Unreasonable Gaps & Holes

Draught Stopping Glenside

Draughts are a major cause of less temperature in homes. A damp house will cost more to heat, which completed jobs in wasting money and energy.

If a draft can be felt through gaps that are too large or holes, it needs to be sealed.

What are unreasonable gaps and holes?

If you can feel external air flowing in or the air is clear from a hole or gap and you can feel it, it is probably a gap or hole which needs sealing in somehow. Cracks or gaps with large gaps must be fixed permanently. Any gaps greater than 3mm that let air in or out of your house need the sealing. For instance, if an open fireplace is not in use, it can cause draughts and should be blocked off. Property managers and landlords are accountable for making sure that these draughts are stopped as much as imaginable.

There is no require to block holes or gaps which are part of the building. For instance, small gaps around windows and doors might be necessary to allow for movement of the building when the house warms and cools so that they are able to be closed and opened instead of than sticking. We will test every window and door during our Healthy Homes assessment of your rental property.

Proper heating is important to ensure well-being homes

Heating Glenside

Rental properties in Glenside must have a fixed source of heat that can warm the main or largest living space to at least 18degC even on the coldest days of the year. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heat needs to remain fixed (i.e. not portable) that is, at least 1.5 kW of heating capacity, and meet the minimum required heating capacity in the living area. The Heating Assessment Tool can be used to determine if the current permanent heater(s) are sufficient or if you’ll need to "top up" with an additional heater. Open fires and unflued combustion heaters like mobile LPG bottle heaters aren’t considered to be acceptable heating options under Healthy Homes Standard. Healthy Homes Standard.

If the heating that you provide is an electric heater (or heat pump), it should have the thermostat. This will help make the heating more uniform and effective. In most homes, larger fixed heating equipment like wood burners, heat pumps pellet burners, flued gas heaters are required. However, in some cases like small apartment buildings an electric, fixed heater may be sufficient.

If your living space already has a central heating source, such as an air conditioner, it might just need an upgrade to be able to meet the standards. Certain kinds of heaters aren’t able to be used to achieve the standard as they are either inefficient, unaffordable to operate or unsafe to operate.

Every living space in a rental property has to have at least one opening door or window to offer natural ventilation. Furthermore, moist areas like kitchens and bathrooms must have a suitable venting fan outside to get rid of moisture.

It is the ventilation quality is all about acknowledging the fact that dry air will be less difficult to heat and a well ventilated rental property will be less prone to developing damp and mould.

Bedrooms, living spaces, kitchens and dining rooms are considered to be liveable spaces. Connecting spaces such as the hallways are not liveable and therefore do not require an opening door or window.

Each window, door or skylight requirements to have the ability open to the outside, but remain fixed in an open position in order to allow to circulate fresh air as well as ventilation.

All kitchens and bathrooms, and any other area in your property with shower, bath cooker or any other water-generating appliance will need adequate extractor fans that vent to the outside. We offer a Healthy Homes Assessment service will ensure that there is sufficient ventilation in each livable space, including suitable extractor fans in high moisture areas.

Insulation Glenside

The insulation of the ceiling and underfloor is required for all rent houses since July 1, 2019. All landlords and property managers have to make sure that the insulation is in line with current standard. In some instances, existing ceiling insulation or insulation in the sub floor space might need to be added or replaced.

A house that is well-insulated will help to control condensation and lower the chance of mould and damp, and will also make an easier task to allow the house to retain warmth.

Insulation needs to be in compliance with the R-values required for your area

The "R" is a symbol for thermal resistance and it is a measurement of how well insulation can withstand heat flow. The more high the R-value, more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – the remainder of the North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3, underfloor R 1.3

Glenside Moisture Ingress & Drainage

Keeping your rental property safe from dampness isn’t just about the inside of the building; you have to ensure there is somewhere for surface, rain and underground water to flow and to prevent it from getting inside. When it is about damp and water, it is frequently not apparent that it can cause a lot of trouble, causing damages to your investment and affecting the tenant’s health.

Rental properties must have effective drainage to remove floodwaters, surface water, and ground water. This includes an appropriate runoff or outfall. Making sure the water has a location to go, and that it doesn’t get sucked into structures is an crucial aspect of keeping your property dry.

Alongside a drainage system to avoid moisture ingress, if your property has an enclosed space between floorboards and the soil, a ground-water barrier must be put in place when it’s reasonably practicable to install it.

The ground-moisture barrier typically an insulating sheet of polythene laid over the ground to prevent any moisture from the ground from rising into the structure. It also assists in preventing moisture damage to the underfloor insulation.
