Healthy homes matter

What is the reason Healthy Homes Compliance so important?

One in three households rent in New Zealand and Crofton Downs, and research shows us that these rental houses are most likely to be older, colder, are not as efficient heating, and generally have lower quality than the homes of owners.

Cold, damp and mouldy homes are linked to negative health outcomes, especially for diseases like colds and flu, asthma and cardiovascular issues. In addition, people who report four or more key home quality issues often suffer from less satisfaction in their lives and lower psychological well-being.

The improvement in the standard of Crofton Downs rental property will allow tenants to enjoy improved mental and physical health and reduce the disruptions to their work, education and living due to diseases. Your investment will also be better safeguarded from mildew, mould and damp-related damage, which results in lower maintenance costs in the long run.

Unreasonable Gaps & Holes

Draught Stopping Crofton Downs

Draughts are a major cause of less temperature in houses. A damp house will cost more to heat, resulting in wasted energy and incurring higher costs.

If a draught could be felt through gaps that are too large or holes or holes, it needs to be closed.

What are unreasonable gaps and holes?

If you can feel external air entering or the air is clear from a crack or a gap and you are able to feel it, it’s most likely a gap or hole that needs sealing in the way you can. Cracks or gaps with large gaps must be sealed permanently. The gaps that exceed 3mm that let air into or out into your home need sealing. For example, if an open fireplace isn’t in use it can create draughts. This should be blocked off. Landlords and property managers are responsible for ensuring such draughts are eliminated in the maximum extent possible.

There is no require to block off holes or gaps which are part of the construction. For instance, small gaps around windows and doors may be required to allow movement of the building when the home warms and cools in order to let them be closed and opened instead of than securing. We will examine the windows and doors as part of your Healthy Homes assessment of your rental property.

The proper heating equipment is crucial for well-being houses

Heating Crofton Downs

Rental properties in Crofton Downs require a reliable heating source which can warm the largest or main living area to at minimum 18degC, even on the coldest winter days. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heat needs to remain fixed (i.e., not portable) that is, at minimum 1.5 horsepower in capacity, and meet the minimum required heating capacity for the main living space. A Heating Assessment Tool could be used to determine whether the existing fix heater(s) are adequate or whether you will require to "top-up" by adding a second heater. Open fires as well as unflued combustion heaters such as the portable LPG bottle heaters aren’t considered to be suitable heating options under Healthy Homes Standard. Healthy Homes Standard.

If the heating that you offer is electric heating or heat pump, it must include the thermostat. This will help make the heating more consistent and effective. In most homes, larger fixed heating equipment like wood burners, heat pumps pellet burners, flued gas heaters will be required. In certain situations, such as small apartments, a smaller fixed electric heater may suffice.

If the living area already has a central heating source such as a heat pump, then it might just require a top up to ensure it meets the requirements. Certain kinds of heaters cannot be utilised to meet the quality since they’re either costly, not affordable to run, or unsafe to operate.

Bedrooms, living rooms kitchens, and dining areas are considered liveable areas. Connecting spaces like the hallways are not liveable , and thus are not require an opening window or door.

Each window, door , or Skylight needs for them to be in a position to open to the outside while remaining fixed in an open position to allow to circulate fresh air as well as ventilation.

Crofton Downs Moisture Ingress & Drainage

Keeping your rental property safe from dampness isn’t just about what’s inside the building it is also about the outside. You must ensure there is somewhere for surface, rain and underground water to flow and stop it from coming inside. When it is damp and moisture, it’s usually what you don’t see that can become a big problem that can cause damage to your investment and harming the tenant’s health.

Rental properties must be equipped with effective drainage to get rid of storm water, surface water and ground water, including the proper outfall or runoff. Making sure that the water has a proper place to go, and it can’t linger underneath the buildings is a vital aspect of maintaining your property’s dry.

In addition to a drainage system to avoid the ingress of moisture, if your property has an enclosed space between your flooring and ground, a ground moisture barrier must be constructed if it is reasonably practicable to install it.

Ground moisture barriers are typically a sheet of polythene that is placed over the ground, in order to block any moisture present in the ground from entering the building. It also helps to prevent water damage to the floor insulation.
