Draughts may lead to dropping temperatures within houses. A draughty home is more expensive to heat, which results in wasting money and energy.

If a draught could be felt through gaps that are too large or holes that it needs to be closed.

What are unreasonable gaps or holes?

If you can feel external air getting in, or see the sound of a clear draught emanating from a gap or hole, then it’s likely a crack or hole that requirements sealing in somehow. Cracks or gaps with large gaps must be fixed permanently. Cracks that are greater than 3mm and allow air to enter or exit of the house need sealing. For example, if an open fireplace is not in use, it may cause draughts and should be blocked off. Landlords and property managers are responsible for making sure such draughts are eliminated as much as possible.

There is no require to cover up holes or gaps which are part of the construction. For example, tiny gaps around windows and doors could be required to allow for movement of the building when the household gets warmer and cooler, so that they are able to be closed and opened rather than being stuck. We will examine all windows and doors as part of an Healthy Homes assessment of your rental property.

Heating Glenside

Glenside rental properties should have a permanent source of heating that can warm the largest or main living room to at least 18degC, even during the coldest winter days. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heat requirements to remain fixed (i.e., not portable), at minimum 1.5 kW in heating capacity and have the minimum required heating capacity to heat the living space in general. A Heating Assessment Tool could be used to determine whether the existing installed heater(s) are adequate or whether you will need to top up with an additional heater. Open fires and unflued combustion heaters like small portable LPG bottle heaters are not considered acceptable heating options for those following the Healthy Homes Standard.

If the heating that you provide is electric heating or heat source, it should include an thermostat. This will help make the heating more reliable and effective. For most properties, larger fixed heating devices such as heat pumps, wood burners pellet burners, flued gas heaters are required. However, in some cases like apartments with small spaces small apartments, a smaller electric fixed heater may be sufficient.

If your living space is already equipped with a fixed heating source, such as the heat pump, it might need a top up to meet the standards. Certain kinds of heaters cannot be used to comply with the quality as they are either inefficient, unaffordable to operate or unsafe to operate.

Ventilation Glenside

Every living space in the rental property should include at least one open windows or an exterior door to offer natural ventilation. In addition, humid areas such as kitchens and bathrooms should have an externally vented extractor fan that can remove moisture.

This ventilation quality is about recognising how dried air can be much easier to heat, and that a well ventilated rental property is less likely to grow damp and mould.

Bedrooms, living spaces, kitchens, and dining areas are considered to be liveable spaces. Connecting spaces like the hallway aren’t liveable , and thus don’t require an opening door or window.

Every window, door or Skylight needs at least of opening to the outside, but remain at an open angle in order to allow the circulation of fresh air and air flow.

Bathrooms, kitchens, as well as any other space in your home with shower, bath or cooktop, or any other moisture-producing item will require appropriate extractor fans that vent to the outdoors. This Healthy Homes Assessment service will check that there is adequate ventilation in each livable space, including suitable extractor fans in areas with high moisture.

Insulation Glenside

The insulation of the ceiling and underfloor is mandatory on all rental homes since July 1, 2019. All landlords and property managers must make sure that the insulation is up to current quality. In some cases, an existing insulation on the ceiling or in the sub floor space may require to be replaced or replaced.

A properly insulated home can reduce condensation and lessen the likelihood of dampness and mould, and it will make it easier to the household to hold warmth.

Insulation requirements to be in compliance with the R-values required for your area

The "R" refers to thermal resistance, and is a gauge of how well the insulation resists heat flow. The higher the R-value, the more effective the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9, underfloor R 1.3
  • Zone 2 – the rest area of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3

Glenside Moisture Ingress & Drainage

The security of your rental home from the effects of moisture isn’t just a matter of what’s inside the building It’s about having to ensure there is somewhere for surface, rain as well as groundwater to move, and stop it from coming inside. When it comes to moisture and damp it is typically not apparent that it can become a big problem that can cause the property to suffer and affecting the tenant’s well-being.

Properties that are rented must have effective drainage to get rid of the stormwater and surface waters and ground water. This includes the proper outfall or runoff. Making sure that water is able to go and that it doesn’t sit beneath structures is an crucial aspect of maintaining your property’s dry.

In addition to an irrigation system to stop moisture from entering, if your property has an enclosed space between floorboards and the surface, a ground moisture barrier must be constructed if it is reasonably practicable to install it.

An underground moisture barrier usually a polythene sheet laid over the ground, in order to block any moisture that is present in the ground from rising into the building. It also helps prevent any damage to your underfloor insulation.
