Unreasonable Gaps & Holes

Draught Stopping Karaka Bays

Draughts increase the likelihood of low temperatures inside houses. A damp house costs more to heat, meaning wasting energy and resulting in higher bills.

If a draught can be felt through gaps that are too large or holes the area requirements to be sealed.

What are unreasonable gaps and holes?

If you are able to feel external air entering or the air is clear from a hole or gap and you are able to feel it, it’s likely to be a gap or crack that needs sealing in somehow. Large gaps and cracks should be fixed permanently. Any gaps greater than 3mm that allow air in or out into the home require the sealing. For instance, if an open fireplace isn’t being used, it may cause draughts and must be sealed from. Landlords and property managers are responsible for ensuring such draughts are eliminated whenever imaginable.

There is no need to block gaps or holes that are part of the building. For example, tiny gaps around doors and windows may be required to allow for movement of the structure as the household gets warmer and cooler, to allow them to be opened and closed rather instead of being stuck. We will test all windows and doors as part of your Healthy Homes assessment of your rental property.

A Heating Assessment Tool can be used to check if the current fix heater(s) are sufficient or whether you will need to "top-up" with an additional heater. Unflued combustion and open fire heaters like mobile LPG bottle heaters aren’t considered to be suitable heating options for Healthy Homes Standard. Healthy Homes Standard.

If the heating system you provide is electric heating or heat source, then it must be equipped with an thermostat. This will help make the heating more consistent and effective. For most homes, larger fixed heating systems such as wood burners, heat pumps pellet burners, flued gas heaters are required. In certain situations, like small apartments small apartments, a smaller electric fixed heater could be enough.

If your living space already has a fixed heating source, like the heat pump, it could need some additional energy to meet the standards. Certain kinds of heaters aren’t able to be used to achieve the standard since they’re either costly, not cost-effective to run, or are unsafe to operate.

Insulation Karaka Bays

Underfloor and ceiling insulation has been compulsory to all rental houses as of July 1st, 2019. All landlords and property managers must ensure that the insulation is in line with current quality. Karaka Bays Moisture Ingress & Drainage

Protecting your rental property from the effects of moisture isn’t just a matter of what’s inside the building It’s about having to make sure there is somewhere to allow surface, rain as well as groundwater to move and prevent it from getting into the building. When it concerns damp and moisture it’s typically the concerns you don’t notice that could be a huge problem and end up causing damage to your investment and affecting your tenant’s health.

Rental properties must be equipped with efficient drainage for the removal of rainwater, storm water and ground water, which includes an appropriate runoff or outfall. Making sure that the water has a proper place to go and that it can’t linger underneath the structures is a crucial aspect of maintaining your property’s dry.

Alongside a drainage system to avoid moisture from entering, if your apartment has an enclosed gap between your floor and ground, a ground water barrier must be put in place when it’s reasonably practicable to install it.

A ground moisture barrier is generally an insulating sheet of polythene laid over the ground, to block any moisture that is present in the ground from getting into the home. It also helps prevent from causing damage to the flooring insulation.
