Draught Stopping Crofton Downs

Draughts are a major cause of low temperatures inside houses. A humid home will cost more to heat, which means wasting energy and incurring higher costs.

If a draft can be perceived as a result of gaps or holes or holes, it requirements to be sealed.

What are the most unreasonable gaps or holes?

If you are able to feel external air flowing in or the sound of a clear draught emanating from a gap or hole or crack, then it is likely to be a gap or hole that needs sealing in any way. Cracks and gaps that are large should be sealed permanently. Any gaps greater than 3mm that let air in or out from the house need sealing. In the case of an open fireplace isn’t in use it can cause draughts and should be sealed from. Property managers and landlords are accountable for ensuring that these draughts are stopped as much as imaginable.

You don’t require to block off holes or gaps that are part of the building. For instance, small gaps around doors and windows may be required to allow for the movement of the building when the house is heated and cools to allow them to be closed and opened rather than being stuck. We will check every window and door during an Healthy Homes assessment of your rental property.

Heating Crofton Downs

Crofton Downs rental properties need to have a stable source of heat that can heat the living space to at least 18 degrees Celsius, even on the winter coldest days. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical health and mental wellbeing.

The source of heat needs to remain fixed (i.e. not portable), at minimum 1.5 kW of heating capacity, and must meet the minimum capacity for heating required for the main living space. A Heating Assessment Tool may be used to determine if the existing installed heater(s) are sufficient or whether you will need to top up by adding a second heater. Open fires as well as unflued combustion heaters, such as the portable LPG bottle heaters are not considered to be suitable heating options in The Healthy Homes Standard.

If the heating you provide is electric heating or heat pump, it must be equipped with a thermostat. This makes the heating more consistent and efficient. For most houses, larger heaters that are fixed, such as wood burners, heat pumps pellet burners, flued gas heaters will be required. In some instances, like small apartment buildings the smaller fixed electric heater could be enough.

If your main living space is already equipped with a fixed heating source, like an air conditioner, it might need an upgrade to be able to meet the standards. Certain kinds of heaters aren’t able to be utilised to meet the quality because they’re expensive, inefficient and/or unsafe to run.

Ventilation Crofton Downs

Every living space in the rental property should have at least one opening doors or windows to provide natural ventilation. In addition, humid areas such as kitchens and bathrooms need to have an externally vented extractor fan that can get rid of moisture.

It is the ventilation standard is all about acknowledging that dry air is much easier to heat, and that an apartment that is well-ventilated will be less prone to developing damp and mould.

Bedrooms, living rooms, kitchens, and dining areas are all considered living spaces. Connecting spaces like the hallway aren’t considered liveable , and thus don’t require an opening door or window.

Each window, door , or skylight needs for them to be in a position to open to the outside, and stay fixed in an open position in order to allow to circulate fresh air as well as air flow.

The bathrooms in all kitchens as well as any other space in your house that houses shower, bath and cooktop or another humidity-generating items will need suitable extractor fans which are vented towards the outside. The Healthy Homes Assessment service will check that there is adequate ventilation in every living space with the right extractor fan in areas of high moisture.

Insulation Crofton Downs

Ceiling and underfloor insulation is mandatory on all rental houses since 1 July 2019. All landlords and property managers are required to make sure the insulation meets standards that are in line with the latest standard. In some cases, existing ceiling insulation or insulation in the subfloor space might require to be replaced or replaced.

A properly insulated home will help to control condensation and lessen the likelihood of dampness and mould, and will also make it easier to allow the household to hold warmth.

Insulation requirements to meet the R-values required for your area

The "R" signifies thermal resistance, and is a gauge of how well the insulation resists heat flow. The higher the R-value, the better the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – the rest area of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3, underfloor R 1.3

Crofton Downs Moisture Ingress & Drainage

Protecting your rental property from dampness isn’t just about what’s inside the building but you must make sure there is somewhere for rain, surface or ground water and to prevent it from getting inside. When it is about damp and water, it is typically not apparent that it can cause a lot of trouble and end up causing damage to your investment and affecting your tenant’s health.

Rental properties need to have efficient drainage to eliminate the stormwater and surface waters and groundwater, with an appropriate outfall or runoff. Making sure that water has a proper place to go, and that it doesn’t sit beneath buildings is a vital aspect of keeping your property dry.

In addition to a drainage system to avoid moisture ingress, if your rental is enclosed between your flooring and ground, a ground moisture barrier must be constructed if it’s reasonably practicable to install it.

A ground moisture barrier is generally an insulating sheet of polythene laid over the ground to stop any moisture present in the ground from rising into the building. It also helps to prevent water damage to the floor insulation.
