Healthy homes are important

Why is Healthy Homes Compliance so Important?

A majority of households rent homes in New Zealand and Broadmeadows, and research suggests that rental houses are likely to be colder, older and have less efficient heating and tend to be of poorer quality than owner occupied properties.

Damp, mouldy and cold houses are associated with negative well-being outcomes, particularly for illnesses such as colds and flu, asthma and cardiovascular issues. Furthermore, people who have reported four or more major issues with their housing often have lower levels of satisfaction with life and a decrease in mental health.

Improve the standard of Broadmeadows rental property will allow tenants to enjoy improved mental and physical health and reduce the interruption to learning, work and daily life due to illness. Your investment is also secured from mildew, mould and damp-related damage, which results in lower costs for maintenance in the long run.

Unreasonable Gaps & Holes

Draught Stopping Broadmeadows

Draughts may lead to low temperatures inside houses. A humid home is more expensive to heat, meaning wasting energy and increased bills.

If a draught can be perceived as a result of gaps or holes, it needs to be sealed.

What are unreasonable gaps and holes?

If you can feel external air entering or a clear draught from a crack or a gap and you can feel it, it is probably a gap or hole that needs sealing in any way. Cracks or gaps with large gaps must be permanently stopped. The gaps that exceed 3mm that let air into or out of the house need to be sealed. In the case of an open fireplace isn’t used it may cause draughts and should be shut off. Property managers and landlords are responsible for ensuring that these draughts are stopped whenever possible.

There is no require to block off holes or gaps which are part of the construction. For instance, small gaps around doors and windows may be required to allow for the movement of the building as the home is heated and cools so that they can still be opened and closed rather instead of being stuck. We will test all windows and doors as part of an Healthy Homes assessment of your rental property.

Adequate heaters are crucial to ensure healthy houses

Heating Broadmeadows

Rental properties in Broadmeadows should have a permanent source of heat that is able to heat the living space to a minimum of 18degC, even during the winter coldest days. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical health as well as their mental health.

The source of heating requirements to remain fixed (i.e., not portable) with at least 1.5 Kilowatts in heating capacity and have the minimum heating capacity needed in the living area. The Heating Assessment Tool can be used to determine whether your current installed heater(s) are adequate or if you’ll need to "top-up" by adding a second heater. Unflued combustion and open fire heaters, such as mobile LPG bottle heaters are not considered to be suitable heating options under Healthy Homes Standard. Healthy Homes Standard.

If the heating you offer is an electric heater or heat pump it should have a thermostat. This will make the heating more consistent and effective. For most homes, larger fixed heating devices such as heat pumps, wood burners pellet burners, flued gas heaters are needed. However, in certain instances like apartments with small spaces small apartments, a smaller electric fixed heater may suffice.

If your living space is already equipped with a fixed heating source like heat pumps, it might just require a top up to be able to meet the standards. Some types of heaters can’t be used to comply with the standard since they’re either not effective, cost prohibitive to operate or unsafe to operate.

Ventilation Broadmeadows

Each liveable space in the rental property should have at least one opening doors or windows to provide natural ventilation. In addition, high moisture areas like kitchens and bathrooms must have a suitable externally vented extractor to remove moisture.

A ventilation quality is all about understanding it is that dry air will be much easier to heat, and that a property that is well ventilated is less likely to develop mould and damp.

Living rooms, bedrooms, kitchens, and dining rooms are all considered living spaces. Spaces that connect, such as the hallways are not living spaces and therefore do not need an opening door or window.

Each window, door or skylight needs for them to be in a position of opening to the outside, but remain closed in order to allow for fresh air circulation and ventilation.

The bathrooms in all kitchens as well as any other space in your property with a bath, shower and cooktop or another water-generating appliance will require appropriate extractor fans which are vented out to the outside. We offer a Healthy Homes Assessment service will check that there is adequate air circulation in every living space with the right extractor fan in areas of high moisture.

Insulation Broadmeadows

The insulation of the ceiling and underfloor is a requirement to all rental houses since July 1, 2019. All landlords and property managers must make sure the insulation meets the new quality. In some cases, old ceiling insulation as well as insulation within the sub floor space may need to be replaced or replaced.

A well-insulated property will help to control condensation and lessen the likelihood of mould and dampness, and also makes an easier task to allow the household to keep heat.

Insulation needs to be in compliance with the R-values that are appropriate for your region.

The "R" signifies thermal resistance and it is a measurement of how well the insulation can withstand heat flow. The more high the R-value, more effective the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – The rest of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3, underfloor R 1.3

Broadmeadows Moisture Ingress & Drainage

Making sure your rental property is protected from dampness isn’t just about the inside but you must ensure there is somewhere to allow surface, rain as well as groundwater to move and prevent it from getting inside. When it comes to moisture and damp it’s typically the concerns you don’t notice that can become a big problem and cause damage to your investment as well as affecting your tenant’s well-being.

Rental properties should have effective drainage to get rid of rainwater, storm water, and groundwater, with an appropriate runoff or outfall. Making sure the water has a location to go, and also that it doesn’t sit beneath buildings is an essential part of making sure your property is dry.

Alongside a drainage system to prevent water ingress, if the property has an enclosed space between floorboards and soil, a ground-water barrier must be installed if it is reasonably practicable to install it.

Ground moisture barriers are typically a polythene sheet laid over the ground, in order to block any moisture from the ground from entering the property. It also helps prevent from causing damage to the flooring insulation.
