Healthy homes are important

Unreasonable Gaps & Holes

Draught Stopping Haywards

Draughts are a major cause of lower temperatures in homes. A draughty home is more expensive to heat, which means wasting money and energy.

If a draft can be perceived as a result of gaps or holes that it requirements to be closed.

What are unreasonable gaps or holes?

If you are able to feel external air entering or a clear draught from a crack or a gap or crack, then it is likely a crack or hole that needs sealing in some way. Cracks and gaps that are large should be permanently stopped. Gaps greater than 3mm that let air in or out from the house require seals. For example, if the open fireplace isn’t in use it could cause draughts, and must be sealed off. Property managers and landlords are accountable for making sure that these draughts are stopped as far as imaginable.

You don’t need to cover up holes or gaps which are part of the building. For instance, small gaps around windows and doors could be necessary to allow for the movement of the building when the house warms and cools so that they are able to be closed and opened instead of than being stuck. We will test every window and door as part of an Healthy Homes assessment of your rental property.

Heating Haywards

Rental properties in Haywards must have a fixed source of heat which can warm the living space to a minimum of 18degC even on the coldest winter days. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heating requirements to be fixed (i.e. not portable) that is, at minimum 1.5 kW of heating capacity, and it must have the minimum required heating capacity in the living area. The Heating Assessment Tool can be used to determine if the existing fixed heater(s) are adequate or whether you will require to "top up" with an additional heater. Open fires as well as unflued combustion heaters, such as mobile LPG bottle heaters are not considered acceptable heating options under the Healthy Homes Standard.

If the heating you provide is electric heating or heat source, it should include the thermostat. This will make your heating more consistent and effective. For the majority of houses, bigger fixed heating systems such as heat pumps, wood burners, pellet burners or flued gas heaters will be required. However, in some cases such as small apartments, a smaller fixed electric heater might be enough.

If your living space already has a central heating source such as an air conditioner, it may need some additional energy to meet the standards. Certain types of heaters cannot be used to achieve the standard as they are either not effective, cost prohibitive to operate and/or unsafe to run.

Ventilation Haywards

Each living space within a rental home must have at least one openable window or exterior door to provide natural ventilation. Additionally, areas with high moisture areas like kitchens and bathrooms need to have an venting fan outside to remove moisture.

It is the ventilation standard is about recognising it is that the dry atmosphere is less difficult to heat and a well ventilated rental property is less likely to grow damp and mould.

Bedrooms, living spaces, kitchens, and dining rooms are considered liveable spaces. Connecting spaces like the hallway aren’t considered liveable and therefore don’t need an opening window or door.

Each window, door or the skylight needs to be able to open up to the outside while remaining at an open angle in order to allow to circulate fresh air as well as ventilation.

The bathrooms in all kitchens and every other room of your house that houses shower, bath and cooktop or another moisture-producing item will need appropriate extractor fans that vent to the outdoors. Our Healthy Homes Assessment service will ensure that there is sufficient ventilation in every living space, including suitable extractor fans in high moisture areas.

Insulation Haywards

Ceiling and underfloor insulation is required for all rent homes from 1 July 2019. All landlords and property managers must make sure that the insulation is in line with standards that are in line with the latest quality. In certain situations, the current ceiling insulation, or the insulation of the subfloor space might require to be topped up or replaced.

A house that is well-insulated will help to control condensation and lessen the likelihood of mould and dampness, as well as making much easier for the home to hold heat.

Insulation requirements to be in compliance with the R-values for your area

The "R" refers to thermal resistance, and is a measure of how well insulation can withstand heat flow. The more R-value is higher, the more effective the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – the rest area of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 and underfloor R 1.3

Haywards Moisture Ingress & Drainage

Protecting your rental property from dampness isn’t just about the interior of the building; you have to make sure there is somewhere to allow surface, rain and ground water to go and prevent it from getting inside. When it concerns damp and moisture it’s frequently not apparent that it could become a major issue, causing the property to suffer and affecting your tenant’s well-being.

Rental properties require to be equipped with efficient drainage to remove the stormwater and surface waters, and ground water, including an appropriate outfall or runoff. Making sure that water is able to go and that it can’t linger underneath the buildings is an essential part of keeping your property dry.

In addition to the drainage system that will prevent moisture from entering, if your rental is enclosed between your floor and the surface, a ground moisture barrier must be constructed if it is reasonably practicable to install it.

Ground moisture barriers are generally a polythene sheet laid over the ground, in order to block any moisture from the ground from accumulating into the structure. It also helps in preventing water damage to the floor insulation.
