Fines for Failing to Comply

As of 1st July 2021, when a new, renewed or varied contract is signed on a Breaker Bay rental property, all Healthy Homes compliance work must be completed by the end of 90 days.

Since the 1st July of 2021, when a new or renewed Tenancy is signed for a Breaker Bay rental property, all Healthy Homes compliance work must be completed within 90 days.

Breaker Bay Healthy Homes Compliance Timeframes

Tenancies signed in the period between July 1st 2019 and the 30th June in 2021

  • Underfloor and ceiling insulation is compulsory for all Breaker Bay and New Zealand rental houses where it is reasonably practicable to install.
  • A Healthy Homes Statement of Intent to Comply as well as an Insulation Statement, and an Insurance Statement must be included with any renewal, new or modified tenancy agreement.

  • All rentals homes must be in compliance with the Healthy Homes Standards regardless of the time of the first day of tenancy.

Heating Breaker Bay

Rental properties in Breaker Bay must have a fixed source of heat that can warm the living room to at least 18degC, even during the winter coldest days.
