Healthy homes matter

Why is Healthy Homes Compliance so important?

Around 1 in 3 households rent the property in New Zealand and Grenada Village, and research indicates that rental houses are likely to be older, colder, have less effective heating, and generally tend to be of poorer standard than those owned by owners.

The damp, cold and mouldy houses are associated with negative health results, specifically for illnesses such as colds and flu, asthma and heart diseases. Furthermore, people who have reported at least four key home quality issues often suffer from lower levels of satisfaction with life and a decrease in well-being.

The improvement in the standard of Grenada Village rental property will allow tenants to enjoy improved mental and physical health and reduce the interruption to learning, work and daily life because of diseases. Your investment will also be better secured from mildew, mould and damp , which means less maintenance costs in the long run.

The Healthy Homes Standard is a list of the specific and minimum standards for Heating, Insulation Ventilation, Moisture Ingress and Drainage, and Draught stopping within Grenada Village rental properties.

Draughts may lead to low temperatures inside homes. A draughty home will cost more to heat, which means wasting money and energy.

If a draught is perceived as a result of gaps or holes, it requirements to be closed.

What are unreasonable gaps and holes?

If you can feel external air flowing in or a clear draught from a gap or hole or crack, then it’s likely a crack or crack that needs sealing in some way. Large cracks and gaps should be fixed permanently. The gaps that exceed 3mm that allow air to enter or exit of your house need seals. For example, if the open fireplace isn’t used it may cause draughts and should be blocked off. Landlords and property managers are accountable for ensuring that such draughts are squelched whenever possible.

You don’t require to cover up holes or gaps in the construction. For instance, small gaps around doors and windows could be necessary to allow movement of the building when the household heats and cools, in order to let them be shut and opened, rather instead of being stuck. We will inspect all windows and doors in the Healthy Homes assessment of your rental property.

The proper heating equipment is crucial to ensure healthy houses

Heating Grenada Village

Rental properties in Grenada Village must have a fixed heating source that can warm the main or largest living area to at minimum 18 degrees Celsius, even on the winter coldest days. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being and mental wellbeing.

The source of heating needs to remain fixed (i.e., not portable) with at minimum 1.5 kW of heating capacity, and it must have the minimum requirement for heat capacity in the living area. A Heating Assessment Tool can be used to determine if your current fixed heater(s) are sufficient or whether you will need to "top up" with an additional heater. Open fires as well as unflued combustion heaters such as the portable LPG bottle heaters aren’t considered to be suitable heating options in Healthy Homes Standard. Healthy Homes Standard.

If the heating that you provide is electric heating or heat pump, then it must be equipped with a thermostat. This will make the heating more reliable and efficient. For most homes, larger heaters that are fixed, such as wood burners, heat pumps pellet burners, flued gas heaters are needed. However, in certain instances like small apartment buildings, a smaller fixed electric heater could be enough.

If the living area already has a permanent heating source such as the heat pump, it might require an update to make sure it meets the requirements. Certain kinds of heaters aren’t able to be used to achieve the quality as they are either expensive, inefficient or are unsafe to operate.

Rental properties must be equipped with effective drainage to eliminate floodwaters, surface water, and ground water, which includes an appropriate outfall or runoff. Making sure that water has a location to go, and also that it doesn’t get sucked into buildings is a vital aspect of keeping your property dry.

Alongside a drainage system to prevent moisture from entering, if your rental is enclosed between the floor and the ground, a ground water barrier must be constructed if it is reasonably practicable to install it.

Ground moisture barriers are generally an insulating sheet of polythene laid over the ground to stop any moisture present in the ground from accumulating into the building. It also assists in preventing moisture damage to the underfloor insulation.
