As of 1st July 2021, once a new, renewed or varied Tenancy is signed for the Crofton Downs rental property, all Healthy Homes compliance work must be done inside of 90 days.

Unreasonable Gaps & Holes

Draught Stopping Crofton Downs

Draughts may lead to less temperature in homes. A cold home will cost more to heat, which completed jobs in wasting energy and increased bills.

If a draught could be felt from unreasonable gaps or holes the area requirements to be closed.

What are unreasonable gaps or holes?

If you are able to feel external air entering or a clear draught from a hole or gap that is, it is likely a crack or crack that needs sealing in some way. Cracks and gaps that are large should be sealed permanently. Any gaps greater than 3mm that let air in or out into the home need to be sealed. In the case of an open fireplace isn’t in use it can cause draughts and should be blocked off. Property managers and landlords are responsible for ensuring that draughts from the fireplace are removed as much as possible.

There is no need to block up intentional holes or gaps which are part of the building. For example, tiny gaps around doors and windows may be required to allow for movement within the structure when the house warms and cools so that they are able to be closed and opened instead of than sticking. We will examine every window and door during our Healthy Homes assessment of your rental property.

Heating Crofton Downs

Rental properties in Crofton Downs need to have a stable source of heating that can warm the largest or main living space to a minimum of 18degC, even during the coldest winter days. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical health and mental outlook.

The source of heat needs that it be permanently fixed (i.e., not portable) that is, at least 1.5 horsepower in capacity and have the minimum required heating capacity for the main living space. A Heating Assessment Tool may be used to check if the fixed heater(s) are sufficient or if you’ll require to ‘top up’ by adding a second heater. Unflued combustion and open fire heaters such as mobile LPG bottle heaters are not considered to be safe heating options for those following the Healthy Homes Standard.

If the heating system you offer is an electric heater or heat source, then it must include an thermostat. This will make the heating more reliable and effective. For the majority of homes, bigger fixed heating systems such as wood burners, heat pumps pellet burners, flued gas heaters are needed. However, in certain instances like small apartment buildings an electric, fixed heater might be enough.

If the main living room is already equipped with a fixed heating source such as a heat pump, then it might need a top up to meet the standards. Certain kinds of heaters aren’t able to be used to meet the quality as they are either costly, not affordable to run, or are unsafe to operate.

Ventilation Crofton Downs

Every living space of the rental property should have at least one openable windows or an exterior door to provide natural ventilation. Furthermore, moist areas like kitchens and bathrooms should have an externally vented extractor fan to eliminate moisture.

A ventilation quality is all about understanding the fact that dry air will be easier to heat and that the property that is properly ventilated is less likely to be a victim of damp and mould.

Living rooms, bedrooms, kitchens and dining rooms are considered liveable areas. Connecting spaces such as the hallway aren’t liveable and don’t need an opening door or window.

Every window, door or Skylight needs for them to be in a position of opening to the outside, but remain set in an opening position in order to allow ventilation and fresh air ventilation.

All kitchens and bathrooms, and any other room in your house that houses shower, bath cooker or any other moisture-producing item will require adequate extractor fans that vent to the outdoors. The Healthy Homes Assessment service will verify that there is enough ventilation in each livable space and will also check for the proper extractor fans for areas that are high in moisture.

Insulation Crofton Downs

The insulation of the ceiling and underfloor is a requirement in all rental houses since July 1, 2019. All landlords and property managers have to ensure that the insulation meets standards that are in line with the latest standard. In some cases, existing ceiling insulation or insulation in the subfloor space might need to be added or replaced.

A properly insulated home will reduce the risk of condensation and lessen the likelihood of mould and damp, and also makes it easier to the household to hold warmth.

Insulation requirements to be in compliance with the R-values that are appropriate for your region.

The "R" signifies thermal resistance and it is a measurement of how well the insulation is able to resist heat flow. The higher the R-value, the better the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9, underfloor R 1.3
  • Zone 2 – the remainder of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 (underfloor R 1.3

Crofton Downs Moisture Ingress & Drainage

Making sure your rental property is protected from dampness isn’t just about the inside It’s about having to ensure there is somewhere for surface, rain or ground water and stop it from coming inside. When it comes to moisture and damp it’s frequently not apparent that it can become a big problem that can cause damage to your investment as well as harming your tenant’s health.

Rental properties need to be equipped with efficient drainage to remove floodwaters, surface water, and ground water, which includes an appropriate outfall or runoff. Making sure that water is able to go, and it doesn’t get sucked into structures is an important aspect of maintaining your property’s dry.

In addition to a drainage system to avoid the ingress of moisture, if your apartment has an enclosed gap between the floor and the ground, a ground water barrier should be put in place if it is reasonably practicable to do so.

An underground moisture barrier typically made of polythene and is laid on top of the ground, to block any moisture from the ground from entering the building. It also helps prevent water damage to the floor insulation.
