Unreasonable Gaps & Holes

Draught Stopping Karaka Bays

Draughts are a major cause of dropping temperatures within households. A damp house costs more to heat, which means wasting energy and increased bills.

If a draught can be felt from unreasonable gaps or holes that it needs to be sealed.

What are unjustifiable gaps or holes?

If you can feel external air getting in, or see an unobstructed draught coming out of a hole or gap, then it is likely a crack or an opening that needs sealing in any way. Cracks or gaps with large gaps must be sealed permanently. Cracks that are greater than 3mm and allow air in or out of your home need to be sealed. For instance, if an open fireplace isn’t used it could cause draughts, and should be shut off. Property managers and landlords are accountable for making sure that these draughts are stopped as much as possible.

There is no require to block holes or gaps which are part of the construction. For instance, small gaps around doors and windows could be necessary to allow for movement within the structure as the house is heated and cools so that they can still be closed and opened rather than securing. We will test all windows and doors during the Healthy Homes assessment of your rental property.

Heating Karaka Bays

Karaka Bays rental properties require a reliable heating source that can heat the principal or the biggest living room to at least 18degC, even during the most coldest days of the year. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical health and mental outlook.

The source of heat requirements that it be permanently fixed (i.e., not portable) and at minimum 1.5 Kilowatts in heating capacity, and meet the minimum heating capacity needed to heat the living space in general. The Heating Assessment Tool can be used to check if your current installed heater(s) are adequate or if you’ll require to top up with an additional heater. Unflued combustion and open fire heaters such as the portable LPG bottle heaters are not considered to be safe heating options for those following the Healthy Homes Standard.

If the heating system you offer is electric heating or heat pump, it needs to be equipped with an thermostat. This will make the heating more uniform and effective. For most homes, larger heaters that are fixed, such as heat pumps, wood burners, pellet burners or flued gas heaters will be required. However, in some cases such as small apartments an electric, fixed heater may be sufficient.

If your living space already has a central heating source like heat pumps, it may need some additional energy to be able to meet the standards. Certain kinds of heaters cannot be utilised to meet the quality as they are either costly, not affordable to run, or are unsafe to operate.

It is the ventilation quality is about recognising it is that the dry atmosphere is more easy to heat, and that the property that is properly ventilated is less likely to be a victim of damp and mould.

Bedrooms, living rooms, kitchens, and dining areas are considered to be liveable spaces. Spaces that connect, such as the hallway aren’t liveable and are not need an opening window or door.

Each door, window or Skylight requirements to be able open to the outside, but remain at an open angle to allow the circulation of fresh air and ventilation.

All bathrooms and kitchens and every other room of your property with a bath, shower cooker or any other moisture generating item will need suitable extractor fans that can be vented to the outside. The Healthy Homes Assessment service will check that there is adequate air circulation in every living space and will also check for the proper extractor fans in areas of high moisture.

Insulation Karaka Bays

The insulation of the ceiling and underfloor is required to all rental homes since 1 July 2019. All landlords and property managers have to make sure that the insulation is in line with standards that are in line with the latest standard. In some cases, old ceiling insulation as well as insulation within the sub floor space may need to be added or replaced.

A well-insulated house can reduce condensation and lower the chance of dampness and mould, and also makes it easier for the home to keep warmth.

Insulation needs to be in compliance with the R-values for your area

The "R" signifies thermal resistance, and is a measure of how well the insulation is able to resist heat flow. The more high the R-value, higher the standard of insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9, underfloor R 1.3
  • Zone 2 – the remainder part of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 below floor R 1.3

Karaka Bays Moisture Ingress & Drainage

The security of your rental home from water damage isn’t only about what’s inside the building; you have to ensure there is somewhere for rain, surface as well as groundwater to move and prevent it from getting into the building. When it is about damp and water, it is usually what you don’t see that can cause a lot of trouble, causing damages to your investment and harming the tenant’s well-being.

Properties that are rented must have efficient drainage to get rid of the stormwater and surface waters and groundwater, with an appropriate runoff or outfall. Making sure that the water is able to go, and that it isn’t allowed to remain beneath buildings is a vital aspect of making sure your property is dry.

In addition to an irrigation system to stop moisture ingress, if your property has an enclosed space between your floor and ground, a ground water barrier must be installed if it’s reasonably practicable to do so.

Ground moisture barriers are usually a polythene sheet laid over the ground, to block any moisture in the ground from getting into the building. It also helps to prevent any damage to your underfloor insulation.
