If a draught could be noticed from gaps that are not adequate or holes that it requirements to be sealed.

What are unreasonable gaps or holes?

If you can feel external air flowing in or the sound of a clear draught emanating from a gap or hole, then it is most likely a gap or hole which requirements sealing in any way. Large gaps and cracks should be fixed permanently. Any gaps greater than 3mm that allow air to enter or exit of the home require seals. In the case of an open fireplace isn’t being used, it can create draughts. This should be shut from. Property managers and landlords are accountable for ensuring such draughts are eliminated as far as imaginable.

You don’t require to block off holes or gaps that are part of the construction. For example, tiny gaps around windows and doors could be required to allow for movement within the structure as the home warms and cools so that they can still be shut and opened, rather instead of being stuck. We will examine all windows and doors as part of your Healthy Homes assessment of your rental property.

Heating Days Bay

Days Bay rental properties must have a fixed source of heating which can warm the largest or main living space to at least 18 degrees Celsius, even on the coldest days of the year. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heating requirements for it to be permanent (i.e., not portable) that is, at minimum 1.5 kW in heating capacity and have the minimum required heating capacity in the living area. A Heating Assessment Tool may be used to determine if your current permanent heater(s) are adequate or whether you will need to ‘top up’ with an additional heater. Open fires as well as unflued combustion heaters like portable LPG bottle heaters are not considered to be safe heating options in the Healthy Homes Standard.

If the heating you provide is an electric heater or heat source, it should be equipped with a thermostat. This will make the heating more uniform and effective. For most houses, larger fixed heating devices such as heat pumps, wood burners, pellet burners or flued gas heaters will be required. However, in some cases like apartments with small spaces small apartments, a smaller electric fixed heater might be enough.

If your main living space is already equipped with a fixed heating source like an air conditioner, it may require an update in order to comply with the standards. Some types of heaters can’t be used to comply with the quality since they’re either costly, not cost-effective to run, and/or unhealthy to run.

Days Bay Moisture Ingress & Drainage

Keeping your rental property safe from water damage isn’t only about the inside of the building but you must ensure there is somewhere for rain, surface as well as groundwater to move, and stop it from coming into the building. When it is about damp and water, it’s frequently the concerns you don’t notice that can cause a lot of trouble that can cause damages to your investment and harming your tenant’s health.

Rental properties must have effective drainage to remove the stormwater and surface waters, and groundwater, with an appropriate outfall or runoff. Making sure that water is able to go, and also that it isn’t allowed to remain beneath structures is a crucial aspect of keeping your property dry.

In addition to an irrigation system to stop moisture ingress, if your rental is enclosed between your floor and ground, a ground moisture barrier must be put in place when it’s reasonably practicable to do so.

Ground moisture barriers are typically a polythene sheet laid over the ground to prevent any moisture present in the ground from accumulating into the structure. It also assists in preventing water damage to the floor insulation.
