If a draught could be felt from unreasonable gaps or holes that it requirements to be sealed.

What are unjustifiable gaps or holes?

If you can feel external air flowing in or a clear draught out of a hole or gap that is, it’s likely to be a gap or hole which requirements sealing in some way. Cracks and gaps that are large should be sealed permanently. The gaps that exceed 3mm that let air into or out within the house need sealing. For example, if the open fireplace isn’t in use it can cause draughts and should be shut from. Property managers and landlords are accountable for making sure that such draughts are squelched whenever imaginable.

You don’t need to block off holes or gaps that are part of the building. For example, tiny gaps around windows and doors could be required to allow for the movement of the building as the household heats and cools, to allow them to be closed and opened instead of than sticking. We will test the windows and doors during our Healthy Homes assessment of your rental property.

Adequate heaters are crucial to ensure healthy houses

Heating Kenepuru

Rental properties in Kenepuru must have a fixed source of heating which can warm the largest or main living area to at minimum 18degC, even on the most coldest days of the year. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical health as well as their mental health.

The heating source requirements to be fixed (i.e., not portable) that is, at least 1.5 kW of heating capacity and have the minimum heating capacity needed for the main living room. A Heating Assessment Tool could be used to determine whether your current fix heater(s) are adequate or whether you will require to top up with a new heater. Unflued combustion and open fire heaters, such as small portable LPG bottle heaters aren’t considered acceptable heating options in those following the Healthy Homes Standard.

If the heating system you provide is an electric heater or heat source, it needs to be equipped with an thermostat. This will make the heating more uniform and effective. In most homes, larger fixed heating systems such as wood burners, heat pumps, pellet burners or flued gas heaters are needed. In some instances, such as small apartments an electric, fixed heater may be sufficient.

If your main living space already has a permanent heating source, like heat pumps, it could need some additional energy in order to comply with the standards. Certain kinds of heaters cannot be used to achieve the standard because they’re costly, not cost-effective to run, or unsafe to operate.

Each window, door or Skylight requirements to be able to open up to the outside while remaining at an open angle, allowing ventilation and fresh air ventilation.

All bathrooms and kitchens and any other area in your home that has a bath, shower or cooktop, or any other moisture generating item will require adequate extractor fans that are vented out to the outside. The Healthy Homes Assessment service will ensure that there is sufficient ventilation in each livable space, including suitable extractor fans in high moisture areas.

Insulation Kenepuru

In some instances, current ceiling insulation, or the insulation of the subfloor space might require to be replaced or replaced.

A well-insulated house can reduce condensation and reduce the chances of mould and damp, and also makes it easier to the household to retain warmth.

Insulation needs to meet the R-values that are appropriate for your region.

The "R" stands for thermal resistance, and is a gauge of how well insulation resists heat flow. The higher the R-value, the better the insulation.

Kenepuru Moisture Ingress & Drainage

The security of your rental home from moisture isn’t just about the inside; you have to make sure there is somewhere to allow surface, rain and ground water to go and also stop it from getting inside. When it comes to moisture and damp it is usually what you don’t see that could be a huge problem, causing damage to your investment and affecting the tenant’s health.

Rental properties should be equipped with effective drainage to remove floodwaters, surface water, and ground water, including an appropriate outfall or runoff. Making sure that the water has a proper place to go, and it isn’t allowed to remain beneath buildings is an essential part of maintaining your property’s dry.

Alongside the drainage system that will prevent the ingress of moisture, if your rental is enclosed between your flooring and surface, a ground moisture barrier must be constructed if it’s reasonably practicable to do so.

Ground moisture barriers are typically a sheet of polythene that is placed over the ground to stop any moisture present in the ground from getting into the structure. It also assists in preventing water damage to the floor insulation.
