Draughts increase the likelihood of low temperatures inside homes. A humid house costs more to heat, resulting in wasted energy and increased bills.

If a draft can be noticed from gaps that are not adequate or holes or holes, it requirements to be sealed.

What are unreasonable gaps and holes?

If you can feel external air flowing in or the sound of a clear draught emanating from a crack or a gap or crack, then it’s likely a crack or an opening that needs sealing in some way. Cracks or gaps with large gaps must be sealed permanently. Any gaps greater than 3mm that allow air to enter or exit of your home require to be sealed. For instance, if an open fireplace isn’t being used, it could cause draughts, and should be blocked off. Property managers and landlords are accountable for making sure that such draughts are squelched as much as possible.

You don’t require to block holes or gaps which are part of the building. For example, tiny gaps around windows and doors could be required to allow for movement of the building as the house gets warmer and cooler, to allow them to be closed and opened instead of than being stuck. We will inspect every window and door during an Healthy Homes assessment of your rental property.

Heating Crofton Downs

Crofton Downs rental properties must have a fixed source of heating that is able to heat the main or largest living space to at least 18degC, even during the coldest winter days. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heat requirements to remain fixed (i.e., not portable) with at minimum 1.5 Kilowatts in heating capacity and have the minimum heating capacity needed for the main living room. A Heating Assessment Tool can be used to check if the installed heater(s) are adequate or whether you will need to top up with an additional heater. Open fires as well as unflued combustion heaters such as small portable LPG bottle heaters are not considered to be suitable heating options in The Healthy Homes Standard.

If the heating that you offer is electric heating or heat pump, then it must include an thermostat. This will help make the heating more uniform and effective. For most homes, larger fixed heating systems such as wood burners, heat pumps, pellet burners or flued gas heaters are required. In certain situations, like small apartments the smaller fixed electric heater may be sufficient.

If the living area is already equipped with a fixed heating source, such as an air conditioner, it may need an update to meet the standards. Some types of heaters can’t be used to meet the quality as they are either costly, not cost-effective to run, and/or unsafe to run.

Ventilation Crofton Downs

Each living space within the rental property should include at least one open door or window to offer natural ventilation. Additionally, areas with high moisture areas like kitchens and bathrooms must have a suitable externally vented extractor fan to eliminate moisture.

A ventilation quality is all about recognising the fact that dry air is more easy to heat, and that a property that is well ventilated is less likely to be a victim of mould and damp.

Bedrooms, living rooms, kitchens, and dining areas are all considered living spaces. Connecting spaces like the hallway are not considered liveable , and thus don’t require an opening window or door.

Each window, door , or skylight requirements to have the ability to open to the outside while remaining fixed in an open position to allow to circulate fresh air as well as ventilation.

All kitchens and bathrooms, and any other room in your home with shower, bath and cooktop or another water-generating appliance will require proper extractor fan systems that can be vented out to the outside. The Healthy Homes Assessment service will make sure there is sufficient ventilation throughout the living spaces that includes extractor fans that are suitable in areas with high moisture.

Insulation Crofton Downs

Insulation for underfloor and ceilings is required for all rent homes since 1 July 2019. All landlords and property managers must make sure the insulation meets standards that are in line with the latest quality. In some cases, existing ceiling insulation or insulation in the sub floor space might require to be topped up or replaced.

A house that is well-insulated will help to control condensation and lessen the likelihood of dampness and mould, and it will make an easier task to allow the house to keep warmth.

Insulation needs to meet the R-values of your area.

The "R" signifies thermal resistance, and is a measure of how well the insulation withstands heat flow. The greater the R-value, the higher the standard of insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – the remainder of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 below floor R 1.3

Crofton Downs Moisture Ingress & Drainage

Protecting your rental property from moisture isn’t just about the inside it’s also about the outside. You must ensure there is somewhere for surface or ground water and prevent it from getting inside. When it concerns damp and moisture it’s typically the things you don’t notice that can become a big problem and end up causing damage to your investment and affecting the tenant’s well-being.

Rental properties should have efficient drainage to eliminate floodwaters, surface water, and ground water. This includes an appropriate outfall or runoff. Making sure that water is able to go and that it isn’t allowed to remain beneath structures is an crucial aspect of making sure your property is dry.

In addition to a drainage system to avoid moisture ingress, if your rental is enclosed between the floor and the surface, a ground moisture barrier must be constructed if it’s reasonably practicable to do so.

Ground moisture barriers are generally a polythene sheet laid over the ground to prevent any moisture present in the ground from getting into the structure. It also helps in preventing from causing damage to the flooring insulation.
