Unreasonable Gaps & Holes

Draught Stopping Kenepuru

Draughts may lead to lower temperatures in households. A damp house is more expensive to heat, meaning wasting money and energy.

If a draft can be felt through gaps that are too large or holes the area needs to be closed.

What are the most unreasonable gaps or holes?

If you can feel external air entering or a clear draught out of a hole or gap that is, it’s likely a crack or hole that requirements sealing in somehow. Cracks and gaps that are large should be stopped permanently. The gaps that exceed 3mm that let air in or out from the home need the sealing. In the case of an open fireplace is not in use, it may cause draughts and should be shut off. Landlords and property managers are accountable for ensuring that such draughts are squelched as far as imaginable.

There is no require to block off holes or gaps which are part of the building. For instance, small gaps around doors and windows could be necessary to allow for the movement of the structure as the house gets warmer and cooler, in order to let them be closed and opened rather than sticking. We will check the windows and doors as part of an Healthy Homes assessment of your rental property.

Proper heating is crucial for healthy homes

Heating Kenepuru

Rental properties in Kenepuru should have a permanent source of heating which can warm the largest or main living room to at least 18 degrees Celsius, even on the coldest winter days. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical health and mental well-being.

The source of heat needs to be fixed (i.e., not portable) and at minimum 1.5 horsepower in capacity and have the minimum capacity for heating required in the living area. A Heating Assessment Tool could be used to determine whether your current installed heater(s) are sufficient or whether you will require to "top up" by adding a second heater. Open fires and unflued combustion heaters like the portable LPG bottle heaters are not considered to be safe heating options for those following the Healthy Homes Standard.

If the heating that you offer is an electric heater or heat pump, it should be equipped with a thermostat. This makes your heating more consistent and effective. For the majority of houses, bigger fixed heating devices such as heat pumps, wood burners, pellet burners or flued gas heaters are necessary. In certain situations, like apartments with small spaces, a smaller fixed electric heater might be enough.

If your main living space already has a central heating source, such as an air conditioner, it may require some additional energy to meet the standards. Certain kinds of heaters cannot be used to meet the quality as they are either not efficient, cost prohibitive to operate and/or unsafe to run.

The ventilation standard is about recognising it is that dried air can be easier to heat and an apartment that is well-ventilated is less likely to be a victim of damp and mould.

Bedrooms, living spaces, dining rooms, and kitchens are considered liveable areas. Connecting spaces such as the hallway aren’t liveable and are not require an opening window or door.

Each door, window or the skylight requirements for them to be in a position of opening to the outside while remaining set in an opening position in order to allow for fresh air circulation and ventilation.

All bathrooms and kitchens as well as any other space in your home with a bath, shower and cooktop or another humidity-generating items will require proper extractor fan systems which are vented out to the outside. We offer a Healthy Homes Assessment service will ensure that there is sufficient ventilation throughout the living spaces, including suitable extractor fans for areas that are high in moisture.

Insulation Kenepuru

Underfloor and ceiling insulation is a requirement in all rental homes as of July 1st, 2019. All landlords and property managers should ensure the insulation meets current standard. In certain situations, the existing ceiling insulation or insulation in the sub floor space may require to be filled with or replaced.

A well-insulated house will reduce the risk of condensation and lessen the likelihood of mould and dampness as well as making much easier to allow the house to hold warmth.

The "R" refers to thermal resistance, and it is a measurement of how well the insulation is able to resist heat flow. The greater the R-value, the more effective the insulation.

Kenepuru Moisture Ingress & Drainage

Keeping your rental property safe from the effects of moisture isn’t just a matter of the inside of the building It’s about having to ensure there is somewhere for surface, rain or ground water and to prevent it from getting into the building. When it concerns damp and moisture it is often what you don’t see that can cause a lot of trouble and cause damages to your investment and affecting your tenant’s health.

Rental properties require to be equipped with effective drainage to eliminate rainwater, storm water, and ground water. This includes an appropriate runoff or outfall. Making sure the water has a location to go, and it can’t linger underneath the structures is an crucial aspect of maintaining your property’s dry.

In addition to the drainage system that will prevent moisture from entering, if your apartment has an enclosed gap between your flooring and the ground, a ground moisture barrier must be constructed if it’s reasonably practicable to do so.

The ground-moisture barrier typically an insulating sheet of polythene laid over the ground, to block any moisture in the ground from rising into the home. It also helps in preventing moisture damage to the underfloor insulation.
