Unreasonable Gaps & Holes

Draught Stopping Ebdentown

Draughts can lead to low temperatures inside households. A cold home will cost more to heat, which means wasting energy and increased bills.

If a draft can be felt through gaps that are too large or holes or holes, it needs to be closed.

What are unjustifiable gaps or holes?

If you can feel external air getting in, or see an unobstructed draught coming from a crack or a gap that is, it is likely to be a gap or crack that needs sealing in the way you can. Large cracks and gaps should be permanently stopped. The gaps that exceed 3mm that let air in or out into the house need sealing. For example, if an open fireplace isn’t used it can cause draughts and should be sealed off. Property managers and landlords are responsible for ensuring that these draughts are stopped in the maximum extent possible.

You don’t require to block off holes or gaps that are part of the construction. For example, tiny gaps around doors and windows could be necessary to allow for movement of the structure as the home is heated and cools to allow them to be closed and opened rather than sticking. We will test all windows and doors as part of an Healthy Homes assessment of your rental property.

Heating Ebdentown

Ebdentown rental properties need to have a stable source of heating that is able to heat the main or largest living area to at minimum 18 degrees Celsius, even on the most coldest days of the year. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical health and mental outlook.

The source of heat needs to remain fixed (i.e., not portable), at least 1.5 kW in heating capacity and have the minimum requirement for heat capacity in the living area. A Heating Assessment Tool can be used to determine whether the fixed heater(s) are sufficient or whether you will require to top up with a new heater. Fires that are open and unflued heaters, such as the portable LPG bottle heaters are not considered acceptable heating options in Healthy Homes Standard. Healthy Homes Standard.

If the heating you offer is electric heating (or heat pump), it requirements to have the thermostat. This will help make the heating more reliable and efficient. For most properties, larger fixed heating equipment like wood burners, heat pumps, pellet burners or flued gas heaters are needed. In certain situations, like small apartment buildings an electric, fixed heater could be enough.

If the main living room already has a permanent heating source such as an air conditioner, it may require a top up to meet the standards. Certain types of heaters cannot be used to achieve the standard because they’re expensive, inefficient or are unsafe to operate.

Ventilation Ebdentown

Each liveable space in a rental house must contain at minimum one open window or exterior door to offer natural ventilation. In addition, humid areas like kitchens and bathrooms need to have an externally vented extractor fan to eliminate moisture.

This ventilation quality is all about understanding how the dry atmosphere is easier to heat and an apartment that is well-ventilated will be less prone to developing damp and mould.

Living rooms, bedrooms, kitchens, and dining rooms are considered liveable areas. Spaces that connect, such as the hallways are not liveable and therefore do not need an opening window or door.

Each window, door , or Skylight needs to have the ability open to the outside, and stay fixed in an open position in order to allow ventilation and fresh air ventilation.

The bathrooms in all kitchens and any other room in your house that houses shower, bath or cooktop, or any other moisture-producing item will need adequate extractor fans that are vented to the outside. Our Healthy Homes Assessment service will check that there is adequate ventilation in every living space, including suitable extractor fans in areas with high moisture.

Making sure the water has a location to go, and also that it doesn’t get sucked into buildings is a vital aspect of maintaining your property’s dry.

In addition to an irrigation system to stop moisture from entering, if your rental has an enclosed gap between floorboards and surface, a ground moisture barrier must be put in place when it’s reasonably practicable to do so.
