Healthy homes are important

What are the reasons why Healthy Homes Compliance so important?

One in three households rent the property in New Zealand and Fairfield, and research shows us that these rental homes are likely to be colder, older, have less effective heating, and generally tend to be lower quality than owner occupied properties.

Cold, damp and mouldy homes can have negative health outcomes, particularly illnesses like colds, influenza, asthma, and cardiovascular conditions. Furthermore, people who experience at least four major house quality problems often experience low life satisfaction and reduced mental wellbeing.

Improving the standard of Fairfield rental property can help tenants enjoy better mental and physical health and minimise the disruption to work, learning and living due to health issues. Your investment will be protected from mildew, mould and damp-related damage, which results in less maintenance costs in the long run.

The Healthy Homes Standards are a list of the specific and minimum requirements for heating, insulation, Ventilation, Moisture Ingress and Drainage, and Draught Stopping in Fairfield rental properties.

Unreasonable Gaps & Holes

Draught Stopping Fairfield

Draughts may lead to lower temperatures in households. A cold home will cost more to heat, meaning wasting money and energy.

If a draft can be perceived as a result of gaps or holes that it requirements to be closed.

What are unjustifiable gaps or holes?

If you are able to feel external air flowing in or the sound of a clear draught emanating from a crack or a gap, then it’s likely to be a gap or hole that needs sealing in the way you can. Large cracks and gaps should be permanently stopped. Cracks that are greater than 3mm and allow air in or out into your house need the sealing. For instance, if an open fireplace isn’t used it may cause draughts and should be shut from. Property managers and landlords are responsible for making sure that draughts from the fireplace are removed as far as possible.

There is no require to block off holes or gaps in the building. For instance, small gaps around windows and doors might be necessary to allow for movement of the structure when the house heats and cools, in order to let them be shut and opened, rather than being stuck. We will inspect all windows and doors during an Healthy Homes assessment of your rental property.

Proper heating is important to ensure healthy homes

Heating Fairfield

Fairfield rental properties require a reliable source of heat that can heat the living space to at least 18degC, even during the winter coldest days. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical health and mental wellbeing.

The source of heat needs to be fixed (i.e. not portable) with at least 1.5 kW of heating capacity and have the minimum requirement for heat capacity for the main living room. The Heating Assessment Tool can be used to determine if the current installed heater(s) are adequate or if you’ll require to "top up" with a new heater. Open fires and unflued combustion heaters like small portable LPG bottle heaters are not considered acceptable heating options for those following the Healthy Homes Standard.

If the heating system you provide is electric heating or heat source, it requirements to include the thermostat. This will help make the heating more reliable and effective. For most properties, larger fixed heating systems such as heat pumps, wood burners, pellet burners or flued gas heaters will be required. However, in some cases like apartments with small spaces the smaller fixed electric heater might be enough.

If your living space already has a central heating source, like a heat pump, then it may require an upgrade in order to comply with the standards. Some types of heaters can’t be used to achieve the standard since they’re either not efficient, cost prohibitive to operate or are unsafe to operate.

Ventilation Fairfield

Every living space in a rental property must include at least one open door or window to offer natural airflow. In addition, high moisture areas such as kitchens and bathrooms need to have an externally vented extractor to eliminate moisture.

This ventilation standard is all about understanding that dry air is easier to heat and that a well ventilated rental property will be less prone to developing mould and damp.

Bedrooms, living spaces, kitchens, and dining areas are all considered living spaces. Connecting spaces such as the hallway aren’t considered liveable and therefore do not require an opening window or door.

Each window, door or Skylight requirements for them to be in a position to open to the outside, and stay at an open angle, allowing ventilation and fresh air air flow.

Bathrooms, kitchens, and any other area in your house that houses a bath, shower or cooktop, or any other moisture generating item will need adequate extractor fans that can be vented to the outside. We offer a Healthy Homes Assessment service will ensure that there is sufficient air circulation in every living space with the right extractor fan in high moisture areas.

Insulation Fairfield

Insulation for underfloor and ceilings is mandatory for all rent houses as of July 1st, 2019. All landlords and property managers have to ensure the insulation meets standards that are in line with the latest quality. In some cases, existing ceiling insulation or insulation in the subfloor space may need to be added or replaced.

A house that is well-insulated will reduce the risk of condensation, and decrease the risk of dampness and mould, as well as making an easier task to the household to hold warmth.

Insulation requirements to meet the R-values of your area.

The "R" signifies thermal resistance, and is a measure of how well insulation is able to resist heat flow. The more R-value is higher, the more effective the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – The rest area of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 below floor R 1.3

Fairfield Moisture Ingress & Drainage

Protecting your rental property from moisture isn’t just about the inside it is also about the outside. You must ensure there is somewhere to allow surface, rain or ground water, and stop it from coming into the building. When it is damp and moisture, it is usually what you don’t see that can become a big problem, causing damages to your investment and harming your tenant’s health.

Properties that are rented must have effective drainage to remove floodwaters, surface water and groundwater, with an appropriate runoff or outfall. Making sure the water has a place to go, and it isn’t allowed to remain beneath structures is an important aspect of making sure your property is dry.

Alongside an irrigation system to stop moisture ingress, if your property has an enclosed space between the floor and soil, a ground-water barrier must be constructed if it is reasonably practicable to do so.

The ground-moisture barrier typically a polythene sheet laid over the ground, in order to block any moisture in the ground from entering the home. It also helps in preventing moisture damage to the underfloor insulation.
