Unreasonable Gaps & Holes

Draught Stopping Karaka Bays

Draughts may lead to less temperature in homes. A damp home costs more to heat, meaning wasting energy and incurring higher costs.

If a draught is felt from unreasonable gaps or holes the area needs to be sealed.

What are the most unreasonable gaps or holes?

If you can feel external air entering or an unobstructed draught coming from a gap or hole, then it’s likely a crack or an opening that needs sealing in the way you can. Large gaps and cracks should be sealed permanently. Cracks that are greater than 3mm and allow air in or out into your home require the sealing. For example, if the open fireplace isn’t being used, it can create draughts. This should be blocked from. Landlords and property managers are accountable for ensuring such draughts are eliminated in the maximum extent possible.

You don’t require to block off holes or gaps that are part of the construction. For example, tiny gaps around doors and windows could be required to allow for the movement of the structure when the household heats and cools, in order to let them be shut and opened, rather instead of being stuck. We will inspect the windows and doors as part of the Healthy Homes assessment of your rental property.

Proper heating is crucial to ensure healthy homes

Heating Karaka Bays

Karaka Bays rental properties require a reliable source of heat that can warm the principal or the biggest living room to at least 18degC even on the winter coldest days. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical health and mental wellbeing.

The source of heat requirements to remain fixed (i.e. not portable), at least 1.5 horsepower in capacity, and meet the minimum capacity for heating required in the living area. A Heating Assessment Tool could be used to check if the existing fixed heater(s) are adequate or whether you will need to "top up" with an additional heater. Open fires and unflued combustion heaters like small portable LPG bottle heaters are not considered to be safe heating options for those following the Healthy Homes Standard.

If the heating you offer is electric heating or heat pump then it must include a thermostat. This makes the heating more reliable and efficient. For most properties, larger fixed heating equipment like wood burners, heat pumps pellet burners, flued gas heaters are necessary. In certain situations, such as small apartments, a smaller fixed electric heater could be enough.

If the living area already has a permanent heating source such as a heat pump, then it could need some additional energy to make sure it meets the requirements. Some types of heaters can’t be utilised to meet the standard since they’re either costly, not affordable to run, and/or unhealthy to run.

Every window, door or the skylight requirements to have the ability of opening to the outside, but remain at an open angle, allowing the circulation of fresh air and air flow.

Karaka Bays Moisture Ingress & Drainage

Protecting your rental property from water damage isn’t only about the inside; you have to ensure there is somewhere for surface, rain and ground water to go, and to prevent it from getting into the building. When it is damp and moisture, it’s often the concerns you don’t notice that can become a big problem that can cause damage to your investment as well as affecting your tenant’s well-being.

Rental properties require to be equipped with efficient drainage for the removal of floodwaters, surface water and ground water, including an appropriate outfall or runoff. Making sure that water is able to go, and also that it can’t linger underneath the buildings is a vital aspect of keeping your property dry.

In addition to a drainage system to avoid water ingress, if the rental has an enclosed gap between floorboards and the ground, a ground moisture barrier should be put in place if it’s reasonably practicable to do so.

A ground moisture barrier is generally made of polythene and is laid on top of the ground, in order to block any moisture that is present in the ground from rising into the property. It also assists in preventing water damage to the floor insulation.
