If a draught is felt from unreasonable gaps or holes or holes, it requirements to be sealed.

What are unreasonable gaps or holes?

If you are able to feel external air flowing in or the sound of a clear draught emanating out of a hole or gap and you can feel it, it is likely a crack or crack that requirements sealing in the way you can. Large gaps and cracks should be stopped permanently. Cracks that are greater than 3mm and let air in or out of the home need to be sealed. For example, if an open fireplace isn’t in use it can create draughts. This should be shut off. Property managers and landlords are responsible for making sure that these draughts are stopped whenever imaginable.

A good heating system is important to ensure well-being homes

Heating Churton Park

Churton Park rental properties should have a permanent source of heat that can heat the living room to at least 18 degrees Celsius, even on the winter coldest days. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical health and mental wellbeing.

The heating source requirements to be fixed (i.e. not portable) with at minimum 1.5 kW in heating capacity, and meet the minimum requirement for heat capacity to heat the living space in general. A Heating Assessment Tool may be used to determine if the existing fixed heater(s) are sufficient or if you’ll need to ‘top up’ with a new heater. Fires that are open and unflued heaters like mobile LPG bottle heaters are not considered to be safe heating options under Healthy Homes Standard. Healthy Homes Standard.

If the heating that you offer is an electric heater or heat pump, it requirements to have the thermostat. This makes the heating more uniform and efficient. In most homes, larger fixed heating systems such as heat pumps, wood burners pellet burners, flued gas heaters will be required. However, in some cases such as small apartments, a smaller fixed electric heater may suffice.

If the main living room already has a fixed heating source like a heat pump, then it might just require a top up to meet the standards. Certain types of heaters cannot be used to comply with the quality as they are either inefficient, unaffordable to operate or are unsafe to operate.

Ventilation Churton Park

Every living space of the rental property should include at least one open door or window to offer natural airflow. In addition, humid areas like kitchens and bathrooms need to have an externally vented extractor fan to eliminate moisture.

The ventilation quality is about recognising that the dry atmosphere is much easier to heat and that a property that is well ventilated is less likely to develop mould and damp.

Bedrooms, living spaces, kitchens, and dining areas are considered liveable areas. Connecting spaces such as the hallway aren’t liveable and are not require an opening window or door.

Each window, door , or skylight requirements at least open to the outside, but remain at an open angle to allow for fresh air circulation and ventilation.

All kitchens and bathrooms, and any other area in your property with a bath, shower and cooktop or another moisture generating item will require adequate extractor fans that are vented to the outdoors. Insulation Churton Park

Ceiling and underfloor insulation is required on all rental homes from 1 July 2019. Property managers and landlords have to ensure that the insulation meets standards that are in line with the latest standard. In some cases, old ceiling insulation as well as insulation within the sub floor space might require to be added or replaced.

A well-insulated property will help to control condensation and reduce the chances of mould and damp, and will also make much easier for the house to keep warmth.

Insulation needs to be in compliance with the R-values required for your area

The "R" is a symbol for thermal resistance and it is a measurement of how well insulation resists heat flow. The more R-value is higher, the higher the quality of insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – the remainder of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3, underfloor R 1.3

Churton Park Moisture Ingress & Drainage

Keeping your rental property safe from dampness isn’t just about what’s inside the building it’s also about the outside. You must make sure there is somewhere for rain, surface as well as groundwater to move, and to prevent it from getting into the building. When it concerns damp and moisture it’s frequently those concerns that you aren’t aware of that can become a big problem and cause the property to suffer and harming your tenant’s well-being.

Rental properties must have effective drainage to eliminate the stormwater and surface waters and ground water, including the proper outfall or runoff. Making sure that the water has a proper place to go, and it isn’t allowed to remain beneath structures is an important aspect of making sure your property is dry.

In addition to the drainage system that will prevent moisture from entering, if your property has an enclosed space between your flooring and the ground, a ground water barrier must be installed if it’s reasonably practicable to do so.

A ground moisture barrier is usually a polythene sheet laid over the ground, in order to block any moisture from the ground from getting into the property. It also helps to prevent water damage to the floor insulation.
