Unreasonable Gaps & Holes

Draught Stopping Karaka Bays

Draughts increase the likelihood of less temperature in households. A humid home will cost more to heat, resulting in wasted energy and increased bills.

If a draught can be perceived as a result of gaps or holes that it requirements to be sealed.

What are unreasonable gaps or holes?

If you can feel external air entering or the sound of a clear draught emanating from a hole or gap that is, it’s most likely a gap or an opening that needs sealing in some way. Large cracks and gaps should be fixed permanently. Cracks that are greater than 3mm and let air into or out of your house need seals. For example, if an open fireplace is not in use, it may cause draughts and should be shut from. Landlords and property managers are accountable for making sure such draughts are eliminated in the maximum extent imaginable.

You don’t need to block holes or gaps in the building. For instance, small gaps around doors and windows might be necessary to allow for movement within the building as the home is heated and cools in order to let them be opened and closed rather than being stuck. We will test all doors and windows during the Healthy Homes assessment of your rental property.

The proper heating equipment is important for healthy homes

Heating Karaka Bays

Karaka Bays rental properties require a reliable source of heat which can warm the main or largest living space to at least 18degC even on the winter coldest days. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical health and mental well-being.

The heating source needs to remain fixed (i.e., not portable) and at minimum 1.5 kW in heating capacity, and meet the minimum required heating capacity to heat the living space in general. The Heating Assessment Tool can be used to check if the permanent heater(s) are sufficient or if you’ll require to "top-up" with an additional heater. Open fires as well as unflued combustion heaters, such as small portable LPG bottle heaters are not considered to be suitable heating options for The Healthy Homes Standard.

If the heating system you provide is electric heating or heat pump, it must have the thermostat. This will make your heating more consistent and efficient. In most homes, larger fixed heating systems such as heat pumps, wood burners, pellet burners or flued gas heaters are necessary. However, in certain instances like small apartments an electric, fixed heater might be enough.

If your living space already has a fixed heating source such as a heat pump, then it may require an update in order to comply with the standards. Certain kinds of heaters cannot be utilised to meet the quality because they’re inefficient, unaffordable to operate or are unsafe to operate.

Ventilation Karaka Bays

Every living space of a rental home must have at least one openable window or exterior door to provide natural airflow. Additionally, areas with high moisture areas like kitchens and bathrooms need to have an externally vented extractor to get rid of moisture.

The ventilation standard is all about recognising it is that the dry atmosphere is easier to heat and that a property that is well ventilated is less likely to develop mould and damp.

Living rooms, bedrooms, dining rooms, and kitchens are considered liveable spaces. Spaces that connect, such as the hallway aren’t liveable , and thus don’t need an opening door or window.

Each window, door or the skylight requirements to be able open to the outside, and stay set in an opening position to allow the circulation of fresh air and air flow.

The bathrooms in all kitchens and any other room in your house that houses shower, bath or cooktop, or any other moisture-producing item will need suitable extractor fans which are vented towards the outside. We offer a Healthy Homes Assessment service will ensure that there is sufficient ventilation throughout the living spaces, including suitable extractor fans for areas that are high in moisture.

Insulation Karaka Bays

Insulation for underfloor and ceilings is required in all rental houses since July 1, 2019. Property managers and landlords must ensure the insulation meets the new standard. In certain situations, the existing ceiling insulation or insulation in the subfloor space might require to be topped up or replaced.

A house that is well-insulated will help to control condensation and lessen the likelihood of mould and dampness as well as making an easier task to the house to retain warmth.

Insulation requirements to be in compliance with the R-values for your area

The "R" refers to thermal resistance and is a measure of how well insulation can withstand heat flow. The more high the R-value, better the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – the remainder of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 below floor R 1.3

Karaka Bays Moisture Ingress & Drainage

The security of your rental home from dampness isn’t just about the inside but you must ensure there is somewhere for surface as well as groundwater to move, and also stop it from getting inside. When it is about damp and water, it is usually not apparent that it can become a big problem that can cause damage to your investment and affecting your tenant’s well-being.

Properties that are rented must have effective drainage to remove the stormwater and surface waters, and ground water. This includes the proper outfall or runoff. Making sure that the water has a place to go, and also that it isn’t allowed to remain beneath buildings is a vital aspect of making sure your property is dry.

In addition to an irrigation system to stop moisture from entering, if your apartment has an enclosed gap between your flooring and the ground, a ground water barrier must be constructed if it’s reasonably practicable to do so.

Ground moisture barriers are generally a polythene sheet laid over the ground, in order to block any moisture that is present in the ground from entering the structure. It also helps prevent moisture damage to the underfloor insulation.
