Unreasonable Gaps & Holes

Draught Stopping Ebdentown

Draughts may lead to lower temperatures in households. A draughty house will cost more to heat, which means wasting energy and increased bills.

If a draught could be perceived as a result of gaps or holes, it needs to be closed.

What are the most unreasonable gaps or holes?

If you can feel external air flowing in or the air is clear from a gap or hole that is, it’s most likely a gap or crack that needs sealing in somehow. Cracks or gaps with large gaps must be sealed permanently. The gaps that exceed 3mm that allow air in or out into the house require seals. For example, if an open fireplace isn’t in use it could cause draughts, and should be sealed from. Property managers and landlords are responsible for making sure that such draughts are squelched as much as possible.

There is no need to cover up holes or gaps which are part of the building. For instance, small gaps around windows and doors could be necessary to allow for movement of the building as the home gets warmer and cooler, so that they are able to be closed and opened rather than being stuck. We will check all windows and doors in our Healthy Homes assessment of your rental property.

Heating Ebdentown

Rental properties in Ebdentown require a reliable source of heating that is able to heat the principal or the biggest living room to at least 18 degrees Celsius, even on the winter coldest days. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical well-being and mental wellbeing.

The source of heating needs to be fixed (i.e. not portable), at minimum 1.5 Kilowatts in heating capacity and have the minimum requirement for heat capacity to heat the living space in general. A Heating Assessment Tool could be used to determine if your current fix heater(s) are sufficient or whether you will require to top up by adding a second heater. Open fires as well as unflued combustion heaters such as the portable LPG bottle heaters aren’t considered to be safe heating options under the Healthy Homes Standard.

If the heating system you provide is an electric heater or heat source, it must include the thermostat. This will help make the heating more uniform and efficient. For most houses, larger fixed heating systems such as heat pumps, wood burners pellet burners, flued gas heaters are necessary. However, in certain instances like small apartment buildings, a smaller fixed electric heater may suffice.

If your living space already has a fixed heating source, such as an air conditioner, it could need some additional energy to be able to meet the standards. Some types of heaters can’t be used to comply with the quality since they’re either not effective, cost prohibitive to operate and/or unhealthy to run.

Ventilation Ebdentown

Every living space of a rental property has to include at least one open windows or an exterior door to provide natural airflow. In addition, humid areas such as kitchens or bathrooms should have an externally vented extractor to remove moisture.

This ventilation quality is all about acknowledging that dried air can be less difficult to heat and a property that is well ventilated is less likely to be a victim of mould and damp.

Bedrooms, living rooms, kitchens, and dining rooms are considered liveable areas. Connecting spaces such as the hallways are not liveable and therefore do not require an opening window or door.

Each window, door , or Skylight needs for them to be in a position open to the outside, but remain closed to allow the circulation of fresh air and air flow.

All kitchens and bathrooms, as well as any other space in your home with shower, bath cooker or any other moisture-producing item will need suitable extractor fans which are vented towards the outside. Our Healthy Homes Assessment service will verify that there is enough ventilation throughout the living spaces, including suitable extractor fans in high moisture areas.

Insulation Ebdentown

The insulation of the ceiling and underfloor is a requirement to all rental houses since 1 July 2019. Property managers and landlords have to make sure the insulation meets this new standard. In certain situations, the existing ceiling insulation or insulation in the subfloor space may require to be added or replaced.

A well-insulated property will help to control condensation and lower the chance of mould and damp, and also makes it easier for the house to keep warmth.

Insulation requirements to meet the R-values required for your area

The "R" refers to thermal resistance, and is a measure of how well insulation withstands heat flow. The greater the R-value, the higher the quality of insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9, underfloor R 1.3
  • Zone 2 – the rest of the North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 and underfloor R 1.3

Ebdentown Moisture Ingress & Drainage

The security of your rental home from moisture isn’t just about the inside of the building; you have to make sure there is somewhere for rain, surface and underground water to flow, and to prevent it from getting into the building. When it comes to moisture and damp it is often those concerns that you aren’t aware of that could become a major issue that can cause damage to your investment as well as affecting the tenant’s well-being.

Rental properties must have efficient drainage to get rid of storm water, surface water and groundwater, with an appropriate outfall or runoff. Making sure that the water is able to go, and that it can’t linger underneath the structures is an crucial aspect of keeping your property dry.

Alongside an irrigation system to stop the ingress of moisture, if your rental has an enclosed gap between floorboards and the ground, a ground water barrier should be put in place if it’s reasonably practicable to do so.

An underground moisture barrier generally made of polythene and is laid on top of the ground to prevent any moisture in the ground from getting into the property. It also helps to prevent from causing damage to the flooring insulation.
