What are unreasonable gaps or holes?

If you are able to feel external air flowing in or an unobstructed draught coming from a crack or a gap and you are able to feel it, it’s likely to be a gap or crack that requirements sealing in the way you can. Large cracks and gaps should be stopped permanently. The gaps that exceed 3mm that allow air to enter or exit into your house require to be sealed. Proper heating is crucial for well-being homes

Heating Kenepuru

Kenepuru rental properties must have a fixed source of heat that can heat the largest or main living space to at least 18degC even on the coldest days of the year. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being and mental well-being.

The heating source requirements that it be permanently fixed (i.e., not portable), at minimum 1.5 kW of heating capacity, and must meet the minimum heating capacity needed for the main living space. The Heating Assessment Tool can be used to check if the current permanent heater(s) are adequate or whether you will require to ‘top up’ with an additional heater. Open fires and unflued combustion heaters like the portable LPG bottle heaters aren’t considered to be suitable heating options for the Healthy Homes Standard.

If the heating system you offer is electric heating or heat source, it must be equipped with the thermostat. This will make your heating more consistent and effective. For the majority of houses, bigger heaters that are fixed, such as heat pumps, wood burners pellet burners, flued gas heaters are needed. In some instances, such as small apartments, a smaller fixed electric heater may suffice.

If the living area is already equipped with a fixed heating source like heat pumps, it might just require an upgrade to meet the standards. Certain kinds of heaters aren’t able to be used to comply with the standard because they’re not efficient, cost prohibitive to operate and/or unsafe to run.

Ventilation Kenepuru

Each living space within the rental property should contain at minimum one open window or exterior door to provide natural ventilation. Furthermore, moist areas such as kitchens and bathrooms should be equipped with an externally vented extractor to get rid of moisture.

The ventilation quality is all about acknowledging how the dry atmosphere is less difficult to heat and that a property that is well ventilated is less likely to grow mould and damp.

Bedrooms, living rooms kitchens and dining rooms are considered to be liveable spaces. Connecting spaces like the hallway are not considered living spaces and therefore do not need an opening door or window.

Each window, door or the skylight needs at least to open up to the outside while remaining closed in order to allow for fresh air circulation and air flow.

All bathrooms and kitchens and any other area in your home that has shower, bath or cooktop, or any other humidity-generating items will need adequate extractor fans which are vented to the outdoors. Our Healthy Homes Assessment service will ensure that there is sufficient ventilation in each livable space that includes extractor fans that are suitable for areas that are high in moisture.

Insulation Kenepuru

Insulation for underfloor and ceilings is required on all rental houses as of July 1st, 2019. Property managers and landlords have to make sure that the insulation meets this new standard. In some cases, an existing insulation on the ceiling or in the sub floor space might require to be filled with or replaced.

A well-insulated property can help control condensation and reduce the chances of mould and dampness, and it will make it easier to the house to hold heat.

Insulation needs to be in compliance with the R-values for your area

The "R" refers to thermal resistance and it is a measurement of how well the insulation can withstand heat flow. The higher the R-value, the better the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – the rest of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 (underfloor R 1.3

Kenepuru Moisture Ingress & Drainage

The security of your rental home from the effects of moisture isn’t just a matter of the interior of the building; you have to make sure there is somewhere for surface, rain as well as groundwater to move and prevent it from getting into the building. When it is damp and moisture, it’s usually those concerns that you aren’t aware of that can cause a lot of trouble and cause the property to suffer and affecting your tenant’s health.

Rental properties require to have effective drainage to eliminate rainwater, storm water, and ground water, which includes the proper outfall or runoff. Making sure the water has a place to go, and it doesn’t sit beneath structures is an important aspect of maintaining your property’s dry.

In addition to the drainage system that will prevent the ingress of moisture, if your property has an enclosed space between your flooring and the ground, a ground water barrier must be constructed if it’s reasonably practicable to do so.

An underground moisture barrier usually a polythene sheet laid over the ground to prevent any moisture that is present in the ground from rising into the building. It also helps prevent water damage to the floor insulation.
