Unreasonable Gaps & Holes

Draughts increase the likelihood of low temperatures inside houses. A damp home will cost more to heat, which means wasting energy and resulting in higher bills.

If a draught could be perceived as a result of gaps or holes, it requirements to be closed.

What are unjustifiable gaps or holes?

If you can feel external air entering or an unobstructed draught coming from a gap or hole or crack, then it’s likely a crack or hole which requirements sealing in the way you can. Cracks and gaps that are large should be permanently stopped. Gaps greater than 3mm that let air in or out into your home need seals. For example, if the open fireplace isn’t in use it could cause draughts, and should be shut off. Property managers and landlords are responsible for making sure that draughts from the fireplace are removed as much as possible.

There is no need to block up intentional holes or gaps in the construction. For example, tiny gaps around doors and windows could be necessary to allow for the movement of the structure when the household heats and cools, so that they can still be closed and opened rather than being stuck. We will inspect all doors and windows as part of the Healthy Homes assessment of your rental property.

A good heating system is important for well-being houses

Heating Karaka Bays

Karaka Bays rental properties must have a fixed heating source that is able to heat the main or largest living space to a minimum of 18 degrees Celsius, even on the coldest winter days. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heating needs to remain fixed (i.e., not portable) with at minimum 1.5 horsepower in capacity, and must meet the minimum capacity for heating required in the living area. A Heating Assessment Tool may be used to check if the installed heater(s) are adequate or whether you will require to "top up" with a new heater. Unflued combustion and open fire heaters, such as the portable LPG bottle heaters are not considered to be safe heating options for the Healthy Homes Standard.

If the heating that you offer is electric heating or heat pump then it must include an thermostat. This will make your heating more consistent and effective. For most houses, larger fixed heating equipment like heat pumps, wood burners pellet burners, flued gas heaters will be required. In some instances, like small apartment buildings an electric, fixed heater may be sufficient.

If the main living room is already equipped with a fixed heating source such as the heat pump, it might just require an update to ensure it meets the requirements. Certain types of heaters cannot be used to comply with the quality since they’re either inefficient, unaffordable to operate and/or unhealthy to run.

Living rooms, bedrooms, kitchens, and dining rooms are considered liveable spaces. Spaces that connect, such as the hallway aren’t living spaces and therefore are not require an opening window or door.

Each window, door or skylight requirements to have the ability open to the outside and remain set in an opening position in order to allow ventilation and fresh air air flow.

Bathrooms, kitchens, and any other room in your property with shower, bath and cooktop or another humidity-generating items will need adequate extractor fans that are vented out to the outside. We offer a Healthy Homes Assessment service will verify that there is enough ventilation in each livable space and will also check for the proper extractor fans for areas that are high in moisture.

A properly insulated home will help to control condensation and lessen the likelihood of mould and dampness and also makes it easier to allow the household to hold heat.

Karaka Bays Moisture Ingress & Drainage

Keeping your rental property safe from water damage isn’t only about what’s inside the building It’s about having to ensure there is somewhere to allow surface, rain or ground water and stop it from coming into the building. When it comes to moisture and damp it’s usually not apparent that it can become a big problem that can cause the property to suffer and harming the tenant’s health.

Rental properties need to have efficient drainage to remove floodwaters, surface water, and ground water. This includes the proper outfall or runoff. Making sure that water is able to go, and it isn’t allowed to remain beneath buildings is an essential part of keeping your property dry.

Alongside a drainage system to avoid water ingress, if the rental has an enclosed gap between floorboards and the ground, a ground water barrier must be put in place when it is reasonably practicable to do so.

A ground moisture barrier is generally made of polythene and is laid on top of the ground to prevent any moisture present in the ground from accumulating into the property. It also helps to prevent moisture damage to the underfloor insulation.
