Healthy homes are important

What are the reasons why Healthy Homes Compliance so important?

One in three households rent from New Zealand and Glenside, and research suggests that rental houses are likely to be colder, older, have less effective heating, and generally tend to be of poorer quality than homes that are owned by the owner.

The damp, cold and mouldy houses are associated with negative well-being outcomes, particularly illnesses like colds, influenza, asthma, and cardiovascular conditions. Additionally, those who have reported at least four major issues with their housing often have lower levels of satisfaction with life and a decrease in mental wellbeing.

The improvement in the standard of Glenside rental property will allow tenants to enjoy improved physical and mental health, and lessen the disruptions to their work, education and living because of health issues. Your investment will also be better safeguarded from mildew, mould and damp , which means less maintenance costs in the long-term.

If a draught can be perceived as a result of gaps or holes or holes, it requirements to be closed.

What are the most unreasonable gaps or holes?

If you are able to feel external air coming in or a clear draught from a crack or a gap, then it is probably a gap or hole which requirements sealing in any way. Large gaps and cracks should be sealed permanently. The gaps that exceed 3mm that allow air to enter or exit from your house require to be sealed. For instance, if an open fireplace isn’t being used, it may cause draughts and should be sealed from. Landlords and property managers are responsible for ensuring that these draughts are stopped as much as imaginable.

There is no require to block gaps or holes in the construction. Adequate heaters are crucial for well-being houses

Heating Glenside

Glenside rental properties must have a fixed heating source which can warm the living room to at least 18degC, even on the most coldest days of the year. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical health as well as their mental health.

The source of heating needs to remain fixed (i.e. not portable) and at least 1.5 kW in heating capacity, and must meet the minimum heating capacity needed to heat the living space in general. A Heating Assessment Tool could be used to check if your current installed heater(s) are sufficient or whether you will need to ‘top up’ with an additional heater. Open fires as well as unflued combustion heaters such as the portable LPG bottle heaters aren’t considered to be safe heating options for those following the Healthy Homes Standard.

If the heating system you provide is an electric heater or heat pump it needs to be equipped with a thermostat. This will make the heating more consistent and efficient. For the majority of homes, bigger fixed heating devices such as heat pumps, wood burners, pellet burners or flued gas heaters will be required. In some instances, such as small apartments an electric, fixed heater could be enough.

If your living space already has a permanent heating source such as a heat pump, then it could require some additional energy to ensure it meets the requirements. Some types of heaters can’t be used to achieve the standard as they are either not effective, cost prohibitive to operate or unsafe to operate.

Bedrooms, living rooms, kitchens, and dining rooms are considered liveable spaces. Connecting spaces such as the hallway are not considered liveable , and thus don’t need an opening window or door.

Each window, door or the skylight needs to have the ability open to the outside, but remain at an open angle in order to allow to circulate fresh air as well as air flow.

Bathrooms, kitchens, and any other area in your home with shower, bath and cooktop or another moisture generating item will need appropriate extractor fans that vent to the outdoors. Our Healthy Homes Assessment service will ensure that there is sufficient ventilation throughout the living spaces with the right extractor fan for areas that are high in moisture.

Insulation Glenside

Underfloor and ceiling insulation is required to all rental homes since 1 July 2019. Property managers and landlords have to make sure that the insulation is in line with the new quality. In certain situations, the current ceiling insulation, or the insulation of the sub floor space may require to be added or replaced.

A well-insulated house can help control condensation and lower the chance of mould and dampness, and it will make more easy to the house to hold heat.

The "R" is a symbol for thermal resistance, and is a gauge of how well insulation can withstand heat flow. The more high the R-value, better the insulation.

Glenside Moisture Ingress & Drainage

The security of your rental home from moisture isn’t just about the inside of the building; you have to make sure there is somewhere for rain, surface as well as groundwater to move, and also stop it from getting inside. When it concerns damp and moisture it is typically what you don’t see that could become a major issue and cause damage to your investment and affecting your tenant’s well-being.

Rental properties must have effective drainage to eliminate the stormwater and surface waters, and ground water, including an appropriate outfall or runoff. Making sure that water is able to go, and that it doesn’t get sucked into structures is an crucial aspect of maintaining your property’s dry.

Alongside an irrigation system to stop moisture from entering, if your apartment has an enclosed gap between floorboards and ground, a ground water barrier must be installed if it’s reasonably practicable to do so.

A ground moisture barrier is generally made of polythene and is laid on top of the ground, in order to block any moisture in the ground from accumulating into the structure. It also assists in preventing any damage to your underfloor insulation.
