If a draft can be perceived as a result of gaps or holes or holes, it requirements to be closed.

What are unreasonable gaps and holes?

If you can feel external air entering or the sound of a clear draught emanating from a gap or hole, then it’s likely a crack or hole which requirements sealing in some way. Cracks or gaps with large gaps must be fixed permanently. Any gaps greater than 3mm that allow air to enter or exit within your home require sealing. For example, if an open fireplace is not in use, it can cause draughts and should be sealed off. Landlords and property managers are responsible for ensuring that draughts from the fireplace are removed as far as imaginable.

You don’t need to block off holes or gaps that are part of the construction. For example, tiny gaps around doors and windows could be necessary to allow movement of the structure as the home warms and cools so that they can still be closed and opened rather than securing. A good heating system is crucial to ensure well-being homes

Heating Kenepuru

Rental properties in Kenepuru should have a permanent heating source that can warm the living space to at least 18degC, even during the coldest days of the year. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical health and mental wellbeing.

The source of heat needs to remain fixed (i.e., not portable), at minimum 1.5 horsepower in capacity, and it must have the minimum required heating capacity for the main living space. A Heating Assessment Tool may be used to check if the installed heater(s) are adequate or whether you will need to top up with a new heater. Unflued combustion and open fire heaters like mobile LPG bottle heaters aren’t considered acceptable heating options in those following the Healthy Homes Standard.

If the heating that you provide is electric heating or heat pump it must be equipped with the thermostat. This makes the heating more reliable and efficient. In most homes, larger fixed heating systems such as wood burners, heat pumps, pellet burners or flued gas heaters are necessary. However, in some cases such as small apartments the smaller fixed electric heater may be sufficient.

If your main living space is already equipped with a fixed heating source like heat pumps, it might just need some additional energy in order to comply with the standards. Certain kinds of heaters cannot be used to achieve the quality since they’re either expensive, inefficient or are unsafe to operate.

Insulation Kenepuru

Insulation for underfloor and ceilings is a requirement on all rental homes since July 1, 2019. Kenepuru Moisture Ingress & Drainage

Keeping your rental property safe from the effects of moisture isn’t just a matter of what’s inside the building; you have to ensure there is somewhere to allow surface, rain and underground water to flow and prevent it from getting into the building. When it is damp and moisture, it is usually the concerns you don’t notice that can become a big problem and end up causing damage to your investment as well as affecting the tenant’s health.

Properties that are rented must have effective drainage to remove rainwater, storm water, and ground water, which includes the proper outfall or runoff. Making sure that the water has a proper place to go and that it isn’t allowed to remain beneath buildings is a vital aspect of keeping your property dry.

Alongside a drainage system to avoid water ingress, if the rental has an enclosed gap between your flooring and the soil, a ground-water barrier must be installed if it’s reasonably practicable to install it.

A ground moisture barrier is generally a polythene sheet laid over the ground, in order to block any moisture in the ground from rising into the structure. It also helps prevent moisture damage to the underfloor insulation.
