If a draught could be perceived as a result of gaps or holes, it requirements to be closed.

What are unjustifiable gaps or holes?

If you can feel external air getting in, or see an unobstructed draught coming out of a hole or gap or crack, then it is most likely a gap or hole which requirements sealing in some way. Cracks or gaps with large gaps must be fixed permanently. Cracks that are greater than 3mm and let air into or out from your home need sealing. For example, if the open fireplace isn’t in use it can cause draughts and should be sealed from. Landlords and property managers are accountable for making sure that these draughts are stopped as far as imaginable.

The proper heating equipment is important for healthy houses

Heating Churton Park

Rental properties in Churton Park must have a fixed heating source that can warm the principal or the biggest living room to at least 18degC even on the coldest winter days. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical health as well as their mental health.

The source of heat requirements to remain fixed (i.e. not portable), at least 1.5 Kilowatts in heating capacity, and it must have the minimum capacity for heating required to heat the living space in general. A Heating Assessment Tool could be used to check if the current permanent heater(s) are sufficient or if you’ll need to "top up" by adding a second heater. Open fires as well as unflued combustion heaters like the portable LPG bottle heaters aren’t considered to be safe heating options for those following the Healthy Homes Standard.

If the heating that you offer is an electric heater or heat source, it needs to include a thermostat. This will make your heating more consistent and efficient. In most homes, larger fixed heating equipment like heat pumps, wood burners, pellet burners or flued gas heaters are necessary. However, in some cases like small apartments, a smaller fixed electric heater might be enough.

If the living area already has a permanent heating source such as the heat pump, it might just need some additional energy to meet the standards. Some types of heaters can’t be utilised to meet the quality as they are either expensive, inefficient or are unsafe to operate.

Bedrooms, living rooms, kitchens, and dining areas are all considered living spaces. Connecting spaces like the hallways are not living spaces and therefore don’t need an opening window or door.

Each window, door or the skylight requirements for them to be in a position of opening to the outside, and stay fixed in an open position, allowing to circulate fresh air as well as air flow.

All bathrooms and kitchens and any other room in your house that houses a bath, shower, cooktop or other high water-generating appliance will require proper extractor fan systems that are vented to the outside. This Healthy Homes Assessment service will make sure there is sufficient ventilation in each livable space with the right extractor fan in high moisture areas.

Churton Park Moisture Ingress & Drainage

The security of your rental home from moisture isn’t just about the inside it’s also about the outside. You must make sure there is somewhere for rain, surface and underground water to flow and prevent it from getting into the building. When it is damp and moisture, it’s often what you don’t see that can become a big problem, causing the property to suffer and affecting the tenant’s health.

Rental properties need to have efficient drainage for the removal of the stormwater and surface waters, and ground water, which includes an appropriate outfall or runoff. Making sure the water has a place to go, and that it doesn’t sit beneath buildings is a vital aspect of keeping your property dry.

Alongside a drainage system to prevent the ingress of moisture, if your rental is enclosed between floorboards and the soil, a ground-water barrier must be put in place when it is reasonably practicable to do so.

Ground moisture barriers are typically a sheet of polythene that is placed over the ground to stop any moisture that is present in the ground from rising into the structure. It also assists in preventing from causing damage to the flooring insulation.
