You must ensure there is somewhere for rain, surface or ground water and stop it from coming inside. When it comes to moisture and damp it’s frequently the things you don’t notice that could be a huge problem and cause the property to suffer and harming your tenant’s health.

Rental properties should be equipped with efficient drainage to remove the stormwater and surface waters, and ground water. This includes the proper outfall or runoff. Making sure that the water has a proper place to go, and that it doesn’t sit beneath structures is a crucial aspect of maintaining your property’s dry.

In addition to a drainage system to avoid the ingress of moisture, if your rental is enclosed between the floor and the soil, a ground-water barrier must be put in place when it is reasonably practicable to install it.

A ground moisture barrier is typically a polythene sheet laid over the ground, to block any moisture from the ground from getting into the building. It also helps to prevent moisture damage to the underfloor insulation.
