Unreasonable Gaps & Holes

Draught Stopping Kenepuru

Draughts can lead to low temperatures inside households. A humid home will cost more to heat, meaning wasting money and energy.

If a draught can be perceived as a result of gaps or holes, it requirements to be sealed.

What are unjustifiable gaps or holes?

If you are able to feel external air flowing in or a clear draught from a hole or gap that is, it is probably a gap or hole that requirements sealing in some way. Cracks or gaps with large gaps must be permanently stopped. Gaps greater than 3mm that allow air to enter or exit into your house need the sealing. For example, if the open fireplace isn’t in use it can create draughts. This should be shut from. Property managers and landlords are accountable for ensuring such draughts are eliminated whenever imaginable.

There is no need to block holes or gaps that are part of the construction. For instance, small gaps around doors and windows might be necessary to allow for the movement of the structure when the house warms and cools to allow them to be opened and closed rather instead of being stuck. We will test all windows and doors during your Healthy Homes assessment of your rental property.

The proper heating equipment is important for well-being houses

Heating Kenepuru

Kenepuru rental properties need to have a stable source of heat that is able to heat the largest or main living room to at least 18degC, even during the most coldest days of the year. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heat requirements for it to be permanent (i.e. not portable), at minimum 1.5 kW in heating capacity, and must meet the minimum capacity for heating required for the main living room. The Heating Assessment Tool can be used to check if the existing fixed heater(s) are sufficient or whether you will require to top up with a new heater. Unflued combustion and open fire heaters like the portable LPG bottle heaters aren’t considered acceptable heating options in those following the Healthy Homes Standard.

If the heating that you provide is electric heating or heat source, it must be equipped with a thermostat. This will make the heating more reliable and efficient. In most homes, larger fixed heating devices such as wood burners, heat pumps pellet burners, flued gas heaters are required. In some instances, like apartments with small spaces, a smaller fixed electric heater may be sufficient.

If your living space is already equipped with a fixed heating source, like an air conditioner, it might just need an upgrade in order to comply with the standards. Certain kinds of heaters cannot be used to comply with the quality since they’re either costly, not affordable to run, and/or unsafe to run.

Bedrooms, living rooms dining rooms, and kitchens are considered to be liveable spaces. Spaces that connect, such as the hallway aren’t considered liveable and do not require an opening door or window.

Each window, door , or the skylight needs at least to open to the outside while remaining closed in order to allow the circulation of fresh air and ventilation.

All kitchens and bathrooms, and every other room of your home with a bath, shower cooker or any other humidity-generating items will require suitable extractor fans which are vented towards the outside. This Healthy Homes Assessment service will verify that there is enough ventilation throughout the living spaces that includes extractor fans that are suitable for areas that are high in moisture.

Insulation Kenepuru

Underfloor and ceiling insulation is a requirement on all rental houses as of July 1st, 2019. Property managers and landlords are required to make sure that the insulation is up to standards that are in line with the latest standard. In some cases, old ceiling insulation as well as insulation within the sub floor space might need to be replaced or replaced.

  • Zone 2 – The rest part of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3

Kenepuru Moisture Ingress & Drainage

Keeping your rental property safe from dampness isn’t just about the interior of the building but you must ensure there is somewhere for surface or ground water, and also stop it from getting into the building. When it is damp and moisture, it is often not apparent that it could become a major issue and end up causing damages to your investment and harming your tenant’s health.

Rental properties must have effective drainage to remove the stormwater and surface waters, and ground water, including an appropriate outfall or runoff. Making sure that water is able to go, and that it doesn’t get sucked into structures is an crucial aspect of keeping your property dry.

Alongside a drainage system to avoid the ingress of moisture, if your rental has an enclosed gap between the floor and surface, a ground moisture barrier must be installed if it is reasonably practicable to do so.

A ground moisture barrier is usually a sheet of polythene that is placed over the ground, in order to block any moisture in the ground from getting into the building. It also assists in preventing any damage to your underfloor insulation.
