Healthy homes are important

What are the reasons why Healthy Homes Compliance so Important?

About 1 in 3 households rent homes in New Zealand and Fairfield, and research shows us that these rental houses are more likely to be older, colder, have less efficient heating and tend to be of poorer quality than houses that are owned by the owner.

Moldy, damp and cold homes are linked to negative well-being outcomes, particularly for ailments like colds and influenza, asthma, and cardiovascular conditions. Furthermore, people who report at least four major house quality problems often experience lower levels of satisfaction with life and a decrease in psychological well-being.

Enhancing the standard of Fairfield rental property will allow tenants to enjoy improved mental and physical health and reduce the disruptions to their work, education and daily life due to illnesses. Your investment is also secured from mildew, mould and damp-related damage, which results in less maintenance costs in the long run.

The Healthy Homes Standard is a list of the specific and minimum requirements for heating, insulation Ventilation, Moisture ingress and Drainage, as well as Draught Control for Fairfield rental properties.

Unreasonable Gaps & Holes

Draught Stopping Fairfield

Draughts are a major cause of lower temperatures in homes. A draughty house is more expensive to heat, meaning wasting energy and incurring higher costs.

If a draught can be felt from unreasonable gaps or holes the area needs to be closed.

What are unreasonable gaps and holes?

If you are able to feel external air flowing in or an unobstructed draught coming out of a hole or gap and you can feel it, it’s likely to be a gap or hole that requirements sealing in somehow. Cracks and gaps that are large should be fixed permanently. Cracks that are greater than 3mm and let air in or out from your home require sealing. For instance, if an open fireplace is not in use, it can cause draughts and should be shut from. Property managers and landlords are accountable for ensuring such draughts are eliminated in the maximum extent possible.

You don’t require to block up intentional holes or gaps that are part of the building. For example, tiny gaps around doors and windows might be necessary to allow movement of the structure as the household is heated and cools in order to let them be opened and closed rather than being stuck. We will examine every window and door in our Healthy Homes assessment of your rental property.

The proper heating equipment is crucial to ensure well-being houses

Heating Fairfield

Rental properties in Fairfield require a reliable source of heating that is able to heat the living space to at least 18degC, even during the winter coldest days. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heat needs to remain fixed (i.e., not portable) that is, at least 1.5 horsepower in capacity and have the minimum heating capacity needed in the living area. The Heating Assessment Tool can be used to determine if your current fix heater(s) are sufficient or whether you will require to "top-up" with an additional heater. Fires that are open and unflued heaters such as the portable LPG bottle heaters are not considered acceptable heating options in the Healthy Homes Standard.

If the heating that you offer is an electric heater (or heat pump), it should include the thermostat. This will help make the heating more uniform and efficient. For the majority of houses, bigger fixed heating equipment like heat pumps, wood burners, pellet burners or flued gas heaters are necessary. In some instances, like small apartment buildings, a smaller fixed electric heater may suffice.

If the living area already has a central heating source, such as heat pumps, it could require some additional energy in order to comply with the standards. Certain kinds of heaters aren’t able to be used to comply with the quality since they’re either costly, not affordable to run, and/or unhealthy to run.

Ventilation Fairfield

Each liveable space in a rental property has to have at least one openable window or exterior door to offer natural airflow. Additionally, areas with high moisture areas such as kitchens or bathrooms should be equipped with an externally vented extractor to eliminate moisture.

A ventilation standard is all about recognising that the dry atmosphere is much easier to heat, and that an apartment that is well-ventilated is less likely to be a victim of mould and damp.

Bedrooms, living rooms, kitchens and dining rooms are considered liveable areas. Spaces that connect, such as the hallway aren’t liveable and therefore don’t require an opening window or door.

Every window, door or the skylight needs to have the ability of opening to the outside while remaining closed, allowing ventilation and fresh air air flow.

All bathrooms and kitchens as well as any other space in your property with a bath, shower and cooktop or another moisture-producing item will need suitable extractor fans which are vented to the outside. This Healthy Homes Assessment service will ensure that there is sufficient ventilation in each livable space, including suitable extractor fans for areas that are high in moisture.

Insulation Fairfield

The insulation of the ceiling and underfloor is mandatory in all rental houses from 1 July 2019. Property managers and landlords are required to make sure the insulation meets standards that are in line with the latest quality. In certain situations, the old ceiling insulation as well as insulation within the subfloor space may need to be added or replaced.

A properly insulated home will help to control condensation and reduce the chances of dampness and mould, as well as making more easy to the house to retain warmth.

Insulation requirements to meet the R-values that are appropriate for your region.

The "R" stands for thermal resistance, and is a measure of how well insulation is able to resist heat flow. The more high the R-value, more efficient the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – the rest area of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 below floor R 1.3

Fairfield Moisture Ingress & Drainage

Protecting your rental property from the effects of moisture isn’t just a matter of the inside of the building; you have to make sure there is somewhere for surface, rain and ground water to go and stop it from coming into the building. When it concerns damp and moisture it is often what you don’t see that could be a huge problem that can cause damages to your investment and affecting the tenant’s health.

Rental properties should be equipped with effective drainage to eliminate storm water, surface water and groundwater, with the proper outfall or runoff. Making sure that water has a location to go, and that it isn’t allowed to remain beneath buildings is a vital aspect of making sure your property is dry.

In addition to a drainage system to avoid moisture from entering, if your property has an enclosed space between your flooring and the soil, a ground-water barrier must be constructed if it is reasonably practicable to do so.

A ground moisture barrier is usually a sheet of polythene that is placed over the ground, to block any moisture present in the ground from accumulating into the structure. It also helps to prevent water damage to the floor insulation.
