Healthy homes are important

Why is Healthy Homes Compliance So Important?

Around 1 in 3 households rent from New Zealand and Glenside, and research shows us that these rental homes are likely to be colder, older and are not as efficient heating and tend to be lower quality than the houses of owners.

Cold, damp and mouldy homes are linked to negative well-being outcomes, particularly for diseases like colds and influenza, asthma, and cardiovascular diseases. In addition, people who experience at least four major home quality issues often suffer from less satisfaction in their lives and lower mental health.

Improve the standard of Glenside rental property will help tenants experience improved physical and mental health and reduce the disturbance to learning, work and daily life because of illnesses. Your investment will also be better secured from mildew, mould and damp , which means lower maintenance costs in the long run.

Unreasonable Gaps & Holes

Draught Stopping Glenside

Draughts may lead to less temperature in houses. A cold house is more expensive to heat, resulting in wasted energy and increased bills.

If a draft can be noticed from gaps that are not adequate or holes the area requirements to be closed.

What are unjustifiable gaps or holes?

If you are able to feel external air getting in, or see an unobstructed draught coming from a hole or gap or crack, then it’s most likely a gap or hole that requirements sealing in some way. Large cracks and gaps should be fixed permanently. The gaps that exceed 3mm that allow air to enter or exit of your home require the sealing. For example, if the open fireplace isn’t being used, it can cause draughts and should be blocked from. Property managers and landlords are accountable for making sure that such draughts are squelched as much as imaginable.

You don’t require to cover up gaps or holes that are part of the building. For example, tiny gaps around doors and windows could be required to allow for movement of the building when the household heats and cools, so that they are able to be closed and opened rather than being stuck. We will check every window and door in the Healthy Homes assessment of your rental property.

Heating Glenside

Rental properties in Glenside require a reliable source of heat that is able to heat the largest or main living area to at minimum 18degC, even during the winter coldest days. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being and mental well-being.

The heating source requirements that it be permanently fixed (i.e., not portable) with at least 1.5 Kilowatts in heating capacity, and must meet the minimum required heating capacity in the living area. A Heating Assessment Tool may be used to determine whether the fixed heater(s) are sufficient or whether you will require to "top-up" with an additional heater. Fires that are open and unflued heaters like small portable LPG bottle heaters are not considered to be safe heating options for The Healthy Homes Standard.

If the heating you offer is an electric heater or heat source, then it must be equipped with the thermostat. This will help make the heating more reliable and efficient. In most houses, larger fixed heating systems such as wood burners, heat pumps pellet burners, flued gas heaters are needed. However, in some cases such as small apartments small apartments, a smaller electric fixed heater might be enough.

If the living area already has a central heating source such as an air conditioner, it could need an upgrade to be able to meet the standards. Certain kinds of heaters cannot be utilised to meet the standard since they’re either expensive, inefficient and/or unhealthy to run.

Ventilation Glenside

Every living space of a rental property must have at least one openable doors or windows to provide natural ventilation. Additionally, areas with high moisture areas like kitchens and bathrooms need to have an externally vented extractor fan that can eliminate moisture.

A ventilation standard is all about recognising how dry air will be more easy to heat, and that an apartment that is well-ventilated is less likely to develop damp and mould.

Living rooms, bedrooms, kitchens, and dining rooms are considered liveable areas. Connecting spaces such as the hallway are not considered liveable and are not require an opening door or window.

Each door, window or the skylight needs to have the ability open to the outside, but remain at an open angle in order to allow to circulate fresh air as well as air flow.

Bathrooms, kitchens, as well as any other space in your house that houses a bath, shower or cooktop, or any other humidity-generating items will require suitable extractor fans that are vented out to the outside. The Healthy Homes Assessment service will ensure that there is sufficient ventilation in each livable space and will also check for the proper extractor fans in high moisture areas.

Insulation Glenside

The insulation of the ceiling and underfloor is a requirement for all rent homes since July 1, 2019. Property managers and landlords should make sure the insulation meets the new standard. In some cases, an existing insulation on the ceiling or in the subfloor space might require to be topped up or replaced.

A well-insulated house will reduce the risk of condensation and reduce the chances of mould and damp, and it will make an easier task to allow the house to retain heat.

Insulation needs to meet the R-values for your area

The "R" refers to thermal resistance, and is a gauge of how well insulation withstands heat flow. The more R-value is higher, the higher the quality of insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – all part of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3, underfloor R 1.3

Glenside Moisture Ingress & Drainage

Keeping your rental property safe from moisture isn’t just about the inside of the building but you must ensure there is somewhere for rain, surface and underground water to flow and prevent it from getting inside. When it concerns damp and moisture it’s usually those concerns that you aren’t aware of that can become a big problem and cause damage to your investment and harming the tenant’s well-being.

Rental properties need to have efficient drainage to eliminate rainwater, storm water and groundwater, with an appropriate outfall or runoff. Making sure the water is able to go, and that it can’t linger underneath the structures is a crucial aspect of maintaining your property’s dry.

In addition to a drainage system to prevent water ingress, if the rental is enclosed between your flooring and the ground, a ground water barrier must be constructed if it is reasonably practicable to do so.

Ground moisture barriers are typically made of polythene and is laid on top of the ground, to block any moisture present in the ground from accumulating into the building. It also helps prevent from causing damage to the flooring insulation.
