Draught Stopping Camborne

Draughts are a major cause of low temperatures inside houses. A damp home costs more to heat, which means wasting energy and increased bills.

If a draught can be perceived as a result of gaps or holes that it requirements to be closed.

What are the most unreasonable gaps or holes?

If you can feel external air flowing in or the sound of a clear draught emanating from a hole or gap, then it’s likely a crack or hole that requirements sealing in any way. Cracks and gaps that are large should be permanently stopped. Cracks that are greater than 3mm and let air into or out from the home need to be sealed. For instance, if an open fireplace isn’t being used, it may cause draughts and should be shut off. Landlords and property managers are responsible for ensuring that draughts from the fireplace are removed as far as imaginable.

You don’t require to block off holes or gaps in the building. For example, tiny gaps around windows and doors might be necessary to allow movement of the building as the household warms and cools so that they are able to be closed and opened rather than sticking. We will examine every window and door in our Healthy Homes assessment of your rental property.

The proper heating equipment is crucial to ensure well-being houses

Heating Camborne

Camborne rental properties need to have a stable source of heat that can warm the largest or main living space to at least 18 degrees Celsius, even on the most coldest days of the year. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical health and mental well-being.

The source of heating requirements for it to be permanent (i.e., not portable) with at minimum 1.5 kW in heating capacity and have the minimum capacity for heating required to heat the living space in general. The Heating Assessment Tool can be used to determine if the permanent heater(s) are adequate or if you’ll need to "top up" with an additional heater. Unflued combustion and open fire heaters like mobile LPG bottle heaters aren’t considered acceptable heating options under those following the Healthy Homes Standard.

If the heating that you offer is electric heating or heat pump then it must be equipped with the thermostat. This will make your heating more consistent and effective. For most homes, larger fixed heating equipment like wood burners, heat pumps, pellet burners or flued gas heaters are needed. In some instances, like small apartments small apartments, a smaller electric fixed heater may be sufficient.

If the living area already has a central heating source such as heat pumps, it might just require some additional energy to be able to meet the standards. Certain types of heaters cannot be used to achieve the standard since they’re either inefficient, unaffordable to operate or are unsafe to operate.

Ventilation Camborne

Each living space within the rental property should include at least one open doors or windows to provide natural airflow. In addition, humid areas like kitchens and bathrooms should have an externally vented extractor to remove moisture.

The ventilation standard is all about understanding how dry air will be less difficult to heat, and that the property that is properly ventilated will be less prone to developing mould and damp.

Living rooms, bedrooms, dining rooms, and kitchens are all considered living spaces. Spaces that connect, such as the hallways are not liveable and therefore are not require an opening window or door.

Every window, door or Skylight needs at least to open up to the outside while remaining set in an opening position to allow ventilation and fresh air ventilation.

Bathrooms, kitchens, and every other room of your home that has shower, bath cooker or any other water-generating appliance will need appropriate extractor fans that are vented to the outside. We offer a Healthy Homes Assessment service will check that there is adequate ventilation in each livable space, including suitable extractor fans for areas that are high in moisture.

Insulation Camborne

Underfloor and ceiling insulation is required on all rental homes as of July 1st, 2019. Property managers and landlords must ensure the insulation meets this new standard. In some cases, existing ceiling insulation or insulation in the sub floor space might require to be topped up or replaced.

A well-insulated house can help control condensation and lower the chance of mould and dampness, and also makes it easier for the household to hold the heat.

Insulation needs to be in compliance with the R-values of your area.

The "R" is a symbol for thermal resistance, and is a gauge of how well the insulation resists heat flow. The greater the R-value, the more effective the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – The rest of the North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3, underfloor R 1.3

Camborne Moisture Ingress & Drainage

Protecting your rental property from dampness isn’t just about what’s inside the building but you must ensure there is somewhere to allow surface, rain and ground water to go, and to prevent it from getting inside. When it is about damp and water, it is often what you don’t see that can become a big problem and end up causing damage to your investment as well as affecting your tenant’s health.

Rental properties need to be equipped with efficient drainage to eliminate floodwaters, surface water, and ground water, including an appropriate runoff or outfall. Making sure that water has a proper place to go, and it can’t linger underneath the structures is a crucial aspect of keeping your property dry.

Alongside a drainage system to avoid water ingress, if the apartment has an enclosed gap between the floor and surface, a ground moisture barrier must be installed if it is reasonably practicable to do so.

The ground-moisture barrier usually a sheet of polythene that is placed over the ground, in order to block any moisture present in the ground from accumulating into the property. It also assists in preventing any damage to your underfloor insulation.
