Unreasonable Gaps & Holes

Draught Stopping Kaiwharawhara

Draughts are a major cause of low temperatures inside houses. A damp home costs more to heat, meaning wasting energy and increased bills.

If a draught is noticed from gaps that are not adequate or holes that it needs to be closed.

What are unjustifiable gaps or holes?

If you are able to feel external air entering or the air is clear out of a hole or gap and you can feel it, it is likely to be a gap or hole which needs sealing in any way. Large gaps and cracks should be fixed permanently. Any gaps greater than 3mm that let air into or out from the home need the sealing. For example, if an open fireplace isn’t in use it may cause draughts and should be blocked off. Property managers and landlords are accountable for making sure that these draughts are stopped as much as imaginable.

There is no require to block gaps or holes which are part of the construction. For example, tiny gaps around windows and doors might be necessary to allow for movement within the structure as the household gets warmer and cooler, so that they are able to be opened and closed rather than sticking. We will inspect all windows and doors in an Healthy Homes assessment of your rental property.

A good heating system is important to ensure well-being houses

Heating Kaiwharawhara

Rental properties in Kaiwharawhara require a reliable source of heating that can warm the main or largest living space to a minimum of 18degC, even on the coldest winter days. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heat needs for it to be permanent (i.e., not portable) with at least 1.5 Kilowatts in heating capacity, and it must have the minimum heating capacity needed for the main living room. A Heating Assessment Tool can be used to check if the installed heater(s) are sufficient or if you’ll need to "top up" by adding a second heater. Unflued combustion and open fire heaters, such as the portable LPG bottle heaters aren’t considered acceptable heating options under Healthy Homes Standard. Healthy Homes Standard.

If the heating system you provide is electric heating or heat pump, then it must be equipped with the thermostat. This will make the heating more consistent and efficient. For the majority of houses, bigger fixed heating equipment like wood burners, heat pumps pellet burners, flued gas heaters are required. In certain situations, like apartments with small spaces the smaller fixed electric heater may be sufficient.

If the living area already has a central heating source, like the heat pump, it could need a top up to be able to meet the standards. Some types of heaters can’t be used to comply with the standard because they’re expensive, inefficient or are unsafe to operate.

Ventilation Kaiwharawhara

Every living space in the rental property should include at least one open door or window to provide natural airflow. Furthermore, moist areas like kitchens and bathrooms need to have an venting fan outside to eliminate moisture.

A ventilation standard is all about understanding the fact that dry air is less difficult to heat and that a well ventilated rental property is less likely to grow damp and mould.

Living rooms, bedrooms, kitchens, and dining areas are considered liveable spaces. Connecting spaces such as the hallway aren’t considered liveable and therefore don’t require an opening window or door.

Every window, door or skylight needs to have the ability of opening to the outside, and stay at an open angle, allowing the circulation of fresh air and ventilation.

Bathrooms, kitchens, and any other area in your home with a bath, shower, cooktop or other high moisture-producing item will need adequate extractor fans which are vented towards the outside. We offer a Healthy Homes Assessment service will ensure that there is sufficient ventilation in each livable space and will also check for the proper extractor fans in high moisture areas.

Insulation Kaiwharawhara

Insulation for underfloor and ceilings is required on all rental houses since 1 July 2019. Property managers and landlords should ensure that the insulation meets this new quality. In some instances, existing ceiling insulation or insulation in the sub floor space may require to be topped up or replaced.

A well-insulated house can reduce condensation and reduce the chances of mould and dampness and will also make much easier to allow the house to keep the heat.

Insulation needs to meet the R-values required for your area

The "R" is a symbol for thermal resistance, and it is a measurement of how well the insulation resists heat flow. The more high the R-value, more effective the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – the remainder of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 below floor R 1.3

Kaiwharawhara Moisture Ingress & Drainage

Protecting your rental property from water damage isn’t only about the inside but you must make sure there is somewhere to allow surface, rain as well as groundwater to move and stop it from coming inside. When it concerns damp and moisture it is often what you don’t see that could become a major issue and cause damage to your investment as well as affecting your tenant’s well-being.

Rental properties need to have efficient drainage to get rid of the stormwater and surface waters, and ground water, which includes an appropriate runoff or outfall. Making sure that the water has a location to go and that it doesn’t sit beneath structures is a crucial aspect of maintaining your property’s dry.

In addition to a drainage system to avoid the ingress of moisture, if your apartment has an enclosed gap between floorboards and the ground, a ground moisture barrier must be installed if it is reasonably practicable to install it.

An underground moisture barrier typically a polythene sheet laid over the ground, in order to block any moisture present in the ground from accumulating into the property. It also assists in preventing any damage to your underfloor insulation.
