Unreasonable Gaps & Holes

Draught Stopping Glenside

Draughts increase the likelihood of lower temperatures in households. A cold home is more expensive to heat, which completed jobs in wasting money and energy.

If a draught could be noticed from gaps that are not adequate or holes or holes, it needs to be sealed.

What are unreasonable gaps or holes?

If you are able to feel external air entering or the sound of a clear draught emanating from a crack or a gap, then it’s most likely a gap or hole that needs sealing in any way. Large cracks and gaps should be permanently stopped. Any gaps greater than 3mm that allow air to enter or exit into the home need the sealing. For example, if an open fireplace isn’t being used, it can cause draughts and should be shut from. Landlords and property managers are accountable for making sure that such draughts are squelched as much as imaginable.

There is no need to block holes or gaps that are part of the construction. For instance, small gaps around windows and doors might be necessary to allow for movement of the building as the house warms and cools so that they can still be closed and opened instead of than sticking. We will check the windows and doors during the Healthy Homes assessment of your rental property.

The proper heating equipment is important for healthy houses

Heating Glenside

Glenside rental properties require a reliable heating source which can warm the living room to at least 18degC even on the most coldest days of the year. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical health and mental outlook.

The source of heat requirements to remain fixed (i.e., not portable) that is, at least 1.5 Kilowatts in heating capacity, and it must have the minimum requirement for heat capacity for the main living room. A Heating Assessment Tool may be used to determine whether your current installed heater(s) are adequate or whether you will require to top up with an additional heater. Unflued combustion and open fire heaters such as small portable LPG bottle heaters aren’t considered to be suitable heating options in Healthy Homes Standard. Healthy Homes Standard.

If the heating system you offer is electric heating or heat source, it should include a thermostat. This will make the heating more consistent and effective. In most houses, larger fixed heating equipment like wood burners, heat pumps, pellet burners or flued gas heaters will be required. In some instances, like small apartments an electric, fixed heater may be sufficient.

If the living area is already equipped with a fixed heating source such as a heat pump, then it could need an update to ensure it meets the requirements. Certain kinds of heaters cannot be used to comply with the standard as they are either inefficient, unaffordable to operate and/or unhealthy to run.

Ventilation Glenside

Every living space in a rental property has to contain at minimum one open door or window to offer natural ventilation. In addition, humid areas such as kitchens and bathrooms should be equipped with an externally vented extractor fan that can eliminate moisture.

It is the ventilation quality is about recognising the fact that dried air can be much easier to heat and that a well ventilated rental property is less likely to be a victim of mould and damp.

Living rooms, bedrooms, kitchens, and dining areas are considered liveable spaces. Spaces that connect, such as the hallway aren’t liveable and therefore do not require an opening window or door.

Each window, door or Skylight needs to be able open to the outside, but remain set in an opening position in order to allow ventilation and fresh air air flow.

Bathrooms, kitchens, and every other room of your house that houses shower, bath, cooktop or other high moisture generating item will need appropriate extractor fans that can be vented towards the outside. We offer a Healthy Homes Assessment service will check that there is adequate ventilation throughout the living spaces and will also check for the proper extractor fans in areas of high moisture.

Insulation Glenside

The insulation of the ceiling and underfloor has been compulsory on all rental houses since July 1, 2019. Property managers and landlords must ensure that the insulation is in line with standards that are in line with the latest quality. In some instances, old ceiling insulation as well as insulation within the sub floor space might need to be filled with or replaced.

A well-insulated property will help to control condensation and lower the chance of dampness and mould, as well as making more easy for the house to retain the heat.

Insulation needs to be in compliance with the R-values of your area.

The "R" signifies thermal resistance, and is a measure of how well the insulation is able to resist heat flow. The more R-value is higher, the higher the quality of insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – all part of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3

Glenside Moisture Ingress & Drainage

Making sure your rental property is protected from moisture isn’t just about the interior of the building but you must make sure there is somewhere for surface, rain as well as groundwater to move, and prevent it from getting inside. When it comes to moisture and damp it is often the things you don’t notice that could become a major issue that can cause damage to your investment as well as harming the tenant’s well-being.

Rental properties should be equipped with effective drainage for the removal of floodwaters, surface water, and ground water, which includes an appropriate runoff or outfall. Making sure the water has a place to go, and it can’t linger underneath the buildings is an essential part of maintaining your property’s dry.

In addition to an irrigation system to stop moisture from entering, if your rental has an enclosed gap between the floor and ground, a ground moisture barrier should be put in place if it is reasonably practicable to install it.

A ground moisture barrier is typically a polythene sheet laid over the ground to stop any moisture in the ground from accumulating into the structure. It also helps to prevent from causing damage to the flooring insulation.
