness and mould, and also makes an easier task to allow the home to keep heat.

Insulation needs to meet the R-values required for your area

The "R" is a symbol for thermal resistance and is a measure of how well the insulation is able to resist heat flow. The more R-value is higher, the higher the quality of insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – the remainder of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 (underfloor R 1.3

Khandallah Moisture Ingress & Drainage

Protecting your rental property from moisture isn’t just about the inside of the building It’s about having to ensure there is somewhere for surface, rain and underground water to flow and prevent it from getting inside. When it is about damp and water, it’s frequently those things that you aren’t aware of that can become a big problem that can cause the property to suffer and affecting the tenant’s well-being.

Rental properties must have effective drainage to eliminate rainwater, storm water and ground water, including an appropriate runoff or outfall. Making sure that the water has a proper place to go, and that it can’t linger underneath the buildings is an essential part of maintaining your property’s dry.

Alongside an irrigation system to stop moisture from entering, if your property has an enclosed space between the floor and the surface, a ground moisture barrier must be installed if it is reasonably practicable to do so.

Ground moisture barriers are usually a sheet of polythene that is placed over the ground, in order to block any moisture that is present in the ground from entering the property. It also helps prevent any damage to your underfloor insulation.
