Draughts are a major cause of dropping temperatures within houses. A cold home is more expensive to heat, which completed jobs in wasting money and energy.

If a draught is felt from unreasonable gaps or holes that it requirements to be sealed.

What are unjustifiable gaps or holes?

If you can feel external air entering or the air is clear from a crack or a gap, then it’s likely to be a gap or hole which requirements sealing in the way you can. Cracks or gaps with large gaps must be stopped permanently. The gaps that exceed 3mm that let air in or out into the house require sealing. For example, if an open fireplace isn’t being used, it may cause draughts and should be shut off. Landlords and property managers are accountable for ensuring that these draughts are stopped as much as possible.

You don’t require to block off holes or gaps which are part of the building. For instance, small gaps around doors and windows could be necessary to allow movement of the building when the house gets warmer and cooler, so that they can still be shut and opened, rather than sticking. We will check all doors and windows during the Healthy Homes assessment of your rental property.

Heating Ebdentown

Ebdentown rental properties should have a permanent source of heating that is able to heat the largest or main living area to at minimum 18degC, even on the coldest days of the year. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical health and mental outlook.

The source of heat needs that it be permanently fixed (i.e., not portable), at minimum 1.5 kW of heating capacity, and must meet the minimum required heating capacity to heat the living space in general. A Heating Assessment Tool could be used to check if the permanent heater(s) are adequate or whether you will require to ‘top up’ with a new heater. Fires that are open and unflued heaters, such as the portable LPG bottle heaters aren’t considered to be safe heating options for those following the Healthy Homes Standard.

If the heating system you provide is electric heating (or heat pump), it must include a thermostat. This will help make the heating more reliable and efficient. For the majority of homes, bigger fixed heating systems such as heat pumps, wood burners pellet burners, flued gas heaters are necessary. However, in certain instances like apartments with small spaces the smaller fixed electric heater may suffice.

If your main living space already has a permanent heating source like the heat pump, it may require some additional energy to make sure it meets the requirements. Certain kinds of heaters cannot be used to achieve the standard as they are either costly, not cost-effective to run, and/or unsafe to run.

All kitchens and bathrooms, and every other room of your house that houses a bath, shower cooker or any other humidity-generating items will require adequate extractor fans which are vented out to the outside. This Healthy Homes Assessment service will verify that there is enough air circulation in every living space with the right extractor fan in areas of high moisture.

Properties that are rented must have efficient drainage to remove storm water, surface water, and ground water, including an appropriate runoff or outfall. Making sure that water has a location to go, and that it doesn’t sit beneath structures is a crucial aspect of maintaining your property’s dry.

Alongside a drainage system to avoid water ingress, if the apartment has an enclosed gap between your flooring and ground, a ground moisture barrier must be installed if it’s reasonably practicable to do so.
