Draughts can lead to lower temperatures in households. A humid home is more expensive to heat, meaning wasting energy and resulting in higher bills.

If a draught can be felt through gaps that are too large or holes, it requirements to be closed.

What are the most unreasonable gaps or holes?

If you can feel external air getting in, or see a clear draught out of a hole or gap, then it is likely a crack or an opening that requirements sealing in any way. Cracks and gaps that are large should be permanently stopped. Cracks that are greater than 3mm and let air in or out of your house need seals. In the case of an open fireplace is not in use, it could cause draughts, and should be sealed from. Property managers and landlords are accountable for ensuring that draughts from the fireplace are removed as far as imaginable.

You don’t need to cover up gaps or holes that are part of the construction. For instance, small gaps around windows and doors could be required to allow for movement of the building as the household gets warmer and cooler, so that they can still be opened and closed rather than being stuck. We will check all windows and doors as part of an Healthy Homes assessment of your rental property.

Adequate heaters are crucial for well-being houses

Heating Elderslea

Elderslea rental properties must have a fixed source of heat which can warm the living space to a minimum of 18degC even on the coldest days of the year. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical health and mental wellbeing.

The source of heat needs for it to be permanent (i.e. not portable), at minimum 1.5 kW of heating capacity, and it must have the minimum required heating capacity to heat the living space in general. A Heating Assessment Tool may be used to determine if the existing permanent heater(s) are adequate or whether you will need to "top up" by adding a second heater. Fires that are open and unflued heaters, such as the portable LPG bottle heaters aren’t considered to be suitable heating options for The Healthy Homes Standard.

If the heating system you offer is electric heating or heat source, it should include the thermostat. This will make the heating more reliable and effective. For most houses, larger fixed heating systems such as heat pumps, wood burners pellet burners, flued gas heaters are needed. In some instances, such as small apartments small apartments, a smaller electric fixed heater might be enough.

If your living space already has a permanent heating source such as the heat pump, it might require some additional energy to make sure it meets the requirements. Certain types of heaters cannot be utilised to meet the quality as they are either costly, not cost-effective to run, and/or unsafe to run.

Bedrooms, living rooms kitchens, and dining rooms are considered liveable spaces. Connecting spaces like the hallways are not liveable , and thus do not need an opening window or door.

Each window, door or the skylight requirements for them to be in a position open to the outside, and stay fixed in an open position in order to allow to circulate fresh air as well as ventilation.

All kitchens and bathrooms, and every other room of your home with a bath, shower and cooktop or another humidity-generating items will need proper extractor fan systems that vent out to the outside. We offer a Healthy Homes Assessment service will check that there is adequate ventilation throughout the living spaces and will also check for the proper extractor fans in areas of high moisture.

Insulation Elderslea

Insulation for underfloor and ceilings is a requirement on all rental homes since July 1, 2019. All landlords and property managers must make sure that the insulation is up to this new standard. In some instances, existing ceiling insulation or insulation in the subfloor space might need to be topped up or replaced.

A well-insulated house will help to control condensation, and decrease the risk of mould and dampness, and it will make much easier for the house to hold the heat.

Insulation needs to meet the R-values of your area.

The "R" refers to thermal resistance, and it is a measurement of how well insulation is able to resist heat flow. The more high the R-value, better the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – all of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3, underfloor R 1.3

Elderslea Moisture Ingress & Drainage

Keeping your rental property safe from the effects of moisture isn’t just a matter of what’s inside the building it is also about the outside. You must ensure there is somewhere for surface, rain or ground water, and prevent it from getting inside. When it is about damp and water, it is usually the concerns you don’t notice that can cause a lot of trouble, causing damage to your investment and affecting your tenant’s health.

Properties that are rented must have effective drainage to get rid of floodwaters, surface water and ground water, including the proper outfall or runoff. Making sure that the water has a proper place to go, and also that it isn’t allowed to remain beneath buildings is an essential part of maintaining your property’s dry.

Alongside the drainage system that will prevent the ingress of moisture, if your apartment has an enclosed gap between the floor and the ground, a ground water barrier must be put in place when it is reasonably practicable to install it.

Ground moisture barriers are generally a polythene sheet laid over the ground to prevent any moisture from the ground from entering the home. It also assists in preventing any damage to your underfloor insulation.
