Healthy homes are important

Why is Healthy Homes Compliance important?

A majority of households rent in New Zealand and Churton Park, and research indicates that rental houses are more likely to be colder, older and have less efficient heating and tend to be lower quality than the homes of owners.

Cold, damp and mouldy houses are linked to negative well-being outcomes, particularly for illnesses like colds, flu, asthma and cardiovascular conditions. Furthermore, people who reported at least four key housing quality problems frequently have poor life satisfaction and lower mental wellbeing.

The improvement in the standard of Churton Park rental property can help tenants enjoy better mental and physical health and minimise the disruption to work, learning and living due to illnesses. Your investment is also safeguarded from mildew, mould and damp-related damage, which results in less maintenance costs in the long-term.

The Healthy Homes Standards are a list of the specific and minimum requirements for heating, insulation Ventilation, Moisture ingress and Drainage, as well as Draught stopping on Churton Park rental properties.

Unreasonable Gaps & Holes

Draught Stopping Churton Park

Draughts may lead to dropping temperatures within houses. A damp home costs more to heat, meaning wasting money and energy.

If a draught could be noticed from gaps that are not adequate or holes the area requirements to be sealed.

What are unreasonable gaps or holes?

If you can feel external air coming in or the sound of a clear draught emanating from a crack or a gap and you are able to feel it, it is most likely a gap or crack that needs sealing in some way. Cracks and gaps that are large should be fixed permanently. Cracks that are greater than 3mm and let air into or out of the home need sealing. For example, if the open fireplace is not in use, it could cause draughts, and should be blocked off. Property managers and landlords are accountable for ensuring that such draughts are squelched as much as imaginable.

There is no need to cover up holes or gaps that are part of the building. For instance, small gaps around doors and windows may be required to allow for the movement of the building as the household is heated and cools so that they can still be opened and closed rather than securing. We will test all windows and doors in the Healthy Homes assessment of your rental property.

The proper heating equipment is important for well-being houses

Heating Churton Park

Churton Park rental properties should have a permanent source of heating that can heat the living space to a minimum of 18degC, even during the most coldest days of the year. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heating needs for it to be permanent (i.e. not portable), at least 1.5 Kilowatts in heating capacity, and meet the minimum heating capacity needed in the living area. The Heating Assessment Tool can be used to determine whether the existing fixed heater(s) are sufficient or whether you will need to "top-up" with an additional heater. Unflued combustion and open fire heaters, such as mobile LPG bottle heaters aren’t considered to be acceptable heating options in the Healthy Homes Standard.

If the heating you offer is an electric heater (or heat pump), it requirements to have an thermostat. This will make the heating more reliable and effective. For most homes, larger fixed heating equipment like wood burners, heat pumps, pellet burners or flued gas heaters are needed. However, in certain instances like small apartment buildings the smaller fixed electric heater might be enough.

If your main living space already has a fixed heating source such as heat pumps, it could require an update to meet the standards. Certain kinds of heaters cannot be used to meet the standard since they’re either not effective, cost prohibitive to operate or are unsafe to operate.

Ventilation Churton Park

Every living space in a rental house must contain at minimum one open windows or an exterior door to provide natural airflow. Additionally, areas with high moisture areas like kitchens and bathrooms need to have an venting fan outside to get rid of moisture.

A ventilation quality is all about understanding it is that dry air will be less difficult to heat, and that a well ventilated rental property is less likely to be a victim of damp and mould.

Bedrooms, living rooms, kitchens, and dining areas are all considered living spaces. Connecting spaces like the hallway aren’t considered liveable and therefore are not require an opening window or door.

Each door, window or skylight requirements to have the ability of opening to the outside, but remain closed in order to allow for fresh air circulation and ventilation.

Bathrooms, kitchens, as well as any other space in your house that houses a bath, shower or cooktop, or any other humidity-generating items will need suitable extractor fans that can be vented to the outside. The Healthy Homes Assessment service will verify that there is enough ventilation throughout the living spaces, including suitable extractor fans for areas that are high in moisture.

Insulation Churton Park

Ceiling and underfloor insulation is required in all rental homes as of July 1st, 2019. Property managers and landlords have to ensure that the insulation meets the new quality. In certain situations, the current ceiling insulation, or the insulation of the subfloor space may require to be filled with or replaced.

A properly insulated home will reduce the risk of condensation and lessen the likelihood of mould and damp, as well as making much easier to allow the household to keep warmth.

Insulation needs to meet the R-values that are appropriate for your region.

The "R" refers to thermal resistance, and is a gauge of how well the insulation resists heat flow. The more high the R-value, higher the quality of insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – the remainder of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 and underfloor R 1.3

Churton Park Moisture Ingress & Drainage

Making sure your rental property is protected from water damage isn’t only about the inside of the building it’s also about the outside. You must ensure there is somewhere to allow surface, rain as well as groundwater to move, and prevent it from getting into the building. When it comes to moisture and damp it’s typically what you don’t see that can become a big problem that can cause damage to your investment as well as harming the tenant’s health.

Rental properties must be equipped with efficient drainage to eliminate rainwater, storm water, and ground water. This includes the proper outfall or runoff. Making sure that the water is able to go, and also that it doesn’t get sucked into structures is an crucial aspect of maintaining your property’s dry.

In addition to an irrigation system to stop water ingress, if the property has an enclosed space between your floor and soil, a ground-water barrier must be installed if it’s reasonably practicable to do so.

Ground moisture barriers are generally a polythene sheet laid over the ground to prevent any moisture that is present in the ground from getting into the building. It also assists in preventing moisture damage to the underfloor insulation.
