Unreasonable Gaps & Holes

Draughts may lead to dropping temperatures within homes. A cold home is more expensive to heat, resulting in wasted money and energy.

If a draft can be felt from unreasonable gaps or holes or holes, it needs to be sealed.

What are the most unreasonable gaps or holes?

If you are able to feel external air coming in or an unobstructed draught coming from a crack or a gap, then it is most likely a gap or hole which requirements sealing in the way you can. Cracks or gaps with large gaps must be sealed permanently. Any gaps greater than 3mm that allow air to enter or exit within your home require seals. For instance, if an open fireplace isn’t used it may cause draughts and should be blocked off. Landlords and property managers are accountable for ensuring that such draughts are squelched as far as possible.

There is no need to block holes or gaps in the construction. For example, tiny gaps around windows and doors could be necessary to allow for the movement of the building when the household is heated and cools to allow them to be closed and opened instead of than sticking. We will inspect all doors and windows during an Healthy Homes assessment of your rental property.

The proper heating equipment is crucial for well-being homes

Heating Elderslea

Elderslea rental properties must have a fixed source of heating that is able to heat the principal or the biggest living room to at least 18degC, even during the coldest winter days. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heat requirements to remain fixed (i.e., not portable) that is, at minimum 1.5 Kilowatts in heating capacity, and meet the minimum heating capacity needed to heat the living space in general. The Heating Assessment Tool can be used to determine whether the installed heater(s) are sufficient or whether you will need to ‘top up’ with an additional heater. Open fires as well as unflued combustion heaters such as small portable LPG bottle heaters are not considered to be acceptable heating options for those following the Healthy Homes Standard.

If the heating that you provide is an electric heater (or heat pump), then it must be equipped with the thermostat. This will make the heating more uniform and efficient. For most homes, larger fixed heating equipment like wood burners, heat pumps, pellet burners or flued gas heaters are necessary. In certain situations, like small apartments an electric, fixed heater could be enough.

If the living area already has a central heating source, such as a heat pump, then it may require an update to be able to meet the standards. Certain types of heaters cannot be utilised to meet the quality because they’re inefficient, unaffordable to operate and/or unsafe to run.

A ventilation standard is all about recognising how dry air will be less difficult to heat, and that a property that is well ventilated is less likely to be a victim of damp and mould.

Living rooms, bedrooms, kitchens and dining rooms are all considered living spaces. Connecting spaces such as the hallway aren’t considered living spaces and therefore are not require an opening door or window.

Each window, door , or the skylight requirements to have the ability open to the outside while remaining set in an opening position, allowing for fresh air circulation and ventilation.

This Healthy Homes Assessment service will make sure there is sufficient ventilation in each livable space and will also check for the proper extractor fans in areas of high moisture.

Elderslea Moisture Ingress & Drainage

The security of your rental home from dampness isn’t just about the inside but you must make sure there is somewhere to allow surface, rain and ground water to go and prevent it from getting inside. When it concerns damp and moisture it’s frequently not apparent that it can become a big problem and end up causing damage to your investment as well as affecting your tenant’s health.

Rental properties should be equipped with effective drainage to remove rainwater, storm water and ground water, which includes the proper outfall or runoff. Making sure that the water has a location to go and that it can’t linger underneath the buildings is an essential part of making sure your property is dry.

In addition to the drainage system that will prevent the ingress of moisture, if your property has an enclosed space between floorboards and the surface, a ground moisture barrier must be put in place when it’s reasonably practicable to do so.

A ground moisture barrier is typically an insulating sheet of polythene laid over the ground, to block any moisture that is present in the ground from entering the building. It also helps prevent any damage to your underfloor insulation.
