Unreasonable Gaps & Holes

Draught Stopping Houghton Bay

Draughts increase the likelihood of less temperature in houses. A humid house is more expensive to heat, which results in wasting money and energy.

If a draft can be noticed from gaps that are not adequate or holes the area requirements to be sealed.

What are the most unreasonable gaps or holes?

If you can feel external air entering or an unobstructed draught coming from a gap or hole and you are able to feel it, it’s likely a crack or hole that requirements sealing in some way. Cracks and gaps that are large should be permanently stopped. The gaps that exceed 3mm that allow air in or out from the home need the sealing. For example, if the open fireplace is not in use, it can cause draughts and should be blocked from. Landlords and property managers are responsible for making sure such draughts are eliminated as far as possible.

You don’t need to block gaps or holes which are part of the building. For instance, small gaps around windows and doors could be required to allow for movement of the structure when the household is heated and cools so that they can still be opened and closed rather than securing. We will check all windows and doors during your Healthy Homes assessment of your rental property.

Adequate heaters are crucial to ensure well-being homes

Heating Houghton Bay

Houghton Bay rental properties must have a fixed heating source that can warm the living room to at least 18degC even on the coldest days of the year. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heat needs that it be permanently fixed (i.e. not portable) with at least 1.5 kW of heating capacity, and it must have the minimum capacity for heating required for the main living room. A Heating Assessment Tool can be used to determine if the existing fixed heater(s) are sufficient or whether you will need to "top up" with an additional heater. Open fires and unflued combustion heaters like mobile LPG bottle heaters aren’t considered acceptable heating options for The Healthy Homes Standard.

If the heating system you offer is electric heating or heat source, it should include the thermostat. This will help make the heating more uniform and efficient. For most houses, larger fixed heating equipment like heat pumps, wood burners pellet burners, flued gas heaters will be required. In certain situations, like small apartment buildings the smaller fixed electric heater might be enough.

If your main living space is already equipped with a fixed heating source, like heat pumps, it could need an update in order to comply with the standards. Certain types of heaters cannot be used to comply with the quality as they are either costly, not cost-effective to run, or unsafe to operate.

Ventilation Houghton Bay

Every living space of the rental property should include at least one open door or window to provide natural airflow. In addition, humid areas like kitchens and bathrooms should be equipped with an externally vented extractor fan that can eliminate moisture.

It is the ventilation quality is all about acknowledging how the dry atmosphere is much easier to heat, and that a property that is well ventilated is less likely to develop mould and damp.

Bedrooms, living spaces, kitchens, and dining rooms are considered liveable areas. Connecting spaces like the hallway aren’t considered liveable and don’t require an opening window or door.

Each door, window or the skylight needs for them to be in a position to open to the outside, and stay fixed in an open position to allow the circulation of fresh air and air flow.

All kitchens and bathrooms, and any other room in your home with a bath, shower, cooktop or other high moisture generating item will need appropriate extractor fans that are vented to the outside. We offer a Healthy Homes Assessment service will make sure there is sufficient ventilation in every living space with the right extractor fan for areas that are high in moisture.

Insulation Houghton Bay

Ceiling and underfloor insulation is mandatory for all rent houses since July 1, 2019. All landlords and property managers should make sure the insulation meets the new standard. In some cases, current ceiling insulation, or the insulation of the subfloor space may need to be replaced or replaced.

A house that is well-insulated will help to control condensation and lessen the likelihood of dampness and mould, and it will make an easier task to the house to hold the heat.

Insulation needs to be in compliance with the R-values for your area

The "R" refers to thermal resistance, and is a measure of how well insulation is able to resist heat flow. The higher the R-value, the more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – all area of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 (underfloor R 1.3

Houghton Bay Moisture Ingress & Drainage

Protecting your rental property from dampness isn’t just about what’s inside the building It’s about having to make sure there is somewhere for surface, rain and ground water to go and to prevent it from getting inside. When it concerns damp and moisture it is typically the things you don’t notice that could be a huge problem and end up causing damages to your investment and affecting your tenant’s health.

Rental properties must be equipped with effective drainage to remove storm water, surface water and ground water, which includes an appropriate outfall or runoff. Making sure that the water is able to go and that it can’t linger underneath the buildings is a vital aspect of keeping your property dry.

In addition to a drainage system to prevent moisture ingress, if your property has an enclosed space between floorboards and the ground, a ground water barrier must be constructed if it is reasonably practicable to do so.

A ground moisture barrier is usually made of polythene and is laid on top of the ground, to block any moisture that is present in the ground from accumulating into the home. It also assists in preventing moisture damage to the underfloor insulation.
