Unreasonable Gaps & Holes

Draught Stopping Khandallah

Draughts can lead to less temperature in households. A humid home is more expensive to heat, which means wasting energy and increased bills.

If a draught can be perceived as a result of gaps or holes that it needs to be sealed.

What are unjustifiable gaps or holes?

If you can feel external air getting in, or see the sound of a clear draught emanating out of a hole or gap or crack, then it’s probably a gap or an opening that needs sealing in some way. Large cracks and gaps should be stopped permanently. Any gaps greater than 3mm that allow air to enter or exit of your house need seals. For instance, if an open fireplace isn’t in use it can cause draughts and should be blocked off. Landlords and property managers are responsible for ensuring that these draughts are stopped as much as imaginable.

You don’t require to cover up gaps or holes in the construction. For example, tiny gaps around windows and doors may be required to allow for the movement of the structure when the household heats and cools, so that they can still be closed and opened instead of instead of being stuck. We will check all doors and windows in our Healthy Homes assessment of your rental property.

The proper heating equipment is crucial for healthy houses

Heating Khandallah

Rental properties in Khandallah require a reliable source of heating that is able to heat the living space to a minimum of 18degC, even during the most coldest days of the year. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical health as well as their mental health.

The heating source requirements to remain fixed (i.e., not portable) that is, at minimum 1.5 horsepower in capacity and have the minimum capacity for heating required in the living area. The Heating Assessment Tool can be used to determine whether your current installed heater(s) are sufficient or whether you will need to top up with a new heater. Unflued combustion and open fire heaters, such as the portable LPG bottle heaters aren’t considered to be suitable heating options under those following the Healthy Homes Standard.

If the heating you offer is electric heating (or heat pump), it requirements to include a thermostat. This will make the heating more reliable and effective. For the majority of homes, bigger fixed heating equipment like heat pumps, wood burners, pellet burners or flued gas heaters are needed. In some instances, such as small apartments an electric, fixed heater could be enough.

If the main living room already has a fixed heating source such as the heat pump, it might need a top up to meet the standards. Certain kinds of heaters aren’t able to be used to meet the quality since they’re either inefficient, unaffordable to operate or unsafe to operate.

Insulation Khandallah

Ceiling and underfloor insulation is a requirement on all rental houses from 1 July 2019. Property managers and landlords should make sure that the insulation is up to current quality. In certain situations, the old ceiling insulation as well as insulation within the subfloor space might need to be added or replaced.

A well-insulated property will reduce the risk of condensation and lessen the likelihood of mould and damp, and also makes an easier task to the household to hold the heat.

Insulation needs to meet the R-values of your area.

The "R" is a symbol for thermal resistance, and is a measure of how well the insulation is able to resist heat flow. The higher the R-value, the better the insulation.

  • Zone 2 – the rest area of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3

Khandallah Moisture Ingress & Drainage

Protecting your rental property from the effects of moisture isn’t just a matter of what’s inside the building It’s about having to make sure there is somewhere to allow surface, rain or ground water, and to prevent it from getting into the building. When it comes to moisture and damp it is usually not apparent that it can become a big problem, causing damage to your investment and affecting your tenant’s well-being.

Rental properties must be equipped with efficient drainage to remove rainwater, storm water, and ground water, which includes an appropriate outfall or runoff. Making sure that the water has a place to go, and that it can’t linger underneath the buildings is an essential part of maintaining your property’s dry.

Alongside the drainage system that will prevent the ingress of moisture, if your rental has an enclosed gap between floorboards and the soil, a ground-water barrier should be put in place if it’s reasonably practicable to do so.

Ground moisture barriers are typically an insulating sheet of polythene laid over the ground, to block any moisture in the ground from entering the building. It also assists in preventing from causing damage to the flooring insulation.
