Karaka Bays Moisture Ingress & Drainage

Protecting your rental property from moisture isn’t just about the inside but you must make sure there is somewhere to allow surface, rain and underground water to flow, and to prevent it from getting inside. When it is damp and moisture, it’s usually the things you don’t notice that could become a major issue, causing damage to your investment and affecting the tenant’s well-being.

Rental properties should have effective drainage to eliminate rainwater, storm water, and ground water, which includes the proper outfall or runoff. Making sure that the water has a place to go, and it doesn’t get sucked into buildings is an essential part of maintaining your property’s dry.

Alongside an irrigation system to stop water ingress, if the apartment has an enclosed gap between your flooring and the surface, a ground moisture barrier must be put in place when it is reasonably practicable to install it.

A ground moisture barrier is usually a sheet of polythene that is placed over the ground, to block any moisture present in the ground from accumulating into the structure. It also assists in preventing water damage to the floor insulation.
