Unreasonable Gaps & Holes

Draught Stopping Houghton Bay

Draughts are a major cause of low temperatures inside homes. A damp house costs more to heat, which means wasting money and energy.

If a draught can be perceived as a result of gaps or holes or holes, it needs to be sealed.

What are unreasonable gaps or holes?

If you are able to feel external air flowing in or an unobstructed draught coming from a gap or hole and you are able to feel it, it is likely a crack or crack that requirements sealing in somehow. Cracks or gaps with large gaps must be stopped permanently. The gaps that exceed 3mm that allow air in or out within your house require sealing. In the case of an open fireplace isn’t being used, it could cause draughts, and should be shut off. Landlords and property managers are accountable for making sure that such draughts are squelched as far as imaginable.

There is no need to block off gaps or holes which are part of the building. For instance, small gaps around doors and windows could be necessary to allow for movement of the building as the household gets warmer and cooler, so that they are able to be closed and opened rather than sticking. We will test the windows and doors during our Healthy Homes assessment of your rental property.

Heating Houghton Bay

Houghton Bay rental properties require a reliable heating source that can warm the living area to at minimum 18 degrees Celsius, even on the coldest days of the year. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heat requirements for it to be permanent (i.e., not portable) and at minimum 1.5 kW in heating capacity, and meet the minimum required heating capacity for the main living room. The Heating Assessment Tool can be used to check if the fixed heater(s) are sufficient or if you’ll require to ‘top up’ with a new heater. Fires that are open and unflued heaters like the portable LPG bottle heaters aren’t considered acceptable heating options for The Healthy Homes Standard.

If the heating that you provide is an electric heater (or heat pump), it should be equipped with the thermostat. This will make the heating more reliable and effective. For the majority of homes, bigger heaters that are fixed, such as heat pumps, wood burners, pellet burners or flued gas heaters are required. However, in some cases like apartments with small spaces, a smaller fixed electric heater could be enough.

If the living area already has a central heating source such as a heat pump, then it could need some additional energy to be able to meet the standards. Certain types of heaters cannot be used to comply with the standard since they’re either not effective, cost prohibitive to operate or unsafe to operate.

Houghton Bay Moisture Ingress & Drainage

Making sure your rental property is protected from dampness isn’t just about the interior of the building It’s about having to make sure there is somewhere for rain, surface and underground water to flow, and stop it from coming into the building. When it comes to moisture and damp it’s frequently not apparent that it can become a big problem, causing damage to your investment and harming your tenant’s health.

Rental properties must be equipped with effective drainage for the removal of storm water, surface water and ground water. This includes an appropriate runoff or outfall. Making sure that water has a place to go, and it isn’t allowed to remain beneath structures is a crucial aspect of maintaining your property’s dry.

Alongside the drainage system that will prevent water ingress, if the property has an enclosed space between floorboards and ground, a ground moisture barrier must be installed if it is reasonably practicable to install it.

A ground moisture barrier is generally a sheet of polythene that is placed over the ground to prevent any moisture present in the ground from getting into the structure. It also assists in preventing moisture damage to the underfloor insulation.
