Healthy homes matter

What are the reasons why Healthy Homes Compliance So Important?

A majority of households from New Zealand and Glenside, and research shows us that these rental homes tend to be older, colder, are not as efficient heating, and generally are of lower quality than houses that are owned by the owner.

Moldy, damp and cold homes can have negative health outcomes, especially for illnesses like colds, asthma, as well as heart diseases. Furthermore, people who experience at least four key home quality issues often suffer from low life satisfaction and reduced mental health.

Improve the standard of Glenside rental property will allow tenants to enjoy improved mental and physical health and reduce the disruptions to their work, education and living because of health issues. Your investment will also be better secured from mildew, mould and damp-related damage, which results in less maintenance costs in the long run.

Unreasonable Gaps & Holes

Draught Stopping Glenside

Draughts may lead to less temperature in homes. A damp house is more expensive to heat, meaning wasting energy and resulting in higher bills.

If a draught can be perceived as a result of gaps or holes the area needs to be sealed.

What are the most unreasonable gaps or holes?

If you are able to feel external air coming in or a clear draught out of a hole or gap that is, it’s likely a crack or an opening that needs sealing in some way. Large cracks and gaps should be fixed permanently. Cracks that are greater than 3mm and let air in or out within your house require sealing. For example, if an open fireplace isn’t used it can create draughts. This should be shut from. Landlords and property managers are accountable for making sure that such draughts are squelched as far as imaginable.

You don’t require to block off holes or gaps in the building. For instance, small gaps around windows and doors could be necessary to allow for movement within the structure as the house gets warmer and cooler, so that they can still be closed and opened instead of instead of being stuck. We will test the windows and doors in an Healthy Homes assessment of your rental property.

The proper heating equipment is important to ensure healthy houses

Heating Glenside

Glenside rental properties need to have a stable source of heating that can warm the living space to a minimum of 18degC, even during the winter coldest days. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heat needs to be fixed (i.e. not portable) that is, at least 1.5 kW of heating capacity, and it must have the minimum heating capacity needed for the main living space. The Heating Assessment Tool can be used to check if your current fixed heater(s) are sufficient or if you’ll need to "top-up" with a new heater. Fires that are open and unflued heaters such as mobile LPG bottle heaters are not considered to be safe heating options for The Healthy Homes Standard.

If the heating system you offer is an electric heater (or heat pump), it needs to be equipped with a thermostat. This will make the heating more consistent and effective. For the majority of homes, bigger fixed heating equipment like heat pumps, wood burners, pellet burners or flued gas heaters are necessary. In certain situations, like small apartments the smaller fixed electric heater might be enough.

If your living space already has a central heating source like the heat pump, it may need a top up in order to comply with the standards. Some types of heaters can’t be used to achieve the quality because they’re costly, not cost-effective to run, and/or unsafe to run.

Ventilation Glenside

Each living space within a rental house must contain at minimum one open windows or an exterior door to offer natural airflow. Additionally, areas with high moisture areas such as kitchens and bathrooms must have a suitable venting fan outside to eliminate moisture.

This ventilation standard is all about acknowledging how the dry atmosphere is less difficult to heat and a well ventilated rental property is less likely to develop damp and mould.

Living rooms, bedrooms, dining rooms, and kitchens are considered liveable areas. Spaces that connect, such as the hallway aren’t considered living spaces and therefore are not require an opening door or window.

Every window, door or skylight needs at least of opening to the outside and remain at an open angle, allowing for fresh air circulation and air flow.

All bathrooms and kitchens and every other room of your home that has a bath, shower or cooktop, or any other moisture-producing item will require appropriate extractor fans that can be vented out to the outside. The Healthy Homes Assessment service will verify that there is enough air circulation in every living space, including suitable extractor fans in areas with high moisture.

Insulation Glenside

Ceiling and underfloor insulation is mandatory to all rental homes since July 1, 2019. Property managers and landlords must make sure that the insulation meets the new quality. In some instances, existing ceiling insulation or insulation in the subfloor space may require to be replaced or replaced.

A well-insulated property will help to control condensation and lower the chance of mould and dampness, and it will make it easier to the household to retain warmth.

Insulation needs to be in compliance with the R-values of your area.

The "R" stands for thermal resistance and is a measure of how well the insulation withstands heat flow. The more high the R-value, more effective the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – The rest part of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 and underfloor R 1.3

Glenside Moisture Ingress & Drainage

Keeping your rental property safe from water damage isn’t only about what’s inside the building It’s about having to ensure there is somewhere for surface, rain and ground water to go, and also stop it from getting inside. When it comes to moisture and damp it is frequently the things you don’t notice that can become a big problem and end up causing damage to your investment as well as harming the tenant’s well-being.

Properties that are rented must be equipped with efficient drainage to eliminate storm water, surface water, and groundwater, with an appropriate runoff or outfall. Making sure the water has a place to go, and that it doesn’t get sucked into structures is an important aspect of making sure your property is dry.

Alongside a drainage system to prevent water ingress, if the rental is enclosed between your flooring and the ground, a ground water barrier must be put in place when it is reasonably practicable to install it.

A ground moisture barrier is usually made of polythene and is laid on top of the ground to stop any moisture present in the ground from rising into the structure. It also helps to prevent water damage to the floor insulation.
