Healthy homes are important

What are the reasons why Healthy Homes Compliance So Important?

One in three households rent in New Zealand and Crofton Downs, and research indicates that rental houses are more likely to be older, colder, are not as efficient heating, and generally have lower standard than those owned by owners.

Cold, damp and mouldy houses are linked to negative well-being results, specifically for illnesses like colds, asthma, as well as cardiovascular diseases. Additionally, those who report at least four key house quality problems often experience less satisfaction in their lives and lower psychological well-being.

Improving the standard of Crofton Downs rental property can help tenants enjoy better mental and physical health, and lessen the disruptions to their work, education and living due to illnesses. Your investment is also better secured from mildew, mould and damp damage, meaning less costs of maintenance in the long run.

The Healthy Homes Standard is a set of specific and minimal standards for heating, insulation Ventilation, Moisture Ingress and Drainage, as well as Draught-stopping in Crofton Downs rental properties.

Draughts can lead to less temperature in houses. A humid home will cost more to heat, meaning wasting energy and resulting in higher bills.

If a draft can be felt through gaps that are too large or holes, it requirements to be sealed.

What are unreasonable gaps and holes?

If you can feel external air coming in or the air is clear from a gap or hole that is, it’s most likely a gap or crack that requirements sealing in any way. Large cracks and gaps should be sealed permanently. The gaps that exceed 3mm that let air into or out of the home require to be sealed. For instance, if an open fireplace isn’t being used, it can create draughts. This should be sealed from. Landlords and property managers are responsible for ensuring that draughts from the fireplace are removed whenever possible.

There is no require to block off gaps or holes that are part of the building. Heating Crofton Downs

Rental properties in Crofton Downs should have a permanent heating source that can heat the largest or main living space to a minimum of 18degC, even on the coldest winter days. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical health and mental wellbeing.

The source of heat needs to remain fixed (i.e., not portable), at least 1.5 kW of heating capacity, and it must have the minimum heating capacity needed for the main living room. A Heating Assessment Tool can be used to check if the existing installed heater(s) are sufficient or if you’ll require to ‘top up’ with an additional heater. Open fires as well as unflued combustion heaters such as small portable LPG bottle heaters aren’t considered to be acceptable heating options in those following the Healthy Homes Standard.

If the heating that you provide is an electric heater or heat source, it requirements to have a thermostat. This makes the heating more consistent and effective. For most properties, larger fixed heating equipment like wood burners, heat pumps, pellet burners or flued gas heaters are needed. In certain situations, like apartments with small spaces the smaller fixed electric heater may suffice.

If the living area already has a permanent heating source such as the heat pump, it could need an update in order to comply with the standards. Certain types of heaters cannot be used to achieve the standard as they are either costly, not cost-effective to run, and/or unhealthy to run.

Ventilation Crofton Downs

Each living space within a rental property has to include at least one open window or exterior door to offer natural ventilation. Additionally, areas with high moisture areas like kitchens and bathrooms should have an externally vented extractor to get rid of moisture.

A ventilation quality is about recognising the fact that dry air will be less difficult to heat and that an apartment that is well-ventilated is less likely to develop mould and damp.

Living rooms, bedrooms, dining rooms, and kitchens are considered to be liveable spaces. Connecting spaces like the hallways are not liveable and therefore don’t need an opening door or window.

Each window, door , or the skylight needs to have the ability to open to the outside and remain at an open angle to allow for fresh air circulation and ventilation.

All bathrooms and kitchens and every other room of your home that has a bath, shower, cooktop or other high water-generating appliance will require adequate extractor fans that vent to the outdoors. This Healthy Homes Assessment service will check that there is adequate air circulation in every living space that includes extractor fans that are suitable in high moisture areas.

Insulation Crofton Downs

The insulation of the ceiling and underfloor is mandatory in all rental homes since July 1, 2019. Property managers and landlords should ensure the insulation meets standards that are in line with the latest standard. In some instances, an existing insulation on the ceiling or in the subfloor space might require to be topped up or replaced.

A properly insulated home can help control condensation and reduce the chances of mould and damp, and will also make more easy for the household to retain warmth.

Insulation requirements to meet the R-values that are appropriate for your region.

The "R" signifies thermal resistance, and it is a measurement of how well the insulation can withstand heat flow. The greater the R-value, the higher the quality of insulation.

Crofton Downs Moisture Ingress & Drainage

The security of your rental home from moisture isn’t just about the interior of the building but you must ensure there is somewhere for surface and ground water to go, and also stop it from getting inside. When it is about damp and water, it is usually the concerns you don’t notice that could be a huge problem that can cause damage to your investment and harming your tenant’s well-being.

Rental properties need to be equipped with effective drainage to remove storm water, surface water, and ground water, which includes an appropriate outfall or runoff. Making sure that water has a location to go, and that it isn’t allowed to remain beneath buildings is an essential part of keeping your property dry.

Alongside a drainage system to prevent moisture from entering, if your rental has an enclosed gap between your floor and the ground, a ground water barrier must be constructed if it’s reasonably practicable to install it.

An underground moisture barrier usually made of polythene and is laid on top of the ground to stop any moisture in the ground from getting into the structure. It also helps prevent any damage to your underfloor insulation.
