Healthy homes matter

Why is Healthy Homes Compliance so Important?

About 1 in 3 households rent in New Zealand and Grenada Village, and research indicates that rental homes tend to be colder, older and have less efficient heating and tend to be of poorer quality than owner occupied properties.

The damp, cold and mouldy houses are linked to negative well-being results, specifically for diseases like colds and flu, asthma and cardiovascular issues. Additionally, those who reported at least four major housing quality problems frequently have lower levels of satisfaction with life and a decrease in mental wellbeing.

Improving the standard of Grenada Village rental property can allow tenants to experience better mental and physical health and reduce the interruption to learning, work and daily life due to diseases. Your investment will be protected from mould, mildew and damp , which means lower costs for maintenance in the long run.

The Healthy Homes Standards are a set of specific and minimal requirements for heating, insulation Ventilation and Ventilation and Drainage, and Draught Control within Grenada Village rental properties.

Unreasonable Gaps & Holes

Draught Stopping Grenada Village

Draughts increase the likelihood of low temperatures inside homes. A cold house costs more to heat, which results in wasting energy and incurring higher costs.

If a draught could be felt from unreasonable gaps or holes, it requirements to be closed.

What are the most unreasonable gaps or holes?

If you are able to feel external air entering or the air is clear out of a hole or gap, then it is probably a gap or hole that needs sealing in the way you can. Cracks and gaps that are large should be stopped permanently. Cracks that are greater than 3mm and allow air in or out from your home require sealing. In the case of an open fireplace isn’t being used, it may cause draughts and should be blocked off. Landlords and property managers are accountable for making sure such draughts are eliminated as much as imaginable.

You don’t need to block up intentional gaps or holes that are part of the building. For instance, small gaps around doors and windows could be required to allow for the movement of the building when the house gets warmer and cooler, in order to let them be shut and opened, rather than being stuck. We will check every window and door in your Healthy Homes assessment of your rental property.

Heating Grenada Village

Grenada Village rental properties need to have a stable heating source that can heat the largest or main living room to at least 18 degrees Celsius, even on the coldest winter days. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical health and mental outlook.

The source of heating requirements for it to be permanent (i.e. not portable) with at least 1.5 kW in heating capacity and have the minimum required heating capacity in the living area. The Heating Assessment Tool can be used to determine if the existing permanent heater(s) are adequate or whether you will require to ‘top up’ with an additional heater. Open fires as well as unflued combustion heaters like small portable LPG bottle heaters aren’t considered to be acceptable heating options in Healthy Homes Standard. Healthy Homes Standard.

If the heating that you offer is electric heating (or heat pump), it should be equipped with the thermostat. This makes the heating more uniform and efficient. For most houses, larger heaters that are fixed, such as heat pumps, wood burners, pellet burners or flued gas heaters are required. However, in some cases like small apartment buildings the smaller fixed electric heater could be enough.

If your living space is already equipped with a fixed heating source, such as heat pumps, it could need some additional energy to be able to meet the standards. Certain kinds of heaters cannot be used to comply with the quality since they’re either costly, not cost-effective to run, or unsafe to operate.

Ventilation Grenada Village

Each liveable space in a rental property must have at least one openable windows or an exterior door to provide natural ventilation. In addition, humid spaces like kitchens and bathrooms need to have an externally vented extractor fan to take moisture away.

It is the ventilation standard is about recognising that dry air will be more easy to heat and that an apartment that is well-ventilated will be less prone to developing mould and damp.

Bedrooms, living rooms, kitchens, and dining rooms are considered to be liveable spaces. Connecting spaces such as the hallways are not living spaces and therefore do not need an opening window or door.

Each window, door , or Skylight needs for them to be in a position to open up to the outside, and stay fixed in an open position, allowing for fresh air circulation and air flow.

All kitchens and bathrooms, and any other area in your property with a bath, shower cooker or any other water-generating appliance will need appropriate extractor fans which are vented out to the outside. We offer a Healthy Homes Assessment service will verify that there is enough ventilation throughout the living spaces that includes extractor fans that are suitable for areas that are high in moisture.

Insulation Grenada Village

The insulation of the ceiling and underfloor has been compulsory to all rental homes since July 1, 2019. All landlords and property managers should make sure that the insulation is up to this new standard. In certain situations, the existing ceiling insulation or insulation in the subfloor space might require to be added or replaced.

A well-insulated property can reduce condensation, and decrease the risk of mould and dampness and will also make more easy to allow the home to hold warmth.

Insulation needs to be in compliance with the R-values for your area

The "R" signifies thermal resistance and is a measure of how well the insulation is able to resist heat flow. The more high the R-value, higher the quality of insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – the remainder of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 below floor R 1.3

Grenada Village Moisture Ingress & Drainage

Keeping your rental property safe from dampness isn’t just about what’s inside the building but you must make sure there is somewhere for surface, rain or ground water, and to prevent it from getting into the building. When it concerns damp and moisture it’s frequently what you don’t see that could become a major issue that can cause the property to suffer and affecting your tenant’s health.

Properties that are rented must have effective drainage to get rid of storm water, surface water and ground water, which includes an appropriate runoff or outfall. Making sure that the water has a proper place to go, and also that it can’t linger underneath the structures is a crucial aspect of keeping your property dry.

Alongside a drainage system to prevent water ingress, if the apartment has an enclosed gap between your floor and the soil, a ground-water barrier should be put in place if it is reasonably practicable to install it.

An underground moisture barrier usually a polythene sheet laid over the ground to prevent any moisture that is present in the ground from entering the structure. It also helps to prevent from causing damage to the flooring insulation.
