Unreasonable Gaps & Holes

Draught Stopping Ebdentown

Draughts are a major cause of low temperatures inside houses. A humid home costs more to heat, which completed jobs in wasting money and energy.

If a draught can be noticed from gaps that are not adequate or holes, it needs to be sealed.

What are unreasonable gaps or holes?

If you are able to feel external air coming in or a clear draught from a hole or gap and you can feel it, it’s likely a crack or an opening that requirements sealing in the way you can. Cracks and gaps that are large should be fixed permanently. The gaps that exceed 3mm that allow air in or out from your home need the sealing. For example, if the open fireplace isn’t used it may cause draughts and should be shut off. Landlords and property managers are accountable for ensuring that these draughts are stopped in the maximum extent possible.

There is no require to block off holes or gaps in the building. For example, tiny gaps around windows and doors may be required to allow for movement within the building when the house gets warmer and cooler, to allow them to be closed and opened rather than being stuck. We will examine all windows and doors during an Healthy Homes assessment of your rental property.

Heating Ebdentown

Ebdentown rental properties should have a permanent source of heat which can warm the principal or the biggest living space to at least 18degC even on the coldest winter days. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical health as well as their mental health.

The source of heat needs for it to be permanent (i.e., not portable) and at least 1.5 horsepower in capacity, and must meet the minimum heating capacity needed for the main living space. A Heating Assessment Tool can be used to determine whether the current fixed heater(s) are adequate or if you’ll require to ‘top up’ with an additional heater. Open fires as well as unflued combustion heaters such as the portable LPG bottle heaters aren’t considered to be suitable heating options for The Healthy Homes Standard.

If the heating you offer is an electric heater or heat pump, then it must include an thermostat. This will help make the heating more reliable and efficient. In most homes, larger fixed heating systems such as heat pumps, wood burners, pellet burners or flued gas heaters will be required. In certain situations, like apartments with small spaces, a smaller fixed electric heater could be enough.

If the main living room already has a central heating source like an air conditioner, it might just require some additional energy to make sure it meets the requirements. Certain kinds of heaters aren’t able to be used to comply with the standard as they are either expensive, inefficient and/or unsafe to run.

Ventilation Ebdentown

Every living space of a rental property must have at least one openable windows or an exterior door to provide natural airflow. In addition, high moisture areas such as kitchens and bathrooms need to have an externally vented extractor to get rid of moisture.

A ventilation quality is all about recognising the fact that the dry atmosphere is easier to heat and that the property that is properly ventilated is less likely to develop damp and mould.

Bedrooms, living rooms, kitchens, and dining areas are considered to be liveable spaces. Spaces that connect, such as the hallway are not considered liveable and therefore are not need an opening window or door.

Every window, door or Skylight needs to be able open to the outside, and stay closed, allowing for fresh air circulation and ventilation.

All kitchens and bathrooms, and any other area in your home that has shower, bath and cooktop or another moisture-producing item will require adequate extractor fans that vent to the outdoors. This Healthy Homes Assessment service will make sure there is sufficient ventilation in each livable space that includes extractor fans that are suitable in areas with high moisture.

Insulation Ebdentown

Ceiling and underfloor insulation is a requirement in all rental houses as of July 1st, 2019. All landlords and property managers must ensure that the insulation is in line with this new quality. In some instances, current ceiling insulation, or the insulation of the subfloor space might require to be replaced or replaced.

A house that is well-insulated will help to control condensation and lessen the likelihood of dampness and mould, as well as making more easy to the home to hold heat.

Insulation needs to meet the R-values for your area

The "R" stands for thermal resistance and is a gauge of how well the insulation withstands heat flow. The more R-value is higher, the more effective the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9, underfloor R 1.3
  • Zone 2 – The rest area of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 and underfloor R 1.3

Ebdentown Moisture Ingress & Drainage

Making sure your rental property is protected from the effects of moisture isn’t just a matter of the interior of the building It’s about having to make sure there is somewhere for rain, surface and ground water to go, and prevent it from getting into the building. When it concerns damp and moisture it’s frequently those things that you aren’t aware of that can cause a lot of trouble and end up causing damage to your investment as well as affecting the tenant’s well-being.

Properties that are rented must have efficient drainage to eliminate floodwaters, surface water, and ground water, which includes an appropriate outfall or runoff. Making sure that water has a location to go, and it doesn’t get sucked into buildings is a vital aspect of keeping your property dry.

In addition to a drainage system to avoid moisture from entering, if your apartment has an enclosed gap between your floor and ground, a ground moisture barrier must be constructed if it is reasonably practicable to install it.

A ground moisture barrier is typically an insulating sheet of polythene laid over the ground, to block any moisture from the ground from accumulating into the building. It also helps to prevent any damage to your underfloor insulation.
