Draughts are a major cause of less temperature in homes. A humid home is more expensive to heat, resulting in wasted money and energy.

If a draught could be noticed from gaps that are not adequate or holes, it requirements to be sealed.

What are unreasonable gaps and holes?

If you can feel external air coming in or the sound of a clear draught emanating from a gap or hole that is, it is likely a crack or crack that requirements sealing in any way. Large cracks and gaps should be fixed permanently. The gaps that exceed 3mm that let air in or out of your house require the sealing. For instance, if an open fireplace isn’t used it can cause draughts and should be sealed off. Landlords and property managers are responsible for ensuring that these draughts are stopped whenever possible.

You don’t need to cover up gaps or holes which are part of the construction. For instance, small gaps around windows and doors may be required to allow for movement of the building as the home gets warmer and cooler, to allow them to be opened and closed rather than sticking. We will test all doors and windows in an Healthy Homes assessment of your rental property.

The proper heating equipment is crucial to ensure healthy homes

Heating Houghton Bay

Rental properties in Houghton Bay should have a permanent source of heat that can warm the main or largest living area to at minimum 18 degrees Celsius, even on the coldest days of the year. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being and mental wellbeing.

The source of heating requirements to remain fixed (i.e., not portable) that is, at least 1.5 kW in heating capacity and have the minimum capacity for heating required to heat the living space in general. A Heating Assessment Tool can be used to check if your current installed heater(s) are sufficient or if you’ll require to "top up" with an additional heater. Unflued combustion and open fire heaters such as small portable LPG bottle heaters aren’t considered to be safe heating options in the Healthy Homes Standard.

If the heating system you provide is electric heating (or heat pump), then it must have a thermostat. This will help make the heating more uniform and efficient. In most houses, larger fixed heating systems such as wood burners, heat pumps, pellet burners or flued gas heaters are needed. However, in certain instances like small apartment buildings an electric, fixed heater could be enough.

If the main living room already has a central heating source such as a heat pump, then it might just require an update to make sure it meets the requirements. Certain types of heaters cannot be used to comply with the standard since they’re either expensive, inefficient or are unsafe to operate.

Ventilation Houghton Bay

Every living space of a rental home must contain at minimum one open doors or windows to offer natural airflow. Furthermore, moist areas such as kitchens and bathrooms must have a suitable externally vented extractor to remove moisture.

This ventilation standard is all about acknowledging that the dry atmosphere is easier to heat and that a well ventilated rental property is less likely to develop mould and damp.

Bedrooms, living spaces, kitchens and dining rooms are all considered living spaces. Spaces that connect, such as the hallway are not considered liveable and therefore do not require an opening window or door.

Each window, door , or Skylight requirements to be able to open up to the outside, but remain set in an opening position, allowing to circulate fresh air as well as ventilation.

Bathrooms, kitchens, and any other area in your home with shower, bath cooker or any other humidity-generating items will require adequate extractor fans which are vented out to the outside. The Healthy Homes Assessment service will verify that there is enough ventilation throughout the living spaces that includes extractor fans that are suitable for areas that are high in moisture.

Insulation Houghton Bay

Ceiling and underfloor insulation has been compulsory in all rental houses since 1 July 2019. All landlords and property managers should make sure that the insulation is up to current standard. In some cases, existing ceiling insulation or insulation in the subfloor space may require to be filled with or replaced.

A well-insulated property will help to control condensation and lessen the likelihood of mould and dampness, and also makes an easier task to allow the home to keep warmth.

Houghton Bay Moisture Ingress & Drainage

Keeping your rental property safe from the effects of moisture isn’t just a matter of the inside of the building; you have to make sure there is somewhere to allow surface, rain as well as groundwater to move, and stop it from coming into the building. When it is damp and moisture, it is often those concerns that you aren’t aware of that could become a major issue, causing damage to your investment as well as harming the tenant’s well-being.

Properties that are rented must be equipped with efficient drainage to remove floodwaters, surface water and ground water, which includes the proper outfall or runoff. Making sure that water is able to go, and that it doesn’t get sucked into buildings is a vital aspect of making sure your property is dry.

Alongside an irrigation system to stop moisture from entering, if your rental has an enclosed gap between floorboards and surface, a ground moisture barrier must be put in place when it’s reasonably practicable to do so.

An underground moisture barrier generally a polythene sheet laid over the ground, to block any moisture present in the ground from accumulating into the building. It also helps prevent moisture damage to the underfloor insulation.
