Unreasonable Gaps & Holes

Draught Stopping Clouston Park

Draughts are a major cause of less temperature in houses. A damp house will cost more to heat, which completed jobs in wasting money and energy.

If a draught could be felt through gaps that are too large or holes, it needs to be sealed.

What are the most unreasonable gaps or holes?

If you are able to feel external air coming in or the sound of a clear draught emanating out of a hole or gap that is, it’s probably a gap or crack that requirements sealing in any way. Large cracks and gaps should be permanently stopped. The gaps that exceed 3mm that let air in or out of your home need sealing. For example, if the open fireplace isn’t being used, it may cause draughts and should be shut from. Landlords and property managers are responsible for ensuring that draughts from the fireplace are removed as much as imaginable.

There is no need to cover up holes or gaps which are part of the construction. For instance, small gaps around doors and windows might be necessary to allow for movement within the structure when the home heats and cools, to allow them to be shut and opened, rather than sticking. We will examine every window and door in the Healthy Homes assessment of your rental property.

A good heating system is crucial for well-being homes

Heating Clouston Park

Clouston Park rental properties must have a fixed heating source which can warm the main or largest living space to a minimum of 18degC even on the coldest winter days. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being and mental outlook.

The heating source needs that it be permanently fixed (i.e., not portable), at minimum 1.5 Kilowatts in heating capacity, and must meet the minimum heating capacity needed for the main living space. A Heating Assessment Tool could be used to check if the existing installed heater(s) are sufficient or if you’ll need to ‘top up’ by adding a second heater. Unflued combustion and open fire heaters such as small portable LPG bottle heaters aren’t considered to be acceptable heating options under those following the Healthy Homes Standard.

If the heating system you provide is an electric heater or heat pump, it requirements to have an thermostat. This will make the heating more reliable and effective. For most homes, larger fixed heating systems such as wood burners, heat pumps, pellet burners or flued gas heaters will be required. However, in certain instances like apartments with small spaces, a smaller fixed electric heater could be enough.

If your living space already has a permanent heating source like a heat pump, then it might require an update to be able to meet the standards. Certain kinds of heaters aren’t able to be used to comply with the quality because they’re not efficient, cost prohibitive to operate and/or unsafe to run.

Every living space of the rental property should have at least one opening doors or windows to provide natural airflow. In addition, high moisture spaces like kitchens and bathrooms should have an venting fan outside to take moisture away.

A ventilation quality is about recognising the fact that dry air is less difficult to heat and heat, and an apartment that is well-ventilated is less likely to grow mould and damp.

Bedrooms, living rooms, kitchens and dining rooms are considered to be liveable spaces. Spaces that connect, such as the hallway aren’t living spaces and therefore are not require an opening door or window.

Each door, window or the skylight needs for them to be in a position of opening to the outside, and stay fixed in an open position, allowing for fresh air circulation and ventilation.

All kitchens and bathrooms, as well as any other space in your home with shower, bath, cooktop or other high water-generating appliance will need suitable extractor fans which are vented to the outside. We offer a Healthy Homes Assessment service will check that there is adequate ventilation throughout the living spaces with the right extractor fan in areas with high moisture.

Insulation Clouston Park

Underfloor and ceiling insulation is required in all rental houses since July 1, 2019. Property managers and landlords have to ensure that the insulation meets standards that are in line with the latest quality. In some cases, an existing insulation on the ceiling or in the sub floor space might require to be topped up or replaced.

A well-insulated property will help to control condensation, and decrease the risk of mould and dampness, and will also make more easy to the household to keep the heat.

Insulation needs to meet the R-values of your area.

The "R" stands for thermal resistance, and is a measure of how well the insulation resists heat flow. The more high the R-value, more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – all of the North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3

Clouston Park Moisture Ingress & Drainage

The security of your rental home from water damage isn’t only about the interior of the building It’s about having to make sure there is somewhere to allow surface, rain and ground water to go and also stop it from getting inside. When it concerns damp and moisture it’s typically not apparent that it can cause a lot of trouble and end up causing damage to your investment and affecting your tenant’s well-being.

Rental properties should have efficient drainage to get rid of floodwaters, surface water, and ground water, which includes an appropriate runoff or outfall. Making sure that the water has a proper place to go, and that it doesn’t get sucked into buildings is an essential part of maintaining your property’s dry.

Alongside a drainage system to prevent water ingress, if the rental has an enclosed gap between your flooring and soil, a ground-water barrier must be constructed if it’s reasonably practicable to do so.

The ground-moisture barrier usually a sheet of polythene that is placed over the ground, in order to block any moisture present in the ground from rising into the property. It also helps prevent moisture damage to the underfloor insulation.
