Unreasonable Gaps & Holes

Draughts may lead to dropping temperatures within homes. A humid house is more expensive to heat, meaning wasting energy and resulting in higher bills.

If a draught can be felt through gaps that are too large or holes, it requirements to be sealed.

What are unreasonable gaps or holes?

If you are able to feel external air flowing in or a clear draught from a hole or gap and you can feel it, it is probably a gap or hole which requirements sealing in some way. Cracks or gaps with large gaps must be fixed permanently. The gaps that exceed 3mm that let air into or out within the home need seals. For instance, if an open fireplace is not in use, it can cause draughts and should be blocked off. Property managers and landlords are responsible for ensuring such draughts are eliminated in the maximum extent imaginable.

There is no need to cover up holes or gaps in the construction. For example, tiny gaps around doors and windows could be necessary to allow for movement of the building when the home heats and cools, so that they are able to be closed and opened rather instead of being stuck. We will inspect all doors and windows in an Healthy Homes assessment of your rental property.

A good heating system is crucial for healthy homes

Heating Karaka Bays

Karaka Bays rental properties require a reliable source of heating that can heat the main or largest living space to at least 18degC even on the most coldest days of the year. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical health and mental outlook.

The source of heating needs to be fixed (i.e., not portable) that is, at least 1.5 Kilowatts in heating capacity, and it must have the minimum heating capacity needed for the main living room. A Heating Assessment Tool can be used to check if the current installed heater(s) are sufficient or whether you will require to "top up" with an additional heater. Open fires and unflued combustion heaters, such as the portable LPG bottle heaters aren’t considered to be suitable heating options in the Healthy Homes Standard.

If the heating system you provide is electric heating or heat pump it should have an thermostat. This will help make your heating more consistent and effective. For the majority of houses, bigger fixed heating systems such as heat pumps, wood burners pellet burners, flued gas heaters are needed. However, in some cases like small apartment buildings an electric, fixed heater could be enough.

If your main living space already has a central heating source like an air conditioner, it could require some additional energy to make sure it meets the requirements. Certain types of heaters cannot be used to comply with the standard as they are either expensive, inefficient and/or unhealthy to run.

Ventilation Karaka Bays

Each living space within a rental home must include at least one open doors or windows to provide natural ventilation. In addition, high moisture areas like kitchens and bathrooms must have a suitable externally vented extractor to eliminate moisture.

A ventilation quality is all about understanding how dried air can be much easier to heat, and that a property that is well ventilated is less likely to be a victim of damp and mould.

Bedrooms, living rooms, dining rooms, and kitchens are considered to be liveable spaces. Connecting spaces such as the hallways are not liveable and do not need an opening window or door.

Each window, door , or Skylight needs at least open to the outside, but remain set in an opening position, allowing for fresh air circulation and ventilation.

All bathrooms and kitchens and any other area in your home with shower, bath cooker or any other moisture generating item will require proper extractor fan systems which are vented to the outside. Our Healthy Homes Assessment service will check that there is adequate ventilation throughout the living spaces with the right extractor fan in high moisture areas.

Insulation Karaka Bays

Ceiling and underfloor insulation is required on all rental houses since 1 July 2019. Property managers and landlords must make sure the insulation meets the new quality. In some cases, current ceiling insulation, or the insulation of the subfloor space may need to be filled with or replaced.

A well-insulated house will reduce the risk of condensation and reduce the chances of mould and dampness, and it will make much easier to allow the home to hold the heat.

Insulation requirements to meet the R-values required for your area

The "R" stands for thermal resistance, and is a measure of how well insulation withstands heat flow. The greater the R-value, the more effective the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9, underfloor R 1.3
  • Zone 2 – all of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3, underfloor R 1.3

Karaka Bays Moisture Ingress & Drainage

The security of your rental home from dampness isn’t just about what’s inside the building it is also about the outside. You must make sure there is somewhere for surface, rain as well as groundwater to move and stop it from coming into the building. When it comes to moisture and damp it is typically not apparent that it can become a big problem, causing damages to your investment and affecting your tenant’s health.

Rental properties need to be equipped with effective drainage for the removal of the stormwater and surface waters and ground water, which includes an appropriate outfall or runoff. Making sure that the water has a proper place to go and that it isn’t allowed to remain beneath buildings is a vital aspect of maintaining your property’s dry.

Alongside a drainage system to avoid moisture from entering, if your property has an enclosed space between your flooring and the soil, a ground-water barrier must be put in place when it is reasonably practicable to do so.

The ground-moisture barrier generally a sheet of polythene that is placed over the ground, in order to block any moisture in the ground from accumulating into the building. It also helps in preventing any damage to your underfloor insulation.
