Fines for Failing to Comply

Beginning on July 1st, 2021, when a new, renewed or varied tenancy is signed for a Karaka Bays rental property, all Healthy Homes compliance tasks need to be taken care of inside of 90 days.

Karaka Bays Healthy Homes Compliance Timeframes

Tenancies commenced from 1 July 2019 and the 30th June in 2021

  • Insulation of the underfloor and ceiling is mandatory to all Karaka Bays and New Zealand rental homes where it is reasonably practicable to put in.
  • A Healthy Homes Declaration of Intent as well as an Insulation Statement, and an Insurance Statement should be included with any new, renewed or modified tenancy agreement.
  • Landlords and property managers must keep records of their conformance with any Healthy Homes Standards that apply or will be applicable during the tenure of the rental property.

Starting 1 July 2021

  • Private landlords and property managers should ensure their rental properties comply in accordance with Healthy Homes Standards within 90 days of a renewal, new or a change in lease.

Beginning 1 July 2023

  • All homes which are rented from Kainga Ora (formerly Housing New Zealand) and registered Community Housing Providers must comply with the Healthy Homes Standards regardless of the date the tenancy was started.

From July 1st 2024

  • All rental houses must be in compliance with the Healthy Homes Standard regardless of the time of the first day of tenancy.
