Unreasonable Gaps & Holes

Draught Stopping Grenada Village

Draughts are a major cause of less temperature in homes. A cold house costs more to heat, which results in wasting energy and increased bills.

If a draught can be felt through gaps that are too large or holes or holes, it needs to be sealed.

What are unjustifiable gaps or holes?

If you are able to feel external air getting in, or see a clear draught out of a hole or gap and you can feel it, it is likely a crack or hole that requirements sealing in somehow. Large gaps and cracks should be sealed permanently. Gaps greater than 3mm that let air in or out from the house need sealing. For instance, if an open fireplace isn’t used it can cause draughts and must be sealed from. Landlords and property managers are responsible for ensuring that these draughts are stopped whenever possible.

You don’t require to cover up holes or gaps in the building. For instance, small gaps around windows and doors might be necessary to allow for the movement of the building as the household heats and cools, so that they are able to be shut and opened, rather than being stuck. We will test all doors and windows as part of your Healthy Homes assessment of your rental property.

Adequate heaters are crucial to ensure well-being houses

Heating Grenada Village

Grenada Village rental properties require a reliable source of heating which can warm the living area to at minimum 18degC, even during the coldest winter days. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical health and mental well-being.

The heating source needs to be fixed (i.e. not portable) with at minimum 1.5 horsepower in capacity and have the minimum required heating capacity to heat the living space in general. A Heating Assessment Tool can be used to determine if your current fix heater(s) are sufficient or if you’ll need to top up with an additional heater. Open fires as well as unflued combustion heaters, such as mobile LPG bottle heaters are not considered to be suitable heating options for the Healthy Homes Standard.

If the heating you offer is an electric heater (or heat pump), it must include an thermostat. This will make the heating more reliable and effective. In most homes, larger heaters that are fixed, such as heat pumps, wood burners, pellet burners or flued gas heaters are necessary. In certain situations, such as small apartments, a smaller fixed electric heater might be enough.

If the living area already has a central heating source such as heat pumps, it could require an update in order to comply with the standards. Certain kinds of heaters aren’t able to be used to achieve the standard because they’re not effective, cost prohibitive to operate or unsafe to operate.

Insulation Grenada Village

The insulation of the ceiling and underfloor is required to all rental houses since 1 July 2019. Property managers and landlords must ensure the insulation meets standards that are in line with the latest quality. In some cases, current ceiling insulation, or the insulation of the subfloor space may require to be added or replaced.

A well-insulated house will help to control condensation and reduce the chances of dampness and mould, and will also make more easy to the house to keep warmth.

Insulation needs to meet the R-values that are appropriate for your region.

The "R" signifies thermal resistance and is a gauge of how well the insulation withstands heat flow. The more high the R-value, higher the quality of insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – the remainder part of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 below floor R 1.3

Grenada Village Moisture Ingress & Drainage

Keeping your rental property safe from dampness isn’t just about the inside but you must ensure there is somewhere for surface, rain as well as groundwater to move and stop it from coming into the building. When it concerns damp and moisture it’s typically the concerns you don’t notice that can cause a lot of trouble, causing the property to suffer and affecting the tenant’s well-being.

Rental properties require to be equipped with effective drainage for the removal of rainwater, storm water, and ground water. This includes an appropriate runoff or outfall. Making sure that water is able to go, and also that it can’t linger underneath the structures is an crucial aspect of keeping your property dry.

In addition to the drainage system that will prevent the ingress of moisture, if your rental has an enclosed gap between floorboards and the ground, a ground moisture barrier must be installed if it is reasonably practicable to install it.

An underground moisture barrier generally made of polythene and is laid on top of the ground to prevent any moisture present in the ground from accumulating into the building. It also helps to prevent any damage to your underfloor insulation.
