Healthy homes are important

What is the reason Healthy Homes Compliance so important?

About 1 in 3 households rent homes in New Zealand and Highbury, and research suggests that rental houses are most likely to be colder, older, are not as effective heating, and generally are of lower quality than owner occupied properties.

Additionally, those who experience at least four key house quality problems often experience low life satisfaction and reduced well-being.

Enhancing the quality of Highbury rental property can allow tenants to experience better physical and mental health, and lessen the disruptions to their work, education and living due to health issues. Your investment will also be better protected from mildew, mould and damp , which means lower maintenance costs over the long term.

If a draught could be felt from unreasonable gaps or holes that it needs to be closed.

What are unreasonable gaps or holes?

If you are able to feel external air entering or the sound of a clear draught emanating from a crack or a gap and you can feel it, it is likely a crack or crack that requirements sealing in the way you can. Large gaps and cracks should be sealed permanently. Any gaps greater than 3mm that let air into or out within the house require seals. For example, if an open fireplace isn’t in use it can create draughts. This should be shut from. Landlords and property managers are accountable for making sure such draughts are eliminated in the maximum extent possible.

Heating Highbury

Highbury rental properties must have a fixed source of heat that can heat the principal or the biggest living space to at least 18degC even on the winter coldest days. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical health and mental wellbeing.

The heating source requirements for it to be permanent (i.e., not portable) that is, at least 1.5 Kilowatts in heating capacity, and it must have the minimum required heating capacity for the main living space. The Heating Assessment Tool can be used to check if your current permanent heater(s) are adequate or whether you will require to ‘top up’ with an additional heater. Fires that are open and unflued heaters, such as mobile LPG bottle heaters are not considered to be safe heating options under The Healthy Homes Standard.

If the heating system you provide is electric heating (or heat pump), it should be equipped with the thermostat. This makes the heating more consistent and effective. For most properties, larger heaters that are fixed, such as wood burners, heat pumps, pellet burners or flued gas heaters are necessary. However, in certain instances like apartments with small spaces an electric, fixed heater may be sufficient.

If your main living space is already equipped with a fixed heating source such as an air conditioner, it might just require some additional energy in order to comply with the standards. Certain kinds of heaters aren’t able to be used to comply with the standard since they’re either inefficient, unaffordable to operate and/or unsafe to run.

Ventilation Highbury

Each liveable space in a rental property must contain at minimum one open door or window to provide natural ventilation. In addition, humid areas such as kitchens and bathrooms must have a suitable venting fan outside to eliminate moisture.

This ventilation quality is all about acknowledging it is that dried air can be more easy to heat and that a well ventilated rental property is less likely to grow mould and damp.

Bedrooms, living spaces, kitchens, and dining areas are considered liveable areas. Connecting spaces like the hallway are not considered liveable , and thus do not require an opening window or door.

Each window, door , or the skylight needs to be able open to the outside while remaining closed in order to allow the circulation of fresh air and ventilation.

All kitchens and bathrooms, and every other room of your home with shower, bath, cooktop or other high water-generating appliance will require appropriate extractor fans that vent to the outdoors. The Healthy Homes Assessment service will check that there is adequate air circulation in every living space that includes extractor fans that are suitable in areas with high moisture.

Insulation Highbury

Underfloor and ceiling insulation is mandatory for all rent houses from 1 July 2019. All landlords and property managers must ensure the insulation meets current quality. In some instances, an existing insulation on the ceiling or in the sub floor space might need to be filled with or replaced.

A house that is well-insulated will reduce the risk of condensation, and decrease the risk of dampness and mould, as well as making much easier to the household to retain warmth.

Insulation needs to meet the R-values that are appropriate for your region.

The "R" stands for thermal resistance and is a measure of how well the insulation withstands heat flow. The higher the R-value, the better the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – the remainder of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 below floor R 1.3

Highbury Moisture Ingress & Drainage

Keeping your rental property safe from dampness isn’t just about the inside It’s about having to ensure there is somewhere to allow surface, rain and ground water to go and to prevent it from getting into the building. When it comes to moisture and damp it is usually those concerns that you aren’t aware of that can cause a lot of trouble and cause damages to your investment and affecting your tenant’s health.

Properties that are rented must have effective drainage for the removal of rainwater, storm water and ground water, which includes the proper outfall or runoff. Making sure that water is able to go and that it doesn’t sit beneath structures is a crucial aspect of making sure your property is dry.

Alongside a drainage system to prevent the ingress of moisture, if your apartment has an enclosed gap between floorboards and ground, a ground water barrier must be installed if it’s reasonably practicable to install it.

The ground-moisture barrier typically made of polythene and is laid on top of the ground to stop any moisture in the ground from rising into the structure. It also assists in preventing any damage to your underfloor insulation.
