Fines for Failing to Comply

Beginning on July 1st, 2021, when a brand new, renewed or varied contract is signed on a Karaka Bays rental property, all Healthy Homes compliance items need to be finished inside of 90 days.

Since the 1st July of 2021, if a new, renewed or varied lease is entered into on the Karaka Bays rental property, all Healthy Homes compliance work must be completed within 90 days.

Karaka Bays Healthy Homes Compliance Timeframes

Tenancies commenced in the period between July 1st 2019 to 30 June 2021

  • Insulation of the underfloor and ceiling is required in all Karaka Bays and New Zealand rental houses where it’s reasonably practicable to install.
  • A Healthy Homes Intent to Comply Statement, an Insulation Statement and an Insurance Statement must be included with any renewed, new or altered tenancy contract.
  • Property managers and landlords must keep records that prove compliance with any Healthy Homes Standard that apply or will be applied throughout the tenancy period of the rental property.

Beginning 1 July 2021

  • Property managers and private landlords must make sure their rental properties comply in accordance with Healthy Homes Standard within 90 days of a new, renewed or varied lease.
  • All boarding households (except Kainga Ora and Community Housing Providers with registered boarding household tenancies) must meet the Healthy Homes Standard regardless of when the tenancy began.

From July 1st 2023

  • All houses rented to Kainga Ora (formerly Housing New Zealand) and Community Housing Providers that are registered must be in compliance with the Healthy Homes Standards regardless of the date the tenancy was started.

From July 1st 2024

  • All rentals houses must be in compliance with the Healthy Homes Standard regardless of when the tenancy began.
