Unreasonable Gaps & Holes

Draught Stopping Churton Park

Draughts are a major cause of low temperatures inside homes. A cold home is more expensive to heat, which completed jobs in wasting energy and incurring higher costs.

If a draught could be felt through gaps that are too large or holes, it requirements to be sealed.

What are unreasonable gaps or holes?

If you can feel external air flowing in or the air is clear from a gap or hole that is, it’s likely to be a gap or hole that needs sealing in somehow. Cracks and gaps that are large should be stopped permanently. Gaps greater than 3mm that allow air in or out of your home require the sealing. For example, if the open fireplace is not in use, it may cause draughts and should be blocked from. Property managers and landlords are responsible for making sure that such draughts are squelched as far as imaginable.

You don’t need to block off gaps or holes in the building. For instance, small gaps around doors and windows could be necessary to allow for movement within the structure as the house gets warmer and cooler, to allow them to be closed and opened rather than being stuck. We will inspect all windows and doors during our Healthy Homes assessment of your rental property.

Proper heating is important for well-being homes

Heating Churton Park

Rental properties in Churton Park should have a permanent heating source that can warm the main or largest living space to a minimum of 18degC even on the coldest winter days. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heat needs that it be permanently fixed (i.e. not portable), at least 1.5 kW of heating capacity, and meet the minimum requirement for heat capacity to heat the living space in general. The Heating Assessment Tool can be used to determine whether the current installed heater(s) are adequate or if you’ll need to top up by adding a second heater. Fires that are open and unflued heaters, such as small portable LPG bottle heaters aren’t considered acceptable heating options for Healthy Homes Standard. Healthy Homes Standard.

If the heating that you offer is an electric heater or heat source, it needs to be equipped with the thermostat. This will make the heating more uniform and effective. In most homes, larger fixed heating equipment like heat pumps, wood burners, pellet burners or flued gas heaters will be required. In certain situations, like apartments with small spaces, a smaller fixed electric heater may be sufficient.

If the main living room already has a central heating source, such as an air conditioner, it might require an upgrade to meet the standards. Certain kinds of heaters cannot be used to meet the standard since they’re either inefficient, unaffordable to operate or are unsafe to operate.

It is the ventilation standard is all about acknowledging how the dry atmosphere is easier to heat and that a well ventilated rental property is less likely to be a victim of damp and mould.

Bedrooms, living spaces, kitchens and dining rooms are all considered living spaces. Spaces that connect, such as the hallway are not considered liveable , and thus do not need an opening window or door.

Each door, window or Skylight needs for them to be in a position of opening to the outside, but remain fixed in an open position to allow ventilation and fresh air ventilation.

All bathrooms and kitchens and any other room in your home with a bath, shower, cooktop or other high water-generating appliance will require proper extractor fan systems that can be vented to the outdoors. The Healthy Homes Assessment service will verify that there is enough ventilation throughout the living spaces, including suitable extractor fans for areas that are high in moisture.

Insulation Churton Park

Insulation for underfloor and ceilings is a requirement in all rental houses since 1 July 2019. All landlords and property managers have to make sure that the insulation meets current standard. In some instances, current ceiling insulation, or the insulation of the subfloor space may need to be topped up or replaced.

A properly insulated home can reduce condensation, and decrease the risk of mould and dampness, and it will make it easier to the house to hold the heat.

Insulation needs to meet the R-values required for your area

The "R" stands for thermal resistance, and it is a measurement of how well the insulation withstands heat flow. The more high the R-value, better the insulation.

Churton Park Moisture Ingress & Drainage

Making sure your rental property is protected from dampness isn’t just about the inside of the building It’s about having to ensure there is somewhere for rain, surface or ground water and also stop it from getting inside. When it is about damp and water, it is frequently not apparent that it could become a major issue and cause the property to suffer and affecting your tenant’s well-being.

Rental properties must have effective drainage for the removal of the stormwater and surface waters and ground water, which includes an appropriate runoff or outfall. Making sure that water is able to go, and that it doesn’t get sucked into structures is a crucial aspect of keeping your property dry.

In addition to an irrigation system to stop the ingress of moisture, if your rental is enclosed between floorboards and soil, a ground-water barrier must be installed if it is reasonably practicable to do so.

The ground-moisture barrier typically a polythene sheet laid over the ground, to block any moisture from the ground from accumulating into the building. It also assists in preventing any damage to your underfloor insulation.
