Fines for Failing to Comply

Beginning on July 1st, 2021, once a new or renewed tenancy is signed for a Grenada Village rental property, all Healthy Homes compliance tasks have to be completed inside of 90 days.

Grenada Village Healthy Homes Compliance Timeframes

Tenancies established from 1 July 2019 and 30 , June 20,21

  • Underfloor and ceiling insulation is required in all Grenada Village and New Zealand rental houses where it’s reasonably practicable to install.
  • A Healthy Homes Statement of Intent to Comply along with an Insulation Declaration and an Insurance Statement must be included in any new, renewed or amended tenancy agreement.
  • Property managers and landlords are required to keep records to demonstrate compliance with the Healthy Homes Standard that apply or will be in force throughout the tenancy period of an apartment rental.

Starting 1 July 2021

  • Property managers and private landlords should make sure their rental properties conform in accordance with Healthy Homes Standards within 90 days of a renewal, new or a change in tenant.
  • All boarding households (except Kainga Ora and registered Community Housing Provider boarder home tenancies) must comply with the Healthy Homes Standard regardless of the time the tenancy began.

Beginning 1 July 2023

  • All households which are rented to Kainga Ora (formerly Housing New Zealand) and registered Community Housing Providers must meet the Healthy Homes Standards regardless of the date when the tenancy started.

From 1 July 2024

  • All rental homes must be in compliance with the Healthy Homes Standards regardless of when the tenancy first began.

Heating Grenada Village

Grenada Village rental properties must have a fixed source of heating that is able to heat the principal or the biggest living space to a minimum of 18degC, even on the most coldest days of the year. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being and mental well-being.
