Healthy homes are important

What are the reasons why Healthy Homes Compliance important?

One in three households homes in New Zealand and Glenside, and research suggests that rental houses tend to be colder, older and have less effective heating and have lower quality than houses that are owned by the owner.

The damp, cold and mouldy houses can have negative health results, specifically for diseases like colds and flu, asthma and cardiovascular diseases. Additionally, those who reported at least four key housing quality problems frequently have lower levels of satisfaction with life and a decrease in well-being.

Enhancing the quality of Glenside rental property can help tenants enjoy better physical and mental health and reduce the disruptions to their work, education and daily life due to diseases. Your investment will also be better protected from mould, mildew and damp damage, meaning less costs of maintenance in the long run.

The Healthy Homes Standards are a set of specific and minimal standards for Heating, Insulation Ventilation and Ventilation and Drainage, and Draught Stopping in Glenside rental properties.

Unreasonable Gaps & Holes

Draught Stopping Glenside

Draughts may lead to low temperatures inside households. A humid house will cost more to heat, meaning wasting money and energy.

If a draught can be noticed from gaps that are not adequate or holes, it requirements to be closed.

What are unjustifiable gaps or holes?

If you can feel external air coming in or a clear draught from a gap or hole, then it’s most likely a gap or hole that needs sealing in some way. Large gaps and cracks should be stopped permanently. Cracks that are greater than 3mm and let air in or out from the home require to be sealed. For instance, if an open fireplace is not in use, it may cause draughts and should be shut from. Property managers and landlords are accountable for ensuring that draughts from the fireplace are removed in the maximum extent imaginable.

You don’t require to block up intentional holes or gaps which are part of the construction. For instance, small gaps around doors and windows may be required to allow for movement within the building as the house gets warmer and cooler, in order to let them be opened and closed rather than sticking. We will test the windows and doors in the Healthy Homes assessment of your rental property.

Adequate heaters are crucial to ensure healthy houses

Heating Glenside

Rental properties in Glenside should have a permanent heating source that can heat the main or largest living space to at least 18degC even on the coldest days of the year. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical health and mental wellbeing.

The heating source needs to be fixed (i.e., not portable) and at least 1.5 kW of heating capacity, and it must have the minimum heating capacity needed for the main living space. A Heating Assessment Tool may be used to determine if your current fixed heater(s) are adequate or whether you will need to "top up" with a new heater. Open fires as well as unflued combustion heaters like mobile LPG bottle heaters are not considered to be safe heating options for the Healthy Homes Standard.

If the heating that you provide is an electric heater or heat source, then it must have an thermostat. This will help make the heating more consistent and efficient. For the majority of houses, bigger fixed heating devices such as wood burners, heat pumps pellet burners, flued gas heaters are necessary. In certain situations, like small apartment buildings the smaller fixed electric heater may be sufficient.

If your living space already has a central heating source, such as a heat pump, then it might just need an update to meet the standards. Certain kinds of heaters aren’t able to be utilised to meet the quality as they are either costly, not cost-effective to run, and/or unhealthy to run.

Ventilation Glenside

Each liveable space in a rental house must include at least one open doors or windows to offer natural airflow. Furthermore, moist areas such as kitchens or bathrooms need to have an venting fan outside to take moisture away.

This ventilation quality is about recognising how the dry atmosphere is easier to heat, and that an apartment that is well-ventilated is less likely to develop mould and damp.

Bedrooms, living rooms, kitchens, and dining areas are considered liveable areas. Connecting spaces like the hallway aren’t considered living spaces and therefore are not need an opening window or door.

Each window, door , or skylight requirements for them to be in a position of opening to the outside, and stay fixed in an open position, allowing the circulation of fresh air and air flow.

All bathrooms and kitchens and any other area in your property with shower, bath, cooktop or other high humidity-generating items will need appropriate extractor fans that vent towards the outside. We offer a Healthy Homes Assessment service will ensure that there is sufficient ventilation in each livable space and will also check for the proper extractor fans in areas of high moisture.

Insulation Glenside

The insulation of the ceiling and underfloor has been compulsory to all rental homes since 1 July 2019. Property managers and landlords should ensure that the insulation is up to current standard. In certain situations, the current ceiling insulation, or the insulation of the sub floor space might require to be topped up or replaced.

A well-insulated house can reduce condensation and lessen the likelihood of mould and damp, and it will make more easy for the household to retain warmth.

Insulation needs to meet the R-values of your area.

The "R" stands for thermal resistance and is a measure of how well the insulation resists heat flow. The greater the R-value, the more efficient the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9, underfloor R 1.3
  • Zone 2 – the rest of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 below floor R 1.3

Glenside Moisture Ingress & Drainage

Making sure your rental property is protected from the effects of moisture isn’t just a matter of the inside but you must make sure there is somewhere for surface, rain and ground water to go and also stop it from getting inside. When it comes to moisture and damp it’s frequently those things that you aren’t aware of that could be a huge problem and end up causing damage to your investment as well as affecting your tenant’s well-being.

Rental properties should be equipped with effective drainage to remove storm water, surface water, and ground water, including the proper outfall or runoff. Making sure that the water has a proper place to go, and it can’t linger underneath the buildings is an essential part of keeping your property dry.

Alongside an irrigation system to stop moisture ingress, if your rental is enclosed between your flooring and ground, a ground water barrier should be put in place if it is reasonably practicable to do so.

The ground-moisture barrier generally a polythene sheet laid over the ground, in order to block any moisture present in the ground from entering the building. It also helps prevent from causing damage to the flooring insulation.
