Fines for Failing to Comply

As of 1st July 2021, when a new or renewed contract is signed on an Ebdentown rental property, all Healthy Homes compliance tasks must be finished within 90 days.

From the 1st of July in 2021, when a brand new, renewed or varied lease is entered into on an Ebdentown rental property, all Healthy Homes compliance work must be completed by the end of 90 days.

When Do I need to be in compliance with the Healthy Homes Standards?

Ebdentown Healthy Homes Compliance Timeframes

Tenancies established in the period between July 1st 2019 and 30 June 2021

  • The insulation of the ceiling and underfloor is mandatory throughout Ebdentown and New Zealand rental houses where it’s reasonably practicable to install.
  • A Healthy Homes Intent to Comply Statement along with an Insulation Declaration and an Insurance Statement must be included in any new, renewed or modified tenancy agreement.
  • Property managers and landlords must keep records that demonstrate conformance with all Healthy Homes Standards that apply or will be in force during the tenure of their rental properties.

Starting 1 July 2021

  • Property managers and private landlords have to ensure their rental properties comply to the Healthy Homes Standard within 90 days of any new, renewed , or altered Tenancy.
  • All boarding houses (except Kainga Ora and Community Housing Providers with registered boarder household tenancies) must adhere to the Healthy Homes Standard regardless of the date the tenancy was started.

From 1 July 2023

  • All households rented to Kainga Ora (formerly Housing New Zealand) and Community Housing Providers that are registered must meet the Healthy Homes Standards regardless of when the tenancy began.

Starting 1 July 2024

  • All rental houses must comply with the Healthy Homes Standard regardless of when the tenancy began.

Heating Ebdentown

Ebdentown rental properties should have a permanent source of heating which can warm the largest or main living space to at least 18degC, even on the coldest days of the year. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being and mental wellbeing.
