Healthy homes are important

What is the reason Healthy Homes Compliance important?

Around 1 in 3 households rent in New Zealand and Ebdentown, and research shows us that these rental houses tend to be colder, older, have less effective heating and have lower standard than those owned by owners.

Damp, mouldy and cold homes are linked to negative health outcomes, particularly for ailments like colds and influenza, asthma, and cardiovascular issues. Additionally, those who have reported at least four key issues with their housing often have lower levels of satisfaction with life and a decrease in well-being.

Unreasonable Gaps & Holes

Draught Stopping Ebdentown

Draughts may lead to dropping temperatures within households. A damp house costs more to heat, which means wasting energy and resulting in higher bills.

If a draught could be perceived as a result of gaps or holes or holes, it requirements to be closed.

What are unjustifiable gaps or holes?

If you can feel external air flowing in or an unobstructed draught coming from a crack or a gap that is, it is likely to be a gap or an opening that needs sealing in some way. Cracks and gaps that are large should be stopped permanently. Any gaps greater than 3mm that allow air in or out from the house need sealing. For example, if the open fireplace isn’t being used, it can cause draughts and should be blocked from. Property managers and landlords are accountable for ensuring that these draughts are stopped whenever possible.

You don’t require to block holes or gaps which are part of the construction. For example, tiny gaps around doors and windows could be required to allow for the movement of the building when the house is heated and cools so that they can still be opened and closed rather than being stuck. We will check the windows and doors as part of the Healthy Homes assessment of your rental property.

A good heating system is crucial to ensure healthy homes

Heating Ebdentown

Ebdentown rental properties need to have a stable source of heat that can warm the main or largest living area to at minimum 18degC, even during the most coldest days of the year. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heat needs to remain fixed (i.e. not portable) that is, at least 1.5 kW of heating capacity, and must meet the minimum capacity for heating required for the main living space. A Heating Assessment Tool can be used to determine whether the current installed heater(s) are sufficient or if you’ll need to ‘top up’ with a new heater. Open fires and unflued combustion heaters, such as the portable LPG bottle heaters are not considered acceptable heating options for The Healthy Homes Standard.

If the heating you offer is electric heating (or heat pump), then it must be equipped with an thermostat. This will make your heating more consistent and effective. In most homes, larger fixed heating equipment like heat pumps, wood burners, pellet burners or flued gas heaters are needed. In some instances, such as small apartments, a smaller fixed electric heater might be enough.

If your main living space is already equipped with a fixed heating source like heat pumps, it may require an upgrade to be able to meet the standards. Certain types of heaters cannot be used to meet the standard since they’re either not efficient, cost prohibitive to operate or unsafe to operate.

Ventilation Ebdentown

Every living space in a rental home must have at least one openable window or exterior door to offer natural airflow. Furthermore, moist spaces like kitchens and bathrooms should be equipped with an venting fan outside to get rid of moisture.

The ventilation standard is about recognising it is that dry air is more easy to heat and a property that is well ventilated is less likely to be a victim of damp and mould.

Bedrooms, living rooms kitchens, and dining rooms are considered liveable spaces. Connecting spaces like the hallway aren’t liveable and don’t require an opening door or window.

Each door, window or the skylight requirements to be able of opening to the outside, and stay at an open angle, allowing ventilation and fresh air air flow.

All bathrooms and kitchens and any other area in your house that houses shower, bath or cooktop, or any other water-generating appliance will need adequate extractor fans that can be vented to the outdoors. The Healthy Homes Assessment service will make sure there is sufficient air circulation in every living space that includes extractor fans that are suitable in areas with high moisture.

Insulation Ebdentown

Insulation for underfloor and ceilings is required on all rental homes as of July 1st, 2019. Property managers and landlords should make sure the insulation meets the new quality. In some cases, an existing insulation on the ceiling or in the sub floor space may need to be topped up or replaced.

A properly insulated home will reduce the risk of condensation and lessen the likelihood of dampness and mould, and also makes an easier task to allow the household to keep heat.

Insulation needs to be in compliance with the R-values required for your area

The "R" stands for thermal resistance, and is a measure of how well insulation is able to resist heat flow. The more high the R-value, more efficient the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – The rest part of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 and underfloor R 1.3

Ebdentown Moisture Ingress & Drainage

Making sure your rental property is protected from dampness isn’t just about what’s inside the building it’s also about the outside. You must make sure there is somewhere for surface and ground water to go and stop it from coming inside. When it is about damp and water, it’s usually those things that you aren’t aware of that can cause a lot of trouble that can cause damage to your investment and affecting your tenant’s health.

Rental properties should be equipped with efficient drainage to remove floodwaters, surface water and ground water, including the proper outfall or runoff. Making sure the water has a location to go, and also that it doesn’t get sucked into buildings is a vital aspect of maintaining your property’s dry.

In addition to a drainage system to prevent moisture from entering, if your property has an enclosed space between the floor and the ground, a ground moisture barrier must be constructed if it is reasonably practicable to do so.

The ground-moisture barrier typically an insulating sheet of polythene laid over the ground, to block any moisture present in the ground from getting into the structure. It also helps prevent water damage to the floor insulation.
