Unreasonable Gaps & Holes

Draught Stopping Johnsonville

Draughts can lead to less temperature in houses. A draughty house will cost more to heat, resulting in wasted money and energy.

If a draught could be perceived as a result of gaps or holes or holes, it needs to be sealed.

What are unreasonable gaps and holes?

If you can feel external air entering or the sound of a clear draught emanating out of a hole or gap that is, it’s most likely a gap or hole which needs sealing in any way. Large cracks and gaps should be stopped permanently. Cracks that are greater than 3mm and allow air to enter or exit within the home need seals. For instance, if an open fireplace isn’t being used, it can cause draughts and should be sealed off. Landlords and property managers are accountable for making sure such draughts are eliminated as much as imaginable.

You don’t require to cover up holes or gaps which are part of the construction. For instance, small gaps around doors and windows might be necessary to allow for movement of the building when the house warms and cools to allow them to be opened and closed rather than securing. We will inspect every window and door as part of your Healthy Homes assessment of your rental property.

A good heating system is important for well-being homes

Heating Johnsonville

Rental properties in Johnsonville require a reliable heating source that can heat the principal or the biggest living space to at least 18 degrees Celsius, even on the most coldest days of the year. The heating source requirements to remain fixed (i.e. not portable) that is, at minimum 1.5 Kilowatts in heating capacity, and meet the minimum heating capacity needed in the living area. A Heating Assessment Tool may be used to determine if the installed heater(s) are adequate or if you’ll need to top up with a new heater. Fires that are open and unflued heaters, such as mobile LPG bottle heaters aren’t considered to be acceptable heating options under the Healthy Homes Standard.

If the heating system you offer is electric heating or heat pump it requirements to be equipped with an thermostat. This will help make the heating more consistent and effective. For most houses, larger fixed heating devices such as heat pumps, wood burners pellet burners, flued gas heaters are required. However, in some cases like small apartment buildings, a smaller fixed electric heater could be enough.

If the living area already has a fixed heating source, like a heat pump, then it might need a top up in order to comply with the standards. Some types of heaters can’t be used to comply with the quality because they’re expensive, inefficient and/or unhealthy to run.

Johnsonville Moisture Ingress & Drainage

The security of your rental home from the effects of moisture isn’t just a matter of the inside of the building it is also about the outside. You must make sure there is somewhere to allow surface, rain as well as groundwater to move and prevent it from getting into the building. When it is damp and moisture, it is typically those concerns that you aren’t aware of that could be a huge problem and end up causing damages to your investment and harming the tenant’s health.

Rental properties must have efficient drainage to get rid of floodwaters, surface water, and ground water, which includes the proper outfall or runoff. Making sure that the water has a place to go, and that it doesn’t get sucked into structures is an important aspect of making sure your property is dry.

In addition to an irrigation system to stop moisture ingress, if your apartment has an enclosed gap between your floor and ground, a ground moisture barrier should be put in place if it’s reasonably practicable to do so.

Ground moisture barriers are generally a polythene sheet laid over the ground to stop any moisture in the ground from entering the home. It also helps prevent water damage to the floor insulation.
