Unreasonable Gaps & Holes

Draught Stopping Karaka Bays

Draughts increase the likelihood of lower temperatures in houses. A damp house will cost more to heat, which means wasting money and energy.

If a draught could be perceived as a result of gaps or holes, it needs to be sealed.

What are unreasonable gaps and holes?

If you can feel external air getting in, or see the sound of a clear draught emanating from a hole or gap or crack, then it’s probably a gap or hole that needs sealing in the way you can. Large cracks and gaps should be sealed permanently. Gaps greater than 3mm that let air into or out into your home need seals. In the case of an open fireplace isn’t being used, it can cause draughts and should be sealed from. Property managers and landlords are responsible for ensuring that draughts from the fireplace are removed as far as imaginable.

There is no need to block gaps or holes which are part of the building. For instance, small gaps around doors and windows might be necessary to allow movement of the building when the home warms and cools so that they are able to be closed and opened rather than securing. We will check the windows and doors during our Healthy Homes assessment of your rental property.

Proper heating is important to ensure well-being houses

Heating Karaka Bays

Rental properties in Karaka Bays require a reliable heating source which can warm the main or largest living space to a minimum of 18degC, even on the winter coldest days. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heating needs for it to be permanent (i.e., not portable), at minimum 1.5 kW of heating capacity, and meet the minimum capacity for heating required for the main living room. The Heating Assessment Tool can be used to check if your current permanent heater(s) are sufficient or if you’ll need to top up with an additional heater. Unflued combustion and open fire heaters, such as small portable LPG bottle heaters aren’t considered to be suitable heating options for The Healthy Homes Standard.

If the heating that you provide is electric heating or heat pump, then it must include an thermostat. This will help make your heating more consistent and effective. For the majority of homes, bigger fixed heating devices such as heat pumps, wood burners, pellet burners or flued gas heaters are required. However, in certain instances like small apartments an electric, fixed heater could be enough.

If the living area already has a central heating source like a heat pump, then it might just require some additional energy to be able to meet the standards. Some types of heaters can’t be used to achieve the quality because they’re not effective, cost prohibitive to operate and/or unsafe to run.

Ventilation Karaka Bays

Each living space within a rental property must contain at minimum one open windows or an exterior door to provide natural airflow. In addition, high moisture areas like kitchens and bathrooms should have an venting fan outside to get rid of moisture.

This ventilation standard is about recognising it is that dried air can be easier to heat, and that a property that is well ventilated is less likely to grow damp and mould.

Bedrooms, living rooms, kitchens, and dining areas are considered to be liveable spaces. Connecting spaces such as the hallways are not liveable , and thus don’t need an opening window or door.

Each window, door , or Skylight requirements at least open to the outside, and stay at an open angle, allowing for fresh air circulation and air flow.

The bathrooms in all kitchens and any other room in your house that houses shower, bath or cooktop, or any other moisture-producing item will need suitable extractor fans that are vented towards the outside. The Healthy Homes Assessment service will verify that there is enough ventilation in each livable space that includes extractor fans that are suitable in areas of high moisture.

Insulation Karaka Bays

Insulation for underfloor and ceilings is required on all rental houses from 1 July 2019. Property managers and landlords have to ensure that the insulation is in line with this new standard. In certain situations, the old ceiling insulation as well as insulation within the subfloor space may need to be topped up or replaced.

A properly insulated home will reduce the risk of condensation and lessen the likelihood of mould and damp, and will also make more easy to allow the household to hold heat.

Insulation needs to meet the R-values for your area

The "R" signifies thermal resistance and is a gauge of how well the insulation resists heat flow. The greater the R-value, the more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – the remainder of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 and underfloor R 1.3

Karaka Bays Moisture Ingress & Drainage

Making sure your rental property is protected from water damage isn’t only about what’s inside the building but you must ensure there is somewhere for rain, surface and ground water to go, and stop it from coming inside. When it is damp and moisture, it is often those concerns that you aren’t aware of that can cause a lot of trouble that can cause damages to your investment and affecting your tenant’s health.

Rental properties should have efficient drainage to eliminate storm water, surface water and groundwater, with the proper outfall or runoff. Making sure the water has a place to go and that it doesn’t get sucked into buildings is a vital aspect of maintaining your property’s dry.

Alongside a drainage system to prevent the ingress of moisture, if your rental has an enclosed gap between your flooring and surface, a ground moisture barrier must be installed if it’s reasonably practicable to install it.

The ground-moisture barrier usually made of polythene and is laid on top of the ground to stop any moisture that is present in the ground from rising into the structure. It also helps to prevent from causing damage to the flooring insulation.
