Healthy homes are important

Why is Healthy Homes Compliance so important?

About 1 in 3 households rent in New Zealand and Kenepuru, and research shows us that these rental houses are likely to be colder, older, are not as efficient heating and tend to be of poorer quality than houses that are owned by the owner.

Moldy, damp and cold homes can have negative health outcomes, particularly for illnesses like colds, influenza, asthma, and heart diseases. Furthermore, people who report four or more key home quality issues often suffer from lower levels of satisfaction with life and a decrease in mental wellbeing.

The improvement in the standard of Kenepuru rental property will allow tenants to enjoy improved physical and mental health and minimise the disruption to work, learning and living because of illnesses. Your investment is also secured from mildew, mould and damp-related damage, which results in lower maintenance costs in the long run.

The Healthy Homes Standard is a set of specific and minimal standards for Heating, Insulation Ventilation, Moisture ingress and Drainage, as well as Draught stopping for Kenepuru rental properties.

Unreasonable Gaps & Holes

Draught Stopping Kenepuru

Draughts are a major cause of less temperature in houses. A draughty home will cost more to heat, meaning wasting money and energy.

If a draft can be felt from unreasonable gaps or holes that it requirements to be closed.

What are the most unreasonable gaps or holes?

If you can feel external air entering or a clear draught from a gap or hole or crack, then it is likely a crack or hole which needs sealing in somehow. Cracks and gaps that are large should be permanently stopped. Cracks that are greater than 3mm and allow air in or out within your home need seals. For example, if the open fireplace isn’t used it can cause draughts and should be sealed from. Property managers and landlords are responsible for making sure that such draughts are squelched whenever imaginable.

You don’t need to cover up gaps or holes in the construction. For instance, small gaps around doors and windows may be required to allow for the movement of the building as the house is heated and cools to allow them to be shut and opened, rather than securing. We will inspect all windows and doors as part of our Healthy Homes assessment of your rental property.

A good heating system is crucial for healthy homes

Heating Kenepuru

Kenepuru rental properties require a reliable heating source that can heat the main or largest living room to at least 18degC, even on the most coldest days of the year. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The heating source needs that it be permanently fixed (i.e. not portable), at minimum 1.5 kW of heating capacity, and must meet the minimum required heating capacity in the living area. A Heating Assessment Tool can be used to check if the fix heater(s) are adequate or whether you will require to "top up" with an additional heater. Open fires and unflued combustion heaters like portable LPG bottle heaters aren’t considered to be safe heating options under those following the Healthy Homes Standard.

If the heating system you offer is electric heating (or heat pump), then it must include an thermostat. This will help make your heating more consistent and effective. For most properties, larger fixed heating devices such as wood burners, heat pumps pellet burners, flued gas heaters are required. In some instances, like small apartment buildings the smaller fixed electric heater may suffice.

If the main living room already has a permanent heating source, like heat pumps, it might just require some additional energy to make sure it meets the requirements. Certain types of heaters cannot be used to achieve the standard because they’re inefficient, unaffordable to operate and/or unsafe to run.

Ventilation Kenepuru

Every living space of a rental property must have at least one openable window or exterior door to provide natural airflow. Furthermore, moist areas like kitchens and bathrooms should be equipped with an externally vented extractor to eliminate moisture.

This ventilation standard is about recognising it is that dried air can be more easy to heat and the property that is properly ventilated is less likely to grow mould and damp.

Bedrooms, living spaces, dining rooms, and kitchens are considered to be liveable spaces. Spaces that connect, such as the hallway are not considered living spaces and therefore are not need an opening door or window.

Each window, door , or Skylight needs for them to be in a position to open to the outside, but remain at an open angle, allowing ventilation and fresh air ventilation.

All bathrooms and kitchens and every other room of your house that houses a bath, shower or cooktop, or any other humidity-generating items will require proper extractor fan systems that vent to the outside. This Healthy Homes Assessment service will ensure that there is sufficient ventilation in each livable space, including suitable extractor fans in areas with high moisture.

Insulation Kenepuru

Insulation for underfloor and ceilings has been compulsory to all rental houses since July 1, 2019. All landlords and property managers are required to ensure that the insulation meets the new standard. In some instances, existing ceiling insulation or insulation in the subfloor space may require to be added or replaced.

A house that is well-insulated can help control condensation, and decrease the risk of dampness and mould, as well as making it easier to the house to hold warmth.

Insulation requirements to meet the R-values required for your area

The "R" stands for thermal resistance, and is a gauge of how well insulation can withstand heat flow. The more R-value is higher, the more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – The rest of the North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3, underfloor R 1.3

Kenepuru Moisture Ingress & Drainage

Keeping your rental property safe from water damage isn’t only about what’s inside the building It’s about having to ensure there is somewhere for surface, rain and ground water to go and prevent it from getting into the building. When it comes to moisture and damp it’s usually the concerns you don’t notice that can cause a lot of trouble, causing damage to your investment as well as affecting the tenant’s health.

Properties that are rented must be equipped with efficient drainage to remove storm water, surface water and groundwater, with an appropriate runoff or outfall. Making sure the water is able to go, and that it can’t linger underneath the buildings is a vital aspect of making sure your property is dry.

In addition to an irrigation system to stop the ingress of moisture, if your apartment has an enclosed gap between floorboards and the surface, a ground moisture barrier must be constructed if it’s reasonably practicable to do so.

A ground moisture barrier is generally a polythene sheet laid over the ground, in order to block any moisture from the ground from rising into the structure. It also helps prevent moisture damage to the underfloor insulation.
