Fines for Failing to Comply

From the 1st of July in 2021, when a new or renewed tenancy is signed for a Karaka Bays rental property, all Healthy Homes compliance tasks must be completed by the end of 90 days.

Beginning on July 1st, 2021, once a new or renewed lease is entered into on the Karaka Bays rental property, all Healthy Homes compliance work must be done within 90 days.

Landlords with more than six properties could be penalised up to $50,000 and as high as $100,000 in hearings.

Tenancies established beginning on 1 July 2019 and 30 , June 20,21

  • Insulation of the underfloor and ceiling is required throughout Karaka Bays and New Zealand rental houses where it’s reasonably practicable to install.
  • A Healthy Homes Intent to Comply Statement along with an Insulation Declaration and an Insurance Statement should be included in any renewal, new or amended tenancy agreement.
  • Property managers and landlords have to keep records to demonstrate the compliance with any Healthy Homes Standard that apply or will be applied to your rental home.

Starting 1 July 2021

  • Property managers and private landlords are required to ensure their rental properties conform according to Healthy Homes Standards within 90 days of any new, renewed , or altered tenant.
  • All boarder households (except Kainga Ora and Community Housing Providers with registered boarder household tenancies) must adhere to the Healthy Homes Standard regardless of the time the tenancy began.

From July 1st 2023

  • All homes rented from Kainga Ora (formerly Housing New Zealand) and Community Housing Providers that are registered must meet the Healthy Homes Standards regardless of when the tenancy began.

Starting 1 July 2024

  • All rental homes have to meet the Healthy Homes Standard regardless of when the tenancy began.
