What are unreasonable gaps or holes?

If you can feel external air coming in or the air is clear out of a hole or gap, then it’s most likely a gap or an opening that requirements sealing in the way you can. Cracks or gaps with large gaps must be fixed permanently. Any gaps greater than 3mm that let air into or out from your house need sealing. For example, if an open fireplace isn’t used it can create draughts. This should be sealed off. Landlords and property managers are accountable for ensuring that these draughts are stopped as much as imaginable.

You don’t need to cover up holes or gaps which are part of the building. Heating Houghton Bay

Rental properties in Houghton Bay require a reliable source of heating that can heat the main or largest living space to at least 18 degrees Celsius, even on the coldest winter days. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical well-being and mental outlook.

The heating source requirements to remain fixed (i.e., not portable) with at minimum 1.5 horsepower in capacity, and meet the minimum required heating capacity for the main living space. A Heating Assessment Tool could be used to determine whether your current permanent heater(s) are sufficient or if you’ll require to "top-up" by adding a second heater. Fires that are open and unflued heaters such as small portable LPG bottle heaters are not considered to be suitable heating options in The Healthy Homes Standard.

If the heating that you provide is an electric heater or heat pump it must be equipped with the thermostat. This makes the heating more uniform and effective. For most properties, larger fixed heating equipment like heat pumps, wood burners pellet burners, flued gas heaters will be required. However, in certain instances such as small apartments an electric, fixed heater might be enough.

If the main living room is already equipped with a fixed heating source, like a heat pump, then it might need an update to meet the standards. Certain types of heaters cannot be utilised to meet the standard as they are either costly, not cost-effective to run, and/or unhealthy to run.

Ventilation Houghton Bay

Each living space within the rental property should have at least one openable window or exterior door to offer natural airflow. In addition, humid areas such as kitchens or bathrooms need to have an venting fan outside to take moisture away.

This ventilation quality is about recognising the fact that the dry atmosphere is less difficult to heat and a well ventilated rental property is less likely to be a victim of damp and mould.

Bedrooms, living spaces, dining rooms, and kitchens are considered liveable spaces. Connecting spaces such as the hallways are not liveable and do not need an opening door or window.

Each window, door , or Skylight requirements to be able to open up to the outside while remaining closed in order to allow for fresh air circulation and ventilation.

All bathrooms and kitchens and any other area in your property with shower, bath and cooktop or another moisture generating item will require appropriate extractor fans which are vented towards the outside. The Healthy Homes Assessment service will verify that there is enough air circulation in every living space, including suitable extractor fans in high moisture areas.

Insulation Houghton Bay

Underfloor and ceiling insulation is mandatory for all rent homes as of July 1st, 2019. Property managers and landlords have to make sure that the insulation meets standards that are in line with the latest standard. In some cases, old ceiling insulation as well as insulation within the sub floor space might need to be filled with or replaced.

A well-insulated house will help to control condensation and reduce the chances of dampness and mould, and also makes much easier to allow the home to retain the heat.

Insulation needs to be in compliance with the R-values for your area

The "R" stands for thermal resistance, and is a gauge of how well the insulation is able to resist heat flow. The higher the R-value, the more effective the insulation.

Houghton Bay Moisture Ingress & Drainage

Making sure your rental property is protected from moisture isn’t just about what’s inside the building but you must ensure there is somewhere for surface and ground water to go and to prevent it from getting into the building. When it concerns damp and moisture it is typically what you don’t see that can become a big problem that can cause damages to your investment and harming your tenant’s health.

Rental properties require to be equipped with efficient drainage to eliminate floodwaters, surface water and ground water, which includes an appropriate outfall or runoff. Making sure that the water has a place to go, and that it doesn’t sit beneath buildings is an essential part of keeping your property dry.

Alongside the drainage system that will prevent water ingress, if the rental has an enclosed gap between floorboards and the ground, a ground water barrier must be installed if it’s reasonably practicable to install it.

Ground moisture barriers are usually a polythene sheet laid over the ground to stop any moisture present in the ground from rising into the home. It also helps prevent any damage to your underfloor insulation.
