Healthy homes are important

Why is Healthy Homes Compliance So Important?

One in three households rent from New Zealand and Grenada Village, and research suggests that rental homes are more likely to be colder, older, are not as effective heating and are of lower quality than the homes of owners.

Damp, mouldy and cold homes are linked to negative well-being outcomes, particularly ailments like colds and influenza, asthma, and cardiovascular diseases. Furthermore, people who have reported four or more key house quality problems often experience lower levels of satisfaction with life and a decrease in mental wellbeing.

The improvement in the standard of Grenada Village rental property will allow tenants to enjoy improved physical and mental health and reduce the disruptions to their work, education and daily life due to illness. Your investment is also protected from mould, mildew and damp damage, meaning less costs of maintenance over the long term.

The Healthy Homes Standard is a set of specific and minimal standards for Heating, Insulation Ventilation and Ventilation and Drainage, and Draught Stopping on Grenada Village rental properties.

Unreasonable Gaps & Holes

Draught Stopping Grenada Village

Draughts may lead to low temperatures inside houses. A draughty home costs more to heat, resulting in wasted energy and resulting in higher bills.

If a draft can be perceived as a result of gaps or holes or holes, it needs to be sealed.

What are the most unreasonable gaps or holes?

If you are able to feel external air coming in or an unobstructed draught coming from a hole or gap that is, it is most likely a gap or an opening that needs sealing in some way. Large gaps and cracks should be sealed permanently. Cracks that are greater than 3mm and let air into or out into the home require the sealing. For example, if the open fireplace isn’t used it can cause draughts and must be sealed from. Landlords and property managers are accountable for ensuring that these draughts are stopped in the maximum extent possible.

There is no require to block off gaps or holes which are part of the construction. For instance, small gaps around doors and windows might be necessary to allow for movement within the structure as the house gets warmer and cooler, so that they are able to be closed and opened rather than sticking. We will examine the windows and doors as part of our Healthy Homes assessment of your rental property.

Heating Grenada Village

Rental properties in Grenada Village should have a permanent source of heating that can heat the main or largest living space to at least 18degC, even during the winter coldest days. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heating requirements to remain fixed (i.e., not portable) and at least 1.5 Kilowatts in heating capacity, and must meet the minimum required heating capacity to heat the living space in general. A Heating Assessment Tool may be used to determine whether the current fix heater(s) are adequate or whether you will require to ‘top up’ with a new heater. Fires that are open and unflued heaters such as small portable LPG bottle heaters aren’t considered to be safe heating options for The Healthy Homes Standard.

If the heating you provide is an electric heater or heat pump, it requirements to be equipped with the thermostat. This makes the heating more reliable and efficient. For most properties, larger heaters that are fixed, such as wood burners, heat pumps, pellet burners or flued gas heaters are necessary. In some instances, such as small apartments, a smaller fixed electric heater could be enough.

If the living area already has a central heating source, like the heat pump, it may need an upgrade to ensure it meets the requirements. Some types of heaters can’t be used to comply with the quality as they are either costly, not affordable to run, or unsafe to operate.

Ventilation Grenada Village

Every living space in a rental property has to have at least one openable window or exterior door to offer natural airflow. In addition, high moisture areas like kitchens and bathrooms should have an externally vented extractor to eliminate moisture.

A ventilation standard is all about understanding the fact that the dry atmosphere is much easier to heat and a property that is well ventilated is less likely to grow damp and mould.

Bedrooms, living rooms dining rooms, and kitchens are all considered living spaces. Connecting spaces such as the hallways are not living spaces and therefore do not need an opening window or door.

Each window, door or the skylight needs to be able of opening to the outside, and stay fixed in an open position to allow to circulate fresh air as well as air flow.

All kitchens and bathrooms, as well as any other space in your property with a bath, shower, cooktop or other high water-generating appliance will require appropriate extractor fans that can be vented towards the outside. Our Healthy Homes Assessment service will make sure there is sufficient ventilation throughout the living spaces with the right extractor fan in areas with high moisture.

Insulation Grenada Village

Underfloor and ceiling insulation is mandatory for all rent homes from 1 July 2019. Property managers and landlords should make sure the insulation meets this new standard. In certain situations, the current ceiling insulation, or the insulation of the subfloor space might need to be added or replaced.

A well-insulated house can help control condensation and lower the chance of mould and dampness and also makes much easier to allow the house to hold warmth.

Insulation requirements to meet the R-values for your area

The "R" refers to thermal resistance and is a measure of how well the insulation can withstand heat flow. The higher the R-value, the more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – The rest of the North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3, underfloor R 1.3

Grenada Village Moisture Ingress & Drainage

Protecting your rental property from dampness isn’t just about the interior of the building; you have to make sure there is somewhere for surface as well as groundwater to move, and to prevent it from getting inside. When it comes to moisture and damp it is usually the things you don’t notice that can become a big problem that can cause damage to your investment and affecting the tenant’s well-being.

Rental properties must be equipped with effective drainage to remove floodwaters, surface water, and groundwater, with an appropriate outfall or runoff. Making sure that water is able to go and that it doesn’t sit beneath buildings is a vital aspect of making sure your property is dry.

Alongside the drainage system that will prevent water ingress, if the rental has an enclosed gap between your floor and soil, a ground-water barrier must be put in place when it’s reasonably practicable to install it.

Ground moisture barriers are typically made of polythene and is laid on top of the ground, to block any moisture present in the ground from accumulating into the home. It also helps prevent moisture damage to the underfloor insulation.
