Adequate heaters are crucial to ensure well-being houses

Rental properties in Houghton Bay should have a permanent source of heating that can heat the main or largest living space to at least 18degC, even on the winter coldest days. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being and mental wellbeing.

The source of heat needs to be fixed (i.e., not portable) with at minimum 1.5 kW of heating capacity, and meet the minimum requirement for heat capacity to heat the living space in general. A Heating Assessment Tool could be used to determine whether the permanent heater(s) are adequate or if you’ll need to ‘top up’ with a new heater. If the living area is already equipped with a fixed heating source like the heat pump, it could need a top up to ensure it meets the requirements. Some types of heaters can’t be utilised to meet the quality since they’re either costly, not cost-effective to run, or unsafe to operate.

Houghton Bay Moisture Ingress & Drainage

The security of your rental home from dampness isn’t just about what’s inside the building but you must ensure there is somewhere for rain, surface or ground water, and to prevent it from getting into the building. When it concerns damp and moisture it’s often not apparent that it could become a major issue and end up causing damage to your investment and affecting your tenant’s health.

Rental properties need to have efficient drainage to remove rainwater, storm water, and ground water. This includes the proper outfall or runoff. Making sure the water is able to go and that it can’t linger underneath the buildings is an essential part of making sure your property is dry.

In addition to the drainage system that will prevent moisture from entering, if your rental is enclosed between the floor and ground, a ground water barrier must be installed if it’s reasonably practicable to do so.

Ground moisture barriers are generally a sheet of polythene that is placed over the ground to prevent any moisture that is present in the ground from entering the structure. It also helps in preventing from causing damage to the flooring insulation.
