Unreasonable Gaps & Holes

Draught Stopping Ebdentown

Draughts are a major cause of low temperatures inside homes. A draughty house costs more to heat, which completed jobs in wasting energy and increased bills.

If a draught could be felt from unreasonable gaps or holes, it needs to be sealed.

What are unreasonable gaps and holes?

If you are able to feel external air getting in, or see the sound of a clear draught emanating from a gap or hole that is, it is most likely a gap or crack that requirements sealing in somehow. Cracks or gaps with large gaps must be sealed permanently. Gaps greater than 3mm that let air in or out of the house need seals. For instance, if an open fireplace isn’t being used, it could cause draughts, and should be sealed from. Property managers and landlords are responsible for making sure that these draughts are stopped as far as imaginable.

You don’t need to block holes or gaps in the building. For instance, small gaps around doors and windows could be necessary to allow movement of the structure as the home heats and cools, so that they are able to be closed and opened rather than being stuck. We will inspect all doors and windows in your Healthy Homes assessment of your rental property.

The proper heating equipment is crucial for healthy homes

Heating Ebdentown

Rental properties in Ebdentown require a reliable source of heating that can warm the living area to at minimum 18degC, even during the coldest winter days. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical health and mental well-being.

The source of heating requirements that it be permanently fixed (i.e., not portable) and at minimum 1.5 horsepower in capacity and have the minimum required heating capacity to heat the living space in general. A Heating Assessment Tool can be used to check if the existing permanent heater(s) are sufficient or if you’ll need to "top-up" with a new heater. Unflued combustion and open fire heaters like portable LPG bottle heaters aren’t considered acceptable heating options in The Healthy Homes Standard.

If the heating that you offer is an electric heater or heat pump it must be equipped with a thermostat. This will make your heating more consistent and effective. For most homes, larger fixed heating equipment like wood burners, heat pumps, pellet burners or flued gas heaters are necessary. However, in some cases such as small apartments an electric, fixed heater may be sufficient.

If the living area already has a central heating source, like heat pumps, it might need an upgrade to make sure it meets the requirements. Certain kinds of heaters aren’t able to be used to comply with the standard since they’re either expensive, inefficient and/or unhealthy to run.

Insulation Ebdentown

Underfloor and ceiling insulation is mandatory to all rental homes since July 1, 2019. Property managers and landlords are required to ensure that the insulation is in line with standards that are in line with the latest standard. In some cases, old ceiling insulation as well as insulation within the subfloor space may require to be added or replaced.

A house that is well-insulated will help to control condensation, and decrease the risk of mould and dampness and will also make much easier to the household to keep the heat.

Insulation needs to be in compliance with the R-values that are appropriate for your region.

The "R" signifies thermal resistance and it is a measurement of how well the insulation is able to resist heat flow. The greater the R-value, the higher the standard of insulation.

Ebdentown Moisture Ingress & Drainage

The security of your rental home from water damage isn’t only about the inside of the building it’s also about the outside. You must make sure there is somewhere for surface, rain or ground water and stop it from coming inside. When it concerns damp and moisture it’s typically not apparent that it can become a big problem, causing damage to your investment as well as harming your tenant’s health.

Rental properties should be equipped with efficient drainage to remove storm water, surface water and groundwater, with an appropriate runoff or outfall. Making sure the water has a place to go, and it doesn’t sit beneath structures is an important aspect of maintaining your property’s dry.

Alongside a drainage system to avoid moisture from entering, if your rental has an enclosed gap between the floor and the ground, a ground moisture barrier must be constructed if it is reasonably practicable to do so.

Ground moisture barriers are usually a polythene sheet laid over the ground to prevent any moisture from the ground from rising into the property. It also helps to prevent moisture damage to the underfloor insulation.
