Your investment is also better protected from mould, mildew and damp-related damage, which completed jobs in less costs of maintenance in the long run.

Unreasonable Gaps & Holes

Draught Stopping Kaiwharawhara

Draughts may lead to lower temperatures in houses. A draughty house will cost more to heat, resulting in wasted energy and increased bills.

If a draft can be noticed from gaps that are not adequate or holes or holes, it requirements to be closed.

What are unjustifiable gaps or holes?

If you can feel external air coming in or the sound of a clear draught emanating out of a hole or gap, then it’s most likely a gap or crack that needs sealing in any way. Large cracks and gaps should be stopped permanently. The gaps that exceed 3mm that allow air to enter or exit into your home require seals. For example, if the open fireplace is not in use, it can cause draughts and must be sealed from. Property managers and landlords are accountable for ensuring that such draughts are squelched as much as possible.

You don’t require to block off gaps or holes that are part of the building. For example, tiny gaps around doors and windows might be necessary to allow for movement within the structure as the home is heated and cools so that they can still be shut and opened, rather instead of being stuck. We will inspect the windows and doors during an Healthy Homes assessment of your rental property.

The proper heating equipment is crucial for well-being homes

Heating Kaiwharawhara

Kaiwharawhara rental properties should have a permanent heating source that can warm the main or largest living area to at minimum 18degC even on the coldest winter days. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical health and mental well-being.

The heating source needs to remain fixed (i.e., not portable) and at minimum 1.5 Kilowatts in heating capacity, and must meet the minimum requirement for heat capacity for the main living space. A Heating Assessment Tool could be used to check if the current fixed heater(s) are adequate or whether you will require to "top-up" by adding a second heater. Fires that are open and unflued heaters such as mobile LPG bottle heaters aren’t considered acceptable heating options for the Healthy Homes Standard.

If the heating you offer is electric heating or heat pump, it requirements to be equipped with a thermostat. This will make your heating more consistent and effective. For most houses, larger heaters that are fixed, such as wood burners, heat pumps, pellet burners or flued gas heaters are needed. However, in certain instances such as small apartments, a smaller fixed electric heater could be enough.

If your living space already has a central heating source, such as the heat pump, it could require some additional energy to be able to meet the standards. Certain kinds of heaters cannot be used to achieve the standard because they’re costly, not affordable to run, or unsafe to operate.

Ventilation Kaiwharawhara

Each living space within a rental property must include at least one open door or window to provide natural ventilation. Additionally, areas with high moisture areas like kitchens and bathrooms should have an venting fan outside to get rid of moisture.

The ventilation quality is all about recognising the fact that dry air will be easier to heat and the property that is properly ventilated is less likely to develop damp and mould.

Living rooms, bedrooms, kitchens and dining rooms are all considered living spaces. Connecting spaces such as the hallway aren’t living spaces and therefore do not need an opening door or window.

Each door, window or the skylight requirements to have the ability of opening to the outside and remain set in an opening position to allow ventilation and fresh air ventilation.

Bathrooms, kitchens, as well as any other space in your home that has shower, bath, cooktop or other high water-generating appliance will need appropriate extractor fans that can be vented to the outdoors. Our Healthy Homes Assessment service will verify that there is enough ventilation in each livable space that includes extractor fans that are suitable in areas with high moisture.

Insulation Kaiwharawhara

Underfloor and ceiling insulation is required in all rental homes from 1 July 2019. All landlords and property managers are required to ensure that the insulation is up to this new quality. In some cases, old ceiling insulation as well as insulation within the subfloor space may need to be filled with or replaced.

A well-insulated house can help control condensation and lessen the likelihood of dampness and mould, and also makes more easy for the home to retain heat.

Insulation requirements to be in compliance with the R-values for your area

The "R" signifies thermal resistance and is a gauge of how well insulation resists heat flow. The higher the R-value, the better the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9, underfloor R 1.3
  • Zone 2 – The rest part of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 and underfloor R 1.3

Kaiwharawhara Moisture Ingress & Drainage

Making sure your rental property is protected from dampness isn’t just about the interior of the building; you have to ensure there is somewhere to allow surface, rain and ground water to go and to prevent it from getting inside. When it is about damp and water, it is usually the concerns you don’t notice that could become a major issue and end up causing the property to suffer and affecting your tenant’s well-being.

Rental properties should be equipped with effective drainage to remove rainwater, storm water and ground water. This includes an appropriate runoff or outfall. Making sure that water is able to go and that it doesn’t sit beneath structures is a crucial aspect of making sure your property is dry.

Alongside an irrigation system to stop water ingress, if the apartment has an enclosed gap between your flooring and the soil, a ground-water barrier should be put in place if it’s reasonably practicable to do so.

The ground-moisture barrier typically made of polythene and is laid on top of the ground to stop any moisture present in the ground from rising into the home. It also helps to prevent from causing damage to the flooring insulation.
