Healthy homes are important

What are the reasons why Healthy Homes Compliance so important?

A majority of households rent from New Zealand and Haywards, and research has shown that these rental homes are more likely to be colder, older, have less efficient heating, and generally have lower quality than houses that are owned by the owner.

Enhancing the quality of Haywards rental property will allow tenants to enjoy improved physical and mental health and reduce the disruption to work, learning and daily life due to illness. Your investment is also safeguarded from mildew, mould and damp , which means lower maintenance costs in the long run.

The Healthy Homes Standards are a listing of minimum and specific standards for Heating, Insulation, Ventilation, Moisture Ingress and Drainage, as well as Draught stopping in Haywards rental properties.

Unreasonable Gaps & Holes

Draughts may lead to less temperature in houses. A cold house is more expensive to heat, meaning wasting energy and increased bills.

If a draft can be felt from unreasonable gaps or holes that it requirements to be closed.

What are unjustifiable gaps or holes?

If you can feel external air coming in or a clear draught out of a hole or gap, then it’s likely to be a gap or hole which requirements sealing in somehow. Large gaps and cracks should be permanently stopped. Gaps greater than 3mm that allow air to enter or exit into the house need to be sealed. For example, if the open fireplace is not in use, it can create draughts. This should be shut off. Landlords and property managers are responsible for making sure such draughts are eliminated in the maximum extent imaginable.

You don’t need to block up intentional holes or gaps in the building. For example, tiny gaps around doors and windows could be required to allow for movement of the structure as the home warms and cools so that they are able to be shut and opened, rather than securing. We will check every window and door as part of an Healthy Homes assessment of your rental property.

The proper heating equipment is important for well-being homes

Heating Haywards

Rental properties in Haywards should have a permanent heating source that can warm the main or largest living space to at least 18 degrees Celsius, even on the coldest days of the year. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical health and mental wellbeing.

The source of heating requirements to remain fixed (i.e., not portable) with at minimum 1.5 kW of heating capacity, and it must have the minimum heating capacity needed in the living area. The Heating Assessment Tool can be used to determine if the existing fixed heater(s) are adequate or whether you will require to "top up" by adding a second heater. Unflued combustion and open fire heaters, such as mobile LPG bottle heaters are not considered to be safe heating options under the Healthy Homes Standard.

If the heating you offer is an electric heater or heat pump, then it must include a thermostat. This will help make the heating more uniform and effective. For the majority of homes, bigger fixed heating equipment like wood burners, heat pumps pellet burners, flued gas heaters are needed. In some instances, like apartments with small spaces an electric, fixed heater may suffice.

If your main living space already has a permanent heating source, like a heat pump, then it may need some additional energy to be able to meet the standards. Certain kinds of heaters cannot be utilised to meet the quality as they are either inefficient, unaffordable to operate and/or unsafe to run.

Bedrooms, living rooms kitchens, and dining rooms are considered liveable areas. Connecting spaces like the hallway aren’t considered living spaces and therefore don’t need an opening window or door.

Every window, door or Skylight requirements for them to be in a position open to the outside and remain fixed in an open position in order to allow the circulation of fresh air and ventilation.

All kitchens and bathrooms, and any other area in your property with shower, bath, cooktop or other high humidity-generating items will need proper extractor fan systems that are vented towards the outside. The Healthy Homes Assessment service will ensure that there is sufficient ventilation throughout the living spaces and will also check for the proper extractor fans in areas with high moisture.

Insulation Haywards

The insulation of the ceiling and underfloor has been compulsory for all rent homes as of July 1st, 2019. Property managers and landlords should make sure the insulation meets current standard. In certain situations, the old ceiling insulation as well as insulation within the sub floor space may need to be topped up or replaced.

A well-insulated property can reduce condensation and lower the chance of mould and dampness, as well as making much easier to the home to keep heat.

Insulation requirements to be in compliance with the R-values that are appropriate for your region.

The "R" refers to thermal resistance, and is a gauge of how well the insulation is able to resist heat flow. The greater the R-value, the more effective the insulation.

Haywards Moisture Ingress & Drainage

Making sure your rental property is protected from dampness isn’t just about the inside of the building; you have to make sure there is somewhere for surface, rain as well as groundwater to move and also stop it from getting into the building. When it comes to moisture and damp it’s typically not apparent that it could be a huge problem, causing damage to your investment and harming the tenant’s health.

Properties that are rented must be equipped with effective drainage to get rid of the stormwater and surface waters, and ground water. This includes an appropriate runoff or outfall. Making sure that water has a place to go, and also that it doesn’t sit beneath structures is a crucial aspect of maintaining your property’s dry.

Alongside a drainage system to prevent moisture from entering, if your rental is enclosed between the floor and the surface, a ground moisture barrier must be constructed if it’s reasonably practicable to do so.

The ground-moisture barrier generally a sheet of polythene that is placed over the ground, to block any moisture from the ground from getting into the structure. It also helps prevent water damage to the floor insulation.
