Draughts increase the likelihood of dropping temperatures within homes. A humid home will cost more to heat, which means wasting money and energy.

If a draught is noticed from gaps that are not adequate or holes, it needs to be closed.

What are unjustifiable gaps or holes?

If you are able to feel external air getting in, or see the sound of a clear draught emanating from a hole or gap and you can feel it, it’s probably a gap or crack that requirements sealing in the way you can. Large cracks and gaps should be sealed permanently. Cracks that are greater than 3mm and let air into or out within your house need to be sealed. For example, if the open fireplace isn’t used it can cause draughts and should be sealed off. Landlords and property managers are accountable for ensuring such draughts are eliminated in the maximum extent possible.

There is no require to cover up gaps or holes which are part of the building. For example, tiny gaps around doors and windows may be required to allow for movement of the structure as the home is heated and cools to allow them to be opened and closed rather instead of being stuck. Adequate heaters are important for well-being houses

Heating Kelburn

Kelburn rental properties must have a fixed source of heat that can heat the principal or the biggest living area to at minimum 18 degrees Celsius, even on the most coldest days of the year. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical health and mental well-being.

The source of heat requirements for it to be permanent (i.e. not portable) with at least 1.5 kW in heating capacity, and it must have the minimum required heating capacity to heat the living space in general. The Heating Assessment Tool can be used to determine whether the current fix heater(s) are adequate or whether you will require to top up by adding a second heater. Fires that are open and unflued heaters like mobile LPG bottle heaters are not considered acceptable heating options for those following the Healthy Homes Standard.

If the heating you provide is electric heating or heat pump it should include a thermostat. This makes the heating more uniform and effective. For most homes, larger heaters that are fixed, such as heat pumps, wood burners pellet burners, flued gas heaters are needed. In some instances, such as small apartments the smaller fixed electric heater could be enough.

If the living area is already equipped with a fixed heating source such as heat pumps, it might just require an update in order to comply with the standards. Some types of heaters can’t be used to achieve the quality because they’re costly, not affordable to run, and/or unhealthy to run.

Insulation Kelburn

Underfloor and ceiling insulation is a requirement to all rental houses from 1 July 2019. Property managers and landlords must ensure that the insulation meets the new standard. In some cases, current ceiling insulation, or the insulation of the sub floor space may require to be topped up or replaced.

A house that is well-insulated will help to control condensation and reduce the chances of mould and dampness and also makes more easy to the household to hold the heat.

Insulation needs to meet the R-values of your area.

The "R" stands for thermal resistance, and it is a measurement of how well the insulation resists heat flow. The more high the R-value, more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9, underfloor R 1.3
  • Zone 2 – all of the North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3, underfloor R 1.3

Kelburn Moisture Ingress & Drainage

Making sure your rental property is protected from dampness isn’t just about the inside of the building but you must ensure there is somewhere for surface or ground water, and stop it from coming into the building. When it is damp and moisture, it is frequently not apparent that it could be a huge problem and cause damages to your investment and harming the tenant’s health.

Rental properties should be equipped with efficient drainage to eliminate floodwaters, surface water and groundwater, with an appropriate runoff or outfall. Making sure that water has a proper place to go, and that it isn’t allowed to remain beneath buildings is an essential part of maintaining your property’s dry.

In addition to a drainage system to avoid moisture from entering, if your rental is enclosed between your floor and soil, a ground-water barrier must be put in place when it’s reasonably practicable to do so.

A ground moisture barrier is typically an insulating sheet of polythene laid over the ground to prevent any moisture from the ground from getting into the structure. It also helps to prevent from causing damage to the flooring insulation.
