Unreasonable Gaps & Holes

Draught Stopping Karaka Bays

Draughts can lead to less temperature in households. A humid home will cost more to heat, meaning wasting energy and increased bills.

If a draft can be felt through gaps that are too large or holes, it needs to be sealed.

What are unreasonable gaps or holes?

If you are able to feel external air entering or an unobstructed draught coming out of a hole or gap or crack, then it’s most likely a gap or an opening that needs sealing in some way. Cracks and gaps that are large should be fixed permanently. Gaps greater than 3mm that let air into or out into the home require seals. For example, if an open fireplace is not in use, it could cause draughts, and must be sealed off. Landlords and property managers are responsible for making sure that these draughts are stopped in the maximum extent imaginable.

There is no require to block gaps or holes in the construction. For instance, small gaps around doors and windows could be necessary to allow for the movement of the structure when the house warms and cools in order to let them be shut and opened, rather than being stuck. We will test every window and door as part of your Healthy Homes assessment of your rental property.

Heating Karaka Bays

Karaka Bays rental properties must have a fixed heating source that can warm the principal or the biggest living space to a minimum of 18 degrees Celsius, even on the coldest winter days. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being and mental well-being.

The heating source requirements for it to be permanent (i.e. not portable) with at minimum 1.5 horsepower in capacity, and meet the minimum capacity for heating required for the main living space. A Heating Assessment Tool can be used to determine whether the existing fixed heater(s) are adequate or whether you will require to top up with an additional heater. Open fires and unflued combustion heaters such as the portable LPG bottle heaters aren’t considered to be safe heating options in the Healthy Homes Standard.

If the heating system you offer is electric heating (or heat pump), it needs to have the thermostat. This makes the heating more consistent and efficient. In most houses, larger heaters that are fixed, such as wood burners, heat pumps pellet burners, flued gas heaters are required. In some instances, like small apartment buildings the smaller fixed electric heater could be enough.

If your living space already has a fixed heating source, like the heat pump, it could need a top up to make sure it meets the requirements. Certain types of heaters cannot be used to meet the quality because they’re not efficient, cost prohibitive to operate or are unsafe to operate.

Ventilation Karaka Bays

Each liveable space in a rental property must have at least one openable window or exterior door to provide natural airflow. Additionally, areas with high moisture areas such as kitchens or bathrooms need to have an externally vented extractor fan to take moisture away.

This ventilation standard is all about acknowledging that dry air will be easier to heat, and that a property that is well ventilated is less likely to grow mould and damp.

Bedrooms, living spaces, kitchens and dining rooms are considered liveable areas. Spaces that connect, such as the hallway aren’t liveable , and thus don’t need an opening door or window.

Each door, window or skylight needs for them to be in a position to open up to the outside, but remain closed in order to allow ventilation and fresh air air flow.

All kitchens and bathrooms, as well as any other space in your home with a bath, shower and cooktop or another water-generating appliance will need suitable extractor fans that are vented towards the outside. Our Healthy Homes Assessment service will make sure there is sufficient air circulation in every living space and will also check for the proper extractor fans in high moisture areas.

Insulation Karaka Bays

Underfloor and ceiling insulation has been compulsory in all rental homes since July 1, 2019. All landlords and property managers are required to ensure that the insulation is in line with this new standard. In certain situations, the an existing insulation on the ceiling or in the sub floor space might require to be topped up or replaced.

A well-insulated property can reduce condensation and lessen the likelihood of mould and damp, and also makes an easier task to allow the home to keep the heat.

Insulation requirements to be in compliance with the R-values required for your area

The "R" signifies thermal resistance, and is a gauge of how well the insulation can withstand heat flow. The higher the R-value, the better the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – the rest of the North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 and underfloor R 1.3

Karaka Bays Moisture Ingress & Drainage

Keeping your rental property safe from moisture isn’t just about the inside but you must ensure there is somewhere for surface and underground water to flow, and stop it from coming inside. When it is damp and moisture, it is typically those concerns that you aren’t aware of that could become a major issue that can cause damage to your investment and harming your tenant’s health.

Rental properties require to have efficient drainage for the removal of floodwaters, surface water, and groundwater, with an appropriate runoff or outfall. Making sure the water has a proper place to go, and that it can’t linger underneath the buildings is a vital aspect of making sure your property is dry.

In addition to an irrigation system to stop moisture from entering, if your rental is enclosed between your floor and the soil, a ground-water barrier must be put in place when it’s reasonably practicable to install it.

The ground-moisture barrier typically a polythene sheet laid over the ground to stop any moisture present in the ground from getting into the property. It also helps in preventing water damage to the floor insulation.
