If a draught could be felt through gaps that are too large or holes that it requirements to be closed.

What are the most unreasonable gaps or holes?

If you can feel external air flowing in or an unobstructed draught coming from a hole or gap that is, it is probably a gap or hole that requirements sealing in some way. Cracks or gaps with large gaps must be fixed permanently. The gaps that exceed 3mm that let air into or out within the home need seals. Adequate heaters are important to ensure healthy homes

Heating Fairfield

Fairfield rental properties require a reliable source of heat that can heat the principal or the biggest living space to at least 18degC, even on the winter coldest days. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical health as well as their mental health.

The source of heating requirements to remain fixed (i.e. not portable), at least 1.5 Kilowatts in heating capacity and have the minimum requirement for heat capacity to heat the living space in general. A Heating Assessment Tool could be used to determine if the current fixed heater(s) are adequate or if you’ll require to top up by adding a second heater. Open fires and unflued combustion heaters such as small portable LPG bottle heaters are not considered to be suitable heating options for the Healthy Homes Standard.

If the heating you offer is an electric heater or heat pump, then it must be equipped with the thermostat. This will help make the heating more consistent and efficient. For the majority of homes, bigger fixed heating systems such as wood burners, heat pumps pellet burners, flued gas heaters are necessary. In some instances, like small apartments, a smaller fixed electric heater may suffice.

If the living area is already equipped with a fixed heating source such as heat pumps, it may need an update to make sure it meets the requirements. Certain kinds of heaters aren’t able to be used to comply with the quality since they’re either not efficient, cost prohibitive to operate and/or unsafe to run.

Ventilation Fairfield

Each living space within a rental home must have at least one opening windows or an exterior door to provide natural airflow. In addition, high moisture areas such as kitchens or bathrooms should be equipped with an externally vented extractor fan to get rid of moisture.

A ventilation standard is all about understanding it is that dry air will be easier to heat and that an apartment that is well-ventilated is less likely to grow mould and damp.

Bedrooms, living spaces, kitchens, and dining areas are considered liveable spaces. Connecting spaces like the hallway are not considered liveable , and thus do not need an opening door or window.

Each window, door or the skylight requirements to be able to open to the outside and remain set in an opening position to allow the circulation of fresh air and ventilation.

The bathrooms in all kitchens and every other room of your property with a bath, shower or cooktop, or any other water-generating appliance will require appropriate extractor fans that can be vented towards the outside. This Healthy Homes Assessment service will check that there is adequate air circulation in every living space that includes extractor fans that are suitable in areas of high moisture.

A well-insulated property can reduce condensation and lower the chance of dampness and mould, and it will make it easier for the household to keep the heat.

Fairfield Moisture Ingress & Drainage

The security of your rental home from water damage isn’t only about the inside of the building; you have to make sure there is somewhere for surface, rain or ground water, and prevent it from getting into the building. When it is damp and moisture, it is frequently the concerns you don’t notice that could be a huge problem and end up causing damages to your investment and affecting the tenant’s health.

Rental properties need to be equipped with effective drainage to remove rainwater, storm water and groundwater, with an appropriate runoff or outfall. Making sure the water has a proper place to go, and it doesn’t get sucked into buildings is an essential part of keeping your property dry.

In addition to a drainage system to avoid moisture from entering, if your rental is enclosed between your flooring and the ground, a ground water barrier must be put in place when it is reasonably practicable to do so.

Ground moisture barriers are typically made of polythene and is laid on top of the ground, in order to block any moisture present in the ground from getting into the property. It also helps to prevent from causing damage to the flooring insulation.
