If a draft can be felt through gaps that are too large or holes that it needs to be sealed.

What are unjustifiable gaps or holes?

If you are able to feel external air flowing in or a clear draught from a crack or a gap that is, it’s most likely a gap or crack that requirements sealing in the way you can. Large gaps and cracks should be permanently stopped. The gaps that exceed 3mm that let air in or out from your house require seals. For example, if an open fireplace is not in use, it may cause draughts and must be sealed off. Property managers and landlords are accountable for ensuring that these draughts are stopped whenever imaginable.

There is no require to block up intentional holes or gaps which are part of the construction. For instance, small gaps around windows and doors may be required to allow for movement within the building as the house warms and cools to allow them to be opened and closed rather instead of being stuck. Proper heating is important for healthy houses

Heating Grenada Village

Rental properties in Grenada Village must have a fixed source of heating that is able to heat the largest or main living area to at minimum 18 degrees Celsius, even on the winter coldest days. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical health and mental wellbeing.

The source of heating needs for it to be permanent (i.e. not portable) with at least 1.5 Kilowatts in heating capacity, and must meet the minimum heating capacity needed to heat the living space in general. A Heating Assessment Tool can be used to determine whether the fix heater(s) are adequate or if you’ll require to top up with a new heater. Fires that are open and unflued heaters such as the portable LPG bottle heaters aren’t considered to be suitable heating options in Healthy Homes Standard. Healthy Homes Standard.

If the heating you provide is an electric heater (or heat pump), it needs to include a thermostat. This makes the heating more uniform and effective. For most houses, larger fixed heating devices such as wood burners, heat pumps pellet burners, flued gas heaters will be required. In certain situations, like small apartments the smaller fixed electric heater could be enough.

If your main living space is already equipped with a fixed heating source, like an air conditioner, it might require an update to ensure it meets the requirements. Certain kinds of heaters cannot be used to achieve the quality as they are either inefficient, unaffordable to operate or unsafe to operate.

Each door, window or Skylight needs to be able of opening to the outside, and stay at an open angle in order to allow for fresh air circulation and ventilation.

Grenada Village Moisture Ingress & Drainage

Keeping your rental property safe from water damage isn’t only about what’s inside the building It’s about having to ensure there is somewhere for surface or ground water, and stop it from coming into the building. When it is about damp and water, it is often what you don’t see that could be a huge problem and end up causing damages to your investment and affecting your tenant’s well-being.

Rental properties must have efficient drainage to eliminate the stormwater and surface waters and groundwater, with the proper outfall or runoff. Making sure that water has a proper place to go, and that it doesn’t sit beneath buildings is an essential part of keeping your property dry.

Alongside the drainage system that will prevent the ingress of moisture, if your apartment has an enclosed gap between floorboards and the soil, a ground-water barrier must be constructed if it is reasonably practicable to install it.

An underground moisture barrier typically an insulating sheet of polythene laid over the ground, to block any moisture from the ground from entering the structure. It also helps to prevent water damage to the floor insulation.
