Unreasonable Gaps & Holes

Draught Stopping Highbury

Draughts may lead to low temperatures inside homes. A humid house is more expensive to heat, which means wasting money and energy.

If a draught can be noticed from gaps that are not adequate or holes that it needs to be sealed.

What are unjustifiable gaps or holes?

If you are able to feel external air entering or an unobstructed draught coming from a gap or hole or crack, then it is likely to be a gap or hole that needs sealing in the way you can. Cracks and gaps that are large should be permanently stopped. Cracks that are greater than 3mm and allow air in or out from the house need seals. For example, if an open fireplace isn’t in use it could cause draughts, and should be sealed off. Property managers and landlords are accountable for making sure such draughts are eliminated as far as possible.

There is no require to block off holes or gaps which are part of the construction. For instance, small gaps around windows and doors may be required to allow for movement within the building as the home gets warmer and cooler, in order to let them be closed and opened instead of instead of being stuck. We will examine all doors and windows during the Healthy Homes assessment of your rental property.

Heating Highbury

Rental properties in Highbury should have a permanent heating source that can warm the main or largest living room to at least 18degC, even during the most coldest days of the year. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical health and mental wellbeing.

The source of heating requirements that it be permanently fixed (i.e., not portable) and at least 1.5 kW of heating capacity, and it must have the minimum heating capacity needed to heat the living space in general. A Heating Assessment Tool can be used to check if the fix heater(s) are adequate or whether you will need to ‘top up’ with a new heater. Open fires and unflued combustion heaters, such as mobile LPG bottle heaters are not considered to be safe heating options under The Healthy Homes Standard.

If the heating that you offer is electric heating or heat pump it should be equipped with the thermostat. This will help make the heating more consistent and effective. For most houses, larger fixed heating equipment like heat pumps, wood burners pellet burners, flued gas heaters will be required. However, in some cases such as small apartments, a smaller fixed electric heater might be enough.

If your living space is already equipped with a fixed heating source like an air conditioner, it could need some additional energy to meet the standards. Some types of heaters can’t be used to meet the quality since they’re either expensive, inefficient and/or unsafe to run.

Ventilation Highbury

Each liveable space in a rental property must contain at minimum one open window or exterior door to provide natural airflow. In addition, humid spaces like kitchens and bathrooms should have an externally vented extractor to eliminate moisture.

It is the ventilation quality is all about recognising the fact that the dry atmosphere is less difficult to heat and that the property that is properly ventilated is less likely to grow mould and damp.

Living rooms, bedrooms, kitchens and dining rooms are considered liveable spaces. Connecting spaces such as the hallway aren’t living spaces and therefore do not require an opening window or door.

Each door, window or skylight requirements to be able of opening to the outside and remain set in an opening position to allow ventilation and fresh air air flow.

Bathrooms, kitchens, and every other room of your home that has a bath, shower, cooktop or other high humidity-generating items will need proper extractor fan systems which are vented to the outdoors. This Healthy Homes Assessment service will verify that there is enough ventilation in each livable space that includes extractor fans that are suitable in areas with high moisture.

Insulation Highbury

Insulation for underfloor and ceilings is mandatory in all rental houses since 1 July 2019. All landlords and property managers are required to ensure that the insulation is in line with current quality. In certain situations, the current ceiling insulation, or the insulation of the subfloor space might require to be added or replaced.

A house that is well-insulated can help control condensation and reduce the chances of mould and damp, and also makes it easier to allow the house to hold the heat.

Insulation requirements to be in compliance with the R-values of your area.

The "R" refers to thermal resistance and is a gauge of how well insulation is able to resist heat flow. The higher the R-value, the better the insulation.

  • Zone 2 – the remainder area of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3

Highbury Moisture Ingress & Drainage

Keeping your rental property safe from moisture isn’t just about the inside; you have to ensure there is somewhere for surface, rain and underground water to flow and to prevent it from getting inside. When it concerns damp and moisture it’s typically not apparent that it could be a huge problem and end up causing damage to your investment and harming your tenant’s well-being.

Rental properties should have effective drainage to remove rainwater, storm water, and groundwater, with an appropriate runoff or outfall. Making sure that water is able to go, and that it doesn’t sit beneath buildings is an essential part of making sure your property is dry.

In addition to the drainage system that will prevent the ingress of moisture, if your apartment has an enclosed gap between your floor and surface, a ground moisture barrier should be put in place if it is reasonably practicable to do so.

The ground-moisture barrier generally an insulating sheet of polythene laid over the ground to stop any moisture that is present in the ground from entering the structure. It also helps prevent any damage to your underfloor insulation.
