Unreasonable Gaps & Holes

Draught Stopping Broadmeadows

Draughts can lead to low temperatures inside households. A draughty house costs more to heat, meaning wasting energy and resulting in higher bills.

If a draught can be noticed from gaps that are not adequate or holes or holes, it needs to be closed.

What are unjustifiable gaps or holes?

If you can feel external air getting in, or see the air is clear from a hole or gap and you can feel it, it is probably a gap or crack that needs sealing in the way you can. Cracks or gaps with large gaps must be permanently stopped. Gaps greater than 3mm that allow air to enter or exit within your home need sealing. For instance, if an open fireplace is not in use, it can create draughts. This should be sealed off. Landlords and property managers are accountable for making sure that draughts from the fireplace are removed in the maximum extent possible.

You don’t require to block holes or gaps which are part of the building. For instance, small gaps around windows and doors could be required to allow for the movement of the building as the household gets warmer and cooler, so that they can still be shut and opened, rather than sticking. We will check the windows and doors during an Healthy Homes assessment of your rental property.

Adequate heaters are important to ensure healthy homes

Heating Broadmeadows

Rental properties in Broadmeadows should have a permanent source of heating that can warm the living area to at minimum 18degC even on the most coldest days of the year. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical health and mental outlook.

The heating source needs that it be permanently fixed (i.e., not portable) that is, at least 1.5 horsepower in capacity, and it must have the minimum capacity for heating required in the living area. A Heating Assessment Tool can be used to determine whether the existing permanent heater(s) are adequate or whether you will need to ‘top up’ by adding a second heater. Open fires as well as unflued combustion heaters such as the portable LPG bottle heaters aren’t considered to be suitable heating options for the Healthy Homes Standard.

If the heating that you provide is an electric heater or heat pump, it requirements to have an thermostat. This will make the heating more uniform and effective. In most homes, larger heaters that are fixed, such as wood burners, heat pumps pellet burners, flued gas heaters will be required. In some instances, like small apartment buildings an electric, fixed heater may be sufficient.

If the living area is already equipped with a fixed heating source such as heat pumps, it might just need a top up to be able to meet the standards. Some types of heaters can’t be utilised to meet the standard as they are either expensive, inefficient or unsafe to operate.

Ventilation Broadmeadows

Each liveable space in a rental house must contain at minimum one open window or exterior door to provide natural airflow. In addition, humid areas such as kitchens and bathrooms need to have an externally vented extractor to eliminate moisture.

A ventilation quality is all about acknowledging how dry air will be more easy to heat and that the property that is properly ventilated is less likely to grow mould and damp.

Bedrooms, living spaces, kitchens, and dining areas are considered liveable areas. Spaces that connect, such as the hallway are not considered liveable and do not require an opening door or window.

Each window, door , or skylight needs at least of opening to the outside while remaining fixed in an open position, allowing the circulation of fresh air and ventilation.

All bathrooms and kitchens and any other area in your property with shower, bath or cooktop, or any other moisture generating item will need appropriate extractor fans that are vented to the outside. This Healthy Homes Assessment service will make sure there is sufficient ventilation in each livable space, including suitable extractor fans in areas with high moisture.

Insulation Broadmeadows

The insulation of the ceiling and underfloor has been compulsory to all rental homes from 1 July 2019. All landlords and property managers are required to ensure that the insulation is in line with the new standard. In some cases, existing ceiling insulation or insulation in the subfloor space may require to be replaced or replaced.

A well-insulated property will help to control condensation and lessen the likelihood of dampness and mould, and will also make it easier to the house to retain heat.

Insulation requirements to be in compliance with the R-values of your area.

The "R" is a symbol for thermal resistance, and is a measure of how well the insulation can withstand heat flow. The higher the R-value, the better the insulation.

Broadmeadows Moisture Ingress & Drainage

Keeping your rental property safe from moisture isn’t just about the interior of the building It’s about having to ensure there is somewhere for surface and ground water to go and stop it from coming inside. When it is about damp and water, it’s often those things that you aren’t aware of that can cause a lot of trouble and cause damages to your investment and harming your tenant’s well-being.

Rental properties need to be equipped with effective drainage to eliminate floodwaters, surface water and groundwater, with an appropriate runoff or outfall. Making sure that water has a location to go, and it can’t linger underneath the structures is a crucial aspect of making sure your property is dry.

In addition to a drainage system to prevent moisture ingress, if your rental is enclosed between the floor and the ground, a ground moisture barrier should be put in place if it is reasonably practicable to do so.

A ground moisture barrier is usually made of polythene and is laid on top of the ground to stop any moisture in the ground from entering the building. It also assists in preventing from causing damage to the flooring insulation.
