Fines for Failing to Comply

Since the 1st July of 2021, if a new, renewed or varied contract is signed on a Grenada Village rental property, all Healthy Homes compliance work need to be done inside of 90 days.

Beginning on July 1st, 2021, when a new or renewed lease is entered into on a Grenada Village rental property, all Healthy Homes compliance work must be done by the end of 90 days.

Failure to meet all of the Healthy Homes Standards within the expected timeframe can result in an amount of $7200. It’s important to keep in mind that landlords with multiple rental properties may face even higher fines for non-compliance. The most severe penalties are given for severe violations, and landlords who own more than six properties could be fined as high as $50,000, and as much as $100,000 in the case of hearing claims.

Grenada Village Healthy Homes Compliance Timeframes

Tenancies commenced from 1 July 2019 and the 30th June in 2021

  • Underfloor and ceiling insulation is a requirement throughout Grenada Village and New Zealand rental homes where it’s reasonably practicable to install.
  • A Healthy Homes Statement of Intent to Comply An Insulation Statement as well as an Insurance Statement must be included in any renewed, new or altered tenancy contract.
  • Property managers and landlords are required to keep records that prove the conformance to each Healthy Homes Standards that apply or will be in force to your rental home.

Grenada Village rental properties must have a fixed source of heating that can warm the principal or the biggest living room to at least 18 degrees Celsius, even on the coldest days of the year.
