Draught Stopping Breaker Bay

Draughts are a major cause of low temperatures inside households. A damp house costs more to heat, which means wasting energy and incurring higher costs.

If a draft can be perceived as a result of gaps or holes, it requirements to be closed.

What are unreasonable gaps or holes?

If you are able to feel external air coming in or the air is clear from a hole or gap or crack, then it is likely a crack or an opening that requirements sealing in somehow. Large gaps and cracks should be sealed permanently. Cracks that are greater than 3mm and allow air in or out within your house need sealing. For example, if the open fireplace isn’t in use it can cause draughts and should be shut from. Property managers and landlords are accountable for ensuring such draughts are eliminated as far as imaginable.

You don’t require to block off gaps or holes which are part of the building. For example, tiny gaps around doors and windows might be necessary to allow for movement within the structure when the household heats and cools, in order to let them be closed and opened rather than sticking. We will test the windows and doors during an Healthy Homes assessment of your rental property.

Adequate heaters are crucial for healthy homes

Heating Breaker Bay

Breaker Bay rental properties should have a permanent source of heating that can warm the living area to at minimum 18 degrees Celsius, even on the most coldest days of the year. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical health and mental wellbeing.

The source of heat requirements that it be permanently fixed (i.e. not portable) with at least 1.5 kW in heating capacity, and must meet the minimum heating capacity needed for the main living room. A Heating Assessment Tool can be used to determine if the existing fix heater(s) are adequate or whether you will require to "top up" with a new heater. Open fires as well as unflued combustion heaters, such as portable LPG bottle heaters aren’t considered to be safe heating options under those following the Healthy Homes Standard.

If the heating system you provide is an electric heater or heat pump it should have an thermostat. This makes the heating more reliable and effective. In most houses, larger heaters that are fixed, such as wood burners, heat pumps pellet burners, flued gas heaters will be required. However, in some cases like apartments with small spaces, a smaller fixed electric heater might be enough.

If your living space already has a permanent heating source, like heat pumps, it could require some additional energy to meet the standards. Some types of heaters can’t be used to meet the standard since they’re either expensive, inefficient and/or unsafe to run.

Ventilation Breaker Bay

Each living space within a rental home must contain at minimum one open windows or an exterior door to provide natural airflow. In addition, high moisture areas like kitchens and bathrooms need to have an externally vented extractor to remove moisture.

The ventilation quality is all about understanding the fact that the dry atmosphere is less difficult to heat and an apartment that is well-ventilated is less likely to grow mould and damp.

Bedrooms, living rooms, kitchens, and dining areas are considered to be liveable spaces. Connecting spaces like the hallway aren’t considered liveable , and thus do not need an opening window or door.

Each door, window or Skylight needs to be able to open up to the outside while remaining set in an opening position, allowing to circulate fresh air as well as air flow.

All kitchens and bathrooms, and any other room in your home that has a bath, shower and cooktop or another humidity-generating items will require suitable extractor fans which are vented to the outdoors. This Healthy Homes Assessment service will make sure there is sufficient ventilation in each livable space, including suitable extractor fans in high moisture areas.

Underfloor and ceiling insulation is mandatory for all rent houses since 1 July 2019. All landlords and property managers are required to ensure that the insulation meets the new standard. In some instances, existing ceiling insulation or insulation in the subfloor space might require to be filled with or replaced.

A well-insulated property can help control condensation and reduce the chances of mould and dampness, and also makes it easier for the household to retain heat.

Insulation requirements to meet the R-values for your area

The "R" is a symbol for thermal resistance, and is a gauge of how well insulation can withstand heat flow. The more R-value is higher, the more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 Underfloor R 1.3

Breaker Bay Moisture Ingress & Drainage

Keeping your rental property safe from moisture isn’t just about the interior of the building but you must ensure there is somewhere to allow surface, rain as well as groundwater to move, and stop it from coming inside. When it concerns damp and moisture it’s typically the things you don’t notice that could become a major issue and end up causing damages to your investment and harming the tenant’s health.

Properties that are rented must be equipped with efficient drainage to get rid of rainwater, storm water and groundwater, with an appropriate outfall or runoff. Making sure the water is able to go, and also that it doesn’t sit beneath structures is a crucial aspect of keeping your property dry.

Alongside a drainage system to prevent moisture ingress, if your rental has an enclosed gap between your flooring and surface, a ground moisture barrier should be put in place if it is reasonably practicable to do so.

Ground moisture barriers are generally made of polythene and is laid on top of the ground to stop any moisture from the ground from entering the home. It also helps to prevent from causing damage to the flooring insulation.
