Unreasonable Gaps & Holes

Draught Stopping Kaiwharawhara

Draughts may lead to less temperature in households. A draughty home is more expensive to heat, resulting in wasted energy and resulting in higher bills.

If a draught is felt from unreasonable gaps or holes that it requirements to be closed.

What are unreasonable gaps or holes?

If you are able to feel external air coming in or an unobstructed draught coming out of a hole or gap or crack, then it’s likely a crack or an opening that needs sealing in the way you can. Large cracks and gaps should be fixed permanently. Any gaps greater than 3mm that allow air to enter or exit within the home need the sealing. For instance, if an open fireplace isn’t used it can create draughts. This should be blocked from. Landlords and property managers are accountable for ensuring such draughts are eliminated whenever imaginable.

There is no require to block holes or gaps which are part of the building. For instance, small gaps around windows and doors could be necessary to allow for movement within the structure as the home is heated and cools so that they can still be shut and opened, rather than being stuck. We will test the windows and doors in the Healthy Homes assessment of your rental property.

A good heating system is important to ensure healthy homes

Heating Kaiwharawhara

Rental properties in Kaiwharawhara require a reliable heating source that can heat the principal or the biggest living space to a minimum of 18degC, even on the most coldest days of the year. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heat requirements for it to be permanent (i.e. not portable) and at minimum 1.5 kW of heating capacity, and meet the minimum heating capacity needed for the main living space. A Heating Assessment Tool can be used to determine whether the current permanent heater(s) are sufficient or if you’ll need to ‘top up’ with an additional heater. Open fires and unflued combustion heaters such as the portable LPG bottle heaters aren’t considered to be acceptable heating options for the Healthy Homes Standard.

If the heating system you offer is an electric heater or heat pump, it should be equipped with an thermostat. This makes the heating more uniform and efficient. For most properties, larger fixed heating devices such as wood burners, heat pumps, pellet burners or flued gas heaters are needed. In some instances, like apartments with small spaces the smaller fixed electric heater may suffice.

If the living area already has a fixed heating source such as an air conditioner, it may need an update in order to comply with the standards. Some types of heaters can’t be utilised to meet the quality since they’re either costly, not cost-effective to run, or are unsafe to operate.

Kaiwharawhara Moisture Ingress & Drainage

Making sure your rental property is protected from dampness isn’t just about the interior of the building but you must ensure there is somewhere for surface, rain and underground water to flow, and to prevent it from getting inside. When it is about damp and water, it is usually the things you don’t notice that could become a major issue, causing damage to your investment as well as affecting the tenant’s health.

Rental properties need to have effective drainage for the removal of floodwaters, surface water and ground water, which includes the proper outfall or runoff. Making sure the water has a place to go, and it can’t linger underneath the structures is an crucial aspect of keeping your property dry.

In addition to the drainage system that will prevent the ingress of moisture, if your property has an enclosed space between your flooring and soil, a ground-water barrier must be put in place when it’s reasonably practicable to install it.

A ground moisture barrier is usually made of polythene and is laid on top of the ground, to block any moisture that is present in the ground from rising into the home. It also helps to prevent water damage to the floor insulation.
