Unreasonable Gaps & Holes

Draughts are a major cause of low temperatures inside households. A humid house is more expensive to heat, which means wasting energy and increased bills.

If a draught can be perceived as a result of gaps or holes the area needs to be closed.

What are unreasonable gaps and holes?

If you are able to feel external air entering or the sound of a clear draught emanating from a hole or gap that is, it’s probably a gap or hole which requirements sealing in any way. Cracks and gaps that are large should be fixed permanently. Gaps greater than 3mm that let air into or out into the house require to be sealed. For example, if the open fireplace isn’t in use it can cause draughts and should be blocked from. Landlords and property managers are accountable for ensuring such draughts are eliminated whenever possible.

There is no require to cover up holes or gaps in the building. For example, tiny gaps around windows and doors may be required to allow for movement of the building as the household heats and cools, in order to let them be shut and opened, rather than being stuck. We will check the windows and doors as part of our Healthy Homes assessment of your rental property.

Heating Kenepuru

Kenepuru rental properties should have a permanent heating source that can heat the principal or the biggest living space to a minimum of 18degC, even during the coldest winter days. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heat needs for it to be permanent (i.e. not portable) that is, at minimum 1.5 kW of heating capacity and have the minimum capacity for heating required to heat the living space in general. A Heating Assessment Tool may be used to check if the existing fixed heater(s) are sufficient or whether you will require to ‘top up’ with a new heater. Unflued combustion and open fire heaters such as the portable LPG bottle heaters are not considered acceptable heating options in the Healthy Homes Standard.

If the heating you offer is an electric heater (or heat pump), it requirements to include the thermostat. This will make the heating more reliable and efficient. For most homes, larger fixed heating equipment like heat pumps, wood burners pellet burners, flued gas heaters are necessary. However, in certain instances like small apartment buildings an electric, fixed heater could be enough.

If the main living room already has a fixed heating source, such as the heat pump, it might just require an update in order to comply with the standards. Some types of heaters can’t be used to meet the standard because they’re not efficient, cost prohibitive to operate or are unsafe to operate.

Insulation Kenepuru

Insulation for underfloor and ceilings is required to all rental homes from 1 July 2019. Property managers and landlords should ensure the insulation meets the new standard. In some cases, old ceiling insulation as well as insulation within the sub floor space might require to be filled with or replaced.

A well-insulated house will help to control condensation and reduce the chances of mould and damp, and will also make an easier task to the house to retain heat.

Insulation needs to meet the R-values that are appropriate for your region.

The "R" signifies thermal resistance, and is a gauge of how well insulation can withstand heat flow. The higher the R-value, the better the insulation.

Kenepuru Moisture Ingress & Drainage

Protecting your rental property from water damage isn’t only about the interior of the building it’s also about the outside. You must ensure there is somewhere for surface as well as groundwater to move, and to prevent it from getting into the building. When it is damp and moisture, it’s frequently those things that you aren’t aware of that can become a big problem and cause damages to your investment and harming your tenant’s well-being.

Properties that are rented must have effective drainage to remove the stormwater and surface waters and ground water, which includes the proper outfall or runoff. Making sure that the water has a location to go, and that it doesn’t sit beneath buildings is an essential part of keeping your property dry.

Alongside a drainage system to prevent moisture ingress, if your rental has an enclosed gap between floorboards and the surface, a ground moisture barrier must be constructed if it’s reasonably practicable to do so.

The ground-moisture barrier generally an insulating sheet of polythene laid over the ground, to block any moisture in the ground from entering the building. It also assists in preventing moisture damage to the underfloor insulation.
