Healthy homes matter

Why is Healthy Homes Compliance important?

Around 1 in 3 households rent homes in New Zealand and Johnsonville, and research shows us that these rental homes are likely to be colder, older, are not as effective heating and are of lower quality than the houses of owners.

Damp, mouldy and cold homes are associated with negative health outcomes, particularly for diseases like colds and flu, asthma and cardiovascular issues. In addition, people who reported four or more key issues with their housing often have low life satisfaction and reduced mental wellbeing.

Enhancing the standard of Johnsonville rental property will help tenants experience improved mental and physical health, and lessen the disruption to work, learning and daily life due to illness. Your investment will also be better protected from mould, mildew and damp , which means lower costs for maintenance in the long run.

The Healthy Homes Standards are a list of the specific and minimum requirements for heating, insulation Ventilation, Moisture ingress and Drainage, as well as Draught Stopping for Johnsonville rental properties.

Unreasonable Gaps & Holes

Draught Stopping Johnsonville

Draughts may lead to dropping temperatures within houses. A draughty home will cost more to heat, which completed jobs in wasting energy and increased bills.

If a draught could be noticed from gaps that are not adequate or holes, it needs to be sealed.

What are the most unreasonable gaps or holes?

If you can feel external air getting in, or see an unobstructed draught coming from a crack or a gap and you are able to feel it, it is likely a crack or hole which requirements sealing in any way. Large gaps and cracks should be sealed permanently. Cracks that are greater than 3mm and let air in or out from the house require sealing. For example, if an open fireplace isn’t used it may cause draughts and should be blocked from. Property managers and landlords are responsible for ensuring that draughts from the fireplace are removed as far as imaginable.

You don’t need to block holes or gaps that are part of the building. For example, tiny gaps around doors and windows could be required to allow for the movement of the building when the home heats and cools, so that they are able to be closed and opened rather instead of being stuck. We will check the windows and doors during an Healthy Homes assessment of your rental property.

Adequate heaters are crucial to ensure well-being homes

Heating Johnsonville

Johnsonville rental properties need to have a stable heating source that is able to heat the living room to at least 18degC, even on the coldest winter days. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical health and mental well-being.

The source of heating requirements for it to be permanent (i.e. not portable) with at minimum 1.5 horsepower in capacity, and meet the minimum heating capacity needed for the main living space. A Heating Assessment Tool could be used to determine if your current permanent heater(s) are sufficient or whether you will need to top up with an additional heater. Unflued combustion and open fire heaters like small portable LPG bottle heaters aren’t considered to be safe heating options in those following the Healthy Homes Standard.

If the heating that you offer is an electric heater or heat source, it must have an thermostat. This will help make the heating more reliable and effective. For the majority of houses, bigger fixed heating systems such as heat pumps, wood burners pellet burners, flued gas heaters are necessary. However, in some cases like small apartment buildings an electric, fixed heater might be enough.

If the main living room already has a permanent heating source, such as heat pumps, it may need some additional energy in order to comply with the standards. Some types of heaters can’t be utilised to meet the quality as they are either costly, not cost-effective to run, or are unsafe to operate.

Ventilation Johnsonville

Each living space within the rental property should have at least one openable window or exterior door to provide natural airflow. In addition, high moisture spaces like kitchens and bathrooms need to have an externally vented extractor to take moisture away.

This ventilation standard is about recognising that the dry atmosphere is less difficult to heat and that the property that is properly ventilated is less likely to be a victim of damp and mould.

Bedrooms, living spaces, kitchens, and dining rooms are considered liveable areas. Spaces that connect, such as the hallway aren’t considered liveable and are not require an opening door or window.

Every window, door or Skylight needs to have the ability open to the outside while remaining at an open angle to allow to circulate fresh air as well as ventilation.

The bathrooms in all kitchens and every other room of your home with a bath, shower cooker or any other moisture-producing item will need appropriate extractor fans that vent towards the outside. We offer a Healthy Homes Assessment service will verify that there is enough ventilation throughout the living spaces that includes extractor fans that are suitable in areas with high moisture.

Insulation Johnsonville

Insulation for underfloor and ceilings is required on all rental homes since July 1, 2019. Property managers and landlords must ensure that the insulation is up to this new standard. In some cases, an existing insulation on the ceiling or in the subfloor space might require to be filled with or replaced.

A house that is well-insulated will help to control condensation and lower the chance of dampness and mould, as well as making much easier to allow the household to retain heat.

Insulation requirements to meet the R-values that are appropriate for your region.

The "R" stands for thermal resistance, and is a measure of how well insulation can withstand heat flow. The more R-value is higher, the better the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – The rest part of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3, underfloor R 1.3

Johnsonville Moisture Ingress & Drainage

Protecting your rental property from moisture isn’t just about the inside but you must make sure there is somewhere for surface, rain or ground water and also stop it from getting inside. When it is damp and moisture, it is usually what you don’t see that can become a big problem and end up causing the property to suffer and affecting your tenant’s health.

Rental properties require to have efficient drainage to eliminate the stormwater and surface waters, and ground water. This includes an appropriate outfall or runoff. Making sure that water has a place to go, and that it can’t linger underneath the buildings is an essential part of keeping your property dry.

In addition to a drainage system to prevent water ingress, if the rental is enclosed between floorboards and ground, a ground water barrier must be put in place when it’s reasonably practicable to do so.

A ground moisture barrier is generally an insulating sheet of polythene laid over the ground, to block any moisture in the ground from getting into the building. It also helps prevent water damage to the floor insulation.
