Draught Stopping Karaka Bays

Draughts may lead to lower temperatures in homes. A damp home is more expensive to heat, which results in wasting energy and incurring higher costs.

If a draft can be perceived as a result of gaps or holes that it needs to be closed.

What are unreasonable gaps or holes?

If you can feel external air entering or a clear draught from a gap or hole or crack, then it’s most likely a gap or hole which needs sealing in any way. Cracks and gaps that are large should be stopped permanently. Cracks that are greater than 3mm and allow air in or out into the house require to be sealed. For instance, if an open fireplace is not in use, it can cause draughts and should be sealed from. Property managers and landlords are responsible for making sure that these draughts are stopped whenever possible.

There is no require to block gaps or holes in the building. For instance, small gaps around windows and doors may be required to allow for movement of the building when the home is heated and cools so that they are able to be opened and closed rather instead of being stuck. We will inspect all doors and windows as part of an Healthy Homes assessment of your rental property.

Adequate heaters are crucial to ensure well-being houses

Heating Karaka Bays

Rental properties in Karaka Bays require a reliable source of heat which can warm the largest or main living space to a minimum of 18degC even on the most coldest days of the year. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical health and mental well-being.

The heating source needs for it to be permanent (i.e. not portable), at least 1.5 kW of heating capacity, and it must have the minimum heating capacity needed for the main living space. A Heating Assessment Tool could be used to determine whether the existing fixed heater(s) are adequate or if you’ll need to top up with an additional heater. Fires that are open and unflued heaters, such as small portable LPG bottle heaters are not considered acceptable heating options in Healthy Homes Standard. Healthy Homes Standard.

If the heating you offer is an electric heater or heat source, then it must include the thermostat. This makes the heating more uniform and effective. For most properties, larger fixed heating devices such as heat pumps, wood burners pellet burners, flued gas heaters are required. In certain situations, such as small apartments the smaller fixed electric heater may suffice.

If the main living room already has a central heating source, such as a heat pump, then it might just require an upgrade to meet the standards. Certain kinds of heaters aren’t able to be used to comply with the quality as they are either inefficient, unaffordable to operate or unsafe to operate.

Ventilation Karaka Bays

Every living space in a rental property must have at least one opening window or exterior door to offer natural airflow. Additionally, areas with high moisture spaces like kitchens and bathrooms should have an externally vented extractor fan that can take moisture away.

The ventilation quality is all about understanding that the dry atmosphere is easier to heat, and that an apartment that is well-ventilated is less likely to develop mould and damp.

Bedrooms, living spaces, dining rooms, and kitchens are considered liveable spaces. Spaces that connect, such as the hallway aren’t liveable , and thus do not need an opening door or window.

Each window, door , or skylight requirements for them to be in a position of opening to the outside and remain fixed in an open position to allow the circulation of fresh air and ventilation.

All bathrooms and kitchens and every other room of your house that houses shower, bath and cooktop or another water-generating appliance will require appropriate extractor fans which are vented to the outdoors. This Healthy Homes Assessment service will verify that there is enough ventilation throughout the living spaces, including suitable extractor fans for areas that are high in moisture.

Insulation Karaka Bays

Underfloor and ceiling insulation is required for all rent houses since 1 July 2019. All landlords and property managers have to make sure that the insulation is up to this new quality. In some cases, existing ceiling insulation or insulation in the sub floor space may require to be topped up or replaced.

A well-insulated house will reduce the risk of condensation and reduce the chances of dampness and mould, as well as making more easy to allow the home to keep the heat.

Insulation requirements to meet the R-values for your area

The "R" signifies thermal resistance, and is a measure of how well insulation withstands heat flow. The higher the R-value, the better the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – all part of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3

Karaka Bays Moisture Ingress & Drainage

Keeping your rental property safe from the effects of moisture isn’t just a matter of what’s inside the building; you have to ensure there is somewhere for surface and underground water to flow and also stop it from getting inside. When it concerns damp and moisture it’s frequently those concerns that you aren’t aware of that can become a big problem, causing damages to your investment and affecting your tenant’s health.

Rental properties must have efficient drainage to remove rainwater, storm water, and ground water. This includes the proper outfall or runoff. Making sure the water has a location to go, and also that it doesn’t get sucked into structures is a crucial aspect of making sure your property is dry.

In addition to an irrigation system to stop water ingress, if the rental is enclosed between floorboards and the ground, a ground moisture barrier must be installed if it’s reasonably practicable to install it.

An underground moisture barrier typically a polythene sheet laid over the ground to stop any moisture in the ground from getting into the building. It also helps in preventing from causing damage to the flooring insulation.
