Unreasonable Gaps & Holes

Draught Stopping Ebdentown

Draughts may lead to dropping temperatures within homes. A humid house will cost more to heat, which completed jobs in wasting energy and incurring higher costs.

If a draught could be felt from unreasonable gaps or holes or holes, it needs to be closed.

What are unreasonable gaps or holes?

If you can feel external air getting in, or see a clear draught from a gap or hole, then it is likely a crack or hole which requirements sealing in some way. Large gaps and cracks should be stopped permanently. Any gaps greater than 3mm that allow air to enter or exit within the house require seals. In the case of an open fireplace isn’t in use it can cause draughts and should be blocked off. Property managers and landlords are accountable for ensuring that these draughts are stopped in the maximum extent possible.

You don’t need to block off holes or gaps in the construction. For example, tiny gaps around windows and doors could be required to allow for the movement of the structure when the home gets warmer and cooler, so that they can still be closed and opened rather than securing. We will test the windows and doors during the Healthy Homes assessment of your rental property.

A good heating system is crucial to ensure healthy homes

Heating Ebdentown

Rental properties in Ebdentown should have a permanent source of heat that can warm the main or largest living space to at least 18degC even on the coldest winter days. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical health and mental outlook.

The heating source needs to remain fixed (i.e., not portable) and at least 1.5 kW of heating capacity, and it must have the minimum required heating capacity for the main living space. A Heating Assessment Tool can be used to determine whether the fixed heater(s) are sufficient or if you’ll require to top up with an additional heater. Open fires as well as unflued combustion heaters such as the portable LPG bottle heaters are not considered to be safe heating options in those following the Healthy Homes Standard.

If the heating you offer is an electric heater (or heat pump), it needs to be equipped with an thermostat. This will make the heating more consistent and effective. For most homes, larger heaters that are fixed, such as heat pumps, wood burners, pellet burners or flued gas heaters are needed. In some instances, like small apartments, a smaller fixed electric heater could be enough.

If your living space already has a central heating source, such as an air conditioner, it might need an upgrade to ensure it meets the requirements. Certain kinds of heaters cannot be used to achieve the standard because they’re costly, not cost-effective to run, or unsafe to operate.

Ventilation Ebdentown

Each living space within a rental home must include at least one open doors or windows to provide natural ventilation. Furthermore, moist areas such as kitchens and bathrooms should have an externally vented extractor to eliminate moisture.

A ventilation standard is all about recognising that dried air can be easier to heat and an apartment that is well-ventilated is less likely to develop damp and mould.

Living rooms, bedrooms, kitchens, and dining rooms are considered liveable spaces. Spaces that connect, such as the hallways are not living spaces and therefore don’t require an opening window or door.

Each window, door or the skylight needs at least to open up to the outside while remaining closed, allowing to circulate fresh air as well as air flow.

All kitchens and bathrooms, as well as any other space in your home that has shower, bath, cooktop or other high water-generating appliance will require appropriate extractor fans that are vented to the outside. The Healthy Homes Assessment service will check that there is adequate ventilation in every living space, including suitable extractor fans for areas that are high in moisture.

Insulation Ebdentown

Ceiling and underfloor insulation is a requirement in all rental houses since 1 July 2019. Property managers and landlords must ensure that the insulation is in line with standards that are in line with the latest quality. In some instances, existing ceiling insulation or insulation in the sub floor space might require to be replaced or replaced.

A well-insulated house can help control condensation and reduce the chances of mould and damp, and it will make more easy to the household to retain warmth.

Insulation requirements to meet the R-values of your area.

The "R" signifies thermal resistance and is a measure of how well insulation is able to resist heat flow. The more high the R-value, more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – The rest of the North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 below floor R 1.3

Ebdentown Moisture Ingress & Drainage

Keeping your rental property safe from dampness isn’t just about the inside of the building It’s about having to make sure there is somewhere for surface as well as groundwater to move, and prevent it from getting into the building. When it is about damp and water, it is often not apparent that it can cause a lot of trouble that can cause damage to your investment and affecting your tenant’s health.

Rental properties should be equipped with efficient drainage to eliminate storm water, surface water, and ground water, which includes an appropriate runoff or outfall. Making sure that water is able to go and that it doesn’t get sucked into buildings is a vital aspect of keeping your property dry.

In addition to an irrigation system to stop the ingress of moisture, if your apartment has an enclosed gap between the floor and ground, a ground moisture barrier should be put in place if it is reasonably practicable to do so.

Ground moisture barriers are generally a sheet of polythene that is placed over the ground to prevent any moisture from the ground from rising into the structure. It also helps to prevent any damage to your underfloor insulation.
