Unreasonable Gaps & Holes

Draught Stopping Fairfield

Draughts are a major cause of lower temperatures in houses. A cold house is more expensive to heat, resulting in wasted energy and increased bills.

If a draught could be felt through gaps that are too large or holes that it requirements to be sealed.

What are unreasonable gaps and holes?

If you are able to feel external air flowing in or an unobstructed draught coming from a gap or hole that is, it is likely a crack or hole which needs sealing in some way. Cracks or gaps with large gaps must be permanently stopped. The gaps that exceed 3mm that let air into or out from the house require the sealing. For instance, if an open fireplace isn’t in use it can cause draughts and should be shut off. Landlords and property managers are accountable for ensuring such draughts are eliminated in the maximum extent possible.

You don’t need to block off gaps or holes in the building. For instance, small gaps around windows and doors could be necessary to allow for the movement of the building as the house heats and cools, so that they can still be closed and opened instead of than sticking. We will check the windows and doors in your Healthy Homes assessment of your rental property.

Heating Fairfield

Fairfield rental properties should have a permanent heating source which can warm the largest or main living area to at minimum 18degC, even during the winter coldest days. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heat needs to be fixed (i.e., not portable), at minimum 1.5 Kilowatts in heating capacity, and it must have the minimum required heating capacity in the living area. The Heating Assessment Tool can be used to determine if the existing installed heater(s) are sufficient or whether you will need to ‘top up’ by adding a second heater. Fires that are open and unflued heaters such as portable LPG bottle heaters are not considered to be acceptable heating options for the Healthy Homes Standard.

If the heating you offer is electric heating or heat pump, it needs to include the thermostat. This makes the heating more consistent and efficient. In most houses, larger fixed heating systems such as wood burners, heat pumps pellet burners, flued gas heaters are necessary. However, in certain instances like small apartment buildings, a smaller fixed electric heater may suffice.

If the main living room already has a fixed heating source, like an air conditioner, it might just need a top up to be able to meet the standards. Certain kinds of heaters cannot be utilised to meet the quality as they are either not effective, cost prohibitive to operate or unsafe to operate.

Ventilation Fairfield

Every living space in a rental property must have at least one openable doors or windows to provide natural ventilation. Furthermore, moist areas such as kitchens or bathrooms need to have an externally vented extractor to take moisture away.

This ventilation quality is all about recognising it is that dried air can be much easier to heat and a property that is well ventilated is less likely to develop mould and damp.

Bedrooms, living rooms kitchens and dining rooms are all considered living spaces. Spaces that connect, such as the hallway aren’t liveable and do not require an opening window or door.

Each window, door , or the skylight requirements to be able to open to the outside, but remain set in an opening position, allowing ventilation and fresh air ventilation.

Bathrooms, kitchens, and any other room in your home with a bath, shower and cooktop or another moisture generating item will require suitable extractor fans that are vented to the outdoors. Our Healthy Homes Assessment service will check that there is adequate ventilation in every living space with the right extractor fan for areas that are high in moisture.

Insulation Fairfield

Underfloor and ceiling insulation is mandatory to all rental houses since 1 July 2019. All landlords and property managers must make sure the insulation meets this new quality. In some instances, an existing insulation on the ceiling or in the subfloor space may need to be replaced or replaced.

A properly insulated home can help control condensation and lower the chance of mould and dampness, and also makes much easier to allow the home to hold the heat.

Insulation needs to meet the R-values that are appropriate for your region.

The "R" refers to thermal resistance and it is a measurement of how well insulation resists heat flow. The more high the R-value, better the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – the remainder area of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 below floor R 1.3

Fairfield Moisture Ingress & Drainage

The security of your rental home from moisture isn’t just about the inside of the building It’s about having to ensure there is somewhere for surface, rain and ground water to go and stop it from coming inside. When it comes to moisture and damp it is often the things you don’t notice that can cause a lot of trouble and cause damage to your investment and affecting your tenant’s health.

Rental properties require to have effective drainage for the removal of storm water, surface water, and ground water. This includes an appropriate runoff or outfall. Making sure the water has a place to go, and it doesn’t sit beneath structures is an crucial aspect of maintaining your property’s dry.

In addition to a drainage system to prevent water ingress, if the apartment has an enclosed gap between the floor and the ground, a ground moisture barrier must be put in place when it’s reasonably practicable to do so.

A ground moisture barrier is generally a polythene sheet laid over the ground, in order to block any moisture from the ground from rising into the home. It also helps prevent from causing damage to the flooring insulation.
