Unreasonable Gaps & Holes

Draught Stopping Karaka Bays

Draughts may lead to dropping temperatures within households. A humid house costs more to heat, meaning wasting energy and increased bills.

If a draught could be noticed from gaps that are not adequate or holes, it needs to be closed.

What are unreasonable gaps and holes?

If you can feel external air flowing in or the air is clear from a hole or gap or crack, then it’s most likely a gap or hole which needs sealing in the way you can. Cracks and gaps that are large should be fixed permanently. Cracks that are greater than 3mm and allow air in or out of your house require sealing. In the case of an open fireplace isn’t in use it may cause draughts and should be shut off. Landlords and property managers are responsible for ensuring that such draughts are squelched whenever imaginable.

You don’t need to block up intentional holes or gaps which are part of the building. For example, tiny gaps around windows and doors may be required to allow for the movement of the structure as the home warms and cools so that they are able to be closed and opened instead of than securing. We will examine every window and door as part of our Healthy Homes assessment of your rental property.

Heating Karaka Bays

Rental properties in Karaka Bays need to have a stable source of heat that can warm the living room to at least 18degC even on the coldest days of the year. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical health as well as their mental health.

The source of heating needs for it to be permanent (i.e., not portable) that is, at minimum 1.5 horsepower in capacity, and meet the minimum capacity for heating required in the living area. A Heating Assessment Tool can be used to check if your current fix heater(s) are sufficient or if you’ll require to ‘top up’ with an additional heater. Open fires as well as unflued combustion heaters such as the portable LPG bottle heaters aren’t considered to be acceptable heating options in Healthy Homes Standard. Healthy Homes Standard.

If the heating that you provide is an electric heater (or heat pump), it should include an thermostat. This makes the heating more uniform and effective. For the majority of houses, bigger fixed heating devices such as wood burners, heat pumps, pellet burners or flued gas heaters are necessary. In some instances, like small apartments small apartments, a smaller electric fixed heater may be sufficient.

If the main living room already has a central heating source, such as the heat pump, it may need an update to meet the standards. Some types of heaters can’t be used to meet the quality because they’re costly, not cost-effective to run, and/or unsafe to run.

Bedrooms, living spaces, kitchens, and dining rooms are all considered living spaces. Connecting spaces such as the hallways are not living spaces and therefore don’t need an opening window or door.

Each window, door or the skylight requirements to have the ability of opening to the outside, and stay set in an opening position, allowing the circulation of fresh air and air flow.

All kitchens and bathrooms, and any other room in your house that houses a bath, shower or cooktop, or any other moisture-producing item will need proper extractor fan systems which are vented out to the outside. The Healthy Homes Assessment service will make sure there is sufficient ventilation throughout the living spaces, including suitable extractor fans in areas with high moisture.

Insulation Karaka Bays

Insulation for underfloor and ceilings is mandatory on all rental homes from 1 July 2019. Property managers and landlords must ensure the insulation meets current standard. In some cases, an existing insulation on the ceiling or in the sub floor space may need to be topped up or replaced.

A well-insulated property will reduce the risk of condensation and lessen the likelihood of mould and dampness as well as making an easier task to allow the home to keep the heat.

Insulation needs to meet the R-values for your area

The "R" stands for thermal resistance and is a gauge of how well the insulation withstands heat flow. The higher the R-value, the more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – the remainder of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 and underfloor R 1.3

Karaka Bays Moisture Ingress & Drainage

The security of your rental home from the effects of moisture isn’t just a matter of the inside of the building it is also about the outside. You must make sure there is somewhere for rain, surface and underground water to flow and also stop it from getting inside. When it is damp and moisture, it’s often the concerns you don’t notice that can become a big problem and end up causing the property to suffer and harming the tenant’s well-being.

Rental properties must be equipped with effective drainage to get rid of storm water, surface water, and ground water. This includes the proper outfall or runoff. Making sure the water has a proper place to go, and that it can’t linger underneath the structures is an crucial aspect of making sure your property is dry.

Alongside an irrigation system to stop water ingress, if the rental has an enclosed gap between floorboards and ground, a ground moisture barrier must be installed if it’s reasonably practicable to install it.

A ground moisture barrier is typically an insulating sheet of polythene laid over the ground, in order to block any moisture in the ground from entering the building. It also helps to prevent water damage to the floor insulation.
