Unreasonable Gaps & Holes

Draught Stopping Ebdentown

Draughts can lead to less temperature in homes. A humid home is more expensive to heat, resulting in wasted energy and resulting in higher bills.

If a draft can be perceived as a result of gaps or holes or holes, it needs to be closed.

What are the most unreasonable gaps or holes?

If you can feel external air flowing in or the air is clear from a gap or hole and you can feel it, it is probably a gap or hole which requirements sealing in the way you can. Cracks and gaps that are large should be stopped permanently. Gaps greater than 3mm that let air into or out into the house require seals. For example, if the open fireplace isn’t used it could cause draughts, and should be shut from. Landlords and property managers are accountable for ensuring that these draughts are stopped as far as imaginable.

There is no need to block up intentional holes or gaps which are part of the building. For instance, small gaps around windows and doors could be necessary to allow for movement within the building when the home gets warmer and cooler, in order to let them be shut and opened, rather than being stuck. We will examine all doors and windows as part of the Healthy Homes assessment of your rental property.

Heating Ebdentown

Ebdentown rental properties need to have a stable heating source that can heat the living space to a minimum of 18 degrees Celsius, even on the most coldest days of the year. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical well-being and mental outlook.

The heating source requirements to remain fixed (i.e. not portable), at least 1.5 Kilowatts in heating capacity, and it must have the minimum required heating capacity for the main living space. A Heating Assessment Tool could be used to check if the existing fixed heater(s) are sufficient or whether you will need to top up with an additional heater. Open fires and unflued combustion heaters like portable LPG bottle heaters are not considered to be acceptable heating options under The Healthy Homes Standard.

If the heating you offer is an electric heater or heat pump, it must have the thermostat. This makes the heating more consistent and efficient. For the majority of homes, bigger heaters that are fixed, such as heat pumps, wood burners pellet burners, flued gas heaters are needed. In certain situations, like apartments with small spaces an electric, fixed heater could be enough.

If the main living room is already equipped with a fixed heating source, like a heat pump, then it might just require an upgrade in order to comply with the standards. Certain kinds of heaters cannot be used to comply with the quality because they’re not effective, cost prohibitive to operate or are unsafe to operate.

Ventilation Ebdentown

Each liveable space in a rental home must have at least one openable doors or windows to provide natural ventilation. Furthermore, moist areas like kitchens and bathrooms must have a suitable externally vented extractor fan that can get rid of moisture.

The ventilation standard is all about understanding how dried air can be more easy to heat and an apartment that is well-ventilated will be less prone to developing mould and damp.

Bedrooms, living rooms, kitchens, and dining areas are considered to be liveable spaces. Connecting spaces such as the hallways are not living spaces and therefore do not need an opening door or window.

Each window, door or skylight needs to be able to open to the outside and remain closed, allowing to circulate fresh air as well as ventilation.

All kitchens and bathrooms, and any other area in your house that houses shower, bath and cooktop or another humidity-generating items will need appropriate extractor fans that are vented to the outdoors. The Healthy Homes Assessment service will ensure that there is sufficient ventilation in each livable space and will also check for the proper extractor fans in areas of high moisture.

A house that is well-insulated will help to control condensation and lessen the likelihood of mould and damp, as well as making much easier to the house to keep heat.

Insulation requirements to be in compliance with the R-values of your area.

The "R" is a symbol for thermal resistance and is a gauge of how well insulation can withstand heat flow. The higher the R-value, the more effective the insulation.

Alongside the drainage system that will prevent moisture ingress, if your property has an enclosed space between your floor and soil, a ground-water barrier must be constructed if it’s reasonably practicable to install it.
