Unreasonable Gaps & Holes

Draughts are a major cause of lower temperatures in homes. A cold house is more expensive to heat, which completed jobs in wasting energy and incurring higher costs.

If a draught could be felt through gaps that are too large or holes or holes, it requirements to be closed.

What are unreasonable gaps or holes?

If you are able to feel external air coming in or a clear draught out of a hole or gap or crack, then it is probably a gap or hole that needs sealing in some way. Large gaps and cracks should be sealed permanently. The gaps that exceed 3mm that let air in or out of the home require seals. For instance, if an open fireplace isn’t being used, it could cause draughts, and should be shut from. Landlords and property managers are accountable for ensuring that draughts from the fireplace are removed as far as possible.

You don’t need to block holes or gaps which are part of the building. For example, tiny gaps around doors and windows may be required to allow for movement of the structure when the home heats and cools, so that they are able to be closed and opened instead of than securing. We will inspect all doors and windows during the Healthy Homes assessment of your rental property.

Heating Crofton Downs

Rental properties in Crofton Downs require a reliable heating source that can heat the largest or main living room to at least 18degC, even during the coldest winter days. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical well-being and mental wellbeing.

The source of heating requirements that it be permanently fixed (i.e., not portable) that is, at minimum 1.5 kW of heating capacity, and must meet the minimum capacity for heating required to heat the living space in general. A Heating Assessment Tool could be used to determine if the existing fix heater(s) are adequate or if you’ll require to ‘top up’ with a new heater. Open fires as well as unflued combustion heaters such as small portable LPG bottle heaters aren’t considered to be suitable heating options in those following the Healthy Homes Standard.

If the heating you offer is an electric heater or heat pump, it should include an thermostat. This will help make the heating more consistent and effective. For most houses, larger fixed heating devices such as wood burners, heat pumps pellet burners, flued gas heaters are necessary. However, in some cases like small apartment buildings, a smaller fixed electric heater may be sufficient.

If the living area already has a fixed heating source, such as a heat pump, then it might require a top up to meet the standards. Certain types of heaters cannot be used to achieve the standard as they are either inefficient, unaffordable to operate and/or unsafe to run.

Crofton Downs Moisture Ingress & Drainage

Keeping your rental property safe from water damage isn’t only about what’s inside the building it is also about the outside. You must ensure there is somewhere for surface and underground water to flow, and to prevent it from getting inside. When it is about damp and water, it is typically the things you don’t notice that could become a major issue, causing damages to your investment and harming your tenant’s well-being.

Properties that are rented must have effective drainage to remove the stormwater and surface waters and ground water, including an appropriate outfall or runoff. Making sure that water has a proper place to go, and that it isn’t allowed to remain beneath buildings is a vital aspect of keeping your property dry.

Alongside the drainage system that will prevent water ingress, if the rental is enclosed between the floor and surface, a ground moisture barrier must be put in place when it’s reasonably practicable to do so.

The ground-moisture barrier usually an insulating sheet of polythene laid over the ground, in order to block any moisture present in the ground from entering the property. It also helps to prevent any damage to your underfloor insulation.
