Unreasonable Gaps & Holes

Draught Stopping Karaka Bays

Draughts are a major cause of dropping temperatures within houses. A damp home will cost more to heat, which means wasting energy and incurring higher costs.

If a draught could be noticed from gaps that are not adequate or holes that it needs to be sealed.

What are the most unreasonable gaps or holes?

If you are able to feel external air getting in, or see an unobstructed draught coming from a gap or hole that is, it’s likely to be a gap or hole that needs sealing in some way. Cracks and gaps that are large should be permanently stopped. Cracks that are greater than 3mm and allow air to enter or exit of the home require sealing. For example, if the open fireplace isn’t used it may cause draughts and should be sealed from. Landlords and property managers are accountable for ensuring that such draughts are squelched whenever imaginable.

You don’t require to cover up gaps or holes which are part of the building. For example, tiny gaps around doors and windows could be required to allow movement of the structure as the home heats and cools, in order to let them be shut and opened, rather instead of being stuck. We will test every window and door as part of an Healthy Homes assessment of your rental property.

Adequate heaters are important for well-being houses

Heating Karaka Bays

Karaka Bays rental properties require a reliable heating source that is able to heat the main or largest living space to at least 18degC, even during the coldest days of the year. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical health and mental outlook.

The heating source requirements that it be permanently fixed (i.e. not portable), at least 1.5 kW in heating capacity, and must meet the minimum capacity for heating required for the main living space. The Heating Assessment Tool can be used to determine if the permanent heater(s) are sufficient or if you’ll need to "top-up" with an additional heater. Fires that are open and unflued heaters such as small portable LPG bottle heaters are not considered acceptable heating options for Healthy Homes Standard. Healthy Homes Standard.

If the heating system you provide is an electric heater or heat source, it requirements to include the thermostat. This makes the heating more uniform and efficient. For the majority of houses, bigger heaters that are fixed, such as wood burners, heat pumps, pellet burners or flued gas heaters are needed. However, in certain instances like small apartments, a smaller fixed electric heater may suffice.

If the living area already has a fixed heating source, such as an air conditioner, it may require an update in order to comply with the standards. Certain kinds of heaters cannot be used to comply with the standard since they’re either expensive, inefficient and/or unsafe to run.

Every living space in a rental property must contain at minimum one open window or exterior door to offer natural airflow. Additionally, areas with high moisture areas such as kitchens and bathrooms should be equipped with an externally vented extractor to take moisture away.

This ventilation quality is all about understanding how the dry atmosphere is more easy to heat, and that an apartment that is well-ventilated is less likely to be a victim of mould and damp.

Living rooms, bedrooms, dining rooms, and kitchens are all considered living spaces. Connecting spaces such as the hallways are not liveable , and thus do not need an opening window or door.

Every window, door or the skylight requirements for them to be in a position to open to the outside while remaining set in an opening position in order to allow for fresh air circulation and ventilation.

The bathrooms in all kitchens and any other room in your home with shower, bath or cooktop, or any other humidity-generating items will require suitable extractor fans which are vented out to the outside. We offer a Healthy Homes Assessment service will verify that there is enough ventilation in every living space that includes extractor fans that are suitable for areas that are high in moisture.

Protecting your rental property from dampness isn’t just about what’s inside the building it is also about the outside. When it comes to moisture and damp it’s often the concerns you don’t notice that can cause a lot of trouble, causing damage to your investment and harming your tenant’s well-being.

Rental properties should be equipped with efficient drainage to get rid of storm water, surface water, and ground water, including an appropriate outfall or runoff. Making sure that water is able to go, and it can’t linger underneath the structures is an crucial aspect of maintaining your property’s dry.

In addition to an irrigation system to stop moisture ingress, if your rental is enclosed between your flooring and the ground, a ground moisture barrier must be constructed if it is reasonably practicable to do so.

The ground-moisture barrier typically a polythene sheet laid over the ground to stop any moisture present in the ground from accumulating into the home. It also assists in preventing moisture damage to the underfloor insulation.
