Breaker Bay Moisture Ingress & Drainage

Making sure your rental property is protected from dampness isn’t just about the inside of the building; you have to ensure there is somewhere for rain, surface as well as groundwater to move and stop it from coming inside. When it concerns damp and moisture it’s typically what you don’t see that could be a huge problem, causing the property to suffer and harming the tenant’s well-being.

Rental properties need to have efficient drainage for the removal of rainwater, storm water and ground water. This includes the proper outfall or runoff. Making sure that water is able to go, and also that it can’t linger underneath the buildings is an essential part of making sure your property is dry.

Alongside an irrigation system to stop moisture ingress, if your property has an enclosed space between the floor and ground, a ground moisture barrier should be put in place if it’s reasonably practicable to do so.

A ground moisture barrier is usually a sheet of polythene that is placed over the ground, in order to block any moisture that is present in the ground from rising into the structure. It also helps prevent water damage to the floor insulation.
