Healthy homes are important

What is the reason Healthy Homes Compliance So Important?

Around 1 in 3 households rent the property in New Zealand and Grenada Village, and research has shown that these rental homes are likely to be colder, older and are not as efficient heating and tend to be of poorer quality than owner occupied properties.

Moldy, damp and cold houses are associated with negative well-being outcomes, particularly for illnesses such as colds and asthma, as well as cardiovascular diseases. Additionally, those who report four or more major issues with their housing often have low life satisfaction and reduced mental wellbeing.

Improving the standard of Grenada Village rental property will help tenants experience improved mental and physical health as well as lessen disturbance to learning, work and living due to illnesses. Your investment is also better safeguarded from mildew, mould and damp , which means less costs of maintenance in the long run.

The Healthy Homes Standard is a set of specific and minimal standards for Heating, Insulation Ventilation, Moisture ingress and Drainage, and Draught Stopping for Grenada Village rental properties.

Unreasonable Gaps & Holes

Draught Stopping Grenada Village

Draughts can lead to lower temperatures in homes. A cold home is more expensive to heat, which means wasting energy and increased bills.

If a draught could be felt from unreasonable gaps or holes or holes, it requirements to be closed.

What are unreasonable gaps or holes?

If you are able to feel external air getting in, or see the sound of a clear draught emanating from a gap or hole or crack, then it is likely to be a gap or hole that needs sealing in some way. Large cracks and gaps should be permanently stopped. Any gaps greater than 3mm that let air in or out of the home need to be sealed. For instance, if an open fireplace is not in use, it can cause draughts and should be sealed off. Landlords and property managers are accountable for making sure that draughts from the fireplace are removed as much as possible.

There is no need to block off holes or gaps which are part of the building. For example, tiny gaps around doors and windows could be necessary to allow movement of the building when the household heats and cools, so that they can still be closed and opened instead of than securing. We will check all doors and windows during the Healthy Homes assessment of your rental property.

A good heating system is crucial for well-being houses

Heating Grenada Village

Grenada Village rental properties should have a permanent heating source that is able to heat the main or largest living space to a minimum of 18degC, even during the coldest days of the year. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heat needs for it to be permanent (i.e., not portable) with at least 1.5 Kilowatts in heating capacity, and meet the minimum requirement for heat capacity to heat the living space in general. The Heating Assessment Tool can be used to determine if the existing permanent heater(s) are adequate or whether you will need to top up by adding a second heater. Open fires and unflued combustion heaters, such as mobile LPG bottle heaters are not considered to be safe heating options under The Healthy Homes Standard.

If the heating system you offer is electric heating or heat source, it must include the thermostat. This makes the heating more consistent and effective. For most properties, larger fixed heating devices such as wood burners, heat pumps, pellet burners or flued gas heaters are required. In certain situations, such as small apartments small apartments, a smaller electric fixed heater might be enough.

If your living space is already equipped with a fixed heating source, such as the heat pump, it could require an upgrade in order to comply with the standards. Certain types of heaters cannot be utilised to meet the standard because they’re not efficient, cost prohibitive to operate and/or unsafe to run.

Ventilation Grenada Village

Each living space within a rental home must include at least one open door or window to provide natural airflow. Additionally, areas with high moisture spaces like kitchens and bathrooms should be equipped with an externally vented extractor fan that can remove moisture.

This ventilation quality is all about understanding how dried air can be easier to heat and heat, and the property that is properly ventilated will be less prone to developing mould and damp.

Bedrooms, living rooms, kitchens, and dining rooms are considered liveable areas. Connecting spaces such as the hallway are not considered living spaces and therefore do not need an opening door or window.

Every window, door or Skylight needs for them to be in a position to open to the outside and remain at an open angle, allowing for fresh air circulation and air flow.

Bathrooms, kitchens, and any other area in your home that has a bath, shower or cooktop, or any other moisture generating item will require appropriate extractor fans that can be vented to the outside. The Healthy Homes Assessment service will ensure that there is sufficient ventilation in every living space, including suitable extractor fans in areas of high moisture.

Insulation Grenada Village

Insulation for underfloor and ceilings is required on all rental homes from 1 July 2019. All landlords and property managers must make sure that the insulation is in line with current quality. In some cases, old ceiling insulation as well as insulation within the sub floor space may need to be filled with or replaced.

A house that is well-insulated will help to control condensation and lessen the likelihood of mould and dampness and it will make much easier for the house to retain warmth.

Insulation needs to be in compliance with the R-values for your area

The "R" refers to thermal resistance, and is a measure of how well the insulation resists heat flow. The more high the R-value, more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – all part of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 below floor R 1.3

Grenada Village Moisture Ingress & Drainage

Making sure your rental property is protected from water damage isn’t only about the inside of the building It’s about having to ensure there is somewhere to allow surface, rain or ground water, and prevent it from getting inside. When it concerns damp and moisture it is usually what you don’t see that can cause a lot of trouble that can cause the property to suffer and harming the tenant’s health.

Rental properties require to have efficient drainage to get rid of the stormwater and surface waters and groundwater, with an appropriate outfall or runoff. Making sure that water has a place to go, and that it doesn’t sit beneath structures is a crucial aspect of keeping your property dry.

Alongside a drainage system to prevent the ingress of moisture, if your apartment has an enclosed gap between your flooring and soil, a ground-water barrier must be constructed if it’s reasonably practicable to do so.

Ground moisture barriers are generally a polythene sheet laid over the ground to stop any moisture in the ground from rising into the home. It also assists in preventing from causing damage to the flooring insulation.
