Healthy homes are important

What are the reasons why Healthy Homes Compliance So Important?

Around 1 in 3 households rent homes in New Zealand and Houghton Bay, and research has shown that these rental houses tend to be older, colder, are not as efficient heating and are of lower quality than the houses of owners.

Moldy, damp and cold houses are associated with negative well-being outcomes, particularly for ailments like colds and flu, asthma and cardiovascular issues. Additionally, those who report at least four major housing quality problems frequently have low life satisfaction and reduced mental health.

The improvement in the standard of Houghton Bay rental property can help tenants enjoy better mental and physical health and reduce the disruption to work, learning and living because of health issues. Your investment will be secured from mildew, mould and damp , which means lower costs for maintenance in the long-term.

Unreasonable Gaps & Holes

Draught Stopping Houghton Bay

Draughts are a major cause of low temperatures inside households. A damp house is more expensive to heat, which means wasting energy and resulting in higher bills.

If a draft can be perceived as a result of gaps or holes, it requirements to be closed.

What are unreasonable gaps and holes?

If you can feel external air coming in or an unobstructed draught coming from a crack or a gap, then it is most likely a gap or hole which needs sealing in the way you can. Cracks or gaps with large gaps must be fixed permanently. The gaps that exceed 3mm that allow air to enter or exit of your house require sealing. In the case of an open fireplace isn’t being used, it can cause draughts and should be shut from. Landlords and property managers are responsible for making sure that such draughts are squelched in the maximum extent possible.

You don’t require to block off holes or gaps that are part of the construction. For example, tiny gaps around windows and doors could be necessary to allow for the movement of the building as the home gets warmer and cooler, so that they can still be opened and closed rather than sticking. We will examine the windows and doors during the Healthy Homes assessment of your rental property.

The proper heating equipment is important to ensure healthy houses

Heating Houghton Bay

Houghton Bay rental properties should have a permanent heating source that can heat the principal or the biggest living room to at least 18degC, even on the winter coldest days. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical health and mental well-being.

The heating source needs to remain fixed (i.e., not portable), at minimum 1.5 kW of heating capacity, and must meet the minimum capacity for heating required for the main living room. The Heating Assessment Tool can be used to check if the existing fixed heater(s) are sufficient or whether you will require to ‘top up’ with a new heater. Open fires and unflued combustion heaters like mobile LPG bottle heaters aren’t considered to be acceptable heating options in the Healthy Homes Standard.

If the heating system you offer is an electric heater or heat source, it must be equipped with the thermostat. This will make the heating more uniform and efficient. For most properties, larger fixed heating systems such as heat pumps, wood burners pellet burners, flued gas heaters are needed. However, in certain instances such as small apartments, a smaller fixed electric heater might be enough.

If your main living space already has a central heating source like the heat pump, it might just require an update to be able to meet the standards. Some types of heaters can’t be used to comply with the standard since they’re either costly, not affordable to run, or unsafe to operate.

Ventilation Houghton Bay

Every living space in a rental property has to have at least one openable window or exterior door to offer natural airflow. Furthermore, moist areas such as kitchens and bathrooms must have a suitable externally vented extractor fan that can remove moisture.

The ventilation quality is about recognising how dried air can be easier to heat and that a property that is well ventilated is less likely to be a victim of damp and mould.

Bedrooms, living rooms, kitchens and dining rooms are considered to be liveable spaces. Spaces that connect, such as the hallway are not considered living spaces and therefore don’t need an opening window or door.

Each door, window or skylight needs at least open to the outside, and stay closed in order to allow the circulation of fresh air and air flow.

All bathrooms and kitchens and every other room of your home that has shower, bath or cooktop, or any other humidity-generating items will require proper extractor fan systems that can be vented out to the outside. The Healthy Homes Assessment service will verify that there is enough ventilation in each livable space with the right extractor fan in high moisture areas.

Insulation Houghton Bay

Ceiling and underfloor insulation is required for all rent homes since 1 July 2019. Property managers and landlords must ensure that the insulation is in line with the new quality. In certain situations, the current ceiling insulation, or the insulation of the subfloor space might need to be topped up or replaced.

A properly insulated home will reduce the risk of condensation and lower the chance of mould and damp, and it will make more easy for the house to retain heat.

Insulation requirements to meet the R-values of your area.

The "R" refers to thermal resistance and is a measure of how well insulation withstands heat flow. The higher the R-value, the more effective the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – the rest of the North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 (underfloor R 1.3

Houghton Bay Moisture Ingress & Drainage

Making sure your rental property is protected from moisture isn’t just about what’s inside the building; you have to make sure there is somewhere for surface, rain and underground water to flow and also stop it from getting into the building. When it is damp and moisture, it is frequently those concerns that you aren’t aware of that can cause a lot of trouble and cause damage to your investment and affecting your tenant’s health.

Rental properties require to have efficient drainage to eliminate floodwaters, surface water, and ground water. This includes an appropriate outfall or runoff. Making sure that water has a place to go, and that it can’t linger underneath the structures is an important aspect of keeping your property dry.

Alongside a drainage system to avoid the ingress of moisture, if your property has an enclosed space between floorboards and the ground, a ground water barrier must be installed if it’s reasonably practicable to install it.

Ground moisture barriers are generally made of polythene and is laid on top of the ground, in order to block any moisture in the ground from entering the building. It also assists in preventing from causing damage to the flooring insulation.
