Unreasonable Gaps & Holes

Draught Stopping Broadmeadows

Draughts are a major cause of dropping temperatures within homes. A humid home will cost more to heat, meaning wasting energy and incurring higher costs.

If a draught is perceived as a result of gaps or holes the area needs to be closed.

What are unjustifiable gaps or holes?

If you are able to feel external air flowing in or the air is clear from a crack or a gap, then it is probably a gap or crack that requirements sealing in somehow. Large gaps and cracks should be fixed permanently. Any gaps greater than 3mm that let air in or out of your house require the sealing. For instance, if an open fireplace is not in use, it could cause draughts, and must be sealed from. Landlords and property managers are responsible for ensuring that such draughts are squelched whenever possible.

You don’t require to block up intentional holes or gaps that are part of the construction. For example, tiny gaps around windows and doors may be required to allow movement of the structure when the house is heated and cools to allow them to be closed and opened rather than securing. We will examine every window and door during our Healthy Homes assessment of your rental property.

Heating Broadmeadows

Rental properties in Broadmeadows require a reliable source of heat that can heat the living room to at least 18degC, even during the coldest winter days. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heat needs to be fixed (i.e. not portable), at minimum 1.5 kW in heating capacity, and meet the minimum heating capacity needed in the living area. A Heating Assessment Tool may be used to determine whether the current permanent heater(s) are sufficient or if you’ll require to "top up" with an additional heater. Open fires as well as unflued combustion heaters like portable LPG bottle heaters aren’t considered to be suitable heating options for Healthy Homes Standard. Healthy Homes Standard.

If the heating you offer is an electric heater or heat pump it should include the thermostat. This will make your heating more consistent and efficient. In most houses, larger heaters that are fixed, such as heat pumps, wood burners pellet burners, flued gas heaters will be required. In some instances, like apartments with small spaces small apartments, a smaller electric fixed heater may suffice.

If the living area is already equipped with a fixed heating source such as an air conditioner, it could require some additional energy to be able to meet the standards. Some types of heaters can’t be used to meet the quality because they’re expensive, inefficient and/or unsafe to run.

In some instances, old ceiling insulation as well as insulation within the subfloor space might need to be replaced or replaced.

A properly insulated home will reduce the risk of condensation and lower the chance of mould and dampness, and will also make much easier for the house to hold heat.

Broadmeadows Moisture Ingress & Drainage

Protecting your rental property from dampness isn’t just about what’s inside the building it’s also about the outside. You must ensure there is somewhere to allow surface, rain and underground water to flow and stop it from coming inside. When it concerns damp and moisture it is frequently those things that you aren’t aware of that can cause a lot of trouble and cause the property to suffer and affecting the tenant’s health.

Rental properties require to have effective drainage to get rid of floodwaters, surface water, and groundwater, with the proper outfall or runoff. Making sure the water is able to go, and also that it isn’t allowed to remain beneath buildings is an essential part of maintaining your property’s dry.

Alongside a drainage system to avoid the ingress of moisture, if your property has an enclosed space between your floor and the surface, a ground moisture barrier must be installed if it is reasonably practicable to do so.

A ground moisture barrier is generally made of polythene and is laid on top of the ground, to block any moisture in the ground from rising into the property. It also helps to prevent any damage to your underfloor insulation.
